My experience at Landmark Grandview has been less than satisfactory. My wife and I moved in during May of 2020. We moved directly from Ohio and had never been to the property, but FaceTimed with the old management. This was our mistake. Since then, there have been so many issues and overall annoyances that I think future prospective residents have the right to consider.The entry and exit gates have never worked in the time that we have lived here - despite notifications that management was going to fix it - they havent. The security doors on the first floors slam shut when let go, and the handle has recently broken off, requiring you to stick your hand in a rusty hole to open the door. Or residents prop the doors open to allow anyone and everyone to come right on in! The breezeways are almost constantly filled with trash, wrappers, dog urine and feces, dog vomit, and other junk. The property grass areas are absolutely filthy, littered with animal poop, rendering the space useless. The back grassy/sidewalk corner of my building literally looks like a garbage dump with the amount of spilled trash and poop. Multiple residents smoke consistently, and cigarette butts can be found discarded everywhere. Folks just sit on their porch and smoke outside their window with no intent of picking their cigarette butts up, not to mention the terrible odor associated with it. Multiple residents are smoking weed which can be smelled quite often at night. There is no code for what is allowed on your balcony / lawn - and have seen neighbors display trashy and overly ridiculous decor (a 15ft light-up reindeer during the holidays, ridiculous neon lighting, as example).Management has done absolutely nothing to enforce the policies or guidelines, and the violators of the policies are aware they can continue this behavior without notice or threat from the management team.There is a hospital across the street that constantly has garbage trucks coming in and out at 4:00am and additional workers and employees who loiter directly outside of our balcony -the area does not convince me my wife would be safe alone at night. My wife and I are excited to move-out of this complex and cannot in good faith recommend this complex to anyone that we know.And to top it all off - my neighbor above me flooded their sink and soaked our kitchen, destroyed our property, and now we have a huge hole in our ceiling from the drywall removal.Management has been friendly in my interactions - but friendliness only goes so far when no action is ever taken.If you’re a prospective future resident, current resident, or management, I invite you to walk around Building 4 on any given day, you’ll see the evidence for itself. The new management team has worked so hard on improving the property! They got new exterior lighting, so residents feel safe at night! The pool is fixed. They are painting the hallways, which were so ignored, but now they look amazing! They are constantly working to make sure that the gates are up and running. Maintenance seems to love their jobs more and it reflects in their work! The new manager is caring, thoughtful, and sweet. The leasing agents work hard and are quick to find the information that residents need! This property is becoming more beautiful day by day!

This complex has gotten so much better since new management took over. The upgrades that have been taking place are awesome and so convenient. Unfortunately Im relocating cities but I highly recommend Grandview! If you need help with anything talk to Krissi Brantley- shes amazing and will kindly answer all your questions. Maxus properties is doing great by having Krissi as their assistant manager, shes truly an asset!

We needed to move out of our old apartment within 3 days, and Scott helped us out and was so nice in the process! He even stayed a little bit after closing just so we could tour. Everyone else in the office is really nice as well. We applied and signed a lease the very next day which is exactly what we needed because of the situation we were in. We have lived here for a couple of weeks and it has been great. We love the pool and our little yard we have for our dog. The prices are great considering everything is updated and modern! Our floor plan feels super spacious. We’ve never lived anywhere so nice! If you’re thinking about moving to the area I would definitely recommend it here.

Great complex. Very courteous staff. The gym is great. And two pools. Parking can be difficult and busy at time due to some people having multiple cars per apartment which can crowd the complex specially over the weekend.

I have lived at the apartments for several years and have had very pleasant experiences with the management and the staff throughout. They are quick to address issues that I have brought up and have been courteous and prompt in helping me at every turn; generally going above and beyond to make me feel appreciated. The amenities of the apartment are great: two nice pools, working grills, dog runs, multiple gathering areas (closed due to Covid-19 as I write this) and a good gym (closed, but due to reopen soon).My living space is great, good neighbors and overall nice place to live. Best apartment complex I have lived at and a very good price for the location, quality of apartment space, staff, and amenities.

I have been asking them to clean the entire hallway since it was infested with dead and alive insects all around and coming into my aparte, this started two weeks ago, they havent, so yesterday I had to sweep and clean it myself.

My boyfriend and I lived here for about 8 months and only left because we were moving out of state. We loved this complex so much! Staff was always so polite and helpful, we never had any maintenance issues, and loved our apartment. They offer great deals and our price was so reasonable. Highly recommend this complex!!

I would highly advise against these apartments. Your money will go much farther elsewhere, and definitely misleading and taking liberties by labeling this as a “luxury” apartment! The pictures posted by the apartment complex is an accurate depiction of what it USED to look like; however, once new management came they have just done bare minimum to get by. The pool has yet to return to its blue beauty after neglecting maintenance during COVID-19 and has a disgusting amount of algae on the walls, floor, and stairs of the pool even after it’s been cleaned. The cabanas have dirty and old furniture with TVs that don’t work. The air condition in the elevators are not working anymore, and no urgency to fix it in the dead heat of summer. To go into the office you are required to wear a mask, but they themselves (except for the maintenance guy who is extremely consistent and hard working) do not comply even though someone from the office tested positive and had to be quarantined. Y’all, not worth the price! It’s all false promises to get you to sign, and then will continue to use COVID and make other excuses to escape responsibilities. It’s obvious that they are cutting their budget or being lazy, and not maintaining the complex appropriately, but we’re still paying the same “luxury” apartment price. Do research before you settle.

My family and I really enjoy living at Grandview, and the staff are extremely friendly and accommodating. Krystal, Kristen, and Amber, as well as the entire maintenance staff, Anthony, Jared, and Kevin, do their absolute best to keep the property very clean and well-maintained. They work together to ensure tenants are happy and taken very good care of. Grandview is a wonderful place to live comfortably. Highly recommended. 5 Stars all-around.

Absolutely in love with my new home! It has great space, especially the closet! I love my garden tub and all the amazing, cute features that come in my new apartment. The amenities are also really great as well. Being a workout freak, I love that the property have not only have one but two 24 hour gyms. The pools and the media room is also really fun and great too for entertaining my friends and family. However, the best part about moving here were the awesome, sweet ladies in the front office. They made applying and moving in super easy! You really do get what you pay for… I wish I could give 10 plus stars!! (:

Everything about this complex made us miserable for the duration of our ill-advised 14 month lease. The noise never ended, coming from all directions (other apartments, concrete-only hallways and staircases, parking lot, pools). The management constantly lied about resolving issues, documenting complaints, where our packages were, if we were going to be charged extra fees, etc. The rent cost was insanely high considering the quality of living. My car was broken into in the parking lot (I wasnt the only one), there were 3 instances of someone trying to get into our front door at night, the gates and elevators were constantly breaking down making them useless, the fire alarms were also malfunctioning for months making them go off randomly, there were plumbing issues causing our guest bathroom to smell like a sewer about 80% of the time, caused by the apartment above us, I saw someone snorting white powder in the parking lot, a tenant slammed a beer can down making it rain beer on us while we were climbing the stairs to get to our apartment, the pools, parking lot, staircases, and hallways were always disgusting and filthy, trash and dog poop everywhere (smelled of dog poop too), there are only 40 visitor parking spots for about 360 apartments, the free-for-tenants parking garage leaked causing paint damage to my car, our noise complaints were constantly ignored, 6 of them not even being documented by staff and 11 more supposedly being passed on but with no resolution. Old management lied about noisy tenants being moved to a new apartment, new management advised they dont evict for noise and this was part of apartment living. I guess people running in boots on hard floors for 8 hours straight is normal. I guess hearing them fight and scream so loudly we knew how much debt they were in, is normal. I guess hearing toddlers running, falling, and screaming from 10 PM - 4 AM then again from 8 AM - 8 PM every single day and night is normal. We lost sleep many nights, only experiencing peace when they would apparently leave for days at a time. We were informed of a $200 month to month rent increase roughly 6 weeks prior to our lease ending, but since they require 8 weeks notice to vacate even after the lease has ended, we were forced to pay the inflated price for 2 weeks to avoid the $1274 insufficient notice fee. When we initially gave our notice, we were advised it WAS sufficient, however the fee showed up on our next bill without a word from the staff. When arguing the fee, the resolution presented was to pay the extra 2 weeks rent as it was cheaper than the fee, they would not wave it. We had to pay an extra $600 while not even living there just to avoid the $1274 fee we were told wed avoided in the first place. Google isnt letting me add more than one photo, for some reason, so the photo that DID upload shows some water damage the apartment suffered shortly after we moved out, just prior to our lease ending. Im glad we didnt have to deal with that. This was a difficult review to truncate because of so many specific things that happened here, but those are the facts and basics. Wed lived in apartments before and never had an experience like this. It made us swear off apartments for good. The new management is certainly better than the previous management, but unfortunately that isnt saying much. If you value a moderately quiet lifestyle with a knowledgeable, proactive staff and want a safe environment for you and your belongings, look elsewhere.

I have been living here for almost two years and I have really enjoyed my time here. I originally had a smaller one bedroom and upgraded to a larger unit when I was ready for a little more space. I have nothing but good things to say about apartments I have lived in here. Kristen and Krystle are so helpful and always going above and beyond to accommodate the residents. I would 10/10 recommend.

When I was first introduced to this property, I was blown away. The look and vibe this apartment has was exactly what I was hoping for. With this being my first apartment I think I’ve been ruined for other properties. The amenities are high quality and the staff has been extremely helpful. I had an issue with my disposal and placed a service request to have the issue resolved. Kevin came by and fixed it the following day before I even came home from work. This experience has been wonderful so far and I’m relieved that the people at Landmark Grandview have made my first apartment a real home.

Great Living Experience. New manager has been extremely helpful in getting the complex back to the way things should be. The amenities are great, especially for pet owners. The pools, Rooftop, office, and grills are super convenient when needing a spur of the moment get together. My family and I love our home and the surroundings.

I love this community, great amenities and on the best side of town. Everything you could ever need is within 10min and the neighbors are awesome as well as the staff. If I could rate higher than 5 I would! Speak to one of the beautiful ladies at the front office and they’ll show you why Grandview should be the next place you call home.

I think this is a really nice property, and the staff is amazing, very patient, and responds quickly to concerns. There were a couple minor mainteance issues when I moved in, but the mainteance person came out to fix it right away. The amenities are nice and clean too. Nice place to live.

This place was a dream come true for an apartment. I lived here for a year and it was an incredible experience. The community, staff, amenities, price, and location are all prime. The staff is amazing about staying on top of requests and they always keep their word. The units are comfortable, well laid out and have nice luxury touches. I have been living here for about a month. My apartment is great, and everyone in the office has been very helpful. I just moved from an apartment in the rim and I always hated when I had to go to the office, but all of the staff is so friendly and ready to answer any of the (lots of) questions I have. So far I have had one maintenance request and it was done by the next day. Definitely recommend.

Living here is so great! Like anywhere else it is not perfect, but I love my apartment and everyone in the leasing office has been incredibly helpful. I have been living here since April, and the new management team has already made a world of difference. In the process of selling the old company was letting things go but I have noticed several improvements since the company has come in. Its a convenient location and has great amenities, I dont plan on moving anytime soon!

Beware if you live here or if you’re thinking about it... management will give out apartments keys and mailbox keys to people without even verifying they live there. I walked in, said an apartment number, ask for a copy of a key and the male leasing agent gave it to me no questions ask, with a mask on so he couldn’t even see my face.

Lived here for about a year and a half with my husband. We have only ever had maintenance come to our apartment once. The request was filled within 24 hours of submitting. The property is always clean, and the actual apartments are beautiful. Money well spent. Only downside is that there is constantly a new office staff. Makes it difficult to know what to expect when you go in there. Other than that, I recommend these apartments to everyone.

The property and amenities are beautiful - definitely a step up from the other places Ive lived (in the same area). Staff is courteous and ready to serve - and sometimes they have great food trucks stopping by!The gym and dog park make for a great way to get outside and be active. The pools, and main pool area, are stellar! Ive spent (too) many weekends grilling, swimming, and lounging there! The parking situation is bearable, if other residents would ask their guests to park in the visitor area. There is PLENTY of parking - not sure that a place would be allowed to open, if there wasnt the required amount of parking.Valet trash & recycling - during the week - means that Im lugging my trash can out to the front step, not having to carry it out across the complex on a daily basis. Only time I have to worry about trash is on Friday & Saturday. Wish more people would opt to throw their trash IN the dumpster, instead of just dropping it outside of the door to it. Thankfully, the staff is attentive, and cleans up after its residents quickly!

My review is about the customer service I received from this property management company.I went to see these apartments. I was greeted by Kristen Almanza. One of the best Leasing agents Ive ever worked with. She is very thorough and detailed in showing the units and the information she provides is excellent. Unfortunately, reasons out of my control I wasnt able to move into this complex but nevertheless it was worth to mention the excellent customer service I received from Ms. Almanza .If youre considering touring this complex- please ask for Kristen.Good luck in your apartment search!

Just recently moved out of this complex because I had to move to Houston, I had a really enjoyable stay, I liked inviting people over because the place always looked nice and the interiors are upscale. The parking situation isn’t any different than any other apartment complex, there was always a place for me to park, sometimes it was not directly in front of my apartment building, but I was left never driving around for several minutes looking for a place to park. They have an underground garage that is free and usually empty also. Oh, and I usually saw an officer patrolling the grounds at night, which was nice too.

DO NOT RENT HERE!!!! B&M property management took over a few months ago and they have not done anything to improve this property. This used to be a really nice complex, but over time it has gone waaaaaaay down hill.ALL of the office staff SUCK. Especially the new manager Krystal. She is completely ineffective at her job and her staff doesn’t do anything either. This is the most passive aggressive staff I have ever seen. The hallways are CONSTANTLY dirty, not mopped, have dog urine and full of trash. The grounds are generally clean except for all of the dog feces everywhere. You are ONLY ALLOWED ONE CAR or you have to pay for an additional parking space. They have a very small visitor parking, but half the time the residents park there so your guests are screwed! They WILL tow your car because mine has been towed.These apartments are DEF not worth what they charge to live here. If this staff had half a brain they would stop looking and talking down to their residents and start listening to them. RENTER BEWARE!!!

I lived here for 13 months. My lease is about to end. I have loved living here. The apartments themselves are great. The pool is beautiful (although it got a bit rambunctious on the weekends), and the residents and staff are very pet-friendly. The location was so convenient and close to everything! Since living here, the management changed about three times, so its hit or miss, but thats ANY apartment complex.

Moved into property in June, very disappointed. Ive had 2 leaks since moving in and the one in the ceiling took them over 2 weeks to check on it, I literally had to call again and inquire if work order was even entered... With paying over 1500 a month in rent I look at amenities available for my son to do safety on property. After signing the lease here, now he has to be 18 to utilize the pool table. Wont be renewing lease. Glad I didnt do a 14 or 15 month lease like I started to... To be luxury apartments, they were cheaply built and wasnt well thought out. The master bedroom is super hot verses other areas in the apartment. The staff is nice but not worth the amount of money... They dont have outside storage or any inside storage and wont allow a nice bin to store pool items on balcony... There isnt even enough parking spaces for residents never the less guest. How do you have building with 22 units on each level, that has 4 levels and the small amout of parking for each building?

Complex didnt inform the correct end balance when leaving after lease end date. I provided my phone number and forwarding email address and was never informed of any remaining balance after I paid everything they said I needed to pay by move out date. Half a year later i see a bal owed in my credit report and it wont allow me to dispute.I paid all my rent on time the full term and I even went in the office and asked for the exact amount that needed to be paid on paper before departing which I did.So for lack of communication, my credit score and credit report is negatively impacted now. For as much as I paid at this complex and a great resident Im very disappointed in poor communication.

If you are a real estate agent please beware. My client moved in the beginning of January 2019 and the complex signed an agreement stating that they would pay out 60 days after move in. Come March they then changed the pay out time to 60 days. Come April, “60 days after move in” they starting not answering the phone and if they did answer the phone, i could not get the manager/assistant manager to return my calls after speaking to the leasing agents. Finally in May i get them to answer the phone and they change the pay out time to 90 days... well, if they paid out in 90 days then why didn’t i receive a check in the mail back in April? But get this, they then changed the pay out date AGAIN. They told me June.. so on June 10th I called the office, of course i can’t speak to the manager or assistant manager and the leasing agent tells me they haven’t cut the check yet. I then receive an email from the assistant stating that my check will be cut in 30 days.. we shall see if they actually keep their word this time. so all in all, if you’re a real estate agent please stay away.Also, if they don’t have money to pay real estate agents in a timely manner do you think they have enough money for proper maintenance/upkeep of the property?

I have lived here for almost a year and am very unhappy with the complex. While it looks nice during a tour, the experience of actually living here is awful. My car has been broken into and Ive had packages stolen off of my front door. The security gates are currently broken, and the leasing office refuses to take my packages because too many people are having packages delivered. This complex is way too expensive and not secure for the leasing office to deny packages. DO NOT RENT HERE.

We have not had any issues living here, and love it! Great amenities and great office staff. They have a nice terrace area that has ping pong tables, grills & TVs, a great hang out spot. Also, a luxurious pool area to cool off in during the summer!

I lived here for 13 months and absolutely loved it! I signed a lease here because they have individual yards in select apartments, which was perfect for my dog, and Ive never seen any other apartment complex offer that. They have nice amenities- 2 pools, 2 dog parks, a nice common area, and an observation deck that is a great, fun place to grill. The front office staff, particularly Teresa, was always extremely nice. You dont always get awesome service at apartment complexes but Teresa made a point to make sure I knew she cared. I never had any major problems but she went out of her way to help me every time I walked in the office. Unfortunately, I moved to Houston and thats why I didnt renew my lease, but if I were still in San Antonio there would be NO question at all where Id be living!

So far a little disappointed.Firstly I was promised a $500 move in special over the phone but never received it because apparently it was not written into the contract. I will take the fault on that for trusting people at their word and not making sure it is written in. The first week I moved in my air conditioning was already broken, it was serviced fairly promptly but I should not have to deal with that moving into a brand new apartment. Now 3 weeks later I have a hole in my ceiling because my ceiling is leaking. Again, these are supposed to be brand new luxury apartments. The halls look like they never get cleaned and are starting to get a little nasty, the elevators always have either beer or what looks like blood on the floors of them and more often then not smell awful. If you want to grill you have about a 50% chance you actually can because they cant seem to check the propane every few days. This apartment has pretty ridiculous trash rules also. You pay $30 a month for valet trash, not a bad deal, but god forbid you do not use their trashcans or else you will be fined $25. Cant leave a trash bag but can leave cardboard with no issue, makes a whole lot of sense. If I am paying for trash I should be able to put it out in a normal ole trash bag, or at least give better trash cans!Mostly this apartment seems like it is poorly managed. It is like they didnt expect people would actually live here and dont know how to maintain it. If I am paying luxury apartment prices I should not have to deal with blood and beer in the halls, holes in my ceiling and exuberant trash fines. I will say the people in the front office are very nice and have always tried to help, but at this price point these problems are not acceptable.

Dont do it!!! You definitely wont get what you paid for! Yes theyre nice appartments with updated options but its not worth it! Ive had my car broken into twice! My friend has too. And Ive seen plenty of other cars were messed with as well. For being a gated complex they have alot of crime going on there. My boyfriend left his car there while he went on a trip and came back to his hood broken into and battery gone (among other things). And when I called the front desk they seemed unbothered by the incident. Not to mention the visitors parking is always full. And if you try to park right next to the visitors parking your car will still be towed away and have to pay upwards of $219.With as much as they charge you should feel confident that your car wont be broken into. Especially when this has happened multiple times to multiple people!

Living at Landmark Grandview has many perks. The location is awesome, the pools are amazing, the gym has decent exercise equipment, and the apartments are beautiful inside and out.That being said, I have some complaints that may or may not impact someones decision to live here.For one, the complex now has these speed bumps that are some plastic-like material and are very loud when people drive over them. They can be heard from inside the apartment and are very disruptive.Solution: Change out the speed bumps and lay concrete or asphalt speed bumps to reduce the noise.Also, there is a new visitor parking stipulation requiring guests to park at the top level of the parking garage at the back of the property. While this may not be an issue for those living relatively close to the lot, I find it a hassle for my guest to have to walk a distance just to come visit me.Solution: Allow each apartment a single visitors pass to hang on the mirror inside of the car.If these two things are not an issue, then Landmark Grandview is a great place to live for a slightly higher price than average in San Antonio. The management is kind and helpful, and Ive personally never had any issues.

I am a current resident, and although there has been a few drastic changes in the past few months I have met Krystle Mendiola the current apartment manager and addressed my issues to her and were resolved immediately. I do believe this is a great community / apartment complex to live in and if everyone can just give our new management the opportunity to hear you all out I am sure they will take immediate action for the benefit of us residents.

Worst experience ever. Gate is always broke, trash is rarely picked up, repairs are sloppy if at all, finishes are cheap, parking is over crowded, management is ever changing and completely incompetent, impossible to get in touch with management company (which has changed twice) and staff is very unfriendly unless your are in the process of leasing. Packages constantly stolen and office won’t accept packages.Move out experience was even worse. Charged $15 per nail hole plus charged to repaint walls (lived in unit 2 years) The apartment was nicer and cleaner than when I moved in.I could go on but I hope if you are thinking about leasing here you continue looking.... unbelievably disappointed with entire experience. I have NEVER written a bad review for anything before but I felt I could not let this slide.

I have lived in quite a few apartment complexes, and this is probably the best one by far. Is it the cheapest? No. Is it the absolute most luxurious? No. But I feel it is the best mix of price/quality that can be had, especially in this area. They are relatively new (feel almost brand new) but I do not feel that I am paying a ridiculous amount of rent. That, combined with being a stones throw from SAs most expansive shopping/dining areas, means I get all the benefits of the close proximity, with less traffic on this side of the highway, at less costs than those apartments that border these retail areas. The staff treated me very well, and they were/are a large reason why it made my decision to live here. I think perhaps some others who have posted their bad experience are the exception to the rule.TL; DR - great place to live, with great staff, with prices that are very much in line with value received.

I moved in on a temporary basis to the Landmark Grandview apartments, at first for 4 months and then for what ended up being 8. During that time, the management company changed hands and there were certainly some hiccups. However, the team went above and beyond to ensure that things which were verbally communicated to me by the previous team were respected and that my unusual length stay could be accommodated without a rise in rent.The building was new, and felt clean. Sometimes trash built up, but usually things were fine. If anything, residents were haphazardly dumping trash/recycling and a stronger community orientation could have resolved the issue rather than always having someone clean up after the fact (which they did in a timely fashion btw). The fitness center was great, I often grabbed coffee in the gorgeous lobby, and I could sneak onto the highways and to grocery shopping in no time. Parking was tight if you got in later, but that just meant you had to park slightly further and walk 150 feet rather than 30 feet.Additionally, while the building assigned some minor fees during the move-out, the overall way the process was handled was fair. It is amazing how if you push back respectfully, it will be dealt with respectfully and I found this to be the case with the new B&M team. Krystle, Leslie and Nicole among others were always very reasonable and patient. There was some damage to the apartment due to the way I inherited the apartment as a co-signer, and it was fair for that to be recouped, but I did not pay more than what was justified or feel I was being hustled.On a personal level, there were efforts made to ensure that a community was built and I met several people in the building who were great. I appreciated being surprised with breakfast/food a few times. For a relatively transient building, the quality of the people was solid and the pools were always pretty relaxed. I made some nice friends/acquaintances. I noticed a handful of weekend days were it got a little louder early afternoon, but people were quite respectful and mostly grilling and minding their own business. All in all, this was a place that friends/family enjoyed visiting and for my situation I was content.

Good location and design, but it’s run by a sketchy company. I had problems with my unit and maintenance requests were ignored. On top of that, instead of contacting me directly to pay a move out cleaning fee, Landmark Grandview had a debt collector contact me over $139!! They made 0 attempts to get in touch even when they obviously had my phone number, email, and new address. Glad to be moved out of this place.

We were promised a lot of intro promos that were not made true. They hooked us with false promises. I regret moving here. Would not recommend it.

I would stay away from Landmark....As a former resident, Ive had a terrible experience from beginning to end with their highly disorganized and inconsistent administration team.They hook you with politeness and several offers, then they dont respect their word and make every effort to charge you during the check out process. Corporate doesnt help, awful customer service orientation.To top it off, it is not well-mantained for the high price paid. You have to complain for every little detail.Its a shame since the place is nice....I do not recommend it!

Amenities are beautiful, pools are clean However hallways are ALWAYS dirty even withe new management, the person who is charge of collecting trash sometimes wont take ours and the dumpster area is GROSS! You can also smell the Dog Park from a good distance.Not to mentioned you pay more than$1,400 a month to see trash everywhere plus manager and office staff are RUDE Plus they will break in into your car they rather have a towing truck drive thru the complex instead of a security car and all because they dont fix the gate when it does not work

Terrible place, came to visit a buddy for a week and every day I would notice the lack of maintenance more and more. Dog poop everywhere, stairs and hallways extremely messy, the grills never have gas and are Just disgusting since no one takes the time to clean them, parking is a nightmare even for my buddy who is actually a resident here. Rooms are just plain mediocre.. built in the cheapest way possible(my dad is a contractor), seems like most corners that could be cut where indeed cut. The floor is an absolute nightmare to keep clean since it has a lot of small crevices and it almost seems like it is designed to accumulate as much dust and dirt as possible. On top of everything trying to go to sleep is actually a challenge since every night i could here the next door neighbors and the upstairs ones as well, they where no being loud or rude, just that no one thought it would be a good idea to soundproof the walls. There are far better options out there for the money people pay here.

Rude managers and they charge you for any fees they can. Gas grills never have propane. Water comes in through the balcony door. The balcony is so small, you can barely stand outside. God forbid you leave a half an inch opening in the trash bag, you’ll get charged $25. Also, they will charge you extra fees when checking out even after coming to an agreement on a final price and having signed by one of the staff/managers.

When I first moved into the apartments they were very nice. However, since they change staff every few months the apartments have gone to trash. The amount of money you pay in rent is not worth the dog mess, the trash on residences patios, or the lack of communication the staff has with its residence.... Power went out in one building yesterday and it is still not fully restored. Yet, they didnt communicate with any of the residence until about 7 1/2 after the power went out. The excuse the office staff gave was, I didnt answer the phone because it was ringing off the hook and we understand the situation but I have no other information to give you. They have failed to offer any type of support; prorated rent, funds for a hotel for the night, reimbursement for the spoiled food in the refrigerators, etc. Instead the solution was to sit tight in 40 degree weather in hopes that they could restore service soon.This property or any property holding the landmark name is not recommended. Amenities are only as good as the initial AWW but thats about it.

For the most part the people who work in the office are relatively nice. When you have a problem they either seem lost or are super defensive. The apartments really look nice on the inside at first glance. Once you look a little closer you see all of the rush imperfections. They promised a parking policy which hasnt gone into effect. The grills dont seem to have gas all of the time I have tried to grill. There is pet waste all over the grass areas even though there is waste cans and bags provided in several areas. They also stress the rules on cleanliness but dont seem to enforce it within the breeze ways. They also have had to go into several apartments to rip holes in the dry wall so the plumbing could be fixed.

I have been a resident of Landmark Grandview for 2 1/2 years. I regretfully signed a 3rd lease because I didn’t want the headache of moving. However after an incident with a snobby set of New Office Staff I am over it. I don’t like to complain but before you move in here are things I have experienced in this so called Luxury Apartments. It got worse after the New Management took over. It got worse when the new Management took over recently. I can’t wait for my lease to be over to get out of here!1.) A staff that cares nothing about the residents. A staff that cares nothing about the residents and are snobby. As a business owner who knows how important customer service is this place doesn’t cut it.2.) I called because I could hear water leaking through my wall and they were telling me it would be awhile. Luckily water started leaking through my vent before i had to leave for work and I took a video to hear the noise and finically prompted enough attention to get maintenance. Turns out the apartment above me had a leak which would have eventually flooded my apartment. However ever nearly 3 weeks later my walls are yet to be finished frombthe damage.3.) Last summer my car was broken into & I had nothing in my caR to prompt the breakin. The security drives through on rare occasions.4.) The walls are thin & the hallway noise is horrible. So live on the 4th floor and away from the pool.5.) If you want to hangout at the pool in peace in the summer forget it it’s a constant party with many non residents in attendance.6.) The parking is horrible unless you pay extra for a space. Your guest parking is also limited and only in a small dark area at the back of the complex.Those are just a few. So rethink this place it’s a joke for luxury living I guarantee you.

This place is the worst . DO NOT LIVE HERE . They have a nice fancy outside but inside the walls is thin and they have serious plumbing issues . They will lie to you to get into the apartment and they act really friendly to warm you up but they are FRAUD . If you are military STAY AWAY because they do not honor deployment or separation orders . They are charging me right now for 12 month rent when I submitted my separation orders and I do not live there anymore . Another thing, they are constantly changing the management so you do not hold anyone accountable . It is the worst experience of apartment living Ive had and is still dealing with .
