PLEASE DO NO MOVE HERE!! The staff here are EXTREMELY unprofessional. Their website is filled with lies, There is definitely NO 48hour maintenance guarantee! WE HAVE MOLD IN OUR APARTMENT!!! BLACK MOLD!!! We reported the issue on CHRISTMAS & TODAY IS MARCH 23rd! THEY HAVE ONLY CAME BY TWICE TO “check it out” & again to “ take pictures “ NEVER CAME BACK AGAIN. Lived here for a year mine and my roommates car got broken into. Maintenance was cool our water heater hose broke and they fixed it same day no problems. Office management is friendly but not always helpful in a timely manner. It was fine for the time being but wouldn’t recommend

Pools and gym haven’t been opened for over a year even though it can be open now. Basketball court been under renovations for over a year, they use renovations as an excuse not to open the gym/court. They NEVER pick up the phone. Ghetto. 0/10 would not recommend. Can’t wait to move.

A lot of bad comments, but honestly, its an apartment. Previous people have lived in your apartment room, many will be there after you. If there is something that needs to be fixed, there is a maintenance request on their website portal or you call the number. Obviously if there is a job that is more time sensitive than yours, then your request will be pushed back, but a max of 1 or 2 days. If you want a decent place with a roof over your head and a bit more, its here. Lovely wood fireplace that I live and they replace the carpet and put in laminate wood flooring that is beautiful. You are very close to many shopping areas and although it is a Tacoma address, I feel it is very close to University Place. Hope this helps someone.

They are raising my rent from 1300 to 2200 if we end up not signing a year lease, effectively forcing you to have to sign another year or move out. This is difficult for my family, as I work remote (until covid) and anytime next year my company could decide we need to return to office so I needed to be on a month to month. Where that office could be is another state entirely. I was forced to roll the dice on the year lease as I could not afford a 900+ increase in rent. Bad business practices.

I’ve lived in the Boulder’s of Puget Sound apartments for almost a year and a half year. Overall, they’re ok, but I believe overpriced for what you get. The staff is pleasant, but they do not return your calls. Maintenance is good at getting back in a quick manner. What continues to be an issue in these apartments is the gross valet trash. The trash “juices” leak on the sidewalks creating a gross smell and leaving stains. I seriously spent half a day scrubbing my door entrance, because I could not bare the sight and smell. It looks so ghetto on top of that I’m embarrassed to have anyone over. Currently we have had a mail theft issues. This has been going on for months. The post office is holding mail until this gets fixed which who knows when that will be. There has also been consistent car break ins. The complex does not notify its residence nor warn residence of these issues which is very upsetting. I’m currently looking for somewhere else to live.

I have been in the military for 25+ years and recently moved from overseas to the Tacoma area. I researched apartments near and far to the JBLM area for over 3 months! I hundreds of reviews from residents of many places and read online review sites as well.I have to say that I am not sure why people say the bad things about The Boulders at Puget Sound. I spoke to Alyssa in the Leasing Office several times and she picked a great spot and location for me over the phone based off what I was looking for. I drove around the complex prior to coming inside the main building and one of the two bad reviews was trash piling up...there was not any and the other was online payment fees (you got to read up and if you pay direct from a bank account it is less than $2...credit card companies do charge more and I found out they actually pick up your trash outside your door 6 days a week now)!!!Alyssa ensured everything was perfect prior to my move in, the date did change 3 times but the carpet company did not finish the new carpet install as planned. I was taken care of without any issues and given plenty of notice by Alyssa the whole time.All personnel I have talked to at the office have been friendly and helpful...I noticed the refrigerator light inside hanging upon my move in and it was fixed in less than 2 days. You can hear neoghbors a little bit, that is called apartment living though! I will say people love to drive with their loud music on the main street, but later hours do not seem to be an issue (I notice that in all areas between here and the base).I can say the Manager even drove to her place to get me toilet paper the day I moved in as my wife didnt realize there was not any there😆I love this place so far as it is everything I was looking for and very competitive for the price and better than most for all the amenities!!! I love that I can get back and forth to the base without getting on I-5 and it takes me 25 min at anytime. Glad I stuck with staying here!!!

Its only been a week since moving in, but my maintenance requests were dealt with promptly, the apartment is lovely and perfect for my student budget. So far so good.

They have terrible management. I have repeatedly been let down and disappointed by their service. Its so unfortunate that I am not able to move out at this time, hopefully soon. They continuously handle problems in a childish and defensive manner, no matter how small or simple. It feels as though Im putting them out and doing them a disservice just by being a resident. The only helpful thing theyve ever done was moving me in; and now Im trapped. Id suggest you look elsewhere for housing options. I wish I had.

Lived here for roughly two years as a bachelor. However I wrote this review for everyone. Most low rated reviews are accurate, highly rated reviews are definitely paid.Maintenance:The Maintenance team is consistent with its repairs and responsive to their service calls. Anytime I had a light burn out or a appliance issue, its fixed not long after. This is easily the best thing about being in these apartments. They may not get a chance to fix it within the 48 hours or whatever time they set but often times they take care of everything Ive asked for. The job is done right and its clean.Management:I might be biased but most apartment management teams typically have the incompetence of a banana operating a space shuttle. Upon moving in, an agent said shed have my leasing paperwork ready at a certain time and then was off work the next day. You will be forgotten, you will rarely hear any follow-ups, moving in and moving out you will have to active push yourself through the local office to get things done. If youre dealing with corporate then your luck is drawn. Document everything in email or paper. Moving out expected to be charged for most common wear and tear, renters insurance should cover this and help you get your escrow back.Value:Its apartment living but the area is definitely a great place. You are definitely paying for the area here. Utilities are old, carpet is your average cheap warehouse rollout.Youre dealing with a corporation, JRK Holdings. That has several properties and youd be foolish to expect any type of care other than your rent. High parking fee, sketchy overhead but helps with colder months.Health concerns:Mold does grow here, the window are painted over with an aluminum frame and it will occur with the moisture in the area. I checked this monthly. Clean up your apartment and stay on top of it. A dehumidifier or damp rids help. Something got your scratching your leg? Ants probably bit you. Youll have to refresh a spray down about every 5 to 6 months. Your apartment could be clean, ants will still come through. Stay on the maintenance and management team about it because they will forget this part.Environment/children:If you have kids youve have the YMCA child care and a school right down the street. University place has some of the better schools in the area.Its apartment living but I have found it not to be that noisy after 9 pm even during the weekends. There is dog poop everywhere. The grounds team is mostly outsourced that comes about once a month. There is no pressure washing or detailed cleaning of sidewalls packed with trash juice.Environment/adults:6th is fairly close and a decent Uber price to and from. There is a dive bar down the street thats walking distance. Serves a great weekend breakfast. Running around the area is pretty nice and safe. Not sllt of trash.Parking:Be prepared to punch that clock and race home after work to get that adjacent parking space for your guests and if you have more than one vehicle or atleast position your car in one.Amenities:Mostly due to the pandemic the Amenities have been temporarily suspended and pretty much are maintained at a above average level prior to the pandemic. Water bottles and napkins were left in the treadmills and the weights were cracked and unbalanced. The rock wall kind of operated. Pools have been closed and was very green for the greater half of the pandemic.Thefts/Mail:Old mailboxes: People have broken and stolen mail. New mailboxes have the same exact issue. They need a security guard or cameras. Very unlikely to resolve it until the city or post office gets involved. Youll get your package orders delivered to your door but there is a chance it could be the wrong address.

If I can give -100000 stars, I will. I moved hear just three weeks ago. When we looked at hear, the manager said the apartment which we were actually going to live in was being renovated, so she told us that she would show us the same apartment as everything. And, the apartment she showed us was pretty good. We made a contract. On the day we moved in, we got the keys and checked the apartment. The carpet was dirtier, the structure was a little different, and the shape of the backyard was completely different. Also, we found out while we were moving the furniture that the floor is seriously tilted. The floor of the living room and the master bed room is seriously tilted, so the door of the drawer opens by itself... However, the bigger problem is that every Saturday our backside house has a seriously noisy party until Sunday 4 am. Even now, they are very noisy because today is Saturday. We are seriously considering reporting to the police... If youre considering living here, I hope you think about it again.

Im leasing from out-of-state without the ability to check the place out beforehand and shes been able to answer every question or concern I have. I wouldn’t even give this place one star if it was a choice. Been here since November 2017. The day we got the keys the toilet started leaking into the bathroom, the hot water for the washer leaked, the fireplace door was broken, it was completely dirty, found underwear behind the washer, carpets were and still are nasty with horrible patch jobs. We have had maintenance come out 3 times to fix the toilet and it’s still broken. Tired calling the office and no answer. They don’t even return your call even when you leave a voicemail. They don’t tell you if a package of yours got delivered to the office. The new trash company is a joke and won’t pick up garbage at the door even know it’s in bags like they want. But yet the Manager said do not take garbage to the trash compactor yourself. So how the heck do you get rid of trash?!? One of the ladies in the office (Nicole) was all helpful until we signed the lease. Now they could careless to help. I wouldn’t rent from here ever again. Once the lease is up we’re out of here. This place is nasty and not maintained at all.

Went to check this place out via an appointment and waited 20 minutes with no help. A lot of the 5 star reviews seem to be bots if you look at the other things they review it lines up the same way which was a red flag. The main building also didnt seem very clean either which is another red flag. We looked elsewhere and i suggest you do too.

This place is a joke. We set an appointment with all the details we were looking for. Had been emailing with someone. Show up 5 mins early, to wait 20 minute for a 1pm appointment. We are then told it’ll be a bit longer and “there’s only two of us here now and this is life”So why set appointments? If people can just walk up and get in...Horrible.What made it worse, was we were asked what we were interested in as they were very few left. We said a 2/2. To then have someone tell us, oh that’s tough, let me look...How about check your appointment book with ALL details as we have the confirmation and had been talking back and forth.STAY AWAY

This is the worst apartment complex I’ve ever experienced. The office staff is IMPOSSIBLE to get in contact with, and if you’re lucky enough to get through to them, they are anything but helpful. I’ve only been here one month and I cannot wait to leave. Apparently there are multiple units that are the same letter/number combinations so all my packages are delivered to the wrong unit. When I finally reached someone in the office after calling about 25 times, they said there are different mailing addresses for theses units which proves to be false since time and time again, my things have been delivered to someone else. On day 3 that I lived here, there was a leak in the ceiling and water all over the floor. Maintenance took care of it but after several lengthy message to the office, not a single person responded. The list goes on. They seem kind when you show interest in signing a lease but once you give them your money, they cut off any line of communication. I asked what the best way to get in contact with them is and I was told call or email but I’ve done that many times already and never hear back. I was then told to come into the office for any needs. I work in a hospital on a cancer unit which is the highest risk population during a pandemic. But if they want me to bring all that risk of COVID into the office, then that’s how it will be! DO NOT LIVE HERE.

This place seems nice. They say a lot but one thing has yet to be true. 24/7 security to have my car broke into twice in 4 weeks. I just moved in Dec. 1st and I get random charges so far every month. Multiple deposits for 3 months in a row. I’m trying to pay a consistent amount each month but they seem to keep finding new charges. It’s outrageous!! I talk to them about it and their salesmen who told me last month it was the only deposit said this month oh we split it in two actually. They asked if anything else was abnormal on the utility breakdown so i went down to my car to get it. Called them back and they dodging my calls since I called with another number and guess who answers. Would be nice for some straight answers. Wonder what next month this deposits will be.

Will it let me give a 0 star review? Nope. It forces me to give 1 star. This is the worst place i ever lived. These 5 star reviews have to be employees creating them.Office staff changes almost weekly. One more rude person after another. Its like they train them to act like they do. They will ignore your calls once they realize you are a person that tries to hold them accountable.The apartments are quickly “cleaned” for people to move in. Carpet is gross. Trim is original. Mold everywhere. Roofs leak. Washer and dryer from the 80s. Electrical outlets rarely work. Garbage disposal clogs. Parking is terrible. Security is non existent(my cars had windows broken 3 times in matter of months), utilities 3 times the price of other places, rent $300-400 more than almost everywhere else. The list goes on and on. Dont move here. Ever.

Diana is absolutely the best leasing agent I have ever had the pleasure of working with. I came in to Tacoma for a 3-month temporary job placement and had difficulty finding housing. Diana worked with me every step of the way, was accommodating to my moving schedule and made the experience absolutely stress free. The apartment complex itself is great with nice units and a lot amenities (so many pools!), but the selling point is absolutely the top-notch customer service. I truly cant say enough great things!

I am giving 5 stars due to our treatment from Diana in the office. She listened to all of our needs then provided us a personalized solution. She was patient with us and worked very hard to make sure we were taken care of and satisfied. I yet to have anything negative to say about our experience. I understand there are many options for living in the area but I suggest you come ask for Diana before you make any decisions.

Just moved in yesterday and Im very excited to live here. All of the staff is incredibly gracious and receptive. You feel welcome as soon as you walk into the leasing office. Amazing for dogs! This morning, Stunner and went for a run through the community and ended up on the nereby beach. After that, I worked out in the state of the art fitness center and followed that with a dip in one of the 4 pools! Great area and beautiful all around!

This is the most health hazardous place to stay! Upon moving in there was mold in my master bathroom. I took pictures and sent to the office. It’s been 21 days and no one has taken care of the issue. In fact they removed our bathroom door and placed a fan which circulated the md into our bedroom. Then the office placed a work order under “kitchen sink” discoloration. I had a mold inspector come and take lab tests and sent the information to the office. Instead of cleaning the mold properly and placing my family in a hotel to prevent heath issues they left all mold items on my porch! To top it off blood from their maintenance was left on the new drywall wall.

I’ve lived here a while now and I love it here. The folks in the front office have always made me feel like family and the prices are decently competitive for this area. I’ve recently moved to a different building within the complex and working with Diana during that time made it smooth and effortless. She has great people skills and made me feel like she genuinely cared about my concerns. I was concerned about being charged a lot for move out costs because most places only care about making money but the manager, Charlene, was very understanding and fair. All together a great place to live.

I applied to this complex and was denied due to income ratio. That’s fine but I put down a $400 deposit that has yet to he returned to me. I am currently deployed and I cannot physically come to the main office to address this issue. I have sent several emails and I even had my sister contact corporate. We have seen no response. For you them to deny me an apartment for income they definitely trying to add my $400 to their income. I understand there is a pandemic and they may not have the funds to refund me but I don’t live there and I want all $400 of my dollars back. For clarity this location denied me in May we have pulled to July and I still have heard no feedback as when I will get money back . But thats ok cause when I step off this plane next week from deployment my first stop if the front office.

To anyone who wants to come to the Boulder Apartment.I’ve been here for about a year and I felt like I should write this to appreciate the efforts of the staff working here. I am really satisfied with Diana P. As a mom of 4 with one on the way, I asked her to helping me out and every time she replied with open arms. My husband is on his 9 month deployment, the stress and anxiety I am feeling raising my daughters alone with the pregnancy has been tremendously hard. To have Diana going beyond mills to help me out with my move was unbelievable. And I should not forget about the restless maintenance staff, who has been doing a really great job.So, dont be afraid, its a great place to be. Especially when you have great staff to follow up with your request as if they are your next-door neighbor.The boulder is the best place to be 👍

Id give 6 stars if I could, but I can work with 5. I called Boulders to inquire about moving into the area and I was immediately connected with Diana. After talking with her shortly about my preferences she helped me narrow down the VAST number of different apartment layouts within a few minutes. She has a talent for working with people who are looking for a place to call home. Her consumate professionalism stands out among other leasing agents Ive worked with in the past. As far as the apartment layout she recommended to me, I love it. The layout is smart, cozy, and quiet. The grounds are well kept and they have a garbage service that will come take it from your doorstep. There are a lot of pools, a gym, and even a dog park. The area is quiet and safe (and a short walk to Leftys Burgers). Id highly recommend this complex if you are looking in the area.

People dont move in here. Mold on building. Especially the Q building. Crime. Management never responds. If you need a renter referral moving out the management will ignore your request. Repeatedly turn you away. They are slumlords in a nice area. Buildings have caught on fire and the extinguishers were faulty. Took 2 years ars to replace.I

I’ve been going through a pretty rough couple of weeks trying to get into a new apartment. I’ve had to go back and forth between the front office and the rental application website so often to get my rental history here verified. Everyone here works so hard and in spite of the fact that they’re always busy they were never rude or impatient with me. I must have gone into that office 15 times in the past couple weeks and they were always so kind and ready to help even though I’m moving out of the complex. I always really appreciate it when businesses help people even when they don’t necessarily stand to gain from it. The office is clean and well decorated, there are so many amenities here including a 24 hour gym and a dog park. These are some of the only apartments I’ve ever come across in WA with walk in closets (at a decent price). There isn’t a lot to do around here but it’s a really safe neighborhood which is important to me. There are schools and pre-k childcare nearby and the complex is safe enough where children can play outside without worry of what might happen to them. Very quiet and peaceful at night. If it fits your needs I definitely recommend living here.

This is a great place! Diana was our leasing agent and she helped find us a two bedroom apartment, she was great! We were transferring over from two one bedroom apartments and she made things that were supposed to be stressful, a lot less stressful! Beautiful area to live, beautiful accommodations, friendly people. Plus, 3 outdoor pools, an indoor one, indoor full basketball court, and a fairly large fitness center! Dont even have to throw your own trash away, they come pick it up at your door. The Life! What more could you ask for?

Dodged a bullet here! I applied for this place and 2 days later found out they were doing illegal evictions during Jay Insleys no eviction order. So I pulled my application. The staff member was rude on the phone and short. I applied and there was no follow up, no phone call no email or text. They require the application fee and deposit to apply. So you give money blindly without any communication from the leasing staff. Had I not called them, who knows how long it would have taken to hear from them. In addition, I talked to Resident’s at the complex and they all supported the same idea that the apartment homes are fairly nice but the management is insufficient.

Pros:1. Staff are amazing. I moved from NY, the apt I picked was too small, they got me into a bigger one - no problem. Diana was incredible to work with - great personality, shes fun.2. You get a carport space with each apartment, so I always have a place to park. They enforcing towing, so if someone is parked in your space, they will tow.3. Washer and dryer are excellent, great condition.4. I like the large windows and patio with extra storage to hold holiday decorations.Cons:1. This is NOT a luxury apartment, which the website does a great job of making you think that it is. The common spaces are beautiful and give the impression that it is luxury, but the apartments are not - with the exception of the kitchen (again, updated, but not luxury).2. Website says the ceilings are 9ft - not on the ground floor, so the custom bookcases I had are now sitting in storage.3. I called and asked for ground level as I had surgery and needed an apartment that walks right in from the ground - the apartments here you either walk down 4 stairs to get to their ground apartment or you are walking up 8 or so. This was very disappointing.4. The bathroom vanity is original. They put in a really nice mirror, but that was it.5. The lights outside of the kitchen are original. Very disappointing they couldnt invest an extra $100 to update all the lights.6. Everything is painted white - whitewashed - and with all the carpet we arent going to bother trying to paint. Its a okay place to live and it sounds like Diana is amazing, but there are plenty of issues and one person at the office doesnt change the interior of the apartments and exterior condition of the place. I think the rent is too high and they need some serious upgrades.

The staff at Boulders made my job of finding an apartment easy. On a saturday I went and checked out 8-10 places and found this one to be perfect for me. Alyssa was my agent and she was awesome, she showed me multiple floors plans i was interested in (They have a ton of options) and had a great attitude the whole time (I ask a lot of questions). When I wanted to come back to take a second look, it was no problem at all. Diana is an amazing leasing agent! While we were still touring apartments, I had a question on the surroundings of one of the listed units and she took the time to physically go and take pictures and send them to us!We were under a bit of a time constraint, but Diana listened to our criteria and recommended the perfect unit for us the same day!We just moved in 2 days ago, and shes been very helpful and understanding of all the chaos that goes with moving. Im pretty sure she even personally delivered the internet install kit from the leasing office to our doorstep haha!I move around a lot due to my job, and Diana definitely provided the best leasing experience Ive ever had! OWNED BY CRIMINALS. lived here three years. They charge 1 bedrooms the same utilities as 3 bedrooms. Overpriced and full of mold. Was in 2602 y building for 1 1/2 years our apartment was full of mold and they emergency evacuated us into a smaller apartment that was supposed to cost about the same. Our rent for a 1 bedroom is 1265 and somehow our rental statements consistently range from 16-1700 a month BEFORE ELECTRIC. they will make you get renters insurance before you move in, and then 3 months into living here they say they never got that documentation and charge you hidden fees (which they refuse to reverse) no emails are ever returned and they rarely let you speak to any managers. They refer you to email them..(then they ignore you) buildings are literally falling apart due to mold (ceiling collapsed in multiple units) DONT JUDGE THIS BOOK BY ITS COVER TERRIBLE PEOPLE.

The staff at The Boulders at Puget Sound were wonderful to my husband and I. Alyssa was our agent and she was awesome, she showed us multiple apartments because we couldnt make up my minds! The Boulders have numerous options which made it difficult for us to decide! Alyssa has a great attitude and basically catered to our every need. Moving is very difficult as a whole and Alyssa made it pleasant for us. We asked a lot of questions and if she didnt have an answer she would investigate and get back to us quickly! We came back many times reconsidering which apartment we wanted and Alyssa was always there to meet our requests! Alyssa knew from the get go that we were going to be difficult customers...but it did not phase her one bit as she always had a smile on her face and made sure we were accommodated. I moved in a few weeks ago and really like it so far. Sure the units are older and I have noticed some cut corners to get these places ready to rent quickly. (example, some shoddy paint jobs - I do believe maintenance would address this if I said something but its not really a big deal to me. I also think you pay for you get. These are by far the most reasonably priced and nicest apartments I can find in University Place that allow pets and have the most amenities to offer. This place is tucked away but close to everything, a short drive to the beach is an added bonus. I feel very safe living here. The office staff has been great, I worked very closely with Tavi and she has been extremely helpful throughout the process. Sure they get busy, sometimes responses are delayed but nothing a follow up email or stop into the office cant solve.Since moving in I have put in a few minor maintenance requests. The most urgent being a leaky pipe. They showed up the same day and fixed the problem very quickly.Some things I think I will have to learn to accept living here: Quite a few people do not pick up after their dogs. You really have to watch for landmines walking through grassy areas. I dont understand why its so difficult to be honest. There are small receptacles throughout the complex with bags included. Im sure they run out of bags but if you havent added poop bags as an added cost factor (or stash grocery bags) for your dog you probably shouldnt own one......One of my neighbors seems to enjoy smoking on/near the balcony. Pretty sure there a fire safety rules (and common decency) around this but I have yet to locate which unit its coming from. Living on the top floor, I have to be careful leaving my windows open or risk coming home to an ashtray.Guest parking in non-existent, be prepared to tell your guests to park on the side streets out front.All in all, I think these issues are common really at any large apartment complex. My unit overlooks a huge green belt, theres virtually no traffic/overwhelming noise, and I probably have one of the largest one bedroom units in the south sound so Ill probably be staying a while. The office staff has been very helpful and I try to give them a break considering how many residents they support.Will continue to update...stay tuned

I lived in this apartment complex for 4 years. My apartment burned down in 2017 on the 4th of July. They moved us into a smaller apartment and charged more rent than the one that burned. The rent is high but dooable the first year and then when you get your first renewal, they totally make it impossible to want to stay there. Our first rent increase was only about 75 dollars back in 2015. moved in april 2014, 2x2 for 1009 a month, renewal was 1072. After that the renewals were 200 and 300 incraments. If you are late by one day (the 4th of the month) you will find an eviction notice on your door the next day. The unit that i lived in had a tree stump that was making the pavement stick up to the point it was a safety hazard. My neighbor was blind and parked right next to me. I complained every month for an entire year. I tripped on it twice and they never did anything about it. The do not care about the property or its residents. When i finally moved out of my last unit charged me for carpet damage that was none of my doing. When i looked at the unit i told them i could smell wet dog smell in the apartment and they said the carpet would be replaced. THEY LIED. 2 days after we moved in the apartment flooded, making the place even smell worse. It was mitigated but i still stunk like dog urine. This was the most miserable place i have EVER LIVED. DO NOT MOVE HERE, ALL THE WANT IS YOUR MONEY AND THEY DO NOT CARE ABOUT THE UNITS. OH LETS NOT FORGET TO MENTION THE FACT THERE WAS BLACK MOLD IN ALL FOUR UNITS THAT I LIVED IN THE FOUR YEARS THAT I WAS THERE.

The amenities are nice the basketball court is always closed and the indoor pool is disgusting but other than the amenities like the gym is nice.I can never reach anyone on the phone I can call day and night with no one to answer or call back. The dog poop everywhere is my concern. I think we pay waaaaay to much for the apartment we have. Only reason I stayed is because of the school district! worse apartments I have every lived in.

With my experience poor management. I applied 24th of August some information came back negative I provided the paperwork which was required of me to clear the negative information within a few days. After paying $350 the management never followed up. They would say they would call you and they never did. I had to find a different place since they never followed up and I didn’t know what to expect. Every time I called I would get a run around that they need to override the negative information that they can only get from the regional manager. The conclusion is they admitted that they will use this as a training / experience that it doesn’t happen again still doesn’t help that I lost $350 dollars because they didn’t want to do there due diligence. To say oh we messed up “oh sorry” just shows the type of Managment that works there. Hopefully people will have better experience than I did. Best of luck.

I was very optimistic when I moved into these apartments. I didn’t have problems moving in, the process was pretty smooth. I applied on a Monday and moved in Saturday. My first few months were decent. I could hear people above me walking or doing anything, showering, washer/dryer, etc. that was a little annoying. I could hear someone’s surround sound. But, it didn’t bother me too much. The issues started when I got ants, everywhere. It was my fault for trying to deal with the issue myself for a couple of months. I finally called the office and they sent out an exterminator and the ants were gone within a week or two. Lots of mold. I never really had a problem with parking, but my apartment was tucked away in the back so we didn’t have much traffic. They offer valet garbage pick up ($40/month, required not optional) and the garbage was often all over my front walk way. The apartments have an old smell to them, not the most inviting. I called Tacoma public utilities because my bill was very high ($140). They tried to find a trend for the utilities in March, but no one had lived there more than a year (they had to go back 10 years). That should tell you something. I called management/the office about multiple issues/questions and I found myself having to call back and follow up multiple times. This place wasnt the worst, but it wasn’t the best. It seemed like a transition home, not to be lived in for too long.

I want to start by saying, these fake 5 star reviews are a joke, click on the accounts and you can see they wrote 5 star reviews from other JRK properties, and they used the google images.I have lived at the boulders for 5 years and this will definitely be my last. Christine was an excellent manager and so was Charlene, however this new office group hasnt withheld the same standards and things are going downhill. Please dont misunderstand, its not maintenance, or at least in my experience, it hasnt been. They are always quick and friendly. Its the office staff. I feel terrible that I recommend my friends to move in and after only a short 7 months, their apartment was flooded by rainwater due to incorrectly installed draining, this isnt a joke, it was written down on the report when their unit was inspected due to the flooding. Someone came to assess the damage the morning it happened, but when the tenants reached out for more help and to have the water extracted, the office closed their doors at 4pm and staying inside rather than trying to help the MULTIPLE units that are being flooded. The unit 2 floors below me also being flooded mind you. The apartment closes at 6pm, you can do the math. No one came to extract the water so the tenants spent 6 hours trying to the extract the water themselves. Here is the cherry on the cake- yes they were allowed the break their lease early free, how generous you would think, however, due to it being rainwater flooding, their insurance Assurant that the apartment office recommends you get, doesnt cover rainwater flooding so their entire home and belongs are ruined and their hotel accommodations not reimbursable. So please, ask yourselves, does this sound like a great complex to live in, where the tenants are left to their own demise to fend for themselves when it was the fault of the complex and they arent helping their tenants. I rest my case.

Got a tour here on Friday 3/06/2018. Staff was very friendly and helped us right away. We sat down got an idea of what we wanted to look at right away. Jitu was the one to help us out and show us around. Place is very nice looking, clean, and maintained. Fees are doable and not outrageously high.

As far as apartments go, and their management, they are no better or worse than other places I’ve lived. All the people giving low ratings must not have ever lived in an apartment before.Diana is fantastic! Can’t say enough good things about her; she is an absolute gem of a person and truly cares. Alex is always helpful too, and quick to assist with whatever you need. The apartments are quiet and safe with lots of amenities and a responsive staff. I had brand new wood floors in my unit which I love. Schools are great and lots of shopping close by, as well as the beach (really, the location is excellent). I took one star away because the kitchen is too small, but otherwise this is great for apartment living.UPDATE: I’ve never had a problem paying my rent, but I admit the letter I received on my door in April regarding rent and COVID (all tenants did) was pretty cold hearted on JRK’s fault. Updating my review to 3 instead of 4 stars because of the undue stress JRK added to my neighborhood.

Billed between 45 and 55 dollars a month for trash that they can often go 2 weeks without picking up. This increases rodents, which justifies them increasing rodent/pest fees, due to the fact that there is garbage everywhere.Officially calling the health department and fire department today, because this is SERIOUSLY a health hazard, now, because there are no less than 4 babies in this building, and all of them have diapers in the below pics. It smells and is a threat to the public health. I bet they dont tour this part when showing you the place, if youre looking to move here. The handrails are also detached from the wall, so if youre looking for safety, keep browsing elsewhere.Do NOT move here if you value your sanity. I am posting this review for a friend, to protect their identity, because this management will definitely make her wait another week. Took pictures as maintenance was outside changing a light bulb, less than 50 feet away.This is NOT 1 day of trash, obviously. At least 5 phone calls and nothing has been done.

The staff is super understanding and maintenance was very fast and easy to request. However, the unit i moved into was not ready to issue and had to deep clean the place myself, (not a big deal, just time consuming and i dont mind cleaning/fixing things when i can). If there are issues with anything they have no problem fixing them. I would recommend this place to any of my friends/ family.

I just moved into the Boulders and I am impressed with the staff in the office. I arrived around 1:00,thinking that since there is an apartment available I should be able to move in that night. Well I didnt take into account the screening and the credit check. I started to worry because I really needed to move into a place that night. Tavi saw that and worked my paperwork through so that we were able to move into an apartment that night. My husband and I are so thankful to her!My only complaint would be the dog park. My dog is always with me and when I want to take him to the park, its difficult. All of the trash cans are over flowing around the property with dog poop bags and it looks like people have given up picking up their poop. Knowing the disease that surrounds dog feces, I wont be in the dog park until that is cleaned up. So please do, it looks like fun for my dog! :)

We were generally happy during our 3 year stay (not withstanding a rat infestation and inexplicable add ons to utility bills) and the rent increases were commensurate with property price growth for the country. However at move out the office charged us over $400 for prorated carpet replacement. Even though the move out inspector agreed that the carpet was in pristine condition, the office declared that the carpet had a 7 year lifespan and that they were charging for my share of the carpet depreciation. I guess they were gracious to not charge me for my share of the 40 year IRS determined life span of the roof, walls, and foundation...Upon my informing them of a breach of contract they immediately referred the carpet charge to a debt collection agency, before the due date, without replying to my appeal.

The Boulders is very clean and organized. The staff is always pleasant and easy to get ahold of. They are always improving on the apartments. And if you have problem just fill out a work order and it gets fixed. I would highly recommend these apartments.
