I love the quarters. I felt so welcomed since day one. Thanks to Sean who helped me with everything that I needed. You are the best. So far I love this community and love being a part of. But the only thing I just worry about is the door that leads to the parking lot. It can’t be locked and make me wonder that anyone can have access to the building. Except that, I just love being here. Thanks to y’all for this amazing service you are offering to us.

I worked with Sean Kane and he was great! Really great customer service and made sure everything was to my liking. He kept in contact along the way. My only concern thus far in regards to the apartment is noise. My neighbors above me literally sounds like they are coming through the floor. I would HIGHLY suggest A TOP FLOOR unit unless you have quiet neighbors.
I have lived at the Quarters for three years now and I have nothing but good things to say about it. My apartment is roomy, spacious and perfect for me. I especially love my location which is facing one of the courtyards. I particularly appreciate the little extras that the leasing office staff has taken to help me feel secure about packages I receive that dont make it into the package lockers. Its the little extras that make a huge difference! I highly recommend the Quarters at Towson Town Center, not just for the spacious floor plans, but also for the helpful and considerate leasing office staff!
I recommend this community for its safety, friendly staff, and comfort.We moved into the Quarters having never seen the building before we arrived. The information provided to us as we searched for an apartment before moving to the area was very helpful, and we found the photos accurate. You just never know what youre going to find when you arrive from a long-distance move, but we were relieved to find that Quarters was exactly as described.We raised our child from 8 months to 5 years in this community, and the staff was always friendly and made a very positive impression on her.ld like to especially point out that the maintenance supervisor, Steve, has been a great addition to the team, from a residents point of view. He has been very attentive to requests. His team can usually get to an urgent request quickly, but if they cant, theyll help find a short--term solution. For example, I had a leaky bath faucet one night that got progressively worse over a few hours to the point that it was running nearly wide open. I called the emergency number at midnight and said that I would happily turn off the water to get through the night if they could walk me through it. They did, and were on the repair the next day.I also want to say that, raising a youngster, safety and security are huge issues. I always felt safe and secure in our building, and I appreciate all of the staffs efforts in keeping the gate operational despite many challenges with repairs, keeping the building in good shape, and addressing any issues promptly.
So far, so good! Jazmin in the leasing office has been incredibly helpful throughout the leasing process. She has been very responsive and answered all of our questions in a timely manner. We were able to tour the building and see the amenities in a Covid-safe way and have been very impressed with the Quarters thus far. Looking forward to moving in soon!
Living here has been absolutely wonderful. I have felt welcomed since the first day I set foot into the leasing office. The leasing consultants, especially Maya and Sean are incredibly accommodating and attentive. The place is incredibly safe comparatively speaking to other apartment complexes, and is one of the reasons I chose to live here. Another perk is the maintenance staff, specifically Steve. He and his team are personable, resolve issues quickly and efficiently, and incredibly kind.

What a awesome guy very professional I was complaining about a maintenance issue ever since I’ve moved in about a month ago a gentleman did come but didnt fix my issue but after complaining a few more times steve came immediately and handle my issue right away and he had also kept in contact with me and reassured me that he was going to personally handle my problem which he did. He was very apologetic for the miscommunication and took all of the blame I usually dont write reviews but he was worth writing this one. Thanks again Steve!
Mr.Steve from maintenance since I moved in has been extremely helpful. He has always gone above and beyond for not only myself but others living in the community. As long as a maintenance ticket is in it will get done. I truly appreciate his efforts and hope that this reaches you all because he deserves to be recognized. To read the unsatisfied remarks written is extremely upsetting to read. The entire Mission Rock Team has made my home experience a joyful one. Ms. Shannon (Property Manager) and Mr. Sean (Leasing Consultant) has gone above and beyond to create a safe and pleasant living experience for all...They are truly Angels in disguise. Latrice and Maya are warm and welcoming. Mr. Steve with Maintenance is a skillful gem. I am humbly thankful to them all for their special care and professionalism. I have considered writing a review but wanted to wait ..I have not had the best of experience here, really scary experiences and have been here for only few months but may soon be moving out. I may update my review or may not as I do have A LOT to say.As for the leasing staff they have good customer service skills, you just have to call in frequently as reminders to non-maintenance requests sometimes. Shannon, the manager can be a lot but she really truly cares about her residents. As for Steve, the maintenance manager, I must say here that I have never met a more hardworking, selfless, caring, man like Steve, he is like a father, friend, uncle, brother and more!! He responds day or night! Steve goes ABOVE AND BEYOND AND ABOVE to ensure every resident is having good experience! He respects you as a resident and is courteous no matter your age, race or status!

I now have lived here for a month and I can say it has really flown by.Starting with giving me a tour of the building and answering promptly all of my questions (including those sent in my seven million emails), continuing through the tedious move-in process, and up until now, the staff (Nick, Sean, and Jazmin) have been nothing but helpful and welcoming.My apartment itself is great! Very spacious and very well put together. The building is also very nice, and the staff ensure that the public areas are clean and well tended to.The location is perfect. Right across the street from Towson Town Center and The Fresh Market, and a couple of miles away from Walmart and Safeway. In a post-COVID world, I will have plenty of things to do in my free time!Not much to complain about. Would very much recommend living here!
I think they should have Vending machines in the mood for the kids and not the dogs
We loved living here. Our place was super cozy and spacious. My balcony was my favorite place as it’s just enough space to enjoy time to myself. The location is very convenient as well close to the highway and mall. I would definitely recommend for future residents. Price can be higher but it’s expected for the location.
I would like to give a shout out to Maya Novak! My husband and I have been living at the Quarters with our kids for almost a year and Maya is a big part of why our stay here has been enjoyable. Our move in to the apartment was filled with several roadblocks and she helped address all the issues we had in order to make us comfortable in our home. She has been very genuine in her concern for us throughout our stay, not just as residents, but as individuals. The rating of 4 stars is for The Quarters apartment complex but Maya is a 5 star professional all the way!!!
I would like to say that Latrice the assistant manager is a caring person. The reason I say this is because I went to vote at the polls and she was there, and she assisted me in voting. Id recently had eye surgery and couldnt see the information. In the community, shes the same caring person that she is in the work place.
I absolutely love this place already and I moved in 4 days ago. The leasing team is very helpful and always there if you need them. From the day I toured to the day I moved in and even after, the process has went so smooth and easy. They made sure to check in with me on my move in date and after. They also made sure to reach out to me and ensure that maintenance took care of anything they were supposed to. Before I even get the chance to contact them about updates or something I need, they are contacting me asking how everything is going or went. I’ve never met a team so motivated to helping the tenants and ensuring things are running great for you. I definitely recommend this apartment complex.

I absolutely love this place already and I moved in 9 days ago. The leasing team is very helpful and always there if you need them. Sean, leasing consultant, stayed in contact with me from the time I viewed the apartment until the time I moved in. The leasing team was very helpful with getting me to my apartment and answering any questions before and after I moved in. They are very great at reaching out and making sure your stay in the apartment is going well. I definitely recommend this apartment complex to anyone that asks or reads this review.
Sean Kane Leasing Consultant, Five Star customer service experience. I cannot speak for the other leasing consultants at The Quarters at Towson Town Center, but Sean Kane was the leasing consultant that worked with me. They have one of the best, if not the best, consultants in the region with Sean Kane . Even though I did not choose The Quarters at Towson Town Center in the end, Sean Kane still provided Five star customer service experience from the beginning until the end of my Apartment search. Cant thank him enough.
When my boyfriend and I moved in (3/2018) things were nice here. Occasional issues, but Bozutto handled them properly. A few months later when Bozutto found a buyer, they gave up on the property. Slide to late August 2018, one morning there are papers taped to everyone apartment doors; Hi This is Mission Rock as of today were your landlords, here are a lot of promises. Fast forward to now, September 2019...Two property managers later, an entire leasing team later, (minus- Sean, hes been here since Bozutto and is the ONLY good thing this property has going for it). They have had our garage exit blocked for at least 2 months, making getting out of the garage a guessing game and a game of russian roulette of trying to not get slammed into by oblivious drivers. There are dead rodents just laying around the property, fire doors by the elevators are being held open with 9V batteries, the powerwashing crew leaves their trash and paint buckets everywhere. The elevator has been broken for going on 5 days, no email about that yet. The stairwell closest to our broken elevator has a broken fob reader- has been broken since at least February 2019. The property manager emails constantly about assessing ridiculous fees to residents, yet she doesnt even know what is truly wrong with the property. If it wasnt so expensive to break our lease, we would. Mission Rock in a whole is a scam, charging ridiculous prices for EVERYTHING. One time fees for amenities that are broken. After talking to many neighbors, no one wants to renew their leases. I put a maintenance ticket in on August 10th for a mold spot on our shower ceiling. Today is September 2nd, still not even a single communication; and we cant even get mad at the service manager because he is ALONE. A single person cannot handle 400+ units. WTF MISSION ROCK!? CANNOT WAIT TO MOVE THE HELL OUT OF THIS HELL HOLE.
Let me start by saying everyone has their own opinion but I truly can say the negative comments read in my opinion are nonsense. This complex is amazing. The property manager and Sean are phenomenal. They have made the moving process flawless. I would recommend anyone in a heart beat to The Quarters at Towson. I thank them so much and am beyond happy to build a home at this property.
Sean the leasing consultant is absolutely amazing! I just moved In yesterday. The past two weeks have been so stressful for my family, but Sean definitely did everything he could in his power to make sure this was a great experience. He’s on top of everything, and responds to as soon as he can. I’m so lucky to have chose the quarters to be my forever home.
I have lived at the Quarters of Towson for almost a year (3 months until) when I say I love my home, I love it here. I plan on renewing my lease with hopes to transfer to a 3 bedroom possibly it being the property leadership that persuaded my decision to renew. Ms. Latrice Leakes is a phenomenal manager to the property. She is responsive and always on top of any little issues I have had such as maintenance. (Nothing big) During these uncertain times I have consistently paid my rent on time I have never been late but ran into hardship as of October and the staff here especially Ms. Leakes has worked with me patiently the management team has understood the crisis we are all in and really made it easy to talk to them. This community is great and has so much more potential where I see Ms. Leakes contributing to the growth of the property. I tell all my friends/family who are looking to look here not because I want them close, but because this is genuinely a GREAT property with great leaders and staff. I 100% recommend the property. Thank you Ms. Leakes for all that you and your staff continues to do for our community.
Now I have been researching apartments for awhile and these came up and I had read all the reviews (good and bad) but went in with an open mind. We parked in the garage and then walked to the “Leasing Center” which was actually the community room because renovations are being done. As soon as we walked into the building it smelled like marijuana and mold. It was overpowering. We found the “leasing center” and there were packages all around the fridge and kitchen area there. It was disorganized. Lou was the person who showed us around. I told him which apartments I was interested in and none of those were available to show so he showed me a similar one. Now this apartment was the Curve 2 and it was obviously a showcase but it was a nice living space. Lou was a nice guy but didn’t seem to enthusiastic about showing us around. Afterwards he told us to come back in October and maybe the apartment I wanted would be available for show. The website pictures make it seem much prettier than it is. I can’t speak for the people who live there but it seems like the negative reviews sound correct.
Perfect location for shopping and right around the corner from a market and pharmacy. The move-in process has been wonderful. Our leasing manager Sean has been so helpful every step of the way. We’re very excited to start our family here!
This review is written after my first day at the Quarters. The moving process was very smooth. The office staff, especially Sean and Maya were extremely helpful throughout the process and promptly addressed all my questions/concerns. Sean literally responds to emails within minutes. Happy with my unit so far and the location is lively. My family and I very much appreciate their level of helpfulness and customer service.

My husband and I were looking for an apartment and experience at The Quarters at Towson Town Center has been great! Sean took us to tour around the apartment and helped us by answering our numerous questions. He was especially helpful narrowing down to an exact unit that suited our preference. Even after move-in, they were very prompt about repairs and maintenance needs. Overall, it was a great experience!

We toured today. The lady who gave us a tour was extremely nice and knowledgeable but to no fault of her own what she was selling was complete garbage. The place is extremely dated. Every room we viewed smelled like smoke. We were told ‘The previous land lord allowed smoking but we don’t anymore’. If you have to blame your last land lord for your problems you should probably fix them. In another ‘model’ unit they showed us, the hot water heater door had dust bunnies visible from across the room. The doors were hard to close. When walking down the hall, our tour guide was picking up garbage.I would never recommend someone to live here. It’s just dirty.
Extremely overpriced. Some units dont have as nice amenities (granite counter tops), but they charge as much as a luxury apartment but were advertising the building as student housing. At one point, they were charging more for one bedroom apartments than two bedrooms. Just the overall attitude here is the worst. They have no concern for their residents. If you prefer to have someone not roll their eyes at you when you pickup a package - this place is not for you.As soon as Mission Rock Residential took over, I never had a phone call answered or returned. Leasing office always responds to complaints on google claiming that they are a new management company as if that excuses poor management when theyve been here for over five months.Building is poorly maintained. Roaches and bugs.Took several weeks to a month for a service request to be fulfilled - takes my former apartment building two business days. I highly recommend looking elsewhere. There are many apartments with the same amenities that are somewhat cheaper and actually care about their residents.
Id look into the other option if I were you. I really wish Mission Rock would show some interest in the issues Ive had while living at The Quarters, but they havent. The living space itself is fine, had a few issues with roaches immediately once I moved in, but the maintenance guys have been really polite and helpful. If your problem lies in where Mission Rock cuts corners, then youre probably out of luck.The garage itself is way too tight to safely fit your car around others. If you want to play it safe and not get scraped by a concrete pillar, Mission Rocks latest email says you will get towed. If you want to have a guest park in the garage, head over to the leasing center for a guest pass. I did this when I had a friend staying for a bit. Asked if I could get a pass for that extended time and was happy to get one. A few days later, their car still gets towed (perfectly parked, with tag in proper display). They told me the pass was forged (mind you, passes are free and you can receive new ones at any time). I got a bill over $300 to tow the car a 5 minute walk for less than half a day. I contacted Mission Rock multiple times to discuss the matter, but couldnt even get to speak to the property manager. Kept getting pushed around and ignored.But at least their garage is safe! Locked doors and gates only residents can open. Yet my car, parked in a parking space I get charged monthly for gets keyed in this safe garage. Luckily, the garage has always had security cameras that dont work. These cameras have not worked even since Mission Rock took over months ago. I once again tried to get in contact with the property manager but seeing as I was unworthy of even a phone call last time, Im not so hopeful. Even with gated entrance/exit, locked doors to the garage, and a patrol officer, I wouldnt bank on this property being very safe. Seen blood in the hallways and drug home deliveries many times since living here.My recommendation, look elsewhere.

SEAN & MAYA were the reason I decided to move here.... Awesome communication and they never hesitated to help me. I can be very indecisive and ask a lot of questions. They are patient and love what they do..... Even on new years eve Maya stayed after they closed to help get me signed up and in my place. Since moving in last fall, weve had regular instances of our bathroom reeking of marijuana smoke. The hallways stink of it. This is supposed to be a non-smoking complex (inside, at least), but management will not do anything about it. We literally cannot use our master bathroom when it happens. Tell me again why Im paying this much rent to have to put up with this?
I love living at the quarters. The prices are a little high but the location is great! All the staff here are friendly. Maintenance have been a little slow on my request and sometimes didnt show up. But other than that its great!! Definitely recommend!!

The office and manager staff is top notch and always goes above and beyond to make sure your stay is comfortable and you have a wonderful experience. The building, grounds & apartments are always well kept and their maintenance staff is always quick to help aid in any way you may need. Definitely highly recommend this property to any potential renters.
Over priced, cheap appliances, elevators never working, broke down gym equipments, only 2 cheap computer for 500 residents, cheap printer, rude management with cash grab attitude. Shannon Argon property manager lacks Residential management experience and very rude, unable to resolve residents problems, quick to call police on residents to resolve issues. Dont count on management to safekeep your packages. Shell tell you shipping company signed for your packages with one of office workers name and are yet to deliver. Overpriced with tacky customer service... Do not move here.
In my opinion we moved Into an uncontrollable cockroach infested apartment. After a ridiculous amount of complaints to the management they finally agreed to relocate us. They have yet to return the initial security deposit. The new unit washing machine has not worked since the day we moved into the new place. So good for the mission rock guarantee. I would never recommend the place.
My experience was great with this place since the first day itself with Candice she was helpful staff, quick approval on application and peaceful place to stay and convenient to many places. I lived here for a year and I had no issues with this place and staff, while moving out my security deposit was refunded which I did not expect because most of the apartment properties don’t do that and I highly appreciated that, the Manager Carlye Guthrie was friendly at all occasions, I really really like this property awesome to stay, I definitely recommend this place to all! 👍🏻
Smoking is allowed in all units. Most hallways smell like smoke. Trash rooms hold piles of trash bags for days. Fire doors in hallways are broken regularly. Garage door is sometimes left open/broken (allowing anyone to enter parking garage). Gym is deteriorating but still has limited usability. ALL UNITS FACE A BUSY ROAD! Any unit you rent here will look at a road. Apartments are dated and need repairs regularly. Contracted tow company is notorious for damaging residents vehicles.
Semi-luxury apartment complex with varying degrees of quality among their options. I lived here in 2013-2014 and was very happy with the value for the cost. Location is great, walking distance to many things, great location for people who enjoy going on walks in general. Obviously its not going to be perfect, but the combination of the parking garage, location, and build quality made this feel very worth it as far as high-end apartments go.
Worst part about the place is the kind of people who live there. Staff is awesome, amenities are decent, units are good for what you pay for. Valet trash is great but people are stupid, leave trash out in the hallway not in trash can all day to stink up the place. There are trash chutes, I wish people would use them. Maintenance guys are cool and will help you if you are considerate. All in all the only bad thing about this place is the type of people that live here. Most are ok, but there are some that ruin a great experience living at the Quarters.
Wouldn’t recommend living here. The garages are very small, it’s very hard for two cars to have enough room without scraping your car. Parking was $50/monthly. They’re very quick to tow your car. In my experience with having someone take over my lease, the leasing agent decided to quit on the spot as he went off on everyone in the room. The other leasing agent laughed about it. For the amount you’re paying, you’d think the staff would be more professional and not so careless.
Beautiful!! Amenities are awesome. Service is great. Lived here for 4 years and love it too much. Special days for Taco Tuesday’s etc. it’s Towson at its best.
The garage door never works. The key fob scanner rarely ever works leaving people stranded outside. Broken call box to get into building. Mice in apartment and running all around the property. Maintenance takes forever to respond to requests, if they do at all. Rude property manager. For luxury apartments, I would not consider this luxurious living.
Consistently has been the absolute worst property I have ever lived. Garage broken for over 7 months now, nothing gets done. Nobody is on the same page. Nobody knows what is going on and no effort or time is put into the property. They advertise luxury living. But that couldn’t be further from the truth. Do yourselves all a favor and trust me and do not live here unfortunately I am stuck in a lease but I cannot wait until I am out from under the lease and falling apart property. Counting down the days.

Changes are sometimes necessary but man, where do they hire their management staff from. Here is an example of their unprofessional email:ear Residents,Due to the misuse of the garage trash cans, which are not for full in house trash as we have been seeing we are removing the cans out of the garage. Please use the trash shoots for your disposal. Valet Waste will continue to pick up your trash on the following days: Sunday - Thursday at 8pm. If you wish to have recycling you may stop by our office and obtain recycling bags. Please do not put your trash out until the designated time of 8pm.Sincerely,The Quarters at Towson TownSo now people exiting their vehicles will once again dump their trash on the ground?UPDATE:Maintenance is getting better. Saw some painting going on. Amenities still broken (Theater Room)Management seems to be more customer focused.My Neighbors store unit was broken into night after the Superbowl. She says that she has replaced her deadbolt 3 times since she has been here. Twice in the last year. They smashed all of her Christmas ornaments. Poor woman was in tears.Hmm, maybe the trail of broken glass to Apt 149 is a clue.Oddly, looks like 1st Floor on the North side of R Building is where they move undesirables. Apt 154 (Heroin Addicts) who wake me up every morning to their very high decibel yelling and arguing as then stench the hall on their way to get coffee in the clubroom. Apt 149 Weed dispensary?On any day or night, 24/7 you can walk by and smell a strong weed smell. Sadly, you know the little kids and 5 adults here are stoned at all timesMost of the good reviews are people who live in the South Building or some in the Jazz.Now I get it in surround sound. I complained about noise and the folks upstairs confronted us. Wow, maybe I need to purchase a weapon?
We lived here for 6 months and it was a VERY difficult experience.This would be a 1 star review if not for the staff. They are all very professional and kind, we really enjoyed interacting with them. Unfortunately, the current manager was not professional with us, especially when confronted with the overwhelming amount of problems at this property.1. The building is in very poor disrepair. Please note the pictures to see the volume of problems with the building. Damaged walls, broken lights, poorly maintained elevators, etc.2. There is no security in the secure building. My car was gouged in the door by someone and the manager informed me the security camera had not been working for months.3. The residents destroy the property regularly. From breaking the secure door in the parking garage to egging the hallways, the quality of resident concerned us.4. Residents smoke all over this building. As someone who is highly allergic to smoke, this was a constant problem and reporting it did not help at all.We felt we overpaid for the apartment due to the vast number of problems. I can not recommend this property even though the office staff were wonderful.
Staff was very helpful working through issues, and the office had great availability and was very freindly. The taco Tuesdays and pizza nights were great to get everyone together. Maitenence requests were dealt with quickly. I would choose them again if I was looking for an apartment in the Towson area!
Whatever you do, dont move into #505 in the Jazz building. You will be constantly tormented by the loudly slamming garage deck door right across the hall, as well as by rude and surly neighbors who make loud noise long into the night.Both the prior management and the current management have consistently refused to address the loudly slamming garage deck door. They say well have a look at it and then they do nothing. Its especially bad on windy nights. The loud impact shakes the whole apartment and is a shocking experience. People going in and out of that door just let it slam shut and do not consider it their job to close the door quietly.
The Quarters advertises itself as a luxury apartment - methinks not! My recommendation, as a current resident, is to wait until the apartments across Southerly Rd. are completed and move there. The following are issues that are ongoing or happen weekly: The security gate in the stairwell of the 900 building doesnt work (lets see who reacts first - vandals or management) and hasnt worked in over 5 MONTHS despite repeated emails, phone calls and letters to management. The fire alarms (HOLY CRAP, LOUD) go off weekly in the middle of the night. Cars are towed (with tags) weekly. DO NOT LIVE ON THE FIRST FLOOR - electric bills are over $300 a month for

If you’re an unrully college student looking for a safe haven then this is the place for you. If you are an adult or “adulting” stay far away from this complex. The rent is astronomically high for the services provided. You will be a victim of false advertisement moving here. Parking is a monthly fee, in order to park in a garage that will more often than not be broken, providing anybody access to your lovely apartment. Paying your parking fee does not exempt you from the possibility of being towed even when the gate is broken. Be prepared to walk on in and around a dog poo. There are a lot of pet owners within this complex and no where for there dogs go relieve themselves. Management does nothing about the uncountable mounds of feces littering every common area and at times the hallways of this complex. The trash service here is also a fee, however they don’t even do there job. Rubbish rooms are health hazards filled with garbage juices mice running about the rooms and trash piled to the ceiling even with managent’s so called “valet trash service.” Package delivery is a mess. I would avoid this establishment at all costs. The southerly across the street is much nicer and in the same price range. This place really sucks, they don’t provide any of the services listed in the lease. And are not willing to compromise on the cost of rent. You will be lied to and never receive the services that you are paying for. With the expectation that you still pay for those services
This is thee worst place to move to. The leasing office is very unknowledgable in regards to where they work. The elevators are always broken. They gave me the wrong address on my lease agreement, causing BGE to be billed to the wrong place for 4 months. The dump trucks are loud as ever from 7am to 9am so if you were trying to sleep in on your off day, that sucks. Hallways stink. No cabinet space. But honestly if it weren’t for the awful leasing office, I would’ve given them 2 stars, begrudgingly.
Each building has its pros and cons however the management team that run the office (especially the property manager) and the maintenance staff are outstanding people!
Talked to Patricia at the leasing office and was very unhappy with my experience. I called this property for a second time after taking a break from apartment hunting and she accused me of not picking up the multiple phone calls they gave me after my first inquiry. That is no way to talk to anyone, especially a potential resident. I would never want to live under such rude management.
I became a resident of The Quarters in January of 2017. We initially thought the trash concierge service sounded like a great idea, but soon changed our minds. Since there is no pickup service on Friday and Saturday nights, residents leave their rotting trash sitting in the hallway for the entire weekend. This creates a horrible stench and we also believe it could be the reason we had cockroaches in our apartment. Ive reached out to management about the issue multiple times and even spoke with someone on duty this weekend, but he told me there was nothing he could do if the trash was sitting out in the trash concierge can. I ask that Bozzuto consider updating this policy. Residents should be held accountable for leaving their trash to rot in the hallways, but if this is not possible then the trash concierge service should be active on Friday and Saturday.
I have been living here for the past year and it has been a good experience. This was my first apartment and every apartment community has its issues. Id say the only issue I had was when the door to the trash broke and the smell of garbage roamed the hallway. Also, some residents are careless and leave their trash out on days that the valet people do not pick-up trash, which is Friday and Saturday nights. Other than that, the experience has been decent.
My Wife and I moved here in early August 2015 and moved out February 1st 2016.This was a terrible experience. The luxury apartment complex didnt clean our apartment before we moved in and as such we were ready to say forget about it we arent moving in (this should have been our first sign). They asked us to give them a try and rectified the situation, we moved on assuming all was well. It was not…We moved in at the same time as two other families moved in on our floor. An older couple that was obviously downsizing after retirement or something along those lines and a younger couple in their middle twenties (like ourselves). Both of these families move out before we did as well breaking their lease as we did to leave early.The hallway has a constant smell of marijuana and the building is always noisy at all hours of the day. The demographic is mainly college age or just starting out 20-30’s which has lead to many problems including the story below.My wife had one of her toes broken by someone riding the hover board the future foot. When I notified management they said they would put out signs (which they did not do as the incident happened in December but come February there have been no signs posted). The kicker being they said they had previously seen other people riding these around in the hallways. They had done or said nothing to them this coming from the assistant building manger Carlye.The gate to the “secured” parking garage has been broken for 5 out of the 7 months we have been here. One of the 2 treadmills in the building has also been broken the whole time we have been here.The building was bought out by another company in October after we had been in the building for two months and the quality of the service that was poor already deteriorated even further. If you call the office there is no response 9 times out of 10 and if you leave a message they return your call hours later. We filed a maintenance request to have our kitchen cabinet fixed (that was broken before we even moved in) and never received a response.When I contacted the management about terminating my lease they told me there was a two month worth of rent fee which I was fine with and that I would have to notify them that I was moving out. When I went in to notify them at the beginning of the month (the 5th to be precise) that I would be moving out at the end of the month they let me know that I had to give them 60 days notice and would be charging me 60 days worth of rent on top of my two month penalty and that I would have to pay back their concessions of a free parking space (in the “secured” garage) that had been complementary when I first moved in. When I spoke to the property manager Kenny to complain about not being made aware of the 60 day notice required he said that Caryle was a seasoned employee who knew better than that and would have told me, if I had emails to the contrary he would look at them. When my wife sent the information to Kenny that we had discussed via multiple emails with Carlye the assistant property manager and never been made aware of the 60 day notice policy he ignored them and has not contacted me back.All in all buyer beware, live here at your own risk, but also be aware that this is nowhere close to a luxury apartment. The property manager himself told me that the building was trying to give discounted rates to police officers to get them to move in because of the quality of tenant in the building.
The management is the worst.. Due to poor management you would be forced to vacate the place. They never pick up phone calls at all. I had the worst experience staying here and would never make that mistake again. I was forced to pay $250 for parking that I pay for after my car got towed. The manager is very inconsiderate and does not care about the residents well being unless money is involved. Students make noise 24/7 and the hall way smells like weed every day. Dont make that mistake
This apt has many flaws. Fisrtly the indoor hallway always smells like garbage because there in no window inside the sructure. Secondly they have fire alarm errors which is really loud and annoying(happens 1or2times in 3months). Thirdly the service is not good. The staffs are not helpful and polite. Fourthly you can hear many noises outside at night.
After reading some of the recent reviews, I felt compelled to write an honest and fair review detailed for potentential prospects. First off, let me say my ratings of 4/5 is only due to a pending maintenance request and further observation of new management. You people expect Mission Rock to sweep into operations and fix everything Buzzuto management left undone for several months and years even. News flash, it doesn’t work that way. If you have such a problem, go get your house and tell me how quick you fix issues. Google the acquisition then we can have a further discussion. You complain about the garage door being broken, understand sole source manufactured parts first. The quarters isn’t the only complex in need of parts solely sold through a manufacturer. Buzzuto advertised this complex as luxury. It was further from...possibly due to a high level of irresponsible college kids. Not only that, some adults are disgusting. Luxury and valet doesn’t maintain its self. It takes efforts from residents. The front office staff under current management is great. They kept Sean, 👍🏾 And the new ladies have been very attentive/ responsive to issues that have risen. We’re all supposed to be responsible adults. Not because there’s valet trash pick up, means you leave your garbage hanging outside the door from 6am If you know pick up isn’t until 8pm. There’s a trash room on every single floor....at least in my building... what’s so hard in walking to the trash room if you won’t be home in time for pick up or on the weekends? Yet you bicker about rats? I know everyone isn’t like me, but I’ve never been a fan of trash outside my front door in an enclosed building or ever for that matter. This is my 4th year lease renewal and I’ve always walked to the trash room. Do you know some complexes you have to WALK OUTSIDE WITH THE TRASH IN YOUR HAND IN ANY WEATHER? Yes, there’s a fee for trash...$15 roughly, so what? We’ve all wasted $15 a month an item less important. The ladies are doing a great job. Let’s get to maintenance. Buzzuto left hundreds of work orders incomplete, but closed. Mission Rock worked non stop to complete the service requests. Though it was a bit of a wait, as expected...they did more than the bare minimum. I asked for my carpet to be cleaned, where the HVAC leaked and they cleaned the entire living/dining area. They swapped out one of my screens which allowed flies to come in, something that had been requested well over 3 months through Buzzuto and was never completed. The guys are very diligent. Buzzuto gave me a rusty burner and they swapped that as well. I’m awaiting fulfillment of one more request. Overall, right now I’m at more peace in 3 months than I’ve been in 3 years.My advice to you dissatisfied residents - do your share of cleanliness too. Luxury cannot maintain itself. As a senior financial analyst, I always tell the directors/managers of budgets I manage...don’t expect me to come in and turn your business with the blink of an eye. It takes team work, making necessary adjustments and implementing a critical system of internal control with some constraints. Do more, bicker less.Potential residents - it’s no secret The Quarters “was” a horrible place to live. It was the furthest thing from luxury though the units are small. You pretty much pay for decent upgrades but mainly location location location! It’s overall great though. No complex is perfect. Some people are inconsiderate, especially though with parking. But mission rock is definitely on a mission to make this luxury earn its name back.Well all this being said, I must say, so far...so good!

Never ever rent from this place. I lived here from May 2015 and moved out in May 2016. As you all will probably notice, there are NO good reviews of this place since Bozzuto took over.They present themselves as a luxury apartment building but its full of students. The mail system is a nightmare, and when you move out they come up with baloney reasons to take your security deposit.Bozzuto is running the place like criminals. When I moved in (May 2015) there were some nice neighbors and the facilities were useable. All that changed with the nightmare that is the current management company took over.They will lose your packages. They took one of my packages for my company that I sent out to an important client and left it in someones office for 2 weeks, disregarded it, and then handed it back to me. The client was furious, I was furious, these guys are a joke.They claimed they had to replace my carpet due to pet damages but I have photographic proof that the apartment was left in good condition and there was no need to replace the carpets.What else. The gym is falling apart, none of the equipment works, the facilities are overtaxed and overused. These guys Suck with a capital S.Dont move in here if you enjoy receiving your mail, not having idiotic Towson students vomit in your trash can at night, a garbage disposal system that is retarded and makes the entire place stink of trash constantly, and degrading facilities. Save yourself a lot of time, money, and grief.Thank you Bozuto for ruining a perfectly adequate place to live. I hope the new construction down the street is run by competent managers and they put you idiots out of business.
The cost for location is decent, but keep in mind half the renters are college students and the building is definitely not sound proof. My experience at first was positive, the front desk assistants were nice, recognized me, helped me etc. I would have given the complex a 3 maybe 4. However, it was when Bozzuto took over that everything became terrible. Bozzuto changed payment methods that ended up costing more. The Bozzuto was the most unorganized transformation I have ever experienced. They misplaced payments, put charges on the wrong accounts (the apartment numbers are so similar this happens all the time I was told), and when it came time to move out it took over 5 months for me to get my deposit back and that was a fight. They thought they were entitled to my deposit because I moved out on November 5th and they wanted to charge me for 5 extra days! My lease was until Nov. 11th and I had to print every single payment I made to prove that I had paid from the 11th to 11th because they could not find my records! Oh and with the new change they didnt show up online - SAVE YOUR PAYMENT RECORDS. Then the 30 days it takes to get the refund? Not even close. Four months after I moved out I was still waiting and when I checked up they said they forgot to send it. They also were delayed in replying to my new apartment complex (the new complex wanted proof that I had lived at the Quarters for a year as I stated). I will never live in any complex owned by Bozzuto again.
UPDATE AS OF 11/2016:Unfortunately, I have to not only update my review but I have to drop my rating. If it werent for the friendly office staff, one star would be the highest rating I could give The Quarters.While Buzzutos office staff is friendly, this place went completely downhill once they took over (as many reviews have and will echo). I literally went into the office one day and everyone was different (with the exception of one lady) so I asked if all the previous office staff was replaced and was told that Buzzuto recently purchased the property and were now our new management company. Til this day, not one official notice was ever released.I feel like Buzzuto negotiated terms with nearby colleges or universities because the culture has changed completely and for the worse.All of the working professionals have practically moved out, and if you are parents to younger kids (not in school yet) you wont find them here either. The college students have literally turned this place into a dorm. Parties at night, marijuana usage daily that lingers in the hallways, music blasting all hours of the night and days of the week, and the common areas are completely overrun with a large influx of young Indian men. They drive expensive fancy cars, speed through the garage, and have no respect for women or other residents. Dont believe me?Buzzuto sends out surveys but never responds to the issues reported in them. They made improvements to the gate for the garage which is broken more than it is fixed. The old management company made sure the gate was fixed more than it was broken. Buzzuto just does not care.They have a security guard who patrols the property of Fri-Sun nights. Not sure what they do because the noise heard on the streets (windows do not block any of the noise from conversations or cars traveling on Dulaney or Fairmount. Lets not go into patrolling the actual hallways. You can hear people walking, running or causally talking regardless of your location in your unit.Maintenance is still reliable, friendly and very personable. It sucks to have to write such a bad review but obviously Buzzuto doesnt care because they have not fixed anything that has been mentioned privately (in person or reviews) or publicly (check other TRUSTED review sites - yelp) as evidenced by the rating. I am looking forward to the day I will no longer call The Quarters my home- with the exception of the few office and maintenance professionals Ive grown to appreciate and know.
