As a landlord I have worked with Park52 for a few years they manage my properties and I have never had a hesitation to introduce them to my friends and business colleagues.As a landlord and having other full time obligations outside property management, I didn’t have time to deal with the ever growing needs of my tenants. Getting tenant calls over thanksgiving that the toilet was backed up isn’t something that was going to be scalable if I wanted to grow in this business. I tried keeping a 24 hr response time as stipulated in lease, but I remember how difficult it was to plan when I had business trips. I needed to change my situation.Hiring Park52 was the best business decision I ever made!Park52 are detail oriented, great communicators, transparent, accountable, tech savvy, reliable and so many other important landlord/property manager attributes. They keep running records of tenant needs and share those via email so you have a record of repairs and a log of tenant requests.Even dealing with difficult situations for example, transition of a unit that was run down by a tenant, Park52 followed through and were able to recover some funds to help fix destroyed walls. In this business and with thin margins, details when it comes to recovering expenses you are owed by tenant matter greatly.Park52 are an amazing team as well. You will receive emails from their accountant. You deal with a person for day to day, we have worked with Jeanna who is top notch. Originally I remember we even worked with some folks who deal with contracts. As a landlord that is important to know you are working with a high caliber team to manage your assets.Thank you Park52 for all the amazing work!

I bought my home in Tacoma and lived in the house for about 18 months before I got orders for an overseas assignment. I did not have enough equity in the house to sell, so I contacted Park 52 to manage the property. That was 37 years ago. They took care of the maintenance, marketing, and any other issues that came up with the property. I contacted the property manager at least one a year to ensure the house met the needs of the tenants. My property managers have been outstanding. Any tenant issues were resolved via essential communications. The Bookkeeping group was excellent. I received monthly statements that documented the revenue and expenses, which made documenting income taxes easy. Park 52 recently helped me sell my home. I will miss the comradery, the communications and all the efforts of the Park 52 team! Thank you!!!!!

We’ve used Park 52 since we first started renting out our condo about 10 years ago. They have been wonderful and Jeanna is absolutely the best. Whenever there was a problem she immediately let us know then discussed solutions and resolved the issue. We used other management companies over the years and never had the quality of service like we received from Park 52.

They gave us time to get our documents together since we had previously been homeowners. A lot if documentation was required, but they let us set our own move in date. When we moved out they sent us a very clear expectation for cleaning. I followed it and we got our whole deposit back.

Rented from them for five years. I never really dealt with P52 directly because I paid rent online and filed maintenance online which was quick and easy. The reason for the 5 stars was our manager Shelena. She was professional, responsive, helped me with strange situations particularly with the HOA I was dealing with and was very fair in our move-out assessment. If you rent from these guys or are a owner wanting them to manage your property, ask for Shelena!

When I lived in one of their properties, I never had any really issues. The only thing that bothered me is they advertised a fireplace but then couldnt use it to a law banning smoke. Also the neighbor was nice but kind of interesting.

I moved into a busy neighborhood, assured that Id have my reserved spot at least. It was poor management, too, when I reported the power constantly going out and they just had me call the utility company so it never got repaired. Part of renting is to not have to worry about leaks and old wiring like a homeowner would. They must manage way too many properties. Either find an apartment with an onsite manager or rent through a better property management company like Windermere.

My son contacted Park 52 regarding a potential apartment to rent. He was very upfront with the Property manager that he did not have long standing established credit or rental history. He told the manager we as his parents were willing to Co-Sign for him. He is 19 years old and was looking to rent an apartment with his girlfriend and a friend. The property manager told him if he doesnt meet the requirements they would likely still approve his application but would just require a larger damage deposit. Based on this information the three of them paid $50 each for the application process. Of course they got denied because they didnt meet the requirements. If the property manager had been clear to them that if they dont meet the requirements they will not get approved they would not have wasted their time and money.

Terrible company that operates in a very shady manner. We were warned before attempting to apply for a rental with Park 52. We were second in line and were passed over for the 3rd applicant for no reason other than staff failures and direct discrimination and violations of the Americans with Disabilities Act and the Fair Housing Act. They will find any reason to deny you when you meet the criteria even going as far as falsifying your signature and your paystub. They do not communicate throughout the process. Avoid at all costs. I can only imagine how terrible it must be for actual tenants.

Ants in the walls from the time I moved in. They kept coming from the electrical outlet. Neighbors in the building had the same thing happen. Park 52 would only post letters on our doors telling us it was our responsibility to clean up messes and deal with the ants. I dont think any of us were leaving out food, I think it was because of moisture inside the walls. Im leaving a negative review to inform future renters that Park 52 took next to no action to resolve this problem. I didnt have mold, that I knew of. Others complained of mold. I had ants. Overall not worth the stress of ever renting from them again.

Homeowners hire Park 52 to manage their property as an investment, and renters are not allowed to contact them. There is no going over the head of your property manager. So if you get stuck with an unresponsive property manager, then your renting experience could be a nightmare. Also, every person who moved out of the building said they were charged for unrealistic cleaning upon move out. For several reasons, I would never recommend doing business with Park 52.

But everything on the criteria we do meet and have had no problems with other companies. They have been nothing but unprofessional.

We were scrambling after cancer took our former property manager. Jeanna Kane of Park 52 seamlessly took over the position. She handled the transition professionally and ably. Paperwork was thorough, love getting direct deposit, and the monthly statements are easy to read. As is the nature of the beast - there have been emergencies. Its comforting to know that they have someone on call 24/7. I still feel like management is a partnership, but greatly appreciate that Jeanna and her team provide my tenants with safe, clean and dependable housing, while spending my money like its theirs! Cannot properly express what a godsend Jeanna and the Park 52 team has been for us!

I had some work done on my slider door last week by one of PARK 52s repairmen named Abraham. I just wanted to let you know that he did a splendid job. He was friendly and efficient. He also installed smoke alarms, CO2 detectors and checked the furnace filter, even made sure I knew how to change the battery. I cant praise him enough.

Colleen is very sweet and Heather is super helpful.Communication and flexibility is great with potential tenants.Current tenants, its like pulling teeth to get a response to anything. You have to hound them to get a reply. This goes for calls, emails, texts, voicemails-all of it.After hours emergency maintenance is rude and they act like youre an inconvenience because you interrupted whatever they were doing.Rent is cheap, they stay out of your hair which is really nice, and eventually get you taken care of.

Having lived here for 6 years, I have NEVER had any bad expierences. My move in process was so smooth and so well priced. I love this company because the people who work here care for their tenants! In times of need they shocked me and worked with me, even when it didn’t benefit them. When I was laid off and cut from multiple jobs; they helped me move out and I still came back to live in Park 52 homes after 7 months of homelessness. They helped me with no hassle and I got a bigger and better home at a steal price! When your on a strict budget and life keeps hitting you; I was so grateful to have a management company who knows the value of the word home. What they provide for others is truly amazing. I’ve never had one mechanical or appliance issue. Even when they came to update they hold a higher standard and give you the best! If I could give Park 52 negative stars I would. Unfortunately it’s not letting me post pictures of the property I’m currently living on. I have filled numerous complaints about the extremely unkept grounds that causes an excessive rat problem with the rotted trees and blackberry bushes. No one has done anything about it for years. I was disturbed when they told me “The property owner wants nothing to do with it and will not clean it up”. I was disgusted when I caught my dogs chasing baby rats out of the dead brush. I have still made it a point to contact them about these absurd living conditions. They left many neighbors no choice but to contact the pierce county health department.

I am a homeowner and used Park 52 to manage my home for the past 6 years. Colleen Nichols was/is the BEST! Easy to get in touch with and made the entire 6 years very stress free. I am back into home now and my house looked great, besides a little normal wear & tear, I am very happy. Worst property management ever. They are horrible and stuck up. Especially Jeanna. I was evicted supposedly just because ethe owner of the building wanted to go in another direction but oddly just with me living there. And after days of making the home look just as good as the day I moved in she wants to keep my whole deposit. She has lies upon lies of things shes trying to charge me for. Be smart like me tho and take pictures and proof of damages upon move in. Period. She will try and keep yours too if you let her.

I live next to a Park52 managed property. Aside from the fact that there is a squatter currently living in the house (much more to this story) and the traffic of various people that changes from week to week this house is kept in detestable condition, ranging from the rancid smell that it expels to the ever increasing amount of garbage that is piled behind the home which scatters most often into my yard and down the alleyway. Im aware that there have been of complaints that have been made to the city in regards to this property for a diverse number of reasons, and that may be neither here no there, but what I do think this sheds light on is that Park52 Management, at least in my neighborhood, is a poor property management company that has little regard for the condition of the properties they rent, and less regard for the neighborhood their properties dwell.

I am a very recent tenant, less than a month, and I needed two minor repairs.Both were accomplished within days of my repair request. The techs contacted me prior to and with my permission, did the repairs while I was at work. No mess was left behind, just came home to my shower curtain rod and dishwasher being fixed.Kudos to the system that Park52 has worked out, that repair needs are promptly addressed, and to the techs that make it happen seamlessly.Thank you

We loved our time with Park 52. Our property manager Colleen Nichols is great with communication. If there was ever a maintenance issue, it was taken care of in a timely manner by David. I would say the only upsetting part, is that when we moved out we werent refunded a prorated amount of rent. Its up to the owner of the home, and we havent heard back on that yet. Our final inspection went smoothly because we followed the checklist provided to us by the company, if we ever end up in the Tacoma area again, with out a doubt we would rent with Park 52.

It is costing me more money to live in my apartment than my lease states because Park 52 will not repair my washer, dryer for me. Their promptness to meet their tenant’s needs is lacking.

Worst customer service and blame you for their technology mishaps!I drove over an hour twice in one week to view a property that I had an appointment for and was unable to view it both times, which then resulted in someone else putting an application in and getting the property. It was a waste of my time and money. They were not apologetic and didnt try to make amends but then blamed it on me for not getting their voicemail to cancel.. I received their text services and maybe they should confirm a cancellation to a real person not leave a voicemail.Also, they require you to view the property before putting an application in, but then have two times in a week available to view it! I have worked with other companies that also require you view it but they are much more flexible and able to have you here it at a time that is convenient for you.Dont even look at their properties. Dont waste your time.

I rented through Park 52 for 2.5 years and was completely impressed with the entire process. It was easy to rent, easy to pay rent, and the move out was simple and flawless. So much to say. None of the staff has a solidified view on how the company runs or functions and the application process is long and painful. If you are looking for a smoothe and buttery transition from your current residence this is not the company for you to deal with, they are rude, expensive and as unprofessional as can be. Great properties, but Id much rather hang myself than give these piggies my money. Whether my application is accepted or not I will be declining.

My regret is renting the house I’m in now. Looks nice but once you live here, you start to see how much work it really needs, then repairs are done “bubblegum job”. It’s the month of December, this is the second time my heaters have gone out since I’ve moved in this past Aug 2017 and leaking windows and ceiling and also now noticing soft areas in the floor due to water leaking somewhere in the house by the living room. I’ve made contact with the property manager and wow.. blows my mind how poor customer service. I don’t think she even listened to a word I was trying to say, would cut me off and not take the time to listen to my concerns. Her answer is “that’s to be expected and that’s why our maintenance crew are so busy” without listening to what I was trying to tell her. I didn’t feel valued as a tenant at that moment. I’m just someone occupying the house for the time being during my lease and someone who pays their rent and bills on time. That’s all I am to them. I will not rent from park52 again. First and last time.

Park 52 took over my property a few months ago Colleen the property manager has been an big help. I am a single mother of 2 boys my oldest who is 5 is autistic. Colleen has been a angel helping with my familys needs like installing a higher lock on my front door, fixing my gate after a big storm. Would be a zero if it allowed. I called to talk to jeana to talk about moving out. I moved in on a prorated lease but couldnt leave on a pro rated. As soon as I asked about other things in the lease that has not been satisfied she said she had no time to talk to me. Was extremely rude. Said all I do is complain. But when I call its because there are loud parties and suppose to be locked gate according to lease. She told me I was lying. Do not rent from Pacific 5000. Also there have been a couple notices for water shut off notices for this building

Park 52 rushed me through my new tenant walk through, which I did not appreciate because anyone signing a rental agreement should be given time to notate any existing damage in the rental unit. The agent kept reminding me how many doors she has to manage. The walls were not painted between tenants. Park 52 rental agreements prohibit tenants from painting, or even repairing nail holes before moving out; renters are charged for Park 52 to repair and paint upon move out. Renters must also pay for aluminum blinds to be cleaned. Park 52 only allows renters to go through one particular company for this, and the process of removing and cleaning the blinds offsite takes three business days. Renters must steam clean carpets at $75 per room, which is a loose term for areas of the rental unit. Park 52 only allows renters to go through one company for this.

Worst agency to ever rent through. Just dont do it. They will screw you out of your deposit and come up with reasons to keep your money. We had a fence that was busted, probably caused by one of the drunks who kept speeding through the alley. We paid for the damage, but every day we drive by our old place we see that the fence is in the same condition it was when we left. What did they do with the money we paid? Also they were unresponsive when it came to fixing anything that was broken. The landlord kept making promises for insulation in the second, add-on bedroom, extending the fence, and putting in more cabinets but that never happened. He probably just said that to get us to stay. Then there was the issue with the carpet. We have kids so chances are it will turn to crud quick, but their maintenance person left a black mark on the carpet which we had to pay for. Sandy was so unprofessional and very rude. Is cussing really professional while you are showing off a place? I dont care about cussing, but its still not professional in my opinion. Dont go through Park 52. I highly recommend Windermere. I havent worked with them in Tacoma, but in Port Angeles they were phenomenal.

Had two showings scheduled today and were both cancelled due to an application being put in for both properties. The woman who was supposed to show us these properties said that they dont show properties while pending application approval. Which to me doesnt make sense because if something were to fall through on the other applicant they wont have a back up. Didnt give a solution or option to view another listing after forced cancellation. Very unprofessional.

This is the worst rental agency that I have ever witness in all my life. I fell in a hole on property that I was renting and they told me I was trespassing. They refuse to do repairs in a timely manner and their place that I rented had mold and mildew in the walls so it was constant and ongoing and all the agencies that are suppose to investigate and alleviate the problem refuse to give them a citation from the better business bureau to ACLU. I will never go on another company word or trust any one affiliated with them

My experience was good when moving from one Park52 to another. But the second property manager was a nightmare when we were no longer potential customers and moving out. I also found her to be dishonest. I rented with them for around 10 years or so. Repairs were hit or miss frankly.

First words from the heavy set womans mouth, We dont rent to people with felonies, eviction, and I introduced myself as not representing that population, Ive written a complaint to us housing department.. Had to leave the states for a little while but lived at The Pointe for a 1 1/2 years. Theres no where else in the area that has a set up for the price they offer. Reviews are low because people that have good experiences hardly ever write a review. Cassandrea, the property manager, has always been professional, very nice and easy to get a hold of. If you just take care of the property your renting I dont see why you should have any problems. I would definitely recommend this property to anyone looking to live comfortably and save money while doing so.

They could try returning emails and phone calls, and have more accommodating hours to show properties to the working public.Once I was able to view the property it took 2 tries, because they had the wrong key code the first time. The person that showed the property was very nice, but knew nothing about the property, and was basically there to open the door.Very poor follow up.

We have rented through Park 52 since January of 2012. We lived in one home for about a year and a half then moved to a bigger home to accommodate our growing family. They are very, very prompt with maintenance needs - usually I will get a response within a coupe hours. Their customer service is excellent, everything is so clear especially when speaking with Stephanie Elguera! I also enjoy working with our property manager, Maria Alamanza. Shes great! We have always been given ample time if any changes are made such as rent increase, annual maintenance inspections, etc. Recently they have allowed for online rent payments. I LOVE this feature. And so far, no issues at all. Its so simple! I would highly recommend going through Park 52!

Do not rent from this property management!!! They have horrible customer service. The front desk doesnt have a clue. While the department you need to speak with never answers their phone, or bothers to call back. If for what ever reason your property manager is out sick no one else can help you, because they have no contingency plan to provide assistance. They tell you Oh sorry. Try again tomorrow. They also are horrible at record keeping. Lost a renewal agreement, claimed a bill was not paid. Also, when you decide to move out regardless of the number of days you live in the home for the new billing period they will not pro rate out. So one day will cost you a full months rent. By far the worst renting experience I have ever had.

Park 52 is the worst!! I went to view one of their houses on Friday. The whole experience was uncomfortable and very awkward. The lady that came to show us the house was rude and treated my children and I like I wasnt good enough for the house. ONE little example: She stood in one spot the whole time without saying a word, it made me feel uncomfortable and rushed. By the end of the walk through I thought the house was so beautiful but thinking of dealing with them as my management I definitely did not apply. I would not go through them EVER!! At first I thought to myself I shouldnt let one person ruin my Perspective of the whole business/company, but reading the rest of the reviews I am so glad I did not go through them. I was going to complain but it probably wouldnt have done any good if the whole company acts the same way.

I rented from Park52 for approximately 1 1/2 years. Very nice apartment that I miss dearly. The only complaint I had was they’re not quick to respond to maintenance issues. I had to call a couple of times when my refrigerator quit and I had a leak under my sink, and both times I had to call several times and it took a couple weeks for them to finally fix the issues. Other than that, no other issues and I would rent from them again.

Ive rented frm these guys in the past and I would have given them 5 stars but, oh and I did research on them before renting then. Now I feel Im /we are they are discriminating us on so many levels just saying how I feel frm the conversation with the front desk person okay. I’ve had a unit with Park52 since mid 2013-Current. The first 4 years were great. I loved my property manager Maria Almanza, she was awesome. Always happy and patient. My last year with Park 52, I got a new property manager Jeanna Kane. I’ve had the worst experience with Jeanna, she’s very Rude and unprofessional. We’ve had a few run ins. Jeanna informed me, that I’m on a month to month and that I would have to let them know by the 11th of the month, if I was leaving. On January 11th I verbally informed Jeanna I would be out by January 31st, she but in and cut me off (as usual) and said “umm know you have until the 29th to be out. Which didn’t make any since to me at all. I should be able to stay for the whole month I paid for. Jeanna informed me, the last step was an application or in better words a “notice of intent to vacate form”. Since I already verbally called and it was the end of business day. I was not able to print and fax the form back in until Monday. Jeanna never advised me that form needed to be filled out same day. Now I am stuck paying for another month worth of rent and my new place at the same time. I escalated this call to Jeanna’s lead Kary. When I got on the line with Kary. I was informing her of the agreement between Jeanna and I. Kary, consistently butt in as I was speakin, and one of the things she said was that “Jeanna has been here for years. I don’t believe that’s the way the conversation went”. As if I was lying. Kary also stated I would also have to write a letter explaining why I was leaving. I am on a month to month, not sure why it’s taking this much for me to move out and go about my business. I am now stuck paying rent for my current apartment and my new one. Jeanna informed the owners of my unit, that I gave them a late notice, just because the fax didn’t come through til Monday, but I actually verbally informed them, by the 11th, which I was told to do. Park 52 lacks communication. The Property managers are rude and sometimes come off hostile. The repairs hotline takes days to respond, and fix an issue. If you want to live your life comfortably at home, with no drama in it. Never get a home through Park52.

MISADVERTISED LISTING! I put a holding deposit down on an apartment because I thought it would go quickly. Then, come to find out, it is not on the top floor; is not gated; no reserved parking; no W/D. Talk about a lot of important features that were advertised for this particular apartment, but were not actually true for this apartment. When I found out, I wanted my holding deposit back to look elsewhere. PARK 52 would not refund the deposit. From their website, Any deposits paid are non-refundable and will be forfeited in the event you withdraw the application during screening processed or are dissatisfied with your property and do not sign the lease upon your arrival. RUN, DONT WALK!

I cannot say enough good things about Park52, with special regards to Shelena! We rented a home via FaceTime from this company. Shelena FaceTimed with us and met with our friend that was local. She was very thorough with us over the phone and then also spent time showing our local friend around the home. Shelena defiantly went above and beyond! I would highly recommend using Shelena for your property management/real estate needs!

Ive been a tenant in one of their properties for 1.5 years. This company is horribly mismanaged. Their customer service is slow and unresponsive. Every time I have put in a maintenance request, they have failed to respond within the 72 hours they state they will. In fact, they have never responded to a written maintenance request until I have called the office directly. Whether you are looking to rent your home through this company or looking for a place to rent, I highly recommend avoiding this company.

The explanation of why I think they are terrible company that is incapable of managing anything is too long to describe here. Basically what is came down to was their inability to communicate with me, their unwillingness to try to make a very specific deadline and their rudeness when I talked to them on the phone. They were constantly inaccurate with their information and gave me 3 different reason as to why we were unable to rent the house we wanted. Every time I called I was given a different answer. And by the end of the day I actually took matters into my own hands and had actual proof that what they were telling me was a complete lie. In the end the real reason was that they were too busy to make the effort to get the deal to work. For the record, we were approved but still did not get the house. So now we have wasted 5 days on a house that we cannot rent, my husband and I both wasted a good portion of our work day yesterday just trying to get some communication from them (The problem started at 11 am and we didnt get ANY communication from them regarding the problem until 4 pm and because of a specific deadline set by the homeowners HOA, it was too late.) and the owner of the home has been forced to take their home off of the market and wait until they can list it again. Nobody won in this situation. I would STRONGLY suggest avoiding this company as a renter or an owner. They have clearly shown me that they have no desire to provide even decent customer service. And as a business owner myself, I find that pathetic.

I would never use these people to either manage my property or to ever rent a property they manage.I was in there office looking to rent a property, and the way their staff, not only treated me, but it was deplorable how they treated an older man with his son.I walked out of there knowing they discriminated against him, for being an older man, and refused to work with him, with the employee constantly claiming it was their policy or the criteria in which they worked in, making him, and me feeling less than human.I went to another company that day, and rented from them, and dealt with people who cared about me, helping me find the right place, and didnt hide behind a mask of confusion,insults and obviously misunderstood policy.Simply put...DO NOT USE THIS COMPANY FOR ANY REASON WHAT SO EVER!!

Im a veteran and was treated horribly by Park 52. Bought a house through VA and gave 30 day notice before moving out of my townhouse. They claim I broke my lease, which I didnt. Charged me $500 to advertise the townhouse, and charged me two months rent until someone rented townhouse. I have nothing good to say about property manager S. Patterson.

Dont bother going through the application with this company unless you have excellent credit, as that is the ONLY thing they base their tenants from. We scheduled an appointment to see a house, the agent scheduled another potential tenant to see the same house directly after us. The second tenant managed to get the application in first and we were the backup application, despite seeing the house first and being the ones to schedule the appointment to begin with. We asked if we could transfer our application to another home they had because we desperately needed a place. They said yes, but we had to wait 2 full days to see the home. We see it, decide its for us and paid a $310 holding deposit, on top of $80 in screening fees. Get a call the very next day saying our application was denied due to credit, despite us making over 4xs the rent! Now were out the $80 for application fees and wont get the $310 back for another 7-10 business days!! $310 that we need to find another home.Unless you have great credit and dont mind dealing with shady practices, do not bother wasting your time and effort with Park 52.After my experience and reading the other reviews, I am convinced that Park 52 must make a profit by charging $40 per applicant and denying everyone without excellent credit.

WORST RENTAL COMPANY FOR RENTERS AND OWNERS!!! This company stole our deposit, gave us some absolutely ridiculous damage report -we knew the new renters and nothing was damaged as they proceeded to say, did not submit any invoices, receipts etc for repairs and we left the house better than we moved in. Also, replaced items on our own dime so we could keep it clean for the owners. I feel soooo bad for anyone who trusts this company with your house, they dont manage repairs, they dont communicate, never come by, didnt barely walk through at a year and steals from renters which means they steal from owners. THE WORST RENTAL COMPANY EVER! - DO NOT USE THEM!
