I am so happy to be apart of the Cottonwood family! Since I have started about 2 years ago, I can honestly say that I have found where I want to be. My regional is amazing and I love her! Shes inviting, professional, and I can go on and on but literally my role model. I have worked for 2 of the Cottonwood properties in Georgia and everything just feels natural with Cottonwood and beautiful. As for behind the scenes, I love them too! I have worked for several different management companies and I can say, by far, Cottonwood Residential is the company to work for and a property you want to live at if managed by them! I have now worked for them for 4 years going on 5 this coming January. They truly care about their employees and and their residents, which can be a challenging line to walk when taking everyone into consideration. I dont just recommend them as an employer, but as a management group. When employees opinions matter all the way from Regional Managers to CEOs, neither the employee nor resident can lose. I am so proud to be apart of the Cottonwood family!

Love Cason Estates! Beautiful, spacious, and quiet.My apartment is very spacious, layout is smart and has tons of storage. Outdoor areas are beautiful. I forget Im in an apartment complex - its so quiet. I rarely hear my neighbors Staff is super friendly and helpful, and maintenance is outstanding on response time and resolution of issues.

I have worked in the industry for 12 years now and out of the 4 different management companies Ive been with Cottonwood has by far been the best one. They set high goals and achieve them everytime., They treat their employees with respect and care wanting to see each of them succeed to their full potential. They do not only want their company to succeed but the people who work for them to succeed as well. They are constantly thinking of new ideas as to how they can continually give back to their communities especially in these recent times of need. They focus on customer service. IN REGARDS TO YOUR MANAGEMENT OF TOSCANA AT VALLEY RIDGE APARTMENTS-So very disappointed with the management and maintenance crew of this apartment complex. I have lived here for over a year and have seen management members in and out who knows how many times. They do not care for the property-ESPECIALLY the dog run area. I have lived next to it for the duration and can not even open my windows because of the horrendous odors and displeasing appearance. Their landscapers do not understand when or when not to water- flooding the entire complex every week. This winter has been the worst and had had the entire complex iced with no salting by maintenance crew. Billing has only been correct 50% of the time and takes until following month to even be corrected. And front gates- A SECURITY THAT WE PAY FOR- have not been working for months. Wide open for anyone to enter. Not that that it changes anything seeing as everyone in the entire complex has the same codes to enter and they never are changed. IF they ever find a stable office/maintenance team maybe this place will run properly. Until then- we will wait till they bring in the new batch of people. Maybe then it will run accordingly. It is kind of sad when your residents that PAY to live here are having to deal with this and hope the next bath of employees will be better than the last.
I have had a horrible experience at the local level and dealing with corporate. They fail to understand the importance of comfort and professionalism when you are giving them over 13,000 a year to live at their facilities. You cant get anyone on the phone at the care department when you do they are just as rude. There is a lack of policy at this place. I dont see how their managers sleep at night.
I have been with Cottonwood Residential for 5 years. The Company is strong in management at the corporate level and onsite teams as well. The customer care department is always there to address and resolve issues that may occur. The marketing team is amazing and support and IT are top notch! Keep up the great work!

Their forward-thinking approach is a breath of fresh air in this industry. This is my 4th year with them and it is just as exciting as my first. I have lived in lake st. james for almost 3 years and at first it was the best place ever! clean, properly managed etc. But it seems like every couple of months there are new management staff. I have complained about the tenants in my building several times and nothing has ever come of it. Its like i live in the hood and the staff could care less. They are so busy trying to get new tenants that they forget about the people that are already here. There is constant drug activity, the grounds are not kept up, my concerns fall upon deaf ears. I cannot wait until my lease is up. Ive even called corporate and no one has ever gotten back to me EVER!!!!!!!!!!!!!!!! IVE CALLED FOR MULTIPLE ISSUES and no one has ever taken the time to address my concerns. I will not recommend this complex or company to anyone. By the way....you would think the price they charge for these apartments would be better managed
Ive been with Cottonwood Residential for two years and have been given the opportunity to grow as an employee. I love the company culture and the people I work with. I would highly recommend Cottonwood Residential as a place to work.
DO NOT RENT FROM THIS COMPANY! I rented an apartment from this company in Memhis, TN. They no longer own the complex. When I moved out, I did my apartment inspection, and it came back completely spotless. I was asked to pay my final months rent, along with utilities, and told I would receive my deposit back. They told me if there were any other fees, they would be deducted from my security deposit. A month later, I was delighted when I found my security deposit check in the mail. Thought everything was great, and went on with life. Fast forward another month and Ive received a letter from a collections agency telling me that this company is saying I owe them more money.I tried going back to the property to resolve the dispute, but they told me theyre no longer owned by cottonwood, and gave me their corporate number. I called the corporate office, and the lady forwarded me to another lady that ignored the call, and hasnt returned the phone call (this is normal behavior for their corporate, Ive had to call them before for other reasons). Its like they actively train their front desk lady to dodge any negative calls, and if you do happen to get forwarded, your calls arent answered and any voicemail left are not returned.This company is a scam, and theres no wonder why it has all the negative reviews. Stay away!
I have lived in arbor crossing for 3 years now. Recently a fire impacted my building destroying a number of units and resulting in one fatality. The fire alarm didnt sound until flames were already consuming one unit and leaping 13 feet off the units balcony. My boyfriend is lucky to be alive. At this point, everyone who resided in my building is homeless and unable to retrieve any belongings. We have nothing but what we left with. The red cross has helped with what they can but I have heard nothing from the complex or property management except that they will let us know soon, that was 4 days ago. Property management hasnt even returned my calls. The only information I have is from the local office. When I asked if we would be able to eventually live in our apartments I was told, the end units will probably be livable but the leases will be up for those who lived in the middle units. Their leases will be up?! That is some compassion. I would like to add, however, that there is one very, very nice girl working in the local office. She has been as helpful as she can be without being given any information from corporate and has been very compassionate. No way to reply to your last text, community manager. I have tried to talk to someone from your office. I get sent to voice mail and then no one returns my calls.
Update below main review. This place is even more unlikable to sum it up.This is a company that does not have regard for customers. I was a resident in good standing at one of the properties. The office staff at the property was great, but corporate is not. I was at the very end of a lease and they still demanded 60 day notice. This again was at the end of a lease. I provided more than 30 days which is the legal standard. I had to pay rent for 1 1/2 months of a place I am not living in. I am interning at NASA right now as a reason why I had to move and I literally can only afford one meal a day for a dollar or less, can only fill up my gasoline halfway, and can only do laundry every 3 weeks. This is because of their fee I had to pay for a place Im not living in which took away the money I needed to live off of.I tried to call their office before writing this review to talk to them before writing this, but conveniently was sent to voicemail. I will never recommend Cottonwood Residential as a corporation for anybody because of their policy that takes advantage of people. The office staff at the property again was great but the corporation itself is not as it stands. The office staff at the property itself was helpful to me, but corporate has their hands tied.UPDATE: Called this company and they were not pleasant and in fact were condescending. While there are items in the contract related to what they were talking about, it is not in a straightforward way. They treated me as if I was stupid and were very much talking down. They tried to act as if everything was up front in the contract and it was not. Renters - get a private landlord, not this company as they only care about their shareholders and will not treat you with respect. Corporate - if you want new tenants, treat your old ones better because you clearly only listen to shareholders and they will not get returns on their investments if people have to deal with your current practices.
Great place to work! I’ve worked in a lot of different places, corporate, mom & pop. Cottonwood by far has the best group of people and culture I have ever been involve with.
Avoid Cottonwood Residential Communities at all cost! Their management avoids residents and doesnt answer the phone or call back. They will smile to get you in and sign on the dotted line & simply ignore you once you are moved in. They advertise 24hr Maintence response when in fact they dont show up for days, weeks or even months (they will leave you & your children in a 90 degree hot apartment with no concerns). You have to chase them down to get any type of help. The area is not safe & not a good place for children. There have been many break ins at Waterford Place & all over Clayton County. Bad influences are all around, do NOT do this to your kids. When you complain about noise from upstairs neighbors they say they send out a notice but nothing happens, they dont know how many people are living in the units and dont care as long as they get their money. Take your money to a different part of Atlanta, it is not worth it. I strongly urge you to inspect your apartment with a fine tooth comb before lease signing if you dare to move to any of their properties. This company does not value their residents and I urge everyone who lives at their properties to leave when your lease is up. Investors this is not a company or area you want to invest in-its headed downhill fast guaranteed. You all have been warned.

This is literally THE WORST management company I have ever had the inconvience of dealing with. They run their background checks through a shady company that doesnt even run your social. Its based on your first and last name and your birthday. Which mean ANYONE with your name and birthday will come up charges included. We disputed the charges with the third party and they let us know that it was clear. When finally getting a hold of someone at their office they let us know that they basically couldnt do anything because they get a pass/deny. Told us we were out the $350 we paid with no explanation that was feasible. Save your time, money and headache. This company is a nightmare.
A word of caution to anyone living in a Cottonwood Management property!Get a written statement of anything that may be owed when you leave!!!!!This company will bill you for as many bogus charges they can dream up after you have left the property! Then instead of contacting you to tell you they have screwed you with bogus charges they will wait and turn you into a collection agency! The reason for this is Cottonwood Management knows the charges are bogus! Wouldnt anyone rather have someone else deal with people they have scammed?If you are not living in a CottonWood Management property, DONT!!!!!Read the reviews on this page and that should convince you to stay away!
This is the worst I have seen it. No maintenance, request 3 and 4 weeks old. At least they might have notified us that they were having a problem. They dont know what the word Management means. They think they just sit in the office and answer the phone. This is a customer driven business in case they have forgotten, loose the customers and soon you will have no business. RAISE YOUR RENT AND ELIMINATE SERVICES.
These people are scam artist. There apartments are crap. They told me I would get a 5% rent raise. Then they said 9% raise. In the end they send me a 12.25% raise in one year. I can barely open my windows without pulling my shoulder out. Air blows through the windows and the appliances are old at 1070 main. Dont rent from them.

Worst management company ever. This company ran our community into the ground, ignored the residents, and did the bare MINIMUM to maintain our complex. I HATE giving reviews to apartment communities simply for the fact that I work in the multifamily industry, and understand the day-to-day challenges of running an apartment community but my experience at Cottonwood Bayview in St. Petersburg, FL has just been that bad! The staff turn over has been consistent since the takeover from Lincoln Property Company ( 3-4 new leasing agents and 3 new assistant managers have cycled through in less than a year), The Community Manager, Christina does just about anything to avoid resident concerns or issues as she passes them along to the assistant manager and the assistant manager provides a Im just doing what Im told attitude. The gym always has 2 or more broken pieces of equipment, the grills are never in working condition whether in the pool area or on the roof top, the hallways will typically have dog poop for a good 2-3 days as there doesnt seem to be a weekly building walk from management.To top off my experience at Cottonwood Bayview Ive had particularly bad experience with the management staff (Christina, the Community Manager) when I broke my lease and moved out of the community. When I received my move-out statement I was concerned about additional charges and when I confronted Christina about these charges and discussed Fla. Stat. Ann. § 83.595 with her SHE THREATENED TO SWITCH THE CHARGES TO DAMAGES AND TOLD ME THAT MY APARTMENT WAS CLEAN IN MY EYES INSINUATING THAT SHE WAS GOING TO CHARGE ME FOR A DIRTY/DAMAGED APARTMENT TO JUSTIFY THESE CHARGES! Luckily I received an email earlier that morning from the assistant manger stating that the apartment was left in good condition.When this was brought to the Regional Manager, Maria’s attention she was LITTLE TO NO HELP! There was no apology for the experience and no priority to dig deeper into the issues I’ve experienced. The lack of professionalism and dignity Ive dealt with in this situation is absurd.Coming from someone who has worked in multifamily property management for the last 6 years, please stay away and, if you’re a current resident at a Cottonwood community, don’t let them try to scam you out of your money.
To whom it may concern, my apartment at Waterford Place Apartments in Stockbridge, GA. has been broken into and I have been trying to contact corporate for a little over 3 weeks now. I have left multiple messages. My safety is my main concern with this situation. My apartment was broken into in the middle of a weekday in broad daylight, and no one was apparently around to see it. I have not been able to stay at my apartment since then. The people that broke in took all of my electronics along with my rent money, my pillow cases, and my entire underwear drawer. I feel extremely violated.
Do not rent from them. They are unprofessional and will try to scam you out of your money. I, too, was sent to collections and did not receive any notice. Additionally, I called and emailed corporate to no avail and have yet to receive a call back. They are a complete and utter disgrace. Cottonwood does not care about its residents and provide sub par customer service (if you can even call it that). THE WORST!!!

This company is extremely low class and unprofessional. There is no response from the we cares department even when you fill out their surveys nobody calls. Rachel Kaser from their non-existent customer service team is actually just one person who sends all calls to voice mail. Issue was never resolved.Stay away from any property managed by cottonwood residential. You will only endure stress from ripoffs and rude managers. They discriminate against elderly and low income families. But their bogus website if full of picutres of distinguished, wealthy owners and executives who couldnt care less about real people.
Corporate scamsters. At their property BLUE SWAN in San Antonio, they are forcing all residents to accept a cable and internet bundle and forcing $80 a month onto their rent. Residents no longer have choice or control of what services they want or do not want. Apartment communists! I do not have cable and do not want cable, but if I do not pay for cable at Blue Swan I will lose internet service. I have a commercial contract with Spectrum, so I will STILL PAY FOR INTERNET but WILL NOT HAVE INTERNET SERVICE. They are bullying all residents into this, controlling their accounts and forcing fees directly into their rent. This is the WORST level of scam I have ever encountered in my renting years!

The experience was great throughout, other than the payment system having constant issues. Im a software engineer, im not exaggerating, there was issues every 2 months.Regardless, great experience. We had to break lease to move for a job in another state. No issues there. We signed the paperwork and moved out. We kept logging on the system as late as April 26th (we moved out in march) making sure that we were caught up on all the payments. I knew there were various fees, which I thought was described as just another months rent. We made some payments in April and moved on. My wife sent a message late in April saying her account was locked out and asking if there was anything else. We got no response.Today I get a call from a collections agency asking for the payment. I never received any email, mail, phone calls, anything. We were great tenants that were constantly in contact with the office. They all knew our information. We provided forwarded addresses and even provided our new address when we moved a second time into our new home.I called Nicole to ask what the issue was, because I do not enjoy having collections agencies after me. She proceeded to tell me that the bill had been on our account for months which was a lie. She said she sent a letter, but couldnt tell me to where it was sent. I asked why nothing was done to reach out so we could have just paid the fee. Nicole followed up by saying that You knew and should have reached out to us. She even laughed and said it was all my fault and should deal with the collection agency.This was all at almost 10am, an hour after the office opened. She doesnt usually bother to come in on time, and today was no exception.My wife works in customer service. Im on webEx meetings with customers and teams across the world. My two best friends are both customer service reps. I know customer service and this was a complete joke. You can brush off this email as a disgruntled tenant having to pay a fee. Im not. I sincerely enjoyed my experience there and the people, until now.
