It has been over 45 days since we handed in our keys and we havent received our security deposit back yet. Nor have we received any word on itemized charges, etc. Absolutely zero communication. Weve been emailing and leaving numerous messages for management - and nothing. Building management is atrocious at communication - dont expect any response from emails or calls. At this point we have no choice but to send a demand letter, which probably wont get a response. Then onto small claims court. Overall, the complete lack of communication makes it not worth your time or energy to live here.
I have lived at the Bixby since September of 2018, and have pretty much the same review as everyone else here. Getting my original lease signed was an impossible feat - I literally had to show up and catch the Leasing Manager and signed my lease on sight because I knew if I didnt that day I wouldnt have gotten the apartment. The attached screenshots are how many emails you need to send the leasing manager to even get 1 response (About a month worth of emails for answer to a simple question). The 24/7 security is no longer 24/7, and property management will make excuse after excuse to clearly everyone about why they are unavailable to speak to tenants - lots of I dont know where she is and she said she would be in by 10 but is not in and I dont know when she will be like what? The only silver lining are some of the folks that have been sitting at the front desk in the lobby for years are great, and the maintenance guys are awesome. Also beware random neighbors will come knock on your door and ask you for money - something Ive reported to management before, which they said they would address, but continues to happen on and off since I moved in. There are plenty of apartment complexes in the area with similarly competitive pricing, better amenities, and FAR more thoughtful management - at minimum they will be respectful of you and your time. Consider those buildings first.
Living here is fantastic! I love my 1 Bedroom; it has ample space and lets in lots of light. The area is awesome and close to a lot! The only thing I dont love is the constant noise outside from other residents and friends and that the floors and ceilings are quite thin and you can hear everything about you.
The leasing management is inattentive and most times negligent. If you ignore the red flags, attempting to sign a lease at the Bixby is a Sisyphean task more arduous than going to the worst DMV and attempting to get something done. Keep in mind that if you apply and decide not to sign, you will lose the $250 holding deposit. Buyer beware.The Journey: My partner and I, aware of the red flags thrown by current tenants and other reviews (read the others posted here), decided to move forward and ignore the abundant warnings due to the reasonable rent prices for the location. We’ve decided to detail our red flags we encountered along the way to losing $250 and 8 weeks of our time.First red flag: Like similar reviews, we knew that getting a hold of the leasing office would be a near impossible task. Our initial attempts to speak to an agent about a unit we were interested in, resulted in finding 3 disconnected lines (all of which provided by the automated email from the bixby), 1 line to their other property (which picks up maybe 1 out of every 5 calls), and 1 line to the front desk (which is answered 1 out of every 7 calls. If it is answered, the leasing agent on the clock is never available). We actually had to reach out to a former employee to help us submit our initial application.Second red flag: Miscommunication and negligence. After managing to get an agent, we scheduled a tour of the unit. Taking 2 hours off work (Bixby offices close at 5pm and not open on weekends), commuted 45 minutes (total of 1.5 hours) to the Bixby just to sit outside the front door for 35 minutes in the DC sweltering heat and mosquito haze. After several disconnected calls, I reached someone at the Harlow who told me my agent (that I initially scheduled to tour with) did not work that day. The agent decided to schedule a tour and completely jebaited me. No follow up email or correspondence since that day occurred. I’m not sure the agent even exists and at this point I began to question my sanity and if I had entered Dante’s first ring of hell. At the end of it, I was able to get in touch with a different agent at the Bixby who was able to show the unit.Third and final red flag: On July 19th, our application and background checks were approved. Our lease start date was set for August 13, we were told we would be sent the electronic lease ASAP, what could go wrong? Well. Following this email, no follow up communication regarding the lease was received and the lease and move in instructions were not sent to us until August 11th. Two days prior to our supposed move in. Keep in mind we attempted many times to get the lease ASAP to sign and move the ball forward. Asking to push the lease back to give us time to pack and plan our move was also shot down. They expected us to plan our move in three days.Conclusion: The Bixby is the modern day equivalent to when you’ve had a little too much to drink and decide to live Dante’s Inferno as Sisyphus role playing Odysseus who also just happened to get secondhand PTSD from reading Erich Maria Remarque’s “All Quiet on the Western Front.”
I have been a resident of the Bixby for 2 years now, and received an offer to renew my lease on April 19th. I immediately responded stating that I would like to renew my lease. I never received the lease to sign. I have called and emailed multiple times, and have even gone to talk to the Assistant Manager at the Bixbys sister property, The Harlow.I received my lease the day it was to expire, June 2nd. I have really enjoyed my stay at the Bixby; the building is beautiful and the front desk staff are amazing, but turbulence in the management office has led to some miscommunication.
I fell in love with The BIXBY sight unseen back in the end of their constructions stage in 2016. I was one of the Bixbys first residents to move-in, and still love the place 4+ years later. The square footage of my apt works great for my needs and for the price! The current leasing and maintenance team are friendly, informative, and professional, and the concierge desk are always so helpful.
Once again the Bixby has descended into an almost unlivable situation.1) They replaced our friendly Concierge with an ***Armed*** Guard who does not retrieve packages or welcome visitors but instead roams the hallways rather than sitting at the front door. (See first photo).2) The package room is now open to any resident with a digital key, and the packages are all accessible (see second photo). This is almost certainly going to result in package theft/mixups.3) Perhaps worst of all, there is no way to reach management! They are never in the office, their phone is not manned, their emails have been disconnected.I hope management sees this review and realizes they need to reinstate the concierge, remove the armed guard, and keep the package room secure.The floor plans, the rates, and the location are all good; but the management is dreadful! Steer clear!Further edit: not only can I open the Bixby package room via the Carson app, I can also open the Harlow’s package room and front door (their sister building). That means every resident of the Bixby AND Harlow could potentially enter the package room and take any package they want! We signed our lease in large part because of the security of a package concierge and now it’s just a free for all!
Love the building and neighborhood, it’s close to everything I like to do!!!
I loved everything about this place.
I’ve recently toured this community and they checked every bucket on my list. The square footage is great for the price, the leasing professionals were pleasant and informative, and the concierge desk were so helpful.
Please do yourself a favor and do not live here. This building is one giant headache. The management is extremely incompetent, and Im not sure how the place stays running. If you do choose to live here, read your lease extremely carefully. It is likely full of errors. Also be prepared to never receive your security deposit. They steal it from you and avoid all of your calls and concerns about returning it (illegal). All issues or concerns go completely unanswered and the management team will refuse to see you in-person or speak to you on the phone and hide behind the front desk staff. LaToya, specifically, should have lawsuits filed against her for mismanagement and inappropriate use of funds. Do not live here if you value your sanity or money.
The only good thing I have to say about this place is the concierge and location, but that’s it! This place is just very unprofessional. Although, i read the reviews, i still try to give things an opportunity for me to make my own judgment, but based on my experience with just simply trying to apply and tour the property, the reviews regarding management are 100% accurate. I was attempting to apply to this apartment, but had some questions regarding information on fees. I emailed and called the leasing staff, but never got a response. Every time I called, the leasing consultants were busy, I would leave a message with no returned phone call back. I called everyday in an attempt to speak with someone from Dec 6th through today Dec 14th. I STILL haven’t received a phone call or email response. Since I didn’t receive a response, we decided to drive there on Saturday, Dec 12th. The concierge was very nice and helpful, however, we waited for a leasing agent to greet us for about 15mins and although they were there, they never came out to even speak to us. Instead, they spoke to us through the concierge who they had schedule a tour for us for the following morning at 9am (Sunday Dec 13th). We arrive back at Bixby for our confirmed, scheduled appointment at 9am. The concierge, who was also very nice & helpful, informed us no one was there. In attempts to help us, the concierge reached out to the leasing consultants by phone and email, who never answered, and then the property manager who informed her that no one was scheduled to arrive until 12p. We were there about 45mins total time trying to figure out was going on. As of today, Dec 14th, I still have not heard from anyone from my initial emails and phone calls nor have I heard from anyone regarding an apology for the incident from our scheduled tour that never took place. Because of the management and lack of communication from the leasing office, we’ve decided not to move forward with the application to Bixby. I’ve never experienced this type of unprofessionalism from a leasing team/property management. Luckily, we were able to find another property that was professional, had a quick response and turn around time, and lease with them because this was just unacceptable and definitely a great way to drive away potential residents.
I wish I had something to positive to say. However the staff make doing that nearly impossible. The building just goes from one unprofessional, immoral management and maintenance crew to another. I stayed hoping the building would improve with the yearly dissatisfaction. They may as well demolish the property if they want to continue running it this way. Such a shame a lovely area with unethical staff like this making it intolerable to live in.
I never write reviews but truly I want people to be advised about paying a deposit here. Back on March 3 I applied to the Bixby, where I was told over and over I’d be able to get my deposit back if we didn’t move. I was also told we wouldn’t pay an application fee. Within ONE day we decided we weren’t moving with the Bixby. Not only have I still not received my deposit back. They never gave us the money back for paying for the application fee. They are not empathetic to the issue, they do not even listen so much so they tried mentioning they sent our refund to an address I have never ever used. Don’t trust the sales consultants. They will also refer to “I have to check with the management” which is another company. And they act like they have NO transparency into simple tasks residents ask like actually receiving a refund for a deposit on a place we did not move into. Unprofessional and ridiculous.
I made a deposit to move in the property. I didn’t like the unit that was referred to me because the unit I requested wasn’t available. The property had been holding my refund for two months and neglected to refund my money!!!!

Most unprofessional staff I have encountered. I lived in the building for 2 years and I was so happy when I could finally leave! When I first showed up the management was great but the new management was horrible they tried to tell us what we could and couldn’t get delivered to our own apartments! As well as the fire alarms going off randomly in the middle of the night! Also it’s been 8 months and I still have not received my security deposit! No one will email me or my husband back! And when we call they hang up on us! When you are looking for a place in the DC area I urge you to look elsewhere!
Super small rooms and very unprofessional staff! It’s been 4 months and i still haven’t gotten my security deposit back! Every time I call they just tell me they will have the manager call me, but it has been 4 months! I do not recommend living here, I lived there for 2 years and when it’s not the staff being incredibly rude and disrespectful, it’s the fire alarms going off at 4 in the morning. Most of the time the staff won’t even be in there office they will just put up a sign that says be back soon so good luck getting any of your packages when you want. Also when your paying Bills KEEP ALL THE RECEIPTS because they will try and screw you over on “unpaid bills”.
So, Ive been here since January of 2017, and I thoroughly enjoy this building. My neighbors are friendly, as is the staff. The location isnt on top of all the busiest of the areas of the waterfront, but is centrally located between tons of restaurants, bars, stores, and other things in less than a mile (as well as two metro stations). While some may complain about the rent, its actually decent for the location, so no complaints from me. They have parking available for a fee, or just park on the street with a zoned spot. With amenities like a gym, a soaking pool, a rooftop, dog wash room, dry cleaning drop off, and package reception, I dont see myself moving for a while.
I relocated to DC from Miami in September and found The Bixby online through Google search. After reviewing the layouts and prices online I submitted my application. I made an appointment that same day and was greeted by Tisa, the Property Manager.Tisa greeted me upon arrival and showed me the property. She took the initiative to explain the application process to me and was very welcoming and helpful.Overall, the building is clean and kept up with. I live in an area that is extremely busy and it is relatively quiet. The staff does a great job at recognizing residents and keeping up with packages.
Ive lived here for about a year. Unfortunately, I cant recommend the building. Its not the WORST - its just not great. A few months ago, the building cut back security from 24/7 to part-time... concerning. The floor hallway started to consistently smell like trash, the dumpsters were repeatedly moved to partially block the garage entrance on trash pickup days, the lobby coffee machine started displaying a cleaning required message for months on end and was frequently out of milk and/ or coffee (and the coffee machine availability was cut back to mornings-only, with no notice to residents), the basement exit hallways are consistently filthy - that sort of thing. The free dog wash never worked properly (I dont know about your dog, but mine is not a fan of freezing-only water) and eventually it became pay-only. At one point the building locked the exterior exits on the bottom floor so that residents couldnt exit from the INSIDE, trapping them in the building. This was explained to me by the front desk as a fix for security concerns, but isnt that a violation of the fire code? Speaking of, I could have overlooked all of that, had the fire alarm not become a problem. Its frequent. Its monthly, if not weekly. And its not residents or false alarms - its just the alarm system itself. It has some kind of defect that causes it to go off at all hours of the night and day. And its LOUD, you cant stay in the apartment while its going off. Its so awful, yall. One time it went off in the middle of the night, like 2 or 3 am while it was snowing. Residents just stood outside in the snow. They claim its now fixed, but... it took them a year to fix it. Color me skeptical. Oh, and the ground floor of the building near the garage entrance is typically wreathed in a cloud of smoke. Basically the buildings just going downhill. If youre cool with gradually declining amenities and trash smells, then I guess its OK. But if youve got the budget to do better, Id recommend one of the other buildings in the area.
Two-year resident! Sister and I really enjoy our time at Bixby. For a while it was looking like we were going to have to relocate to another building, but management was very accessible and interested in our concerns. We are so happy with the unit we are in now. It really is beautiful, and the staff (most of whom we know) are friendly and accommodating (within reason). Thank you for making our experience positive, Tisa et team!

The Bixby claims to be a pet friendly apartment building, but has recently, and abruptly, banned dogs from going onto the communal rooftop terrace. Why are we paying for our dogs to live in the entire facility, if they can only have access to our apartment? DO NOT LIVE HERE if you have a dog and want him or her to feel welcome and want yourself to feel like a member of the community.

Management is slow to respond. I had to ask four times for a copy of the lease. I made a suggestion about putting a mirror on a wall at the garage so you can see around the corner coming out of the garage. The hallways are not cleaned on a regular basis. There are many dogs here. Everywhere you walk there is a dog owner, including myself. The gym is too small for the number of residents who like to work out. Someone already broke the pool ball racket in the lounge. No smoking on the facility so why rent a place if you cant smoke....hang out front and smoke by the front steps, not appealing. Everything is about location, cant beat it. The apartments are very nice and expensive. Home sweet home it is!

They will gladly steal your money. Dont trust them with a DIME!I was overcharged rent by $1200, not only did it take a week to have the charges reversed, they refused to compensate me for the charges I incurred due to their error. After I informed them I would be contacting an attorney, they didnt even respond. In the end, it was my bank that reversed the charges and removed the need for legal action.I moved in last November... the rooftop (year round) still isnt open. The (year round) pool isnt open, the grills dont have propane.... Ive heard coming soon for 5 months.I was originally told the front desk would be staffed 24 hours. We have security after hours, package pick up only until 8pm and good luck if you can find the security guard after that. There is no contact number for security, instead if necessary, contact emergency maintenance or the police.The location is fantastic and the place has potential. The people on property seem very nice, so Id bet these are decisions from upper management. Unfortunately for now, Id go somewhere else. Ive never regretted moving to a property before, sad to say this is a first.
Great value apartment in one of my favorite DC neighborhoods. The apartment I toured was cozy, but filled with sunlight and had a huge rooftop deck!! Though its a bit further out from the heart of Navy Yard (and Metro), the deals are too good to beat. Ready to sign my lease!
Scheduled and confirmed a tour of the building ahead of time, only to be told when we arrived they were not doing tours that day. Front desk staff was very rude.
The horrid management cant be bothered to keep their coffee machine in working order, much less perform basic maintenance. The only time they took an interest in checking safety or performance standards was ahead of a government inspection, so they can put in more effort. Again, they just cant be bothered to rise above the minimum.Most recently, they reduced service and safety by reducing the hours of their formerly 24/7 concierge and security. No reduction in rent rates, of course.Bixby is overcharging for acceptable apartments and amenities at the moment, but this complex will be an awful place to live in a few short years at the present rate of needless depreciation. Especially with the rising competition in the Waterfront area, I - and doubtlessly many of my fellow tenants with standards and options - will be leaving once the lease runs out.Many options in the area are at a similar price point. Avoid Bixby and pick a complex where your tenancy is valued.

My moving in experience was smooth, the staff were responsive and friendly. The location is amazing for both nightlife and my work commute. Every question I have had has been responded to rapidly by the leasing staff. I cant say enough about how quickly the maintenance manager and leasing agents have gotten back to me.
