Had a terrible experience here was unjustly charged over 1.2K moving out fought the claim through Management, regional management, and even one above that. Nothing happened even sent certified Letters to get a response.... nothing. Same thing happened when we got the AG involved Morgan properties simply would not respond. This is how they cheat people out of their money. Think twice before you rent here, your simply an asset to them and they will exploit you regardless of any semblance of ethics.Plus they don’t change the filters in the vents so there’s black mold in every unit, fun fun!

I lived here half year. There are four major problems.1. Thin Wall and CeilingThe wall and ceiling is very thin. It is possible to hear neighbors alarm sound and talking from your master bedroom.2. Huge Immigrant CommunityThere are huge number of Asian immigrant in the apartment. (I am also Asian.) Many of them have a culture of late dinner party and playing their children freely with neighbor kids. However, this beautiful culture and thin ceiling make the horrible combination of noise to downstairs.3. Many Insect and MiceI saw many mice and insect. I have seen three dead mice in the kitchen.4. Poor PlumbingThe pipe in the wall is very old. There were two major water leak during 6 months. First time I should not use my master bedroom for 10 days, and second time I was asked to leave my unit for two weeks. That is the moment I decided to leave this apartment. If you want to live this apartment, I recommend not to do. If you really want to live this apartment, I recommend choose the top floor and avoid building #3.

I lived here from 2017 to 2019 before I bought a house. I was very happy here and surprised to see all the negative reviews. I lived in building 13.First thing I love about this place is the location. It is right next McCandless Crossing. Great shopping and food options. Love the Trader Joes. I love being so close to North Park. Being able to go for a nice long walk there made me happy. Wexford and Cranberry is only 15minutes away. McKnight Rd has everything I need.I never had any issues with management. They have been helpful every time Ive been there. Maintenance came and responded to all of my tickets. Most were non-urgent issues. I never had any issues with water or heat.I love the gym and that I can go there any time. I never used the tennis court, basketball court but glad to know its there. The pool is always packed but glad to have it as an option to hang out by on a warm day.I was on the basement level. It was great because my backdoor lead out to the open space for my dog. The patio was great to sit and relax. I often sat and soak in some sun. I was in the basement, corner unit. I didnt have any issues with noise. Though sometimes I can hear footsteps, I didnt find anything annoying.I love the washer and dryer in the apartment. The fact that I dont have to go to a laundry mat again was great.Things I didnt like:They have a sign up saying Luxury Apartments but its not. Its just a standard apartment with popcorn ceiling. Slightly dated but everything was still clean for me.Occasional bug. Those flying centipede thing with the billion legs. I never saw any other pests.Washer and dryer was great but dated. The kitchen was narrow but functional. Bathroom was clean but tub eventually started peeling. You can tell everything has just been repainted over and over.Near the end of my stay, the neighbor on the 3rd floor hung a bird feeder. This end up littering my patio with bird seeds. Wasnt sure what it was at first but most of my problems were because of other people. I had a drunk neighbor tried to get into my apartment thinking it was hers. However, for most of my stay here I didnt have any issues with my neighbors.Rent is higher for the sq ft but I felt it was worth it for the location and for the washer/dryer. There is also a monthly pet rent. They did waive the initial $300 pet fee.Overall:I was actually quite happy here. If I ever were to rent again, I would rent from here again.

I’ve lived here less than a year and I truly regret my decision to move here. The only positive about this place is the location. To start, these are not luxury apartments like they claim. The apartments are obviously old and even my “updated” unit is extremely outdated. Cabinets are old, drawers basically fall out if you open them all the way, walls are warped, and bathtubs are old metal tubs with completely straight backs and are extremely uncomfortable. Put in a maintenance request about the drawers when I first moved in and maintenance left a note saying “the drawers are old but they work.” I can hear everything outside of my bedroom window, I work nights and I’m constantly woken up by either construction or maintenance talking loudly outside of our building. Maintenance crew is friendly but often not very helpful, which I feel has a lot to do with limitations set by management. We’ve already had multiple problems with ants and waited weeks for an exterminator. AC unit is so loud you can’t hear yourself think. All of the rooms are tiny compared to my last apartment. Both bedrooms have walk in closets, but we have no linen closets and only a tiny coat closet, we pay extra for a small storage unit in the basement. We were not offered a walk though of our specific apartment prior to moving in, we only saw their model. Morgan properties took over after I moved in, and I have to say they’re probably one of the most deceptive and unprofessional property management groups I’ve dealt with. Changes are being made overnight without even notifying residents until after the fact. After having to deal with construction all summer, we were just sent an email saying work would continue through the rest of the year, but that they don’t know how long it will take and “if we want privacy from the workers we should keep our blinds closed.” Came home one day to workers painting our deck, and afterwards realized they had gotten paint all over our patio furniture, and they had knocked down our lights and moved our things all around without cleaning up after themselves. Not to mention the paint job looks terrible. The gym has been closed since March, even though we’ve been in the “green phase” for months now. We’ve never had to pay for surface parking, and overnight they added “preferred parking” signs to spots we’d normally be able to park in, and sent us an email days later saying those spots now cost and extra $25/month. They decided to replace all of our deck lights with extremely bright LED lights, and without prior notification removed the switches so now we are unable to turn these lights off, so they stay on from dusk to dawn shining through the bedroom windows. Everyone has complained and all the office has to say is “buy blackout curtains” and that “the lights will only cost an extra $10/year in electricity.” Their reason for the lights being “to make the community bright and welcoming and to deter crime.” So instead of putting up street lamps in the parking lots like they should have, they added they lights to our decks so that the residents to have to foot the electric bill. We’ve asked multiple times since moving in for the lamps lining the sidewalk leading to the gym to be turned on at night, yet they haven’t been on the entire time we’ve lived here. Last but not least, they conveniently decided to withhold the fact that they will now be making residents pay for water and sewage before asking them to renew their leases. We ended up renewing because we unfortunately weren’t able to find another place in the area that accepts our pets, and after signing our renewal we were sent a new lease agreement including these new charges. When we brought this up to the office staff, we were told that this has been planned and will be implemented for new residents and those renewing their leases, and that “nobody actually ever reads the lease” so they were surprised we caught it. All office staff has to say about these changes is that it’s corporate and they can’t do anything. Stay far away from Morgan properties if you can.

I lived here for 3 years. I wish I could rate it higher because the location is great and the rooms are spacious and have everything you should ever need. Ill start with the good things:All units have washer/dryer, dishwasher, some have fire places. Theres plenty of parking (I had a garage spot, and they offer a few assigned spaces that are closest to the entry doors). The new management group seems to be very invested in making improvements: Recently added a dog park, they are installing a putting green for next spring, and a few other nice amenities. They are updating the signage, and fixing the balconies. It seems like they are trying to do a full facelift, so there is a lot to look forward to. And, of course the location is close to everything you will ever need. But, I had several maintenance requests (water damage from the roof, water damage from the water heater, bird mites coming in through the bathroom exhaust vent, and a few other minor issues). Far too many for just 3 years, and they didnt seem very interested in fixing them (for the water heater leak, they cut out the rotted drywall and never patched the giant hole in the water heater closet. There was a bubble in the paint hanging from my bathroom ceiling from a thunderstorm in 2018 that is still there to this day (though they did patch the leak in the roof that caused it).One day recently, they installed resort-style lighting on all the balconies (we didnt have a choice or a vote, it just happened). Its a very bright white light that shines into your bedroom. You cant turn it off (blinds will help a little, but you will need to add blackout curtains if you dont like the light). Many people complained. Management said they would look into tinting the lights so it would not be as bright, but never did and they never will (many people cover them up, but management threatens to take action against people who cover the lights).Be prepared to received 5 emails a day from them, unless you email them and want a replay. Then, you will hear back whenever they feel like getting around to it.And of course, they will nickel and dime and screw you out of ever penny possible (but that is the same with any leasing company).Overall, I enjoyed my time there, so I would recommend it if you like the location. But there will be plenty of annoyances along the way.

My daughter and I love it here. The staff is respectful, responsive and friendly. We have our maintenance issues handled pretty quickly. Having a very clean and manicured community is important to me and they do both. My only complaint is not with the community but with the people in it who do not clean up after their dogs. Other than that, it is great and we absolutely love having the pool!!

Wish their maintenance would just do their job. Dominque in the office is the only reason they even get two stars. We moved my grandmother in almost 2 yrs ago. For a price of almost 1600 a month not impressed. It takes months to get any appliance fixed or replaced. Maintenance is rude and not Communicative.

I rented one of these units and had nothing but disappointments. The unit was on the top floor without an elevator which made it difficult to move in and out. The walls are so thin you will hear everything next door and above you.I was out of town for a few days and when I returned I found a piece of paper informing that they had to fix a roof leak. Upon my return I discovered that all my personal items were covered/damaged with plaster in the bedroom closet. Not to mention the high price for rent!

If I could give this place 0 stars, I would. It wasnt horrible place to live, but they really screwed me when I moved out. I always paid on time, kept the apartment really clean, and was an overall great resident. I paid my last (partial) month of rent 2 days after the first of the month, and was told by the leasing agent they would waive my late fee for the month since I wasnt technically late according to my lease. I just got a call 3 MONTHS LATER from a collections agency saying I owe them $75 for a late fee. Called North Hills and asked why I wasnt contacted by them about the late fee. Lady told me they had NO TIME to contact me about it, even though they had my phone number, email address, and forwarding address. She said they had to IMMEDIATELY turn it over to collections and had zero time to contact me to resolve this easily. Fat chance. Be careful if you live here, they will royally screw you over when you move out. I would never recommend living here or in a Morgan Community.

I have been living at the Club at North Hills for two years now. I think this is a great place to live and has been good for me for two years. However, My lease extension terms look pricey and I have been trying to negotiate this for the last month. All I am asking is to review and consider a rate we can agree with. People take my call and never get back to my request. The management at the office really needs to get back to people on their reequest. The location is nice here but it is a little pricey for what you get. However, my low rating for The Club at North Hills is because of the long wait time for maintenance to respond to the requests. The maintenance man said he needed to order a part but we have not heard about it since, which was well over a month ago.

Office work is terrible, worst, and deceitful. I contracted 2 bed. with a garage at Oct. 2017, but immediately asked them to remove a garage from the contract paper because I found I didnt need it. So I requested them to remake the contract paper, however an assistant property manager, who resigned at the beginning of this year, said, No worries. We will take care of it!Dec. 21 I moved out to townhouse, and two weeks ago I received a letter from the collection office that I have owed $112.23, which is for the garage that I never rented and I never got the garage opener. I talked with a new property manager, and she just kept saying, I do not know cuz I was not there at that time. All was out of my hand.I just received a part, not all, of security deposit which is supposed to fully refundable. A new property manage has not responded my email.I think (to make all clear and fair) they need to ask a former assistant property manager and check if the garage opener was taken by me or not through something like goods return ledger. For the response from the owner: A new manager has been supposed to contact me, but never contacted me. And I know she will say same thing. All I need is to just correct wrong to right and get the refund check, the rest of amount.

My fiancé rented from the club at north hills for a year. He talked to management numerous times throughout renting there with no problems. Prior to moving out, everything was paid in full and taken care of per the club. Two months after moving out, my fiancé got a letter in the mail from collections stating there was an accounting error from his first month living there and he owed more than $800... AND that he must pay in full immediately or his credit will be affected. The club never notified him to let him know of any of these charges. They also would not give him and explanation of what he owed or why. There are other reviews where they have done the same thing to other people. They make up charges after you move out, never let you know about them, and send them straight to collections so you are forced to pay.

They walk into apartment unannounced and do whatever they want, and leave no notes or explanation for any work done even when you ask. There has been roof leak from the apartment above and after 7 days, nothing was done to fix and the maintenance has left a mess all around the floor in the apartment without any explanation or note. Heat and hot water was turned off. I was out of town for few days since problem started and still walked into a mess without heat or hot water. After-hours service lack expertise and are not timely in case of emergency - when I found out that heat and hot water is not working, call went to an out of state call center and response from maintenance can be between 40 minutes to 90 minutes. On day 7 evening, still no heat and water was completely off. Tried to get hold of maintenance, but no response. On day 8, had to stay home from work and visit management office several times to make progress. Great location otherwise property leaves much to be desired - property management continues to disappoint. Issues with excessive noise, smoking and maintenance left unresolved or addressed but not appropriately. Maintenance is sloppy with complete disregard for personal property or condition of living space when they enter unit - additionally do not call ahead or leave notice of entry - BUT don’t worry, you’ll know they were there. Monthly rent is high when compared to similar area rentals; dont mind paying for location and convenience - would be worth it if everything else were up to par but its simply far from it. Office personnel are initially friendly but lack ability to follow through when action is promised and when issues that have been left unresolved are brought to their attention for 2nd, 3rd, 4th time-they become stand offish. Presently it is 02:48 am, Sunday now and I’m enjoying the refreshing smell of cigarette smoke as it wafts in my bedroom window and excessive bass with gun shots intermingled-it’s like I’m playing call of duty with my neighbors! And what could be better than that?

-----post edited----This place just continues to decline. Yes I did get in touch with someone at the property office but only after I called because they sent me an email talking about renewing my lease. I lost it on them. I asked them when they were going to talk to me about my issues and it was only then that they talked to me. For the record, the contact was over renewing the lease not my complaints but both were handled. Its also worth noting that these buildings were built in 1997 and the lack of upkeep is showing .From drafty single pane windows to a washer and dryer that have done countless loads of laundry, the amount of rent Im paying is far above the vaule we are receiving. Ive served notice twice now that we are not renewing our lease and Im telling anyone that asks about this place to look elsewhere.--------Two stars may be a little bit of a gift. Ive lived here for 2 years. When I first moved in, the staff was AMAZING! I mean truly amazing. Friendly and always there to help. Then over the last 12-18 months, the staff has changed and its showing in the property! I put a request in almost a year ago to address the flooring bubbling up in my master bathroom. When I checked back on the service request a few months later I was told it was contracted out. Well guess what, its still not fixed. And then we have complained to the leasing office several times about the noise coming from our upstairs neighbors. I dont mean a little noise, I mean noise so loud, people Im on the phone with hear it. In the past week, I have had to call the McCandless police because it sounds like an act of domestic violence is happening. I have had pictures fall off the walls from the thuds and stomping. Today, I was woken up at 8am to a very loud thud. And not to play to pity card, but I have PTSD as a result of my combat deployments and this type of loud sudden noise results in my having a flash back. This afternoon, I knocked on their door and asked if everything was okay to find out the mother is allowing the one child to do gymnastics in the apartment. I asked her to stop and that if her kid wants to practice that sort of thing then to go outside or something. I also talked with Gianne, who to her credit, was helpful. She listened to my complaints and said she will have the property manager reach out to me on Monday (11/5/18). We shall see if that happens. Im a resisere in good standings, nevrn missed a payment or anything and yet I feel like Im being ignored. My wife and I will definitely be looking to move but have to endure one more lease here because we just got married and are working on re-building our savings in order to move.
