I am a previous tenant, and I did leave an honest review, however it looks like theyve had it wiped clean. DO NOT MOVE HERE. Every neighbor/ tenant I spoke to was initially brought in by managements bait & switch tactics. The grounds were consistently uncleanly, and management never did a thing about it, even when repeatedly reported. My roommate and I were harassed by management on MANY occasions and they even lost our rent one month and denied us ever paying it. Good thing we had documentation. We were also hit with random charges that management could never justify or explain to us what exactly they were. This is just the tip of the iceberg of our experience here. It was horrible.
After 2 years of living in this place, we safely left the new owners, we have undergone terrible living conditions over the last year, roof leaks, a temporary move to a hotel, then to a showroom during renovation, after renovation all our belongings were covered in dust and in chemistry, we washed them for 2 weeks, endless construction work was carried out, every morning we were greeted by new dust from the street, workers and construction noise. As a result, In January we were notified that we would need to move to a neighboring unit in the spring (roughly March), or they advised us to look for new housing. We safely and quickly found a new place to live and given the circumstantial fear of being left on the street or no one knows where, we decided to move out in mid-February. As a result, we are billed for a full months stay and I charge the cleaning fee !!! They left the apartment clean and even washed the floors. Wont recommend this place to live to anyone!
New management has made this a much better place than what previous reviews describe. Roland and Jason from maintenance are extremely quick to aid in any repairs or unit related requests, and are also extremely friendly and kind!!! Additionally, Kassie the property manager and the leasing agents John and Elyse have always treated my issues or problems with respect, timeliness, and I appreciate their presence here as well!!!
I have stayed here for nearly 2 years. There were some occasional noise issues, nevertheless, the living experience was kind of good. The major downside is that all the apartments are very small. The leasing office did a fair job addressing the maintenance issues in a timely fashion except on few occasions.
This has been the worst apartment leasing experience. The model that was shown was clean and new and the apartment they had my son move into had damage to the kitchen formica, and the stove was not working. The apartment also had lots of moisture and mold and in spite of several complaints nothing was done about any of these situations. Further, the company did not return security deposit after several requests. The apartment was left in perfect condition exactly as it was rented (pictures to prove) and in spite of this they charged $200 for cleaning. This is excessive and does not comply to an apartment being left in the good shape with normal wear and tear. Finally, they rented the apartment 2 days after it was vacated ( as confirmed by leasing agent ) and they double charged rent. In California this is illegal, and it is ashame that they have to push tenants to pursue the small claims court to obtain their security deposit back. This real estate company uses predatory tactics and is not tenant friendly. I urge you to read all the comments before you consider renting here.
This is the worst place you could ever live at. constant plumbing problems and the management is very unprofessional. this is day 2 of me having no water in my apartment. the management didnt even give the tenants a notice until i complained and then they sent out a emergency notice. I have been living at Pico Lanai for almost a year now, and had nothing but problems. I have nothing but problems. There is a constant change in staff, and maintenance. Dont fall for the bait and switch during your tour of the property. The management takes you on the tour of the property, and only show you parts of the building that are presentable. Then they show you this decorated apartment that looks pretty and then tell you your apartment isnt ready yet. Then when you move in you have nothing but problems. In the garbage are in back of the building in the parking lot, it is so nasty, it is a wonder there isnt a rat problem here. And talk about transition, I feel as though I am living in a homeless shelter. I am a student at the College down the street, and I dont mind living around students, but this a place where students are constantly moving in and out, which cause a lot of maintenance and construction going on around here. At first I thought by viewing the website that it would be a good thing to have maintenance but it feels as though this is a war zone. Dont plan on sleeping at Pico Lanai, there is always some kind of construction going on. The equipment in the their workout room constantly breaks down. It looks good on the photo on their website, but the equipment is old. There is not a week that doesnt go by that I have to spray my apartment for ROACHES! They crawl right under your front door. The doors are so old, that they slip right under the doors. The walls are so thin, that you can hear your neighbor close their microwave doors. The going rate around here is $1800 plus the fees. About time you sign the lease you will probably end up paying around $2000. That is too much money to be living in HELL!
I’ve lived here for a couple years and although living and dealing with almost every problem stated in each horrible response here I’d like to also add the pico lani will allow the stealing of mail or packages and take zero responsibility or any further actions to prevent property theft, this new property management is a joke and is a stain to the Santa Monica community
Spend a year of my life during 2001. Staying there just because near SMC. No other reason. Small place with high rent. Everynight hearing gun shot. No problem with maintenance or bugs
They give you 50 bucks off application fee to write a 5 star review. Its a scam. Moved in 1 month when I first saw a roach coming through the vent. I had my place sprayed twice before I got there! When I looked inside the vent and besides the fridge I found 12 dead roaches. I see them crawling around outside all the time. You can keep your place as clean as youd like but they live in the walls. Aslong as your dirty neighbor has them youll have them too. The kitchen is nice which makes you want to rent it out instantly, but look closer and youll see theres holes near all the sinks. walls and floor boards. But to think about the pricing of the insect infested apartment complex...questionable. Oh and I always find 2-3 earwigs a day. The windows are secure but the screens are not but you have to keep your windows open because there are not fans or air conditioning. I never leave food out. Its all placed in the fridge. I wipe my counter and stove daily and I wipe out my sink so theres no water droplets in it after every use . The people at leasing even admitted to roaches in the leasing office but when i called a month later they denied ever having a problem....LIES! Im breaking my lease as soon as possible.
As some of the previous posters mentioned, I have had nothing but problems since moving into Pico Lanai. Beyond the fact that I have not had a working microwave for several weeks (despite notifying maintenance, the leasing office, and property manager), there are roaches EVERYWHERE (I literally saw a bug crawling in the time display of my oven), this building has ineffective water proofing. So it FLOODS every time it rains. The flooding has caused damage to my personal belongings on each occasion. This has happened 3 times now and we have heard nothing in terms of repairs even though there was an inspection 2 weeks ago. I find this place to be unlivable and the 200 or so dollars you save on rent is simply not worth it. Theres only one maintenance guy that clearly cant keep up with this mess of a property. Do yourself a favor and AVOID like the plague.
I spent $200 to hold this apartment, and i needed to move in pico lanai on 10.1 I gave them every document they needed and they said everything is set and they would let me know when the room is ready. However, i could not hear anything from them and the room i held was cancelled without me knowing.
Very excited to get to Santa Monica and go to SMC. Hope everyone is as friendly as the manager that helped me arrange my housing at Pico Lanai Apartments!

Worst apt you can ever find on earth, 1600 dollers for a small room And be expected about noise, you pay deposit at first day and you never get it back when you leave . they even charge you more due to damage to the apt . for me its1300 more, how could you fix the apt with 2900, my 1600 deposit plus 1300, you can built your own house from breaks with this money .trust me if you are a SMC student look for somewhere else like Westwood, better price and better place, its not even far, 20 minutes on the bus
It took long for me to adapt, it was really hard in the first months. My apartment was old, with old furniture an the past administration was really bad with me, for reasons that I will nor describe here. But now I fell like home.
Horrible. Cock roach infested disgusting. Do. Not. Rent.
