Cool place - Bad/fake management - Will rob you when you move out

Just moved in and so far the experience has been great; friendly staff, clean property. A simply stylish apartment/hotel/resort fusion.

This building is very nice, the value to rent ratio is very favorable. The building is impeccably maintained. Also, most of the people that live here are extremely friendly and its just a good atmosphere to live in. Would definitely recommend to anyone else.

These apartments have been amazing. I do contract travel work and I am stationed at places for 13 weeks or longer if my contracts get extension. I know COVID put a damper on the amenities that are offered but the staff is amazing. They are extremely helpful and they keep this place very clean. The apartment at the beginning of my contract wasn’t good, the team here was able to quickly get me approved and moved in in less than a week. Gianna, Evelyn and everyone else have been so friendly and quick with any concerns. I know prices are expensive but well worth it.

Ive had a good experience with Palisades until recently. I was supposed to be parked in the automatic garage. However they told me to park in the Baltimore county garage across the street because the automatic garage is being worked on. My car was towed FROM THE GARAGE. I was told i had unpaid tickets from Baltimore County. I asked Southern Management to pay for the tow fee and I will pay for my tickets because I was only towed for being in the parking garage. They continued to decline saying it was my fault. And that it was a courtesy they gave me parking in the garage. I explained that parking is apart of my leasing agreement. I would not have been towed if i was parked in the private garage. Im disappointed that they were not willing to help me in SOME way. I feel like Im not valued although Im a resident. Its super disappointing !

I have been living here for the past 6 months and it was been an absolute delight. I moved to Towson to take a job at the university but my family has not moved yet. So most of the week, I live alone. I feel so SAFE! The police station is right behind the building and the parking garage is easy to use. I feel very safe in it as well as walking into town. I have only had one maintenance issue and it was handled quickly even on a holiday weekend. The staff is so proactive about maintenance, its hardly needed. When you are thinking about where to live, consider the Palisades. Do the math and you will likely find out that without the cost of utilities, the Palisades is competitive and just a lovely place to live.

All utilities are included and the building is really clean. You can tell that they care. Everyone at the concierge is super helpful and the quality of the apartments is solid. We love our little home at Palisades!

After almost 7 years of living at The Palisades of Towson, I still get the white glove treatment. My hardwood floors needed cleaning, I called Stanley Steamer and they could not do the job; so I called the front desk and mentioned the issue. A few days later Brian from the Maintenance Team came in with the right solution and my floors looks as if I just moved in. LOVE MY PALISADES FAMILY!

The apartment itself was ok. But, the the auto garage wasn’t a good experience they forced me to park in there, or I had to pay 75 dollar to park in another garage. Also, the auto garage was quite a bit time consuming, especially when others are also waiting for there cars

I wanted to rent an apartment in this tower.I applied in Friday and they told is ready to move in.They were kidding me and every day they ask a new document.They waisted my golden time.They are not profesial but have a fancy leasing office.....

I hate writing reviews because it puts your real name on the internet. Writing an anonymous review is obsolete these days. Nonetheless, I have lived at Palisades of Towson for at least 5 years. I have never stayed at same apartment building this long. This place is the best apartment I have ever had and I’ve had many. I lived in West Hollywood, CA, in an apartment a block from Sunset Blvd. and it wasn’t as all-around good as this place. The cleanliness is the best ever! It looks like the Ritz-Carlton every day! Nice, quiet, and safe. Brandon Simpson works in management and he is the elite of customer service. I saw him around during a non-business hour and said “Are you working right now?” He said “No, but what is it that I can help you with?” I have never met a person that does that yet it is the epitome of top notch customer service. Some people are just born to do what they do. I absolutely love Palisades of Towson and so glad we have Brandon Simpson in management! I don’t want to discredit the negative reviews but I have never had a bad experience with the place or staff in my 5 years here. Rent policy is the best ever. The company simply does not trap people or have hidden fees or outrageous rent increases. I hope people find this place!

Loved this place. If I did not fall in love and buy a home I would still be living here. One of our friends were only going to stay her for 1 year until they found a house in Towson and they just renewed their lease for the 5th year. They will never own a home again. Miss you guys !

While there are many good things about the Palisades, for example the condition they keep the facility in, as of late they keep hitting you with annoying charges,First they have the obligatory (from their perspective) rate increase for their loyal renters who have been here for a year and put up with the automatic garage fiasco. Now they charge a fee when their maintenance team hangs your TV when before they did it because they wanted to make sure you didnt ruin their building and perhaps they believed in customer focus. Now they want a monthly rent if your car cant fit in their Italian auto elevator parking garage. Start to get the picture, it is the proverbial death by 100 paper cuts. If you rent here be ready for the ouch factor.

I lived here for 1 year and change. I’m only moving because I prefer DC metro area to Baltimore’s. I would take the building with me if I could. This is truly a luxury building. I have had no concerns with the buildingPros-Excellent grounds-Kept well maintained, cleaned, painted-Immediate responding maintenance, and I must emphasize I rarely need to use them, I had small glitches, ie fridge need reset, -They invested in good appliances. In previous apartments I have had recurrent issues with food spoilage due to bad refrigerators . This building had updated modern fridge and stove- Good installation in regards to noise, I’ve never heard my neighbors unless they were at a window- The concierge is great, Sam and Eric are great, always available, they know the residents- Spacious, - Utilities included, its nice to have heat and air and not worry about ridiculous bills.- Great Amenities: pool, patio, beautiful lobby, great WiFi room and computers to print- This building allows pets, its never been an issue for someone like me who has never been in a pet building before, and most of the dogs are very lovey dovey- I’m from NY and moving to DC, the equivalent of a building like this would be rent at 4000-5000$ easily- Southern management manages their buildings from a far, as a result you are at the mercy of a good resident manager, I believe its the staff including Brandon, the Assistant property manager that makes Palisades of Towson great . I do not believe all Southern Management properties are this niceOnly cons are related more to neighborhoodThe street itself is relatively quietThere is a lot of construction, and sometimes cranes hanging outside your windowTowson SAFE but is a college town. The students can be loud at times from partying at local bars, because I live on a higher floor, noise from them outside can echo and be exaggerated. This wasn’t to bad because when weather gets warmer the students on vacation/ breakHowever, there is tons of construction, all lot of it is for Towson University, which means that students will be living closer .I also think that parking and traffic, may increase

This place was horrible. conceirges suck. management is a joke. place was filthy. parking garage is a nightmare to navigate each day. for the love of God, dont think that this is your only rental option. go elsewhere.

Living in the Palisades has been nothing but a wonderful experience. The whole staff knows residents by name and is always quick to greet when coming thru the lobby. The maintenance crew is always on point- if I ever need anything, they are in and out quickly with advance notice and usually while I am at work. The building is always spotless, and other residents are typically quiet and respectful- having very soundproof walls helps Im sure.The only downside is the garage, which hasnt been in operation since I moved in September 2015. The Palisades covers the monthly charge to park in the garage across the street which is no big deal, but is lousy to have to walk to in bad weather.I will happily be renewing my lease at the end of the year.

Ive been living here for five months now and have nothing but great things to say about the palisades. Highly recommended.
