This is a review in response to a rental of a one bedroom “renovated “ apartment. The pictures shown on website do not look like actual apartment. We completed all of our paperwork on line for this property and signed lease prior to seeing property (big mistake)! Once arriving and looking at apartment told manager about poor quality of apartment. Entry hall very dirty. AC not working and roaches crawling around in bedroom floor. We had moved nothing into the apartment but manager states that we would have to pay 2 months rent as well as lose deposit. The total loss over 2000 dollars to not even move into the apartment. It has a fresh coat of paint and decent appliances but nothing else like pictures. My advice do not fall for completing lease prior to looking at property and have low expectations for cleanliness. The air duct filthy with mold and dirt After arriving at property there was no initial walk through. We were given keys and then when we told her not happy and didn’t want the apartment is when told would cost 2 months rent and deposit. Do not rent from this business!!
I’ve stayed in these unrenovated apartments for a 1 year 6 months. I decided not to renew my lease because I was looking for somewhere new to leave that was much better in price and better property management. I gave my 30 day notice prior to being on month to month a month prior. They still trying to charge me 1365.00 for the month and I was out of the apartment the weekend of the 4th. The office was closed Friday and Monday for the holiday so I couldn’t turn the keys into the manager. They will rob you blind if you let them. I won’t be renting from them ever again. I’d stay in a hotel or family before I ever come back to that place. The property manager is rude and very unprofessional. I wish they get a new one with some manners and know how to talk to people that pay on time or before time.
What a great place for spending time with my loved ones. People in charge have been doing their best to make us feel just like home. Excellent job to maintain all the units in great condition. If you want a nice and comfortable place to live, then look nowhere else. Here you find what youre looking for.
I recently have spoken direct to the people that run 2800 capital and London in the office. I openly voiced what my concerns were to them and even though it was out of anger I was truly upset with them. However I see change. My bath tub has been in terrible condition since the previous owners of the property. Well they just installed my new tub. It is beautiful. I came to them about a few things and it is very nice to see that they are taking these things into consideration and fixing them. They were handed very outdated apartments and they are working on fixing them now. It’s just our turn to be patient while they do. I’m hoping they do all the things that they promised to fix, but at this moment I’m very happy that I can give my two kids baths now because it’s not a old peeling tub anymore. So I am grateful. I used to smell nothing but weed when I walked outside but now they have rules that have stopped that. I can’t wait to see the additional changes they will make so that I can raise my kids comfortably.
This is a great place to live. Yes the buildings are a little older but for the price and proximity to the city it’s a good deal. The ladies in the office are great and I have maintenance to be nothing but responsive. I have seen massive improvements over the past year. Kudos ladies!
Moved up here from florida on short notice and never regreted it. The staff in the office is wonderful and made me feel at home after such a drastic move. It was a little rough when i got here but the staff have been working hard and ive watched this place make a big turn in the few months for the better and i cant wait to see what comes next. Location is perfect being close to tybee and downtown and theres plenty to do there. I would recommend this location to anyone looking for a home.
Ok, so I just moved here from VA. I transfered with my company and just needed to be downtown. I had to rent without looking. I couldnt come into the day of move in. I thought about renting by the beach too. I dont have time for all of that. I just need to work. My only complaint is that I need a dishwasher. I am spoiled. I got the renovated apartment. I needed a 3 bedroom. I wasnt able to rent that. I did get a two bedroom.Its nicer than the apartment I had at the last place we had to work. I even have this cool USB outlet in the kitchen. I found out really quikly I could go to the apartment across the street. They are nice and new too but I dont want to pay over $1500 for apartment.I heard they going to change some stuff to get better amenities too. Cant wait to see what that means. Anyway heres to another fun job and 6 months lease. Oh speaking of 6 months lease, the only thing I dont like is that I have to pay $100 more. Oh well.
I just renewed my lease here for another year. The apartments are a little older however the ladies in the office are superb and really look after their residents. They went above and beyond for me recently and I’m very thankful for that. I’ve been here for 3 years and I have seen the most improvements under the current management. They have redone the hallways, the lights and I recently transferred into a renovated unit which is beautiful. Can’t wait to see what they do next. They mentioned maybe a dog park which would be wonderful for my little pug Todo 😃

Great location being so close to downtown and close to Tybee Island but bad neighborhood. Ive lived here for around a month and within a one week span there were two separate instances where 6 or 7 cops have been outside.The ladies in the office are really nice people and their kindness is one of the reasons we choose this apartment complex. Unfortunately, the moment weve moved in they have neglected to take care of any issues that we have had with our new apartment. The front door is broken and there is a gap between our door and the floor, allowing bugs to come into the apartment. This is a big problem seeing how when we first moved in the kitchen was not cleaned (dead cockroaches and old food left in the cabinets from the prior resident). So we are without a kitchen and our food has been sitting in boxes on the floor. This is a big problem because the bugs coming into our apartment are getting into our food.Although the location is great for my familys needs, the apartment itself and the staff here have really disappointed me. I do not recommend this apartment complex to anyone.
Ive been here for almost a year and the new company has been doing a lot of upgrades and really turning the place around! The staff has been great with response times on issues and very professional! Its also in a great location close to downtown and a short drive from Tybee!
The Leasing Manager London Arnold is very unprofessional and rude to the tenants. The apartments go through water problems every other week. The maintenance man enter the apartment when not authorized. The rent prices are extremely high and not worth the price. She isn’t very compromising or understanding during the nationwide pandemic. The rules for this apartment complex are really uncalled for. I have friends and family who live in the complex and I heard about the parking lot policy and other policies as well. We in a whole pandemic everyone not able to pay rent, utilities, car insurance, decal sticker, and food. Everyone not making six figures to afford everything. It’s a lot of homeless people and living out of their cars because they got laid off and ran out of unemployment. It’s people dying everyday every hour a parking lot policy should be the least of worries. Nobody cares until it hits their family or in the same situation as that person. God don’t like ugly at all. The apartments on the pictures look nothing like that on the inside at all...
Christina on the front desk was super friendly and got us approved in 1 day. My husband and I cant wait to move into our cute renovated 1 bedroom. Sooo close to downtown, great value for money for the proximity!
The owners have done an excellent job of renovating the units. The staff is awesome!!! If you’re looking for an affordable apartment near the city I highly recommend.

I have been nothing short of amazed by the way these guys have turned around this neighborhood...I have stayed here for a little over a year and can say I see a lot of improvement everywhere from the neighborhood looking a lot cleaner to remodeling the apartments...I know everything is a process but I can sleep at night knowing things can only be better than it was the day before...Thank you guys so much for everything...

Trust me, not worth one penny. Roaches, drugs all around just read other comments. Renovated? Nope. Dont apply because theyll charge you over $2000. No refund either.

***WARNING DONT MOVE HERE*** I moved here from Michigan a month ago from another apartment. Huge mistake. One good thing is that the ladies in the office are nice. But the things going on here I am not used to at all. When I 1st got here, I had to give myself a tour of the apartment. I’ve visited many apartments and that was new to me. The day I moved in I could not get my couch in the apartment because the hallways are sooooo narrow. Unfortunately I had to throw my couch out. It was a gift from my mom. In the hallways and outside it smells like urine and weed. I won’t even allow my kids to play outside because of it. The entrance door to the apartments don’t have a lock so anyone can just enter. That scares me. I asked the lady in office Christina where is the laundry room and she only talked me thru it. Not once have I seen her get out that chair. Pure laziness and unprofessionalism. Christina told me I have to pay $25 at the postal office to get a key. My 1st time hearing of that. I went to post office and they don’t have any keys. I have to put my mail on hold and pick it up. Very inconvenient. I lived in the suburbs of Michigan and moving here I feel like I’m in the straight ghetto. There is always trash on the ground. I have seen 2 fights happen so far where the police had to be called. Again I’ve only been here a month. I had to pay $1200 deposit to move here but I won’t be getting that back because I’m for sure breaking my lease. I’ll be out of here by July at the latest. And going back to Michigan
I just moved in a few days ago, and I had an issue with not having hot water. The office got the maintenance to come over promptly and fix it! I appreciate London and Christina for being so helpful during this hectic move for me and my family!! Thank y’all for everything!

Ok let’s start from the top, when I first wanted to move in I was told that there was a unit available. I wanted to move in the unit and I was told that it wasn’t ready, so they made me pay a holding fee of $300, over something that was my fault (them not having it ready). Now once I moved in, they still didn’t have the place ready, the maintenance man was in there painting the walls. Also I was promised to get my countertops remodeled because they never did my apartment, the other apartments were worked on, but mines were still looking like the old ones. On top we’re water based paint, so when you was the dishes the paint would lift up and become lighter. The apartment was not throughly clean when I moved in either, there was food, bugs, and cigarettes next to the stove, in the area were the heater closet was, there was blunt wrappers, cigarettes, and other pieces of paper in there. Holes we’re already in spots of the walls, the tub paint was peeling up, the air wasn’t blowing at first, and the sink was broken. DO NOT WASTE YOUR MONEY ON THIS PLACE ! The money you spend will NOT be worth it, fast forward a month of me living there, the ceiling fan popped off while me, my 2 year old son, and boyfriend was sleeping. It hit us (our bed is right under it.) They didn’t do anything about it for a good minute, I had to put in multiple request because they didn’t have maintenance men. That was in June, it’s not January and it’s still not fixed. I will not be renting from these people again, the leasing manager is very rude and nice nasty. She doesn’t really care about anything or your safety, just the money. I told her that the ceiling fan had fell and my 2 year old son was in she didn’t seem like she actually cared. Also one day while I was sleep, I was woken up by the maintenance man, he had let himself in my apartment, NEVER WEARS A MASK. So I called office to complain and they said it was out of there control and that they couldn’t inform me before he comes. So many problems I had with the place, the maintenance men, and the leasing manager. I do not recommend, definitely not worth the money that you payhere. Take your time and look for other places.

The office staff was extremely nice! Tiffany was really helpful and cared about helping me get a apartment. I felt like home as soon as I walked into the office, they both greeted me and made me feel welcome! Tiffany and London are awesome! Unfortunately, we did not take the apartment due to my husband drive to work but I would definitely recommend other their way!
WARNING: AVOID AT ALL COSTS.Every single problem Im bringing up in this review was brought up to management and was never fixed unless otherwise stated.We lived here for a solid 4 years before the place was sold due to the property being too difficult to maintain and management changed. They changed our lease that was already in place and raised our rent from 800 to 875 and eventually to 975 within one year. They attempted to make us pay our pet fees (300$ per cat, we have 2) over again.It was horrible. Our remodeled 2 bedroom (under 600 feet) upstairs apartment was not soundproofed or insulated for the summer or winter months. You could hear every word spoken next door, downstairs and outside, as well as smell all of the cigarette and weed smoke from other apartments.The hot water in our bathroom sink didnt work (faucet didnt work at all, we were told it couldnt be fixed because they would have to rip it all out to fix it.) and our PVC kitchen plumbing wasnt installed correctly. It leaked constantly when trying to do dishes. We had to keep a bucket under the sink to gather the water and empty it in the tub. Im not sure how to explain it but the metal part of the kitchen sink wasnt attached to the counter either, it would slide around and bounce if anything heavy was in it (example: Thanksgiving turkey).Police are constantly in and out due to drug dealing. Certain pizza places refuse to deliver to the complex even during the day due to previous tenants robbing their employees.The paint was not protected properly so the paint in the bathroom substained water damage simply from condensation and showering. It would rub off onto your skin if it was touched while damp.Our air conditioning system went out one year in the middle of summer when it was 102° outside. The unit reached a total of 115°. They refused to fix it, gave us a broken window unit for a small space in the living room and called it a day. I fell ill from the heat and so did our cats and they only promised to fix it after we told them we had to stay at motel do a few days until it was fixed because the unit was unliveable and I got sick from it. They magically were able to fix it after that.The maintenance would come in unnannounced, no calling, no knocking. They would unlock our door and came in multiple times when I was sleeping, and once while I was showering for inspection. These were within the same month at odd hours and outside of usual inspection time. They stopped when my husband threatened legal action once again.When we finally had enough to move out, maintenance said they wanted to keep some our furniture that we were going to give away. We agreed and they told us to simply leave it when we left. We were fined heavily for it ($1200) but the fines were eventually dropped. We were never warned about any furniture penalties and we shouldnt have been penalized for something their maintenance said was okay.There were many roach problems after new neighbors moved in along with drug problems. Moving away from this place was the best thing we couldve done.The original owners were so kind and awesome but the new ones that took over? Terrible.Avoid. The cheapness (if you can call it that, they are far too expensive for how small they are) is not worth it. Save your money, sanity and safety. I feel like the 5 star reviews are either paid for, left by employees or fake.
My wife and I have both been here for over three years. We have had a wonderful experience. Both the office staff and the maintenance have gone out of their way time and time again to make us feel valued. The apartment itself is perfect for our needs. When we were first searching we thought it was going to be too small but once we moved in it was actually the perfect fit. Danielle and the other two Ladies in the office have been professional and helpful anytime we’ve had an issue.

I rank Mrs. Dot Bakers professionalism, customer service skills and kindness 5 stars. She is a person that cares about everyone. She take the time to talk and listens. Shes truly a manager and role model for any community. I was a resident for over 5 years. I didnt want to move. However Im buying my home now. I have and will continue to refer others to this property because I know Mrs. Baker will take good care of them.
The whole staff was nice but ms Dorothy baker she was an angel she went out and beyond to make me and my family comfortable. She knows her stuff. If We don’t remember anyone else from Savannah we will always remember ms baker.
Mrs. Baker has run a tight shift for many years. It good to have a person with a great personality and treat people with love. I honor the place she holds around the community and helping people. She is a great helping people.
Im a lonnng time resident....2800 Capital Square is definitely the place to stay. The office stay is great. But Mrs. Baker is Awesome she have cared about all the residents. She have always been there for me and my family!!

This is a completely different community than it was two years ago. I have lived here for a year and a half and have had zero issues.You get the convenience of downtown but not the prices. Im less than 2 miles from my job downtown.Its true that I have had some maintenance issues but they have always been resolved quickly. This community was built 30 years or so ago and I expected to have an issue once in a while. But, its hands down the best location and value in all of Savannah.
Mrs. Baker is truly a great manager, her people skills along with her professionalism, customer service skills and compassionate for others make her a cut above the rest. To walk in an office and be greeted with such a kind gesture and to make everyone feel as if they are important to you but to listen and not judge is more than I can ever ask for in a manager.

Not great, but I will say new management is doing their best to make improvements to the complex. When I provided negative feedback they reached out promptly to check in and see if anything could be resolved, which was nice.Details of my time as a resident here the past year:Under previous management, I signed my lease and verbally agreed to a quarterly water charge. Under new management I pay an additional 40 each month now for water. Which is a bummer but fine because the lease wasnt specific.Hopefully the monthly water charge is being put toward improving plumbing, as for several months we have been very getting frequent notifications saying water has been turned off for a plumbing emergency. The water stays off for a few hours each time. Sometimes it does not affect my apartment, but still concerning.I have overheard maintenance people express some frustration about fixing things, when my heating and air unit was broken for about 3-4 weeks early spring (thankfully it was mild temperatures, we were okay with the window unit they provided while working out a better solution) they mentioned they had a lot of red tape to jump through before being able to order a new unit, and they were being encouraged to fix the old one before replacing anything.It was eventually fixed/replaced, but a few months later it was leaking water down on my neighbor below me for a few weeks. They used some...interesting methods to resolve it as quickly as they could. At the time, there seemed to be only one man in charge of maintenance for the hundreds of apartments, but Im not sure if this is still true and I imagine theyve brought on more people now. The property manager herself stopped by to oversee the repairs at the time. Its worth noting that she is very active around the complex and was willing to do a lot of the manual labor herself when they were short staffed.The people that live around here arent the best neighbors and frequently ignore the property rules, leaving trash and furniture around everywhere, but since writing my last review of this place Ive seen groundskeepers here more often working to keep up with their mess. I wouldnt call this a safe neighborhood by any means, there have been some issues, but Ive personally been alright so far.Im not sure about the other apartments and I know many of them are being renovated, but the one I ended up in last year is not the best. Previous management painted everything over for some reason. Not just walls, the toilet, the bathtub, the sink. Weird smells come out of the bathroom drains. Its hard to clean a bathtub coated in white paint. (when I moved in the previous management claimed it was brand new, but when I looked more closely I noticed the fresh white look was actually paint...hopefully under this management new renters wont have to worry about this.) The cabinets in the little kitchen are unpainted however, theyre just unstained plain wood panels and it isnt great looking. Maybe they were mid-renovation there. The carpets are really nice though. Theyre definitely new, and so was the gas stove. Theres also plenty of storage in a 2- bedroom apartment.Unfortunately since Ive been here over a year I had to agree to a different contract, and between the monthly water charge I didnt have to worry about originally and an increase under the new agreement, my cost has gone up by 100 dollars. I also pay another 100 to stay on a month-to-month contract because I am looking to move to another state as soon as I can, but given the pandemic Im really not sure when I can move and cant sign anything long term. Given all these factors and my experiences I have to say currently I dont think this complex is a good value, even if I wasnt paying that extra short term fee.Hopefully though new management will continue doing their best to improve this place, and maybe those higher charges will become a better value for new people moving in. Personally though Im still looking for a better area with a better price.
Man I dunno where to start. I havent had ac in my house in a minute. The maintenance came in and put a new unit. now its cold outside. I cant wait for the warmer weather because now im gonna be chilling on the real.

They never answer the phone and maintenance takes months before they respond to a work order.
