I asked Colleen about the fee of transferring from University Crossings to Chestnut Street. She understood that it would be extremely difficult for me to pay the 350 dollar fee, and managed to waive it off completely. I could not be happier. She is an amazing person and I cannot thank her enough. God bless her beautiful soul. Will definitely love staying here, I know it.
I’ve leased an apartment at chestnut square for the summer and my stay has been wonderful so far. I’ve had no issues and the staff is very welcoming and nice. I would definitely stay here again!
For the price point, you would think youd be left with large and beautiful rooms, but unfortunately it is quite the contrary. I wouldnt advise anyone to live here if they could help it. If you have a problem dont expect much in the way of help, maintenance is slow and inefficient. Laundry room advertises an excess of washers and dryers, but they dont tell you that a good portion of them will be out of order at any given time. I am not completely critical of this place, though. The people at the front desk are nice and the internet speed is impressive. Overall though, I would not stay here again and I would not advise you do either.
Everytime I visit, the front office staff are amazing! They make the process of signing in so easy and my friends love staying here. Might have to move in soon myself
Do not get roped into staying at an American Campus location. They are unforgiving with leaving and helping you find someone to replace you. The rent is through the roof for a very small place. I went to Drexel for 5 years and stayed at the Summit and Chestnut and regretted every moment of it. Find somewhere not ACC and you will be much better off. Showers have little water pressure, Air ducts are full of dust, and you have to pay for laundry. Only upsides are distance to campus and a decent gym. Seriously, take this as a last resort. Dont be fooled by all of the positive reviews from people who have dont have more than 1 or 2 reviews. Steer clear!
DONT LIVE HERE!! I just moved out of chestnut yesterday and let me tell you… the biggest relief of my life. I’m going to start this off with a little FYI that chestnut pays its employees to get friends to rate chestnut on google since they originally had a 1.5 star rating. So all of the good ratings are fake :) you’ll notice that most reviews include the name of a resident assistant so they can claim their 5 dollar bonus. I only lived in chestnut because I was forced to as a student at drexel. The workers are just about the least helpful people I have ever met and many of the security guards quite literally put in effort to make residents days miserable. There are a few great ones but hence the word few. It’s honestly really sad. The amenities are nice and all but half the time they are broken. You’re lucky if you get a working washing machine and most of the gym equipment is broken half the time. Chestnut had lost 3 of my packages and never took my responsibility. They also tried to charge me for a pet in the building when I didn’t have one. I once had a homeless man chase me into the Chestnut lobby and the guard couldn’t even unlock the door for me or ask if I was ok. Seriously Chestnut… do better.

I have been living at Chestnut Square for 2 years now, and the people at the office are always super nice. Today, I had a few FedEx packages that were so huge that I needed to schedule a FedEx pickup service. Colleen was super helpful in helping me storing them on the first floor so FedEx can come by and pick them up. If you live in an apartment and need to use pickup service, you know it sucks. Much appreciated to Colleen!

This is my second time staying in Chestnut and I am still amazed by how nice the people that work in the office is. They helped me so much with moving in and signing the lease even though I was not prepared at all when I moved in. Especially special thanks to Alisha who helped me with my room and stuffs! thank youuuu! Also they cleaned the room before I came in and the manager even came up and double checked if it is clean and ready for me to move in which is super nice of her!

I relocated from India for my graduate program and have been staying here for a month. The facilities are really cool (gym, computer lab, movie room, laundry room) and the apartments are spacious. The community assistant Alisha matched me with suitable flatmates and made my transition really smooth. I even referred a friend of mine and he has moved in too.

After living at Chestnut for about a yr and a half I can firmly say that its been a great experience. The only thing keeping me from putting 5 stars is price b/c if I was on my own (without my familys help) it would be difficult to keep up. However, over my time here Ive thoroughly enjoyed the amenities and events that Chestnut has to offer. Additionally, I genuinely havent had a single bad interaction with any of the staff. Recently, I had a relatively expensive desktop dilevered and I was certainly nervous about how the building would handle such a delivery. Fortunately, Nishat, one of the community assistants, ensured that it wasnt simply left outside the office for potentially anyone to take rather given directly to me. On top of that, when Id gone to pick-up the 37lb package, she helped me to the elevator and had a friendly/caring vibe which altogether put me at ease and reminded me of one of the reasons why I enjoy living here.
I recently moved in and with Nishats help and guidance it went so smoothly! She also assisted me with my first maintenance request. Nishats kindness definitely made my first week at Chestnut much easier!

My son Kyle goes to Drexel and this is his 2nd year. His girlfriend’s sister and his aunt are high risk for COVID-19 and I was inquiring about staying on campus and the risk it involved for others he is around. Colleen Lawson took the call and it was one of the most sincere and professional calls I can remember. She explained that he would qualify for an abatement and school from home until we make sure everyone was vaccinated. As a resident at Chestnut I have met the Communtiy Assistant, Nishat, while dealing with a complicated situation. Nishat helped to calm my nerves and help guide me through a difficult sitution. She was both professional and thoughtful during my whole ordeal. She made sure that my situaiton was dealt with promptly and with care. I am so gratelful to have had Nishat to assist me.

Honestly the worst place I’ve ever lived. The majority of students living here are only trying to fulfill Drexel’s 2 year housing commitment and the ACC’s take full advantage of that. I was paying over 1,200 a month while living with three other roommates in a tiny townhouse THAT WAS UNINHABITABLE UPON ARRIVAL. There was rotting food all over, the staff literally put our “welcome home” water bottles on a shelf surrounded by rotten food that was dripping juices onto the floor. They really need to change their tag line... If students loved living here, then why do they pair with colleges and prey off housing commitments?

Never stay here.I receiving an email from Chestnut Square that they are coming for maintenance the week prior to my move out date. They stated that they would all be wearing masks in the midst of the COVID-19 pandemic.I sent two emails to the leasing office requesting that they wait a few more days until I move out because I am uncomfortable with having people in my apartment in the middle of a pandemic. They did not respond to either email. Today they entered my apartment in the middle of my work day with three people of the maintenance crew with nobody wearing masks.This type of activity in the middle of a pandemic is completely ridiculous. Drexel should stop forcing sophomores to live in one of these horrible apartments. If you have the choice, never stay here.

During the pandemic they said they will not notify residents of a case in the building, and they give no budge to students who wish to remain at home with classes mostly being online.absolutely criminal. do not even bother.
I live in a sister property and I decided to sign a lease next year for chestnut and the process has been nothing but smooth! The employees in the leasing office are the sweetest and most helpful as well as personable people I have come in contact from American Campus Communities. Sarah Dillion has especially stood out to me, she has been nothing but helpful with my roommate preferences and does everything she can to help, as well as always answers any question I have very promptly! I havent started living in Chestnut yet but I am already very excited!!
I used to live here and when I moved out, I rented the cart to move my stuff. Today I received a bill saying that I have an amount due of $200 for Cart Fine. There seemed to be a policy of not exceeding 45 minutes each time you borrow the cart but I did not notice, and when I returned the cart the front desk DID NOT MENTION anything about my renting time at all and everything seemed to be fine until now. Still, even if a student like me exceeded the cart rental time (it was 1 AM in the morning, nobody else needed the cart at that time!!), the $200 amount was outrageous and lack of transparency! I did not even lose your cart :) Chestnut Square is trying to squeeze out money in every way possible, even when people is trying to get out of here. I thought I ended the lease in satisfaction with my stay here, but I was wrong. Glad that I moved out.
The apartment is not as bad as I expected. However, the community assistants and other personals are awful. They always have an attitude about one thing or another. They are also very careless as they are constantly losing my packages. The front desk people are very nice though.
I’m hoping I can change this rating. My son is moving here in September. He has already called to request the roommate he was supposed to be with. I sure do hope you have made some changes. With each tenant paying $1200 and 4 in a room none of these things should be happening. I’ll be keeping a close eye and making sure he is getting what we are paying for.

Apartments are fine, but the staff is not helpful. I have been to the office countless amount of times to sort out rent issues caused by the lack of communication between chestnut employees. Every time I go in, I come out frustrated and confused. Wouldnt recommend this place to anyone.
So far, my experience here has been wonderful. Great friendly staff make living here a pleasure. Some maintenance requests take longer than others however and sometimes the repairs can come months after the ticket was submitted.
I really like living here! I live in the 4 bed 3.5 bath town home apartment. Maintenance is super nice and pretty quick to respond to issues. The gym is pretty great too. The entire building is clean and well-maintained. The only thing that is a little annoying is that the elevators are sometimes slow. Also, sometimes when I get a package it takes a long time for the front desk to process it. Sometimes the fire alarm goes off during the middle of the night, but that issue was resolved. The front desk and people that work in the office are super nice! It is the most convenient location for me since I am a business student.
I was the resident in this building for 3 years and I have had enough this time. They have the worst customer service, the office team will treat you like youre nothing to them even though I was a resident! They had a broken elevator and never get it fixed. Its been almost 5 months and the elevator is still in the same condition!! Im moving out.
The leasing office here is totally unhelpful. The only thing they are able to do is to let you sign lease. Please do not choose living here.
Chestnut Square is a great place for college students to live. The close proximity to classes, both at Drexel and Penn, cannot be beat. Also having a package room means that someone is always there to receive your packages and you dont have to worry about them sitting outside in West Philadelphia, where they could get stolen. The maintenance workers are generally friendly and helpful, though solutions to larger issues can take some time.
This place is a scam. From the $350 sublet fee to the fact that they only send first late rent notices directly to your room instead of email to the fact that while I was there at least one elevator was down a lot of the time, this place is not worth the hassle. I would highly recommend that any prospective residents of Chestnut Square seek housing elsewhere.
This is a fine place to live. Been living here for about 2 years and haven’t had many problems. Rooms are nice, common spaces are cleaned and painted frequently. Management is usually pretty response and will clean up messes other tenets make in common areas promptly. The gym has a lot of equipment and is well taken care of. Package room is nice with the text message notifications for packages that arrive. They send out a newsletter, the typical stuff. All these 1 star reviews are people who broke the rules, got in trouble and now have an Axe to grind. It’s a fine place and as long as you aren’t an idiot, you won’t have any problems.
Ill give zero if I could. DO NOT LIVE HERE. Youll pay over 1200 bucks for having an apartment with uncleaned common areas and a shared bathroom whose condition is no better than the portable toilet you see in a public park. Also, they give you the promise to put you and your friends into the same unit, but they never respect that, so I end up living with people I do not know their background at all. Ive tried to discuss all this issues with the leasing office but they are VERY inefficient. To summarize it, youll pay to get bothered by living here.
Chestnut Square is a great place to live. Its central location to Drexels campus and the friendly staff make it an enjoyable living space. I currently live in a 2 bedroom (single rooms), 1 bathroom apartment. The amenities are up to date and the living space is spacious.
I love the front desk security officer as well as all of the staff they are so friendly and welcoming! The one thing I didn’t plan on was having to put in so many maitnence request and nothing ever being 100% fixed...
I decided to live here after deciding to transfer to drexel and coming in so late I had very few other options. I now move in in 9 days and still have yet to receive any information on move in or my roommate assignment! No matter how many times I have called the management still continues to not help with the issue or go through with what they say they will do to help. I would 100% not recommend living here at all if you can avoid it.

I have lived at chestnut square for two years and I love it! The location of the apartments is idle, as within a 5 min walking distance from all the Drexel buildings. Along with this the staff is really friendly and always hosts amazing events throughout the year for the residents to get to know each other or just to take a break.
I’ve lived a few different places these past few years, and Chestnut Square is far and away the worst. They charge exorbitant fees for incredibly subpar apartments that just barely function. While the people who work in the office and at the desk are very helpful and friendly, the management company is beyond incompetent. It’s honestly impressive just how bad they are at their jobs. Facilities break down, they lost my rent payment one time, and they make the whole process of living there quite difficult. Basically the institutional equivalent of a slumlord. Just now, months after moving out, they’re trying to charge me fees for how my former roommates left the apartment when their leases ended, months after I had already left. They couldn’t even tell me what the date was of their walk through and charge, not because they didn’t have it but because the person I spoke to didn’t want to share that information with me. This is the first bad review I have ever written about anything, which shows you just how mad they make me. Please, do yourself a favor and don’t live at Chestnut Square, it’s a waste of money and time and honestly they don’t deserve either from you.
Ive only lived here for a few months, but Ive really liked it here. The location is awesome, the people are so nice and friendly, there are constantly days where Ill come down, and see that theyre giving out granola bars and fruit or pizza or coffee and coloring pages to de-stress during exam weeks. My only complaints would be the price of living here, the laundry is expensive, and the elevators have been a bit of an issue this year.
A fantastic housing option close to the heart of the Drexel campus. The residence is always clean, staff down to earth and extremely attentive, and the modern rooms are fully furnished. With the large number of students they service, Im frequently surprised at how smoothly maintenance and the office run. Between the other two American Campus Communities and the Drexel dorms, I feel this is the best option in the area for upperclassmen looking to live close to campus.
TERRIBLE. Do NOT consider this complex. For starters, they do not reply to emails/complaints etc. My items were stolen from the laundry facility and I asked the General Manager to review the cameras and he never responded after assuring me that he would have the staff do so. Also, work request are never fulfilled.
I never write reviews, but I am compelled in this instance. If I can stop one person from leasing from Chestnut Square, I have to try. The leasing and management office of this facility is unbelievably unresponsive and incapable . The process of re-letting the apartment and signing a contract was extremely painful as they fail to understand basic communication. When an emergency alarm went at 4 am and residents had to evacuate, only one security guard and one student worker moseyed over to the building and checked the issue. No explanation was given as to what the problem was and residents were left in the dark. The most damning incident: my neighbors smoke cigarettes nonstop, and due to the poor construction of this building, it smells as if they are smoking in my apartment. It is a direct violation of the contract, and yet management did, and has done, nothing. Residents pay $1,100 dollars for nice facilities; do not believe that guarantee. The fact that there are stretches of time where the water does not heat, or that the chairs break easily, or that our garbage disposal is in a constant state of disrepair, pales in comparison to the fact that they are simply incapable of enforcing a legal, binding contract. When I read the negative reviews of Chestnut Square, I felt certain it could not be as terrible as expressed, and I was swayed by the convenience of a furnished apartment and the great location. Do not make the same mistake I did.***three months after my original review, the smoking has continued. while American Campus communities has publicly responded to this review on Google, they have failed to reply to the complaint that i sent directly to them privately. I am not the type of person to speak ill of things publicly without trying to solve them privately first. And no, I am not calling the number. I have filed a complaint online. If they have questions and want to talk to me, they can go find that in the archives and email me back.***
Lovely apartments, with a fun and caring staff. When you come back from a long night of classes it really feels like you are coming to a nice safe home.
Ive lived here for 3 years now. Its a great place to live, and it costs about the same as the dorms here at Drexel. Plus, 24/7 weight room, which is a great perk.
The one star is for 1 or 2 community assistant who are good. The others attitude is really not good.
I would avoid living here at all costs. The office is extremely unhelpful; when I tried communicating with them, they were very unorganized and unhelpful. Furthermore, I signed my lease back in January, and now the rates have gone down and I am paying the same amount for a shared bedroom as I could be paying for a single if I had signed my lease now. Overall, my experience has been subpar, at best. I would not recommend.
Nice apartments and location, but the leaseing office is horrible with extremely bad services. Also, the apartment leases themselves are very one sided and definitely not tailored to needs of the student and very unforgiving if for some reason a student needed to move out and break the lease. They have no sympathy, wont help you out, and will charge you the full lease terms price rate in face of breach. If you are looking for a helpful administration with respect to a landlord/tenant relationship, I would not use these apartments.
I have lived in all of the Drexel ACC communities and Chestnut Square definitely has the best staff. The people I have encountered in the office are helpful and friendly, the maintenance team is respectful and timely, and the front desk security workers actually greet and acknowledge you. Ive also noticed the residents seem to be more quiet and considerate of their neighbors in comparison to Summit or UCross. Youll always have your issues if youre living in an ACC apartment, but if those are your only options, Chestnut Square has an atmosphere that beats the rest.
I should have just lived in a dorm. Not worth the insane amount of money for a small room that is shared. Unhelpful staff, loud bar next door, and couldn’t even open the trash room door because of how full it was.
Poor sound proof: you can hear your next door talking. Playing music TV. After I complain about the issue for several times, no one replied anymore. uncomfortable room temperature: it’s frozen in room and you can adjust the air condition. Before you sign the lease, they will promise every benefit. But after you sign, everything change. I will move out as soon as my lease due.

I cant recommend Chestnut Square enough. The building is well decorated but still homey, and the security makes it feel safe. The price is significantly cheaper than Drexel dorms and MUCH higher quality. There is a shared laundry room unless you live in a certain floorplan, and though I hate that you have to pay for it, it was clean and has a large television that I would watch while folding my clothes. The study room and video game rooms were often empty and available to use, and the movie theater was amazing so I used it often. Package hours lasted all day long and were kept safe rather than being tossed onto a city doorstep with the risk of being stolen, and I appreciated that aspect of the building a lot too.I lived in a shared room, which had more closet space than Ive ever had in my life, huge windows on both sides of the room, a full sized bed, a decent room divided, and it was carpeted. The living rooms are huge with wood-style flooring, the furniture is comfortable, and the bathrooms look like they belong in a hotel.The only thing I really didnt like about living here was the bar next door to the side I lived on playing loud music outdoors sometimes during the Summer months. Overall, I had a great experience and honestly think it was more than worth the price.
The apartment itself looks nice. The location is great. The leasing office is horrible. I am a Drexel Student currently living here since September. It is mid-may. My list of complaints about the apartment itself goes as follows: the walls are paper thin, the furniture is cheap and not made to last, laundry is extremely expensive unless you decide to pay for a townhouse, and there is only one thermostat for the entire apartment. During the winter there were many times I could not get hot water, and when I did the warmest it would be was lukewarm. For the disgusting amount of rent we all pay I find this unacceptable. I even called maintenance to see if this could somehow be adjusted. They said that this was impossible due to the high volume of tenants using the hot water in the winter. My response to this is that they should, then, lower the buildings tenant capacity. I got no results until my parents angrily called the leasing office and then magically I had hot water. When my thermostat was disconnected or in some other way not working I reported this too to the leasing office. One employee working there was very passive aggressive towards me and the girl that was helping me scribbled it on a note pad and never put in a work order. The leasing office told me it might take another day to get this fixed, mind you we had already spent a day without AC and it was 90 degrees outside. It took me four days to get my lightbulbs fixed but four minutes for the manager to come up and inspect the apartment after calling me to tell me that a vacancy would be filled because it has been made clear that all these people care about is making money. My future roommate hasnt moved in and I already feel sorry for her. Would not recommend this place to anyone. Ever.
Negatives: There is always at least one elevator out. I believe they are perhaps fixing it soon for good but probably not. They had shower heating problems in the winter. The rent is high.Positives: Besides those things, its great! I dig the random free stuff/food events. Staff is pretty friendly.
This place is a decent place to live minus the fact that its small and cold draft in the winter and the walls are paper thin. It still beats living in the dorms. One thing i didnt plan on was the loud music from the bar right next to us. It sounds like its right in your room until at least 1-2am in the morning!! this has only been happening since the weather has been nicer and Im dying. I cant sleep, or concentrate or study in my room. I pay over $1,000 a month to be uncomfortable !! horrible
