University Gardens is perfect for my needs! I spent almost 6 months trying to find a decent place for my future roommate and I, and when I toured here, it felt like a dream come true. Kaylee was very helpful throughout the tour and answered all my questions! I am so excited to move in and get the college experience I want. If you’re a student looking for off-campus housing, I 100% recommend this place!
Ive lived worse places. Its a college apartment complex, so of course there are issues. I did love the in unit washer and dryer. My biggest issue was the creepy maintenance guy who came into the apartment unannounced and followed girls across the parking lot. Other than that, it was average.
The University Gardens is perfect for any student looking to move away from the dorms, or just looking to get closer to campus. The rent is extremely affordable and you are getting DirecTV, Google Fiber Internet, 50 inch flat screen TV, washer and dryer IN YOUR APARTMENT! We also got a new hot tub along side with many fire pits to use as well. The rent is far better than competition and comes completely furnished. You are also put directly down the street from downtown Salt Lake. I dont know what else you could ask for in an apartment complex, especially one so close to campus.
Pros:Close to campus.Internet is Google Fiber.Cons:If you get a shared room, you have extremely limited storage space.The HEAT! Every time you set the AC to a cooler temperature, it gets overridden. You wonder why it’s so hot so you check the thermostat and it has overridden your input and set itself to 84 degrees (yes, 84).The hot tub was closed about 85% of my entire year living there. This was pre-COVID and it was said to be broken but steam could be seen coming from it on multiple occasions when it was closed due to not working.There was not always propane for the fire pits outside so we couldn’t turn them on.Getting into contact with staff via email was extremely difficult. Both myself and mother emailed the staff multiple times and were not responded to.The mail situation is not great. I’ve had packages never arrive, get sent back, etc. I resorted to getting packages sent to my friends house in Draper because that was reliable.
Extremely unsafe for any female students. Nicolle is terrible.

Do not live here!! This place does not care about its tennants. Also if you are thinking the barbecue, hot tub, and other ammenities make it worth while, they don’t. The hot tub was only open for one month out of the 12, the bbq was closed the majority of the time. And the fireplaces never worked. I put in a maintenence request at the beginning of the year and it was never fixed. Also having to do with that, the maintenence man came into our room unannounced multiple times. That goes against our lease and breaks the law. If you are thinking about staying at this place, the only thing it has going for it is location. I urge you not to stay here!!!!! Don’t make the same mistake i did.
I do not write reviews. I felt the need to write this to discourage any person from living here. The staff is the most unfriendly group of individuals I have worked with. The posted hours are not followed and the mail system is terrible. They simply do not care. All of the advertised features do not work, and when asked about why they do not work, they laugh it off. The price is ridiculous for what you get, and what you get doesn’t even work. Don’t let the attraction of the hot tub and close location to the U pull you in, this place is terrible. Please, do not live here
Overall a great place to live. The amenities are pretty nice, the in-unit washer/dryer are the best part. It is also furnished which saves the renter tons of time/money on buying and moving furniture. If youre into hot tubbing, there is a really cool hot tub here. However the location is by far the best part about this place. It is close to campus and I have walked to school almost every day for the last two years Ive been here. The rents are a little high (especially when you are stuck with the small room about 1/2 the size of the other two, the only reason for my 4 star), however its to be expected when it is so close to downtown and the U. They also have a bunch of amenities, and I understand those take upkeep as well. Not all of this comes for free! Anyway, it has been a great spot to be for the past two years and I have enjoyed my time here. Would recommend if you feel youll make use of the great amenities and place a premium on the location, like I did. Definitely one of the nicest apartment complexes within walking distance to the U.
To think of how much money just one apt. makes from residents each month. You would think they could get better maintenance. The hot tub almost never worked and was always broken down. This was even during summer and nice warm days. They will scam you for anything when it comes to inspections. Also they charge a lot if they do if they find anything in inspections.
The University Gardens Apartments are amazing! I loved living here. It made getting to campus easy, as it is only a couple of blocks away from Presidents Circle. The apartments are quiet enough to be able to do school work; however, meeting people is not a problem if youre interested in socializing. Great management and lots of perks to living here. Im sure any student would have great experiences while living in the U-Gardens!!

Would not recommend this place for summer housing. Too many issues to be dealing with for just 10 weeks and they charge for everything. Be ready to thoroughly clean your room when you move in and also when you move out. If not, youll get charged. Charged the room $60 to unclog our bath.
Do not ever live here. If you buy somebody’s lease, they’ll only give you a super dirty apartment and charge you for everything at the end of the year. Also, people here smoke something other than cigarettes too and it could be very smelly during the nights and they do not care at all. This is an over price apartment with the worse conditions ever. Go to other nice apartments and it even cost less if you share it with others. Living here would be a nightmare 100% sure. Don’t ruin your college life here. And everything is definitely not the same as the pictures. INTERNATIONAL STUDENTS, do not live here. They do BULLY people like what other reviews said. Be aware.
Theres a lot of confusion on the application and the website and the staff really isnt very helpful. Definitely know you want to live here before filling anything out because they have fine print that kinda just takes your money whether or not you qualify for the apartment.
BEWARE! Do NOT rent from this place! Totally false advertising! First, the apartment was NOT completed when promised, and took 2 months to finally get ready! There are NOT enough parking spots for residents! So, my daughter is forced to park on the street, and has received 4 parking tickets due to NO available parking on the street! The no parking signs on the street are covered in leaves, making it difficult to see even when she can find a street spot! Where is she expected to park? Due to mismanagement, there are several parking spots filled with construction debris, that could be usable! Also, pretty sure the owners may be associated with a towing company that constantly trolls the parking lot to tow vehicles. I was nearly towed at 3:30 p.m. on a Saturday, dropping her off after lunch. Apparently, parking preference was first given to summer residents for parking spots in the complex, which my daughter wouldve been a summer resident had the apartment been ready when promised! In addition, if you are shown the model apartments, be certain you are shown ALL the bedrooms, and NOT just the large bedroom. You will pay the same amount for a tiny bedroom!
I enjoyed living here, except when they towed my car :( ... They got me a parking spot now and Its great. Great ward and people living here! Hot tub, and close to campus.
They charge you an arm and a leg for an apartment that isn’t even the ritz. They squeeze out every little cent they can out of poor college students. It’s totally over priced and they just spring random, useless fees out of nowhere. They don’t take care of the apartments and act like they do when they really don’t. It’s a tiny space for such an enormous price. It would be nice if the price was actually practical.
Overall its a pretty nice place to live and the staff are extremely helpful. Great location as well as it is a 5 minute walk to the U.
Do not live here if you can avoid it. They nickel and dime you for everything. There is a $300 dollar application fee (the place I’m going to be moving into only charged me $35 so I know that it does not have to be that much). They make you pay a full months rent when you first move in even though you don’t get to move in until usually the 18th. You have to pay for parking or risk parking on the street where cars often get hit and they don’t even have enough parking spots so even if you want a spot you might not get one. The cost to sublease your apartment is almost a full months rent. The rooms are small with little to no storage space and the appliances look nice but are cheap and don’t work well (my dishwasher leaves detergent in the dishes and the washer leaves detergent streaks on my clothes). The place is extremely overpriced. They just like taking advantage of students.
I had a really good time here, to be completely honest I felt the rent was a little high but I guess thats what you get when you live downtown! Really great location, close to the U and LDSBC. Good staff! They help you any time of the day fortunately.
I love living here! It is super close to campus, Trax, and bus stops. My apartment is great especially for the price they are asking. Parking can be a little difficult, but its not too terrible to work with.

Do. Not. Live. Here. My room is a third of the size of my roommates and I’m still required to pay the same amount of rent, which is a high price considering the living situation. Our air conditioning has been broken basically all summer. I have submitted 8 matinence requests to no avail. It has gotten up to over 80 degrees in my apartment bedroom and living room multiple days in a row. The temperature was so extreme one night that it caused 6 command strips to fall off my wall, causing all of my wall decorations to fall. One of those wall decorations happened to be hanging above my desk and it literally fell on my laptop and shattered the entire screen. It’s going to cost me $300 to fix my laptop and the landlord is giving me no compensation on rent and no help with the broken laptop. In fact, when I told her about the command strips falling I was told “oh, command hooks fall all the time.” Like I said, many matinence requests have been sent, and they’ve tried fixing it, but in the end it’s never cooled down. Many other issues have occurred as well. The kitchen disposal wasn’t working, the drain in the bathtub and sink were clogged, the dryer stopped working, I could go on, but luckily all of those problems were fixed. Unfortunately, air conditioning during a summer in Utah is pretty necessary, and Univeristy Gardens just did not provide.
Do not live here it was honestly the worst two and a half months of my life. It is over priced for the amount things that are wrong with the place. The first day I moved in the apartment it was filthy and not to mention the tub/shower looked like it was put in 100 years ago. The staff is subpar and if you need a repair it takes forever even though every time I leave my apartment the maintenance guy is just standing there talking on his bluetooth headpiece smh. If you can find another place to live I would highly recommend it!

All I want is to park near my house so I dont have to park on the street where my car has been hit multiple times while Im home but they wont let me park in the MANY open parking spaces even though im wiling to pay for a parking spot they wont let me.
I’d live somewhere else. This company scams you. They bully you into paying ridiculous fees.
