Avoid Avoid Avoid!I wish I could give this building zero stars. The building is gross and the management is rude and criminally incompetent.Amenities: The rooftop has been undergoing major construction for several months and none of the grills, outdoor area, or common spaces are available. These are particularly important to allow you to get out of the apartment when working from home during covid. Why are we paying full price if we can’t use any amenities?Noise and Location: Speaking of construction, there is so much constant noise in this terrible building. They are constantly doing construction on all the floors, so there is drilling all the time (bad if youre doing remote work). Not to mention the very loud homeless people that loiter nearby, especially at night when you’re trying to sleep. It feels unsafe. This place is a waste of life. Find any other apartment in any other area of DC.How can the Meridian justify charging full price when so much is lacking?

My roommates and I lived at Meridian Gallery Place for two years and while some of the negative reviews are true (our hvac broke three times, theres currently a lot of construction/renovation noise, and utility bills can be high) we overall enjoyed our time living here. From our experience the leasing office was quick to help with maintenance issues (we truly never had too many except the AC breaking), the front desk staff was always helpful with packages/deliveries (special shout out to George), and the location of the building itself cant be beat. One other great thing about this building is that we rarely ever heard our neighbors, next door or upstairs. Be aware that if you live on the south side of the building you will hear trash trucks in the alleyway, people from the building next door and loud sirens/alarms, but keep in mind you are in a city so that is all to be expected. One recommendation to the building would be to open the stairwells so more people can use them regularly especially those that live on lower floors. Lastly, if youre considering renting with Meridian keep in mind people are far more quick to post a negative review rather than a positive one. I would highly encourage anyone to visit the community before making a decision based off reviews alone.

We’ve had a pretty good experience here. Yes, there is construction because they are revamping everything (it was built in the early aughts). Management is very good about sending us emails when there will be loud construction, such as tile work, demolition, or heavy drilling.I’ve lived in both renovated and non-renovated units in the building. The renovated units have less maintenance issues. It seemed to us when we lived in a renovated apartment, our maintenance issues where answered a bit quicker. However, I currently live in an non renovated unit and we are still quite happy. The fixtures and finishes are a bit worn, but that’s to be expected when we are probably the 10th tenants in this apartment. I can work with that.I love the staff here. Special shout outs to Patrick (building manager), Tony (leasing office) and George (front desk) for getting stuff done, and enforcing our community rules. My dog loves George, and he always gives my dog treats when we walk through the lobby. The maintenance staff is very good and professional, but they are over extended (it’s a building with 400+ apartments after all). Maintenance is often swamped with maintenance requests the week rent is due, because of all residential portal logins. Low/medium priority maintenance issues get back burnered during this time, but are resolved in less than a week.I am happy our building has increased security in the last year. You now need your fob to get on your floor at all times. I think this should be expanded to the club floor and pool as well. You definitely should keep your guard up while walking around this neighborhood. We did have a lot of mentally ill, sometimes aggressive homeless people congregating in the alleyway behind our building. It seems they have moved to the edge of the park across the street.Lastly, the community… I’m in my early thirties and I feel a bit old here, especially on weekends when this building becomes more dorm rather than apartment building. I don’t like using the pool on weekends because it becomes a little too much like “MTV Spring Break” for my liking. Too much alcohol on the pool deck, beer cans (sometimes glass bottles) left around the building, extremely rude and loud behavior. This is my least favorite part about living here.TL;DR: Management is great, just over extended. These are very nice apartments. There is a bit of a rowdy 20 something crowd here. The location is absolutely perfect.

I definitely echo the other negative reviews here. Not worth it! Its basically just a college dorm and not worth the premium you pay for the amenities.I lived here for one year and during that time had numerous issues.- The apartment above us flooded and with NO warning maintenance came into our unit, ripped up our carpet, and placed fans all over our apartment for a week which made the apartment unbearably hot and they were loud- Maintenance coming into the apartment with no warning- Broken AC- The fire alarm going off everyday for a week straight- No enforcement of masks or social distancing policies during peak of COVIDWe decided to leave when we had a friend moving in to a bigger, better unit near the top floor for several hundred dollars cheaper than we were paying for our smaller ground floor apartment.Do yourself a favor and pay slightly more for a better place, or go to a cheaper apartment because the quality and customer service cant be worse than it was here.

I would not live here if it was the end of the world. The staff is extremely unhelpful, they will randomly have “maintenance” issues and shut down the entire elevator system. They will not open the staircase however, which results in tens of people waiting in a crowded space for limited elevator service? Especially during a pandemic? On top of that, they charge a $36 lock out fee with no first time warning. Paying full amenities fee, I don’t have pool access or sun deck access, with no indication of when it will reopen. Really just the worst building in the world and I frequently wish I didn’t live here.

EDIT* I wrote to Meridian the day they replied below and they still have not responded. This is not too surprising considering they acted the same when I lived there. Perfectly sums up their provide lip service while ignoring the issue mentality.Completely agree with all the negative comments posted. I lived in the building last summer and all the comments are right, it was horrible. The property manager (Patrick) is abusive, the heating does not work (my ac unit was running 24 hours a day and the apartment never got under 70 or degrees - even at night), the loud drilling/demolition happened every day which made working at home impossible, Patrick lied in an email to the nature and extent of the construction, and best of all the construction was done without any permit from the DC government (which is illegal). For those who are previous tenants, I recommend reaching out to DC housing and tenant, and other legal authorities to tell them of this.No matter how cheap they advertise their apartments, it is not worth it.

My roommates and I lived at the meridian for over a year. In the time we were there, we had a great experience! The location is great, and rent is good- especially when you turn the sunroom into a bedroom. Management was always super reasonable with us. We were there during renovations, which was definitely irritating having to work from home with construction, but that is the reality of city living. Management was very accommodating/responsive to our request to be given a heads up when construction would be near our apartment and had common spaces we could utilize. We also dealt with our AC breaking. The building isn’t perfect, none are, but the way the management team worked with us made the stressors less impactful. Patrick, the property manager, is especially wonderful! We will always think so fondly of our time at the Meridian. Lastly, shout out to George for rocking the front desk.

The apartment itself is fine, nothing super fancy. The fixtures/appliances reminded me of a college dorm. The shared spaces are nice (although equipment in the gym regularly broke down, but I think they just replaced everything). My biggest issue with this place is that there was construction going on for almost our entire 1 year lease. And it sounded like the unit right above ours. So every day (at least every work day) we could hear drills and hammers. All day long. How long can it take to renovate one unit?? It made working from home during COVID miserable. And when management would send notices about all the additional renovations taking place in the building, they would remind everyone that the common areas are available. But they really expect people to work in common areas day after day? I should be able to stay in my apartment if I want to. Super frustrating.

The brief version: DO NOT RENT HERE. THE BAD REVIEWS YOU’VE READ ARE TRUE. IT IS NOT WORTH IT!The more detailed version:Let me preface this bad review by stating that nearly everyone I encountered while living at Meridian was great. Most of the repair people were friendly, the front desk man, George, was awesome, and most of the people in the leasing office were timely and professional in responding to emails. However, the property manager, Patrick O’Meara, is a nightmare of a human being. Because most of the other people who worked here were so great, I thought about giving this place two stars instead of one, but Patrick was just so horrible that I couldn’t bring myself to give anything other than one star.Several months before moving out (in July 2020), my HVAC started malfunctioning. During the hot DC summer, it would blast hot air until it was 80+ degrees (even if we completely turned off the HVAC system from our thermostat). It was miserable. Sometimes it would even happen in the middle of the night, and I would wake up in a puddle of sweat. I would submit a maintenance request whenever this happened, and the maintenance staff would come and try to do their best to fix it. They would repeatedly add Freon (which would, dangerously, leak after a few days into the air). It was never more than a week before the HVAC would inevitably start blasting heat uncontrollably again. It became clear that a more serious fix was needed, but that their hands were tied because management wanted to save costs. I hoped that the problem would just go away, but every few days the apartment would be bathed in extreme heat once again. Finally, it got to the point where I needed to talk directly to the building management. The building manager, Patrick O’Meara, told me that this is not a problem and that I am making it up. I asked him to clarify what he meant by “this is not a problem” and Patrick’s response was “I know more about HVACs then you do, and any conversation we have needs to begin from that standpoint, that you acknowledge that I know more than you”.I then went to the leasing office in-person because I still needed my HVAC fixed. Patrick came out and reiterated to me that I need to acknowledge that he knows more about HVACs. He then went into a nonsense explanation about how “heat builds up” in the system and needs to be released, so it is normal that my apartment should get up to 80+ degrees. By this point I had decided to start recording the audio of all conversations with the management because I was getting ready to hire a lawyer through the DC Tenants’ Rights Center. Keep in mind that there are low-cost housing rights centers that can help you out if you are in a similar situation or if you still decide to move here. The only reason I did not pursue legal action was because I was moving out of the area.I completely agree with what Katie Morgan wrote about him below. It is clear that Meridian’s response to some negative reviews is a weak attempt to disparage and discredit their own tenants. Meridian’s response is disappointing as the building, and the majority of employees, are great. I honestly do not know why Meridian has kept Patrick as their property manager for the Gallery Place apartment complex when there are others in the leasing office that would, based on my interactions with them, be far better managers than Patrick. There are dozens of other places to live in the Gallery Place/Downtown area. Save yourself the trouble!

The way Meridian properties operate takes advantage of residents and is unethical. Trust the reviews and do not rent here!!4. The property managers and maintenance crew are super responsive and fast in solving any issue. I have only positive things to say about my three years of living there. Walls are thick and you barely ever hear any other neighbors above or next door. Great communal room and rooftop/pool spaces. Great, central location as well. Close to Safeway and multiple restaurants. 5 minute walk to Metro.

If you don’t ever need to deal with the property management and you’re lucky enough to not have any problems with your apartment, this place can be a good place to live at.When recently trying to navigate how to renew and continue living here, I had a very disturbingly rude phone call from Israel in the leasing office. I understand that my situation is complicated and I was asking for a lot of exceptions to be made on my behalf but that does not excuse his attitude towards me. He consistently would not let me finish explaining my situation and kept talking over me. I was trying to confirm with him the information I had received from another member of property management but he accused me making up the information. I kept asking him to let me finish explaining my situation but he kept cutting me off. Someone from Meridian property management did in fact call me and told me this information, why would I make that up? And if it was someone unqualified to tell me those things, all he had to do was tell me the real facts and actually be helpful. All I’m trying to do is to find a way to continue living here!

Two more months and Im out of here (fortunately) but I will start legal actions if the temperature raises more than 85F again. Please do not tell me to reach out to solve this issue as I have been doing that all these months.UPDATE: 30 hours after I submitted the maintenance request, we have someone checking the AC. We waited days for the two initial AC requests. If he can solve the issue, we hope it lasts.UPDATE 08/25: they solved the issue. I have not had problems again since the maintenance.

If the leasing office is any indication of the customer service while living here, I would stay far away. 3 separate agents have agreed to share more information about units when requested, and I am still waiting to hear from any of them. Its as if they dont want to rent out their units. I had a scheduled virtual viewing with an agent who was a complete no-show (at a time he suggested), and when I called to see what was going on, the other agent seemed unfazed that his colleague would miss an appointment with a prospective client. The last agent agreed to hastily show me the unit using his iPad - which was mainly a viewing of the flooring - and has still yet to share any of the follow-up information we discussed. They clearly have no regard for qualified potential residents.

Do not have high expectations while living at the Meridian Gallery Place. During the year living here, at least one of the elevators are broken 75% of the time. Our air conditioner was broken 7 times last summer, temperatures in our apartment exceeded 85 degrees. Apartments are very poorly insulated. No accommodations were offered until the last two times it was broken. We were told that we would receive a refund but that never happened. Some office staff members are exceptionally rude and have little inclination to provide any help. ALSO BE PREPARED FOR ONGOING CONSTRUCTION. Many of us have no option but to work from our apartment during the COVID crisis - yet theyre continuing to jack hammer the floors. Its so loud that I cant make any calls, let alone think. I do not recommend living here to anyone.

Edit: I will note that shortly after this review, Meridian quickly reached out to me in a very professional and prompt manner to ensure that my security deposit would be reissued. I was very impressed with their ability to address this complaint. As a previous resident here, I really encourage all future tenants to seriously consider the concerning reviews about Meridian at Gallery Place. Even after moving out, the issues with this apartment complex persists. If you are required to put a security deposit down, RUN. I moved out months ago, and like many other previous tenants have reported, I have not had my security deposit returned- despite providing the correct security deposit return paperwork and attending the move-out inspection, in which no damages were noted. Ive contacted the office multiple times about returning my overdue deposit, and was told that the return has been processed, but the checks are not cut on-site so they have no control over this. I have sensed no urgency from the office to have my deposit promptly returned. Meridians mismanagement and inability to return such large amounts of money is really concerning. Not to mention the illegalities of this under DC law. This nightmare parallels the same issues I had moving in. My move-in consisted of it taking weeks to process the lease change and the office losing paperwork throughout the process multiple times. Its unfortunate that the prime location of the building and access to all DMV metro lines is tainted by such poor management and customer service.

Absolute horrible experience. I came home from work one night, and realized that while I had the key to my apartment, I had misplaced the magnetic strip that allows you to enter the building. The person at the front desk, who is supposed to be there 24/7, was nowhere to be found. I waited outside the main door for close to an hour, and he never showed up. Eventually, another resident who was on the way out was kind enough to let me in.While I waited, I called the main number many times and asked if there was someone who would be able to let me into the building. I was told -- repeatedly -- that while being locked out of the apartment is one of the emergencies that the the on-site maintenance person was supposed to be responsible for, since I HAD THE ACTUAL KEY TO MY APARTMENT BUT NOT THE BUILDING, that merely not having the key to get into the building was NOT an emergency situation for which the person would be responsible for. So no one was available to let me in, so I had better sit tight and wait for the front desk person to return.Let me repeat that. If I had lost both my key to get into the building, AND the key into my actual apartment, it would have qualified as an emergency situation where the onsite manager would have to let me in. But since I only lost the key to get into the building, then I was out of luck. For the time I waited (close to an hour), I called the main number multiple times, and asked if there was ANYTHING they could do to let me into the building. And I was told, time and again, and there was nothing they could do.Please, for anyone considering renting from this place, stay as far away as you can.

Patrick (the who is supposed to be running the building) is a RACIST. I rented here for 2 years and wouldnt recommend it to anyone else.Maintenance is fine. The concierge staff are great. Gym, pool and roof space are nice.Utilities:Our AC unit broke repeatedly each year during June/July, when its regularly 90+ degrees outside. Our hot water heater broke a few times as well. Toilet leaked and raised the water bill by $75 one month. Maintenance was helpful, friendly and responsive when we submitted tickets.Location:Theres a Safeway within walking distance, as well as some good food options. Very close to Gallery Place Metro, which is nice. The building is located across the street from a Section 8 housing complex (Judiciary House) on one side and a shelter (Patricia Handy) on the other. There are panhandlers all around the block - especially on H Street and 5th Street. People regularly set off car alarms in the alley behind the building at all hours of the night. There was one guy in the Section 8 building across from my window who would hang out on his balcony and just scream nonsense.Rent and Leasing Office:Everyone Ive worked with in the leasing office has been pretty friendly. Theres been a ton of staff turnover since I moved in, which has made it hard to get questions answered in a timely fashion. Rent was raised by quite a bit each year (I think $150 the first year and $300 the second).Units:The units have cheap carpet and only a little bit of natural light, giving it a cave feel. No ceiling light fixtures didnt help. The washer/dryer units are so-so. Aside from that, the units arent bad, but you can get more value in Columbia Heights, Shaw, Adams Morgan, etc. The units dont compare favorably to other apartments Ive toured/rented in DC that are in the same price range.

Like many of the other people who reviewed, my roommate and I had a horrible experience with Paradigm at Meridian at Gallery Place.Positives: Concierge was usually nice and the amenities, though we never used them, were nice. Additionally, the location is very central and near most things. The problems:We had ongoing HVAC issues throughout the entire duration of our lease, which both myself and my roommate submitted maintenance requests on. They would come and fix it only for it really to not be fixed. They finally supposedly solved the problem the week we moved out... so not really that helpful. This left us without heat in the winter - making that sunroom, which we used as a second bedroom as many people do in this building, absolutely freezing to the point of being unbearable (if you remember we had some single digit temperature days this past winter 2017) so that was awful. Then come summer the AC also didnt work so our apartment would be 85+ degrees no matter what we did. On several occasions we requested to speak with a property manager which never happened until I completed a maintenance survey. Though he was really nice when we were able to get a hold of him, the manager and the team are basically impossible to get a hold of.We also had issues with an inappropriate member of the maintenance staff who approached one of us very threateningly in the parking garage. We reported the incident and were assured it was handled until come move out we found out that actually it had not been officially reported and the leasing agent essentially just made that up. After reporting the incident we overheard the same staff member mocking the incident to the concierge, which is absolutely insane.Overall, the issues outweighed the benefits of the building. I wouldnt recommend the building unless it is a last resort.

After going back and forth I got it down to $300 more. Its absurd. They lure you in with great prices then increase them every time renewal comes around. The leasing office will not help you with anything, they are extremely poorly organized. Every time Ive had to renew my rent theres been an issue and it has taken over a month to set it straight. My pet had fleas and after sending in two maintenance requests for an exterminator I went down to the office and they wouldnt do it because I brought the fleas in. My cat lives by himself and isnt in contact with any other animals. To top it all off, weve had construction in the lobby for about 5 months, loud, invasive construction. We cant take the side door, have to walk past people in the gym to go outside. Cant stand in the lobby at all because of all the construction, there are also no chairs. The worst apartment building Ive ever lived in.Ive lived in New Orleans, Philadelphia, New York City, Dublin, etc. etc. and this is the worst building Ive EVER lived in. The staff and leasing office act like theyre doing you a favor by assisting you in any way. The apartments are mediocre; clean, but way, way overpriced. The apartments are really small and so are the kitchens and closets. Additionally, there are only four elevators for the entire apartment building, so get ready to wait 10 minutes for the elevator every morning during the work week, and 15 minutes every Saturday and Sunday! Its so annoying. Also, if you have a car and rent a space, dont ever get your car serviced while at the Meridian. They only give you one parking pass, and will ticket you (or place a sticker on your windshield you cannot get off) if you have any other car in the spot. When I was getting my car serviced (and paying for a monthly parking spot), and had a dealership loaner car, the leasing office actually wanted to call the dealership to confirm that my car was being serviced, to allow the loaner to be parked in my spot and not ticketed. Moreover, the times available for moving into the complex are totally insufficient and make sure youre not late for your move in time appointment because the leasing office will not help you and will probably be rude to you.Basically, this is the worst place Ive ever lived. Overpriced and a terribly rude leasing office and staff. They know they have a constant stream of tenants (Chinatown, DC), so they dont really care. One of my roommates and I both had our shipments lost by concierge and they refused to answer any questions about where they might have disappeared to.4. Our AC broke 3 times in the 6 months we lived there, flooded the apartment, damaged our personal property, and they refused to replace the carpet. We had to leave windows open on extremely hot days to try to help with the smell of mold and rot.5. Our fridge leaked all over the floor constantly and they refused to fix it.6. Our toilet leaked constantly as well.7. Concierge/ staff were the rudest employees I have ever met in my life. They would hang up on you while requesting maintenance, refuse to speak to you at the service desk, refuse to answer questions and insist you email them (which they would then ignore). All in all, the Meridian at Gallery Place was the worst apartment complex I have ever lived in. Please spare yourself the trouble. I even contacted corporate multiple times and was ignored by them as well.

I had issues moving in with them not providing me all the paperwork/requirements ahead of time, and they even sent me the wrong form that had someone elses SSN on it. Living there was fine, and the maintenance staff is quick to respond and great, but the leasing office just ruined the whole thing for me. As for the apartment, definitely lacking in lights and the A/C went out every now and again, but overall it was a decent place to live. Now, after moving out, they say I didnt turn in my keys and parking pass (which I did), and are trying to charge my old roommates for it; I had to call several times a day after leaving a voicemail and several emails just to get a response. Save yourself the hassle and live across the street.__________________________________________________UPDATE:So the manager reached out to me (I find it telling that it took a negative review online to get their attention rather than the initial dozen times I tried reaching out and talking to the staff), and it appears that my misplaced parking pass issue has been resolved. For full disclosure, once the situation was finally explained to me, turns out there were some administrative mishaps on both sides, but I feel that reviewing the lease with the new signee would have avoided this mess altogether. Overall, the apartments are good, the maintenance staff is great, package concierge is cool, but the nightmarish logistics of moving in and moving out with the leasing staff has stained my memory of living here.

Generally location and overall facilities are ok fort the price they are asking. Sadly the management and generally organization of these apartments are very poor. The only goal is to get more tenants regardless of the space available in the rooms and that is why building is usually overcrowded and noisy...Customer srervice is also something bellow my standards.
