Jennifer, Carlos and staff are courteous, polite and they make you feel welcomed. Carlos helped us during the whole process, answered all of our questions and got us into our new place. Love how the areas are cleaned and well maintained, also the landscaping. You can see Maintenance crew working around the areas, keeping everything up to date. Neighbors we have met so far are nice and respectful, we cant complain. We definitely love our new home and will recommend to others. Thanks Jennifer, Carlos and Staff!.

First let me start off, the apartment complex is very well kept and clean. I absolutely love my apartment and any concerns or problems I had got taken care of in a timely manner. Clarence the maintenance supervisor was on top of it all! He even came late on a Sunday to fix my air conditioner. I would definitely recommend to live here.

I really wanted to love this apartment complex. It has beautiful landscaping and decent sized apartments for the price. The maintenance is also quick. However I have had some major issues at this place.1. Last night was one of many times Ive driven around for 30 minutes looking for a parking spot along with 10 other cars doing the same. What good is a place if you cant even live in it if you come home past 9 pm? This complex has some serious issues with parking that havent been really been fixed. They gave everyone parking permits which will hopefully help, but this raises an issue regarding guest parking. There are just not enough parking spots.2. Secondly, Ive been waiting for a gate key since I moved in months ago. I go to the front desk pretty often looking for a gate key and they always tell me that they are out. Without a key, you can not use any of the amenities. So, not only am I not able to find a parking spot to get into my place, but I also cant use the amenities. Unless these issues are fixed, I would not recommend this place.

Lived here for less than a year, and I already am fed up. From lost documents by management at move in that delayed us from being able to get into our mail box for a week, and now not getting straight answers from management. The parking here is horrendous and all they have done so far is pass out parking permit stickers, which does nothing for parking if there is already not enough spots for everyone who lives here. Also, what about when guest come by? I would like to know I can have family visit without the fear of them being towed at their own expense. We have been trying to get a garage in our apartment only to be told numerous times there aren’t any spaces and there also is no wait list. Well come to find out today our neighbor has fully moved out and the garage we have been calling on has been rented out to someone else- that person advised to us that they had been placed on a waitlist and were able to get the garage when it opened up. So how come I have been calling and advised by Carlos and Derrick I could not be put on a wait list? Unsure if this is a training opportunity for those working in the front office, but it is very discouraging and makes my view on this complex even less. Furthermore, the car wash they advertise on their website as an amenity has not worked since I’ve lived here, can’t say when that started. Also from reading the reviews it seems that all is done is a generic response from Emily in regards to them having upcoming parking changes, not feeling very optimistic that any changes will be made to make living here more satisfactory and comfortable.

NO PARKING. I was not informed before moving in that there are more vehicles then there are places to park. My first night at this apartment, which I pay over $1200 for a 1 bedroom, I found out. I was driving around trying to find a spot and another tenant told me about the issue. There were 10 other people looking for spots (I ended up parking a few miles away and get and Uber....to my own home). The next day I spoke to management, they verified that they are aware of the issue. They also said they have no plans to correct it. They plan on issuing Parking permits....but they will issue more permits then they have spots. So yes, you will have an added fee for a permit in a place that you can NOT park. I was told it’s, “first come first serve”. I was also told this is a common problem at “all” apartments, which is untrue I have never had an issue and I have lived at over 15 places across many cities and states. This is my home, and these excuses are unacceptable.Paint dust all over the bathroom, I placed my towel on the rack and found that it was covered in white powder. I had to clean the entire bathroom....on move in...Toilet broken on second day....Hidden fees, what I was quoted is not what I ended up paying, there were a lot of hidden fees I was not told about, totaling around $100+ extra a month.Management does not care.I found a new place and put my notice in before my 30 day, management did not care.

My girlfriend and I just moved in last week. We absolutely love our apartment. We walked in and our apartment was so clean and they left us a set of wine glasses. No apartment has ever left us a gift. Jennifer was so helpful and wonderful through the entire move in process

I’ve lived here with my husband for a year. We love the apartment and location however the parking situation is ridiculous. If you get home past 8:30 or 9 pm there are no spots available not even by the office outside of the gate. This is a daily issue. Last night I arrived at 11:15 pm and drove around till 11:50 pm hoping for a spot to open up. There was also 4 other cars looking for a spot as well during this time. With no spots open, gas wasting and almost falling asleep at the wheel I parked on a fire lane. Yes that’s how bad it gets. People run the risk of getting towed to just have somewhere to park. I called this morning to let them know. I spoke to Jennifer and she said it’s first come first serve. For residents to pay so much rent and not even have guaranteed spots is ridiculous especially for people who work late and have no choice. We should have to be forced to arrive home early and stay in just to have a spot. I asked her if there was a solution she basically said they ordered permits but had already explained that unfortunately they can’t guarantee residents a parking spot as there is not enough spots and it is first come first serve. So I really don’t see how permits will resolve anything. She was not apologetic and didn’t seem to really care that this is an ongoing issue. Please don’t move here, unless you want to pay almost $2000 a month to get towed.

No apartment will ever be perfect, but this one was pretty great for our first together as newlyweds! Any maintenance request was resolved swiftly, and the unit itself was beautiful and spacious. Our neighbors were always kind. The parking situation was less than desirable but usually not a huge problem for us, and the amenities being closed for so long was frustrating but I guess understandable, due to COVID. Overall, we had a great experience living here! Im not sure you can do much better for the price anywhere else.

After reading the reviews, I have to agree that this place has gotten worse since the change of management. I have been here four years and cant wait to leave in April. Staff in front office never respond to phone calls, emails. I have been miss informed regarding lockers which has been a big issue with loss of packages. I have spoken to Dereck and Jen about my loss of packages and no concern what so ever or follow-up. Do not move here!

People running business from garage: We already have a parking problem so you need to enforce those repairing cars or those with customers coming to their garage to pick up purchased items to park in visitor spots.Parking Problem: People have work to do. Who is going to pay for the time wasted looking for spots or dealing with people taking your parking or blocking your parking? Apartment needs to enforce parking rules.Suggestion for Parking Problem: Everyone with a registered car should be given permit. The permit should be different colors for those with garage and those in open space and include a visible expiration date. Permits should be given to those with garages to prevent others parking outside other peoples garages. Those without out garages should be given an assigned spot/areas to park near their building. Any cars violating rules or without permit should be towed immediately. No exception.Maintenance Team: I realize some work makes noises and they have a lot to do. Is it possible for them to reduced their noise like not slamming front doors on their way in or out? and stomp up and down the stairs?Pets without leashes: While out walking alone or with my dog, I have meet a few owners on several occasions that do not keep a leash on their dog. Their dogs rush up and bark very aggressively. The owners themselves have a hard time control their dogs. Please enforce leash rules. I would hate to for anyone or any pets in the complex to get injured.One more thing. Some of the building drains have really obnoxious noise from water dripping after the slightest amount of rain. The water is not going through the gutters lines. The water is dripping directly from roof and dropping on tip of the metal lines and making an obnoxious tapping noise. Whenever I am near those areas with my dog and stay to long, he keeps barking and barking at it because the noise is very irritating.

My partner and I have lived at the complex since before it was owned by CWS. Back when it was Springs at Bandera I would have happily given them 5 stars, however, since this new management has taken over it is safe to say that this place has really gotten worse! While the prices and fees have gone up, the quality of the complex and its amenities has gone down. There are people parking illegally (on fire lanes, in the unloading zones next to handicap spots, and in handicap spots with no placard/disabled tags) which is a major issue for us considering my partner is disabled, making it extremely difficult for them to get in and out of the car. We have contacted the Regional Transition Manager about this particular issue, however nothing has been done on the matter. People park in these areas at all hours of the day. This is not the only issue that has arisen with the new management; parking is not regulated in the slightest, trash overflowing at the compactor on multiple occasions, rarely ever any poop bags, there is dog poop all over the dog park (also contacted the office about this issue), random barbecue pits in the public grassy areas of the complex (for example, in the ‘trail’ that is located at the side of the complex), the car wash port is clogged with foul smelling water, and the dog wash is tipped over and missing a leg. These issues are not improving and we are reaching the end of our rope. Contacting the office has not lead to the resolution of these issues so we have no clue what to do at this point. I know people usually complain on these reviews to the point that it seems unbelievable, so Ive included some pictures.

Will you guys fix the parking issue??? Why is it that if I leave for a second to go pick up my wife from work ill leave for 10 minutes and either not have a parking space, or have to park on the other side of the complex! You guys FIRST of all need to give stickers to residents so only marquis residents can park at the apartments + guests AND SECOND Guve reserved parking to each individual apartment so that every tenant has at least one space that cant be taken away from them. Ive counted the spaces outside each building. There should be plenty of spaces for each individual apartment. Even more considering half of them have garages

Edit:some people were just trying to get into our apartment at 10:30 some drunk dudes from their party probablyThere is NOT enough parking for the residents to comfortably leave and come back, were stuck having to drive around the other side of the complex just to find a single space, yall said after construction was finished you would work on a solution? Why dont we have reserved spaces outside our homes for each apartment???There has also been an abandoned truck outside building 12 for 6 months! That despite multiple complaints has not been moved or towed, its abandoned and broken down why hasnt the staff here called a towing company to come fix this and give us at least one more sp a ce for the people who actually live here to come and park??Also some one threw a party, made alot of unnecessary noise and took up at least half a dozen spaces away from tenants at 10 at night! When I come home from work I expect that the place j pay over 1000 dollars in rent for has reasonable parking outside the place i actually live!Start enforcing resident parking and start giving reserved parking for peoples homes! Quiet complex thats not far from everything you need. (HEB, UTSA, the Rim) Though lack of parking is a pain but who cant do without getting a few extra steps in their day? I know theyre working to rectify this so its not all bad.

The complex is nice. Since new management changed from springs at bandera the complex has gotten dirtier, from trash pulling up in front of the dumpsters and recycling bins to dog poop not being picked up or enforced anymore. The gym is decent. You can’t use that many machines because they’re broken and management won’t fix them. When you try to call the office they never pick up the phones and they don’t respond to emails as well. There’s people who have pit bull mixes when they’re not supposed to have them because they’re on the restricted breed list. Overall for the price it’s decent but I would look for other complexes as well.

There is no perfect place to live. What I look for is this...Does the front office/management personnel have the same energy over a consistent period of time like they did when I was first moving in. I have been here almost a year. I can say that the front office management with Derrick, Carlos and Ms. Jennifer has been just that. With COVID-19 disrupting everyones life I am satisfied and will renew when my current lease is up

Ever since apartments became marquis Bandera parking and management has been awful!!! I dont know how they expect people to find parking When clearly there is no empty spaces and tow cars whenever people park where theyre not supposed to. 45 to an hr waiting for an empty parking space. They have a dumpster in the back that takes almost 8 parking spaces!!! Management never answers phone calls and in fact were not aware of who their towing company was. I had to call the non emergency line to locate my car! The security guard is hard to get a hold of. Leaving voicemails doesnt do much of a job, no call backs. Lets not mention the extra fees!I am once again here! Management did not reach out to me nor the person I visited at complex. When they finally did reach out was to ask if they were going to renew lease! They were not aware that resident & I had been trying to reach out! Definitely worst management! They will not refund money for towing your vehicle stay away from these apartments! A resident literally had to put a sign on their car stating I live here dont tow me. It is clear that multiple people are having the same issue! Residents park in visitor area & sometimes have to go far to parking in handicap & still being towed! It is clear there isnt parking for residents itself! Dumpster is still there taking over almost 8 parking spaces! There is nothing around the area so you cant park anywhere! What a time to remodel during a pandemic!! And since they are aware that is taking long to remodel they definitely shouldnt be giving residents & visitors a hard time & find ways to make the situation better! They should be better with their customer service & management! Towing place charges daily fees & online doesnt even have the right address! I guess we can all guess where they are getting extra money to remodel instead of investing into making you feel at home! We have tried contacting regional manager and nothing has been done.

I lived here from 2018-2020. Back when it was Springs at Bandera, it was great! Only complaint was sometimes parking, but you could always find parking within a building away. Ever since it became Marquis Bandera, parking has gotten SUBSTANTIALLY worse. There were times that I’ve had to park on the complete opposite side of the complex and make the far walk late at night. They’ve promised since March that they would have a new parking solution, and I understand COVID closures, but nearly six months is enough time to reissue stickers and provide everyone with a map on where to park or enforce towing. People park on the fire lanes overnight MANY times.Valet trash was nice, but on days where there isn’t valet, trash always piles up outside of the compactor and other times it would flow outside of the walls. The car wash would also always be backed up and never fixed.I’ve moved out a couple of weeks ago and instead of getting information on my deposit, I got a bill for supposedly not having renters insurance, which I did and provided them with proof. I called the office and re-sent the proof, but have not heard back from them and it has been over two weeks. I’ve called them multiple times in the last week and have continued to reach the voicemail without a return call. New management is horrible when it comes to fees (many of which they added when they took over) and customer service and I’m so glad that I moved out. Don’t be fooled by how the apartment looks on the outside. Outside is only good until you have an issue that requires great customer service.

DONT LIVE HERE!!! There isn’t parking!!! EVER!! If you have a garage good for you but if not good luck finding parking after 9pm. Being an adult I like to stay out late sometimes and I can’t because I will have to sit in my car for an hour plus waiting for a space. They said they were going to fix the problem in November 2020 it’s January 2021 and they haven’t even started. Not to mention the giant dumpster taking up at least 8 spaces. Oh and if you have any issues don’t bother calling because you won’t get an answer or call back. I have called about someone hitting my car and leaving such damage that I have to replace the whole door and I called to try and find out if there happened to be cameras l...I called at least 10 times and left at least 4-5 voicemails. Find somewhere else!!! This place is not worth it!!! Not to mention the prices for what you get is not worth it. There are always problems that they have to fix which usually involves shutting the water off with absolutely no warning.

DO NOT SIGN!!! I have been with the Springs of Bandera then it became The Marquis. Once management change the entire complex went downhill. I have been here for a year and signed for my second year which was a huge mistake and this is why. I came home at around 1am and there was 0 spots open, even on the other side of the complex nothing. So I parked in the dirt because again there’s 0 spots open. When I woke up at 7 am my car was gone. The Marquis towed my car because they stated it was in grass, which it was not. I called management and asked what the solution is when there is no parking and I pay over 1k to live here, the response I got was super caring “first come first serve”. I’m glad I’m a grown adult who pretty much has a curfew because if you try to park anytime past 9pm it’s completely full. And no I will not take a handicap spot because that’s just rude for the people that really need to park there. This complex will tow it’s own residents and yes they know I lived there because of my Springs sticker from the prior owners, but that didn’t matter. They refuse to provide residents with updated parking passes due to covid which is a complete lie. It’s been over 5 months since they have taken over and still the parking is a disaster. Also, if you live near the trash I am so sorry because that is a whole different story.

AVOID AT ALL COSTS! Ever since this complex got bought out, the parking issue is very bad. After getting out of work late, arrived to the premises to find no parking space inside nor outside the complex. The premises are surrounded by nothing so is hard to find parking elsewhere. Administration is not even considering giving temporary parking permits to current residents, nor reimbursing towing costs, save yourself the hassle and avoid this complex. They are very hard to reach even during business hours. Go to hidden lake apartments, they are much better at customer service.

We moved here about two months ago after selling our house in the Alamo Ranch area. Were waiting for our new house to be built so in the meantime we moved to this awesome and scenic apartment complex. Though Stephanie is no longer here when she was it was a pleasure dealing with her and with the property management staff. The new management team are also very nice folks and overall Id say this is a great place to live. The scenery is awesome and the dog friendly atmosphere is very appreciated. So far its been a really nice experience.

Weve been here since 2015, and its the best complex weve ever lived in. Started with a one-bedroom, then my husband and I upgraded to a two-bedroom last year. We had planned to rent a house, but our options were limited in SA because of our pet count and size (we have a big Great Pyrenees), so we decided to stay at Springs at Bandera until were ready to move cities or buy. Im glad we did.Weve seen office and maintenance staff come and go through the years, and they have all been friendly, kind, and flexible. Service requests are completed quickly any time we have an issue. The pool is super nice in the summer. Neighbors are friendly but we also have lots of privacy. And it is extremely pet-friendly here! You cant walk around without seeing a cute doggy :) Our two pups love the dog park.When you rent, I feel like you can always find something to complain about since someone else is controlling the property. But when the place is managed well, like it is here, it actually takes away the stress you would otherwise face if you owned your own home. Thats been our experience living at Springs at Bandera; we love it here!

From Watching Teenage attempt to break in the vechiles around the Holiday to my Promtional Contact to not get honored not to mention Maquis Maintence workers or employees entering without permisson to my garage with direct access to my home. Its really been a law suitable joke as I write this and on my way to move out they are removing pieces of the garage to fix and the numbers on the door getting it ready for the next residents they cannot even wait until I leave to fix. Avoid marquis and any of its associatesTheirs no Justifiable reason for someone to enter your home without permisson when you work from home.

Jenni and Stephanie in the leasing office are very friendly and attentive and the whole maintenance crew is amazing! The location has been perfect for us. Our dog has loved playing with friends at the dog park. This truly is a little community. If you’re trying to find a new place to call home, definitely come check out Springs at Bandera.

Update : the parking has gotten way worse my roommate literally waited 3 hrs for a parking & he gets home at 1am from work. Still haven’t done anything about it & blame covid as an excuse but yet people were working on the property last year. Make it make sense ? I can not wait for our lease to be up so we can leave.

I thought we would enjoy living there nice place and and other things they have but the way they treat there customers is not right at all. And over charging us on things as well. We have been here well over a year and I have never been happier with Springs at Bandera. We have a small husky who enjoys our walks around the lovely complex and enjoys occasional meetings with other dogs during our walks or at the on-site park. The staff and maintenance have been utterly kind, welcoming and professional. Parking can get a little crowded at times but, overall Springs at Bandera has been such a positive experience thus far. I appreciate the effort that the staff puts into hosting events here, its a great way to gear towards a friendly and welcoming community. 💕

While grateful for New Management, there are certain fees and it just adds up when it comes time to pay rent thats not in the lease agreement. Sneaky fees caught by surprise. We have enjoyed living here because it is mostly quiet. Our dog likes the scenery and the dog park. We feel safe here compared to two other places we have lived in San Antonio. It is nice to be near good restaurants and the HEB Plus. I think there may be a flea problem and it would be awesome if they treated the grass for fleas in the summer, but I know it can be costly and there are so many dogs here to try and keep up with. We are on the first floor so sometimes bugs will crawl in under the door, but nothing huge and it is still pretty rare. The pool could be a little better maintained and parking can be a hassle.Everyone has always been nice in the office and the maintenance men are helpful. I love the space we get for the price. Overall, we love it here.

Ive lived here for 2 months so far and its great. Any time theres an issue to where I need to submit a service ticket, the maintenance staff is quick and efficient in getting the issue fixed. When I signed the lease, working with Jenni and the leasing staff was easy and comforting. The neighborhood is full of nice people and the overall living experience is great. The birthday shoutouts on the LED sign in the front is a nice touch as well!

I have lived here for a short 3 months and have paid my rent and provided my animal records as per my lease, and management request. Management has been horrifically rude and have harassed me for updated records, and threatened to remove my dog of 7 years and or I would be forcefully moved out. Mind you I am a great resident and pay on time, and make no complaints!!! They charge a ridiculous amount of fees, and do not have good customer service. Since move in I have been treated with poor service. Aside from the constant harassment via email and notices to my door their services are poor. The gate at the front never works. I have been late to and from work due to it. My second bathroom has not worked since I moved in. Dog stations are out of doggie bags constantly. My garage door is badly dented, along with a horrible ac condition. I had to buy my own coil cleaner it was filthy, and the ac filter itself looked out of a horror movie! My move in keys looked like they were 10 years old, and I was provided a garage clicker that was stained and I have to hold down the button with both fingers for it to work. I have been asked to move out of my apartment for pet records I provided as asked by Jenni the property manger. This team is very unethical and extremely rude. I am contacting the better business bureau immediately for such actions, and lack of respect for their tenants.

Save your money and go somewhere nicer for how much you’re being charged. We have unfortunately lived here for 16 months. Biggest regret was choosing this place to call home with our son and two dogs. We have lived at several Springs apartments and never had any issues with noise, management or neighbors. Since moving in to Springs at Bandera in July of 2017, we have experienced ongoing issues with extremely rude management team and ridiculous charges for our car being towed and their inability to charge tenants correctly. If we could end our lease without fees before our scheduled date, we would in a heartbeat.Do not deal with Stephanie Tyler. She is nice when she gives the tour but changes immediately after you sign your lease. She’s awful.

There is not enough adequate parking after midnight at The Springs at Bandera apartments. I am a disabled combat veteran and came home around 4am one night and had to park in the grass because all parking spots were taken. Other cars were parked in the fire zones, on the sides of the roads, and people that werent disabled were parking in the handicap parking spots. I went to move my vehicle a few hours later once spots had opened up and found out the manager had it towed. I had to pay $200 plus to get my vehicle back. When I confronted the manager about the issue she said it wasnt her problem and that there was adequate parking, which there was NOT. Im in the process of sueing the apartment complex for multiple accounts. Dont move to this place, takes forever to get maintenance done and when they come to repair they do not properly fix things. Management is very poor and very unsatisfactory towards its residents needs. I highly advise against moving into The Springs at Bandera.

Only gave this a 5 so this could possibly be posted. This complex is by FAR the WORST apartments Ive ever lived at! All employees treat you so well before signing the lease and after they can care less of all the damages and troubles you encounter when moving in! I had COCKROACHES EVERY SINGLE day and the office never did anything about it! They fee for every single little thing as having your trash out that sometimes wouldnt get picked up by valet even when during business hours. Dishwasher and A.C. where always breaking down and some things where already broken before we moved in and never got fixed! And its called a gated community but the gates were always broken, Im pretty sure of the entire year I lived there the gates probably worked for 2 months all toghether.

These companies hire people to make fake reviews of how good their service is to counter the negative truths. Often times they push people up to the legal line in order to extort money from you. Usually they do this when you move out. They miss the inspection day and go in after you leave and say all this stuff was done but its usually a lie. I wouldnt doubt this place has done the same. Their reputation is crap and so im passing on this place due to their reputation and what looks like fake positive reviews. Reputation is everything not money. And this places rep made me pass. 1 star for you.

Worst mistake ever was moving here!! They said whatever I wanted to hear to get me to sign. Then they blew me off! They do never enforce towing, so you have nowhere to park! A few cars parked outside my apartment weeks in a row and nothing was done. They have been saying they are working on it since I moved in. The on call courtesy officer is a joke. A rude man who claims to go arou d checking for visitor cars at night. I called once to report visitors and waited outside for him to show him the vehicle. Has the audacity to call me back and say he checked them out and they had permits.... I was right there! He never came by. Reported him to the office and nothing was Done.6 visitors spots, so you better hope nobody else has guests when you do. And take pics of all documents you sign because they will say that have a blank sheet on file and charge a huge fee when you move out accusing you of damages that most likely you already wrote down upon move in. They just screwed me over, waited for a final walkthrough and they propertymanager didnt come to perform it instead 2 guys come and dont say a thing. Had me sign a blank piece of paper and wouldnt tell me if they found any damages, then boom a week later I owe almost a grand. Would rather live under a bridge than here again.

We currently reside in Springs at Bandera. This is the worst experience I have ever had. The gates are almost always never working. Our bike got stolen and we were told cameras are in the front, of course we got no results due to the camera facing the exit towards the access road. Parking is ridiculous. They seem to threaten people a lot. We do in fact have children and live upstairs. We have been as courteous as can be however how much more curteous do they want us to be. Tip toe around the apt to be courteous. I pay a tremendous amouth or rent and these apartments are just ridiculous. I thought it would be nice since we are in a nice area. We will definately not be renewing our lease. The landscape also smells like dog urine, its nasty. I would not recommend these apartments to any one.

I have lived here for nearly 2 years, the original manager who was Romanian was so nice, she was kind, courteous and fair. All of the sudden she is no longer the manager and they have this black haired lady by the name of HEATHER she is totally rude and will leave rude, abrupt, and inappropriate voicemails when she calls you back. She gives out lease violations and fines for one time instances. She is one of the rudest people I have ever met. I would never live here again and will not renew my lease unles they let her go. WARNING DO NOT MOVE HERE!!!! PERIOD.. Not worth the money or effort to argue with this lady and you will. She says she calls people back during meetings and I have called her back several times and left voicemails and messages and not one returned call. Speaking about calls they never pick up the phone.....

For the most part I like these apartments and especially the community. Howevee, the air conditioning in my unit has broken twice in less than the four months that Ive been here.
