I visited my friend living in one of the apartments absolutely beautiful roomy and comfortable. I just wondered what the history of the building was? Stayed one night and seemed as if it was highly active as I heard a lot of knocking or thumping sounds throughout the night. Not saying anything paranormal but was wondering the back ground or history of the building. Again amazing place just got me interested in the history of the building.

I’ve had a great experience renting from Southwood Properties! Being able to pay all of my bills in one payment is truly a blessing, and this is only one of the many great characteristics about Southwood Properties. The maintenance crew keeps communal areas very tidy and the flowers planted throughout are a great touch! 10 out of 10, I recommend checking out Southwood Properties if you are in need a new home with reliable management!

Ive made the same maintenance request multiple times over the last 7 months. My bathroom ceiling is leaking. After 4 months the maintence guy finally came and took a look at it. He cut a hole in my ceiling, saw there was a branch coming through the roof, and left... THAT WAS 3 MONTHS AGO. I now have a massive hole in my ceiling, and the insulation thats coming out of the attic is covered in black mold. DO NOT LIVE HERE ITS OVERPRICED FOR WHAT IT IS AND THEY DO NOT CARE ABOUT YOU AT ALL.

Having rent, utilities, and internet in one bill simplifies life unlike I had really thought it could! During COVID-19 my family and I have been very thankful for our essential services to be taken care of by staff that has been 100% on point with Covid-19 guidelines. Keeping residents and their employees as safe as possible while maintaining a large business of this nature is commendable!Thank you Southwood for everything!

If I could give zero stars I would. I travel for a living and this is absolutely the worst place I have ever lived in my life. I have caught them entering my apartment multiple times without notice. One time, I was home and they unlocked the door and walked right inside. When I brought this to the offices attention, I was told by Chris I dont know what you have read online but we can enter at any time. This was after I was specifically told by Ryan, the property manager, that this would not ever happen. They also do not answer maintenance requests for months at a time. The staff is in no way helpful, and honestly rude.

I lived there a few years and I could write a novel if I went into the details of everything that went wrong. So here are the highlights:- Maintenance was awful. They would leave my door unlocked and/or lights on after fixing things or doing an air filter change. It took several attempts at fixing things before they actually got fixed. One time a maintenance guy cut himself fixing something in my kitchen and left blood on the counters and walls.- The dumpsters were often overflowing with trash left laying all around. Southwood was too cheap to have the dumpsters emptied more frequently.- Laundry room was often a mess. Nothing was ever cleaned. Machines were often broken, and without notice. This meant putting your clothes in the dryer for an hour and coming back to them still wet and having to transfer them to another facility across the property.- When water was leaking from my bathroom ceiling, it took a long time for them to get it fixed. They initially just painted over the black mold. Then they sprayed mold killer all over my bathroom, getting it on my rug and counter. They left the place a mess many times after trying to fix things. Eventually they replaced my bathroom ceiling but I had the mold in there for a very long time.- They shut the hot water off with very little notice. The solution to this was opening a vacant unit for people to shower, however, they didnt provide a shower curtain so water sprayed everywhere. It was also left unlocked so... safety issues.- Had homeless sleeping in the laundry facility.- The owner, Russ Meck, kept my deposit for as long as possible, even a few days longer than what was legal. I had to call multiple times to make sure I got it back. When I got the check, I was charged $100 for tile and grout cleaning. There was no tile and grout in the unit. I eventually got that money back, but they add stuff like that on just because most people probably wont say anything. Many of the residents now are Chinese abroad students who probably dont know they can fight these types of charges. They will cut corners and charge you any way they can.If you decided to live here or are already living here, document everything with pictures or video. Anything the office says, get it in writing and signed.

Not a good place to live. Apartments have bed bugs and roaches. They dont care about the tenant, especially Kassandra, she will tell lies about you. Really regret moving here. You should really look elsewhere to live, not a good company. They are slumlords

I lived at the East Cherry Flats property for three semesters while attending MSU. This is one of the only student housing complexes in the area that is flexible and accommodating with leases. Most other student housing complexes only allow 12 month leases. Maintenance can sometimes be slow to respond but other than that Ive never had any issues with this company.

Like the location.nice apartment, great amenities, great maintenance especially in emergency situations .Any problems are taken care of promptly & professionally.Even at 4:39 a.m. when the water line under the sink burst- in less than an hour it was fixed & our bathroom floor shop vaccumed up🥳

I just want to say southwood properties is a great company torent from they work with you if you have good or bad credit they have a great staff I havent had a single issue, my heat went out they fixed it sameday,they spray regularly I never had a bug big problem I been there a little over a year and Im goin for another one my location is great I have no complaints thank you again everyone in your company....shaun

I just recently moved in, and my building manager Ryan has been extremely helpful!! Hes answered all of my questions in a timely, professional manner, and has gone above and beyond making sure my partner and I are comfortable in our new space. He made the move in process extremely easy, and did everything he could to get us into an apartment. Weve been extremely happy here!

There is a huge leak in my ceiling. Nothing has been done about it in two months. It’s starting to damage my furniture.They also lost a rent check I turned in the 1st of the month in July. leaving me to foot the $18 replacement fee. Which is frustrating enough without a huge hole in my living room ceiling.Update: I have made a total of 4 maintenance requests the first one was mid-July of 2020. Two of which have been closed, all over the same issue. I was told as of 8-12-2020 and again on 8-13-2020 that they had spoken to the maintenance lead and they would need to hire an outside contractor to do the needed repairs and it would take another couple weeks. Then today a man who introduced himself previously as the maintenance manager came in and told me they were currently working on it themselves and that it was the air conditioner from the apartment above. He also mentioned they would use a carpet cleaner to repair the damage to the carpet from the water. At this point I’m not an expert but I believe the carpet is ruined. There is a standing puddle in and on the carpet that covers a solid 4-4 foot area under the leak in my living room. I was very upset and confused that I was receiving a mixed story and also by the lack of priority given to my current living situation.I went into the office today (8-14-2020) to speak to my landlord at university parks After trying to call multiple times. They told me she was busy with a move in and could not speak to me. When I arrived at the office she was there. She said she had not heard anything about the leak since it was last ‘fixed’ a week ago and that she would look into it. I asked if I had any possibilities of moving into another apartment as there has been a lot of confusion surrounding the repairs needed for my ceiling as well as the possibility of further damage to my furniture. She was very professional but did say that they would have to contact me at a later date to let me know.So I had to come into the office again (8-17-2020) in order to get any answer from my landlord. She informed me that I would have to pay another deposit in order to move into a different apartment. Then she implied to me that I should have put in more work orders when they closed the original ones so that she would be made aware of the situation.At this point I am very disappointed with my experience regarding the front offices organization and overall management and maintenance response. I also had another issue with my dishwasher when I first moved in that I had to file 3 separate work orders to have fixed. Though that is no longer and issue it’s still very time consuming and tedious to continue motivating them to provide me a safe and functional environment in which I pay for with my lease.

Responding to management & Kassandra Lee’s confrontational response:1. The massive roach and cleanliness problems were among the reasons I left Alexandria and when I initially told you about the problem you tried to argue with me that they weren’t roaches just bugs and it wasn’t until I hung up signs on the property regarding the roach nest problem that you hired an exterminator2. You claimed all apartments were cleaned when a new tenant moves in. This was a clear and blatant lie as there was MOLD all over the inside of the fridge which you would have discovered if you bothered to do your job. Unacceptable3. When I lived at East Cherry Flats our dish washer NEVER worked despite frequent trips from your very small and incompetent maintenance staff, perhaps you should investigate that4. If you’re not aware of your own property manager breaking down in my apartment you obviously are not in control of your own companyIf you have any more comments regarding my experience please call me I’ll be happy share!

During the 10 months Ive staying with Southwood Properties in Springfield, Missouri, Ive had good experiences with their management and office team, as well as their maintenance team. They are all professional and very responsive. The property has undergone several improvements since I moved in, such as repairs to the parking lot, new paint, and better outdoor lighting. Their contracted security team is awesome! On one occasion, I got locked out of my apartment in 10 degree weather at night, and the security team responded within 10 minutes! I would recommend Southwood Properties any time.

I lost my job 4 business days after giving my deposit. I asked for it back on the 5th day and they refused. My deposit was $300 and I came to them because I was struggling in the first place and they were the only company that had a place for rent that I could afford. I understand that they have a 3 day policy, but this was a situation that was completely out of my control. I didnt wait until the last minute and back out, and I didnt just go find another place and want it back. I lost my job 4 days later and was not eligible to move in to the apartment even if I wanted to because I didnt have a job. Im honestly just so sad that there are rental companies out there like this one that will take advantage and have no empathy towards honest people. Its them that have to live with that, not me.

The apartments are very clean and has all the amenities one could ask for. Ive met one of my room mates since moving in, real friendly. The second night I was here the power went out and I called the maintenance man who answered the phone right away when I was expecting a machine. He informed me of the situation and assured me it was being fixed. The fixures including furniture here are up to date. The salesperson went over the paperwork thoroughly and made sure all questions were answered. The building seems safe with its codes and locks on the bedroom door. The only reason why I didnt give them five total stars is because I dont like that theres an 18.00 fee to use my credit card to pay rent online and I thought linens were provided but upon moving in I found out that they werent and had to buy my own. Totally fine with this but would have liked to know this prior to moving in so there would be no surprises. FYI If you use your bank checking information than there is no fee, only if you use your credit card and everything else was provided as promised. So all in all, Im thankful that I had found this property and Im proud to call it my home.

I would say I have to give three stars mainly to the lack of how long it takes to get things done Maintenance wise I was kinda upset when 3 months after one work order I found out it had been closed and not once had the issue been fixed or looked at. However I would have to give five stars to my property manager mina she has done an amazing job at getting my work orders done as well as making sure I receive all of my receipts. Extraordinary workmanship I always see her working either doing paperwork helping other clients and even answering the phone promptly and very kindly I have seen her in the office on her own just getting things done where as I have seen other people playing on there phones just having chit chats kinda Discerning I called to put in a work order the other day for my heat and the gentleman I spoke with put it in but didnt act like it even mattered two days later I heard nothing from anyone so I called and mina answered I let her know what was going on and about it being to cold for my kids and within the same day my heat was fixed and it was honestly just something small if anyone needs anything I would take it to mina you guys made a good choice hiring her.

I have lived here for a few months. I can say i did have problems with the parking where my building is located due to a tenant having a bunch of traffic. I expressed my concerns to Pressha who is the new office manager in my building (love her). Every issue or concern I have had they have went a fixed or made sure it was getting fixed. Some people wrote bad reviews because they are the issue. As for my stay her it has been nice since Pressha has gotten the bad apples out of here. Thanks ladies your doing a great job.

The rent is affordable however, we do not have all the amenities that are included in the lease. Like in our lease it says we have free WiFi included in our rent and that it was going to be installed by the time we moved in a month and a half from that point. We moved in and in the first day our cabinets hinges came out of the wall in the bathroom. We put in a work order for them to come fix it due to that being the rule. Maintenance came in while we weren’t home and fixed the cabinet in our bathroom but somehow knocked over our TV in our bedroom when there was no need for them to be in our room in the first place. The TV is broken and now has to be replaced. This leasing company is good for a first time resident who has little for income. Just be sure to check what they say before you move in so you are not told different things between other employees.

Very Professional company. Will be moving into the Ambassador in a few weeks. The Ambassador is an unbelievable property. Easily one of the Cleanest, Nicest, Well kept and maintained Apartments in Springfield. Its not cheap and they do a very deep background check but its only to protect them selfs and the Beauty and safety of all the residents.All the Negative reviews are most likely people who didnt pay their bills on time. Ive Lived in multiple TLC Properties and the Management at SouthWood Properties is leaps and bounds more helpful and caring then any Property management Ive ever dealt with.Call and ASK for Tonia. Shes very helpful, Professional and friendly.

BEWARE of Southwood Properties, lived at two of their properties and both times Southwood and Kassandra Lee showed that they are slumlords preying on college students. I lived at Alexandria (riddled with roaches and only two streets over) and then East Cherry Flats. Initially I thought I was in heaven as the building looked beautiful; however, the apartment I moved into was DISGUSTING filled with flies and moldy food in the fridge when they claimed it would be cleaned before anyone moved in (p.s. cleaning crew never set foot in my apartment the entire year I lived there and I trust me I tried to hold them to their word) so I got to spend my entire first two days at my new expensive apartment cleaning someone else’s mess. Our dishwasher never worked and smelled despite maintenance trying to fix it FIVE TIMES so we just couldn’t use it, many outlets didn’t work, and I even had to get my family’s help in getting repairs made as I constantly felt like Southwood was trying to take advantage of me and the fact that I was a college student with no nearby family. Also to top it all off, my property manager broke down IN MY APARTMENT crying about how bad Southwood was to work for then proceeded to quit leaving the building manager-less for months. By the time I got out of there I was so ready to leave and yet Southwood and Kassandra Lee continued to try to gouge us every step of the way out. For the same price there are much better options in the area as I have come to learn, don’t let them fool you into thinking otherwise. I am not usually one to post such negative reviews; however, in doing this I hope I can save more families from the situation I was put in!

The staff and associates at Southwood properties honestly do not treat the tenements with any respect. Coming from a military veteran, thats pretty sad that I feel like that is the case here, it seems like they have their noses stuck up high in the air as if they are better than the people they are supposed to be showing kind customer support for. They feel no need to inform you if your payments are up to date or anything if you miscalculated your payment somehow and instead just send a letter to your door saying that your behind on rent and owe even more money. Its a great place to live however and a good deal but the customer service is awful bar none.

Also if you look at other reviews, they state that Southwood Properties is hesitant to pay up when they hire contractors. Awful company 🙃

Janelle, shes the only reason I continued further with this one property management company. I still cant pinpoint the exact reason except that shes absolutely stellar.

Last summer I filled out an application for Southwood Properties in Springfield, MO The only unit available to my son who was a college student and in our price range was at the Ambassador who had a studio apartment for almost $600 a month. We also paid a $400 deposit. Almost immediately we started having problems with maintenance. We were told the building had been completely rehabbed and we would not have any problems with maintenance when we filled out paperwork. He moved in July and everything was fine until the fall, the building had two gas leaks. They evacuated the building, when I asked about gas monitors I was told they said oh they are there. NOPE just smoke detectors. Next there were problems with plumbing, leaks, a tub stopper not staying up. My son would put in maintenance request and days would go by before he would even hear anything The maintenance people often had attitudes, calling my son hey dude. This last incident has been very troubling to me. The AC broke, we pay for central air, they installed a window ac. When they plugged the window ac unit in they plugged it into an outlet that was were my son had his computer plugged into. Guess what? immediately there was a power surge causing the computer screen to go black. The power surge ultimately damaged the graphics card. My son is a gamer, the internet is important and so is his computer, this is a form of relaxation and entertainment. When I called the office I was told to turn it into my homeowners insurance. Ahhh hello my deductible is $500, new graphics card $200. Ahhh hello this will cause my insurance to go up because your maintenance people decided to plug in a window ac where there was a computer, overloading the circuit. Every time my son tries to have a conversation with the staff he is ignored. I finally got ahold of the property manager Kassandra and she is the one who told me to turn it into the homeowners insurance. She told me her maintenance staff had experience when I questioned why they would plug it into an outlet that had a computer plugged into it. I would not recommend this property management company. They have also had multiple staff as leasing agents managing the Ambassador. Terrible employee turnover.

College Students Avoid. This place is Gross. Wish I could give 0 stars. I lived at the Plantation. The building had roaches. My neighbors dog got fleas and he didnt treat them so my indoor cats got fleas and I had to flea bomb my apartment twice. The hall way stinks and no matter how much febreeze you dump into it it will never get better. The neighbors are scary. I witnessed one hitting his girlfriend with his car. Strangers knocked on my door at night on multiple occasions looking to buy drugs. The fact that they have security is basically a lie. Only saw security come around like 3 times in 2 years. Worst part of all of this is the office. They have so much turnover so it must suck to work there. Although there are literally only like 5 employees they find it impossible to have any form of communication with each other so they all know whats going on. If you ask for anything, whether it be to fix something or any other request it takes forever. They fix everything the crappiest way they can possible get away with. The apartment says its non smoking but that is a complete lie. What it means is you cant smoke in the hallway. You can, however, smoke in your apartment which is connected to all the others by vents. They dont build a cleaning fee into your deposit for some reason so when you move out you will have to pay cleaning and carpet cleaning fees. Therefore there is a 0% chance you will get all of your deposit back. This is the scariest and dirtiest place I have ever lived. I would highly avoid it, especially if you are a college student. TLC properties is a much nicer company and actually have clean and maintained apartments.

During my time at Southwood properties I have been the victim of theft from maintenance staff while they were in my apartment while I wasnt there as well as theft from my personal vehicle. The staff did nothing to address this. I had requested that maintenance not be in my apartment without myself or a roommate but this was not followed up with. There were multiple instances of where my central heating and air would go out with long periods where my room would be 50 degrees in the winter and 80s in the summer. I believe the quickest they fixed this was in 3 days! When I inquired about a different property elsewhere under the same company they were unwilling to be flexible with the lease despite no late rent payments. Terms on lease involve hidden fees that resulted in extra charges paid on move-out. Honestly the worse place Ive lived in and would not recommend

Staying at one of their apartments was one of the worst decisions of my life!They allowed another tenant to harass me by making false accusations to the police about me using/selling drugs. No proof of this was ever shown even though said tenant claimed to be in possession of pictures.Then they began the eviction process largely due to this accusation. No eviction lawyer would help us due to the criminal implications. We eventually brokered a deal on which we willingly moved after paying the last months rent AND their attorney fees/court cost.They were very helpful if rent was late and when we asked that we not recieve an eviction. However, to be repeatedly accused of criminal activity and harassed by the police because of what a total stranger said was painful! The police even told this man after about 5 visits that if he called them again without reason he would be charged with a crime.None of the other tenants disliked us either, we even had community barbecues; this guy called the police, at 7pm, on a community barbecue we graciously invited him to! The old property manger thanked us for helping new tenants to move in without any sort of payment. The new property manager kicked us out with short notice!!!Other than that everything was great, that is true. But if the idea of having a total stranger repeatedly calling the police on you for no reason at all even after you try to talk to/get on good terms with him, talking to the property manager, give him a couple small gifts, start saying hi to him with a smile as you pass in the hall, and getting a guarantee from him that he will stop/an apology from him; doesnt sound good to you.. I wouldnt chance it

Cockroaches, my unit was not properly insulated and had large holes in the wall around the air conditioning unit which cost me extra money for the utilities each month, I caught the same mouse multiple times before I found another hole in the wall, the maintenance man didnt seem to know what he was doing and never really fixed anything. They said that they would have an option to pay rent online but the entire year I lived there it was never operational. When I went to pay my rent at the office the person at the front desk seemed to always have an attitude. Overall very unprofessional and I wouldnt recommend them to anyone. I think the good reviews are probably shills because this company is that underhanded.

Ive lived in Springfield for almost 3 years and been staying at the Ambassador for about a year now. Honestly one of the worse when it comes to the maintenance, cleanliness of the property, and internet. The Maintenance sets up there own time to come but doesnt tell you when there coming unless you ask. (Really?) You have to press these people for months to get the simplest things fixed like a shower drain. I contacted them from November to about March till I got a replacement kitchen sink plug. The parking lot is a mess, leaves not picked up but just blown to one side of the lot. Bits of brick from the garage that flattened one of my tires. The dumpster is horrid like something out of that TLC show about hoarders. Rarely can I actually get my trash in there because of how full it is and the mess around it which they refuse to clean up. Ive seen all types of stuff back there from used spoons for drugs to dead rats. The internet is trash, If you play video games good luck. If its out you cant just call spring-net to report an outage. You have to contact the office so they can contact them to say the same thing. (really?) I lived in a complex my first year here WAY cheaper than this place on Harrison and Kimbrough. The property was well kept, internet was fast and if was out you could just call media-com. The maintenance was amazing they called you days before they were going to come and what time. Im extremely disappointed at the quality of service this place, they cant even do the basic things because of laziness or just poor management. Extremely disappointing because of how nice the apartments look on the inside.

Awful, maintenance left my air conditioner on for two weeks without my consent while I was on vacation. They also charge excessive late fees. One month they wanted to charge me a 350.00 late fee for rent! I refused to pay the rent. I would avoid southwood properties and look elsewhere.

I rented from them for a year paid on time every month and when I moved I found out they are trying to charge me $1400 I never missed rent and paid a remodel fee instead of a security deposit that was non refundable and was supposed to offset any damage which there was none when I left and this is jeopardizing my chances of getting a house now but they had no answers for why I owe this money

Old apartments, appliances don’t work, no machines in the laundry room work, paper thin walls. Would not recommend these apartments to my worst enemy.

I think I must speak out. Some units here have BED BUGS (roach issue is nothing compare to BB), not all, it depends on how lucky u are. Check if there are black dots on the wall, room smells weird or bug bodies under carpet. Management will say anything to get U put down nonrefundable application fee. Charge U $$$$ for all kinds of deposit, and return ¢¢¢¢ after the lease ended. If u meet the BB issue unfortunately, do not try to pay $$$ for treatment, its useless. Take evidence, and move out immediately (toss everything u can). Management might bully u, and shrink from all responsibility. MSU student could seek free legal aid on the 4th floor of PSU.

My son and daughter in law live there its 96 degrees outside she is a high risk pregnancy nobody is answering after hours emergency number and city utilities says it is the propertys issue. They have to come to my house and loose the food they just bought from the store $200 worth. The WiFi has never worked so they pay extra for that even tho its advertised included and they claim its a family environment but the police are there every night and my kids watched aan beat a woman and all the windows out of her car right in front of their door. I will be contacting our attorney in the am as they can only afford groceries monthly and just bought them they have never been a day late in rent and keep their unit spotless. Pretty sad nobody can even answer the emergency line!!!!!

I live in University Park Apts and have for almost 10 years. Ive always had a good experience with this company. The rent is fairly reasonable considering what you get for it (everything but electricity) and the internet they provide through Mediacom works well. The maintenance staff usually responds promptly to any issues. I had an issue very recently where I had a recurrance of spider problems (Recluses), which is a safety issue with me b/c I have diabetes w/circulation problems as a result. I let them know and they had someone out that same day to spray for them and take care of another, lower priority issue. Im very happy with Southwood Properties.

I am a recent move-in to Southwoods H&T apartments and I must say my experiences with the company have been overwhelmingly positive. I was pretty nervous considering some of the other reviews on here an other sites, but the majority of those reviews are from awhile back and I believe they must be making an effort to become a more reputable leasing company in Springfield, as all of my experiences have been professional and I love my apartment. I am not a shill for the company writing a good review. I am a real tenant who just moved to Springfield from Seattle.I signed a pre-lease many months back. I had a TON of questions, and Kassandra was absolutely wonderful with quick and professional communication and always answering my questions in excellent detail. My apartment is roomy and was very well-cleaned before my arrival. There have been no signs of insects or other pests. My apartment has central air, which is great. I have my own wireless internet router in my apartment (included in rent), and the speed is very good for your basic internet needs (Netflix, etc...). The location of H&T is perfect for my needs: two blocks from campus, one block to a drug store and tons of cheap eats. Walking distance to downtown. I also really like that there is a great laundromat just a block away, so you never need to worry about competing for the machines in the apartment complex itself.It IS a funky old building, and, as such, there are many quirks and odd noises in the vents and pipes. For anybody who has lived in an apartment in a city, this is par for the course, and it does not bother me at all (though it would bother some people). My next door neighbor is a smoker, which is a bit of a bummer since our little entry area reeks like cigarettes, but for the most part the smell does not enter my apartment. I also had some maintenance issue upon arrival, which I chalk up to the apartment sitting unoccupied for awhile. Nothing was serious, and Southwood has full-time maintenance people on site who were friendly and solved my issues in a reasonable amount of time.I think Southwood has a bit of a bad rap online. I dont doubt that folks have had issues in the past, and perhaps at one time this reputation was deserved, but they have served my needs very well and definitely exceeded my expectations as far as the professionalism of the staff and the condition of the apartment. I would definitely recommend to anyone looking for a clean, no-frills apartment close to campus.

Its terriable place, therere so many cockroach, when I complain about cockroach, they said they never had this situation, Im the only one who said therere cockroach, I should think more about myself, why cockroach only come to your apartment. I really angry at that ladys words, as the Boss of their office, whats her responsibility? if you always treat your customers like this, you and your company will lose the position in future. now I cant stop my rental agreement, have to stay here more 6 months. As a chinese students, this is the first time I dont like this place!!! I will try my best to tell other chinese students not to rent this place, because theyre so rude!!!

I worked there for a short time.but in that time I never seen so many bed bug infestation in my life .roaches constant everywhere.broken steps railings rotted metal side walk covers .Mold mold got very sick from mold build f .look out for maintenance man named Tim .
