I wanted to give Tyler Fretheim a huge shout out and my very much appreciated thanks. I have been searching and searching for a place to move with my family. Everything everywhere is tied up or too far out as a move in date. Well he called me several times to keep me updated and to alert me as soon as something came available. If it werent for him I would still be stressing. He is wonderful and so helpful. Thank you so much Tyler from my family to you! We need more caring people like you.

We lived in Watermill Park for almost three years. If you choose to go here note that the “pet deposit” and “move in deposit” are considered fees from which they don’t take out any normal wear and tear. We lived there for almost 3 years. We recently moved and they saddles us with a $600 bill for painting and carpet, things normally covered by a deposit. We also went through several managers while being there and there is 0 communication between them. We told one about our vehicle sitting in the lot because we had to wait for a title from our home state during COVID-19. We woke up and it was gone. It had to be towed and no one seems to know who had it towed or to where. Renter beware. This is why we moved. Not worth the $$$

Andrew, Property Manager and Willy, Maintenance at Verandas Apartments have been wonderful to work with. They truly care about their residents while providing a safe and welcoming place to live. Verandas has been my favorite place to live in Springfield. I recommend everyone to check it out.

I am still sad it took so much effort after 6 years of living there but I am Satisfied with resolution. My wife and I met a very nice Representative of Tera Vera today on location in Springfield, Mo. His name is Kenneth Oeser. He is Portfolio Manager at TLC 55+ Properties. Ken was able to set up a tour for us during these tenuous times and we really appreciated it. All we can say is the property is more than we bargained for. It is real quality for the investment and we plan on pursuing relocation in the near future. Thank you Ken for your time and for the great tour. The property is First Class! We were going to move into one of their 55+ apartments. We found out they charge a $365 administration NON REFUNDABLE fee. I understand 1st month and a deposit but to just give them almost $400 for NOTHING. I honestly cant believe people are so stupid to do that. Its not that we dont have it but we would be crazy to give them free money.

I would highly recommend TLC Properties to anyone looking for a wonderful apartment community! I work closely with TLC as a vendor photographing their beautiful properties. They take so much pride in making sure they have the best apartments in town! I love seeing their passion behind designing, renovating and investing in all their properties! Its incredible! I also get the awesome opportunity to work closely with the staff at each property while on site photographing and they are second to none! Everyone is always so friendly and efficient to work with! This company definitely has customer service and satisfaction at the top of their list. I have been very pleased working with TLC Properties and like I said before, I would highly refer any individual looking for a place to call home to any of their properties!

TLC has been great for us. When we looked at other apartments to live in, our experience was less professional and the showings were far less tidy than any TLC property. They fulfill maintenance requests quickly and each of our property managers have been excellent with communication. Way to be, TLC!

I LOVE TLC PROPERTIES! Fastest maintenance crew ever! I seriously called to make a maintenance request on my way home from work, and it was already done when I got home! Great people, easy to work with, well kept properties. No complaints on our end!

This company is ruining The Ozarks Greenway Trail and South Creek. They have build on the banks of South Creek and ruined the trail that is beside it. Please find property elsewhere and leave the Ozarks Greenway Trail for the people to enjoy

The staff is incredibly friendly and helpful, the property and common areas are well maintained, and they seem dedicated to making sure everything is kept in pristine condition. I look forward to renewing and spending a long time living in their properties!

This Company Manages Battlefield Park Apartments, and both of them have been notified about a tenant Abdulsalam, that is a heavy pot and M eth user. the poor neighbors are breathing this! Shame on you for ignoring this issue, because all you care about it money, and not the safety of the unknowing tenants that are breathing this!

I live at Sherwood Village! It has been an amazing experience! The managerial team with Danielle and Ada is amazing. When I come in with any problem they find a solution and it gets fixed fast!! I would recommend them to anyone in a heartbeat!

Theyre pretty great. Ive lived at Cambridge park for 4 years now in 3 different apartments due to room mates coming and going. No problems, very nice staff and well kept grounds.

Have tried numerous times to reach the Ozark Duplex. We have called, emailed, and called corporate. Never received a call back despite being told a call would be returned same day.

Hey tlc properties, can you do all the residents and property manager a favor by revising or canceling your contract with netvision? I normally wouldnt go this indirect but netvision has gotten to the point where their service fails frequently and no one is happy with it and truth its not worth the investment you made to them.Just at my complex it crashed 3 to 4 times this week alone and it never been worse. Especially at cambridge park where all we got is internet and without it its very restrictive as to how we can unwind at the end of the day. I only ask that you put a firm foot and let them know that this level of poor service wont be tolerated.Have a good day and happy holidays.

Pretty ridiculous, we definitely make enough money to get approved and we even had a guarantor ready to sign with us that has a perfect score and history and they still didnt approve us do to a fully paid lease we had to break years ago. Sad part especially is TLC manages nearly every apartment complex in the good areas of Springfield. Very Disappointing. Thanks TLC.

With TLC Properties you get what you pay for. They are well managed, well priced and well maintained from the apartments themselves to the grounds.They take pride in providing an environment that doesnt feel like just any other apartment, but that feels like home. I prefer TLC Properties to other property management companies in the area.

I woild highly recommend TLC Properties. My husband and I was set up at Coryell Courts through relocation with his job. The apartment was well taken care of. Very clean and well decorated. The grounds was also cleaned daily. The staff was friendly and ready to help in anyway.

As a resident at Scenic Station, I went through TLC for renters insurance. All year long I paid the same amount I was told to pay. Then two months before my lease is up they email my roommate, NOT ME, even though they have emailed me before, to inform me that they have been miscalculating the renters insurance and I owed them 30 dollars. What total BS. Im sorry folks that was your mess up, not mine. How can you bill me for your mistakes.

In 2008 I entered into active duty status with the US Air Force. When I went to inform the front office they said that I would be required to finish my lease. At the time I did not know about the Servicemembers Civil Relief Act (SCRA) or that I could provide my orders and they would be required to release the lease. Time has passed since then, but this should give an idea of the type of business you could be dealing with. TLC Propertys taking thousands from a young uninformed Service Member in active duty status speaks volumes.

Living at essex place. The management is beyond patient. There are 2 managers here and theyre both easy to get ahold of during business hours. Quick maintainence. I wish they had a 3 bedroom though. However Ill be leasing with another TLC property that does in the future to meet the needs of my growing family. Overall very pleasant experience.

Renters beware! Expect this company to raise your rent as soon as they can leaving you to choose between moving out or paying more every month. Expect to pay an extra $100-200 if you want to even have the right to leave with 30 days notice. It’s painfully obvious this company uses sketchy tactics to take advantage of the elderly. If you want to be locked in to over priced apartments that will annually increase using sketchy tactics to prevent people from leaving this is the company for you!

I have worked with TLC for the past 17 years as a vendor and have nothing but good to say about them. I have seen them go out of their way many times to help the residents with whatever needs they have. I have worked with management companies since 1994 and TLC is at the top of my list.

My husband and I have been renting the same apartment since before TLC took over the property here. WE have always paid our rent ahead of time. I am getting dunned for late rent for this month when we paid it on 06/30/16 and forced to pay for their buildings insurance? when i already and have provided proof of insurance on 4 different occasions hint the highest amount that the law will allow for a multi unit building. Tlc is attempting to force the residents here to pay for their insurance on their buildings and only offer me $5000.00 if my 15000.00 worth of belongings is destroyed. I am sick of TLCs crap and i will make sure i report TLC to the BBB

Im a resident of Quail Creek apartments, owned by TLC. When I renewed my lease in mid May 16, moving to a different unit on the same property, TLC created a balance out of thin air that I do not owe and applied it to my online account. I did not realize this until I went to pay my June rent online, and the payment did not go through. I confirmed with my bank that TLC never tried to draft money from my account, and later confirmed with the office staff that this error was caused by their system having difficulty moving my information attached from the old unit, to the new one. They promised to fix this, yet did nothing. A month later I receive notification via a property eviction notice taped to my door, turned outward so all the neighbors could see, saying that I owe almost $1100, which is about $400 higher than my monthly rent that they never drafted from my account. I again brought this to the attention of the property manager (3rd property manager here in 2 months) and he says he cant do anything to correct any part of this except to forward to his corporate office. I call the Corporate office and speak to Adam who swears Theyre getting it corrected. Its now a week later, Adam hasnt responded to any of my emails in the past week, and the balance is still showing online, and going up every day due to bogus late fees. Ive had my attorneys office send a letter to both the property, as well as corporate office, advising them of the false debt - and I fully intend to take this company to court for illegal debt collection practices when they inevitably attempt to bill me for the false amount when I try to pay my next months rent.. as theyve already done 2 months in a row by attaching it to my rent saying its due. The issue in their computer system has effectively blocked me from having the option to pay online, securely, like all other residents here. The property level managers say they cant do anything but email corporate, and corporate hasnt returned my emails in a week. Every time I log into the resident portal I see bold red letters saying YOUR RENT IS LATE when its been paid. The company is taking my rent payments, applying it to the wrong account, yet not removing the false debt on the correct account after theyve been informed many times over the past 2 months (including by my attorneys) that its not valid. The false debt increases in amount by $5 a day, and as of this morning reads an additional $210 is due that is not owed. Since the company refuses to correct the error despite my having in writing from both property and corporate that its a mistake - Im notifying anyone reading this review as a WARNING to stay away from this doing business with this company - as they will try to scam you out of money you do not owe! This review will be followed by a FB review, and a BBB complaint.

I have been in contact with the office since June 20th 2016 about a leak, it was never properly taken care of and the only things that have been done are a result of 8 seperate office visits, multiple emails, multiple phone calls, and 3 different property managers. I have the entire thing documented with dates and times. Each manager tells me something different and that they were not aware. None of them will get back to me about the property damage the leak caused with our property covered in mold. They simply wiped the mold off of the walls and I had to spend a total of around 6 hours in the office one Saturday for them to take it seriously, after sending in pictures. I was not able to use my second bedroom for almost a month and even paid a professional to come out to make sure it was safe for us to be in the apartment, as the office managers would not send anyone out. And told us a dehumidifier would kill the mold which is completely not true, and was unnecessary as the leak had already been dry for a few weeks, and the only issue we had was the concern of mold on the walls, on our stuff and in the closets. They would Constantly argue with me that I was wrong about the dehumidifier killing mold and refused to simply pull up a corner of the flooring to check for mold which is what every professional said we needed to do to make sure we werent still breathing in mold. I have been requesting compensation for rent, for our damaged property and to speak with someone higher up than office management at Marion park about the ridiculous amount of work and time it has taken to get this taken care of. I am a nurse and I know the effects mold can have on someones lungs, and the issue has taken over a month, and our carpets still have not been cleaned. I am completely fed up with the way we have been treated for a serious issue.

Very nice place to live. The property manager at Gazebo, Katherine is ansolutley wonderful. I lived at Gazebo since 2000 in various apts and with all the managemement TLC IS THE BEST. Very pleased and we have been thru alot of management.

The manager of Essex Place apartments is a very rude and inconsiderate manager. He frequently talks to his tenants as though they are stupid, and I cannot personally name you a single time he hasnt been like that to me. There are multiple people in my complex that have similar issues with him, and I believe if there is any reason to avoid these apartments that would be the reason. All that aside, the hallway carpets are stained and perpetually dirty, the grounds arent well kept, they have a consistent bug problem, there isnt really very reliable security, the parking lot is constantly filled with drunks after dark, and TLC as a whole has just diminished in quality since I lived in the Hawthorne Apartments less than 5 years ago.
