Had one day off to take a look and finally was able to get over here. Arrived at 12:15 had trouble finding the leasing office and then once I finally did they were off on lunch which is fine. I waited for about 15 minutes and decided to come back a little later to try and get more information in person because EVERYTIME I call I get someone who doesn’t even work on the property. When I arrived back there was only one lady working and she said she had an appointment and I would have to reschedule for an appointment tomorrow but again EVERYTIME I call I can’t get anyone on the phone to book an appointment to tour which is why I came in person. Told her my schedule was really busy tomorrow and couldn’t come back and today was my only availability and asked if she had anything for later today and didn’t mind waiting a little longer she proceeded to explain to me when she takes lunch…(which wasn’t my point) and told me no she’s fully booked and that tomorrow was the only day. Really frustrating being that all I wanted was a tour and had been lingering in town and called twice previously. Just didn’t seem like the friendliest of people to be working the front office especially when someone wants to lease at your property.
This review is for the leasing staff (Marsha) then it is about the apartment as a whole for I have not moved in yet. I am relocating to Tyler Texas to be closer to my son and it was not easy to find a place. Marsha was extremely professional and Nice. She answered all my questions and was VERY Patient with me. I now have a place waiting for me when I make my move to Texas and am excited. I was very impressed and will be making another review on this on the apartments after I have been living there for awhile.
I never leave a review for anything, but I had to share my horrible experience with this apartment complex. I moved into this place when beginning of Covid happened, so I didn’t have high expectations. I am a very low maintenance person, but this place was a disaster move in date to move out. The water was cut off many times (at least 8x) the entire time I lived there. I had a newborn and could not stay there majority of the time and ended up paying two leases. I was paying for valet trash every month, but majority of the time my trash wasn’t even picked up. I could smell cigarette smoke through the walls from a neighbor and contacted leasing about it and never a response. My packages were stolen from my doorstep and I contacted leasing about it. No response. (I understand these are kind of bit their problem)When the big snow storm hit, I was not living in my apartment (still paying rent) and my apartment was affected from the storm. A neighbors pipe burst and it ruined all of the clothes/shoes/books inside my closet. Also damaged furniture. I contacted leasing through multiple emails and voicemails. Never got a call back. I bit the bullet on all of the damages. Before my 60 days of notifying them to renew, I emailed them about not renewing my lease. They confirmed with me in email. After my 60 days I was still receiving emails saying that I would be charged extra in rent even though I confirmed. Finally got them to take that off. Once I moved out and left the keys, I emailed them and they confirmed the next day that my keys were collected and confirmed I was all moved out. Now I’m getting emails saying that I still owe them for rent and I have been moved out for 3 months now. I’ve been still getting balances and saying I moved out this month. This place is unorganized. Do not move there!!!!
My apartment is beautiful. It is a pretty nice area which is why I chose the complex. Move-in was extremely inconvenient. My apartment was not ready the day that it was supposed to be, and a few days later, management called saying that it was ready, but I was over 3 hrs away, so I didnt make it to Tyler until nightfall. I had to rush and retrieve a U-haul and my furniture after most of the stores had closed. Thankfully, the workers were gracious enough to stay after hours for me to pick up my furniture. There are several maintenance issues in my apartment that have yet to be fixed. One was finally done a couple of days ago, after 4 months of being here, but maintenance entered my apartment without my permission, after I made it clear that I did not want anyone in my home without my knowledge. I was told that even though theres a safety issue in my home, other situations with other residents apartments, such as flooding, would take priority over mine. Its been 4 months. Several specific maintenance requests. Still not accomplished.
We joined under old management and they were great. New management is bad. Maintenance takes forever. Dishwasher wasnt fixed during the 9 months we lived here. Place was so bad we moved out 9 months into our 1 year lease and i continued to pay off the last 3 months without living there. Needed to get out. Now theyre wanting 2000 dollars as well now that Im gone? Idk what thats about but Im not paying that 😐 Would highly recommend avoiding this place.
This apartment complex is NOT a place you would want to call home. My daughter and her friend made a huge mistake by signing a one year lease agreement. From the moment they moved in there have been issues. This apartment was suppose to be reviewed by the manager and we even had a check list showing this had been done, but apparently not. To begin with when trying to use the dishwasher, it threw a breaker, so therefore you could not be in the kitchen cooking with the lights on and using dishwasher all at the same time. It took maintenance 3-4 days to come out and fix it. Next issue washer would not work, was not able to wash laundry for a week until they came out (This was the 2nd week they had been living there). There is a broken window pane in the bedroom, that is allowing heat/cool to go out, the ladies replaced it with duct tape, this is still not fixed. (This has been reported). The patio is rotten and was even instructed by the maintenance man that is was rotten an not to go on the patio. The day they moved in the sink in the bathroom was stopped up and overflowing (Couldnt even brush teeth in sink). Now for the past two weeks they have been washing dishes in the bathtub (yes the bathtub in which they shower) this is because the sink in the kitchen is stopped up (even though there is a food disposal). Hot water heater also went out, and was reported the day of, it took a week to get this taken care of because they forgot to place the order. All of these issues have been reported multiple times. Office management NEVER answers the phone, nor is office management on the premises. When you finally get in touch with them, they are RUDE and HATEFUL, and say they are working on it. DONT WASTE YOUR MONEY HERE!!!
I’ve been living here for around 4 months now and it’s okay. The staff is unreliable and won’t respond to calls or even acknowledge voicemails at times. The maintenance guy is nice and gets everything fixed but you will have to wait forever and blow up the resident service number to get a response. I am looking at the reviews and how the management responds and it’s exactly how they do when you finally get ahold of them. They are very “we are doing everything we can” but actions speak louder than words. When you call to get something fixed they say they are putting a “work order” in. In my opinion, it’s just to put it off. We have problems that have not been fixed that we acknowledged since day 1. Furthermore, we have a 2 bathroom apartment and one toilet stopped flushing about a month ago. We just now got it fixed after my mom gave them a piece of her mind lol. They told me to stop calling because it is a 2 bathroom apartment and there are people with bigger issues and we can use the other toilet. On the positive side, most of the utilities work great I just hope they don’t break down or we will be screwed. Also the trash service is good and we are close to town but it’s still peaceful. This is our first apartment but we will be moving out when the lease is up. There’s a whole lot that needs to be fixed and management needs to take responsibility for their poor service instead of writing meaningless reviews that don’t do anything for people who are paying you their hard earned money to live here.
This is a beautiful property! I spoke with Courtney in the office and she was amazing! She answered every question I could come up with. Loved her attitude and willingness to help me! She was very professional and made a good first impression.
My fiancé and I moved here in March of this year, we were super excited about it because our apartment was completely updated and had a yard for my small dog. Everything was great here, no issues whatsoever which was nice because we lived at the Cascades previously and had a horrible experience. A few weeks after moving in, our washer began to leak which wasn’t a huge deal. Maintenance came to check it out and decided to order a new washer. Fast forward 3 months later and still no washer. I had to start calling, emailing, texting, whatever I could do every single day until they finally got sick of it I guess and gave us a washer. Our new one was installed and not even a week later, it’s leaking. Come to find out it’s a drainage issue and not the washer. Oscar is one of the maintenance men who has been helping us with this issue and he’s awesome. Our issue is with the leasing office who don’t care to answer phone calls unless you call 100 times in a row or leave voicemails. I get told my call will be returned and it never is. Customer service here is a 0. They are rude on the phone and could care less to try to make things better. I don’t pay rent here to not use my washer. I feel sorry for the maintenance people who have to work so hard fulfilling so many requests because of a poorly taken care of apartment complex. They deserve all the praise here, not the people working in the office. I truly hope the people working in maintenance know my frustration and anger is not with them. I tried to be patient and friendly with the issue with the leasing office, but after so many months of waiting and no updates, I’m over it and this apartment complex. It sucks because this one issue has ruined my whole perception of this complex. Everything else for us has been fairly good here.
Such an ordeal to get maintenance issues addressed. Called numerous times, put in several work orders, have pulled up to speak with maintenance man, stopped by office. (which is never open!! Have to call an make an appointment!)...to no avail. They just pretend to listen to you. Such a disappointing experience! Will move out asap!!
Lived here for a little over a year from March 2020 (the hell month) to April 2021. We havent had any problems or concerns outside of some things that are beyond the control of the property management. Zero bug problems and some convenient amenities make this a pretty nice place to stay with reasonable prices. The vibe changed a bit once a new company bought the property, and the integration with some of the website functions werent super simple, but just nitpicking at this point. Excellent maintenance staff on hand that everyone loves. Good location in town. Thanks for a good experience!
My toddler and I have been without AC for a month and a half now. It gets between 75-85 degrees inside. It’s miserable living here. The only resolution so far has been them placing a window unit in one of the bedrooms (that I had to ask for). So we have at least one room that we are not sweating in.I have had AC issues since I moved in here and no one has been able to completely resolve it. When I first moved in, the AC would leak in my laundry room and onto the washer and water heater. They could never fix it.. and it went on for so long it caused damage to the ceiling. Then I guess they hired a new team and a new guy came out and actually looked in the ceiling and did something to make the leaking stop. However by that point the leaking had caused damage to the water heater directly under it and it stopped working. They came back out and replaced the water heater.. with a smaller one. I didn’t realize how much smaller it was until my hot water in my shower was only lasting about 10 minutes. It’s a 19 gallon water heater which is the size for an outdoor workshop or something small like that.. not a 2 bedroom apartment. I can’t wash the dishes, clothes and bath my toddler and then have enough hot water to shower. The office told me this was acceptable. I was never given a reason as to why they chose to downgrade my water heater.Now a month and a half ago (mid April) the AC went out again. It took like a week and multiple calls for maintenance to even come out. Once they did I was told there was a blockage somewhere and it was out of of Freon. However they stated they couldn’t get any Freon for now and blamed it on COVID. They wouldn’t give a timeframe when it would come in, just said it would take awhile. I had to ask for a window unit at that point, it wasn’t even offered. I kept calling back 1-2 times a week and they kept saying the same thing about the Freon until I just gave up. Finally maintenance came out randomly today.. I had no idea they were coming. I was home with my son who wasn’t fully dressed. I can’t even hear knocking from my bedroom bc the window unit is so loud so maintenance just came in on their own. There is no reason a courtesy phone call couldn’t have been made. Anyways he looked at the AC unit again and realized now it’s completely burnt up.. whatever that means.. and it was flipping the breaker. So at this point we’re still without AC and they have to replace the whole unit. I have a feeling that’s going to take a lot longer than getting Freon in.So my advice to anyone that’s read this far, steer clear of these apartments because they are seriously lacking in their maintenance department even when they hire new people. They have the right to basically screw you over and make you go without all because they have the upper hand in their leasing contracts. Sure I could end my lease early but that leaves a negative mark on your credit score and if you ever want to lease again. There’s no reason I should be paying full price rent for an apartment without AC.I’m not the only one that has problems with them. My sister who also lives here in another unit has been without a washer (one of the amenities supposed to be included in rent here) since the start of February. (Before the freeze happened)
Not a great place to live. Lots of hidden fees including charges for valet trash, parking and maintenance.
We’ve lived here 7 years and love it here. But I have never been treated so respectful from any maintenance man than today!! James Milan came and fixed a few things for us and was extremely respectful and got everything done in a timely manner!!Edit: To add the lady’s in the office are very professional and very respectful with any questions you have!!! Highly recommend anyone looking to move here!
My boyfriend and I have been looking all over Tyler for an apartment, and we had a long day of searching when we finally visited Wood Trail Apartments last week. We were warmly greeted by Shelby, and she showed us absolutely everything to love about the place! She was amazing :)
My husband and I are current residents at Wood Trails and we couldn’t be happier! 😊 everyone in the leasing office is so nice, respectful and responsive. It is a very comfortable community to live at, no loud neighbors which is by far the best 🙌.The only issue I have been having here is that my A/C unit never works! It blows hot air all the time and the thermostat is rather old looking, (probably needs to be changed) every time I put in a request for maintenance to come fix it, they do come but I guess is just something overall wrong with the A/C unit because even when I have it set on 70 or 65 it blows hot air making my apartment super hot and uncomfortable. 😩
I originally loved living here. The Apartment was nice and the staff was kind. But then the complex was bought out by B. H. Management and the places has gone downhill. The new staff is rude and condescending, the leak in my ceiling that has been there since June still hasn’t been fixed, and the app that we pay rent through has glitches that they won’t acknowledge. This glitch has wrongfully charged me hundreds and they wouldn’t help me solve it.
My fiancé was quoted a price for a unit she was shown two days ago.I work during the week so we asked if we could come view it together today. We were told we could come by when we called. When we arrived we were informed the price increased $65 per month since she was there two days ago. $875-$940 just 48 hours later.The young lady at the desk also had appeared to triple book herself and had two other people waiting behind us.There was a white couple behind us and we are both brown. Can’t say if that was a factor or not but we were both not feeling valued or treated fairly.I’m not sure if she just gave us the higher price to get us out of the way to get to the other appointments that were waiting but this did not sit well with us.Don’t go and look at a unit and expect to get the price you were quoted less than 48 hours later unless you immediately place your deposit.Very disappointed with our first and only experience here.
We haven’t moved in yet so this review is specifically for the leasing office, Shelby. She’s great! She responds quickly, is very friendly, and got us approved for an apartment the same day. She’s one of the reasons we applied. Thanks Shelby!!

We absolutely love James Milan the service manager out of all the maintenance guys he was the quickest and cleanest, he came out and immediately saw and fixed the problem with the toilet the other guys seen this problem and turned the toilet off .. the toilet has been broken for months he fixed it in the matter of seconds and even added a new toilet handle because the old one was horrible. He then fixed the light that also had been broken for months even though it wasn’t on the maintenance call he did it with a smile he was very polite and kind ... honestly this apartment came with a number of problems that haven’t been fixed in months and he came in and fixed all in one day and held great conversation... definitely renewing just because of him lol great maintenance can go a long way !!! Thanks James !!
Service Manager, James Milan was so helpful and caring! He fixed our dishwasher in less than 30 minutes. He did such an amazing job, and was extremely nice! He was very professional!

She was super helpful the entire time, sent us videos, pictures and made the entire process stress free. Apartments are nice and community is very quiet. You cannot go wrong living here! Great customer service from the leasing center. Always kind and happy to see you. The newly renovated apartments are awesome. Wood floors all over and stainless steel appliances. Maintence for any problems you might have happen in a very timely manner. 5 out of 5 would recommend and have.

Wood Trail gets 5 stars because the staff and living environment is the best. I chose Wood Trail solely on Ariel’s awesome customer service. I was moving from Dallas and couldn’t come to Tyler until the day I moved in. I trusted Ariel and I wasn’t let down ! Everyone pretty much stays to themselves so it’s pretty quiet and when maintenance is needed it gets done.

I lived at this place for over a year. I bought a house and gave the 60 day notice. Ininformed them I couldnt make the last month rent, but would be glad make small payments.Instead they went to court and evicted me (mind you, I already moved out). Sued me for rent, and then is trying collect more than double what I owe them from a collections agency.Do not live here, horrible place.

Lived here for two years in an older unit, then moved to an updated unit AND LOVE IT. We love the flooring, the backsplash, the full size appliances, and bathrooms. Regular maintenance requests are dealt with pretty quickly, and the maintenance staff is super friendly. We have a townhome and enjoy the ability to watch tv at a regular volume when the kids are asleep upstairs.
Ariel in management is absolutely amazing! She’s so friendly and helpful, she really cares for the guest that come through. Ariel really gives wood trail the spunk and welcoming attitude! Defiantly recommend living here!
I just moved into these apartments, and the effort that Stephanie has put into making sure that my stay here has been to the up most quality, has been beyond words that I could express. She has been quick with responding back to me on certain things that need attention with in the apartment. Stephanie and Yolanda have both always had smiles and ready to serve when I have walked into the office...I am so thank full to have such an awesome person such as her self.P.S. Don;t ever let her Go......
My boyfriend and I needed to find somewhere to move into very quickly, and we happened to find our perfect little home here! There are so many qualities that we love about our apartment. Our renovated apartment is very nice and it has all new kitchen appliances, new floor, etc. I love my wooded view from my balcony which is enclosed, and we love that! Maintenance and the office has been so great to us and making sure that everything is perfect! The only negatives would be that they rushed little details in the apartment so we could move in fast, which Im not too worried about because we needed somewhere to live ASAP. Its so cozy and we are very happy with it and the management here! Stephanie will do anything to make sure you are satisfied!!!

I would love to give this place negative stars. This is this worst place I have ever lived. The manager is a liar and loves to ignore phone calls. Theres rarely anyone in the office and they wont fix anything. Now that Ive moved out for over a year and a half, btw they had my new address and my phone number didnt change they threw charges on my credit with no warning and I made sure multiple times that everything was paid and now all of sudden I owe them money.
I would give a zero star if I can. Roaches issue, unsolved for two months. I killed two while making toast. All the appliances looks older than me, so at least like 30 years old, and would lock your clothes inside the washer for 3 hours. No on site security, so good luck if your neighbors are drunken college student and decided to get into a 15-people fist fight in the parking lot (which happened). They lost my roommate pet application. She had to fill out paper copy in the front office, showed them her dog vaccination record, and brought the dog to the front office. They cashed her pet deposit check ($400) and pet rent ($25/months) for two months, then tried to fine her $100 when she moved out because she failed to report having a pet. Also, they claim they cannot open the mail box and now is holding my mail hostage. So good luck having them forward your mail. All in all, just dont.

I have stayed here since 2015 this is my 5th year ...my family’s safety and comfort is my first priority as always and Woodtrail never failed me ..I consider the beautiful and clean environment place to stay as a bonus ..staff are all friendly and acts on my concerns and problems on time and with care ...i will never stay this long if I’m not satisfied with their service and care.-this is my way of saying thank you for taking such good care of us while in Woodtrail apartments .This place is our home .

My husband and I lived in these apartments a little less than a year. The buildings are poorly built and clearly have not had any upkeeping. We found multiple beetles in our kitchen and bathrooms throughout our stay no matter how many times pest control came. Maintenance took their time fixing any issues. Our washer flooded our hallway for a solid two months before anything was taken care of. We had mold in our apartment and they said it was just mildew. We had it sent off and tested for $60 and found out it was indeed mold. You can hear every conversation outside and every step your neighbors take upstairs. We had our water shut off multiple times without any warning. They decided to redo the pool right before summer and didnt reopen until summer was halfway over. And they were planning on raising our rent almost $200. We broke our lease early and are very pleased at our new apartment complex.

Its being operated by a new management company! Not sure why they cant find a good company and stick with it!? Used to love this place. The owner and (OLD) management company, City Gate, has given Isaacs Wrecker Service GODLIKE permission to TOW cars for little to no reason. No warnings, no knock on your door to move, NOTHING. And its $296 to get your car back IF you get it right away. Im done with this place! DONT WASTE YOUR MONEY HERE!
Its been great living here for 2 years now. All the staff are awesome! Manager Yolanda, Ariel and Victor always make sure that our concerns are taken care of.

Lived here for two years. This review is honest. Ariel is amazing, she does what she is within her power and she does her best to accommodate everyone. Not to mention she is so kind. Jeff the maintenance guy is AMAZING I see him work off hours even when hes not on call. He answered my texts after hours when he was not required too and always made sure we were serviced correctly.We only left because we moved down south, however this review is not complaining simply reality. We would have not left because to be truthful this is the cheapest in Tyler that isn’t in a sketchy area or crawling bugs and we did not want to pay more elsewhere and go through the trouble of moving a mile down the road.There are some pro’s:- You are in a central location close to grocery shops, food places, gyms etc.- The pool is kept clean.- You have a washer and dryer in unit at no extra cost. Loved this.- There is 0 to no criminal activity here.- The people here are pretty nice and I never once felt worried about my safety.- The office staff respond pretty quickly to any issues.- It has a small but suitable fitness center.THE CONS:*The property management company (not the ladies in the office) WILL do a rent increase every time you renew but will NOT do upgrades to your unit. We paid $700+ for a ONE bedroom that had all yellow appliances. Our stove never worked they finally switched it out for someone’s old one. The new stove was white instead of yellow but it hardly worked too. Everything was old. Yet the rent kept going up.*My boyfriends truck got towed for NO reason, he was on the lease and WAS parked appropriately. We had to pay $300+ to get it back. We contact Department of Transportation and they assigned us a lawyer who was able to get $250 back for us from towing company because they were in the wrong, but we still lost money and time off work not to mention we did not have $300+ to pay. Complex has a signed agreement with towing company that they can tow whomever and whenever at their own discretion. So if this happens to you, you CAN fight it.* The A/C SUCKS. Read all the other reviews if you do not believe me. It will not cool below 73/76 and your bill will be through the roof. It is not the maintenance guys faults, its not the office ladies fault. The units are old and they are they do not perform preventative maintenance because they only have 2 maintenance guys and only one is HVAC certified, again the management companies fault because they will not hire more people to service such a huge complex. So if you plan to lease here keep this in mind. Every time our unit stopped working it was our fault for setting it at 70 since they don’t cool down past that it froze the unit. One night it completely went out and we had to get a hotel room because it was 95 degrees in the apartment with no circulation.* You WILL get charged a $25 monthly fee for VALET TRASH. There is no way around this. Sometimes they don’t pick up your trash and when they do they flip the trash can over and nasty trash juice will cover your porch. You have to bring your trash can in by 9 AM or you WILL get charged. They will not pick it up on Friday nights or Saturday nights. Sometimes they don’t pick it up AT ALL.* Our rent was only $692 but after all the fees it comes out to $775 so be prepared for that difference.
I lived here for 13 months, never had an issue with management. Cheyanne and Yolanda where always very helpful and sweet. The apartment it self was in great condition, only thing was the valet trash. I hated having to pay 25 a month and then some times they would skip my whole unit for 2 days at a time. Like every apartment the fees will get you, but overall management was great and so was Alejandro.

Ariel is WONDERFUL!!! She literally helped us so much with finding the perfect apartment for us & even helped with the application, was very welcoming!! Also nice and newly updated!!!

I can’t say enough great things about this place starting off, I Love this place honeslty, I have referred so many people to this place since I moved in May, for the price you pay no other place compares in tyler. I also just started renting a fully upgraded apartment and I love it.- Yolanda and Arial are 1 in million, everything that I’ve needed done has been completed in a timely manner, I feel like I’m treated like family and I plan to renew again this year!!-If you are looking for a great modern apartment for a great price with a great staff, this is the place to be!!!!!-Christopher D

I would not suggest living here. The manager Yolanda is HORRIBLE she smokes all day and doesn’t tend to any problems only suggest calling police and if she sees and hears things she makes an excuse not to do her job. She’s absolutely the worst apt manager I’ve had to deal with.

I have never written a review for an apartment complex before, but because of the staff that works here and how accommodating everything has been I feel the need to share a few things as to why this should be your new home. The Wood Trail at Tyler is the BEST apartment complex I have EVER lived at!! You are in good hands here! Ariel, one of the leasing agents here, is one of the sweetest and most caring people I have yet to meet and it really shows in the way that she works and speaks with you. Most places would never let you see an apartment before its ready, but after explaining my situation they were very accommodating in letting me move in early with prorated rent, changing my move out date on more than one occasion, and even being extremely prompt with every maintenance order that was put in. The maintenance staff is amazing at what they do, even offering personal tips on specific parts of the apartment and personally setting up appointments if youd like to be there when they are. If there are any changes, events, or new features like the large pin access mail system they implemented in the gym you will get notified promptly by email or letter. If it is an important notice youll receive a few emails which is especially helpful when youre too lazy to check them the first time. Every single experience here has been wonderful, truly the best place Ive been since Ive lived in Tyler Tx. I highly recommend choosing this complex as your home. Special shoutout to Ariel and the maintenance staff again, they are incredible.

Well I pretty much got scammed when I first moved everything was cool management fine, I was paying 592 a month. Eight months after new management took over I gotta call telling me to come to the office saying that my paper work got messed up. Said I wasnt being charged for pest control, water, or trash. I had to pay back pay, because there mess up smh. Oh an you have to pay twenty-five dollars for valet trash, valet never comes get the trash an you still get charged..
