Company is negligent. Although rent has been repeatedly increased due to increased maintenance we seem to have less maintenance than ever. Rather than address a plumbing issue, management ignored the issue causing the downstairs apartment to be partially flooded. After advising the manager that she was being negligent, we were provided a new rental agreement stating they are not responsible for any damages due to their own negligence. We were advised we had to sign the agreement 30 days prior to our renewal. We informed management that we were waiting for our attorney to review the new agreement before we decided to sign. Soon after, the Manager stated she had been misinformed and the agreement was now late. We were actually given a violation for not signing the agreement on time per the original timeline provided. When a corporation is negligent, that negligence leads to a resident being hospitalized, and the official response is to update their agreement stating theyre not liable for their own negligence... This is an indication that they are aware of issues and do not intend to fix them. Almost all contracts state a company is not liable UNLESS it is due to their own negligence. There is simply no other reason to include a future waiver of liability unless the company intends to continue to neglect its property and tenants. I sincerely hope that Hamilton addresses the issue before another resident is hospitalized.

Willard Estates has the worst land lady/manager or whatever you wanna call her! Her name is Glenna and she will try to steal your rent checks an cash them for herself an say you did not pay rent for that month. On top of that she will have your car/truck towed from the parking lot of your apartment an say it is an abandoned vehicle an she will evict you at anytime she wishes an only give you a 10 day eviction notice unlike the norm which is atleast 30 days so you can get your things in order.... This woman needs to be fired and sued for everything shes done an she done alot of illegal activities and continues to do them daily!!!!! Step-up and do something about her corporate!!!!!

I have lived in several apartment complexes over the years and Canyon Trails is by far the very best. We have wonderful response to any issues and wonderful upkeep. I love the size of the rooms and they are beautiful! The safe/tornado shelter makes me feel very secure. The Manager Jennifer is so nice and the owners are very fair. I have recommended to all my friends and family.

Dannie, the manager, is amazing. She keeps this place very nice and solves any issues very quickly. The maintenance man does a great job and fixes everything in a timely manner. This complex is very kid friendly and we love the extra amenities it offers. Aldrich Creek Estates is a great place to live! I would recommend it to anyone,

I recently moved into Fox River Estates Phase II in Willard, MO and I absolutely love it. The neighbors are super friendly. The staff is very helpful and patient. Love the location. Great school district. Overall great place for a family starting out

At first I loved Fox River Estates. But as time went on I really got to really know the staff and the apartment I live in. The apartments are nice and new. But they have some issues. My floors leak the glue they used to put the hardwood floor down. They barely have any storage in the bathrooms. Every time I call up at the office no one ever answers. When I email anyone it takes forever to get a reply back. The office hours arent even true. They are never there during the times on the door. I feel that they pick and choose who they feel like they want to live here not by the requirements. I was also lead on to believe that I was going to be able to move to a duplex for over a year. Then to be told we can’t move into one.

This is a great place to live. The property is up kept very often. Very roomy duplex. Only pay electric which is a great thing. They spray often for bugs. Great community to live in. Close to shopping and food. I would Definitely refer anyone to live here.

This company needs investigated for what they allow to work for them. Better Business Bureau is my next step. If you care about your safety and the comfort of knowing home is home, then this place is not for you.

Canyon Trails is a great place to live in Webb City. The townhouses are spacious but don’t have a lot of storage. The management is great and takes care of things in a timely manner. The people who live in this community are friendly and respectful. Some are older people and some have small families with kids. My kids and I enjoy living here.

I have been living at Canyon Trails in Webb City ever since they have opened. Living here has been one of the best places we have lived. Our manager is super friendly and makes you feel welcome. If you need something or have a problem she is on top of trying to help you. They keep up on the maintenance, interior and exterior, grass stays mowed as well. Neighbors are friendly, we all watch out for everyone around here. Rent is reasonable for living in this great community! The tornado shelter (helps me and my family feel safe) and club house are also a great accommodations. I recommend if your looking for a great place to live come fill out an application at Canyon Trails in Webb City, you wont regret it.

Aldrich Creek Estates- This is such a pleasant place to live. Not only is it beautifully built, but it’s well taken care of. I’m an older resident, so I’m thankful for the fact that the yard is mowed, the trash is removed often, and the maintenance man is helpful and kind. My duplex is spacious and feels like HOME. I’m glad to see kids biking and playing in the park, people walking by, and have neighbors to visit with. The manager is courteous and quick to respond. I couldn’t ask for a better place to be.

I have lived at Fox River Estates for 3 years now since they first opened and I have loved every second of it. Danie is an incredible property manager she makes it a pleasant experience anytime you need to email or go into the office. The apartments are nice and spacious, the apartments could use a little more storage space in my opinion but they are also apartments so I get it. The duplexes are very big and spacious. Everything is new and modern style inside and out. Its truly an incredible place to live and affordable! The maintenance man Randy is also incredible! We have created a nice small little neighborhood thanks to Hamilton Properties.

I have lived here for a month and I am really enjoying my new place. This is a very beautiful and nice community. It is in a great location and you can get to shopping and restaurants in just minutes.

The apartments at Fox River Estates are spacious, clean, and very nice. It’s a welcoming neighborhood, and it is a safe area to live in, especially since it is close to the police department. We have only had a couple minimal problems occurs, and the maintenance of the estate handled them promptly and efficiently. Overall, it is a pleasant place to live at.

Ive been living here at the Fox Creek Estates for about a year and a half now and let me say that my family and I love it her. From the first day of dealing with all the paperwork and moving details everything has been so easy and smooth. The manager Dani who helped us originally move in is still here on site and always goes above and beyond to help us with any needs we may have. I will also mention the properties here are always clean and well mantined by the staff and residents. Weve created a safe and friendly community here which is very important to me and my family. If i could put a zero i would. Was out having fun with the family. And they rammed my daughyers gocart. And never said a word. .. If this is how they act in public than they must be the same at job sits. And if owner reads this it was a whanit and tan ford extended cab. With four mexicants.

Fox River Estates is a wonderful place to live. I have been here for almost 3 years now. The grounds are always kept well taken care of. The Apts are beautiful inside and out. It is Kid friendly and pet friendly. Our manager Dani does a wonderful job, she is very friendly and makes everyone feel welcome. Always has a smile for you when you see her. The maintenance men are the same way. If you need them for anything they get right to it. I would highly recommend our community to everyone.

I instantly fell in love with Danie at Aldrich Creek in Bolivar, MO. She is so kind and really seems to care about us and Aldrich Creek. The property is gorgeous and VERY well taken care of. I cried when I first seen the inside of where Id be living. Being a single Mom I havent been able to afford much and this is the nicest place I have ever lived! Any time I have had an issue it was dealt with very promptly. Moving along to bigger things next month and Im quite sad to leave this place. I highly recommend checking this place out! ♥

I’ve been here for a little over a year and I love that the property manager is strict and don’t let inappropriate behavior and activity happen. It keeps the grounds safer for myChildren and myself and I couldn’t be more thankful for that. Any time I’ve needed a fix- it’s been done the same day.

My kids and I have lived in a Hamilton built property in Willard MO for almost 3 years. We have a great property manager who makes herself available at any time in case something goes wrong. Our duplex is beautiful and spacious inside. Theres a LOT of paperwork required to live somewhere that is income-based, but for the money its the best place you can get in the area, so its worth the hassle.

One of the nicer place to live in town. been without a washer for almost 3 weeks. mgr has 3 complexes to manage and she compartmentalizes them well. i have one of the smallest apts and pay same rent as the larger ones, with a 3x4 shower.

Trenton heights is a great apartment complex. The manager is friendly and professional. When problems arise shes right on top of them. We also have a great maintenance man.

The duplexes at Aldrich Creek Estates, managed by Hamilton, are very nice. The have very nice fireplaces, stainless steel themed appliances, and beautiful flooring throughout. The management is very pleasant as well.

I live at Trenton heights in no andnput of anywhere I have lived it’s the best and I’m happy to be able to call it my home. The landlord is extremely nice and very easy to talk to no matter what and they keep up with things and make it nice to live here. Cindy soptic is and amazing woman. The grounds people are amazing and so good to work with when there is a problem. I absolutely love it here

The Richmond MO apartments are just awful. Virginia is a liar. VERY VERY VERY RUDE STAFF AND MANAGER. MANAGER IS VERY DISCRIMINATING. I almost feel like getting a lawyer involved the next time she raises her voice at my disabled mother.I would rate this with 0 stars if I could. Manager is very rude and disrespectful. She raises her voice and yells at my mother who is disabled and lives there. I feel like this woman is always discriminating my mother and is watching her daily. She calls the DAY after Christmas because she sees my car outside and wanted to remind my mother how many day I am allowed to stay. I will come and visit my mother any time I please and I am well aware of the rules I have lived in many apartments but does she call and check in and remind ALL her other tenants of the rules? Why just my mom? No notice is ever given when entering the maintenance guy comes in unannounced while my mom was getting out of the shower and wasnt even dressed fully he walks in. My mom naturally gets upset and he YELLS at her because there was an emergency next door and that he just needed to flush her toilet cuz the neighbor had a clog for a whole day or two before that so how was that an emergency if they waited a few days to take action any ways? I am very disappointed in how this place is run by the management I cant wait to get my mother out of here and I would never suggest to have your loved ones move here! Absolutely awful.

I live at Addams apartments in Trenton mo. And I love it there is already of nice friendly people here and I love it. I love how much space there is in the appaments. I live in a 2 bedroom and it is very nice.

I have lived at Canyon Trails almost 4-5 years and I have never had an issue with things not getting fixed. These are great places to live in for the price! I plan to live here for a couple more years! Only thing I wish they would improve on, which I’m not sure it’s possible, but to build a fence on the other side so there’s more privacy since I live on the road side of the property. And possibly put in a gate to make it a gated community with a code to be activated on the nights and weekends, plus it would stop people from going to fast down the driveway, reguardless of the speed limit signs. Would make the community safer! :)

I have lived here almost two years, and have had a great experience living here! Management is great.

I only have one issue. I have asked repeatedly to have someone come in my bathroom & finish painting. I also have some damage to the entryway of my bedroom door & scratch marks (pink) on my dining room floor . Overall, I love my apartment. I wish, however that there were more activities. They are beginning. I hope these are continued & more added soon. Thank You. Lynn Oliver

I have nothing but good things to say about Hamilton properties, specifically the Aldrich Creek Estates in Bolivar. They are very good about keeping up with maintenance and are very efficient. They do everything in a timely manner. My only complaint is that we arent allowed to have BBQ grills on property. It would be good even if we had community ones for everyone to use. Who doesnt like to grill out in nice weather? Besides that we have the best property manager I have ever had anywhere I have lived. She is very good about getting back to me and keeps us informed about changes and when maintenance will need to enter out apartment.

Horrible property company very rude and dishonest management. Virginia consistently lied about me and calling your number did nothing. Your location in Richmond is awful you need to talk to Virginia and her stalking and he lying! She tried to ruin my life for what? She is a jealous horrible person.
