The leasing office is the worst comparing with the previous ones. i had an issue of leasing an apartment and nobody in the leasing office because they are doing a tour. the funny thing, when i did my tour they just gave me the papers and the prices and nobody was touring me. they would not even talk to me. i had a lot of questions, and instead of talking to me face to face. they made the security answer my questions. be aware i am fully vaccinated, so they do not have any excuse not talking or helping. please return the old employees because the new ones are not professional at all. please i need help as soon as possible. For the owners, stop apologizing and start making changes.
Pros: apartments are nice and large, especially for the price. The location.The building has drastically changed in the past 4 years. We referred someone to live here 3years ago (and never received the referral payment) and now I wouldnt recommend it to myworst enemy. Below are SOME issues we have had. The building is getting SIGNIFICANTLYWORSE, not better.1. For 6 months the fire alarms would go off at random times often between 1-3 AM and forat least 45 minutes.2. Everyone in the leasing office constantly had an attitude that they are better than us andany time we questioned them we were out of line/bothering them. The worst offender ofthis was Anthony. I know we were not the only people that had an issue with him and thebuilding responded by giving him a promotion.3. We bought a nest and were told that we need to install it ourselves. Once we did we werethen told that we couldnt install it only for them to change their mind that we could butthey had to do it only to then change their mind again that it was on us to figure it out andif we messed it up they would fine us.4. When we moved in we purchased one parking spot and were given 2 garage dooropeners. 2 years after living there they changed the garage door opener and parking pass.We received 1 new opener and they insisted the lease didnt specify 2. When we pointedout the line in the lease that proved them wrong they insisted they knew best and told uswe would have to buy another.5. Updating our rental insurance with the leasing office took 4 separate reminders. We werecontinually threatened with fines while waiting for them to fix it.6. Our door mat was stolen and when reported to management we were told the onlycameras in the building are on the trash room to report trash violations and fine residents.7. During move out we were forced to either use their cleaning service (strongly pushed) orsubmit a receipt for a professional carpet cleaner.8. We booked a move out inspection a month in advance. They never showed and gave usan immense amount of attitude when we wanted to reschedule. When we showed up theytold us they already did the inspection. They charged us $4 for a light bulb that wasworking during our originally scheduled time and had gone out over the weekend.9. The package room is too small for the size of the building. During COVID wheneveryone was having things shipped to them the room would constantly fill up andpackages would be left on the ground. We had numerous packages stolen.10. When we moved in a guest suite available to rent was advertised. At some point theyremoved this amenity without telling any residents.11. During COVID all amenities were closed, but we were still expected to pay for them.There was never any update on when they would open, and even after the state openedgyms, outdoor pools, etc. all amenities in the building remained closed.12. We had 4 separate leaks of the roof. One that had a significant amount of water (filled up2 full buckets) took 8.5 hours for someone to fix. Their solution, paint over it like nothinghappened.13. One morning coming back from the gym there was a group of 12 SWAT officers enteringthe floor to do a raid. This is not the first time we have seen numerous cop cars at/in ourbuilding. Frequently over the past few months there have been several (3+) cop cars atthe building dealing with an issue.14. Over the past year plus residents are having their dogs pee and poop in the hallway and inthe garage.In summary I can’t stress enough that this is a nice physical building that is being RUINED bythe management. The building is so cheap and unprofessional that we felt the need to wait forour security deposit refund to clear fully before writing this which is sad and speaks volumes tothe reputation this management team has in our eyes. We have spoken to management numeroustimes about all of this and nothing changes, it only gets worse.
I am very happy with the current apartment.This place is always clean and well maintained.It always handles my requirements very quickly.Also, the residents are very friendly.
I’m moving out I had never experienced nothing like this before the worst receptionist ever On 7/21 at 7:40pm i went to downstairs to look for my package and it wasn’t there but it was received and signs by the receptionist girl and I went to her and ask for help she didn’t even try to help me because she was on FaceTime the entirely time that I was there she was on her phone which for me is super unprofessional and she told me couldn’t help me because she wasn’t allowed to leave the desk I didn’t ask her to leave the desk I ask her for help but since she was soo busy on her phone she didn’t care about my situation
My husband and I went for tour yesterday. We liked the floorplan so much when we saw it online that we applied for it and got approved even before we toured it in person. Unfortunately, we think we will not be moving forward with leasing due to the fact that we have 2 cars and we would have to pay $85 per car on top of rent. We found it a bit excessive. We were also very concerned regarding excessively bad reviews of the property online. However, the reason why I am taking the time to write this review, even though we are not moving forward with leasing, is because Samantha from the leasing office was so, so friendly, attentive, understanding of our concerns. We found out that all the administration is new and that perhaps all of the negative reviews where prior to the new administration in charge. We certainly appreciate all of the honest responses we received, as potential future residents we value that.
Living at Towson Promenade has been a wonderful experience overall. There were minor hiccups along the way, but nothing is ever perfect. The staff here all work really hard to make the residents at Towson Promenade feel comfortable. The ladies on the concierge team are very friendly and pleasant, the maintenance staff is responsive and quick to address any issues within our suites and the management team does a really good job addressing any administrative concerns that we have.The units that Towson Promenade have to offer in my opinion are the best option compared to other developments in the area. I have lived in three different units here and all three have been quite spacious, nearly sound proof and affordable. I have only had an issue with noise one time (which was odd because it is relatively quiet in the building) since being here and it was handled almost immediately. It has been five years and I am still happy to call Towson Promenade home. Towson is seeing almost a complete overhaul with new development in the area consisting of entertainment, places to shop and new restaurants. With Towson Promenade being in the center of all that, it is the ideal place to live.
If you want to live in a construction site and be locked out of your apartment, then go for it. EVERY MONTH there’s some renovation going on, add that on top of the noisy car dealership across the street.Most recently got locked out bc they decided to have electric door access which dies constantly- emergency maintenance said “we don’t handle that.” Stayed locked out while concierge laughs on the phone with leasing agent bc neither of them knew how to let me into the apartment.
We lived at The Promenade for a year and I would definitely NOT recommend it. The lack of customer service exhibited by the management of this property is unbelievable. We had issue after issue with our unit, and unfortunately, were met with defensive rebuttals and weak excuses by management. As a “luxury” living facility, Towson Promenade certainly falls short in delivering an outstanding experience to their tenants. Don’t let the renovated lobby fool you — your unit will have old appliances, dirty carpet, and broken blinds. We should’ve heeded the warning of the other negative reviews. Spare yourself the frustration and rent elsewhere.
I moved to Towson Promenade in April of 2020 & I absolutely love my apartment! I haven’t had no complaints about the apartment itself, maintenance quickly repairs issues, easy way to pay rent online, but I did have one issue that has been an issue since I have moved here.Please do NOT pay for parking if you plan on living here. I pay $85/month on top of my rent and there are ALWAYS unauthorized vehicles (parked with no permit) that never gets towed. They say they will tow unauthorized vehicles, but they do not. You can park here for free, no need to pay monthly for the garage. It’s so frustrating that I have to park on different floors, such as the 7th or 8th floor & I live on the 6th floor because when I come home at night, there are vehicles parked with no permit for FREE. Save yourself money & just don’t pay for parking here, it’s pointless. They won’t tow. I have emailed them pictures of the vehicles & they don’t tow them...It’s already annoying enough because the garage needs constant repairs, so parking is limited.Sad to say, but I won’t be renewing my lease at Towson Promenade. I’ll rather go live somewhere else & pay for parking where it’s actually needed.
DO NOT MOVE HERE. Multiple tenants have reported their cars rummaged through along with their personal items stolen from their cars. Most likely due to the fact the the garage rarely works and nor do the key fobs. Not only that but the vehicles themselves were damaged inside and out and STILL they refuse to install cameras so as to protect residents belongings. Not to mention packages have come up missing from doorsteps. This complex overcharges their residents while still showing zero care for the lives and property of these people.
I made the move to Towson in October 2019 from Texas. I was coming by myself and as such I wanted an apartment that I felt completely safe in. Towson Promenade was that apartment for me.Pros: Centrally located, great security (never felt unsafe), and the front staff was on top of all my complaints/ maintenance requests (sometimes you just need to send a reminder but it was nothing serious).Cons: My only complaint was the dog run area. I was charged a $50 dog DNA fee with the application so that in the event that there was poop not picked up, the apartment complex would send it off and then send a $100 fine to whosever dog it was. That was never the case. People never picked up after their dogs and it was like dodging mine fields out there.All in all I recommend Towson Promenade if you are looking for an apartment that is centrally located and safe. Just be aware of the dog run area!
Completely shocked and appalled on how my situation is being handled by the Promenade. I have the neighbor from hell, who harasses me every single day to the point I had to get the police involved. Property management is unresponsive and I haven been asking for corporate to call me for over a week and still cannot get a response (this is not a new situation as its been going on for over 2 months). Complete lack of ownership in their own business. There seems to be no resolution from property management except that they are very sorry. I would steer very far away from this place. Can someone from corporate please do something!!
UPDATED: May 14, 2018 RENT AT YOUR OWN RISK!!!!I give this place a 2because although it is a great community, gated garage, quiet, convenient and safe.. it is infested with mice. It’s not a small issue they are working thru as claimed in their responses. It’s major. I hear mice chewing down my walls DAILY. I have actually taped off all entrance ways in my apt to locate their entry point. I have called the office and requested a pest control tech come out and have received nothing more than “we will put you on the list” $2,100 a month I would THINK they would be better about this. I lived with mice as a kid, personally, I think they’re great pets. But I’ve lost over $100 in food and spent even more on preventing them from residing here. It’s like having tiny, drunk roommates that don’t help with rent. Would literally never recommend this place for rent. And as for the comment “8 and above have no mice” well considering floors 1 & 9 have a total of 5 units, I’m sure the top doesn’t have mice. They’re down here with the rest of us. Even as you enter guest parking you see mice trap boxes lining the entire drive way. Should have read the reviews before signing. PS management NEVER EVER MENTIONED this in my application process. Not once. Knew keys to hand on the first day was too good to be true. Been here since Jan. Problem just gets worse. Below are photos of me sealing off areas under cabinets that are due to absolutely poor planning and action with installing. Just sloppy. Honestly. As well as plain packing tape on door ways to make sure the mice can’t hide else where when I have to physically escort them from my home. This is grounds for breaking lease, management better hurry up and get this issue resolved05/14/18Im adding new photos to prove the INFESTATION of mice in this complex. It gets worse daily.05/25/18Since you can’t comment replies: I have had my phone by my side and have been up since 7:30am. No phone calls or texts were sent, nor emails, nor a message via resident portal. So your “contacts” were not efficient if ever sent. I have never consented to having any staff member or pest control enter my home without explicit consent and my being present. So had he entered, we would have a serious issue. I made a verbal request for pest control long before it was actually given, if you review the recorded call from the day it was granted I was VERY angry over the phone as I had requested pest control a month PRIOR (which is also in your phone records) and was not taken seriously. Lastly, the idea of “pest control” on their end is to put two old school traps behind the oven and wait to see if they go off... which resulted in me having to sit and listen to not one but TWO mice scream to death for several hours, preventing me from being able to sleep, to I told pest control I was no longer in need of his basic and unhelpful version of assistance and went and purchased my own humane traps for catch and release. This place has given me nightmares, ruined my way of living, and made me sick to my stomach. They conveniently wont allow me to post any further pictures to my review because they show mice and mice feces all thru my kitchen, even after cleaning it daily and dousing everything in bleach. This building deserves to be condemned.
My experience has been exceptional. The leasing and entire team servicing the building have been nothing but professional to work with. I would highly recommend the building.
LOOKS ARE DECEIVING BUT THE PICS BELOW ARE NOT! The upkeep and sanitation is deplorable. I resided less than 30 days before the property manager volunteered to let me out of my lease. The Assistant Property Manager Candace has a very nasty attitude and the Regional Manager lacks any leadership presence. I contacted the Health Department, the Fire Marshall, the County Council and State Senator !I caught one mouse each day during my stay. The trash chute is dark, unsanitary, and infested with mice. The doors closes behind you making it very likely to be trapped inside the chute. The alley along the loading dock is infested with rats. You cant miss the large rat boxes along the alley end of the building.The garage gates were broken the duration of my stay. The key fob system is faulty so I spent the first three days locked out of the building until rental staff returned. Guest parking is designed to discourage guest from visiting. Handicap parking does not meet ADA compliance. Parking will be hard to find because it is all designed on one end of the building.The building does not have window insect screens. I was guaranteed a free storage unit that was inconveniently located on the other end of the building. My apartment was not ready for move-in, broken toilet knobs, guest bedroom had no electricity, broken smoke detector, mold in the bathroom, washer unloaded water on the floor, dirty carpet, missing thermostat.After being let out of my lease, the Promenade charged me for BGE for a period after the apartment was vacated. This resulted in a BGE generating a collections notice. I am now suing UDR for punitive damages.
Unfortunately I have to adjust my previous review. The apartment is nice and the staff and maintenance staff were helpful. Its upsetting that they took our whole security deposit as this has never happened to me so I guess the previous reviews are true. Don’t expect your deposit back and expect some long hallways and not great sunlight in the apt. Other than that some bang for your buck.
I am puzzled by the bad reviews. I do not live there, but my college aged sons do. They have nothing but good things to say about the apartment and the management. No mice (even though they are slobs) and all of their maintenance needs have been dealt with promptly. The apartments are really gorgeous and the public spaces and amenities are great. Its too bad that they are currently closed due to Covid, but thats not managements fault. I wouldnt hesitate to recommend this complex.
Neighbors are disturbing. I contacted the leasing office regarding one of my neighbors who was playing music at 3am and still the guy did not stop. It’s AWFUL!!!
From the second I walked into the lobby, i was hit with a sense of warmth and good vibes. We had a great first experience when we came on the tour of the apartments and found the perfect one for us. Has a touch of modern infrastructure in and outside of the building.For the past months we have lived in comfort and this place has been great to us. If theyll have me..Ill never leave.
I just spoke with Anthony Jordan regarding the onsite party venue and he was quite condescending. He claimed he did not know anything about the party venue then contradicted himself a number of times. Each time I asked a question, he lacked focus and pivoted to another topic. He was not friendly or engaging at all. It felt like he was just rushing me off the phone and he didnt have the patience to answer any of my questions. He seemed to send adversarial pompus vibes and was not the least bit helpful. Even the agent that answered was oblivious as to how things work with the company.As much as I try to give businesses a chance despite poor reviews, this is clearly a business under horrible management and corporate does not seem to care. Countless people have shared their experiences about management yet all I see is the supposed owner placating in the review replies. The combination make me understand WHY their tenants are so fed up with management. Sadly the company that replies to the reviews dont seem invested in addressing the overwhelming management scrutiny.
I filled out the application and paid fees then they sent me the contract to sign and everything was going wellI until I have called the leasing office for two times to get further information regarding move-in. The provider said,” your application was denied”. I don’t receive any thing about that denied. I tried to check my email address with her but she was really tough and she end the with disrespectful.The stuff needs more training to be able to provide good service.
Recently, I encountered a situation in the parking garage at The Promenade Apartments. I no longer feel safe walking from the car to home, and since there is no other parking option I think that it’s best if I leave soon. When I expressed my concerns, the staff and office manager did not care.I am sure that this comment will receive one the Promenades cookie-cutter responses shown in other comments below, but well see.

I am very concerned since the only high reviews dont even give a commentary. It leads me to believe they were only put there to offset the staggering amount of poor reviews -- there are TONS of those, and they are recent. I am now contacting the company to try and get out of this lease (I was supposed to move in 08/25). I will have to see if they give me a clause promising that I will not experience rodent infestation, but chances are, they wont be able to make that promise. This is not giving me a good feeling AT ALL.

Honestly speaking, since there was a change in management, this apartment has been nothing but pleasant to live in. Anthony and Shar are very diligent at their jobs and they make sure all your complaints are handled in a timely manner. The concierge is more responsive and professional. I lived here in 2016-2017 and I despised it, not only was the manager at the time the most disgusting person to deal with, the concierge was nothing to write home about. When I found out the manager wasn’t working there anymore, I reapplied and not once did I regret my decision. You’ll love it here as long as Anthony and Shar are still employees in Towson Promenade :)
Hello to every one and thank you for reading my post. If you are thinking or even considering moving to this place you should read my experience with this community first. I am currently resident of Promenade and I can tell you with much confidence that living here has not been a good one. the property it self is nice since the design is beautiful but the management is far from any beauty and professionalism . usually good work ethics and professional attitude starts from property manager and that is something you do not see and feel here . the management is really weak and unpleasant. I was under an impression that we all are living in very secure and safe community but that was also wrong. about a month ago I had my motorcycle stolen from garage where I park my cars. my family are living where any one can come in and steel your property or strange people come in and stand behind your apartment door asking for help !!! asking for money! it is strange yet more scary when you get a notice from management office to dont open the door and call 911. there are many other events that is hard to write them all here but for the money I am paying here I would like to have security, safety, comfort and none are find here. when I tried to speak to the manager to voice out about all these issues there was no respond. I even had my lawyer to write a letter to the management to see if we can look at the camera to see who has stolen my vehicle but the answer was Sorry we can not do that. so why do you have camera here? are they real or are they working at all ??? ha ha ha ha ha ha..... it is so upsetting that makes the whole thing funny and stupid. in any event, if you would like to have a your property stolen like mine and have craving for nightmares do yourself a favor and move on in here. you can also read more stories and opinion of some other tenants who have the same experience like mine and then hurry and get in since there is special deal is going on here in Promenade these days... no wonder why they are advertising with so much perks to get people here. thank you again and have a nice day. I have lived here for about a year and a half now, and I could not be happier! The Towson Promenade is absolutely what I would call a Luxury Apartment.For starters, this is the first complex I have been at where parking is a non issue. It can be somewhat annoying to have to get a guest pass to have people over from time to time, but the trade off is everyone will always find parking regardless of time of day!The maintenance crew is also top notch! I rarely have any issues in the first place, but when I do the maintenance team will always show up very quickly and resolve the problem like skilled professionals.But no place is perfect. For many months, I did have an issue with pests. I had to get the exterminator (which was a contracted vendor not part of in house maintenance) every week and get no results. I did eventually complain to management, at which point the maintenance crew took an active role in the problem. Ironically, once the maintenance crew got involved and took over the situation from the exterminator, the problem was resolved swiftly and permanently!The fire alarms tends to go off every month or so, but I dont really care about that. York road and Fairmount ave are main streets, and it is pretty common for sirens to go screaming by during the day, but much less so at night.The location could not be better! The Towson Promenade is within walking distance from the mall, the grocery store, several colleges, and the incredible downtown area of the circle. For an area that seems like it should be busy and alive at night, I am amazed at how quiet it always is.While no apartment complex is perfect, the Towson Promenade has just about everything you would want from a luxury apartment. From abundant parking to an incredible lobby with endless hot chocolate (Very important to me), a modern and spacious open floor plan, and a short walk to anything you need, I highly recommend the Towson Promenade for anyone willing to pay for the privilege!
The worst place you can live in. The management is horrible besides the rats you see randomly at the garbage area or by the entrance . We are in the 6th floor and when it rains water drips in the hallway way. Yes, got water dripping in my head but they put some water basin in the hallway. Forget about renewing lease since they don’t know what they are doing at the center and of course, you will pay the price. You should expect luxury when paying so high for rent, right? Last summer there was no air conditioner at the gym and the temperature was almost 100 degrees all the time. The pool was not heated during the summer as well. I really can’t wait for my contract to expire so I can move out.In 2016 we had to move to another apt because the new tenants above us were too loud. I guess the isolation is not that great? We could track their steps around the house besides they doing heavy laundry at 2 in the morning. We wake up really early in the morning and the noise was affecting our job. Anyway, we complained several times and nothing. So we decided to move to another APT so we could have peace at our own home. Promenade not only Charged us $800 of transfer fee but made us pay 1 months of our old apt after we moved .Yes, they don’t work with the tenants. If you like living in hell please move to promenade!
Just had my first maintenance experience and Mike the manager couldnt have been nicer. Granted it was only lightbulb replacement which is a nice complimentary service but so far so good!
Wow, reviews work I guess. I was considering checking this place out but after reading through these reviews and seeing how generic these follow ups are to the reviews by the staff, I’m not going to waste my time. What a shame, place looks nice. But looks are definitely deceiving in some cases.
First, let me just say, that I NEVER absolutely NEVER write reviews about anything. However, because the leasing consultant, Taylor Gordons customer service was unlike anything Ive ever experienced I thought it was worth mentioning. I arrived a few minutes early for a 3:00pm appointment and upon locating the leasing office Taylor was sitting at her desk along with another assumed leasing consultant to the left of her. I was greeted by neither of the two and no they were not assisting anyone. Once I asked if I was in the right location Taylor asked me what my price range was and anticipated move-in date after I told her she said Oh, I can tell you we dont have any at that price. After which, I said thats odd because on your website there is an apartment listed for far less than whats within my range. She then said, Oh yeah, people have been asking me about that one all day. I didnt say anything to her, but thought to myself why would you tell me you didnt have anything available if youre well aware of the apartment available? Anyway, she said that apartment was not available to view, but did not offer to show me anything else so I asked if I could see what was available to view, then she said yes but its nothing like what youre looking for. I then insisted that I just wanted to see the apartment anyway. Most leasing consultants will give you a tour of the entire facility or at least the amenities that are offered to the residents, I got none of that. I walked away feeling as if I was some sort of inconvenience for her and I would never want to patronize any business that have people with such awful customer service. Most places will wait until youve signed the lease then show their true colors, but Im so glad that young lady showed me exactly what Id be in for if I decided to lease an apartment with Towson Promenade. Signed, a very disappointed prospective resident.
I would like to say that my experience here after 11 months has been wonderful, and I would like to give the leasing office staff ( Anthony, Emily & Char ) a 4.8 star rating for their always friendly & professional service and always being there to go to for issues. The building is making great upgrades to the keypad system, lobby/game area and hallways. Most people’s experience is going to be based off of what you put in is what you get out, with that being said I feel like it’s a minnie community here as I greet my neighbors in the halls, share a convo at the pool or talk in the lobby, I chose to lead with positivity & love and that’s what I get from our community.
There are a lot of outdated negative reviews of this complex; take these with a grain of salt. I recently moved into this complex and can assure you 90% of the issues complained about in the reviews are no longer existent. All of the trash rooms that were complained about have been renovated or in renovation. The concierge and leasing staff are attentive and work with you. For the price point, you truly are getting a fantastic deal. In relation with other apartments in the Towson area, the Promenade is the one of the best Ive seen. The units are an extremely refreshing take on apartment living in the area. The entire complex is beautiful and well maintained. If you are considering the move Id say pull the trigger and come down!
I have been living in the Towson Promenade for 2 years and very unfortunately signed a renewal of my lease a couple months ago. We recently have had multiple mouse sightings. We hear them scratching in the walls at night. I could give a long story, but simply put the Promenade does not care that your living with mice. The exterminator does not communicate anything to the maintenance team. I contacted the community director who was unhelpful and uncaring. Long and short, DO NOT rent from this community.
It will be 6 yrs. in November living here. I lived in a 2 BR and a 1 BR on the same floor. I was excited about my move here because of the spaciousness and layouts. I have watched the decline in the building care over the years. All of the complaints are spot on including high turn of all staff positions. I must say that when I moved here in 2013 there was a sense of classiness to the place. Not anymore. I hesitated to post a review because I sense the retailiation of management to come up w/some legal reason to retain my 2 security deposits. Yet, the word is out The Promenade is not what it once was. I was taken by the banners that used to hang majestically around the building. Those were the glory days. The craftsmanship of the new flooring, Ive seen 2 renovations of the floor, is unbelievable. There is buckling. The walls are beat up from moving and who knows what else. White paint is just smeared over the holes and marks. I have seen food and other matter smeared on the walls and ceilings and remain for months. How do you not see this in a building that you manage? If you sat in your rodent proof office and only tour the courtyards and not the entire building on a regular basis you dont see what the tenants, residents see on a daily basis.Having guests over used to be exciting because they just loved the look of the place. Now my guests think that Im nuts paying the equivalence of a mortgage for residing in a building that often smells, has unsightly walls injuries, rats, mice, and more.I said I wasnt going to join in w/the truth tribe, but my friends convinced me to share. Im leaving out some things, but know this I have hung in here for a minute. I have watched Directors, Leasing Agents, Maintenance Staff, Cleaning Contractors, and Concierges come and go. I watch as landscapers and other contracters do minimal work. Leaving weeds that are right in front of them alone. They get paid to do poor work.If I have to highlight any one thing, its the mice. They run across the grills and counters day and night during the summer. These are recent sightings to me though. These other accounts are truly horror stories. No one should have to pay to live anywhere where there are rodents, especially the mortgage amounts that we chose to pay to live at The Promenade in Towson. Owers and management need to do better. If youre searching, read each review and Think Again.
This place had really gone downhill in the six yesterday Ive moved here. The building is great. Management sucks. They literally do nothing that benefits their residents.
The worst Apartment Building ever for the amount of money spent for a so called luxury Apartment. Front Office Staff is rude and unreliable. Very Loud Fire Alarm goes off often sometimes three times a day at various times of the day.Maintenance staff is very professional, however took them a week and half to install a water heater however no discount on my rent for the apartments faulty equipment.Packages are often stolen, but instead of the front desk holding your packages they put a machine to store packages for a fee.I WOULD STRONGLY SUGGEST PEOPLE TO GO ELSE WHERE RATHER THAN WAIST YOUR HARD EARNED MONEY ON THIS PLACE.

See more below.The rent that they charge is completely inconsistent with the inconveniences that have occurred in my six months here.The fire alarm has gone off multiple times in the last few months. Sometimes many times in one day. There has only been one instance when the alarm detected a fire. All other times have been because of a faulty system.The building is not clean and poorly maintained. Theres trash all over the place in the garage. Dead mice in the stairwells. Many of the lights in the stairwells are out or flickering. The vast majority of these problems could be easily taken care but are left completely unchecked.I have also seen mice on the premises on many occasions and recently saw one in my apartment bathroom.If the management here was advertising the promenade as an average apartment complex and charging a more reasonable price I would have no complaints but with the rent at a higher price than the other buildings in this area it is absurd that anyone should have complaints like this.
After living here since 2014 slowly the place has changed. The apartments are nice, the amenities are good but be aware that slowly this complex has really changed in the clientele as well as the quality and customer service provided. I’ve only ever lived in luxury apartments and unfortunately Towson Promenade is no longer in my view a luxury apartment.First, there used to be many hosted events that were well put on and thought through but most importantly when they would say 3:00pm to 7:00pm they meant it. Now that means 5:00pm and half way thrown together. The previous managers were highly involved in the set up and quality of the events whereas now it’s maybe one or two staff members trying to pull it together and apologizing for the poor quality and terribly late starts.Second, vandalism has reached a high here and no one in the office seems concerned. I have attempted on 7 occasions to go down to talk to the manager regarding the fact that our apartment door wreath was not only vandalized and the hallways littered with trash but there was food on the ground. My out of town family was present for all of this and I was embarrassed to call this place Home.Third, lowering quality but insanely inflating cost to rent. If your service has gone to budget quality at best then why the 5% - 7.5% rent increase a year? Also, judging by the eviction notices I’d say your screening process is awful! Just today 2 notices near my apartment were posted, am I surprised that there are criminals trashing and vandalizing the property? No, obviously they can’t afford to live here and do not appreciate the facilities.Fourth, while there have been improvements to the fire alarms it was concerning a week ago that we assumed it was a faulty alarm because just a couple days before it had been, and to our amazement it was truly a fire. That’s how frequent it’s happened over the 3 years.Fifth, concierge is unreliable from a time perspective. As a manager in a service industry I would be ashamed if we posted times for the luxury concierge and near weekly it’s unavailable or leaving early.Sixth, I rented the guest suite for an astronomical rate but for convenience, I booked on Wednesday, 5 minutes later made the payment on my account. The check in was for Saturday. It said allow 24-72 hours for approval. I went down on Thursday to the office where it was confirmed to have been received and I was told to get the keys on Saturday at 10am by one leasing agent sitting at the first desk. Great, all set, right? Absolutely not. After family had traveled through the night and wanted to rest I came down only to talk to the “manager” and she said that they have no record of the request and questioned the payment being made. I gave the info and she said come back at 1pm. At 1pm I call and after a very rude conversation with a leasing agent she acts like she has no clue about this and says to check back and for the second time I give all the payment info and confirmation. Finally at nearly 3pm I was able to get the apartment. This is a typical customer service experience, it’s a different story from each person and the manager is never present to address concerns like vandalism and incompetence of her staff and facility.Eight, we have grown so unhappy about living here that each renewal we sign less and less months because we are unsure how long we can take it.Nine, you shouldn’t have to wake the security officers to alert them to open gates and doors...that’s how crimes happen. Also, can you hear what’s happening with earphones in watching videos on your phone if you aren’t sleeping?The good: I miss Chris, he was the last person I respected in the office here. The coffee machine. The apartment is nice, but not 30% increase nice than 3.5 years ago. The mailman is awesome. The parcel service was smartest thing you’ve all done after our 3 packages were stolen last year.The maintenance men are phenomenal and truly luxury quality.I suggest to scale back to rent of previous years for good tenants that have never once caused an issue.
Not worth the high prices that they charge. My experience; 9 months to fix the key fobs, 2 months to fix the AC, 4 months of the door to the garage being broken and countless instances of dealing with people moving in or out late at night five feet from my apartment. The staff was slow to act in all instances if at all. Now being forced to pay for another month because the office did not notate my account back in December when I told them that I was not renewing. I DO NOT recommend that anyone move here.
When I first moved in I LOVED my apartment and all the amenities that the community had to offer back in August 2014. Moved in thinking this would be the last apartment I would rent until I was ready to buy. As time progressed my feelings are much different. Besides my actual living space, I no longer enjoy living here. From the many fire alarms I experienced last summer to this winter, coupled with the visitor parking passes it is my time to go! For the amount of rent residents should not have to walk down to get a visitors pass each time, be limited to 14 visitors a month, nor should I have to adhere to time frames in order to request that parking pass. All visitors are not planned and sometimes I may wish to have several friends over at a time because I love to entertain. The community no longer meets my needs!
Apartments are the nicest apartments I think Ive ever been in. Theres about 3 different companies involved in this. Theres UDR, then the Promenade, then a larger company owns this building and UDR just Manages it. They change parking passes, pool passes (For the 3 hours of sun you can get during the day because of the design) for seemingly no reason. We regretted renewing for a second year. We did it strictly because of the inconvenience of moving. Paying for a reserved parking spot where they put no real markings letting people know not to park there. When you call to have the owned of the car notified by the staff they say were on it!. Next day the car will still be there and the person working the night prior was Just filling in. They are never responsible for what someone else said they would do. They put a warning for parking, on my roommates motorcycle, on the gas tank so the paint peeled off. They will do nothing to reconcile that, either.
First and foremost, I would love to keep this short and simple, but theres nothing simple about living here.-3.5/5 stars for appearance and amenities-The staff is HORRIBLEEEE! Leasing consultants give misleading information constantly. There is always a miscommunication or misunderstanding, nothing is ever clear and direct. When info is miscommunicated it is the tenants fault.-Fire alarms go off AT LEAST once a month. Doesnt matter what time or day it is (3am, 7am, 5pm on the weekday). This has happened for many months consecutively.-UDR should take the leasing staff jobs and teach them about efficiency and customer service.-MICE!!!! There are mice in the garbage disposals and even the apartments (so much for LUXURY).-I would not recommend living here and I advise UDR to hire staff that care about the tenants. I was happy not to renew my lease here and regretted ever signing one.
Nice place, but has a lot of problems for a luxury apartment. Alarm went off in the middle of the night, dogs pooping in the hallway, welcome mats being stolen/switched around, key fob not working, garage door not working.
This place is awful. TERRIBLE mice problem found upon 1 week of move in. Management is horrible. The staff and the manager that work in the physical building are rude, snobby, and constantly have a better than you attitude. However when you watch them give tours, their like completely different people so they can get that signing bonus. Mice in the apartment, rats in the trash room, leaky ceilings, constant issues with HVAC, everything is always broken. ITS NOT WORTH THE NIGHTMARE TO LIVE HERE
This place is horrible. Costumer service is terrible. Mice problems are terrible they renovated the lobby to make it look nice. They need to change the employees who works at this office. Everyone is rude. Can not wait to leave.
Worst place ever for the money. Tons of problems,management is horrible and reaovles nothing for you, I was recently bit by a dog at there dog park because the owner had it off the leash, I filed a report to it to management and showed them my hand, they made no report of it. All I got from the girl at the desk when I came back down to get managements number was oh yeah youre the guy who got bit by the dog no report though..... Other problems, Ive gotten locked out of my apartment several times because the fobs didnt work, (took them about a month after moving in to get both fobs working right) the fire alarms constantly go off for no reason. Ome saturday it went off for at least 5 hours and then 2 more that Sunday. But dont worry they will throw a pizza party once a year for the inconvenience of the alarm going off every other week!!! its dirty the carpets are stained and gross, their are mice. Upon moving in the microwave handle wasnt even attached to the microwave, the towel rack fell of when I put a towel on it, 6 lights went out within the first week of living here (Ive had over 20 go out, they dont get new ones just ones from vacant apartments) Ive had my wash machine stop working, my refrigerator right before Christmas went up with a ton of food in it. Ive tried to get in touch with management and was never contacted or given there number and told I would be contacted. Ive still recieved no phone call. Overall the only people I would recommend this place to is ABSOLUTELY NO ONE!!!Edit: after our move out date they are trying to charge us $600.00 for things that were already a problem when we moved in. They are charging us 200 dollars forscartches on the hardwood floor that we made a note of upon moving in. Theu are also trying to charge us 200 dollars for new carpet starting that the cause was urine from my dog. My dog never had an accident at that apartment and she wasnt allowed in the bedrooms while we werent there, we kept the doors closed, they also charged 100 dollars for a cabinet to be replaced that didnt need to je replaced, screws just fell out from being loose over time. BEWARE OF THIS PLACE!!! They will try 5o nickel and dime you for everything and will send you to collections for stuff that was already there upon moving in. They have record of us noting that the floors were scratched but still wont take that charge away. Theres good reason that most of the reviews are 1 star. I have a hard time believing anyone has had a pleasant experience here. The management has been rude everytime Ive talked with them and the place is an overall dump l. DONT WASTE YOUR MONEY!
This community is a joke. I have lived here for 2 years. Everything that you have read about this property is true. If they tell you they dont have mice issues. Ask to see there trash room. There is white foam everywhere yet mice and running throughout the building. The staff her is terrible between the leasing agent Anthony who doesnt let you speak to the manager which is hiding in the back. The regional is on leave there is no other person that you can speak to about your issues because there is no one over looking the property. So the manager can say and do as she pleases. They charge people for not having insurance but as soon as you do put on your insurance they continue to charge you 6 months later. If you dont pay the insurance fee they will charge you a $64.00 late fee on top of the $60.00 they already owe you. When I addressed the issue they stated that I am basically powerless because if I refused to pay they will take it out of my security deposit. STAY AWAY FROM THIS PROPERTY. Its garbage it may look nice but what you have to live with and go through to live here is terrible. I so glad my lease is up and I am move to a better place.

Came to tour as a prospective resident and the guy wouldnt let me ask a question,interruptes me and says he was going on lunch. I just wanted to ask how late theyre open so i could return but he wouldnt let me talk. Mmhmmm i am definitely returning.
Pros: The maintenance team is amazing and friendly. Great apartment!!Cons:Horrible service and a very greedy corporation. I moved in 01/2016 and moved out 01/2017. The only aspect of luxury you really receive is the apartment itself. The staff is rude, concierge is unreliable, and all they want is your money. I was locked out of the building for about a week. Not because I lost my key fob, but the one I had randomly stopped working. When I went to office they said I had to wait until they ordered more. Do you know how frustrating it is to come home from work, park in the garage, and walk around the building to use the intercom and inform inform the office you need to be let in… DAILY. The garage doors break often…. try backing out onto busy York rd because the garage door isn’t opening. Annoying! as well as dangerous. They charge for pool guest even if it is a child (keep in mind the pool is never crowded). They make you hate them more and more everyday up until move out. You must pay for a professional carpet cleaning service when moving out as well as replace filters for the refrigerator. I could have SWORN these things were property of UDR and residents are to maintain them… NOT pay for them to be prepped for the next resident. Yet, they have carpet stained hallways. YEAH WHAT LUXURY! If you are looking for a great place to live in Towson, go the Southerly or to the Winthrop. I am not a picky person and I rarely do reviews on businesses but I do not want anyone else to make this unfortunate and unnecessary mistake. I’m staying in the Towson are but can no longer deal with the promenade.If you want a place that is greedy for money, pissy and poop stained hallways the Towson Promenade is the place for you.

The apartments are nice. Offer the look you would expect from a luxury apartment home. The service you get all depends on who get. 95% of the time concierge has not been helpful - not a fault of theirs. Office staff usually keeps switching around too so you need to catch them up to speed on your apartment before you ask for a specific request or complaint.Youll see a handful of eviction notices on your floor on any given day. The inflation for rent is very high.MICE. This issue is by far the worst and intolerable for. When youre paying a high rewnt you expect a building to the take more measures to ensure mice are not a common occurrence. If you are to get a unit here - get anything floor 6 and above. Management themselves have told us that 6 and and above have had no mice. I dealt with mice for 9 months. I had a bird but we made sure the seeds nor any other food was on the ground. Grand total of dead mice was 5 before they finally plugged all the holes they could find. And now one year later mice are back!!!!!Insulation is also terrible. If its 50 outside your apartment will be 50. If its 78 and humid outside, your apartment will 85 - not exagerating! The air from the heating/cooling is so loud and it runs constantly. The apartment isnt able to hold the temperature for more than 5-10 mins.If none of this matters and you just want an apartment that looks good - then this place is it.
How do I begin? This apartment building is INFESTED with mice. INFESTED! You can hear them scratching in the walls and in the heating vents. If you go into the hallway late at night, you will see them running through the hallways. There pest control is a joke and when I asked could I get my own pest control at my own expense, I was told no. I moved into an apartment and on the first night, three mice were running around the living room. Also the carpet was disgusting and was full of animal hair which made it impossible to stay inside the apartment. When I told Ms. Torres about this she said I could get the carpet changed at my expense. I am attaching pictures of the mouse droppings and of the dirty water after shampooing the carpet 8 times.

I’m a current resident here and I’m very disappointed. First and foremost as I’m writing this review this morning at 8am I can’t not sleep because I hear loud noises outside my window. What do I see ? I see a worker throwing away trash in the dumpster. the slamming of the garbage lids. wooden planks, chairs and other things being carelessly tossed in the dumpster . This is EVERYDAY. But get this 2 hours from now the garbage truck will arrive and empty 7 garbage containers. Then I have to listen to the worker clean up the area and load more trash in the garbage container. When everything is done it’s at least 1pm . Mind you I work overnight . This isn’t fair to me or anybody else that lives on this side of the building . Smh . Now fast forward when it’s at night . For several hours I have to listen to the sounds of rats 🐀 yes I said rats fighting over the food or what have you outside my window.

(Im purchasing a house) My apartment is so perfect for me, the layout was thoughtfully planned. I love the open concept. Beautiful hardwood floors, stainless steel appliances, granite countertops, soaking bath tub & more. Outside of my floor to ceiling windows I have an awesome view of the Towson Town Center mall. Needless to say the location is incredible. Secure parking garag, Ive never had an issue with parking. Awesome amenities; Concierge, mail room, pool, gym, outdoor living space, firepits, movie theater (which has since been renovated), & more.Its not perfect but I will say every issue Ive ever had (fire alarm randomly sounds, pest in trash room, amenities out of order, ect) its typically addressed & corrected in a timely manner.Overall I had a petty good experience @ Towson Promenade

I am appalled that this apartment building will not allow a tenant to post flyers around the apartments for her missing furbaby Daisy! Dont allow animals period then! The management there and the owners are obviously NOT animal lovers or they would realize that an animal missing is like a child missing to many people! Get a grip!!
Wow, I should have read these reviews before I moved in! I understand everyones concerns, frustrations, anger and overall bad experience. I too had a not so great experience in my 5 months of Towson Promenade. It all started with the vandalism of my car (within 1 month of living) and continued to terrible service with maintenance issues. All acculuting to me looking for a new apartment and in the process of breaking my lease! I will say this, at least UDR/Towson Promenade management has fired people to fix some serious issues. But, perhaps way to late!
I live at this hotel/luxury apartment! They have a movie room, an outdoor pool, a gym, social rooms, computers, and printers all in the lobby!
As everyone else has said.. Mice are everywhere. Trash is everywhere.
My fiance and I was looking forward to taking a tour here and actually moving in but after seeing so many bad reviews we will gladly take our money else where the last thing I want to see or hear is a rat sorry the management sucks......GoodBye !
