The apartment and building I am in is pretty decent, Im satisfied here. I would recommend it. The apartments do have older appliances but I got a brand new washing machine shortly after moving in (moved in March 2021) and its really nice. I’m in plan 2, 1/1 bed bath.The main thing I love about living here is the security that drives around the property all night long (in a golf cart). Security is really on top of things making sure people are quiet, enforcing parking, rules, etc.I have not experienced any issues with people smoking around my unit like some other reviews Ive seen (those actually made me nervous moving here but I have not had any problems).I have NOT had any issues with bugs like some reviewers mentioned. I think it depends where your building and apartment is located. The building Im in is dead center of the property.My building is extremely quiet 99% of the time. Im on the second floor above the garages. My neighbors above me are so quiet I sometimes wonder if anyone lives above me (I do hear them walking around occasionally but thats just normal apartment noise I expect to hear). Ive lived in many apartments and these apartments seem to have good insulation between floors and walls compared to others Ive lived in.Maintenance is really good here. David is my favorite maintenance guy. Hes super nice and always gets things fixed quickly.The grounds and building common areas are always clean. They have several groundskeepers who are out every day cleaning. They work hard and do a fantastic job.Lots of military people live here and I really like that.The 2 pools are very nice. The main gym is really really nice and has excellent equipment for an apartment gym. The small cardio gym is very basic but good for what it is. All the amenities are really nice.Overall I would recommend this complex.The cons are: guest parking is hit or miss depending on the day (my guests have never had any issues though). People tend to drive faster than they should through the complex (I’ve had guest even make comments about it) and there are a few inconsiderate residents who like to rev their muscle cars and/or motorcycles and some drivers who blast their music driving around. However all those things will change as people move in and out.

Monte Vista was an absolutely Beautiful place to live over the past 6 or so years. My sister has special needs and everyone was so lovely in how they treated us. Maintenance, especially David, Victor and Fernando, were always so professional and friendly. Upon moving out, Vanessa was extremely helpful as our move proved to be a bit more challenging than expected. The grounds are always so well maintained and overall it was safe. It was time for my little family to move into something larger than an apartment otherwise, I would have remained. Thank you for the wonderful experience Monte Vista!

This is a review specifically for a maintenance issue. While not all aspects of living here are always ideal, the maintenance team here is exceptional. I had an issue today with my sink, and the commitment to resolving the issue with a sense of urgency which Rafael demonstrated, both impressed and reassured me. Fernando and David also helped me with issues recently and were equally attentive and proficient. Felipe also helped me with an issue a few months ago that ended up saving me a lot of time. The maintenance team, in general, is one of the most efficient I’ve seen. My sincere thanks to the entire maintenance team, and please stay safe and healthy.

I used to love living here. Recently I had to move to a larger unit which I was excited about as it was lovely. From the second I moved in there have been nothing but problems. It seems the unit was minimally cleaned and had numerous maintenance issues when we moved in. We had to insist some of the issues be fixed as it was in the beginning of covid and we were told only emergency issues were being addressed. Not to mention the people below us smoking cigarettes constantly. We couldnt even have our windows open or our apartment reeked of cigarette smoke. Let me say that these units are all non smoking, you sign a lease stating you understand this. After many complaints the people finally moved out, which I suspect was not related to my complaints but merely a coincidence. Now Ive had to make several complaints about the people below us regularly using a smoker BBQ as well as new neighbors that constantly smoke weed. Now there appears to be another new neighbor that smokes cigarettes. I normally let things go and am understanding about a few episodes but this has been constant for 3 months during a very stressful time for my family. Ive continued to try and resolve this with management but am being ignored. I cannot wait to move out.

The service here is incredible. David and Fernando, the maintenance techs, truly make staying here special. Anytime there’s something needed, these guys are there. Day or night. On top of that, they’re always so friendly and courteous. Irvine is lucky to have you both.

- Plan layouts surpass any other apartment complex locally- There are a lot of units but the atmosphere and demographic is diverse- Location is off the freeway and close to everything- The staff is on top of their game, take your concerns seriously and want to make sure that your experience is always a positive one. I lived here years ago but the staff in place to date is passionate about customer service and doing what is in the best interest of the resident.I would like to commend, Cassandra and her team for being so helpful, friendly, resourceful and welcoming. They treated me as if I was the one moving in when I was merely representing the actual resident.

Moved in a few months ago and everyone in the leasing office was extremely helpful especially Justin. Had a few minor problems (like any apartment complex would have) and they were quick to respond and facilitate our demands. Great community for the price and everyone who works there goes above and beyond to ensure resident happiness. Would definitely recommend!

This is the Shashkov Family from apartment 3324. We are tired of living here because in the span of two months of living here our apartment smells like marijuana and cigarettes (this is a smoking free community). When we turn on the air conditioner the vents fill the apartment with this smell, and when we open the windows for fresh air it fills our apartment. We have a newborn daughter and this has been a problem since my wife was pregnant. We call and arrive in the main office everyday, and still nothing has been done to fix our issue. They always promise that’s everything is in the process to be solved, but in two months nothing has changed. I’m very upset my newborn daughter always cries when the smell goes in our apartment. The office only gave us three options to fix our issue:1)continue to live here until the issue is “fixed” (this can be a minimum of two months or can take even longer), 2) Move to another apartment in this community and this can be a different price for apartment. It’s also not a guarantee this will be resolved. because the whole community has this issue. 3) Change to another Irvine company apartment complex in the same area and this is also not a guarantee to fix the problem and the price can be upper due to which apartment you choose. These variants are not acceptable for us because it’s causes more problems for our family. We would have to move, pay for a U-Haul, pay for help moving heavy furniture from the second floor, we can’t cover insurance for our furniture because of moving, change all our documents, pay again for new apartment insurance, pay again for furniture insurance, Irvine company has not offered to compensate us for anything(they only offered to wave a moving fee to their community which is not guaranteed to solve our problem). Not only is this a problem, but random people outside of the gated community always ask to open the gate to the pool and wait outside the gates and take up all the guest parking and sometimes my family has to find parking far outside our community. Homeless people always go into the trash. Last night we found a shopping cart filled with trash at the bottom of our staircase, and trash and wine bottles are always left by my car. I’m very disappointed in the lack of care we have received in this company/community, and this is last time we will choose an Irvine company apartment

Me and my husband moved in about 7 months ago and so far living here is okay. I’ve noticed the people who live in these apartments aren’t very friendly... I’ve been screamed at to clean up my dogs mess, when I took him to go to the bathroom, when all my dog did was pee... People are always mean mugging you, and never say “hi”. My key to get into the pool one day wasn’t working and no one inside the pool area would help me to get in. It was very odd. Another thing is the walls are very thin and me and husband get woken up by the people above us every morning around 3 a.m.. I had lights up on our balcony and the leasing office sent us a warning to remove them within 48 hours but other people have lights up also.. so I don’t understand that... but I removed my lights any way. Also the carpet in our apartment slowly started reveling black stains, probably from the last renters. They must of cleaned the carpet before we moved in but now the stains are starting to show up again.. the area outside the apartment complex is very beautiful, which I love so much! And the pool area is great! The maintnace people are so friendly! There always helpful and I appreciate it. But yeah, we will definitely be moving out when our lease is up.. it’s just not the place for us.. too expensive. It would be worth the money if we were happy living here.

Paper thin walls where youll hear everything. Loud parties at night, car break ins, speeding cars. Place looks great, but definitely isnt worth the price. The AC system works terribly and to make matters worse some units have someone elses garage right below the bedroom. Management doesnt care about these issues and their politeness dies out after signing the lease. Maintenance however was a different story, they were very professional and polite. However do yourself a favor and find somewhere else to live, a nice pool and location is all this place has to offer. If you want to use the theater room, they expect you to pay a $500 deposit. On move out theyll attempt to scam you, so take LOTS of pictures of carpet, walls, etc. They tried claiming they had to paint the whole apartment and clean some stains. They quickly recanted when I responded with a certified letter from my lawyer and pictures of its move out condition. So definitely protect yourself.

I lived this apartment for 1 year. The apartment looks good but they horrible when you move out. They charges you for every minor scratch. Not only that the final bill is not final here. they will send you revised final bill ... I do not recommend this place at all.

Great customer service, easy to deal with, they take care of the apartments very well and they also have security at night patrolling also a gated community.Very nice place in a very convenient area!You really pay for what youre getting.Carolina was super helpful to my wife and I!

I lived here for 3 years, in a three bedroom, third floor apartment.Being a gated community, there was never much of an issue with security, besides one incident where a man inside the complex offered to sell marijuana to my brother (who was 11 at the time.) and I.The pool was always clean, and the gym and sauna are both great amenities.The only reason I gave three stars is because they raised our rent in an effort to boot us out. They didnt like having a family of four living in their apartments, as they try and have a trendy, young crowd image.We were really sad to leave here, but not so much that were away from their extortionate business methods.

I lived here Sept. 2011-Aug. 2012. The amenities are not bad: nice pools, enough parking, decent gym, and my personal favorite-free car wash. I didnt even mind the always broken back gate. However upon the move out I spent 6 hours cleaning the place and they still charged full cleaning cost to my security deposit over some silly stuff like kitchen drawers. After I called a few times to clarify, the real reason slipped of the tongue: they were pissed that my roommate broke the lease with a military order; they thought unrightfully so.

Lets see, nearly every building has a dog that will bark all day until it is horse. The worst part is not the noise but hearing a dog in distress every day. Once once person has moved out with a dog like this inevitably a few weeks later another dog appears. The apartments look nice however, when you want to run your AC be prepared for the bill. We went from about $85 a month in the winter to $350 a month in the summer. We had to stop being comfortable in the hottest months to avoid paying bills in the high $400s and thats keeping the AC at 78 degrees. Finally, my wife slipped and fell in the bathroom trying to shut the water off to the toilet because the backside of the toilet just fell out. I found her lying unconscious in about an 1/8 inch of water so I took her to the hospital to get her checked out. We asked if they could pay for her hospital bill because it was a defect with their toilet. They were very rude about it, never inquired if she was ok and said that they were not liable because we had not previously informed them of any damage to the toilet. To our knowledge, only their maintenance people could have known about the damage as it is between the wall and the toilet. Needles to say, they dont care a bit about you, all the appliances are as cheap as they can be (non energy efficient/all electric as well) and dont expect the carpet to stay clean for very long. Good luck but we will never rent from the Irvine Company again.

Went here for an Air BnB. The amenities here are absolutely amazing. I did not take any pictures though..my digestion would be to look it up and see it for yourself. Jacuzzi was nice.

The people that work here at his place is a joke with exception of Ryan who was extremely nice and helped us get the place and move in, as well another guy that works in the office JUSTIN that is always willing to help. The apartment is nice, had no problems with air conditioners so far, people that live above our apartment is noisy but that’s not Monte vista’s fault. However often there are our neighbors parking in our parking spot and we can’t just call security we actually have to go ahead and find a number to call and have the car towed, and just wait till they can come to do the job. Maintenance did not work well for me, unfortunately they gave us a bad experience here and at the village mission valley as well. The girls in the office often seem like they are not having a good day, and doesn’t seem like they are happy to help.Once I wrote a complain directly to the company and never got a reply. It’s like no one cares.

I have been here for 3 months, so far so good besides my upstairs neighbor sounds like hes having an effing crossfit class up their, location is prime and staff does a well job, appliances are nice but not energy efficient, carpets are a B to keep clean. All in all i recommend this place.

Look before you leap. I moved in just 4 days ago and cannot sleep. There are TEN (10!) air conditioners up against my unit, Five against my bedroom wall and five against the living room wall that each come on throughout the day and night loudly. Walls are paper thin and I dread what they will sound like in July. I complained after the first night but the only thing that can be done is for me to move to a worse one bedroom or upgrade to a 2 bedroom for $400 more per month. So Im stuck.

I lived there for 14 months and these are my honest observations.. during those 14 months I made a total of 8 formal complaints/maintenance requests about the main grilling area next to the main pool in the complex. There are 2 large grills located there and NEITHER worked correctly for the entirety of my long stay. It became a joke to my family and friends who would visit from out of town/state. They could always count on the grill game. The one had a 1 square inch hot spot because the heating element was never seated correctly. So, there was a blow torch flame that would shoot out into one tiny area. Funniest part? The starter didnt work on that grill, so we would usually light a twig that was laying around on the other grill and try to transfer the flame. Usually lit after a few mins. Problem with the 2nd grill? Would light but would only heat to about 150 degrees. The nobs were broken. I even sniped maintenance staff when I saw them and theyd tinker with them but they NEVER WORKED. The office is the type that just would yes you to death but never come through and hope youd go away.2nd HUGE problem? Had 3 packages delivered to the main office, which is supposed to be secure, stolen. Including a $500+ camera kit. That particular case, I had 3 packages delivered from Amazon on the same truck, on the same day, at the same time. First 2 were less than $20 in value. Only one missing? The $500+ camera kit.3rd major issue? My flooring in the kitchen was coming up. Alerted them and they called in the flooring crew right away. The problem? The crew stained huge areas of my living room carpet. Took them 6 weeks to get a crew to try to clean the carpet, which they ultimately couldnt clean. Then, I just had horrible looking carpet for several months until I moved out.

Been living here for almost year with my two roomies. The apartments are SUPER quiet, the neighbors are friendly, and the amenities are everything you pay for. Rent is reasonably priced based on 1) market price and 2) amenities, maintenance, and services (yoga classes, food truck Tuesdays, random free breakfast/donuts at the clubhouse.The staff in the leasing office have spent a lot of time to with my roommates and I personally, and make an effort to remember other residents. Super friendly and personable people 11/10.Would definitely recommend living here. The community is well-kept and safe, and the surrounding area is extremely convenient. Even though the area can get busy with Qualcomm events / Fenton plaza shoppers, the traffic is never unbearable.

Decent place to live havent been here to long. The carpet is hard to maintain. Nothing is eco friendly here all electrical. Parking sucks for guest they are always full somehow they must not regulate that area much. The NOISE! Terrible I always hear dogs barking or crying all day they leave them on balcony to whine I hate it!! And the go cart thing qualacom is annoying but its not to bad. Not a bad area though.

I love my apartment and unfortunately my lease is up. I originally signed a 9 month lease and the renewal for a 13 month lease is the same price. I was a little shocked. The cost to live here is very high when you add up the other things you pay for.The outside area is beautiful, great for dogs. You have the typical dog poop problem as with any apartments that allow dogs. The walls are thin so we can hear are upstairs neighbors walking around. Sometimes on the weekends people get a little loud, but thats also expected. The location is perfect. The pools and other amenities are awesome.We had our work van broken into, so it is as safe as any other gated community. The utilities are ridiculous. I am not sure if we are on a shared meter but I would assume so. We are not home and NEVER have turned on our heater or AC. We have a 160 SDGE bill right now and in the summer it was over 300. On top of those utilities you have water around 60 a month. You are required to have renters insurance also. It all adds up to a lot more than I expected to pay monthly.I would live here again if the rent was low enough to cover the huge utility bill.If cost isnt a problem I would recommend living here but be choosy on your apartment selection.

My partner and i have lived here going on 2 half yrs now. the maintenance staff are all great, Dave the head maintenance mgr is proactive, hands on, take charge type of guy, (Irvine company your lucky to have him on board/ Dave their luck to have you. Now readers..its all about location location location...we are facing a beautiful view facing charger stadium, San Diego college, mountains etc...ok enuff with the view- you get the picture. Now the cons. VERY LOUD any where facing friars rd=facing towards charger stadium. Let me break it down for you hammer. Noise List: Swap meet Wednesday, GO-CARTS 2-3x a week like a fly or mosquito in your ear that wont go away, Friday drag races ugh my favorite!! So stay away from any bldg facing friars rd readers. Triple pain windows might help.

Horrible apartment complex especially with move out. Was charged with carpet replacement when my move out inspection stated it only needed to be cleaned.UPDATE: been attempting to contact about discrepancy sends all my calls straight to voicemail.
