The work and dedication shown by Abbigail (Manager) for Kelly Park really awesome and appreciate.I moved here a month ago, Initial experience was not good due to some outstanding maintenance, But management handled everything with given timeline.

We have lived her since March 2013, and we adore just our 1st floor apartment. We have a small Chihuahua living with us and the office management and staff have went out of their way to be nice to us. The apartment is Huge with large rooms and closets. Would definitely recommend living here to anyone.

The Kelly Park management has made some wonderful changes over the past year or so. The staff is very friendly and helpful. They go out of their way to provide top-notch service. The complex is kept up beautifully and response to work orders is swift. A great place to live!

I have lived at Kelly Park since June 2020. The office staff is extremely kind and helpful. The maintenance team has gone above and beyond for me on several occasions with touch up paint, light bulb changes and other misc issues other apts I have lived at don’t help with. The best part about living here is that I LOVE my unit. The owner designed the units with several touches that make the units so homey. Crown molding, vaulted ceilings, arched entryways and built in book shelves. You just don’t see those types of things in apartments and if you do... they are made with cheap materials. Nothing about the units feel cheap or thrown together by a large corporation trying to make a profit. The owner is local you can tell he and his family really care about the property. So happy I choose Kelly Park.

Great apartments. Amber the manager is always courteous and gracious. Quality of apartment is top notch, and Pedro and Israel (maintenance team) are excellent about completing any maintenance requests in an expeditious manner. 5 stars all the way. There’s usually a waiting list to move into these apartments for a reason!

I’ve been living here since 2016. For the most part it’s a really great place to live. It’s quiet and the property is generally kept clean. Sometimes the residence leave their doggy bags around the complex which is annoying... but overall the office staff/management are really awesome & are sweethearts; Amber is the best... I have never had an issue with them.But here are my primary gripes that don’t make me 100% happy with living here.1. I have been cursed with an extremely noisy upstairs neighbor. She’s quite maddening and torturous at times because she’s inconsiderate but I have learned to grin and bear it.2. I have a bottom 1 Bedroom Walsh floor plan... it’s a great layout but my BIGGEST pet peeve is that I do not have a window in my front room to let fresh air; I ONLY have a window in my bedroom!For the life of me, I don’t understand why they don’t have sliding doors for us if they weren’t going to put a window in our front rooms for this model. Yes I can open my door to let fresh air in but that’s at the risk of having pesky bugs in my home because there isnt even a screen door... and also, since I am on the bottom level, I don’t have much privacy if I do open my door because everyone will be able to look in my home.This is really unfortunate and a major flaw in the design in my humble opinion. I wish there was something that could be done because there’s nothing like fresh air.Aside from those two primary gripes I do recommend this community.

I recently moved into the complex in October 2018. Amber and her team made the process easy and enjoyable. The property is beautiful and well kept by their fabulous maintenance team. I’ve lived in the Kansas City area since 1997, and have lived in multiple apartment complexes. This one is by far the best. I also work on property with our salon called Parlour. I have been at the salon for about four years and before I moved here I knew this was a premium property.

Amber, the property manager is the best! She is very invested in her job, and really goes above and beyond. She is very genuine and helpful with anything you need. Great management. The maintenance guys are also great! Very understanding and helpful! Great place to live!

We have been living at Kelly Park for over 3 years, and we love it. Rent prices are a great value for what you get. The maintenance staff is not only timely, but they are very friendly as well. The clubhouse staff is awesome! We always get compliments from friends and family that stay at our place about the units and amenities.

I love living here! First of all the staff is very helpful and kind. I have lived here for over 4 years in 2 different apartment floor plans. Everything is updated and CLEAN. Any time I have had a maintenance request they come within 1 day to repair. I have no complaints and would recommend this community to everyone!!

Honestly this is the Best apartments amongst other 6-7 communities I explored in overland park. Beautiful and spacious layouts. Wonderful and responsive staff. Most importantly they just take one or two days to accomplish maintenance requests. Had a great experience so far.

My husband and I have lived here for about 2 years, during this time we have occupied a 1 and 2 bedroom apartment. All of the Kelly Park floor plans are all spacious and have a lot of storage space. All units have updated appliances and our current 2 bedroom has new hardwood flooring in the large entry way, bathrooms, and kitchen. Unlike other complexes we have lived in the maintenance staff completes maintenance requests in no time, once requested they come out and fix issues in less than 48 hours! (in the past they have always came out the same day) Awesome amenities such as fitness center, dog park, and huge outdoor pool with grilling area. Anther pro compared to past complexes is the office staff is genuinely nice, easy to work with, and are always communicating with residents (monthly news letters and informative about updates on property) The location of the complex is hard to beat, and I would highly recommend Kelly Park!

Great place! First apartment I got after I moved to the KC area, no desire to move at all. I have not had the same experience that other reviewers have complained about, staff has been very friendly and reasonable. My appliances are all very high quality and remain in good shape. Had a maintenance emergency once and they came and took care of it right away. Only complaint is rent keeps getting raised which is annoying, but thats just how their costs are structured so they eventually become profitable, pretty standard for apartments of similar quality.Been here for 4 years (about to be 5 in the Spring) and never had the desire to go anywhere else. Keep in mind that reviews need to be filtered before taking them into consideration, people tend to leave reviews in the heat of the moment and when theyre in a bad mood. People who get great service are less likely to leave a review than people who are mad about something. Not to mention people exaggerate all the time. Theres nothing cheap about this place and nobody here is rude by any means.

I have to echo what the previous reviewer said about the honesty of the employees here. The property manager and the head maintenance guy will say WHATEVER they need to to get you out of their face. The apartments themselves are of questionable quality, in my opinion, as I experienced a range of issues in my three years here. The only reason I have stayed this long is the close proximity to my work. I would not recommend living here based on the dishonesty and lack of empathy I have experienced.

I have lived here for 5+ years and have lived in 3 different apartments ranging from 1-2 bedroom. The staff is the real selling point as they are extremely helpful and actually care about their residents. Samantha and Amber went above and beyond in helping me find a unit that fit my requirements. I cannot reccomend them enough.

They were nice, but I do not think that it is fair to only give somebody 72 hours to cancel after they have applied for an apartment. I understand that they could not refund my 250$ in Application and Admin fees, However the 200$ deposit should be refunded because its a deposit not a payment. Thats like saying that if I were to move out that I will not receive my deposit back. MAKE SURE YOU READ THE GUIDELINES WHEN APPLYING.

We lived at Kelly Park Apartments for about 3+ years and absolutely loved it! The location is perfect, just a minute away from 69 highway and minutes away from shopping areas. KP is a high quality apartment without the high prices - granite kitchen finishes and beautiful arch ways. Easy living! Maintenance did a good job at fixing things as needed. The clubhouse was gorgeous and we enjoyed grilling near the pool - although, that area did need to be cleaned up a little bit in the past few months. If we did not need more room for our baby, we probably would have stayed at KP longer! :)

Ive lived at Kelly Park Apartments for 2 years and its been great! The ladies in the office are always helpful and the maintenance team is prompt to fix any issues. Apartments are beautiful with a few different styles to choose from!

I lived at Kelly Park for 5 years in two separate apartments and they have been great to lease with. The apartments are as high end as the website says. The dog park is great to have, if not a little small, but still a nice amenity. The pool area is never really feels too crowded but is a welcoming social environment. Ive never really had sound issues with any other tenants and anytime I had a maintenance request it was handled with in 24 hours with quality work. The office workers were always kind and friendly and never gave off the thats not really our problem vibe like in other clubhouses my friends have experienced. Yes, there is only one compactor and mail kiosk on site and luckily I lived very close to both. I would consider it a very minor inconvenience and just take it into consideration when choosing the apartment location. They are also conveniently located between Metcalf and Antioch right off the 135th exit on 69 hwy. The only other feedback I have is that parking could be a little tight if youre returning home after 11p on a weeknight. Other than these minor things I would consider Kelly park a great place to live. The property management combined with the high end apartments for the PRICE is one of the best for the area. Love the complex, the apartment is beautiful and spacious. All of the staff is wonderful and does a great job. Only complaints are that it seems that their maintenance crew is stretched very, very thin, and the water heaters in the apartments are the smallest i have ever seen. You can barely take a 10 minute shower without the water getting cold on you. Other than that, wonderful place to live, great community and close to everything you could ever need.

We lived here for 2 years and if it wasnt for needing a 3rd bedroom, we would have never left. These apartments are so beautiful and well kept. The maintenance is prompt and really nice. The office staff has always been very helpful. I really miss this place :(

I have lived in Kelly Park for roughly 5 years now in both a 2 BR and a 1 BR unit. I looked all over the south Overland Park/Leawood before finding this place. The apartments and amenities are top-notch - and there isnt a better staff that could fill their office. Amber, Samantha, and Shelby are some of the most genuinely nice people youll have the pleasure of meeting and working with. When looking for a place to live - its not just about the place youre looking at, but the team of people operating it that you can truly rely on. At Kelly Park, its an all-around win. We lived at this one and the one in Lawrence. Its a bit expensive but you get what you pay for. You get excellent service and the maintenance is fast on any issues we had. To us it was worth it and the only reason we moving is because we want to save more for a home.

Lived here for 2+ years. This place changes management and staff more than I change my underwear. The front office is constantly losing your paperwork and doesnt seem to know whats going on. Other than those things, its a great place. It might stink like curry from time to time, but its affordable while providing nice appliances and amenities. Great place if you dont care about talking to the office.

I lived at Kelly Park for 3 years and have nothing but good things to say about this apartment complex. The upscale facilities and friendly, helpful staff are exceptional. Being located right off of 69 Highway makes it even more desirable. I would recommend Kelly Park Apartments to anyone.

Whatever you do, do not rent these apartments! When we first moved in we were told in person that they did month to month leasing after your initial 12 month lease agreement (just like many other apartments in the area). Now that our lease is almost up we were told that was never the policy and because we were not told this in an email but rather in person they will not let us lease month to month. We now have to try to find a place to live for three months before we move out of state (so moving twice even though we were willing to pay hundreds more a month for a month to month option). I feel like we were tricked into renting from them.Also their maintenance is slow, Ive been waiting for our fan to be fixed for weeks. They do not keep the grounds clean and do not empty pet waste stations on time. These apartments may seem like an affordable option but they get you on every little thing. Once again, DO NOT RENT FROM THEM.

I am honestly surprised by the previous negative reviews of Kelly Park. I had a great experience there and only had to leave because I was moving out of state. The apartments are beautiful (LOVED my bathroom and closet the best!) and before I settled on Kelly Park, I looked at many other apartments in the area that were more expensive and not nearly as nice. I lived on the first floor and never experience excessive noise from neighbors above or around me. Perhaps the previous reviewers just had really loud tenants around them and they would have encountered the same noise no matter what complex they lived in. The office staff was always very friendly and professional whenever I had a question or needed anything and I never had any maintenance or major bug problems. One thing I loved about Kelly Park was they offered shorter lease terms at the same price as longer ones. When I first moved in I only wanted a 6 month lease (renewed after that) and every other place I looked at either wouldnt offer that option or charged significantly more. The location is also great. Close, easy access to 69 Hwy and close to lots of major shopping. I would gladly recommend Kelly Park to anyone!

I am a new resident with this community. My experience so far has been very impressive.

My husband and I have lived at Kelly Park for a year and a half. The office staff has always been friendly and helpful to us, and we havent had any bad experiences with the manager. The pool is awesome, although there have been a few times when we decided not to hang out there because of all the kids. The maintenance crew does a great job of keeping the complex clean, and when our kitchen faucet got clogged up, they were in and out and fixed it perfectly while we were at work. If you stay for over a year, you get a free carpet cleaning with the renewal of your lease. The apartments themselves are very nice and new. We are on the third floor in a one bedroom apartment, and the vaulted ceilings make the space feel much bigger. We love the granite countertops, the double vanity in the bathroom, and the stainless steel appliances. We have been very happy at Kelly Park, and it will be easy to stay there until we are ready to buy a house.

The ladies are heartless and ruthless and don’t care about anyone except for themselves. I will say that I have never in my entire life seen a group of ladies lie as much as they do just to get people in there then after that expect the rudeness to happen by the very next time you speak to them. I would not recommend this place the buildings are nice but not worth dealing with the employees. I wish places like these would have the actual owners step up and fire them because sooner or later these ratings will go down and down hurting their finances not the workers because that is what they are workers who can get fired. Please address these issues in the office with the ladies because they will ultimately make someone not want to rent from them even if needing a place to stay suddenly. They can not be nice and sweet just to get you in and then yell at you and belittle you for no reason. When all they have to do is just be nice. That right there would have prevented me from leaving this review that I really did not want to leave

The office staff and maintenance were great! Always friendly and the longest turn around time for a request was 48 hours. Shelby was the person who helped during my move in/move out, I highly recommend her. She is super friendly and is always willing to go above and beyond for you. The rent prices were as to be expected for overland Park. We really enjoyed our time living here. The only downside to our third floor apartment was the insulation, our kcpl bills were pretty high. We are pretty sure it was because of the gapping we had on our front and porch doors. You could feel wind come throuth around the doors and windows. Our neighbors experienced this issue as well. We never had an issue with parking and the grounds are always well maintained. Thank you kelly park for an awesome year!

Truth be told, I have lived here for 7+ years. I just signed another lease for a new floor plan and I couldnt be more stoked; this will be my 4th floor plan. I have lived in many apartments over the years prior to Kelly Park that range from Lenexa to Overland Park to the Plaza and back again, but Kelly Park stands out from the competition. The grounds are always kept clean, the amenities are stellar, the maintenance staff is responsive, and (last, but not least) the office staff is always ready and willing to take on anything you throw that them with regards to concerns or even just have a friendly conversation. The fact that I have been here for so long speaks volumes, as I have never stayed anywhere longer than a max of 2 years. Keep up the good work, Kelly Park! Youre attentiveness to detail does not go unrecognized!

There is a single trash compactor for the entire complex, so if you live on some of the corner you have to walk the entire complex just to dispose of your trash. It is also not large enough to fit everyones trash and will over flow quiet often. This has gotten so bad that they have sent out emails stating you are not allowed to place trash outside the compactor when it is full. Instead of fixing the situation by placing getting another compactor they expect you to keep it in your apartment or they will charge you extra on your rent.

It is the worst maintenance ever and nobody cares about you the only thing that they care about is the rent, and I live in 2nd floor I have compiled about the apt above me and the manager said call the Police!! You can find other apartments around the area some of them are way better than kelly park and cheaper as well!!

I currently live at Kelly Park and honestly love my apartment. When I started looking 2 years ago I needed a unique floor plan that maximized the space and Kelly Park was the only place that had everything I needed while staying affordable.I hate to be looking elsewhere now, but Ive been disappointed with the management. Theyve gone through 3 managers in the 2 years Ive lived here. I cant say anything for the newest manager because she only started 2 months ago. Amonst these changes our maintenance service has been poor. I submitted 3 maintenance requests to get my dryer fixed and waited 3 weeks before a response. Every time I called the office to bring attention to it they redirected me back to submitting a maintenance request online (which had already proven pointless). It was 3 weeks when I heard from management & it was fixed that day. She told me they were waiting for a part to come in, but gave me no communication about that in the 3 weeks I was going to the laundromat, calling their office, and submitting multiple maintence requests. I was reimbursed for my laundromat charges. They rigged a temporary solution together for the machine to work and promised to return when they got the appropriate nob for it from the manufacturer to complete the project. Purely a cosmetic issue now, but the closer my lease renewal approaches the closer we come up to the year anniversary of that unfulfilled promise.The problem with the trash compactor that everyone is talking about is a real issue. Kelly Park sent out a notice to all its residents threatening to fine us if we left trash sitting outside the compactor and yet there is nowhere else to put it. I guess I could drop it off at a dump, but Im already paying for this service through Kelly Park so I feel like I shouldnt have to do that. I have photographic evidence of this too & I saved a copy of the threatening notice. Ive lived in other apartments around Overland Park that I would recommend a lot more. Cambridge Square is located off 435 & Nall. They have affordable floor plans and their maintenance was responsive and communicative.

Ive been here a couple of years and have never regretted moving in. The place is solidly built which cuts down on noise from the neighbors. Also, the property has been very well maintained, the landscaping, pool etc.looks fine all the time. Unlike some people that have complained about the staff, I have had MANY interactions (at least a dozen) with them and have always gotten a very friendly attitude.The few times I have required the maintenance staff, they have responded the very same day.How much more can you ask for?I think some of the people that complained were either asking for unreasonable things or just cranky...For people coming in from out of town, I have lived in this area for years and it is quite a safe one. This is NOT true of the entire KC Metro. But, here you can relax here and almost all the shopping and services you might need are minutes away.

Lived here for 2-1/2 years. Has gotten progressively worse. Looks nice from the outside, but made cheap. Things are starting to fall apart: tile floors coming up, carpets stretching, multiple work orders put in for heat/air breaking, street lights burnt out and broken, dumpster constantly overflowing, noisy neighbors, security gates removed (but rent increased). New management is horrible.

Looks can be very deceiving. Not everything is bad about Kelly Park (KP), but my experiences at Kelly Park have me regretting my decision to sign a lease w/ them. KP has a beautiful appearance & is a brand new complex (only about a year old). There are a lot of nice amenities, such as a very nice fitness ctr & gas grills available to all residents, in the pool area. I was the first to occupy my apartment. There are some very nice features in the apartments, stainless steel appliances, granite counters (which are NOT sealed), & overall, they offer some very nice floor plans. However, if I had known that I would have so many issues with the complex/office staff, I wouldn’t have signed a lease w/ Kelly Park. There is very little, if any, insulation in between the floors. I hear everything from the apartment above me & it really stinks b/c I pay an extra $30 PER MONTH to live on the first floor. I have a ridiculous silverfish problem, my clothes are getting ruined by these annoying bugs. I’ve told the office staff about the issue. Although they’ve sent an Orkin person to supposedly take care it, it has clearly NOT been taken care of. My clothes are still getting ruined by silverfish. I have several sticky traps around the area where I notice them the most & they’re filled w/ silverfish that’s how I know there is still a problem. In addition, the overall maintenance of the complex isn’t maintained very well. The grass has a lot of weeds, there is slime mold in the mulch by my building, moss in the pool with an overload of chlorine, & the sensor to the gate when exiting my bldg doesn’t work properly. I’m constantly having to push the emergency/disabled button just to exit my building. The ofc staff is incredibly rude & arrogant. They’re great when you’re possibly going to sign a lease with them, they’re chatty & friendly, but once you sign the lease, the I don’t care attitude comes out. The leasing staff is not the only problem, the property manager has the same poor attitude & is very unprofessional. When I first moved in I had issues w/ my breaker box constantly tripping, causing half my power to go out. Upon contacting the office & speaking w/ the ofc mgr I was told due to strict fire codes, just walking across my carpeted floors, creating static could trip my breaker box. I couldn’t believe that this was the explanation I got from the property manager. I feel that the manager/office staff could definitely work on their customer service skills. Kelly Park also doesn’t give renters an option for short-term leases or to rent month-to-month. So I wouldnt have to move multiple times, I was going to stick it out at KP until I had another place lined up. I asked if I could sign a short-term lease when my 12 mo lease was up or rent month-to-month. I was told they can only allow a certain # of people to move each month so they couldn’t allow me either option. How can you fully control who moves out each month? The complex isn’t even fully occupied by residents so why would you turn down money from someone who pays their rent on time & takes care of their apartment? I see several vacant apartments when I walk my dog around the complex. It doesn’t make sense to me. If you want to be fooled by the beautiful appearance of this complex & the nicely finished apartments, along w/ the fake staff, the same way I was, then sign a lease with Kelly Park. However, I highly recommend you keep looking for another place to rent. There are many other upscale apts in the same area as Kelly Park. It would be well worth it to look into renting from another complex OR for the price KP charges in rent per month, you may be better off purchasing a home!
