The customer service here is amazing. Heather is great and welcoming and she gladly helped me every step of the way when getting setup here at Candles.For some of the most inexpensive apartments in Springfield, you really do get what you pay for. The amenities are nice. Pool is great; gym is small, but if you go at the right time you won’t have a problem; lounge areas are nice and clean; the whole area seems just like a nice place to live.I live in a 1-bedroom here and I love it. Very spacious, good air flow, and super cozy. Nothing wrong with the kitchen at all it’s a good size for 1 person who likes to cook a lot.Compared to my previous apartment experience, The Candles really blow it out of the water.The only thing I would really add is a dog park since it is a pet friendly apartment complex but that’s honestly it!

Apartment is a little aged but clean when I moved in. Some rust here and there in the bathroom and the walls are thin so I hear my neighbors at times but I love the amenities and parking is always accessible.

We are so disappointed and unhappy. First we applied for a one bedroom unit down stairs as we have 2 dogs. The application was lost in the system and our unit was then taken and rented out to someone else. A computer hiccup. We came in and they handled that professionally and apologized and got us another unit but unfortunately 2nd floor. Mind you the 2nd floor unit comes with a fake fire place.They even put in a rush to have the place ready for us to accommodate the mistake. The move in date was this past Monday 9/13.Now before we moved in we did look at the model unit first floor one bedroom and knew this would work.I picked up the keys at 9:00 am and immediately went to the apartment as my husband was with the movers. When I opened the door and walked around I have to admit I cried. This is NOT!!!! Even close to what we saw. This is something out of the 70’s. Old old out dated walls, kitchen, bathroom, flooring, appliances, all coloring old and out dated and uneven. Open the drawers to kitchen and dirty. And the a/c not working.Yup! Found out later that day our ac unit was broken. We are miserable. Upset! Been had! Maintenance put a wall unit in bedroom and unsure when the main unit will be fixed. Trust me we will be in the office later today. Don’t come here

They show you a fixed up showroom and then put you into a completely different unit. Appliances are old almond colors, no bathroom fixtures, bathroom and kitchen flooring is ugly and different. The bedroom closets are not mirrors, they are hideous brown doors.We asked specifically if the appliances and closet doors and flooring will be the same and Alyson said yes.We asked why there are terrible reviews on Google. She specifically said they are left by people who are unreasonable.We are 2 doctors, far from unreasonable. Careful when doing business here, there is alot of things that look nice as a facade (clubhouse, leasing office). But our first few experiences with them have been subpar. They have put in a work request to fix a few (not all things).We will update here to ensure people know what they are getting into.Edit 8/21/21:We have lived here for 3 weeks, I have to say that they have fixed the mirror closet doors, ceiling fan, the glued used cutting board was replaced with a new one, all new black appliances, lighting fixtures were changed. Counter top is still peeling and have unmatched paint covering damage on it.They have been accommodating and trying to make the wrongs right.Our 2 cars have been broken into 3 times. Luckily we dont leave anything valuable in the car. After talking with neighbors, I have realized that this is not a random occasion. Alyson at the leasing office stated that she has only heard of it happening once. This morning I spoke to 4 people, and 2 out of the 4 stated they had this same problem. After driving around the parking lot area surrounding our apt we noticed 2 other cars along with our 2 cars broken into on the night of 8/20/21 8/21/21. I will speak with the leasing office this am at 10a when they open. Last time, we were told to put a report in with the police by the leasing office.

I moved into the apartments on the last day of 2020 and even though there have been issues or some things breaking (for example, the door handle broke while moving in a couch, and the oven door handle had broken off when I tried opening the older oven). But both issues were fixed very quickly and without a complaint or anything. The staff in the office were very understanding about when both things had broken and assured me that it wasn’t anything to be very concerned about.But overall, the location of the apartments is ideal for anyone who likes being near the main shopping areas but also don’t want to be cluttered with the excessive traffic of Springfield. The staff are very friendly, answer any questions to the best of their knowledge, and the apartments themselves are at the top of the list of quality compared to the many other ones I have lived in.

Please do not move here. They do not care about their tenants at all. Washer and dryer were broke for over 5 months. Never wanted to fix anything but always hassled you over rent. Please don’t sign a lease with these people. The apartments look nice but are cheaply made. Half my electric sockets didn’t work for a year and they never came to fix it. Even their maintenance said they only care about money. There is also mice.

Horrible management. They claim that I never removed an authorization for a huge charge because they “conveniently” didn’t get my email. Business manager is rude and distasteful. Even my friend who lived here left her apartment there because of the business manager and the apartments themselves.

I was three days late on paying my move-out fees because my original check got lost in the mail. I proactively checked my bank statements and noticed that as each day went by, the check went uncashed. The day before fees were due, I called and alerted The Candles to the fact that I sent the check in well before the deadline, and that it seemingly got lost in the mail. I asked if there was any way I could pay online. I was told the only way to pay was to send a check. I promptly put the check in the mail, and it was cashed three days later.Apparently that was too late for Candles and Nolan Real Estate, because even after living at the Candles for four years and paying rent in full, on the first of every month, I got a call from debt collectors this morning. Its extremely disappointing that:1) I was penalized for my payment getting lost in the mail;2) There was no grace period after the payment was due;3) I was not contacted by anyone at the Candles or Nolan prior to being turned over to debt collectors;4) Even after calling in advance and explaining the situation, nobody at the Candles felt like they should try to contact Nolan and ask them to give me a brief extension on my payment.I would recommend you consider this experience when deciding whether or not to live here.

I would give 10 stars if I could. The leasing office and staff really care about their tenants. This year has been very difficult for me, I had a major career change and I had some health problems which put me behind on rent and bills. I explained my situation and the office worked with me time and time again never failing to be on my side. Recently there was some miscommunication between my previous roommate, the leasing office, and myself in regards to the lease that had just ended. Which left me feeling trapped. It wasn’t the company or community that had me wanting to find a new place, it was that over the year the wear and tear on the apartment had me wanting to find something more suitable to raise my baby (I recently found out I became pregnant!) as I talked to leasing manager today about my situation and the living conditions they were so accommodating and quick to get me into a better living situation. I didn’t even know that I could just transfer over to another apartment! They were even going to transfer my security deposit over for me, but I had asked to put that money toward the damages of old place and I’d just put another security deposit down for the new apartment. This company continues to go above and beyond to meet my needs.

Ok so my boyfriend and I have been living here for a yr and a half almost and NOT ONE TIME had the pool been open for us to be able to use. Nor the gum for that matter. Definitely not a 24 hr gym. These amenities are the whole reason we moved here so my daughter would have something to do. We could have had a house for the money we pay. The amenities they offer are not available for use. I am contacting corporate about the false advertising they use to get u in here. They make excuse after excuse about the pool when in reality they just dont want to deal with it. Such bs

Updated review:Old apartments with decent amenities but has gone up in price significantly in the last 6 months with very little improvement in quality of living. Finally getting new windows that dont leak.Was a decent place to live on a 3 month lease at $770/month, would have been good for $590/month for 12 months, current pricing is closer to the $700 mark for 12 months. New upper management is running the show behind the scenes and making changes that do not necessarily benefit the tennants.Individuals and management working at the leasing office are nice though and willing to help out, maintenance crew are good people and timely.Old review:3-4-2019 marks day 1 of smelling cigarette smoke through my furnace unit. Im leaving a fairly neutral review for now. The manner in which Chatham Hills deals with this issue shall weigh heavily in my opinion of their company as a whole, as well as my opinion of these particular living spaces. Thus far I have been treated well, the apartment was in good condition when I moved in, and the overall experience has been pleasant. The strong odor of cigarette smoke is not pleasant in the slightest. I will be in your leasing office every day until the issue is resolved. (For the record the smoke smell went away on its own)Update: Chatham Hills is going smoke free for the interior spaces of all apartments as of September 1st, 2019. You are still free to smoke on your patio or balcony. Im glad to see some action taken by the management.

Lived here for 2 years and only experienced poor quality service. They will try to squeeze any amount of money from you they can. Multiple issues with health and safty concerns and appliances that break down constantly. Any time my roomates and I had an issue wed only be delt with in poor quality at the leasing office by people who show no concern of your living conditions or any form of customer care. If you are looking for a place to live DO NOT MOVE HERE, I know the website and pictures look impressive and the leasing office is beautiful all with the low rates makes it very appealing but I promise you that is the extent of the good nature.Update- they responded to this review with the same bs response they give every negative review. They leave the number of the leasing office, so if I call Ill just be dealing with the same people Ive delt with these past 2 years. They dont care about their tenants, and they sure dont care about actually fixing anything wrong with the multiple situation Ive had to deal with.

This place and its management is absolutely infuriating. The washing machines never work and when you go to tell maintenance, they tell you to call the number of the company that has been shut down for years in order to get it fixed. The card system is horrible, overpriced, and an absolute joke. The ac goes bad about every few months and their appliances such as the washing machine and stove-top barely work half the time or malfunction. The housing is very overpriced, even charging for the pool and gym use even though they are CLOSED. Management has a horrible time communicating to their residents and if shown any agitation towards them, they turn extremely unprofessional. Both Krystle and Kathy were spoken to and they both reacted with passive aggression and belittling comments. I have many friends looking for apartments right now and I always tell them to STAY AWAY FROM CHATHAM HILLS/THE CANDLESI see how many other complaints are similar to mine on this review board and like my friends and I, we are given little to no help in our situations. Even if this place looks nicer with a new name and sign, this place will always be the slum known as Chatham Hills.

Worst place to live. They will charge you thousands of dollars in fines even if the place is damaged before you move in. They charged my friends(seniors)who lived there 3000$ for carpet damage and said the carpet needs to be replaced. Guess what happens next. Me and my friends moved in to the exact apartment after their lease and the carpet is not replaced and just the way it was before. These people just milk you for money and if you are an international student, you will end up paying hefty fines. Dont believe me? Just ask anyone who lived here or just look at the reviews below. Worst management.

My fiance and I moved to CH Apartments mid Spring 17. We love our place! Its very clean and quiet here. The location is also great, conveniently located next to White Oaks Mall, the post office and multiple grocery stores. The office staff actually care about their residents and they have always been happy and eager to help us whenever weve needed them. Scott and Cheyenne are our favorites. Occasionally CH hosts games and activities for all the residents. This really brings the community together and its a nice way for us to meet and become sociable with our neighbors.

This place was absolutely horrible to live at, they will charge you if your late even a day, the laundry never works, not to mention our ac didn’t work for about a month because they didn’t tell us we need to switch out the filters, we have mold coming in the ceiling in the closet, Maintenance will randomly come into your apartment and they even opened my bedroom door when I was in bed. Overall just a bad place to live.

One word I would say is please do not rent an apartment in Chatham Hills! One of my worst choices was choosing to be their resident. All they wait for is their residents to lease out so that they could charge huge amount of fines. If you are a student you will be the most unfortunate person to choose living here. We had an extended lease coming from last 3 and half years. They charge us for maintenance and never do frequent checks. Still being there for couple of years they never provide proper maintenance to the house and expect everything to be the same. We got an offer to extend our lease. I wonder how much they would have charged if we really did extend the lease. The management keeps changing and come up with news ways of charging money. The new Property Manager here came up with the new way of charging money through so called “Bed bug treatment”. We personally had no beg bug experience. We were charged for that treatment. When asked the same all they say is not all bed bugs can affect a person. They never realize their apartments are already infested by bugs.Coming to customer satisfaction, all they know is responding to the reviews on the website. But the reality is when we ask the management about why we were charged they do not have a proper answer to those questions. If we try talking to the new manager, she doesn’t even give an eye contact. All that I would advice the management is you need not be kind but atleast be good to your residents. After all you make money from us through huge rents and fines for these disgusting facilities offered.

It is a cheap place to live, that is for sure, so I wont drop it to 1 star. It treated me ok while I was there. The gym is pretty nice but they need to re-measure the basketball hoop height and free throw distance. The water temperature went from burning to frigid without notice so that was frustrating. The hallways were usually smelling pretty awful. The biggest issue is any expectation of getting a security deposit back. $75 for 3 nail holes in one wall and then some curious scuffs. Then they add on surcharges for waste water and waste electricity. Nickel and dime the deposit down which is really too bad. When I called the office to ask about how such minimal touch ups can cost that much, the response was that there was nothing that could be done about it. If somebody is supposed to be a manager, then there is always something that can be done about it. I think the more appropriate response from them would have been, Sorry, we just dont care.

I’ve lived at Chatham Hills nearly two years. They are one of the more expensive apartments in Springfield. While there are some positives about living here, its negative points for me outweigh the positives. The community is relatively quiet compared to some of the other apartments I’ve lived at around here, and you do not see the police get called out here as often as other places. In addition, some of the people who have worked here in the past have been nice.However, there are some negatives. The first is the condition of the buildings. I believe Chatham Hills was built in the 1960’s, so the buildings are around 50 years old. Older buildings require more maintenance than newer buildings. Unfortunately, Chatham Hills comes up short in this area. I do not blame the people that do the maintenance around here. I’ve never had an issue with any of them. I just don’t think they have much to work with. I get the impression that they have tight budgets from either the management or ownership, so the maintenance primarily consists of patching and quick fixes instead of spending money on more permanent fixes. Over time, all of this patchwork approach to maintenance adds up to make the overall appearance of the buildings shabby.The sliding glass door does not seal. In the winter, I have to tape over the entire door to keep the wind out. The seals are damaged, and there are gaps that are large enough for the wasps to fly into the apartment. The windows are in the same sorry condition. In the winter, the window gets so cold that water condenses on the inside surface (shouldnt happen with double pane windows). That water runs down the window onto the sill, causing mold to grow on the caulking.The next issue is the air conditioner. I complained early on that the air conditioner stank when it turned on, are there was green, white, and black stuff in the drip pan under the coil of the A/C unit. Now air conditioners should not have a smell at all when they run. When an air conditioner has that moist dirt smell, that smell is a sign of mold. A maintenance person was sent to examine the unit after I showed the staff a photo of the drip pan. It was reported that it was just dirt, and the bottom half of the drip pan was cleaned. The unit still smelled, so I had a local company come in and clean the unit. As soon as the guy opened the door to the A/C closet, he told me right there that he could already smell the mold. He cleaned the best he could, but he told me that the coil is so contaminated with years of dirt buildup, that the entire indoor unit needed to be replaced in order to get rid of the mold. The years of using those cheap, temporary blue filters allowed the dirt to build up in the grooves of the coil to the point where they simply could not be cleaned.I could go on, but I want to end by talking about why I finally decided to leave Chatham Hills. I received a lease renewal letter that had a new monthly rate that was 10% higher than what I pay currently. I felt that the increase this year was unreasonable giver that 10% is about 5 times higher than the rate of inflation. I understand that prices rise, and last year my rest went up a more reasonable 2%. When I turned in my letter indicating I would not renew my lease, I got a message about a half hour later asking me why I thought the increase was 10%. I returned the message going over the math, and I demonstrated the 10% increase. The response I got was that there was a computer problem, and the amount on the renewal letter was wrong. In the past two years, I have had to go to the office 5 times to get my rent corrected because of “computer problems”, so this tired excuse for computer problems just didn’t fly with me. If the computers are having so many problems for so long, then get them fixed, or as a short term fix, make sure everything is reviewed manually before these notices get sent out.In closing, the average rating on Google for Chatham Hills is a fair representation for this place. If you are considering moving here, take note of its rating and be prepared.

Troy and Derek are great managers and wonderful people. Office stafe are very nice as well. Usually a very quiet complex. There are a lot of roaches and we had mice every fall. So you will have to bug bomb everything when you move out. Our boys loved the pool, there isnt a park but there is a sand volley ball court, our boys loved both. Only 4 starts because of the pests. Otherwise we would have given 5 start.

Edit: Leaving a review without a comment isnt against any rules. Im a resident here, but not for long. Maintenance and the office are perverts and racist. Scott the maintenance manager tried entering my apartment without knocking and sexual harassed my girlfriend on many occasions. Do not rent here. No privacy and horrible staff and company altogether. Nasty living conditions and a rude, very unprofessional staff. Better off living almost anywhere else.

Any issues that were addressed were either not handled or half a** handled. not even really sure how any of the management is allowed to be management.. Hi, I recently moved into this apartment complex in July 2015. I liked that this apartment accepted dogs which was a big criteria for me. Overall, I have had a very good experience with this apartment. The monthly rent is decent, although I think its a little pricier than its neighbors. The location is great, because its next to Wabash Avenue which has a of restaurants and stores.No problem with odors or smells. Had a few bugs in the beginning but nothing since the first month. Water is good. No carpet issues. I had a few maintenance issues with my patio door and toilet seat, which was fixed in like 1 week. I had a major issue with my refrigerator not cooling and they brought me a new fridge the next day. Management is very responsive to repairs and issues.The area does get quite noisy at night which I assume is because this area has a lot of college students who live here. Thats probably my biggest complaint but that has more to do with the neighbors than the apartments.Gym and facilities are good. Good parking, never had any issues with finding a parking space. Overall, if I had to do it again, I would still pick this place.

If you don’t want to pay three thousand dollars in fines.We were fined that much amount of money and after repeated phone calls and emails to the management on why we were fined, there is no Response.Kathy the property manager will lie to you telling we would get back to you in phone or in email, but never did.After paying all the fines and settling all the dues on time, we got a letter from the debt collectors, stating you owe 3000+$, But still no communication from the management.To MANAGEMENT: if you are reading this and replying here, please take time to reply to the emails we have sent, not in goole reviews.To FUTURE RESIDENTS: There are apartments right across the street, which is much better. Those apartments have full occupancy, but this place is always available. Now you know why? Lived here in 2016-2017 figured Id leave a warning review. Please chose another place to live! The apartment had roaches when I moved in and to top it off they charged me monthly to treat the problem??? The staff was very rude and unhelpful, with lots of unscheduled maintenance. People would just walk in the apartment like no one lived there and start banging away at things. The smells were also quite bad it constantly smelled like Indian food and cigarette smoke.

Been living here for almost 2 years with very little issues, maintenance is good, office staff is good, the price is fair. The problem didnt start until new management came in. The whole transition has been a complete mess. I never had a fee for anything, but now im getting them every other day because of the new system they have. Once my lease is up, im moving.

Me and my roommate have been a resident of Chatham Hills for one year and change and just finished moving into our new 1 bedroom. When we first moved into Chatham Hills, my three other roommates (two of whom had to leave for personal reasons), I was not excited to be living in an apartment because of the reputation apartment living or apartment dwellers tend to hold. However, my experience has been pleasant. The community is nice (ESPECIALLY the pool -- met so many new friends there), and its the only place in Springfield thatll allow our baby (dog). After some warming up to the idea of apartment living thanks to Chatham Hills, I have no plans of leaving anytime soon.

This place deserves no starts, Very old place disguised in glossy exteriors, The roof was leaking for 2 days straight and the whole house was flooding, apart from the nonchalant behavior of the front desk, Nothing was done to compensate our flooded furniture and beds, I lived in apartments for the past decade all across the states, i havent seen a property management this awful and changing the policies on the fly. UIS Students, please do yourself a favor, and not fall for faulty referral amounts the property management proposes, Live closer the college and get a handle of peaceful living. Do not live here

Every community have their side of good and bad. I have been living in Chatham hills for 3 years now and have both experiences. But I am very glad the management tried to help me out in may cases I had for 3 years now and continuing. They tried to help me out as best as they could in situations like suggestion to do a quick apartment transfer when my roommates left without notifying me, helping me out when I was on an extended vacation and couldnt renew my current lease on time, and helped me out by going above and beyond by contacting my previous roommates who left without signing out of my lease when i had a problem while adding new member to it.This is enough for me to forgo some rather small inconveniences i have while staying.Overall I had good experience so far and will continue to live in this apartments until I leave Springfield.

I stayed here for almost 2 years. Troy is the manager who racially profiled residents and offered services based on color. There wasnt a single time we could say it was pleasant walking into his office. Always issues with apartment, rats play around, roaches partying is a common sight even in newly leased apartment.He even asked my roommates to write good reviews to avoid any charges after lease end.Horrible experience. I am giving this place one star because i cannot give out 0 star. I do not recommend this place to anyone. Just like the other reviews say, they will fine every little thing to charge you. I was charged $200 for two small paint marks on the wall. The maintenance is bad and had rat problems for a whole year living there. They absolutely do not do anything about it. People with attitude sitting in the leasing office, they think they are the final authority in every matter. I wouldnt recommend this apartments to homeless people. DO NOT RENT HERE. The only reason Im giving this place a one star is because it isnt possible to give a 0. This is the worst place I have ever had the misfortune to live. The rent is way too high for what you get. When I moved in it was disgusting! It smelled so bad, the carpets were stained, had a dented fridge, and it was dirty! The toilet ran constantly, and they never fixed it. When I moved out they charged me 800$ to replace that disgusting carpet, and all kinds of other fees. They are MONEY HUNGRY!!! I would literally rather live in van down by the river than here. A shed would be better than this place. 👎😷

After reading channel 20s review of mice and roaches, I dont think anyone with self respect should rent here. After reading these reviews it seems the owners want to reply so that it looks like they care, when in reality they havent fixed the problem. If there are mice and roaches, residents shouldnt have to pay, its the owners responsibility to supply a clean environment. There are some brand new apartments that were just built off Wabash, near the movie theater. Recommend looking there.

The reason for 1 star is i cant rate -5. Missy Singer could not differentiate between cockroaches and ants and threatens to call the cops. What a shame and the property manager thinks very high of herself. Good for both women, building careers in a rat hole. Crappy apartments, no manners and no proper professional ethics, junkies working in the office. Hopefully a laws suit is waiting in the near future.

5-14-2019 I highly Recommend to not EVER live here n Chathem Hills Apartments..My apartment is infested with mice and I’ve called numerous Times for months and they always just push the problem to the side or they will send maintenance And they do very little to nothing bout the problem and just give us sticky traps and I even have recorded on my phone of big mouse coming out from one of the burners of the stove and walks right across it and didn’t even phase it..I’ve literally caught 5 mice just today in our kitchen..it is sickening To think that my apartment is invested with mice and to top it off I have a little baby who isn’t even old enough to walk..This apartment complex is unsafe and unfit to live in...So please spread the word on how disgusting These apartments really are..Once my lease it up i am getting the hell outta here....this place is not where you would wanna raise a family....And Second thing drugs come and go through these apartments I’ve see it with my own eyes..NOT SAFE TO LIVE HERE PLEASE BELIEVE ME!!!.....So while I’m sitting here typing this review I just caught mouse #6...So like I said this place is dirty and infested with mice and bugs...DO NOT RENT HERE!!

I was trying to show him the USPS message he shouted at me I dont care . I am terminating my lease with effective from 1st January and I would recommend not to consider Chatham Hills Apartments as one your option to lease.

Had an issues with a leak from the apt above coming thru my br ceiling. Once the work order was in it only took a day to get fixed. When i called the emergency number they were at the apt within 30 min. So far no more leaking. Im impressed .!

I would strongly not recommend this place for anyone. You wont see any problems initially. It starts when you call for maintenance, then its really bad.When you move out they charge you for pest control and bed bugs etc.... like more than a $1000.Looks like they are running a scam here.If anyone ever had same expereience please reach out to me. Im going to file a case against them. These guys deserve a lesson so that in future they wont charge anyone with unexpected fees or charges.

I stayed at Chatham Hills for 9 months. Positives where that it was pretty inexspensive, and each floor had a washer dryer. The are pretty nice sized apartments and most have a balcony or patio with decent privacy. Also they are pretty quick on matainence request, have many free community events, and a nice sized gym and basketball court that tenants use for free, and you need fingerprint access to get in.The issue is that the apartments are extremely old. I lived on the bottom floor and you can literally hear every step someone makes and the floor boars creek with as well. I had to sleep with earplugs every night or had to use them when doing work that required concentration. I would suggest if that if you have to live here based on your budget, you definitely want to go for the top floor. Also every day I came home I saw at least 2-3 dead bugs mainly in the bathroom, kitchen and living room. It literally never failed!! Also my car was burglarized while I lived there, and come to find out, that many other people have had their cars broken into on this property. When I told the office staff, they said they had no cameras on the property and also it wasn’t their responsibility. This was very disturbing because you would think that with all the money they are making it would be to big of an ask to put security cameras on the outside of building or pay a security guard to patrol the area. This issue has happened to MANY people, and I parked right in the front of my building, so to think that it’s that easy for someone to break into your car that wide I’m the open and get away with it, should make every one feel unsafe!! Lastly on the negative, do not expect to get your security deposit back, no matter how much you clean your aprtment upon your leave. You can leave it better than you got it and they will find reasons to charge you! I was highly upset at the charges they came up with! It is literally a scam, and I found it it has been done to many many MANY people who have lived there! I wanted to fight it legally but it was not even worth it. Not only did I not get my deposit back, they charged me $400+ dollars. My advice is after you move out, don’t turn in your keys, request a walk through with whoever check out the apartment, along with their checklist that you submit when you move in. Only turn in your keys once you’ve got an agreement and you see if you will get your deposit back, (that’s if you care to of course). When I asked for mine they claimed they couldn’t find it and that I didn’t turn it in. That doesn’t even make sense, if someone doesn’t turn it in that’s a pretty important document that should be required to be turned in. I was told their policy is if they don’t get it within a week they assume everything is in perfect condition when you moved in.....SCAM. The management for the most part are good never really had any problem with them until the security deposit issue. However Derek who works there is extremely unprofessional, especially when faced with conflict. I have a voice recording to prove! He’s like one of those people who are insecure so now he’s got a little power and it’s gone to his head. Like this was the only thing that validated him in life. I literally felt sorry for him more than anything. Troy however was always professional, even in conflict, which is how a manger should act professionally. MY suggestion, overall is update your property so your tenants feel safe, and if you don’t plan on giving our security deposit back just tell us, don’t scam us!MORAL OF THE STORY IS YOU PAY FOR WHAT YOU GET! THERE ARE MUCH BETTER OPTION FOR A FEW MORE BUCKS IN SPRINGFIELD!

DO NOT SIGN A LEASE WITH CHATHAM HILLS!My husband and I moved in a just about a year ago. Everything was going fine.... untill my husbands truck got robbed. Then my gas got cyphened.... then by husbands gas tank got water dumbed into it...... then my husband bought a new car and someone keyed it all up. ITS NOT A SAFE PLACE! Then our toilet broke and we had to go a whole weekend without a toilet! Not to mention there was mold all over the place! Then I leave the apartment to go to the store I come back and there is a maintenance worker caulking my tub! I had NO notice or anything! When brought up to the leasing staff they claimed it was a new maintenance worker and she will take care of it! It indeed wasn’t a NEW maintenance worker it was one who had worked there for awhile and just walked in my apartment with no notice! My husband and I then tried to get out of our lease a month early with no success!! Moral of the story! Don’t lease through Chatham Hills! There apartments are terrible, the community isn’t safe and all they care about is money!

I went to see this apartment today, had a coupon (2 beds $699), (was listed one bedroom for $645) on my phone got last night from their site, which was valid for this month. The lady in their office said they cant guarantee the coupon, and the rent of the house goes up if there are few available. It was last night that I got coupon and now she says the price is $845 for the same. It sounded very unfair. And also heard their billing system is also unrealistic, you have to pay for the utilities that you havent used. Very unprofessional !! I am going to skip this

I only moved in here for the hot tub, which was broken when i moved in and was never fixed. They have since taken it out. They have raised my rent 200 dollars since moving in. Pet fees are ridiculous on top of a pet deposit, Ive paid 600 dollars for my cats since moving in three years ago (120 a year plus the 300 deposit) and on top of that... They treat their residents with little respect. Cannot wait to move out in a couple months, but from what Ive heard from other residents that have left they make that process hell, too. Just dont live here, people.

DO NOT MOVE TO CHATHAM HILLS.1. Chatham Hills has ridiculous fees. They made me pay 450 for my 8lb Shih Tzu to only find out that is the fee for big dogs. They over charged me. We paid rent on time. Then we got a 3 day eviction notice and a letter saying we had to pay 4 times the monthly rent. My boyfriend had went down to the office to ask what had happened to his check. He refused to leave until they looked for it. One of the female workers had forgot it in her desk drawer. Something that was out of our control but we were still punished for it. They charged us a $50 dollar delivery fee to post the note and eviction notice on our door and also charged us a $250 dollar late fee.2. The place is disgusting... The halls are dirty and smelly. We ended up with bed bugs and a mice problem and it took them like 2 weeks to finally come treat the building and our aparetment.3. Staff is very rude and unhelpful with any issues. My car was damaged by residents climbing and sitting on it and after many complaints nothing was done.4. The bathtub ended up clogged and it took about 5 days for someone to come fix it. Then Scott the man who came made a comment about how fat my friends butt was.5. When signing the lease Troy was not honest with us about all the fees. He originally told us that it would 1500 to move in. We went to sign the lease and it was almost 2400. He charged us to hold the apartment when we were gone only 20 minutes because we had to go home to get the check book I forgot.6. When our lease was up we had a expection done on our apartment. The man told us that the small rip that was maybe half a foot long in the carpet could be patched... the walls and everything else were fine he said he would just need to paint. I pointed out the sliding door does not lock and told him it never did and that I listed it on the paper with issues when we moved in and that it should be on file as well as that the kitchen drawer was already broken but i pointed out that it was slopply glued and nailed back together at some point also the outlit did not work either and i listed that. They never came to fix these issues either the whole year we were there. Anyway he said Id only owe them like 150 or 200 at most... about a month after we moved out we got a letter in the mail saying we owed them like 1000... I went in to ask why. She told us all the carpet needed to be replaced because you cant patch it or have new carept in one room and not all the other rooms. They charged us to paint, patch a hole that ik we did not cause I never saw one, for the sliding door not locking, for an outlit not working and the drawer. I told her those things I listed on paper when i moved in and that they should be on file and she said you are lying to me you never turned that in i said i am not and you are very unprofessional about this. She had a rude tone the whole time. After that she said get out of my office you both are trash and nasty... so after that my boyfriends mom goes up their with us because she was co signer on our lease and wanted to ask some questions about credit checks and tuings and how or if any of the fees would effect her. As soon as we walk in the same lady scowls at us and goes to her office shuts her door pretty hard... I see the nice blonde lady I forget her name and tell my boyfriends mom to go talk to her. She asks if us paying this off slowly will negatively affect her credit in anyway or if we need to pay it in full etc she was going to help us figure out a payment plan and answer our questions when that ladt flies out of her office and says I am tired of you! The fines are set. No one can help you. Leave! Go! this is harassment! So i calmly say we are just finding out how to pay this off and if or how it affects credit and setting up a payment plan. Please leave us alone. She says no you have to call someone higher up! now leave we will not help.6. They would not take the nosie complaints seriously. They let people smoke in the halls. It is over priced. Hardly updated. Ghetto rigged. Cheap paint the scuffs easy.

I am writing this regarding to the fines imposed by Chatham Hills Apartments. The Team of Shein, Derek and Troy just try to trouble the residents as much as they can. Derek and Troy are very rude and they dont have respect to talk to Girls. They very well know that students prefer chatham more because its affordable. But they just take advantage of this and fine students. They just get in to the apartments when we are not in the apartment and impose heavy fine. The fine is always asked to be paid in cash so that these people can split among themselves. If there is a small get together at our place, they just come over and spoil the party. Later on to remove the fine CHATHAM PEOPLE ARE ASKING US TO WRITE GOOD REVIEWS ON GOOGLE isnt that insane. I have been staying here for more than 2 years and its not a single day i dint find mice cockroach at my place. The regular service request is of no use. They just ignore students here. While leaving the apartment, if the apartment is neat they make sure they impose unnecessary fine and on an average they impose minimum fine up to $1000. While leasing a new apartment, chatham hills take almost 1 month deposit and while leasing out they dont even give back the deposit. Its just horrible that there is no proper action on this management. I suggest please dont prefer Chatham Hills.

The WORST apartment complex that I have ever seen!!!!!!!! I lived there for a year and would never in my life even consider living there again. We were overcharged for a very run down and ill managed apartment which had very bad water damage in the bathroom! Not only that but the staff was never once helpful and whenever I would try to get some information I was lied to multiple times. Even the end of the lease was a pain in the butt as they didnt know what the hell was going on, I still have not gotten the proper information on the ending of the lease. If you need a place to live, please NEVER choose Chatham Hills because they will not only rip you off and take your money but lie to you and never keep there end of the lease agreement.

Rent over here is very high compared to neighboring communities . they increase rent year by year and they dont even respect customer. when we have a problem they dont even respond for that. they dont have an answer for the utility bill given by them. my advice is to find a good apartment in the same neighborhood rather than coming to this place and having problems

Current tenant here dont rent here overpriced for all the problems. From day one mice and roaches and after three calls the come and just give us sticky traps, as well as all the cabets broken. They fixed after calling but when you rent a place out that should have been fixed its not like it was one drawer 7 of them the closet door a bedroom door the screen as well. And last the hot water heater is hooked to the whole building it fluxuates constantly from scolding to cold when i broght up our 5 year old washing hands or showering and it scolding them they just said we should fill the tub or sink we also have a 13 year old what happens if it burns him or when we get burnt we pay way to much to have to bath and even then half the time theres no hot water even when we havent been home in hourse we go to wash our kids cause its 8 but cant cause theres no hot water for another hour or two if i could give 0 stars i would

This was the worst two years that I have ever spent in my life. Everything started out nice with the prices and the staff being nice. Finally, when you have lived there long enough they start to lay it on you. They give you extra fees and when you go and talk to the staff about it they can not tell you why they are there or they say that it is split up into the whole building. I started out with my utilities being about 40 dollars all together and by the time that I left the utilities went up to about 120 dollars. The staff does not care about any of the people living there they only care about the money that hey are bringing in. Also, moving out they bill a bunch of stuff that I told them to be fix as I was staying there. For example, there was a flood in the basement apartment and I told the staff about it and told them that the insurance that I had on the place would cover it, but they just came and shampooed the carpet and spray painted the walls like nothing was wrong. Mind you that there was mold on the carpet and walls after this flood. They do not care about the well being of the people living there.

It just sucks to see when people who follow all of the rules that Chatham Hills sets and we still get tagged for fees, often ones they forgot about when you said, Hey, Id like to pay this now. but nothing happens for months and months...and then you get a note on the door saying you need to pay in 24 hours or a note that says...youll be evicted in 72 hours.I understand the difficulty of managing this large of an apartment complex but why, why are all the people involved in apartment management such douches?Apartments: 4 starsGrounds: 4 starsMaintenance Crew: 5 starsManagement: 2.5 (at least theyre kind when theyre being dicks to you)I really would give this place like 4 stars if the management team was more understanding of their residents who follow every rule that they set and treated them appropriately. This is probably one of the worst places Ive lived. The hallway smells like pee and cigarettes and I found mold growing on my walls a few times. For how much you pay, you would think youd get a lot more from it. Also, the people at the front desk have no idea what theyre doing. I was being told different things from them verses the GM Manager. Pet fees are ridiculous, I was charged 300 for a dog to live there for a month. No one was understanding in my situation (even though they claim they are) if so, I felt I would have been compensated for it. Pretty much, this place drags you in with different expectations. ALSO, I was told by a man at the front desk that I had to be out by June 2nd..I got all my things out to find out I had till June 9th and was STILL be charged to pay for those days. EVEN THOUGH I WAS TOLD DIFFERENTLY 2 MONTHS AGO. I also have a paper stating two different fees, one which gives me the price of staying till June 2nd or June 9th. Why give me an option when I will be charged till June 9th anyways? There are much better places to live in Springfield for your money. I strongly suggest to NOT live here. Worst decision I made.

HORRIBLE!! Live anywhere else in Springfield! I lived there for 4 years and the management was horrible! Other tenants stole things from us with no consequence. The worst part is upon moving out they invented fees and bills that we are still disputing to this day! For example when having new siding put in the contractors put holes in the wall and we were billed for that repair!! They are unreasonable and not to be trusted!

Love living here! its quiet, peaceful and enjoy my time i spend at home. the apartment is nice. i love the kitchen. really nice quality. i love the staff here. valerie and stephanie have been here since we moved! glad to have them working here. im so glad valerie came back! i love having the fitness room being here if i want to work out i can just go there! i would recommend these apartments to a friend ! we have lived here for 3 years and its very convenient being so close to all the bus stops as well! the apartments are very spacious. even the one bedrooms are lovely! one bedroom is a great starter for a couple. two bedrooms are great after a few years of collecting more stuff! tehe

Too expensive and if you try to leave once the contract is over and do not sign to leave even if they say everything is fine they will stick you with an extra $300 bill because they do not want to see you go
