Loved living here, we had a beautiful view of the houseboats and the channel, our little patio kept us sane during quarantine, and the fantastic Jericson kept our place well maintained. Great place to live in one of the sunniest neighborhoods in SF!

Weve been living at Edgewater for about 10 months now and my family and I really enjoy it. Firstly I want to give a shout out to Jericson! Thank you for always being so friendly and promptly taking care of our maintenance requests. The facilities are top of the line and is also very well located. Its an excellent place for families to live. Lots of things to do nearby.Unfortunately, weve experienced the problems other reviewers have called out. Those being:1. Repeated missing packages.2. Rude management staff when we first visited the place, the day we moved in and a few more other occasions after that. It seems to have gotten better since.3. The pricing listed on the website is definitely not straight forward and it did feel like false advertisement. The actual cost ended up being $200 more than I was expecting because they charge separately for the shared utilities. Which I didnt realize until I got the first bill. The fact that they say their rates change daily is a problem in itself. Which only adds pressure for you to sign the lease.4. Gym equipment has been missing for months and hasnt been replaced in a timely manner.The property is advertised as a luxury apartment building. So, theres a high bar that needs to be met in order for it to deserve more stars.

We’ve had a great experience living at Edgewater so far. Jericson has been excellent handling all of our maintenance request issues. He always responds quickly and does a thorough and complete job, and really goes out of his way to make sure everyone’s needs are satisfied. It really shows that he cares about the building and all its occupants.For example, recently our disposer was not working properly. Not only did Jericson make sure to come the same day despite spending all of his day at a sister property, he took two hours working with the sink to unclog the disposer, and cleaned the entire sink area to make sure that everything was working again and there were no issues. We did not expect this level of attention and really appreciate it. Jericson, thank you so much!

We have been living here for 6 months now and couldnt be happier.The staff, and especially Jericson are awesome. He is always extremely prompt and professional with whatever requests we have regarding maintenance.The location is amazing, the neighboorhood is very clean, safe and walkable. The staff cleans the property regularly and maintains it very well. Sure, as someone said before, the gym equipment gets stolen, but only because people who work out there dont care to close the door which leads outside when they are done. Not a single time any packages were stolen from us. Overall, some things could be improved like anywhere else, but we are happy to call this place our home.

I was touring the area looking for a new apartment to move in to, I happened to be walking to the little park and ran into an employee at Edgewater. Jerry (Jericson) approached me as i was looking at the building and he gave me insights on the property and the community living there. Edgewater is now at the top of my list! Jerry provided such a friendly conversation and if the workforce is anything like him, living there would be hella pleasant! I appreciate him for making apartment hunting a great experience.

We’ve been living here for a few months now and absolutely love it! The location is perfect, with Safeway and Gus’s nearby, there’s also Spark Social with tons of food trucks a few blocks away, and lovely parks in the area. Although we haven’t been using them much (thanks COVID), amenities are great. Gunther is always super nice whenever we need help with anything, and they’ve been setting up online trivia nights once a month. Highly recommend it!

I’ve been living at edgewater for 6-7 months now - we’ve had some normal household maintenance issues and Jericson has always been amazing helping us with those!! Really prompt service, usually within a day, well done and very clean, it’s often impossible to tell someone was here to do maintenance! On the few occasions I was home during those times, Jericson was nice and polite and a pleasure to have around.

Living at Edgewater apartments has been a great experience. With the top of the line facilities and amenities (i.e., gym, pool table, study rooms), as well as being situated next to the ball park, what more could you ask for? Gunther was very informative about the onboarding process and helped guide me around the complex to ensure that I knew where everything was. Furthermore, Jericson, the senior service tech for the building, has been a great help when amenities in my apartment begin to deteriorate. He is very prompt and eager to resolving issues that revolve around our apartment.

Note that Id give one star if it were not for Jericson and Brian, who have been super understanding, helpful, and prompt in taking care of my maintenance requests. Weve lived here for about 7 month now but to be honest, I dont think I will stay after my lease ends. One major reason, which I resonant with some other reviewers/residents, is the rude management stuff who dont care about your need. What I had an issue with was the strong plastic smell from the blinds/window screen (so be aware of this as well if you are a sensitive person like me) and my pregnancy made it worse. I brought this up to the management stuff several times. First he said he had never heard about the smell and then would just repeat himself saying there was nothing they could do about it and wouldnt hear me out, making me feeling like an annoying person. The whole time he showed neither sympathy nor interest in solving the problem. Eventually Jericson learned about the smell issue in my feedback and helped me out with the help from Brian, for which Im very grateful.

Living at Edgewater apartments has been a great experience thus far. Not only is it situated in a friendly neighborhood, but there are many places around it to explore as well! The building manager, Gunther, was very helpful with the on boarding process and always looks out for their tenants. Upon moving to the Edgewater apartment complex, I was completely lost on where things were (I.e., Luxor lockers, common areas, etc). One person that helped me along the way was Jericson, the senior service tech. He was very welcoming and helped me locate the certain common areas that I was unaware of at the time. Not only that, when any appliances/technologies in my apartment are not functioning, Jericson easily resolves those issues on the same day, if not the next. Overall, his can do attitude and his eagerness to help is always refreshing!

If I could give this review a zero rating, I would.The prices on the website are false advertisement. After speaking with multiple representatives prior to our tour, it turns out we have to select the Lease button in order to retrieve the correct rental price. However, there are 2 links on the website that indicate the lowest rate, which doesnt even exist. Why even have the lowest rate in the first place? The actual rate is $300+ more per month. Had I know the rates wouldnt be consistent, I wouldve never wasted my time to go on the tour. It seems like this company is money hungry and manipulate people to go on a tour without providing the actual rates.After showing the representative what is currently on the website of $2,319 for a one bedroom in 4 different sections of the website, he mentioned that I have to click Lease Now. Who would click Lease Now to check the pricing? Initially, people will first check the pricing calendar with the lease terms before applying for Lease Now.Two hours later after my tour, I receive an email that the rate will be honored but I will need to apply by end of day, which was within 4 hours. Its quite absurd and unfair to put pressure on applicants after you consistently refused to give them the rate that was shown on their actual website. This company should at least provide 24-48 hours to apply without pressure.This is absolutely the worst experience ever. I wouldnt recommend this place at all and will continue to tell others not rent at this company.Truly disappointing! STAY AWAY FROM HERE!

Moving in to Edgewater was the best decision I’ve ever made not only for me but for my family also.One can definitely count on the security and privacy that the building provides not even counting the countless amount of Amenities that they already provide!If you’re a person who is either a family or a private individual then I’d say this is definitely the residence you should be looking into.Definitely recommend to those who are looking for a safe and clean place and also our Management team are always there to assist with anything that you need .

I was a potential perspective leaser, but changed my mind due to unprofessional attitude by one of staff members. Initially, i met a lady who was very kind and professional and she gave me a guide for self-tour. When I was back from the tour, there was another staff member, male in his 50s, he was so rude that although i liked the units i toured, i changed my mind not lease. English being my second language, i had to double ask, double confirm certain things and this guy had an attitude, every time i was asking/confirming something he was making a face, holding attitude, making aggressive pauses with attitude on my questions. Im sure such people are very professional to hide their true personality flaws in interviews to get the job and at some point their true personality reflects itself. This guy simply is not qualified to work with people, especially with customers.

I have lived here for many months and love the location so it makes me very sad to write this review but I would not ever recommend someone move here. This is the second time in the past three weeks that our packages have been stolen within a day of delivery. They say they have a system with lockers, but packages are left loose in the garage and the mail room and folks (residents? people walking by the building?) take whatever they would like. The leasing office has no remorse and basically shrugs their shoulders and says go away and the supposed security system that watches the lockers says that they cant see anything. If you value the things you are ordering (were coming up on holiday season in the middle of a pandemic so this will be fun) I do not recommend moving here.

Repeatedly missing packages (and we pay 120 a year for that kind of service)The building is extremely understaffed and poorly managed in terms of packages, tenants repeatedly report missing packages.The building charges us $120 a year for package handling, what you get(1) there isnt enough space in the locker, so the packages are almost always misplaced on the floor, everytime you have to spend 10+ minutes looking through all of them to find your very own(2) the package area is located in the garage and connects to outside, people could easily come in and steal the packages, multiple package thieft has happend(3) even if youre lucky your package isnt lost or stolen after it arrives, youd wait days until you finally get notification that your package is ready in the lockerwhen you tried to ask the building management, all they do is defer all responsibility to Luxer One (which is the locker company)very disappointing,

I lived at Edgewater for almost 2 years. Overall the place is a solid 4 stars, slightly above average, and back when I was looking for apartments, offered more square footage for the price than other comparable places. The apartments are all wired for ethernet for you to hardline everything throughout your apartment which is pretty much a necessity especially with everyone working from home these days clogging up the wifi. Never had any problems with AT&T here.The amenities were nice when they were open, though the gym is a bit small. Package lockers are almost always constantly full with overflow packages just left in the garage or sitting in the mail room. That being said Ive only heard of a couple residents that ended up having a package stolen, so overall the place is pretty safe. Never any issues with the parking garage, though the door from the 2nd floor garage to the elevator is almost always shut and impossible to open from the garage side, causing you to have to take the stairs down 1 floor to then take the elevator from the main lobby. When residents prop it open with whatever is laying around, then its great.The location itself is fine, I had a unit with a city view which looked out onto the 280 onramp, which was actually a pretty decent view all things considered. You will hear constant screeching brakes and then early morning or late at night cars revving their engines really loud, so its definitely not quiet. A courtyard view or channel view is probably better. Additionally, and heres the biggest problem to really consider. I had a 1 bedroom loft style apartment on the 4th (and 5th) floors. There is absolutely no air circulation at all to the 2nd floor portion of the unit. With the windows open in the living room, it only cools down that main floor and the bedroom area stays 10+ degrees warmer with a noticeable temperature change when walking down the stairs. I had to put a fan in the window pointed up to the 2nd floor in order to get some cooler air up there. This is primarily a problem in the summer when youre trying to cool down the place with some cooler night air. Additionally theres a tremendous amount of dust constantly being blown into the apartment which had me dusting 4 times a week, but was stuck doing it because of the needed airflow. Under no circumstances would i recommend a loft style unit here, the high ceilings and feel are definitely awesome, but the headaches arent worth it. The walls are decently thick so you cant really hear your neighbors unless theyre playing really loud music which only happened a handful of times.They seem to switch up who works in the office every few months, but theyve always been pretty nice and responsive. The original guy Andrew was amazing, and Gunthar (i believe his name was) who currently works there is always a pleasure to speak to.Prices now have plummeted so its probably a great time to grab one of these apartments, I was paying just shy of $4k + parking for mine which for SF and the size was actually pretty good. Great spot if you ever need to take Caltrain, and walkable to Safeway for groceries.Overall I would recommend Edgewater to anyone who wants to be in the city without really being in the city. Especially if youre occasionally driving down the peninsula every now and then its so quick to just hop on the highway.

I lived at Edgewater from March 2017 to April 2018. The building and its facilities are all very well maintained, but the staff is truly stand-out. I worked with Franz Tibayan throughout my time living there and he has been a fantastic property manager. Josue and the rest of the maintenance staff have always been prompt, efficient and happy to go over and beyond what was required. All in all, living at Edgewater was a fantastic experience and I would give the building a very strong recommendation. :)

If you are applying for housing at this location. Make sure you read the contract thoroughly. They ask for a 590 dollar down payment and give you 48 hours to decide whether or not you want to live there. What they do not tell you is that within that 48 hours, you need to CANCEL THE APPLICATION or else they keep your deposit. During our visit, we were under the impression that if we decided against living there and did not finish the documentation, that our deposit would be returned. That is not the case. Make sure you call and email within that forty eight hour period to tell them you want it cancelled so that they dont end up keeping your money too.

I have lived here over three years, and prior to recently, things have been good for the most part. Unfortunately, this year has seen a sharp decline in the living situation and the attitude of management.Other reviews have included plenty of details about recent incidents of crime on the property, so I wont cover those here. Managements response to residents concerns has been woefully insufficient. The response has amounted to little more than fixing external doors that werent closing/locking properly, and also advising residents to call 911 if they witness a crime. For a building which charges 4k+ a month for rent, a certain standard is to be expected, and management is currently falling far short of that standard.Based on the numerous and extensive renovations taking place throughout the building, there is clearly funding available, though it is obviously prioritized towards attracting potential new residents, rather than keeping existing (and future) residents safe and secure.Finally, one of those aforementioned renovations is the leasing office. Residents were recently informed that due to that particular renovation, they will sometimes not have enough capacity to accept resident packages - meaning that any online orders placed may or may not be rejected by the building. This essentially removes a convenient and appreciated amenity for a 3-4 month period. While resident feedback to this announcement was negative and urged management to find an alternate solution, no action has been taken.

The building looks great and the leasing agents do a great job selling you on the place - renovated facilities (jacuzzi folks!), gym, bbq area, resident lounge etc., All of it sounds good and we were not immune to the appeal. We moved in the month of June this year and it didnt take long to see that behind the beautiful facade is an ugly reality.Yelp has more recent reviews from recent residents, including myself. I highly encourage you to give them a read. As many people have noted in their yelp reviews, security issues have made it hard to feel safe in this building. And that would be ok, if the management was willing to listen to its residents and make changes. This is where I take issue - the management has set a culture of denial of responsibility and a hostile tone towards their paying customers. It comes across in their community postings, their emails and phone communications. Youve read about the security issues, so let me touch on how they manage package deliveries. They have a locker system that carriers can deliver to, except if the lockers are full or if the package is oversize, the carriers used to deliver it to the leasing office. But since they decided to renovate their office - further beautifying the facade - theyve decided not to hold any packages and sent out a communication that all such packages will be returned to sender without ever giving the resident a chance to pick them up. When residents rightly were upset by this decision, a similar tone of denial of responsibility was taken by the community director. His exact quote to a residents complaint was: Please do note that we DO accept packages on your behalf through the package locker system. Clause IV of the Community Policies, Rules, and Regulations Addendum is simply you, the resident, giving our office permission to accept packages on your behalf. It does not state how this is to be done or that this is a requirement in the lease agreement. They could have explored additional staging space in a vacant unit,expanding the current lockers or a dozen other options but chose not to. But hey, we are going to have a brand spanking new leasing office.When you pay this much for a space, it should alleviate your stress and not add to it. So, come by and enjoy the courtship with cookies and coffee while it lasts, because the relationship drastically changes the moment you sign a lease. Edgewater was perhaps a great community in years past, but not anymore, not under the current management.

PLEASE BE AWARE: EDGEWATER IS NOT A SAFE COMMUNITY!Over the past few weeks, three apartments have been broken into at night when the occupants were at home and had property stolen. There have been numerous cars broken into, windows smashed, common area furniture and TVs stolen, bikes stolen from a double locked enclosure and a homeless woman has repeatedly been trespassing in the common areas. Patio furniture was thrown off the 4th story onto Berry Street.We had a community meeting about these incidents in which about 30 residents attended. The representative from Edgewater spent the 1st hour refusing to answer our appropriate and rational questions about details of the crimes. For example, would they consider more lighting, a faster garage door, more cameras, even if they dont work, security guards, etc... anything to help keep us safe? The representative informed us that those security measures were too expensive.There are renovations happening throughout the public areas of the complex: new carpets, a giant chess board, a jacuzzi, new landscaping being installed. We questioned whether funds, when available, could be re-directed towards safety measures instead in the future. The answer was no. Edgewater, we were told, is part of a publicly traded company that has a responsibility to its shareholders to produce profit.Edgewaters focus during the entire meeting was only on how *we* are responsible for keeping our community safe. At the end, the representative stated simply: Edgewater is not responsible for your safety. That is an important policy statement that the residents of Edgewater and those thinking of becoming residents here need to be aware of.Edgewater is not responsible for your safety.Until this policy changes, we can expect very little to be done about the security issues in our community. Please keep this in mind and live elsewhere, where your safety IS a concern.

Edgewater is ok for one lease term. when the term ends, you will be offered a renewal and the price will be MUCH higher than market price. you can check market price online and compare, yours will be way higher.UDRs realizes moving costs money, time, effort, so it adds all those costs to your renewal offer.If you already rent from UDR, it has TWO PRICES: one for YOU, and one for EVERYONE ELSE.Needless to say, the price thats offered ONLY TO YOU is much higher than the price offered to EVERYONE ELSE (a.k.a market price).Just to be sure:If the market price is $3000, and UDR is asking for $3000 at their website and on Zillow, your renewal offer will demand A LOT MORE, something like $3400 or $3500 or more.You can check the market price on Zillow or UDRs own website and compare.Im not here to complain about market price fluctuation, supply and demand nor other laws of economics, but merely to inform readers of the expected above-market price increase at renewal time.I hope this review is elaborate enough that even UDRs online reputation manager can understand it.And no, I dont have any questions about UDRs renewal policy, I understand it completely.
