Avalon on the Alameda is the best place to live in San Jose. The community is always clean and safe. The complex is very dog friendly and has lots of places to walk your pup. The staff is very helpful and friendly. Jimmy always provides the best customer service and is willing to go the extra mile to help out in any way he can. Its one of the best community in San Jose. Especially for the students who are coming to San Jose State University as its safe to live and has easy commute to the University. I cant say enough about Stephanie (General Manager) and the entire staff at Avalon on The Alameda. I was going through a very difficult situation and they cared for me and my two children like we were family. In my opinion, it is rare to find such caring and kind people. If your looking for a place to live, then you could not find a better place! You will love the staff and the community.
The maintenance team is awesome --they are prompt, efficient, and friendly. It has been rare for things to break, but the maintenance team is on it immediately. And a special shout-out to Ponciano Ortega, who seems to always be on duty making sure everything looks beautiful and nice. He is a major reason the apartment complex is such a relaxing place to call home.
Lived here for nearly a year. Like everyone else says about the maintenance, it’s impressive. Staff is responsive and friendly.I have always felt safe within the boundaries of the complex. There were no break-ins (that I know of) in the parking garages or mail boxes. At night, security patrols the area.The apartment is clean with up to date appliances and decor. The location is convenient for shopping, dining, and public transportation. Outdoor landscaping is pretty, especially when flowers bloom.The one complaint I have about my time here is the upstairs neighbors. They threw late-night loud and noisy parties in the middle of the pandemic and dropped cigarette butts onto my balcony. Despite several complaints to the apartment complex, their behavior didn’t change much.Besides the inconsiderate neighbors, the apartment was a dream to live in and I’d consider moving back (into another unit) if I can find a good deal.

I’ve been living here for about 8 months and I’m extremely glad I chose this place. The Avalon staff seems to genuinely care and that’s something I’ve found uncommon in larger apartment complexes. Shoutout to the maintenance workers out there who always greet back! Thanks for always being cool and pleasant to talk to when helping!
If I could put negative stars I would. I toured this apartment last Saturday and my roommate and I decided to put in an application. Within 48 hours later decided to apply elsewhere. We were told by Julie that the application fee would be nonrefundable, which we had agreed to. She also said after 48 hours the $150 deposit was no longer refundable. Now, 3 more days later, we decided to move forward with the cancellation as we have signed elsewhere. We were prepared to take the loss on the deposit, but found out we instead owe a reservation fee equal to 5 days rent for the apartment being off the market? Julie told us nothing of this when asked. She even said on the phone today that she didn’t know about it. Apparently there is a clause in the terms and conditions of the application stating this. Who reads the fine print of the terms and conditions ever? We would have cancelled the application sooner had we been told this. No one just has $500+ dollars to waste like this. Save yourself the trouble and don’t apply here. Who knows what other scams they have hidden in these terms in conditions had we actually signed the lease.
Ive lived in Avalon Alameda for over a year now and have definitely enjoyed my time here. Its quaint and feels safe.Whenever we have issues in our apartment, the super handy Jimmy comes along. He has a great energy and is knowledgeable on all things we ever had go wrong.Looking forward to more time here.

Its a great community with amazing leasing office and maintenance staffs. I have been with Avalon communities over 4 years now (different locations) and I always love the stay here with the peace of mind. I would really like to thank Michelle (Supervisor- leasing office) and Derick(maintenance team) for making my stay a great one :)For this one, its pretty closely located to coffee place, train stations, bus stops, grocery stores, health centers and nice restaurants. Its very close proximity to SJ downtown also makes it very a good choice for local commute to your workplace.A great place to call home !

Ive never done a review for an apartment complex, but Ive never received such amazing service like I have here. Ive been moved in for a week only, and the whole process leading into the move in was nothing but exceptional.Alaina, Michelle, and Stephanie are absolutely amazing, hands down my favorite people. Super helpful and theyve all played apart in making our move in process so easy.Also, weve done a couple of service requests, and Derrick is very quick to get tasks taken care. Ive never had a service request last longer than a day.Huge thank you to the staff for helping and going above and beyond when our dog passed away a day before move in. No words can thank you all enough. Im so happy and proud to be living here.I will continue to recommend this place to everyone looking to move out.10 Stars to Avalon On The Alameda =)
I will say- I liked the place- it was pretty, however, when it came to cleaning out gutters, make sure they do. We had a big down pour one night near thanksgiving of last year and it completely flooded our room of the apartment-we we’re sharing with two other people. The living room was also flooded as were the walls, closet and so forth. We had to hop hotels until March the next year during Covid until they were finished drying things up and having a third party carpet vendor come and put the carpet in. They didn’t want to pay us at all for our expenses for the hotel stays even though the maintenance guys did tell us it was their fault because the gutters were not cleaned properly. They put credit on the apartment, but we had a psychotic roommate with an alcohol and drug problem that wanted to get money for herself even though her room wasn’t effects at all. Luckily, after a few weeks of battling it, we did get a check to cover costs and luckily found someone to take over that room we rented and found a better shared housing. I didn’t like that we had to go through hoops after that and it was very stressful, we had no money for food and it was hell through all of it. Especially with that roommate. That’s a personal issue though. If you wish to room with someone-make sure to interview them in person and find out how they upkeep the apartment and ensure they aren’t the type to sneak into your own room or steal your food either.
We have being living here since June 2020. We love the community but as with even the most well maintained communities, there are occasional problems. However, every time we had a problem and placed a maintenance request, the response from the maintenance team has been quick and prompt. Special mention to Jimmy aka JD who attended to our last few requests. He is in and out in no time and the problem done and dusted with. Also have to give a shout-out to Alaina from the leasing office - she has addressed a lot of our concerns efficiently and smartly with a cheerful demeanour! Great job guys!

[WARNING] They will take a big chunk of your security deposit and wont even read your email once you move out! Their resident referral bonus is falsely advertised!!!We didnt wear a shoes at home, but they charged for a carpet changing fee to us even though a home owner cannot do it without a clear evidence that the tenants destroyed it pretty badly. I reached out to them to ask about it, they never responded after taking money. I even referred a friend to the same apt complex, but they never paid the referral bonus as they promised either.

Great location ans super helpful staff. Like most apartments, there might be minor issues but the service teams response time is super fast and residents are well taken care of. I barely barely had to take the car out for basic needs. So many essentials close by. Apartment amenities are pretty good and the residents are very respectful.
We moved in in June 2020 and had a couple of few maintenance requests. Very simple. One was when one of the smoke detectors kept beeping and we live in a loft. The ceiling is very high and we couldnt reach it. They sent Jimmy. I have to say if your having a bad day and Jimmy walks through the door, you will immediately feel his positive energy and by the time he leaves he will leave you smiling. Thank you Jimmy for being so kind and personable. Great asset to Avalon.Edit: We moved out June 2021 (Great Experience)We wanted to take a moment to thank the great staff of Avalon on the Alameda for a great living experience. My wife and I moved in during COVID-19 and everyone was so helpful, careful of public health guidelines, and welcoming.During our stay at Avalon our requests were handled promptly and with professionalism. Even though gatherings were prohibited, there were wonderful opportunities to bring residents together via Zoom for Trivia Night, and one of the best parts was having delicious food trucks!The close proximity to amazing food (Zona Rosa, Teeny Thai, and Luna) and drinks (Hop & Vine) make it a great place to live.Thank you Avalon on the Alameda!
Nightmare move-out experience! It took me one month to get the result of my dispute regarding the unfair $250 move-out fee. Unfortunately, the so called “result” is just two pieces of sheets with some NCs( Need Clean). I asked several times for photo or any other kind of evidence. Their reply is, I quote, “We do not have photos or video as they are not a requirement but a courtesy”. What an easy way to earn $250 I must say.In order to get me money back, I then scheduled a manager call back within 48 hours with the representative. They words are just lies since I received no phone call or any type of reply within 48 hours. I called the representative again to ask about my schedule. The reply again is nonsense and they’ll just “remind” the manager. When I ask them to forward the reminder or the schedule to me through email, they refuse me again. I guess all I can do now is waiting for my phone call.It’s a frustrating experience for me and I hope it can help someone else when they go through the same trouble with the Avalon Community.One more thing to add: Community and its stuff are nice and responsive. This bad experience is just about the customer service center. I believe that the situation would be much better if it’s handled by community manager.

I moved in recently and was really happy with the move-in experience. Alaina in the main office was extremely gracious and patient, giving us multiple tours, helping us figure out which apartment to rent, and assisting with navigating the on-line application. Big shout-out to her!The move-in was easy, the place was clean and free of issues, and we really enjoy the apartment so far. The location is fantastic, the other tenants are friendly and respectful, the place is reasonably quiet, and the facilities are well-maintained and not too crowded. We have a gated parking space (included) and havent experienced any problems with it; the whole complex feels very safe. Street parking for guests seems plentiful.We especially like the layout and the high ceilings in the apartment, both of which maximize space; our apartment feels much bigger that similarly-sized apartments we looked at in other complexes. Management is chill but responsive; we had one minor maintenance issue so far, which was taken care of immediately.Its not perfect, obviously. Wed love to have a bigger, cheaper apartment with, I dont know, a fireplace and a backyard, and throw in a unicorn too. But this is the Bay Area, and all told, this place is better than other places weve lived around here. Five out of five stars, would move here again.
The Avalon is a great, gated condo/apartment complex with great amenities and located in a wonderful neighborhood. The property is kept clean and well taken care of. The pool is much larger than I expected and there is an outdoor jacuzzi that has been great. The gym is a standard condo/apartment gym that will get the job done, though it could use an update (squat rack), but that may be just me.I have had the pleasure of interacting with Michelle, the Sales and Service Supervisor for the Avalon property, for the past several months and she is an amazing individual that has gone way above and beyond her role. She has been incredibly helpful and friendly with various questions and inquiries that I have had. This is true well before, during, and Im positive after the pandemic that is currently happening. Thank you Michelle, and everyone at Avalon, for making my stay so far, wonderful!

Avalon on the Alameda is an awesome place to call home!! Stephanie and her team have consistently gone above and beyond to ensure my family and I were happy comfortable and settled. The only reason we are moving is due to financial hardships because of covid. Otherwise we would still be there! Its close enough to downtown but yet tucked away so that you feel the break from the hustle and bustle. We met so many wonderful people/neighbors that we are planning to keep in touch with! I cant stay enough amazing things about this property. If you are looking for a great place with well appointed square feet + patio this is it!!! Thank you Avalon for our great experience!!! We will miss you guys for sure + our little Biscuit!!
We have lived here for the past 2 years and it has been an amazing experience. The hospitality of the staff is top notch. Safety is far greater than apartments downtown, although it is very close to downtown. Would definitely recommend for youngsters and families alike.

The amenities are not up to the mark, half of them broke down within the first 2 months of moving in (Washer, Closet door). The service is good, but poor quality. The Facebook group for the Community has more security against intruders, than the community itself.

He even came at midnight when we had an emergency. The apartments are well maintained and they made our stay pleasant. Also, very dog friendly!

First of all I had great staying on this apartment, clean great costumer service, polite staff until I moved out and thy final charges that dont make sense, thy charge me for damages that never happened as we left the apartment clean with no damage as all of as is adults, when I complained thy just said the charges are valid and pictures are not requirement for inspection just considered as a courtesy and start treating me thy will send for the third party collection agency

We’ve been at the Alameda for a little over a month now and have been throughly impressed by the level of professionalism and communication from the Avalon. Everything from the initial pre-leasing experience which took place virtually under shelter in place to move-in has exceeded our expectations. The staff particularly Alaina regularly keeps in touch and even does cool things like Food Truck Friday’s along with the occasional treat bags for your pet. There’s definitely a strong sense of community which makes the Avalon in the Alameda a great place to call home.

The ladies at the office, Michelle in particular, were always friendly and available for any help and questions. The apartment itself is in a perfect location with great amenities. Would recommend.
We didnt end up choosing this apartment complex but this review is for Belgica Rodriguez-Flores, the person who gave us a tour of the place. She was extremely personable, kind, and patiently showed us all of the options they had available. She diligently followed up with us after the tour as well. If we hadnt gone with the other location, we wouldve definitely chosen Avalon on the Alameda.
Due to this covid I am going to change my rating. We had an air conditioner damaged as the maintenance guy set the temperature below 65 and it turned off. It has been over two months i.e. from May-July that Avalon has been repairing it. The vendor had sent the part after one month but while the installation the ceiling came off above the main entrance. Though this community provided a air conditioner but how will one ac survive an area of 1118 sq feet. On top of that as our lease is getting over they increased the rent. I think that they should give at least the full deposit back because we have been surviving this scorching heat for almost 2 months. Just that Michelle saying sorry won’t work because she does not understand that it is too hot as she sits in an air conditioner all day.
I have been living here for almost 2 years now and I really appreciate the management. I have had most of my work done by Michelle and Belgica and one thing i noticed about the duo is that they are adept at providing solutions at an expedited rate. Be it a lost package or a deposit issue, they can always be relied upon. Apart from this, the community is well equipped and the maintenance department (Miguel & Christian) is very responsive to any issues. I have loved it so far and I hope to be here for quite a while.PS: The leasing office is the best place to hang out. Staff is awesome around there. You can spend a lot of time talking to them. They are cool with it :-P
The staff here is kind, super helpful and they are vigorous about responding quickly to maintenance requests. My only complaint does not have to do with the complex, but the landscaping company they use. Leaf blowers within 10 feet is a bit too close to our door imo. Otherwise, this complex is an awesome place to live!
I lived at this property last year and it is by far the best management company I have ever encountered. The entire staff is incredibly helpful and very friendly. Carrie and Amy are amazing! The property is kept clean and well-maintained. The pool is pretty fantastic - its the only apartment pool Ive been to where I could lay out and read on a weekend day and be surrounded by a bunch of well-behaved adults ..... when does that ever happen? Living there is just enjoyable and easy. They respond quickly to maintenance requests and the billing portal is well-run. I only left because I needed to relocate for work. Moving out was even simple and totally hassle-free. And, the rent is incredibly reasonable compared to what you find in surrounding Sunnyvale, Mountain View and Cupertino ..... and has more character than most of the other properties I checked out. I have been recommending this place to everyone I talk to whos looking for a new place. If I ever move back to the area, I would live there again in a heartbeat. Cant recommend enough!

In particular, Ms. Carrie Ozdalga, the community supervisor, is really professional and caring. Avalon should be proud of having such a wonderful people as her. One of the worst experiences of my life,staying here.The apartment itself is good but the management is horrible.I stayed for 3.5 months here before transferring the lease to someone else.I wrote several times to them to enquire if the lease transfer was successful with no response.Then I got to know that I had a renters block in my name 2 years later.Management does not take initiative to correct the issue.
I live in a 3B3B unit. Spacious rooms, responsive management, convenient location and safety are some of the reasons why I would not want to leave this place. I have been to a lot of my friends apartments but I have always felt that their bedrooms were not big enough. I have no complaints with the apartment sizes here for the rent price.
Though there are many great things about this apartment, I have to say that its complimentary maintenance/repair service is especially top-notch. When my washer inexplicably filled with black water and stained my clothes one night, they responded to the emergency AND fixed it the very next morning! My non-emergency requests have been handled just as efficiently. The repair staff are super experienced, kind, and always professional.
People at the front desk are very responsive and nice. Good service from Shaima and Michelle. They treat us well not only when we prepare to move in, but also when we are vacating. I had a very pleasant experience staying here for the past year. I recommend staying with Avalon!

Constant beeping of the smoke detector. It’s really loud and annoying. Haven’t had a good night sleep in over a week.And it repeats every month and stays for a week.
Comfortable quality apartments with friendly staff. We have lived here for a year and have enjoyed the quiet beautifully landscaped premises. Very pet friendly. The pool and work out facility are a great bonus. Great place to live!
My roommate and I love living here! We recently had an issue with PG&E, and Kayt, and Michelle in the leasing office spent all day calling previous tenants in a effort to resolve the issue for us. The maintenance staff was also incredibly kind. They lent us flashlights and checked in with us a few times to see how the situation is progressing. They really go above and beyond, and we love living here!
Since moving to the Alameda, my experience has been great. The community is very well kept, and the associates in the management office keep us regularly informed via email of things happening in and around the community. I love the ease of Avalon Access, as it relates to paying rent, and requesting service if necessary. I would recommend Avalon on the Alameda, to those looking for a peaceful, and comfortable place to live with all the amenities, minus the upkeep, which is a major plus.
I lived here for almost a year, and love the property and the apartment, and facilities. My roommates dog unfortunately attacked my dog, and led to some unwanted issues. I found someone to take over my lease and the ladies at the leasing office worked overtime to get me and my dog out of the apartment and off the lease. I have never seen anyone work so hard to accommodate me before.At some point I will live with Avalon again, this is truly a wonderful place.
If youre looking to have a downtown feel but dont want to live in a sky rise this place is a great fit. Youre .2 miles from SAP Center, and less than a mile from San Pedro Square. The apartments are nicer and larger than anything else youre going to find in San Jose, plus the place itself is kept very clean. The new remodel transition (while leaves some noise during the day) was super easy if you move throughout the apartment. The office staff is friendly and attentive - as is the maintenance team. Kayt is who I personally deal with and she always makes sure things are taken care of. Moving in between apartments during the remodel was super easy and the easiest move Ive ever done thanks to her. The office also do es resident events in the leasing office. Its dog friendly and everyone respects each others animals. The workout room is always clean, I just wish they cut the palm trees near the pool down so we could have more sun at the end of the day! Overall, if you can afford to live here (which isnt any higher than anywhere else in the bay) this is your best chance for a safe, comfortable living environment.
I went to get my hair cut at Avalon at the suggestion of a friend a few months back for the first time in awhile, uncomfortable with my more and more noticeable bald spot. I had the pleasure of sitting in ms Isabelle Browns chair. She was fun and made me comfortable(she also gave me a really sweet haircut!)and I am now writing this review as I am due for a haircut and I will definitely be heading to the Avalon
High on energy, Jimmy fixed all the broken things around the house in no time.
Ive moved here almost three years ago from Houston, TX and I love it. The complex is very conveniently located close to San Jose Downtown and the Caltrain. The staff is super efficient and amiable. My neighbors are nice and well educated and if there is any issue the staff will promptly address it.
Have lived here almost 1 year and have enjoyed the experience. The staff at the front desk are super friendly. Most importantly, I highly rate the maintenance team. I have had my fair share of things not working from the door bell button being stuck to the bathtub not draining water etc... All these issues were resolved within a couple of hours on the same day I put the request through! Thanks to Ivan for carrying out these repairs quickly and efficiently. Ivan was also extremely courteous and respectful of our living space and took his shoes off before entering the apartment. Thank you!

I have been living at the Avalon on the Alameda, San Jose for five years now. Everyt ime I think of moving, I dont want to because its the best apartments. Clean, friendly, best staff and always helpful.

Maintenance and leasing office are very helpful and polite. Well maintained courtyard, swimming pool and gym area. Garages little dirty and sometimes smell garbage. Large floor area but pricey apartments, non-standard (unfair) water bill division process.
We are just visiting a friend here and house sitting and when we came it was a super heated week and they just didnt care. Our air went out and it took them over two days to come out to even inspect. When we asked them when they would come they said each day they should be here by 6. And since we were not the owners we couldnt put a request in until they opened and that was why they told us that they couldnt come because everyone else had problems too. The vendor came the final day and they started at 8:30 and by 4 no one had Come or told us when they would come. They said they should be there by 6. Our apartment is 82 degrees during the day and we have two dogs as well. For what we are paying like 3000 or 2000$ a month we should not have to worry if our air will work. So if you want to live here. Be ware of when it gets super hot or if something stops working because they wont do a damn thing about it.
This review is most specifically for the friendly, professional service we experienced while working with the front office staff member named Miguel. From our very first interaction, Miguel made our experience a positive one, so much so that it really helped seal the deal for us. We have an infant and were really trying to find the best community for us. His attention to detail, understanding and approachability made us feel that he got our needs and wants and tried very hard to ensure we had a great experience throughout the leasing process. Avalon really has no problem filling their open units since its a great community and conveniently located, but he made us feel welcomed and that our business mattered. Also, he showed us several units, in the rain, answered all of our questions whether in person during our visit or via phone/email, and did so enthusiastically, and with a smile. Thank you for everything!
Significant issues with crime due in no small part thanks to lax maintenance of garage access doors and gates that open far too easily coupled with existent security. Apartments themselves are ok, if a bit dated and showing their age a bit.
All the staff at Avalon are top notch! The location is FAB. The buildings themselves are old (water pipes need serious upgrade), but everything else about this Avalon is amazing! Love living here.
I like the maintenance team, staff are friendly. Crime in the area is really bad and I wouldnt recommend living here unless you feel you can take care of your self. Would be great if Avalon took the issue more seriously, but they dont or at least take no action.
Overall, the Avalon on the Alameda is a decent place to live at. The staff is friendly and follows through with maintenance requests. Most of the neighbors that I have met are nice people and are considerate of each other. The green areas are being taken care of and it has a nice gym area. Things that can be improved: the trash areas seem to constanly be overflowing and look chaotic. I have to admit that it got a bit better lately (trash disposal frequency increased?) but this long weekend reminded me again of the old trashy times. The pool water is too cold. I think that instead of repainting all the apartments, the management should have invested into a better pool heating system. Some parts of the complex become ocassionally a dumpster place for larger trash items (old gym equipment) and then and there some of the fellow neighbors party too loud. Last but not least, the storage areas in the complex become a frequent subject of break-ins. To summarize: it is a decent apartment complex in the middle of a nice urban part of San Jose but it needs some better trash and security management as well as a better heated pool to get more than a 3 star review from me.
Avalon @ The Alameda is a beautiful and relaxing place to live. The staff here is wonderful! Kayt was especially helpful and made every step of the move-in process a breeze. Maintenance requests are completed quickly, the grounds are kept clean, the gym equipment is maintained, packages arrive at my doorstep and the location is great (close to cute restaurants, bakeries and whole foods). Ive lived here for about a month and havent had any problems, thanks so much to Kayt and the professional staff at Avalon @ The Alameda!
I moved in with my wife about two weeks ago and we really love it! The apartments are spacious and close to everything. There is a small shopping center right in the complex! What has really impressed me is the quality and attitude of the maintain worker. Andrew from maintain even helped me move two large couches into my upstairs apartment when my wife hurt her hand! And Ivan helped me find a safe spot for the giant moving truck we brought and has constantly checked in to make sure everything is working and to our satisfaction! Sure the rent is a bit pricey but its Cali what can you expect!
Getting my hair done at Avalon School of Cosmetology by Jasmine......she is so caring of my needs I am Muslim so things are different but she made me feel super comfortable! I will definitely be coming again!!!
Ive lived here for about two years and unfortunately extraneous circumstances are causing me to move out however I have nothing but good things to say about this complex. The complex has a great pool and gym and whenever there are any problems, the facility works quickly to resolve issues. The complex itself is also security gated which offers peace of mind, especially in a complex that is so close to downtown. And while were on location, the location of this complex is really one of the best parts. For students, its down the street from both San Jose State University and Santa Clara University as well as being in a central position between I-880, I-680, and numerous others. Its only a stones drive away from Valley Fair mall and Santana Row which makes it appealing and for closer shopping, theres a nice shopping center right off Coleman behind the complex. I honestly wish I could stay here longer but its been a good two years and I recommend it!

Very well-maintained. Sadly, most of the unassigned parking is usually taken so visitors have to park on the streets, and this is not the best neighborhood after dark. They use a g as text fob, which makes entry for service people a challenge (ex dog walkers, house cleaners, cable, phone, etc.).
Weve been here for a little over a month and I have to say, compared to a certain luxury high rise, this place is head and shoulders above.I LOVE living at Avalon on the Alameda. Everyone in the front office knows my husband and me by name and are always professional, courteous, and friendly. Maintenance is fast, professional, and on the ball (they also wear shoe covers inside my unit.)Our place is newly remodeled and absolutely beautiful...the porch is the hot-diggity-dog. I could go on and on...the community is CLEAN, QUIET, and the neighbors are friendly without being obtrusive. The pool area is my favorite - it is huuuuge and the deep end is 5... if youve lived in apartments in San Jose then youll know this is unusual.Unless things change drastically or they raise my rent to an unbearable amount, I dont see us moving anytime soon.
Weve lived here for almost two years now and we love it. The location is great -- close to pretty much everything in San Jose with close freeway access too, and the neighborhood is cool with some great places to eat within walking distance. The front office and maintenance team are always on top of things, and Carlos in particular has been extremely professional, friendly and helpful. Recently I put in a service request and he knocked on the door within 10 minutes to resolve it! Also, The grounds are nice and the interiors are as well. The online payment system works well too.The only negatives from my perspective are that the appliances are a little out of date, and the rent is a bit pricey. The high rent is a San Jose/Silicon Valley issue though, not an Avalon issue.
I had an emergency and reached out to the staff for help. They were very responsive and went out of their way to help me.. They were courteous and professional throughout our interactions. In particular, Robert (from Maintenance? or Facilities? Not sure the department) was highly competent, helpful, and kind throughout the stressful process. I am incredibly grateful for Avalon on the Alameda!
Not sure what changed at corporate but its gotten extremely unpleasant to deal with anyone we didnt know six months ago. Used to be wonderful here, has become hostile.

Im a tenant here. The service is pretty bad and dont expect timely help in regards to apartment emergencies.The maintenance team is pretty slow and does not respond on time.
Great location, very quiet, but common spaces are dirty and the maintenance of the overall building is not at all adequate.
We moved into this complex ten months ago, and just signed on for another year at least. It is hard for me to dock a star because overall, I am so happy with them, but I save five stars for when I see no room for improvement. Since theyre still going through a transition period of updating the community, theres still room to grow! Heres my take, being of the first people to move in after the renovation:FOUR-1/2 STAR GREATNESS:- Renovated apartments are modern, comfortable, and a touch luxurious- Excellent, brand new appliances throughout- Gym is the perfect size, and the pool rarely feels crowded (I admittedly avoid it on weekends in Summer)- Convenient location with expanding local restaurant/cafe scene- Smart, generous floor plans- Friendly, responsive, courteous, and knowledgeable maintenance staff. Its rare to see them unsmiling. Weve submitted a few maintenance requests, and theyve always been expediently addressed.- Beautiful grounds- Quiet community (though Julian can be noisy if youre street-facing!)- Kayt and the office staff are awesome! Kayt has been an absolute superstar both times weve signed a lease here; shes always quick to respond via email, fit us in for tours when it was convenient to us, and is always super sweet when we pass through or pick up packages!- 15 minute walk to Caltrain- Ford GoBikes available- Pets welcome- Smoke-free with high compliance rates; well-enforced. Residents who smoke do go out of their way to use appropriate zones. This is critical for us for health reasons, so were grateful!COULD BE 5 STARS:- Gym open until 10pm; ideally would be 24-hours- Outside vendors do mediocre work. Our bedroom window frames were separating from the glass, and a vendor came out to replace them. They tried to reseal the existing window instead, and they did so poorly, so whatever black stuff they used gets on my hands every time I try to adjust it. Instead of moving my heavy furniture again to invite them in to do more shoddy work, I just leave the windows closed. Itll be easier to fix after I move, should they choose to do so.- Could use increased grounds security/surveillance- Outdated gate system for guest entrance; residents need a 408 number to call, and Google Voice is inadequate for the system to function. Gates must be manually opened for guests or delivery services.A NOTE ON THEFT:This is a gated community, but a gate is only a mild deterrent. Avalon does not advertise a thief-proof community, and our lease makes abundantly clear that they are not responsible for lost items. Theft in this area is an issue for homeowners, too, and those folks don’t have a lovely office team to harass; they file a police report, and maybe attend a community meeting to discuss how to fix the issues. People are right to be upset! Having things stolen is violating and feels wretched, so we, as self-reliant adults, are empowered to keep our things how we want them kept. Don’t leave valuable items in your vehicle, lock down your patio furniture, keep your bike inside, install your own security camera, and generally use common sense. Theft happens everywhere, and gated or ”high security” communities are never an exception to that, I promise. It is true that adding community security measures would make people feel safer, but complicity starts at home. Cameras are only as useful as the staff paid (or not) to monitor them.My family feels quite safe here, though we dont go on a lot of nighttime walks. The Alameda itself is going through a beautification process, and sketchier parts are cleaning up nicely. I imagine it will only continue to grow!OVERALLI am very happy with this community. Every place has flaws, but Avalon’s are minimal here. The ones that crop up are generally handled expertly and completely by the wonderful staff.And, if you are considering an apartment in this price range, I recommend this community highly. The space and amenities you get here are hard to beat! If you do choose them, feel free to name-drop me as a reference. Just Kidding. Kind of. ;)
I really like living here. Its an ideal location, just off downtown, that you get the calm and secure suburb feel but still have the convenience of the big city in walking distance. I dont own a car and use my bike, Lyft, and the Caltrain to get along, and living here, that has been more than adequate for getting around. There are plenty of amenities in the immediate vicinity between the Whole Foods & shops on the Alameda, to the SJ Market Center on Coleman, to Westfield Valley Fair and Santana Row in biking distance, to the night life on Santa Clara and 1st streets. While security isnt perfect, we are in a city, and if you are careful with your valuables, you will be ok. Kayt and the front desk staff and maintenance staff are very responsive and friendly and have made this a comfortable place to live. The apartments themselves are designed efficiently, even if you have a smaller one, it doesnt feel cramped and comes with a lot of built-in storage spaces. The outdoor and shared spaces are nice and clean, including a pool/hot tub and gym open all year. I would recommend this community for other young professionals working in South Bay or the Peninsula who want to live in the heart of an urban center but still want peace and quiet sometimes :)
I am living here since August, 17 and it has been a pleasure. The team here at the Avalon Office is really helpful especially Kayt & Michelle. If you have any problem related to the apartment, they have a solution ready for you instantly . Everytime i went with a problem, they ensured that my problem is resolved.There are lot of events happening here as well, like the Halloween Party, etc for the residents. The apartments are beautifully built and everything furnished here is new ! They just installed a new washing machine and dryer at our apartment without even us complaining about it !. In terms of amenities there is a swimming pool, Jacuzzi, Gym as well. There is a starbucks & Subway right in front. Can grab a coffee any time you like ! .Any questions related to the apartment, availability, procedure and all other stuff just contact kayt and michelle at the office ! They will get the job done very easily and efficiently !
