First, the negative: The apartment buildings are relatively old and have some maintenance problems, as you would expect with older buildings. The neighborhood isnt awful, but it also isnt good. The gate cant be opened remotely for delivery-people or guests, youll have to walk out and weirdly open it yourself if anyone is coming over after 8pm. Package delivery in general is kind of a pain, you have to go to the post office to pick up anything that doesnt fit in your mailbox from USPS.The positive: The grounds are well maintained, the people who live here are friendly. The apartment complex is genuinely pet friendly. The staff is very competent and kind. The apartments are fairly priced for their age and maintenance problems. The apartments are fairly well designed, with lovely large windows and very good sound insulation. Second floor apartments have vaulted ceilings which are also very nice.
Jon made the moving process very easy the whole time. Maintenance is very friendly and easy to deal with. Great service and community. I’ve lived here a little over 6 months and don’t plan on leaving anytime soon.
I have lived here for 2 years and it has been nothing but pleasant, I absolutely love my apartment and the location! My dog also has many furry friends in the neighborhood. The management/maintenance is super friendly and very responsive to any issue you may have.I would sincerely recommend Raintree Apartments to anyone who is looking for cute and quite apartment located minutes from downtown.Hands down the best apartment I have lived at!

The minute I called and asked for prices and accommodations, they where so nice and helped me and my husband throughout the whole experience.
Would say 3.5 stars. Overall a pretty good place to live. The floors are very thin so I could hear almost every step or bed creak of my upstairs neighbors. But overall the grounds are nice. It is a decent price to live just outside of SLC. I appreciated that it was gated. The pool was under construction all summer so it was never usable and nothing was communicated about it. There are also a lot of hidden fees, no utilities are included, etc. Expect to add $100+ to the rent price, plus $150+ for gas and electricity. Management was nice and easy to communicate to.
I have had nothing but great experiences with village at raintree! I recently transferred apartments within the community and the process was very smooth and easy to do. I highly recommend living here.
I moved into The Village at Raintree almost 11 years ago. Ive seen three different ownership groups and multiple management companies in the time Ive been here. The current owners seem to care more about Raintree and have put more money into upgrading the complex than all the previous owners combined. Its been nice to see improvements like staircases getting replaced and the front fencing and security gates installed, and Google Fiber was just installed, too! I am a mental health patient with extreme anxiety with a live-in personal aide, and management has always been understanding and accommodating of my issues, especially Megan and Jon who have been in the office for several years now. When we have maintenance issues that need to be addressed, Tyrone and his helpers have always been on the ball and have done really good work. I wish every dog owner would keep their dogs on leashes at all times, but thats about the only complaint I have. I have thoroughly enjoyed living at Raintree; in fact, were about to execute our latest lease renewal, which well do with no reservations. I look forward to seeing what improvements the owners make this year - it should be fun to watch.
I have a problem with my AC since summer. I make my work order twice. They come in to check and didnt do anything. I being waiting 2 days. I have a dog that need to be on the AC most of the time. Thats why I need my AC fix. The manager told me that if outside it was no hot enough they cant check if the AC need a refill. Im so tired that they dont fix that problem.Plus the manager also said that if inside the apt is not 85 degrees or above they dont considered my order like an emergency.My apt is 75 degrees and keeps going up.
Followed the lease to a “T”. Left the unit immaculate. Spent hours cleaning. No damage to the unit. Was charged $50 for “paint touch ups” when there was no wall damage (We used 3M strips to hang everything without damage), was charged $30 for a “carpet shampoo” when the carpets were immaculate, was charged for all 4 new drip pans for the stove top (which was NEVER used), and was charged a $70 “unit cleaning fee” when the unit was left in better condition than when we moved in. All for a total of $332 after leaving the unit in great condition.If you ever rent here (which I don’t recommend, it’s a sketchy area and management doesn’t do much about it, even when tenants were harassing my girlfriend), I don’t recommend wasting your time cleaning or leaving your unit in excellent condition, because they will charge you foolish, made up fees either way. These guys are full of it.Read the reviews. None of the 5 star reviews have been “liked”. All of the 1 star reviews have 5 or more “likes”. I am highly suspicious of the authenticity of the 5 star reviews of this place, and frankly I think many of them are fake.Oh yeah and I recommend only communicating with management in writing. They will try to keep you on the lease unless you give them 60 days notice. I gave 65 days notice, and management tried to tell me I had only given 30 days notice until I showed my proof in writing. Sketchy practices all around. Do not rent here.
I had a smooth transition into my new apartment. Staff and management was was on top of everything and the maintenance crew did a good job cleaning and restoring the unit. The complex is cozy and gated.
I lived here for two years before I bought my house and my experience was great. Megan and Tyrone were always good to me. They always handled everything I asked of them in a timely manner and gave me accurate time frames. Theyve been putting time, money and energy into the grounds and its really a nice place to live. Ive always been under the impression that if you have problems with an apartment complex, you probably didnt communicate with them very well and/or pay your rent. Pay your bills and dont be a bum and youll do well here.
The whole process of moving in was super easy. Our application was approved within a day of visiting the apartment. The community is very nice and our apartment was very clean. It is nice to see a management that doesn’t cut corners with their processes and it makes my wife and I feel very confident in the decision we made to move in.
The office workers are dishonest and confused on the application process, including (Megan) the manager. Recommend communicating with them via email otherwise they will lie. They told me they pulled my credit from another persons application and tried to cover it up. They said this person listed me as a spouse so it was somehow okay to do that. The regional manager (Chris) wasn’t any better at handling the situation. He went along with what Megan told him even when provided email traffic on her and Jon’s discrepancy. This management team just seems more interested in taking money any way they can more than hearing a real concern - it’s quite alarming actually.** Regarding response from owner **It says contact the office so I did via email (twice) and no response. 😂
I’ve been living at Raintree for almost a full year now and I haven’t loved an apartment more than i’ve loved mine here!! The property is absolutely gorgeous and quiet. Sitting on my balcony overlooking the fountain makes any day 10x better. And with the summer heat, the pool is the best!! We moved into a remodeled unit and it exceeded my expectations. i LOVE having a fireplace! I’ve never loved an apartment more and definitely couldn’t find another apartment that met all of my needs. Maintenence is always quick and easy to contact. The office with Megan and Jon is great- they’re always so friendly and personable!! We got a gate added to the community which keeps it feeling private and peaceful. I truly truly love Raintree and hope to stay as long as i can! If your looking for a new place to live and enjoy peace and quiet, this is the place to be!! Plus- it’s pet friendly!!!
We have had nothing but good experience since moving in . The best of the best. Megan & Jon in the office are AWESOME. They have and continue to treat us like family. Falcon & Tyrone (maint.) Are always on top of everything. Had a water leak during the night (from upstairs) they were on it almost instantly. Raintree is a very pet friendly property. Property is well maintained. This place was nice to live at.Some quirks like when I moved in they mentioned the perk that they had security drive around routinely and then 14 months later got a notice saying how excited they were that we now had security driving around. The office staff seems to change every six months. But over all a safe place and they have made a lot of improvements in the past few months.
This is a five star apartment complex so long as you like being ripped in the butt when you move out. All they want to do is keep your money. To start on our first day we found bugs in the kitchen (113). The property utilities charges went up to 120 in the winter. My car got broken into and my roommates car got hit while parked in their lot. They did nothing about it and offered no solutions. When we moved out they lied and said we didn’t do the touch up paint job. They also lied and said we didn’t swap out the drip pans, even though that was literally the last thing I did in that apartment. Long story short don’t move in, if you do move in be sure to take a video when you move in of all the damages and take a video when you move out. Also be sure to park elsewhere until they decide they can spare the money for cameras.
My girlfriend and I moved here a year ago and have had very few problems. Out of all the places I have lived, I can promise you this is no different than any other apartment complex. Very standard guidelines and any issues we had were handled very professionally. Living in an apartment complex always comes with some gambles. All of our neighbors were very courteous and yeah there was some sound on weekends but its nothing excessive or out of the ordinary for an apartment complex. Even if something became a problem, I know that I could report it and it would be handled to the best of their abilities.The only reason I am not giving 5 stars is because when there was any construction it was very last minute that we would find out about it. Its nothing too bad, just a little inconvenient.We would have no problem staying here another year but we are moving closer to my work. The management is kind and has always been helpful. They have always been very accommodating to our needs. Every problem I had was solved fast, and they really do care about your problems and are very willing to work with you. It was a very typical experience but with very devoted staff.
I resided here at this complex for one year. Despite my model tenancy, on-time payments and clean lifestyle, I had nothing but issues with the office. From day one they were understaffed, and unprofessional. We had provided multiple referrals but this paperwork was miraculously lost each time referral bonuses came due. Me and several other tenants struggled with document misplacement. I received several evictions notices regarding my ESA, when the appropriate papers had been provided prior to the lease-initiation. The management was consistently changing and extremely unresponsive to all correspondence. Upon move out, I was charged for over $1400 in damages, despite leaving the unit in better condition than I found it. Extremely dishonest and unethical staff and management. I would not recommend this complex to anyone. The property was poorly maintained and constantly filled with crime and homeless people. There are much nicer places in the Rose Park area for the exact same price.** Response to your responseI am familiar with Multi-family living seeing as how I have been a renter for several years. Not once have I encountered the dishonesty Ive received from your office. Not once I have received anything less than gratitude for the immaculate condition of my living space. Not once in several years have I had anything other than ideal rental experiences. My unit did not warrant the charges billed to me and this fact has been verified by professional quotes, lawyers and several other reliable sources. As for responding to your office with lingering questions and additional concerns, as my review indicates this is implausible.You never respond.
Let them know about an issue with my central air, they were there just a few hours later to fix it!
I lived in Village at Raintree for three years. I loved it. And the current manager, Nicki, is amazing. She cares. she will do all she can to help. She also has a great sense of humor.I had never lived in an apartment before selling my house in Texas and moving here, and if I had to live in an apartment, this is where it would be.
Could be helpful, and more knowledgeable- instead of just trying to prove people wrong, and not fix problems without spending any money. Still trying to get things working right.

No major issues with the apartment they keep the pool clean and the doggy bag stations stocked. Maintenance issues get cleared up in a timely manner. Everyone is pretty friendly would recommend to friends as well

It was ok when we first moved in, but it ended up being terrible place to live! Two exercise machines sat in the fitness center broken for over a year with signs on them and were never fixed even when we left! The laundry facilities were always dirty and machines were always broken and took weeks to get fixed. The pond on the property was empty and broken for two months. The pool was never kept up, it got dirty and green. The spa never worked and was always closed by the health department! We called maintenance for an emergency and they never came that night. They said they would come the next day and never did! Then they tried charging us for stuff left in the apartment when nothing was even left in there! This place is a joke! Do not rent here if you know whats good for you!
I am a current resident and I just got hit with a 50 dollar fine for having boxes I used to move in with on my patio area. No warning message or any thing!! This place can go to hell as soon as my lease is up
If you want to be treated like a child, go through apartment inspections, live in outdated conditions, have your personal information and eviction notices-after being only 2 days late on rent due to a holiday weekend-placed on your door for everyone to see, pay for every tiny thing-like a parking spot, etc. move into this place. Its awful! The only redeeming quality is the guys that takes care of the landscape. They do a decent job. Thats the best I can say about this place. Save your time, money and energy and go someplace where they treat their hard-working residents with respect and courtesy.
If I could give this apartment complex 0 stars, I would. The manager here is the most dishonest person Ive ever had the privilege of encountering. When my husband and I moved out, the assistant manager walked through our apartment with us one last time before we left to do the last check and make sure everything was in tip-top shape for the next tenant to move in. She told us that in her entire career, she had never seen an apartment as perfect and as clean and spotless as ours. She said she was amazed. She said I could literally show this apartment to a future tenant right now, and even use it as a model! We had spent over 24 accumulated hours perfecting this apartment prior to our move-out date. We steamed every single wall and baseboard, we professionally cleaned our carpets, we moved all appliances and deep-cleaned behind them and inside them, we wiped down every blind blade, light fixture, door handle, shelf, and cupboard. We even spent money replacing each drip pan, and replaced every needed lightbulb in the apartment (which isnt even the tenants responsibility.) When we asked the assistant about our $75 deposit, she said we would undoubtedly receive 100% of our deposit back, because she knew that, even if she was forced to send the cleaners over to disinfect the apartment, which would be $25, they wouldnt have to do anything because everything was already perfect. So we moved out. A month later, we still didnt receive our deposit back. I called and spoke with the manager, who said that our deposit went toward fees that were needed to clean our entire apartment. She acted as though it was a mess. I kindly asked to meet with her to make sure she was talking about the same apartment. When we met in person, she was extremely unprofessional, seemed to have no experience, and was downright rude. Im not one to give negative reviews, but she threatened to take me to court for asking why I dont get my deposit back. When I spoke to the assistant manager, she said her hands are tied, and she seemed fearful for her own job. So, they took our $75 deposit, and then charged us another $97 on top of that. For what?? This place truly is the worst apartment Ive ever rented. I can guarantee that no matter how hard you work to earn back your deposit, you wont get it back.About the rest of the apartment: The area is very scary. There were homeless people wandering around 24/7. My $600 Christmas present to my husband was stolen off my doorstep within exactly 2 minutes of it arriving as noted on the FedEx site. My wreath and decorations were stolen. My car was broken into twice, and somebody even stole my license plate a separate time.For the first few months of our lease, the company was owned by a different firm. We didnt have unacceptable issues until the new management firm took charge. I highly recommend staying far, far away from this place. The management throughout the year was unwilling to help. I should have known this from the start because when we signed our lease, they rushed us made us feel uncomfortable. Before we moved in, our apartment flooded and they never patched up the ceiling and wall where it was ruined. It continued to flood throughout our 1 year of being there, and management waited 2-5 days before responding to multiple requests. My toilet leaked 3 times and maintenance allowed it to stay that way for 2-3 days even though they claim they do after-hour emergency assistance 24/7.
The pipes could be updated, but maintenance is awesome about being ontop of submitted requests. All employees are friendly, gonna miss them when we move.
DONT rent from Raintree!!! They treat you like crap and try to do whatever they can to keep your deposit!! We moved out almost a month ago, have not seen our deposit yet and was told they are keeping almost the whole thing for things that we shouldnt even be charged for. When we moved in it was filthy (found mice poop in closets and under the hood of the stove, had animal hair all over the walls and in the window sills)..I cleaned the place way better than when we moved in and we are still being charged for cleaning fees on top of other things that we were not responsible for!!! They want to keep your money and they will keep it....Avoid this place!!!!!

Damage incurred to our property due to power washing, unannounced closing of the parking lot, solititors are almost welcomed by management, packages stolen from doorstep, vagrants allowed to do as they please. Minimal communication on managements part, and easily the worst experience with a landlord/land management weve ever had. The Village at Raintree is not worth the ridiculous fees and leasing agreement. We will actively deter all people from renting at this moneysink.
I absolutely love this apartment complex!! The rent is really good pricing! The area is super clean and nice!! The maintenance guys are right on it when something goes wrong! And super quick to getting things done! The place is so quite and so perfect for my boyfriend and I! Megan the manager and Casandra the Asistant manager are both incredible women!! They will take care of you as if you are their own family!! They make sure your home is a home!! They do everything so professional and I wouldnt change it for anything!! i was welcomed the second I walked into their office! If I could rate this place an 100 I would!! I would defiantly recommend this place for your home!!! The 2 bedrooms are huge!! And tons of space! I cant thank these ladies enough!!! They are just so great! Defiantly move here!! Ill be staying for quite a while!
I cant even put a one star to this mess IM ACTUALLY PUTTING NO STAR BUT SINCE I WANT YALL TO KNOW MY STORY AND POST IT . I still cant believe that this trash place has not been shut down as a business yet the lies the dishonestly of the management the only thing they really want to do is take your money. I had some stuff and a broken window that I called myself to ask them to fix and hole in the walls it took them 3 weeks to do so. Next thing I know Cassandra calls me the first week asking me to pay for the damage when none of them were done and never mention about any fees adding to it. When the repair guys came each of them took 1 week to fix several stuff that I thought would be all fixed at once and unfortunately for myself by the time the repair were finished it was already the end of the month next thing I know i came back from my familys house I see a big paper talking about eviction like I never paid my rent and charge m $175 on top of the $365 for the crappy job done for the hole and the old ass door they replaced that is not even new I should have read all these reviews before coming to this place on top of that my car was broke into and towed several time without notice and the apartment flooded inside the furnace for some reason and no one was able to explain to me why adding to the dishwasher that never use that always have water coming out of it without me using it and the fridge that always leaked no matter how many time I called to get it fixed. This was my first time renting and lesson learned whether it is the manager or the other bunch of dishonest people that tell you something and when you asked if it says that on the lease and ask them to show you they say it might not say the same thing on the lease. DO NOT RENT HERE ITS A LIVING HELL AND STRESSFUL ENVIRONMENT WITH BAD MANAGEMENT!!!!!!!!!1
I havent been here long but Ive had many extrenuating circumstances with the VA, county housing, and credit problems. The staff has been extremely understanding and helpful, even pushing back due dates after the holding period expired while we waiting for county to inspect. The apt I moved into was bigger than discussed with much more natural lighting. They were also easily accepting of my companion animal paperwork. The apt was clean and beautiful. The grounds are beautiful. Im just sad they made the pool smaller lol.
This is a place to call home the management and stafff are very awesome they do there best in making you feel confident in making this your place to call home. Management and maintenance work together as a team to fix a problem as quickly as possible and work to get things done in a timely manner.
People have been nothing but nice to me, my apartment is in fairly good condition seeings that it was a non-remodeled unit, when i have something break there right on it and fixing it. everyone that owns a dog here is a really friendly person and is outgoing and the people that dont are mostly nice and keep to themselves, hardly ever hear the neighbors too!! recomended place to live, also fairly cheep!!

Light by 585 north Oak Tree Court out. Light by trash bin out sw corner of property...security only onsite for a short period of time...parking lot noisy on the weekends...loud drunks and car sterios...especially near 858north oak tree court....kids and teens making noise near mailbox area sometimes until 1:30 am. No warning of recent construction. Gun shots two weeks ago...in the parking lot!

Would not reccomend. Lots of crime in the area.. Cars are routinely stolen and dumped on the property. When they fixed the cement they got cement on my car and messed up the paint job. I only signed a lease here cuz it was my first apartment and I was naive. This place is the worst.
Too expensive, management sucks, except for Cassandra, she is nice but the main manager she thinks shes too good, no security at night, water bill too high when other apartments have at least 10 tenants

The staff is really nice and helpful but the apartments in general are completely not worth the money!! the walls are super thin so you can hear EVERYTHING. In the 2 bedroom 2 bath they have the washer and dryer in one of the bedrooms. And when i moved in the apartment was filthy!!! Mold in the bathtub, there was white paint splatters all over the black fireplace. It tooks us having to call maitenece more than once to get rid of the cockaroaches and they still havent gotten rid of the mice!! ick. also the carpets have tons of stains all over, and ive had things stolen from me! I had my bike stolen from my porch while it was chained up, and a package that was delivered was stolen as well. the area is terrible and the apartments are terrible. i could go on and on.. DONT LIVE HERE!!
Lived there for 2 years ... had a cockroach problem once and when it was all said and done, they tried to charge me for things that werent even broken. Really never liked living there one bit.
Horrible place to live at. Light went out in the back and took them a week to get them working and that was the timeframe my bike was stolen. The vent in our back bedroom never worked and pretty much made it unusable, other than storage. They said it was un-repairable, but didnt offer any other compensation for rent or when it came time to fight them on the deposit.Overloaded, incompetent, poorly trained office staff or just plain dont care. They over water the grass, so it makes it unusable for your kids and ends up just being a muddy mess and the parking stalls are always flooded and you cars are constantly covered in water spots. And you have to pay for the overwatering.They initiated a no smoking policy within 50 feet of the building, but didnt seem to stop our neighbors and after multiple complaints to management.Do not move here! I even know a previous manager and she all sorts of insights on this crooked operation. Good luck to anyone who ends up getting stuck there. Dont do it!!So, glad I was able to get my family out of this Hell hole!Have a nice day! :-)
