Kim did such a great job helping fix ourAC on one of the hottest days this summer. He came out so quickly and had the problem diagnosed and fixed immediately.
Maybe one of the worst companies to ever manage as a tenant. When things broke or needed to be replaced, they only allowed texting and got back a week later and then had to schedule 5 days out to fix the item.. so we didnt have heat for 2 weeks. ASPM has this huge list of items to clean up when we were leaving that house and charged around $15 a light bulb to put in. I kindly asked if I could be present during the final review process and they said no one was allowed to be there. I asked for a report because we were charged a huge fee, which to this day I have no idea what for, and ASPM did not give me the report, because I was not the main person on the contract. I have been trying to get the report ever since and still almost a year later they have not said anything. I would encourage house owners and tenants to stay away from this management company. They are sly and are not helpful in any way. One of the worst experience I have ever had.

Kim, the repairman for Advanced Solutions Property Mgt. - SLC, UT., was prompt on the job, called my brother as instructed, worked through the mechanical difficulties and finished quickly. Ive worked with Brad twice, and as far as anything having to do with signing the lease he was very attentive & comprehensive about the process.As previous reviews have noted, ASPM is a great company if you NEVER have to communicate with them. Theyre a TERRIBLE company if you have to communicate with them.While I was applying for a Covid-related security deposit grant, the application required verification of ASPMs current business license - and it was a hassle attempting to provide this to the housing authority facilitating the grant. I spent nearly a week going back and forth between ASPM and the housing authority. I was constantly told that the front office had handled it, when the housing authority told me a different story.The address on my new lease is not recognized by any utility company; that means, while Im able to move-in to the apartment, I cant receive mail, I cant cook, and I cant take a hot shower. Ive called, Ive texted, Ive emailed for over a week with questions about how the property owner has represented this unit to utility companies in the past, and have gotten nowhere.Im part of the Hawthorn House evictions. Hawthorn House is over 100 yrs old, has not been well-maintained, and is well overdue for renovations - but its also affordable housing, which is extremely difficult to come by in Salt Lake City, specifically. I was asked if I wanted to renew my lease in July, and I immediately said yes, but month-to-month. I was assured that this was ok, twice; then there was some sort of communication breakdown where ASPM wasnt answering any questions and was getting a new website built, and then the entire building got eviction notices taped to their doors. This is displacement in the middle of a pandemic. Whats legal is not always whats moral or even scientifically safe. In a time when viral disease experts are advising that people social distance as much as possible and stay in their homes as much as possible, ASPM is evicting people.If any ASPM employees are reading this, I hope you understand that this process is directly responsible for displacing low-income people in the middle of a global pandemic, in the middle of a national economic crisis, in the middle of a housing shortage. It does not matter if you have perfect credit, it does not matter if youve been privileged enough to be able to pay your rent through the pandemic...they will evict you anyway.Im grateful that I have somewhere to go now, but not all of us at Hawthorn House have somewhere to go. Not all of my neighbors have secured housing. While I have somewhere to go, I cant register for utilities.I bet the ASPM email-only / text-only system seems efficient; but what seems efficient isnt literally efficient, especially if it doesnt actually address the needs of tenants. Im still waiting for someone to call me back about my utilities registration. Will anyone call me back?

He got everything squared away very promptly and even helped me out with a second issue he was not initially dispatched for. One of the most pleasant maintenance experiences I’ve ever had.
I wish there was an email we could send documents to. Super hard to contact an actual person on the new AppFolio system. On ASPMRents.com we could chat with someone but now it’s twice as hard to get in contact with someone about documents needing to be submitted. The email they use to send out emails doesn’t allow replies via email so it is extremely difficult to email an actual person. The Text messaging option takes a very long time for a response as well and when you call the rep always says they will put in a request but no one ever follows up. I’ve been dealing with this for almost 2 years at this point.

This review applies only to the MAINTENANCE WORKER KIM. Kim does a good job and actually gets things fixed. The maintenance workers are good overall. The company itself is terrible in being responsive. The workers should probably go to a different company that doesn’t suck. I’ve had my apartment flooded and filled with acrid smoke on separate occasions. The maintenance guy Kim has been in my apartment more than anyone else we know. We don’t even have friends over but Kim has been here like 7 times.
Brad was extremely helpful and responded to all of my emails almost immediately. He was easy to work with and made it super easy to lease a home for my family. I would absolutely love to work with him again in the future. Thank you!!

The website says its 5 stars, so moving in we were excited to be dealing with such a wonderful team. However we have experienced the opposite, if it were an option I would leave zero stars on this review. It is nearly impossible to get in contact with anyone who can answer your questions. I have found most employees are independent contractors and they dont communicate with other employees. I am a tenant and we have had multiple maintenance problems with little to no relief from this management group. (large problems like water damage and nasty fumes)They go days without responding and sometimes dont reply at all. If you are looking for a management company I would strongly advise against this one.
Brad is a punctual, pleasant and professional gentleman. From our initial contact to see what units were available to finally moving in and even afterwards now, he’s given us detailed instructions, answered our questions and simply been a joy to have as the manager for this place.
My water heater was leaking after I came home late last night and I had to shut it off to prevent more water from leaking out. I put in a maintenance request that night hoping theyll get back to me soon. Kim (the maintenance guy) contacted me early the next morning telling me he was there to fix it. He had a good attitude and got the job done quick. I appreciated the response time and how fast he fixed it for me.
ASPM is a decent company, my apartments arent the best but their management, ASPM, is very responsive. Kim is a maintenance worker who has come to fix big and misc things as needed, glad to have him around, very professional and friendly.
I am seeing many many bad reviews regarding ASPM in regards to the actual management so I will not say anything regarding them as I am just moving in but Brad was incredibly helpful and great to work with on signing the lease and getting moved in. Answered all questions very timely and made the process easy. I hope that working with ASPM will mirror the experience I have had with Brad.UPDATE: Kim is the maintenance guy, he was quick in contacting me and showing up to fix my sink. I am very pleased with his work.He also came by and fixed our shower handle which was not turning more than 90 degrees, he is quick!
This is the 2nd apartment I’ve rented from Advanced Solutions. Wanted to leave a quick review that their leasing guy, Brad is absolutely stellar. Professional, knowledgeable, and So quick to respond to all my questions. Made the process easy. Also loved their self view system. I love seeing a place when I want instead of waiting for a agent to show up(waited over an hour at another complex just to be let in to the unit).
I had placed a maintenance request on the ASPM site and Kim responded very quickly. He arrived on time, wearing a mask, and immediately got to work. Kim was fast, professional, and got the job done perfectly. Afterwards we spoke for several minutes and he gave me some great professional recommendations. Kim has my highest regard and I recommend him most highly.

I am a tenant and still can not get a hold of anyone at the corporate office. The phone line goes to a outsourced receptionist who takes your information down but still no one calls. I have sent multiple requests to the contact us and called the number and not a single call back.
Just moved in to one of the units and Brad was handling everything for us. He was a great point of contact along every step of the application/move in process. He was very quick to respond to my questions, was very professional and helpful. I couldn’t say enough good things about him. The only bad thing I could say is I wish he remained the main point of contact going forward!

The people who help you get into these apartments and homes are great. They really know how to sell it. Once locked into a contract, they wont take you seriously. They refused to fix my AC unit for over a month, and these were brand-new units where it should have been working. They have been giving me the run-around for weeks. Dont rent from them. Ill be leaving the moment this contract is up. The apartments are nice, but the people are awful.Forgot to mention, as nice as the apartments are, they are starting to become filled with mice and cockroaches

Were excited about the house were renting, but communication with ASPM isnt great. Theyre quite hard to reach and when you do reach them the response time is slow.

Kim from Advanced Solutions fixed a pinhole hot waterline leak for us in our ceiling. It was completed within 24 hours and he kept following up with me to fix the paint and drywall. It was completed quick and efficient, no complaints.
Kim has been very helpful with maintenance for our our property. He has fixed the dishwasher multiple times and replaced the washer and dryer. As for the property management company itself, ASPM has unfortunately been very negligent when we report issues with the property. The stars are for Kim!

Tried to call in an emergency work order. My tub and toilet were flooding with sewage from the upstairs neighbors. They answered and told me someone would be coming. 4 hours later and still nothing. Cant use my bathroom at all. Very frustrated and angry.

As a property owner, I am very disappointed in the level of attention and service over the past year from ASPM. They used to be great to work with, but their service has declined considerably. Lack of communication, uninformed staff (when they do communicate), and unwillingness to find answers when issues arise that should squarely fall in the companys wheelhouse make my current experience with ASPM subpar. If youre currently looking for a property management company, Id look elsewhere.

This company is fine if you dont have any reason to contact them. If you do have reason to contact them they are the absolute worst. After multiple attempts to contact them via their portal and after being promised on multiple occasions that they would get back with me I decided to drive to their offices. They had me fill out a form and told me someone would get back with me while clearly the appropriate parties that I sought were in the office. When pressing them on getting to speak with someone, they were combative and unkind. This is not a company that understands who their customer is. I would never, ever, ever rent from them again. Also, if I could give zero stars I would. ...I do find it very interesting that so many owners think that Advanced Solutions Property Management think that they do a good job. I predict that in the near future they will realize that their tenants are as much their customer as their owners, right before they go out of business. Turns out the BBB doesnt think much of them either. See the photo.
I put in a service request and set the priority to “low,” because it wasn’t a super dire situation. And yet within a few days we had a service person come out and fix it! Kim was very considerate, quick, and made the whole experience stress-free. He always gets the job done right. Thanks again!!
I am quickly running out of time to secure a place to live. I’ve now paid $126 in application fees, and STILL cannot get anyone to answer the phone or call me back. ONE time, someone called me back and I missed the call because I was mowing the lawn. She had the audacity to say she had called me several times and that I refused to answer. Major attitude problem, and I’m starting to think I’d be better off just moving into a more expensive place with a more reputable management company.
We just moved into our new apartment and they were super helpful. Brad, who helped us, called frequently to keep us updated and was always available to walk us through any document we had questions on. Definitely recommend, made the process quick and easy.
Absolutely the worst property management company. Power was out for two weeks, no help, no response. When you do finally get ahold of someone, 3-5 days minimum before anything happens. Just got hit with a surprise 2000 fee for not giving 30 day notice when no one for the past 2 months have even answered the phone. DO NOT USE THEM/ RENT FROM THEM!!!!

Horrible customer service. This company is almost impossible to get ahold of. I spoke with brad about a rental and he told me I should apply for a place I was interested because no one had applied yet so I’d be more likely to get it. A week later I never heard anything so I had to call him and he told me they were unsure if the owner was even gonna rent the place anymore and might want to sell. He never gave me a for sure answer on what was happening so I asked for my $90 app fee to be refunded. After 2 weeks he finally told me it would be refunded. It never came so I called him again and he said he can’t do anything about it cause he doesn’t “work directly for the company”. Finally got an email from some lady saying it would be mailed out to an address(I gave her mine in Utah) and it got mailed to my friends in Colorado. The check has all 3 of our names on it and we live in different states so it will be impossible to deposit. No one will return my calls or email.

Took extra time speaking with Brad in regards to my dog to make sure there would not be an issue before applying as I always do with everyone. He assured me it shouldn’t be and issue so I went ahead and applied just to have the application be denied for no pet policy. Mind you all advertisements for the property said dog negotiable, and again I gave Brad very specific details on my dog before applying. I requested they refund my money because I was assured by him, and that all advertisements said it was negotiable, he even provided me with pet rent and deposit details. In the end they refused to refund my $60 for the application fees. Very unprofessional and just horrible.
Very disappointed in the service that ASPM provides. On their website, they state that they are a 5 star organization. With this in mind, my girlfriend and I were excited to work with a great team, but sadly their service so far has not been indicative of that. Water damage was discovered in our new place before we moved in and Brad Greenwell advised us not to stay on the property until it was fixed. His communication on when everything would be fixed was poor. We arrived in Salt Lake from Oregon on the day Brad advised us that the work would be done (Sept. 30) and found it was not. Fiberglass was hanging from the hole in our ceiling and was all over the floors, heat was set to 85 degrees to dry out the wall, and there were loud fans going and a strong chemical odor in the building. Upon discovering this, we reached out to Brad again, and he told us not to contact him anymore in regards to the issue and instead contact the front office. Their communication (front office) has been non-existent. We were unable to stay on the property from Sept. 25 - Oct. 2 and had to get a hotel. We are currently working on getting reimbursement for our rent/hotel fees and have heard nothing back in over a week from ASPM. On top of this, we now have noxious fumes coming from the vents in our bathrooms. We put in a maintenance request 3 days ago and have yet to hear back from anybody at ASPM. I was really looking forward to writing a good review for this company, but I cannot do so in good conscience. Customer service has been awful so far. I look forward to putting these issues behind us, hopefully soon...Update: Just received word today (10/13/2020) that ASPM wont be reimbursing us for any of our hotel fees/rent. These guys are the ABSOLUTE WORST. Do not sign a lease with this company. You will most certainly regret it.

I recently had a concrete drive done down the side of my house that measured 60’x11’ and Kim was awesome to work with! He did the job start to finish ahead of schedule and was super professional. I now have other friends and family that are using him for there concrete work. I would definitely use him again.
