Love it here. The amenities are nice and well kept up. The complex is clean and the staff is friendly and answers all your concerns. I would definitely recommend EOS

This is our last month. I’ll be sad to leave these cute and affordable apartments. The unit is great, the neighbors are quiet and respectful, and the amenities are everything you could ask for for the price.But what really sets this apartment apart is the leasing manager, Merci. We moved in at the height of the pandemic and it was a stressful operation. Throughout the past year we’ve had a handful of odd circumstances and Merci has helped us with grace and patience and were it not for her stellar customer service and humanity, we would likely have had a miserable experience per our unique circumstances. Had I not accepted a job elsewhere I would be eagerly renewing my lease!5/5 - possibly the best living situation I’ve had

Emil Chruszcz in the leasing office is the absolute best! He helped me rent here after some relaxed convincing. He does his job well and seems to enjoy it. After a few weeks of living here, I mentioned off hand to him that there was a broken gate and he personally fixed it the next day. Talk to that man if youre thinking about living at EOS.

I have loved living here. The staff is super nice and I always see them working hard when they are here. I am so glad I moved from the HUB, its like night and day. If you are a college student or a family, this place is quiet, and nice. I live where I can see the pool and its peaceful at night.

When I first moved in I really enjoyed the staff and complexAfter a while I noticed the staff cared less and less about residents who were no longer “new”The maintenance guys were really nice and always helpedMy only big issue was the noise. The walls are very thin, I could hear my neighbors conversations/arguments almost every night, as well as the people above me walking across their apartment everyday. I understand the staff didn’t build the complex but when I came to them for help on how to resolve the issue, nothing ever happened. I showed them videos where you can clearly hear everything, but nothing was ever done. They have a “policy” where if you get 3 noise complaints you can be evicted. That’s definitely not true.The only reason why I gave 2 stars is cause the maintenance guys are super nice and always helped(also expect to pay a decent amount leaving the complex even if you hire a cleaning company)

The community overall is great! The staff is always friendly and willing to help and maintenance concerns are addressed quickly. The amenities are always clean and accessible as well.

I have been living in EOS for 2 years, I moved back to this building after previously living here for 1 year and having moved for work related reasons. The units themselves are gorgeous. They are updated with granite countertops and stainless appliances. The building and amenities are also updated and the common areas are accessible and very clean. Above all my favorite thing about EOS and probably the main reason I moved back is/was the staff. They are all very friendly, responsive, polite, respectful. That’s not just the leasing team but the maintenance team as well. You won’t regret living here!!!

Great service and a lovely community. Johnson and Emil have been great since the beginning, and maintenance concerns have been addressed quickly.

The employees from this company with titles such as assistant, managers, and so on are just after your money. On my first day I found a roach inside the apartment and I called so the problem would be taken care of. The pesticide company comes only on Thursdays so I had to wait. After everything was “taken care of” I noticed more roaches coming and I had to wait until next Thursday.A couple of days later, still with roaches, I found fleas. I have a small 6-year-old pet which has NEVER had any fleas. Every time I would walk her around the building, she would be back with 2, 3, even 5 fleas on her coat. I had to call management several times but, still, I had to wait until Thursday to receive any kind of treatment. My dog got dermatitis and several infections due to the fleas and I went and talk with the manager which really didn’t care and said that it was not reason to evacuate the apartment. They didn’t say anything about them taking the initiative to start spraying their green areas outside/inside or keep at least a record of pets that were being treated and the ones that were not.I spent a whole month going to the vet because my pet was showing several symptoms, washing clothes and bed-clothes with hot water every three days and vacuuming every single day plus using the inside pesticide services they provided and the fleas never went away, so I decided to leave way earlier than I was supposed to. They don’t know how to deal with pests, and they don’t care to treat around the building.-Their toilets. Look at inside their toilets when you arrive to the apartments. Some of them have black gunk that can only be removed with ACID. It does not matter how many days of the week you spend cleaning with bleach or any other detergent, it doesn’t come out. Sometimes when you flush the toilet you can see some kind of black sand that will stain the toilet and smells like ammonia.-On the weekends, some residents leave trash on the floor or wherever they please inside and outside the building. You can spot several drinks and bags from several fast food places. People don’t use the several bag stations provided to pick up after their dog, so you will see and smell feces pretty often. People do smoke, the contract says something like: if we see you smoking then we have the right to end the contract. But then it says something like: although it is prohibited to smoke, we can’t prevent it from happening. If you try to complain with the manager it will tell you something like: just tell us who the person is… (you guys have “cameras”, you’re the ones supposed to know).-There are cameras around the building, being watched by a policeman, thats supposed to see the previous offenses stated but nothing happens, everything keeps deteriorating. Some of the electronic gates get damaged and anyone can enter the building because they don’t take care of these things right away.-When it rains some side-walks and entrances turn green (the picture was during a sunny day and you can still see the green). Thats fungus. If your pets get any kind of paw infection, well, you get an idea where it came from.-They did an alarm test which was about 20 mins but the problems is they didn’t let us know in advance, at all. The previous alarm test, which they did let us know, was about from 9am-5pm. The alarms are so loud you feel the sound is drilling your brains and if you work at night and want to rest during the day is not possible with the alarmPlease be careful, do your research. It only looks good because the installations are new but I dont think its worth your money.

This apartment has by far been THE best apartment I have ever lived in. I’m new to the orlando area and I felt right at home. Starting from my tour with Natalie. She was the best of the best. Honestly. I was sold the minute I met her. The tour was great and she explained everything in DETAIL to the point where there were no hidden surprises. The exterior and interior of the building are always immaculate. Maintenance really does a great job. There isn’t a day that goes by that maintenance isn’t busy making sure to keep the place looking great. I could go on and on about this apartment! 5 stars!!!

I was really satisfied with my experience with EOS/Fogelman until recently. The apartment was nice, the on-site staff friendly (Natalie, Johnson and Angel particularly), and it was a great location. EOS, however, sent someone who dutifully paid their rent every month to collections with NO WARNING. My credit score has dropped significantly because of EOS’s administrative mistake.I moved out earlier due to the pandemic. Left the apartment spotless (hired a cleaning service) and we returned walkthrough photos and videos. All seemed well until I noticed a massive credit score drop. Apparently EOS did not take the last month’s rent from my bank account. This left an outstanding balance that I had no idea existed. They claim they sent a letter. When we inquired about where they sent the letter they said they sent it my address on Colonial! Obviously I don’t live there anymore so you can see the issue. From there, neither people on the lease received any phone calls, emails, or correspondence regarding any outstanding balance. They promptly sent us to collections.I also have no record of any phone calls or mail from this collections agency. I was baffled because normally collections will call you every hour on the hour. We finally were able to pay off the balance but the agency informed us that we needed to contact EOS to rectify this. The damage to my credit score was already done by this point.We contacted EOS and no one higher up seems to want to take responsibility. EOS claims that they contacted us repeatedly but is unable to produce a record of this correspondence.I don’t understand why would send someone who has faithfully paid their rent ON TIME to collections immediately? It’s also shameful how EOS will not take responsibility for any of their mistakes. Upper level management seems to keep passing this off to employees who have no control over the situation.As of March 2021, this matter remains unresolved and my credit score is still adversely impacted. I will never rent from another Fogelman property again.

The place is beautiful and amenities are gorgeous. The maintenance staff is great and they’re very quick. Angel’s the sweetest! Abdil is very kind and is always friendly when we speak, same for Natalie. The only con I could say is that the stairwell isn’t taken care of so you’ll see trash there. Luckily there’s an elevator 😅 Apart from that, the place is great. I love calling this place home!

By far the worst management... We’ve had our neighbor above being noisy for 4 months after midnight DAILY and management continuously doesn’t resolve the issue. They haven’t cared about our well being and being able to sleep at night. The courtesy officer came to our unit and acknowledged that its absurd that I have to endure this and the office hasnt dont anything to change that. We asked to resolve the issue and they just sent an email to the tenant above and haven’t taken any further action.If you move into this complex and have noisy tenants, don’t expect the office to resolve anything. They will only tell you that you can leave early and still need to pay rent for the remaining months on your lease agreement!

If you want to live in a complex that allows homeless people to stay in the clubhouse and doesn’t have an active courtesy officer maintaining the property, then EOS Apartment homes is the place for you.When we first moved in, everything was swell. The second half of my lease is when everything started to go downhill. There were issues with homeless people living in the clubhouse, and after countless months of emailing back and forth with corporate, the guy was finally trespassed. Management was aware of the issue but made no effort to get him out. The homeless people were using the amenities that EOS residents were paying for. How is that okay?Additionally, the courtesy officer is basically nonexistent. When people take tours with the office staff, they brag about how a courtesy officer does rounds and walks the complex to keep us safe, but that is not true. He doesn’t do that, and he doesn’t respond to calls. I’ve been to the office countless times because of noise complaints of loud neighbors, but nothing has been done.Abdiel, the property manager, does not care. He is very rude and unprofessional about handling this. I have call records of the times and days that I’ve called the courtesy officer, but the courtesy officer and management are claiming that there isn’t any record of me calling.The staff only likes you when they’re getting your money, and if you have a problem or concern, they disregard it and ignore you. I wish I picked somewhere else to live and I cannot wait to move out.

Ive had nothing but great experiences at EOS.The staff at EOS are beyond amazing. Ive gone to Lillian, Abdiel, Johnson, and the maintenance team for help plenty of times and each time they have been very helpful. They always care when I come to them with an issue/concern and they have never given me a bad experience.The amenities are very nice here, especially the gym and the pool.Overall, I highly recommend EOS for anyone looking to live in the Waterford Lakes area.

UNSAFE. DIRTY. UNPROFESSIONAL.Worst experience I’ve ever had. The apartment we got was dirty, elevator is disgusting, unsafe, no parking, etc. I was at the 4th floor and couldn’t stand to go down the elevator because of the nasty smell or the dirtiness and whenever I had guests coming over they complain about it as well. I once saw used underwear in the elevator too, that’s how disgusting it is. I once saw bloodstains on the elevator as well. The hallways are NEVER cleaned. Most importantly, someone tried to break in my apartment twice!! I called the office to at least change my apartment and they said it’s not their problem and I should call the cops or pay another deposit and sign another lease to change the apartment. Shockingly, one of the people I know that lives in the 3rd floor had the same experience as well, and the office couldn’t care less. For your own sake, don’t live here.

EOS has been an absolute pleasure. I have lived here for two years now and it has been joyous.Rent here is expensive, because the property is beautiful, modern, and equipped with amenitiesyou simply will not find at any other complex.The grounds are well kept and maintained by the staff.The office staff are always so kind and prepared to help you, and go out of their wayto assist you however they can.The maintenance staff is extremely efficient in responding to maintenance requests.The amenities are well kept and convenient and have made my stay here that much more special.The staff are always around the grounds, caring for the property and acting neighborly withall of the residents.Overall, I would highly recommend living here.

4 years here now. It used to be be more peaceful and the neighborhood was friendlier and cleaner(and more mature). Now there is a lot of people that are destructive and disruptive and leaving dog poop all over the place. Overall, it has been a good experience and can’t be ungrateful 👍

If you are looking for a safe apartment complex in the East Orlando area, this is perfect especially if you are a student. All of the staff is extremely friendly and most of all helpful. All of my maintenance request are done quickly and efficiently. I highly recommend!!

At first, the apartment seemed great. It looks very nice and for the most part is fine. I have lived here for over a year. However, i have had countless maintenance requests. My bathroom fan, dishwasher, ice machine, freezer, air conditioner, and washing machine have all broken at least twice, and I’m not confident that it will ever be fixed. The fire alarm goes off constantly, especially in the late afternoon. Like imagine coming home after a long day of work and having to scramble to get your scared pet(s) and/or kid(s) out of the apartment while you listen to a deafening alarm. I have asked them to ask my neighbors to quiet down multiple times, and nothing has ever come of it. They have mentioned that if they have to ask them more than a few times, they will have to evict them. The maintenance men Frankie and Angel are amazing and they’re always so sweet. Angel comes to my apartment to fix things and always is very friendly and helpful. Natalie in the front office is amazing and super friendly and helpful. The manager, i think her name is Lilly, is very rude and doesn’t seem to understand my questions. She talks down to me like i am a child and tried to charge me $300 for a broken dishwasher that came with the apartment. Angel replaced it for me for free, he’s such a good guy. I have reached out to them many times and don’t get much of a response, so i am probably going to be moving out soon. I live in a 1 bedroom and this is absolutely not worth the money.

I had to add onto my last review because I just cannot believe the unprofessional attitude of this company. A few nights ago, while I was asleep, Angel and an employee for the security company EOS uses came into my apartment while i was sleeping at 10 o’clock PM. i woke up to someone opening my door, and i live alone, so i was scared to death. They are lucky i recognized their voices because that situation, as you can imagine, could have been very dangerous for both parties. Why would you come in that late? On a Tuesday night!! Earlier that day my building’s fire alarm went off for 4 hours straight, and when i asked if they could please shut it off, they continued to just say they were waiting for the security company, which apparently took 4 hours to get there... and they dont have any way of shutting it off themselves. Despite entering my apartment after service hours, 2 of my fire alarms are still unattached and hanging from my ceiling/wall. I called to talk to the front office about it and was met with hostility from the maintenance manager, Frankie. i am astounded at the unprofessional attitude of this company and it’s employees, and cannot stress enough how much of a waste of money this is.

Merci is a very generous and thoughtful person. I highly recommend this place if you want good customer service because Merci will take care of you and give you an honest opinion to suit your needs.

I’ve been living here for six months now, great place to live in. The building is beautiful, the lounge is always clean and organized, great place to study and also to spend some time with friends. Great pool, the most beautiful view at night since it changes colors all through the the night. The gym And the zen zone, great place to relax. Overall great place, the staff is great as well.

I have been living here for a bout a year. The complex is very clean and beautiful. The people in the office are so nice, they take a good care of their residents. The gym, the table pool, and the coffee machine are awesome. I would definitely recommend EOS apartments.

My fiancé and I recently move to EOS, and couldn’t be happier we did. We spent several weeks calculating the different amenities, features, and pricing of similar apartment complexes. After vast amounts of time viewing places, and outweighing the pros/cons of each, we chose EOS. EOS by far succeeded all other apparent complexes in regards to amenities/features, presented the most professionalism out of any of our other experiences, and was located in one of the most desirable locations in Orlando (15 minutes from downtown, minutes from all the local universities, and within miles of everything else you could imagine). One of my favorite features is the modernism in the design of each apartment, and the complex as a whole. We were very pleased to come into a perfectly clean apartment upon arrival, that had been check-listed to ensure everything was above standard condition and working. I would highly recommend living here.

I lived here for 3 years and I must say it was an amazing time through and through. The whole team is accommodating, caring, and a pleasure to deal with. Plus, you can’t beat the modern look and amenities that are part of the whole package... if it wasn’t for me buying a home, me and my dog would still be happily living at EOS apartments!

We couldnt have asked for a more gracious and cordial group of professionals. EOS staff are so easy to work with and they make you feel so comfortable and at home right from the start. Natalie was great to work with and a major help to us. She made the process so easy and was quite knowledgeable about all aspects of the building. Lillian and Angel were also very helpful and were eager to direct us with anything we may need going foward. They all greeted us and made us feel so welcome. Each of these EOS employees are an major asset to the company. The apartments are gorgeous and spacious. This is a fabulous building with so many extras and amenities.

I lived here for just over a year and I can’t say how amazing it is. The apartments are beautiful, the lobby and shared amenities are beautiful, and the management and maintenance teams are amazing. They’re always smiling at the front desk or if I pass them in the halls. Maintenance is incredibly patient and efficient. The only issue that you can expect are other residents not cleaning up after their pets. However, EOS is pretty quick to clean it up, which is sad because they shouldn’t have to. Thank you to all the people who make this place so great!

Living here at EOS is one of the greatest parts of living in Orlando for me. Its not just a apartment complex, the staff and the enviroment make it feel like home. From the neat club house to the extravagant fitness gym, EOS definitely has everything you need to feel at home. I would definitely recommend this property to anyone whos looking for a nice place to live.

I recently visited EOS apartments looking for a new home in Orlando for next year. When i walked in, the office staff all stood up and greeted me with a smile and were very welcoming. One of the leasing agents took me on a tour and showed me all the amazing amenities they have to offer from the pool and gym to the tanning bed. The leasing agent knew everything about the property and help me find exactly what i was looking for.

EOS is a great environment to live in. The staff is my favorite part about this place Johnson, Lilly, and Natalie always go above and beyond to be friendly, kind, and helpful with any situation that you come to them with! I moved from across the country (site unseen) and have loved living here. I am sad to be moving out, but am so fortunate to know I have friends to visit when I am in the neighborhood. :)

Ive lived at EOS since the beginning of July and from the leasing experience to the living experience, its been great. The staff has always been more than friendly the entire way and the apartment was exactly what I expected. I have confidence that if I do run into any problems, that the staff will be able to help make it right. Plus, the location is perfect with a Publix within walking distance, the 408 right nearby, and Waterford Lakes Shopping Center right up the road. Would highly recommend.

I love every employee that works here! Natalie, Johnson, Lilly, And the Manager Abidel. They are very awesome and very welcoming! This is one of the reasons why I moved here besides it being such a beautiful place they are like a great big family! Angel the maintenance guy is very awesome as well! He’s always looking out for my roommate and I. You won’t regret living here, such a beautiful place with great people and a very great atmosphere!

Let me tell you about this dump. While in college one of my kids rented an apartment on the first floor. And there was toilet water leaking from the floor above. It took them over two weeks to it acknowledge that it was even leaking. Joanna, who claims to be corporate, is very rude is not willing to make any adjustments on leaving the lease early or fix in the apartment in a timely manner. We simply asked to leave the lease three weeks early with no penalty they would not even accommodate.I would not suggest letting your kid rent from these morons.

The apartments always smell like weed. Every. Single. Day. Theres a no smoking policy but it has never been enforced. They just send an email and thats it. We always put up with it but we went to an elevator and it was full of that smell. Every single day we have to walk through stairs or walkways that smell like weed. People also smoke regular cigarettes in the stairs. I do not care if people smoke, but its extremely annoying that a day does not go by where I am not smelling weed or just cigarettes. If you have breathing problems, go somewhere else. We are moving out as soon as our lease is up.

I am beyond amazed on how amazing Natalie and the staff treated us during the process of our move. All our question were answered and the move in was beyond smooth. I cant thank Natalie enough. I am in love with my apartment, couldnt be any happier ... thanks guys !!!

Wonderful living experience! I have been living here for almost 2 years and never had any issues! I checked all around the Waterford area for other apartments before I picked EOS and they are the best around! The complex is beautiful, great location, and well kept. It is similar to resort style living. Colette and Abdiel in the leasing office are always friendly and willing to help in any way they can. Consider your search over after visiting EOS...it is the best complex in the Waterford area!

A+ service. Been here for 2 weeks and cant complain. Saw model unit and fell in love with this place. The unit I got was exactly the same. Brand new unit. Common area just like the pics posted. Natalie and rest of the staff gave a great service. Super happy. Will update in 3 months

I have lived here at EOS for over 4 years, This property is well run under the direction of property manager, Abdiel Pena. Abdiels team including office staff, maintainence and housekeeping are all community driven. They are friendly and always have a smile.

I feel like most people only write reviews when they’ve had a negative experience. I’m paying a prorated amount that’s almost $1,000 more than my lease, and still, without a doubt I love it here. THE MAINTENANCE STAFF IS BEYOND WORDS. Angel is the one of the most hard-working, kindest people I’ve ever encountered and he can fix ANYTHING. Everyone that lives here is very courteous and I genuinely feel safe here 24/7. Great location, incredibly helpful staff, beautifully maintained. I am sad to be leaving the area but I’m happy to of stayed here. HIGHLY RECOMMEND!Ps. One minor inconvenience if anyone from the admin sees this - The only issue I ever had was the printer in the clubhouse. My printouts always came out dodgy, so I just had the leasing office agents print them. Might be worthwhile to upgrade that!

Natalie You are the best! I truly appreciate you for the wonderful tour. Then yesterday before we moved in I went to the office to get the keys, she already got the keys and ready for us! My son Isaiah loves going to the office too. I absolutely love the apartment and definitely the leasing office are the BEST! I want to say thank you to everyone that works there! I recently moved here a little under a month ago and I genuinely cannot imagine living anywhere else. I have been living in the Orlando area for about 2 years and by far this is the best place to live.EOS is brand new with beautiful amenities such as a large pool, clean and maintained gym, a conference room, lounge all for residents to use whenever they please. The apartments themselves are very modern not run-down at all. The complex offers storage rentals for anyone needing some extra space. The complex is secured through large gated doors for resident entrances and may be entered with a key only residents own.The patio area of each building has beautiful landscape that all residents admire, along with a dining area for residents with guests.I am a dog owner and this complex is incredibly animal-friendly. With a bark park, where the dogs are free to play and complete their business. The complex has disposable sites all over and inside a dog grooming room for residents to bathe their animals whenever they please.Above all though the staff here at EOS are absolutely incredible. They are so kind, friendly, helpful, and concerned for each and every resident. I have had some concerns and they have been nothing but willing to help me through anything Ive needed. During Move-in they consistently asked if I need anything or if they could help in anyway. The office is almost always open and they are always ready to address anything that residents need.

Liz, from the management office at EOS, is a wonderful soul. When I met with her to return my keys, she immediately made me feel like the most special person in the world.Liz had always treated me kindly and attentively when I stopped by the management office. However, she went ABOVE and BEYOND her call of duty when I gave in my keys. The management office at EOS is super blessed to have someone like Liz represent them. Liz is kind, pretty, professional and a cool mentor. Where else on earth can one go to receive such superlative treatment? Not many places.In my opinion, Liz is the epitome of a true humanitarian who treats people they way in which they deserve to be treated.I will miss seeing her and wish her ALL THE BEST that God has to offer. :-)

Changing my previous 5 star review to one star. We have never been so mislead by an apartment complex. Move out was a complete disaster and people in the office are unhelpful and not educated. When we moved in the complex was pristine. The people in the office cared and everything was well communicated. When we moved out it smelled like weed, people smoking everywhere and incompetent office staff. Please go somewhere else or expect a 3k bill at move out.

Moving out of EOS Apartments is extremely excruciating for no reason. At first, EOS Apartments charged us for partial cleaning and carpet cleaning plus restretch and enzyme cleaning. We left our apartment in a great condition, they want to charge us $55 because we couldnt clean the hard to reach places such as fans and air ducts. Are you kidding me? Some dust in hard to reach places shouldnt be a charge us. I feel that even if we cleaned that, they would find some excuse to charge us some money when we are moving out. EOS Apartments are so desperate for money and tenants that they are giving $500 Off your first month! Dont fall for this trap and move somewhere else. They also charged us for carpet cleaning and enzyme cleaning because they found a dog stain underneath the carpet which is insane to us since we never had a dog. So, EOS apartments wants to charge us for cleaning that THEY didnt even do.I talked to Lillian and she said that they would reduce the carpet cleaning fee and guess what? She charged us twice the carpet cleaning ($98.37 and $75.00) and took our water bill out so now we cannot even pay out water bill even if we want to. I have called EOS so many times and they have not being able to fix the charges. We have sent a formal letter to EOS Apartments and we will go to court if we need to. EOS Apartments are trying to scam their tenants for extra money even though their lease does not state that you need to shampoo your carpet unless you have a pet.EOS Apartments needs to focus on cleaning the green mold they have everywhere. This place has some nerve on charging us a cleaning fee when they have dogs peeing and pooping in balconies!

Although my stay at EOS was brief (only being 5 months) I can say with all sincerity that this has been the most pleasant apartment complex I’ve ever lived in. From the front office staff and managers to the maintenance workers, literally every single encounter with anyone of the staff members has always been pleasant. The property is always kept in pristine condition and host an array of different scenic areas you can relax. Whenever I made a request to have something fixed in my home the staff would have it resolved same day. I would highly recommend this property to friends and family.

I have absolutely loved living at EOS. The staff is awesome and super helpful and the apartment is beautiful! Best place I’ve lived at in Orlando.

Staff is very friendly and courteous all the way from engineering to office staff. The facilities are beautiful, all around quiet place. Has beautiful pool, gym area is decent, pretty spots to relax inside the apartment complex, accesible to different stores around the area. My only constructive crticism is that they need to reinforce their policy of fining the pet owners who leave their pets pee and poop anywhere and everywhere around the apartments facility. The staff eventually gets to clean up after them but it is impossible to have the place clean with so many pet owners who do not respect the common areas.

Abdiel and Natalie are so sweet and helpful. I have lived in EOS for over a year and just renewed my lease, I wouldnt want to live anywhere else. The complex is clean and safe, and its always nice seeing the friendly faces at the leasing office. Thank you Abdiel and Natalie for always taking care of us!

Ignore those 5 star reviews. Most of them are fake. How pathetic is EOS that every time someone writes a bad review, they make a fake account and write how amazing the staff is and give this place 5 stars. Check all those 5 star reviews and see how they almost say the exact same thing and only review this place (watch EOS change their tactics). Every time someone writes something bad, a 5 star review comes right after it. I know for a fact that if EOS didn’t write fake reviews, this place would have 3 stars max. Stop writing fake reviews, EOS, we all know. Also, I’m pretty sure that “Starbucks” coffee they have at the welcome center is from Walmart, I have the exact same Starbucks coffee and it tastes different.

So I currently live here, and must I say location don’t really matter here. I have been living here since late January. I have been experiencing a roach problem, tossed around from management to corporate. Yet, no solving. Last night I called the emergency number because me and my friend came home. Found a roach on the bed. Just to be told “ it’s an emergency number roaches aren’t one” of course no response. We paid for a hotel. I express my ordeal with the manager, assistant manager( forget getting help from him) and staff. They all shook their head, and said there’s nothing else I can do. Called corporate just to have an old lady tell me on the phone “did you call the manager last night” ( after I told her I got home after a dinner) lol so much for caring. She hang up the phone and told me “ have a nice day”. Still no answer, still a roach problem, and still being brushed off. Good luck living here!

I toured EOS a couple weeks ago and I still can’t get over how beautiful it was. The leasing agent Natalie gave me one of the best tours I’ve had (and I’m in the business myself!) I can’t wait to live here!!

The apartment is very nice with the management team to go with it. My only issue are the noise bleeds that can be heard.

I am a current resident and I love the atmosphere it’s quiet and everything you need food stores and entertainment is right around the corner or down the street everyone is nice always smiling and professional here and the place is gorgeous it really does look like the pictures and I love the fact they have free Starbucks coffee machine in the lobby until 12pm

I have lived in a number of apartment complexes across the country, and have to say this Fogelman-Management staff has far and away provided the best experience for myself as a resident, especially in a relatively large complex such as this one. I appreciate the dog friendly policies and staff and look forward to their continued support.

The property and apartments are gorgeous, and the location is amazing with Publix, Wawa, Hair Cuttery, Cheddars, and Fuzzys all essentially in the parking lot.That being said after 4 years living at EOS we are very happy to move out. Outdoor amenities are not very well maintained, most days it is hard to find a functioning grill and the pool is down for maintenance fairly often. They also removed many amenities from when we first moved in including dry cleaning and electronic keys while also continually adding additional charges such as increases in valet trash costs, reserved parking spaces, and insurance “fees”. These changes really made us feel as if we were getting gouged as added charges and fees kept getting added to our bill for things we were already getting free of charge.But by far the worst thing about EOS is the customer service and organization of the staff. If you need to call for any reason, there is a 95% chance nobody will answer your phone call and a 100% chance you will never receive a return call to your voicemail. Packages constantly go missing as all packages are piled in a break room with no organization or shelving. Unless the package is delivered to your door expect a 50/50 chance of them finding it in the office. Important and private information such as lease renewals with rental rates and your name are wedged in your door, not sent electronically or left in your mailbox. Many of your records will be “lost” by the time you move out. EOS was unable to provide us with our original lease or apartment damages report from when we moved in. If you sign a lease here document everything, and make sure to keep copies. They will heavily charge when you move out for everything from high cleaning fees, to paint, to light bulbs they won’t let a single chip go uncharged.The community manager Abdiel Pena is about as bad as they come. He is inaccessible for questions, refuses to answer the phone or emails, and is rarely available in the office. If you happen to track him down with any issues you are experiencing, he has no problem raising his voice, dismissing your concerns, and telling you he will get around to looking into it when he is ready. He truly believes he is giving you his time as a favor and not because its his job as the community manager. Expect many emails from him regarding community policies and events, most of which contain typos and incomplete sentences; but do not expect him to dedicate any time to your problems unless you are willing to continually go out of your way to make contact. Student employees working in college dorm rooms would give you a better experience and better service than Abdiel.I would not recommend this community despite the great locaiton. You are better off with the Hub or the Strand for an upscale option in the area.

Once again! I am so glad that I went with my gut and did not listen to some of the reviews. I love it here! It was slightly out of my price range (especially for a studio) but it is so worth it. The amenities are awesome! I recently went to a resort in Lake Buena Vista and couldnt wait to come back home because we had more to offer. I use the gym frequently, usually at night so I can blast the music (its a separate building so the Bose speakers dont bother other residents), FL is the home of year round pools (ours is kind of chilly) and this one is big, with swim lanes and small water features. I often cook my food on one of the gas grills and bring it back upstairs to eat, I love that each building has an elevator and valet trash. I dont have a dog but I wish I did so i could use the dog wash room and dog park😔! Theres so many places around the property for me to chill or do homework, entertain guests or even watch tv! When I get my mail I can grab some coffee or tea for free and chat with the staff and they always make time for a little conversation and remember my name (Ive been here less than a month) Now, Im an honest reviewer so heres some things I dont like. I feel like some minor upkeep is neglected and could be done such as in community restrooms and common areas, Im hoping we have some community social events--halloween wouldve been perfect! It is pricey--especially for a law student like me🤦🏾‍♀️ but you honestly get what you pay for. Parking could be better. I dont think you should be able to reserve spots because parking is a plenty. All residents should have the opportunity to park near the door! Lol the grounds are well kept and the green algae people complained about on Google is really minor and being fixed as we speak. Publix and the adjoined shopping center is super walk friendly for us and so is Cheddars, 24 hour fitness, pdq, Wawa and McDonalds! 7 minutes away is an amazing shopping center full of everything you need. It takes me 20 mins flat to get downtown everyday (if I drive a little faster 15 😂) As you can see the good outweighs the bad and the leasing office will always fix any concerns you have! Id love for you to be one of my neighbors 😊It took me TWO MONTHS since moving from VA to find an apartment and I am so happy with my decision to live at EOS! Come see for yourself!Update we now have new hammock covers and the public restrooms have been regularly maintained since my post above!

Been a tenant in this complex for more than 2 years and the experience is the one that I would not forget. I have live and experience many apartment complex and by far, EOS is the best in both term of value, privacy and the services. The value is what you paid for but even this is close to the major university like UCF, but the noice and the neighbor are much more mature and grown up. They have done a wonderful job with selecting the tenant for their community. The experience has been up and down but I consider it normal experience since living in a house, you will always experience problem but its all up to how the management team tackle the problem and solve it for you and by far EOS team is one of the best. The team actually take your comment or complain seriously and act it on timely manner. They understand problem not by the obligation from the lease but by understanding their tenant and the relationship. One time I have a problem of the house and they contact, update and keep it serious until the problem is resolve. Their team foster the relationship to the highest level, they willing to listen to you and find to solution that work best to your busy schedule or life problem. Their maintenance team are the best from my experience, they take your request seriously and get it done very fast than I expected.To be honest, its sad that my journey with this complex has come to an end, been offer a new job but the experience of me with the EOS has by far been the greatest journey and I would love to recommend this place to anyone who want to live in mature community with the modern design, great amenity and reasonable price.P.S. If you have any problem, no matter how small it is, make sure you let Colette know, she will get it done in no time.

I have been living here for almost 3 years and it is truly a pleasure to live here. Everyone that works here feels like my family. Abdiel and his staff are great. Especially Lily Velez who always goes above and beyond to help and accomdate tenants. She is kind, understanding and follow’s up right away. EDIT: I am very disappointed on the lies that EOS are saying online. Instead of owning up their mistakes, theyre fabricating the truth. The breezeways are not constantly cleaned and yes I know that they are exposed to outside elements, but that dirt is not a few days old dirt, it is months and months. I also know that if you live in an apartment, you will hear noise, but I have never had this problem where I hear 4 dogs constantly barking throughout the night.It is also absolutely disgusting that EOS are lying about the shooting. I heard those shots loud and clear and I heard that girl screaming and then go super quiet. I called 911 and they told me that they were on their way since ANOTHER neighbor called 911 already.Original review:EOS is honestly hell on earth. From extremely dirty hallways to dogs barking 24/7 to the point that I think they are calling for help, it just makes you happy that you are only here for 1 year. Im reviewing this place anonymously to avoid retaliation when I move out. There are so many issues that you need to consider before moving here. 1. The place is dirty, you can look everywhere on the hallways and youll see the dirt that hasnt been cleaned in months. They have a cleaning person here but I think she spends most of her time on her phone than actually cleaning. 2. The walls are super thin and you can hear people talking and screaming super loud outside at 2 AM. If you want to complain about noise in the middle of the night, guess what? You cant do it. The courtesy officer is nonexistent and you will have to endure it for the rest of the night. 3. Get used to smelling weed at the elevators and other areas, there are even times that it comes into my apartment. 4. The security in here is horrible, anyone can easily come in and do anything here. We have seen kids smoking weed that do not live here. Also, someone got shot here a few months ago? Just imagine waking up to a woman screaming for her life and then shots come right after. EOS keeps getting worse every month, the only good thing about EOS is Natalie.

Property is clean and leasing staff has been very helpful during the move in process. The location of the complex is convenient as it’s only a few minutes away from my job, and it’s in a plaza with Publix and Wawa. Overall I would recommend eos to anyone looking for a place in the UCF area.

The leasing staff is very welcoming, professional, and there for you. The location is perfect. Close to UCF but not too close to the crowds and massive number of student housing complexes. Also, being literally right next to Publix is a major convenience. The upscale vibe EOS brings makes you feel happy to be home! Couldnt be happier!

After applying for a six month lease via their website, paying $100 in application and $250 in administrative fees, supplying income information, and having my application approved, management attempted to modify my application while drafting their welcome letter by claiming that their website was inaccurate and lease terms had a minimum of seven months, effectively adding $1200 to what was clearly listed on an application that had already been approved.I ended up having to cancel the application, after which EOS was happy to keep not only the application fee alone but the full $350 I had already paid them, instead of owning up to an error that was unarguably entirely in their ballpark. Denying the return of administrative fees in the event that the applicant changes their mind is one matter, but doing so due to events resulting purely from an administrative error is disgustingly unethical.Since my initial, polite follow-up e-mail regarding the $250 in administrative fees has been outright ignored by their staff these past five days, heres hoping they dont even bother insulting me further by responding to this review with one of their copy-and-pasted apologies, contact numbers, or parroting of their applications legal terms, the last of which is intended to protect them from their applicants shortcomings and wasted time and money - two things they have already wasted for me via fault all their own.

I moved few weeks ago, and I really recommend it. EOS has a great location with the Waterford Lakes Town Center near by. It has a gym, swimming pool, elevators, security keys to get inside of the buildings, etc. and Also, people working in the leasing center are very helpful and always ready to assist residents, especially Lyz Muniz who helped me with many things including my application process, electrical and cable companies, etc.

This place is only for young carefree souls, not for families. The property managers are too young to even feel responsible. Example: a fire alarm test continued for 3 days from 9 am to 5 pm. I have a 1.5 month old baby who I cant even take anywhere away for 3 whole days. The fire alarm kept ringing intermittently. The people who planned the testing obviously did not think through the situation. The timings are extremely convenient for people who are going to school or to work, but is it impossible to anticipate that there can be a new born baby in a reasonably big apartment complex?Also, several things in the apartments would not work, since these are brand new constructions. However, the staff would definitely come and repair those once asked to.So, overall, great place for young people. Terrible choice for those with families.UPDATE: We moved out of EOS apartments a few months back. I received an email alert about an utility balance, which I paid shortly thereafter. I received an email a few weeks later stating that they have not received my payment and if we do not pay the balance, we shall be reported. I checked my bank account and found that the amount has been deducted. So, I thought it was a mere oversight on EOS part and continued with my day. A few weeks later I received another email which said that I have been reported to the National Credits Systems for not having paid my bill. After trying to contact the EOS personnel several times about this issue, I was able to reach to them finally this morning. The Asst Manager told me that he has taken care of the issue, and the reason I was reported was because they simply dont check the accounts of former residents! How ridiculous is that! There were no apologies from this man for this terrible negligence either.The location of this place is fantastic, but living in the apartment complex is no fun!

Yes, that is true I have had the same problem as Alex. I can even pay the whole amount ahead, but they would not accept it. I think that would give them a really hard time. I think, that rule is not really manged well. Its not who dont have big amount of money who would miss up your place EOS. They really should consider rethinking that rule.

EOS is an amazing and beautiful place to live! Abdiel, Lily, Natalie, and Johnson are all incredible at their jobs. They take pride in ensuring everyones needs are met and are enjoying living here. The maintenance staff always go above and beyond the normal fixing and actually explain what their doing/why the problem arose in the first place. Angel has also offered me information in regards to tips and tricks to make living here or anywhere better. Everyone who lives at EOS is very friendly and kind. The staff has always exceeded my expectations! I plan on staying here until I am ready to buy a house. #Beststaffever

Soon after I left this place I received an alert about a due utility bill which I payed off. Several months later I received a letter from National Credit Systems that I had not paid my bill and they had added a collection on my credit score!I invite you to imagine the beauty of the situation.When asked about this the Assistant Manager at EOS informed me that the reason my credit score was tarnished was because he hadnt checked to make sure if the bill had actually been paid.EOS may look shiny, but its management is screwed up.

You cannot beat the location. Youre in the heart of everything. Grocery stores and Chinese/Indian Takeout are Walkable. You can kick off your morning at WaWa right on the corner or a mile or 2 down the road and hit starbucks in Waterford Lakes (which also has about every possible store you could ever need and the movie theater, etc etc etc etc). The amenities of the community are pretty awesome. The serenity courtyards to the loaded gym that has most everything you could need to keep in shape. Outdoor bar areas, in-house dry-cleaning and bronzing stations accent and complete the community. Ive been here about 2 months now, still great so far. I will say I thought the walls were thicker than they were but apparently I will need to keep my music down a tad :-p Id give it a 4.5 really only for that, but I guess Ill round up. The price is right :)

EOS is an amazing complex. Very modern not just with the amenities but the the apartments as well which is hard to find at the price they offer!!! Any apartment complex can be modern but what is an apartment complex without an amazing staff. Liz Jason and Abdiel are all so professional and what make this place so amazing! (Along with every other employee at EOS maintnce etc.) Super fast maintence team as well!

Omg i love this place. i moved in 2 months ago and one thing i look for when i was apartment searching was to feel welcomed initially when meeting the office staff. here at EOS everyone gives off such a great vibe like one big family. natalie, johnson, lilly, and abidel are amazing ive had to work with all of them in the process of getting my apartment and they all handled my situation amazingly each time i had a question or anything it was no hesitation to take care of me and my roommate. listen i could go on and on the entire staff is great, especially maintenance! they keep this place clean and its a great place to live over all. angel in maintenance is such a great person and great at his job hes looked out for me and my roommate multiple times and is very helpful always! everyone here needs more credit period!!!!

EOS is an excellent residency complex, but the best of all its their staff. Mainly, Elizabeth Muñiz provides the best customer service you could ever imagine. She is always looking for ways to help you and make a stressless leasing process. Definitely, Liz loves her job and enjoy helping the residents. If Liz assists you, dont worry you are in good hands.

The apartments are beautiful, and management has gone above and beyond to make moving into our new home a breeze. If you want to live in a place where youre more than a number, EOS is the place to be!

Im leaving this review because I just noticed that the company had deleted two previous honest reviews from other residents.Have been living here for three months so far. Theyre just now finishing construction and heres what I have to say:-Advertising amenities that hardly ever work/show no interest in getting them fixed. Most notably the HP printer... guys, please just trash it.-Entire building is a dead zone. You WILL miss calls from your family, friends, and employers. Every time we complain, we get the same response about having someone come look at it eventually... which never happens-No matter how many doggie bags are supplied around the building, people do not pick up after their dogs. On several occasions Ive been out playing with my dog and have ended up stepping or kneeling into an old turd. Oh and that $25 fee for not picking up after your dog doesnt exist- I regularly see an office worker not picking up after his dog.-No smoking? Yeah right. 6pm-10pm theres a guy out back on his cell phone chain smoking. Every night. He leaves cartons and butts, and despite there being a camera right there and a strict policy, nothing is done about it.-Children running around in the courtyards when youre trying to sleep.-We have to go into the media cave and turn off the TV every night before bed, or else ESPN keeps us up.-Dont let them fool you into thinking this is a hip, social place to live, because they dont let college students in and everyone else has kids and/or doesnt want to go to their events.THE PROS:-Theres a publix next door-The dog grooming station is okayAll in all, not worth the price, the office staff really dont care once they have your money, would not recommend.

I was living at EOS during a shift in management. During this change I saw an increase in the quality of service provided at the leasing office. Maintenance was always quick to solve a work order no mater what the problem was.Parece que todos que trabajan aquí hablan ambos español e inglés.The amenities and even the hallways are always kept in great condition. I love that it is right next to Publix.Allot of the neighbors have dogs and they are all very social with one another. You can see families of dog people gather by the park just outside.The pool is always clustered with people during sunny days. Lots of music. The grills by the pool are great for BBQs. It is very romantic how the pool lights up different colors at night wile glass enclosed fire flickers at each corner.I wold recommend this place to anyone looking to live in a clean, social, and modern place.

EOS has arguably the best location in the area. Walking distance from Publix, Wawa, and other resteraunts and shops. All of the front desk members were very hospitable and friendly throughout our experiance. The Maintanence Staff was very courteous and quick with our service requests. The property was always kept very clean, and I recommend EOS to anyone in search or housing.

I went in here today and was immediately freaked out. I walked in to a young lady complaining about roaches being in her apartment and nobody coming to fix the issue. I left right away.

Pros: near everything, beautiful apartment, vinyl wood flooring, looks and feels like a resort, new management is friendly, used to have events, appliances are great, Upgraded interiors, pet friendly, close to everything not to mention grocery stores, gas station, fas food cheddars and burlington.When we moved in the ac broke so they came and fixed it in a timely manner, new management is doing a great job

Ive lived in numerous complexes in East Orlando and this is far by my fav! The front office is very helpful and understanding to your needs. Abdiels spirit and professionalism is what makes your experience even better. Ive lived here for well over a year and not only am i in love with how the building is kept up (with cudos to an outstanding maintance team) but how safe I feel living here. Even when I have concerns they are always open to help and solve. Thats what makes living here comfortable and pleasant.
