I moved in 3-4 months ago, and didnt realize I was being lied the whole time.Dont be fooled by these people, or the move in specials. The quality of your sleep impacts your psychological and physiological well-being. If you decide to move in, just prepare yourself and know that your home will not be a quiet place where you can relax.There is a nearby construction and I was told its only active between 8am-5pm and during the weekdays. I figured that would be alright since I work during those hours and I liked the move in special.I cant tell you how many times I woke up to construction noise at 6am, sometimes even 5:30am. The construction has been going on every Saturday. I cant even sleep until 9am on Saturdays. I get the construction needs to take place, but I really hate they lied about it.The only positive thing here is the cleaning crew, they work and clean the common areas and hallways well.Maintenance has been a hit and miss here. The first guy from Boston was great, the others not so much.Keep in mind the leasing office is dishonest and willing to lie to get you to sign the lease.Probably a good reason to be skeptical of any 5 star reviews you see here.
I simply have to give a huge thank-you to Tyler at the Living at Santa Monica leasing office for a wonderful apartment-finding experience. I am moving cross country, from New Jersey to Santa Monica, and Tyler was incredibly communicative and helpful while I searched for my new home. Though I was searching for a place entirely sight unseen, Tyler answered all of my questions and gave us a thorough FaceTime tour. When I got my keys on move-in day, it was great meeting Tyler and the staff in person, knowing I’ll have some friendly faces around the corner as I settle in. I am so happy with my unit, and the location of my building. Im so excited to start my life on the west coast as a member of the Living at Santa Monica community!

I have been working with Todd and Robert to find my dream home! I am moving across the country, and it’s no easy feat to see apartments, talk through all the details, etc. not in person. On the very first day I reached out to ‘Living in Santa Monica’, Todd, one of their leasing agents, spent nearly 3 hours on the phone with me looking through images and layouts that fit what I was looking for and on my timeline. Since then we’ve spoken on the phone and exchanged numerous emails, and he has been an absolute delight the whole time. He understood exactly what I was looking for and helped me find the perfect home. I was able to get one of my local friends to go see the apartment for a final seal of approval and Todd was so accommodating and kind. Robert, the property manager, has been wonderful and so patient! I look at every detail and communicate often, so I appreciate Robert’s patience to answer every question!! Needless, to say, I am a big fan of the ‘Living at Santa Monica’ leasing team and am so excited to start my life in their Positano building. The unit is gorgeous, spacious, clean, modern, and the location is prime time. Thank you so much Todd and Robert for all the help!
If you work from home and depend on a reliable internet connection, I would recommend you live elsewhere.Internet in our unit hasn’t worked since day 1. Months later and we still haven’t been able to get it fixed because we were told it’s “not Living at Santa Monica’s responsibility.” Brought a technician down to look at the issue and he just laughed. Entire system is just a mess of tanged (and exposed) wires in the “Bike Room.”
I have absolutely loved living here! The location is terrific and the apartments are modern and updated. The staff at the office are very helpful and they are available 7 days a week which is terrific. In particular, Eugene has been a tremendous help, he recently went the extra mile to ensure I could get electric car charging in a sister building which has solved many problems. Additionally, the maintenance workers have been receptive and punctual even during off-hours. I would highly recommend living here!
I have had the best experience with Living at Santa Monica! The leasing office is incredibly helpful and Joshua and Bergman were incredibly kind enough to show me as many apartments as possible until I found the perfect fit!! They are the absolute best and I would recommend Living at Santa Monica (and I have) to anyone who is looking to move in downtown Santa Monica. We are so incredibly close to the beach and the pricing is wonderful! I also have 2 dogs that are so happy as the community is super dog friendly and they have made many neighbor friends!!
Heres my review. I couldnt help but write one after the experience Ive had.These guys have been incredible. Josh worked with us over several weeks to help us find the perfect place for us in downtown Santa Monica. Then after the move-in the entire team there helped us deal with several issues that cropped up and did a stellar job making sure we were happy with everything. They went well out of their way to accommodate us and our individual needs.Then after living here for a few weeks and finding out even more about how well cared for the properties are, and how quick and responsive the staff is, Im pretty much sold on staying here for the long haul.
We found our dream beach pad and community with living at Santa Monica. We can’t thank the leasing team enough for being so on top of it. We went from simply calling the number to setting up a appt with Josh within minutes and he truly listened to what we were looking for. Josh is seriously the best. So much so that our first showing out of the gate, we signed on, he was spot on. This is the place to be, it’s unbeatable having these amenities and modern finishes in the Heart of Santa Monica and blocks from the beach, unheard of. Don’t walk but run to start living your dream California life.

I was relocating from the East Coast, during the covid pandemic, and had to lease an apartment prior to my arrival...needless to say it was a “one of kind” experience. Josh, in leasing, made my transition to LA and the process seamless, even providing me with a personalized virtual tour of the apartment & addressed all of my questions & concerns immediately. Move-in was a breeze & the apartment has so far been a great place to call home! Would recommend Living At Santa Monica & Josh in leasing any day!

Living at Santa Monica has amenities (washer/dryer in-unit and parking) that I wasnt able to find included at any other leasing company on the Westside. From what I could find, their prices includes these amenities at comparable or more reasonable prices than competitors. Do not rent here.-Management does not communicate and does not respect resident privacy. I have woken up to maintenance men on my balcony without literally ANY warning from the management company.-Elevators are constantly out-Packages are stolen-Parking garages have been broken into and bikes have been stolen, and when reported, it took several days and pushing on our end for management to even warn residents...-Maintenance issues that are not deemed “urgent” are pushed out indefinitely and blamed on COVID-19... but they can repaint and rebrand our building to attract more renters! #priorities-I have been over charged for fees and it has taken several months to get a credit to my account-We went through 3 washers and dryers in our first month and maintenance damaged the floors while doing it... they still haven’t fixed that-Most recently, they scheduled a mandatory fire alarm testing ON ELECTION DAY. So I have to stay home because 1) I have two pets and 2) I don’t want anyone entering the apartment without us there. So now I have to work my day around THAT instead of focusing on voting... completely inappropriate.In sum, I urge you to save yourself the constant headache and rent elsewhere.
After a very frustrating experience with resolution of a parking issue that I was having in the Capri building, Josh sorted it out in just a few minutes. I appreciate his willingness to help me on short notice, and I am again a happy tenant. Thanks Josh
I lived here for two years, and it is in the best area! Everything that I wanted to do was in walking distance and if I ever wanted to go to DTLA I would just take the train. The office staff was occasionally unresponsive at times but they always had my best interests and always was able to meet my needs. When I was beginning my lease they made sure to get me the best price and deal on what I was looking for.
Ive been a resident at LSM for the past 3 years. It started out great but its a terrible place to live. When I first tried to sign my lease I kept following up to lock in the cost and there was no reply. I got a reply 2 weeks later from Eli (who know longer works there) that I had a day to sign my lease and deposit the money. However, I was on a family vacation and could not do that. I let him know before I went on the trip as well but he did not care and was very rude.Cons:- Staff doesnt seem to care and are very rude- Rents are way too high-luxury living - theres nothing luxurious- constant break ins- constant homeless sleeping in stairwells- they dont alert the community of any of the incidents- my truck was stolen out of our secured garage and they refused to give the security footage or help. They felt it was an invasion of privacy to show footage from the LOBBY which is not a private area. They did not care nor help at all.- They dont have any security, doors are broken, homeless get in daily.- Construction going on 5th/Broadway and you cant even hear yourself think in your apartment if you are by it.- Construction blocks the alley ways to get to your parking lot.- I STRONGLY RECOMMEND TO AVOID LIVING AT THIS COMMUNITY.Pros:- LocationDo your research and listen to the people who comment.

Living at Santa Monica is the WORST place I have lived, and has an UNETHICAL and INCOMPETENT staff. Ive rented in NYC, LA, and SF, and I can say without a doubt that this is the worst landlord Ive ever had. Avoid this place at all costs. There are much better options. Please see my detailed review below. I hope that this will cause many prospective tenants to re-consider the decision to lease with this company. I know the location is very good, and it is tempting to lease here because it is in the heart of Santa Monica, but do not do it!- Lied about the constructionWe got off to a bad start because Living at Santa Monica told me that I was renting a luxury apartment in a posh building. The building was under construction at the time I started my lease, but they assured me that the construction would be done soon. Little did I know that they had no intention to finish construction soon. In fact, it dragged on for well over a year and caused many inconveniences.- Fire AlarmsThe best part of it was the constant fire alarms! Yes, you heard that right. There were days where the fire alarm would go off TWICE, causing everyone in the building (children and pets included!) to have to evacuate while the fire department was called, only to learn that the fire alarm had been triggered by their incompetent construction crew.The loud fire alarms caused ringing in my ears and made it difficult to work from home because I was always scared the alarm would go off unexpectedly. One time their construction team triggered a fire alarm while I was taking my morning shower, and I had to rush outside only to discover it was a false alarm. The management company never apologized for these repeated fire alarms and did nothing to mitigate the problem.- ElevatorThe elevator was ALWAYS failing. I dont know how an elevator can fail so many times. There was a streak of nearly 45 days where it didnt work. My car parking was on P2, which is 2 levels below ground, and my apartment was on the third floor, so I frequently had to go up 5 flights of stairs just to get back to my apartment.The management company, when confronted about the defective elevator, claimed that elevators are an amenity and that they were fixing it. This is what you get at Living at Santa Monica when you pay for a $4,000/mo luxury apartment. No elevator!- LeaksThere were two leaks in my apartment in September 2019. The leaks were severe, requiring maintenance and vendors to come in and out of the apartment repeatedly, sometimes without even knocking. I sternly informed the leasing office that it is unacceptable for vendors to enter the unit without knocking. The odor in the unit was terrible and it took weeks for them to fix everything. It is unfair to pay $4000 a month in rent for an apartment with significant defects that is essentially under re-construction.Fortunately, none of my personal items were destroyed, but we knew of other tenants that suffered thousands of dollars of damages because of these leaks.They call them water bugs but they are large cockroaches, coming to your apartment, in your kitchen cabinets, and in your clothes. We had to call pest control multiple times, and it did not resolve the problem, so we ended up switching to another apartment on the same floor.- Homelessness and Break-insThere were numerous break-ins in the parking garage, car windows being smashed. I had a bicycle stolen, and was told to file a police report, and that there was nothing they could do. There are also no security cameras, so dont store anything valuable in the garage.Do not have valuable packages sent to your building. If the packages are in the lobby, anyone can walk in and take them.The landlord did not return my security deposit. I am looking into legal action to recover the security deposit. The landlord submitted false information on my renters report which caused trouble when I was seeking my next apartment. I sent them an email and called, asking to see if they could correct the problem, and received no response.
Ive thoroughly enjoyed my time at Living at Santa Monica. Ive dealt with other property management companies before and this is one of the best to work with. The management teams office is below our apartment and they are always available for walk-ins to discuss any issues. Theyve provided reference letters for us and are always quick to respond. They are also a reasonably priced property with very nice apartments 6 blocks from the beach. Strongly recommend.

We’re not all all angry and this is the first review I’ve posted. The move in went well enough but as we needed questions answered our main contact there was less inclined to give answers. Now we get just snippets for answers and 0 patience to explain anything on the phone to you. I’m disappointed in the follow through here.It’s just not that hard to treat the tenants with patience and respect.
Once a one-start review, Im editing this entirely to 4 stars to reflect what I believe is a more accurate representation of Living at Santa Monica now that Ive been here for some time. To people looking to rent an apartment in the area, Living at Santa Monica is a good choice. The staff are friendly and helpful, the property is well maintained, and it is a very peaceful place to live all things considered.
Josh Young is always great with getting things done, we have had a couple issues with getting responses from other staff members when it came to simple maintenance calls, or general inquiries but whenever I would bring it up to Josh things were always taken care of promptly and I would always get the information needed within one phone call.
If I could give this maintenance team 0.25 of a star it would be more than they deserve. Totally incompetent and unprofessional.
Leaving a positive review as I feel most people post when they are mad. I have lived here 3 years and the staff has been great on my end.
Maintenance requests are not very responsive; it takes weeks for them to get back to you. On top of that, the elevators break down monthly so expect to use the steps frequently. Aside from that, its a decent place to live considering the area.
Helpful enough at the leasing office, unfortunately the person I spoke with didnt get back to me within 2 days over the mail, so I had to reach out to someone else. Building selection is decent, but expect higher prices for better units / newer buildings. Limited amenities.
I wanted to love living here but the elevators are down WEEKLY. I live on the fifth floor and my car is one floor below, causing me to walk up and down 6 flights of stairs about 5 times a day because I have a dog. Imagine walking up and down 6 flights of stairs with your grocery, kids, bags, etc. And after paying $3450 of rent for a walk-up!I have emailed the Living at Santa Monica maintenance multiple times that the elevator is constantly down and have asked for a partial refund of my rent because of this continual problem, but they refused.Tonight I paid for a massage and the masseuse was unable to get up to my unit because the elevator was down, again, causing $250 of my hard-earned money to go down the drain. I do NOT recommend living at Living at Santa Monicas Arrezo building for this reason.

If I could give negative stars, I would.The worst company Ive ever dealt with.Was asked to deposit $500 to hold an apartment for 24hours after visiting it, because I was interested but couldnt sign the lease right away.It was clearly stated that the deposit was refundable if I cancelled within 24 hours.I ended up cancelling my lease application a few hours after making the deposit, and 4 months later I still havent received the check for the refund.I have asked for updates on the processing of the refund repeatedly, but never got a professional answer, just a will look into it every time, and then nothing happens.Ill probably have to sue them to get my deposit back.Take that as a sign of how they treat their tenants, and for your own good stay far away from this place.
Add this to the growing number of Arezzo building complaints. I am beyond disappointed with my experience with Living at Santa Monica. The apartment itself is OK - small and nothing special - especially when considering the price. These are very old apartments that are patched up with the most minimal of upgrades to look like new, but you quickly learn that the important stuff like plumbing, elevator operations, ac/heat, are all barely functioning and its only a matter of time before it all falls apart. Hence this review...Where LSM falls short - extremely short - is in customer service and tenant relations. A tenant toilet started leaking uncontrollably, sending water all over the apartments. Not just a little leak either. Within moments, there were inches of standing water pouring out of my apartment and into the apartments below. I called off-hours emergency maintenance right away, but guess what? They cant do anything until the office opens at regular hours! Whats the point of an off-hours emergency maintenance line then?! In the meantime, everything in my apartment is getting ruined.When I finally get someone to answer, Im told to calm down, theyve contacted the office and theres nothing more they can do. Meanwhile, as water continues to flood, NO ONE COMES and no one answers at the main office. I call the emergency number back and ask if he can give me the direct number so I can find out where they are - time is of the essence, not just for me, but my neighbors. He wont. He says hes done his job and then he hangs up on me mid-sentence. Yes - he hung up on me AS MY APARTMENT AND THE APARTMENTS BELOW WERE FLOODING.When maintenance finally does arrive, they bring one guy with one shop vac - completely inadequate for the situation that Ive already explained and again, wasting precious time.Long story short, my rug and furniture are ruined, and Ive been offered zero apologies or explanation for why 1) it took so long to get a hold of somebody - ANYBODY - at either the emergency number OR the office. What could have been a reasonable situation turned into a complete disaster zone because it is impossible to get anyone to answer the phone 2) why maintenance didnt respond with the proper equipment given my explanation 3) why I was told hes done his job and was hung up on mid-sentence. Im sure my downstairs neighbors would appreciate an explanation as well.Hope and pray you never have an off-hours (Monday morning, by the way) emergency. Good luck getting anyone to answer or respond in a timely manner. And if you do get someone on the phone, theyre only going to do the bare minimum of whats legally required. Were now in a position where we have to vacate the property for 10 days over the holidays as they patch up this debacle.Their solution? Offer us BELOW the per diem rate as required by the City of Santa Monica. I had to literally do their homework for them and fact check the proper amount owed. Yet another miscommunication like so many other reviewers have quoted. At what point does miscommunication become fraud and negligence?Lastly, everything that previous Arezzo posters have said is completely true. They left the garage door completely open and unsecure for at least 3-4 days last month. In that time, I saw multiple non-tenants fooling around in the garage. A homeless person left her shoe on the hood of my car, and there was a literal pile of feces left in the lobby.
Great! New buildings. Everything it is clean. The service of maintenance its the best thing. When we have some light problem or a clogged one they are there to solve even when we are out of our apt. Helpful and eficiente.
Staff are nice and location is great. Need free option to pay rent online (the fees to pay online are ridiculous), it would be great to have a business office for printing, need security for garage especially since cell phones do not work in the garage, need security at front door, too many airbnb and house parties, missing packages (glad we can send to the office), clean flies at the front door, clean green grass area where pets use the bathroom (smells).
An expensive package was stolen from the leasing office, that was signed on delivery by the office manager himself!! No response from the leasing office after multiple attempts. Ended up filing a police complaint.
Live anywhere else. Honestly. You may think this type of building is more safe, organized, and respectful than private management or individual landlords but you will be in for a rude awakening. The management provides NOTHING of safety, security, or ease for your living situations. The staff will tell you they dont have another manager so that you cant speak to someone else about their horrible behavior. I even asked for a specific employees business email/direct line and was told she didnt have either of those at this time. But she certainly did as I guessed her email afterwards by looking at the others in the company.They dont keep proper records, try and charge you for fees and then cant tell you where they come from, honestly its borderline thievery. They do nothing about homeless people living in the garage stairwells which lead directly into the 2nd floor inside the building. They do nothing about stolen packages; Ive had 3 stolen and when I requested to review the security footage they said, we dont use the footage for these types of incidents.If you care about your safety, peace of mind, and overall well being DO NOT live in ANY of their buildings.
Not horrible. Not amazing. Lived in Lugano so can only speak for that building itself. Dont have your packages sent to your apartment, they will get stolen. Have them sent to the leasing office. Have lost my items multiple times and the leasing office refused to look on the cameras. No amenities whatsoever, spend the extra coins and live at the Sway. Also when they say theres no apartments available to tour, they are lying. The apartment complex is essentially empty
Sadly agree with the prior posts. Positano elevator out for a week, fixed, fixed for an hour out again. Over and over...out again right now. Call box was out for months now back working. Maintain and respect of the management has gone so far down since we have lived here.
Extremely low quality fixtures and floors that damage and break easily, and you will be responsible to pay for all of this damage when you leave amounting to very high charges beyond your deposit. There are much nicer places to live in the area who wont take advantage of you once you sign the lease.
!!!AVOID AVOID AVOID!!!!Initially I was very excited, but this has been far the most stressful housing experience I have ever had!! Its easier to list all my issues:- Utilities went up without any warning: We have to pay over $200 a month for water and trash, and pest control (despite there being insects everywhere for months when living in an extremely clean environment) sometimes the bill is even bigger than this!!! Lots of hidden charges- Office is often unresponsive- when we had a new tenant taking over my apartment we had to chase constantly and took over 2 months to sort a simple change of name on the lease.- We got accused of using out flat as a air bnb and threatened with eviction (turned out it wasnt us but one of the other multiple other apartments used as an air bnb, with strangers passing through with access our private areas and mailbox area- also had mail stolen due to this)- Things break regularly in apartment and maintenance is unresponsive- took 4 weeks to fix a light and over 1 1/2 month for our microwave)- Elevators CONSTANTLY out of order- once for over 2 weeks- no disabled access either!!- When you express concern and frustration staff out often rude- I had one remember of the team hang up on me when I expressed I was concerned the elevator wasnt working after a week whilst I had an injury- Maintenance just walk in without warning when they finally do turn up without notice.- Name just disappears from the call box so I cant buzz guests- Fire Alarms goes off constantly- usually in the very early hours of the morningHas potentially to be a great place to live, but I would AVOID completely, over priced considering other property you can get within the area with less stress!!!@Amy in response to your comment back, I actually did come into the office today to discuss the additional charges and I was told these were through a third party vendor, and that its not something you dealt with and couldnt help. I was also not given an explanation why trash costs us over $100 a month, but informed this could infact continue to rise. I believe I also spoke to yourself several weeks ago about the air bnb complaint, and your member of staff Brenda hung up on me. This is when I also brought up the other multiple ongoing issues we have had with the apartment. No one has ever helped, us offered compensation, or an apology. I have addressed all the above issues with Santa Monica living to no avail. I truly feel you would be better off actually resolving these issues and working with your tenants, rather than issuing a fake public apology to save face.
Not worth the premium price and poor overall experience with staff. I wanted to enjoy this place but constant maintenance issues and poorly built buildings mean youll hear everything from your neighbors to the fire station sirens driving by at 3am.I followed proper protocol for maintenance issues via their maintenance website portal and they were never taken care of until I went to the front desk. Even then they would only properly maintancefix it half the time.My name kept disappearing from the front call box of the building which led to me being locked out once as I took my spare keys without the key fob as well as not being able to let guests into the building.Also on move out dont bother cleaning much other than the typical sweep and quick mop. Theyll charge you regardless even if its spotless and you spent all day cleaning.
We lived here for a year. Great location but the staff is not the greatest. I got my brand new bike stolen from Verona (1528 6th st Santa Monica) and when we went directly to the office to complain they confessed it happens regularly in their buildings, but they never warned us not to lock our bikes in the bike locks provided in their garages. We spoke to many neighbors who said they had the same issue. On multiple occasions we saw homeless people walking on our patio- when we complained we never got a response. Maintenance took weeks to get things fixed. Beware! On the move out date they will charge a cleaning fee even if the apartment is spotless and a “paint” fee ($15/month you live there). Overall not the greatest experience at Living at Santa Monica.

This management company deserves negative stars. STAY AWAY. Their apartments are over priced, tiny boxes, that pick up any noise or smell coming from the hallway or neighboring units. Packages are regularly stolen from the mail area. The complex is full of Airbnbers that smoke, drink, and vomit in the hallways. The elevators have been broken four times in the past three months for weeks at a time. The management company never answers the phone, calls you back, or addresses any concerns when you show up in person. Counting down the days till my lease is up.

Got the wrong keys to open front building, names not in listing. Came in to leasing office on Tuesday August 7, 2018 at 4:50 and was completely ignored. Wouldn’t recommend.
Only live here if you are prepared to pay a lot of extra money (more than the security deposit) for trumped up damage that they demand payment for after you leave. The materials in the apartment are very cheap so this is very unfair, because though the apartment is not in very good condition when you get it and there is a lot of wear and tear they become extremely demanding after you leave and act as if their apartments are in great condition. Also, the final inspection is a farce, because after the inspection where they told me everything is fine they came back with a huge charge against me. Also, there are many roaches in these apartments, and it becomes impossible to deal with them. Also, check everything, in my case one of my showers didnt work and it would have been major construction for them to fix it. Honestly, I have never seen so many roaches in an apartment before. It is really bad, and the rent goes up so much every year. You could definitely do better. One more thing, these apartments flood very easily from the balcony, so you have to be careful if you leave things that are important to you on the floor.

Great location, can get noisy, close to shops, grocery stores, Pier.Well overpriced for the size of the apartments, understandable, high demand. Expect paying around $3000 for a 2bed goes up to $7000 $8000 depending on the building
I do not recommend dealing with this company staff in the office are uncooperative and unfriendly as well as the building almost every week Alarm fire works and annoyingElevator always hangs and Insects everywhere I live here from six months
