Move here in October 2020 so disappointed.. i don’t even have the energy to write everything that have happened to me in this complex. Before renting here do you research. That my advice do you research, check the crime rate, check the area at night also when it rains. But most important the crime rates. I put some pictures of how dark is at night in here. Super dangerous. With my car lights on and off. Do you research and then make a decision. You will thank me later

Do not live here!!! I moved the end of July with holes on my carpet they said they were going to fix it is now October and nothing !!! They keep charging me extra on my rent when my lease says something different. I’ve called and been to the office and no one has helped me. They haven’t charged my rent from august when I’ve given them a money order!! They say pet friendly but barely take care of the dog park or even bother to refill the pet bags. They let the trash build up at the dumpster making the complex smell terribly!!i pay for valet trash but when I moved in the trash bin was already full of garbage from the previous people.

Jose at Avenues of Baldwin park is great. Helped out alot and got me moved in the same week I applied to live here. Really appreciate the attention to detail and kind patient attitude. Nice People here.

Ok... Ive been holding my review waiting to see if things got better, but 90 days in and I wish I never signed my lease.First, congrats to everyone who says Jose is helpful. Im not sure why I didnt get the same helpfulness when I came in to tour/lease. We kept being pushed towards the cheaper 2 bdrm, despite me making it clear we wanted the largest. Then, I couldnt get a response to my leasing inquiries to save my life! I had to reach out to higher ups just to be able to get the availability information I needed to apply for the apartment.Second. my apartment wasnt ready when I moved in. The manager acknowledged as much and said hed rather move someone in and finish the apartment once theyre in. Problem is- were at 90 days and theres still things in my home that should have been punched before move-in.Third, there are so many roaches! I just dont understand....but Im going to start requiring rent from them bc theres whole roach families occupying my house!Im thoroughly disappointed. Great floor plans, great location, but poorly managed/staffed. I heard theres a new PM (hopefully its Nina, shes great!) Im hoping to see improvements soon. If things get better, Ill definitely update my review, as this is a really cute property with a lot of potential.

LOOK ELSEWHERE! We lived at this complex between two different apartments for four years and the management has changed so many times that every time you go to the office you deal with someone new who is clueless. Have been told five different ways we were suppose to pay by different people and got charged a late fee because of incompetence (even though we paid rent faithfully on time monthly for four years). And don’t get me started about maintenance!: Roaches were a huge problem! Contacted office and put in maintenance requests for pest control, only had result 1 out of every 4 requests and it didn’t fix anything. Mold found on ceiling, contacted office and maintenance showed up three days later and PAINTED OVER IT. Packages constantly stolen because the complex doesn’t utilize the already built it package boxes and then refused to take packages at the office with the newest management. Toilet was wobbly to find out it was not properly fixed to the ground! Put in multiple maintenance requests and after moving out a month later it still was not fixed. This complex is a pig with lipstick on it: try to appeal for new customers then nickel and dime you for poor maintenance and worse management. Would give 0 out of 5 review if possible.

Here a the key points positives…1) great location. No other reason to move there. There is a homeless camp that lives on the edge of the property and borates you every time you leave, the other side of the property is next too a rooster farm that never silences. Yes, roaches, yes problems with ac and other issues. THE STAFF, super inconsiderate, not only do they never return a message and when you do communicate in person they are offer short and sometimes rude. DONT LIVE HERE,THERE ARE OTHER OPTIONS!

COCKROACH INFESTED BUILDINGS. Do not move here. They wouldn’t let me walk the unit before I signed my lease and unfortunately I came from out of state so when I arrived in move in day with my storage container I was stuck. They promised to address the roach problem and I have now been here 9 months and the conditions are near unlivable. The office does not answer the phone, Nina and Charlie (the managers I have worked with) lie and give empty promises only to then try and get more money out of you, pest control that you pay for does not come and when they do they don’t spray anywhere but a few times in the kitchen… it’s a mess.You can step, look or touch anything in my apartment without seeing roaches. I can hardly prepare food. All my furniture is ruined and I dread coming home. They have offered me ZERO solutions. Only a letter trying to say I don’t keep my apartment lean which I assure you I do. I have OCD. I have spoken with countless neighbors and many of them have the same issue. It’s not my apartment- it’s the buildings. RUN from Avenues at Baldwin Park.

I was there to visit a friend and the apartments are quaint and cute!!The layout that I visited was roomy and practical in its split design...The neighborhood was quiet and had an amazing view of a man made lake...I would definitely explore living in these apartments if ever I relocate to this area

Extremely extremely recommended looking else where, this is the worst complex I’ve ever lived in not to mention the staff forget it! I wouldn’t recommend this property to my worst enemy. I moved in not even a week ago and I am itching to leave this place ( literal itching because there’s a disgusting pest issue which they don’t care to resolve) so if you move in you won’t be alone since you will have tons of bugs biting you all day and night. Again it’s not even been a week and the list of unresolved issues can go on.

Neighbors flooded the apartment above us twice and leaked into our apartment. Office would not do anything to help. Here is the mold we found. We have been living in this mold for over 6 months at least. Never live here. Oh by the way, don’t even get me started on the roach infestation. Took over our whole building and would go to other apartments when you bomb and come back a week later.

Waaayyyy over priced for the quality you get in every essence of the word. The gym is missing weights. The pool chairs are old. Theres no lighting at night. Parking sucks. The mailboxes have no addresses on them some are written in sharpie. There are kids that go door to door trying to sell you stuff. Theres homeless people asking for money at the front of the complex. When we moved in they sold us a dream. Theres a roach problem. They didnt even paint over some of the wall they fixed. We were missing lighting fixtures. The screen is coming out on our patio. (We have lived here a total of 3 weeks) Half the outlets in the apartment dont even work. Definitely re consider moving here. The only thing good about this complex is Jose who is great and helped alot.

The on call staff could be a bit more responsive and come out to whatever the situation may be. But all in all the situation was handled well by the manager. Thanks.

I’ve loved living here, I just signed my second lease to move into my own apartment with my partner and the treatment was great. Jose was extremely helpful and you could tell he is genuinely happy when his clients are happy.

The process from initial inquiry to selecting a unit to being provided with the lease was completed in a timely manner. Ericka was professional and exhibited impeccable customer service. This sht been here for a 3 months they never clean it .. it’s stink … .. They take forever for maintenance service

This place is in a beautiful area, love all the trees in the surroundings. The apartments are nice and spacious. But I love the big gym and how modern it is. This place has great amenities for a pretty good price!

The new staff is very dedicated and responsive. I had a mold issue in my apartment that went unresolved for a long time under the previous management, despite several requests on our behalf, and Nellie made it her top priority to fix. Very professional, communicative, and customer focused! Thank you so much for making sure we could have Thanksgiving with a mold-free apartment!

I just moved in a few days ago and so far love it. Sophia is amazing and made things so easy to get everything done to move in quickly. She’s so friendly and accommodating! Also had to put in a maintenance request and the issue was resolved the next morning. I have nothing but good things to say about the staff and the complex in general. And the location is amazing!

WE LOVE IT HERE! I moved in October of this year and the place is incredible! The apartments are so cute and so affordable. it has clean and accessible amenities as well as a very prompt response team for maintenance repairs. I am so glad to have chosen to move here!

I’ve lived here for two years and I’ve enjoyed my experience thus far. The leasing staff and maintenance staff have been very helpful and professional. Our Lakeview from our apartment is one of our favorite things about the community. We also enjoy the amenities; pool and playground area is a lot of fun.

I had scheduled an appointment to see the place at 10am and arrived on time. The person had been helping someone else so we had to wait until 10:20ish until another employee arrived. When helping us she left to help her 10:30 appointment that arrived early. Keep in mind we had one scheduled for 10. Very unprofessional. I waited until 10:48 to find out I wouldn’t even get to see the apartments. This place is a joke.

The living is okay BUT the management is a literal joke. They are nice, I’ll give them that but the management is all over the place and are very reactive to the residential issues rather than being proactive. I’ve lived here since 2017 and steadily saw management get worse by the year, 10000% will not be renewing my lease. It’s ridiculous.

I had a virtual tour with Sofia and she was awesome!!! The apartment was very lovely, she answered all of my questions before I could ask and was able to answer any additional questions I may have had. Sofia is very sweet and professional.

I’ve been in this neighborhood going on three years. I like how quick maintenance responds to our requests. I like the amenities and different activities they plan for us. It’s a diverse neighborhood that’s close to stores, restaurants, airport, schools, etc. However, they need to fix the potholes and handle the roach and rodent issues. It’s a major turn off, and I don’t feel comfortable in my own apartment despite consistently keeping it clean!!!

If your looking for a place to live, this is the place, from as soon as you walk in, to speak to someone to showing you the Apartment, they make you feel so comfortable, not pushy at all, love the area, good School are amazing. You definitely wont go wrong living here.

Eye love the location and the school’s for this area. Although a bit pricey eye do love the fact that the office knows my name. However, eye wish it was more lit up. This is a nice place.

The Avenues is in a very central location and is close to all the major spots in Orlando including the parks, downtown and the airport.Other than the location I do not recommend living here. The staff is almost nonexistent when helping with maintenance issues, you have to remind them constantly about issues or they will never get resolved.Constant bug problem, I have had my unit sprayed countless times and there continues to be an issue.The price is good for a starter place but I highly recommend looking elsewhere.

This is not a good place to live, this 8 months living here have been a nightmare, we have problem with roaches, and the worst is the problem that we have in our apartment with the AC always turning off because have some problems with the system, that is what they said, in this hot summer does everything harder, the staff never responded the calls or any messages, and when you go to the office to make the complaint in person, they always are pretty rude with you, not friendly at all, even when you given a smile they will treating to you like you don’t worth it. If I can give you a advice, DONT MOVE HERE!

My daughter and I moved here in March, 2020. We moved from the Disney area. We both love the location. Its convenient for both of us. The office staff is very friendly and professional. I plan on staying here for quite awhile.

I have been here for two weeks and its been nothing but headaches. I CANNOT WAIT UNTIL MY LEASE IS OVER.! FIRST OF ALL WHEN I WALKED IN THE DOOR AFTER RECIEVING MY KEYS THE APARTMENT SMELLED LIKE A DOG POUND. THERE WERE ROACHES EVERYWHERE AND THE KITCHEN WAS DISGUSTING. THE CABINETS ARE NOT WHAT THEY SHOWED IN THE MODEL APARTMENT. AND I WASNT EVEN TOLD THAT I WASNT GOING TO HAVE THE SAME KITCHEN. TALK ABOUT TRYING TO SELL. WHEN I REPORTED ALL THE PROBLEMS AND EVEN SAT WITH BOTH MANAGERS AND SHOWED THEM PICTURES THEY SEEMED HIGHLY ANNOYED. I WAS TOLD THAT THEY WERE GOING TO FIX IT, GUESS WHAT? ITS GOING ON WEEK NUMBER THREE AND THEY ARE STILL GOING TO FIX IT.! MAINTENANCE SUCKS. THEY DO POOR WORK. THEY CAME TO GLUE A PEICE OF VINYL AND THE SAME DAY IT CAME RIGHT BACK OF. WE ARE TOLD WE HAVE EMERGENCY SERVICES BUT SINCE YESTERDAY MY KITCHEN SINK LEAKED AND IT LEAKED INTO MY DINING ROOM RUG AND I CONTACTED THEM 3 TIMES AND NO ONE HAS SHOWED UP. I SUFFER FROM ASTHMA AND THE MILDEW AND MOLD THAT WILL DEVELOP WILL SURELY MAKE ME SICK. THE COMMUNITY GROUNDS ARE FILLED WITH DOG WASTE. IN FRONT OF MY PATIO THERE IS TONS OF IT I CANT EVEN SIT IN MY PATIO BECAUSE ALL I DO IS SMELL IT. IM STILL WAITING FOR THAT TO BE PICKED UP AS WELL. THE MAIL BOXES ARE DAMAGED SO YOU CAN COUNT ON NOT RECIEVING YOUR MAIL. IM STILL WAITING TO HAVE ACCESS TO THE GYM. THE DOOR ISNT WORKING. THEIR EXCUSE IS THE PERSON WHO IS TO FIX THE DOOR HASNT CONTACTED THEM. THERE IS A WATER STAIN AROUND A SPRINKLER IN THE HOME AND ALL I WAS TOLD IS IF IT BOTHERS YOU WE CAN PAINT OVER IT THE CABINETS IN THE KITCHEN ARE SLOWLY BECOMING NOTHING AND EVEN THOUGH THEY HAVE A HUGE SIGN IN THE OFFICE THAT SAYS NEW RENOVATIONS ARE ON THE WAY IM BEING TOLD MY KITCHEN COUNTER CANT BE RENOVATED. THEY KNOW OF ALL THESE ISSUES BUT INSTEAD OF OFFERING TO MOVE ME TO AN APARTMENT THAT IS ACTUALLY WORTH MY MONEY THEY JUST HAVE AN ATTITUDE AS IF THEY DONT WANT TO HEAR IT. IM ONLY GIVING A ONE STAR BECAUSE I CANT DO NEGATIVE STARTS. AND GUESS WHAT TO QUALIFY YOU NEED TO MAKE THREE TIMES THE RENT DEFFINETLY NOT WORTH IT.! STAY FAR FAR FAR AWAY.

Just renewed and quite happy with Joses service.Good company overall. Ive been attended by Sophia several times and they remain as diligent as they can in spite of covid. It is good to keep in mind that it is a large complex, and the apartments are quite roomy compared to the several other apartments in central florida for the price. As with all repairs the sooner they know about a maintenance issue the faster it is fixed. If they forget or you are simply not home, dont be afraid to remind them. They are willing to listen.

The ladies in the rental office are absolutely amazing!!! I had a bad experience at a previous complex and Sophia helped me get into a beautiful unit quick as a dime!! I’m so excited to live here! Thank you!!

Great location, apartments are very spacious, beautiful lake and scenery.. plus lots of amenities for you and the family. Close to shopping centers, just everything you need in one.

Would Not recommend.Value for price not worth it. I should of read the reviews prior to signing the lease. The long term residence only live here because it sucks to move. For the price you pay here with all the extra fees, might as well live in Baldwin Park where everything isn’t outdated. Also parking lot has poor lighting at night. There’s always someone asking for money on your way out.

Very nice apartments and community. Unfortunately I am a Full Sail University student but I got no response back about them accepting third party payments. Its not section 8. They take payment directly from my college. But I have another source. They never got back with the funder to let them know theyll take it. I dont know if its because Im also a person with disabilities and was asking for ADA accommodations to make some modifications.

Went looking for an apartment and the office staff was very professional and courteous.I even met the Property Manager who was also very professional and courteous.I wish people would treat you like this everywhere you went.

Been here for a year every staff have been very nice to me and everything has been great with the apartment and the amenities. Definitely staying here longer.

The neighborhood has great amenities such as the private, 24- hour gym, and the three swimming pools, but resolutions for major issues from management can improve.

Awesome place to live. Just moved here. Love the location with a walmart and gas station right next door. Super close to the airport, ucf, winter park, and downtown.

I ended up moving before my lease was over and just eating the rent payment (yes--living here is that bad). The units are infested with roaches and ear wigs. The construction of the units are incredibly cheap (the screens arent attached to the windows, there were no ceilings lights in our bedrooms, carpets are peeling away from the floors). Management dodges calls if they encounter issues that they dont feel like addressing. The community is full of unsupervised kids that scream profanity and bang on your doors and windows all day. Neighbors blast music until 4 am in the parking lots right outside the units. 0/10 do not recommend.

They kept in contact with us and communicated to us about the changes to the location that we were moving to. Wonderful staff and stress free move in. They accommodate us nicely and I really appreciate it a lot! Moving is stressful in itself don’t need spewing from all directions. They made sure that everything was all set for us. Everything is what you make it. Everybody is friendly and helpful even with this whole covid thing going on. Isaiah made it a nice and easy move in. Ive had some issues but maintenance has been here to fix the high priority issues. This place is not a dump and it is not high luxury. I would recommend Avenues of Baldwin park.

The complex itself isn’t awful. The location is good, but it’s definitely expensive for what you get. I’ve lived here for 2 years and we have actively tried getting rid of the roaches, but they keep coming. DEFINITELY infested, doesn’t matter how clean your place is, they will be there. And pest control rarely comes by.

Found a adorable 2br2bath . Nellie took great care of me from the start . She was a huge help with all the paper work and was amazing showing me all the great amenities including a Amazon locker coming soon premises. Highly recommend renting somewhere else.Been living here 3 - 4 years and getting ready to move anywhere else. They will charge you for services and not provide them, such as pest control. They are also unaware of what agreements they made in our lease and consistently breach contract. Maintenance will enter your unit without permission and without 48 hours notice.I have recently put work request orders in and it took them 3 weeks to come do a basic screen repair. Worst of all they let themselves in even though I clearly noted that they did not have permission to enter and they did not give me advance notice that they would be showing up.It was never great but since covid they have been absolutely scummy in their business practices.Basically the current management is garbage.

Unit: The kitchens are very small and provide little storage space. The appliances were breaking and need to be replaced. Our electricity continued to short-circuit during the first 3 months of living here and the fix was putting a large hole in our laundry room wall and duct-taping the wires so the leak from the upstairs unit wouldnt drip onto the exposed wires. The bedrooms do not have overhead lights/fans (this doesnt seem like a big deal, but it was annoying). If you live in a unit next to the parking lot you will have to deal with blaring radios in the morning and night as cars drive by.Management: Absolutely horrific (and I dont use that word often). Lynn, the manager, was exceptionally rude when I came to her multiple times regarding the state of our apartment. At one point when the hot water heater had been out for 2 days I went into the office and she said Im not worried about that, well have someone out soon.Maintenance: The maintenance workers were all very kind and they understood that most of the residents were unhappy with the units. They came to our unit so many times that it became a running joke that our building was just days away from falling apart. During one of the many maintenance visits, one worker said, I cant believe this place hasnt burned down yet. I cannot make this up...Location: The only saving grace of this place is the location. I could ride my bike to Lake Baldwin, walk to Walmart/Wawa, and UCF and downtown are only 20 minutes away. There is a nice lake that is in the complex and I enjoyed sitting on the bench to watch the sunsets. The location is the ONLY reason why my review has 2 stars instead of 1.Overall: I signed a 12-month-lease and after the first 2 weeks I was already looking for a new place to live when my lease ended. If youre willing to give up even basic human dignity to live in this area on a cheap budget then this is the place for you, otherwise, I would HIGHLY suggest looking elsewhere.Also, if youre wondering why there are so many positive reviews, they do give-aways for residents who leave positive reviews. If you look at all of the dates of the positive postings, they all tend to be around the same time (when the give-away was going on). Be aware!

Poor quality apartments, things are put into place just to get a sale.Maintenance issue and the office is known for giving the run around instead of being honest about the situation.I was even lied to and told that the manager Cathy was not there by Erica when i can physically see her, just so they wouldnt have to deal with my issues.I am not one to make reviews however, this place is definitely your monies worth CHEAP, everything falls apart and filled with mold!!

In the leasing office they are very nice and the person that was showing us the property Karla was very nice she explain the prices for each property.

If you’re thinking about moving here think twice. All they care about is you coming in and pay after that no service you can request a maintenance request and never see anybody. All those good comments was the new buyer. No costumer services when you’re a resident. Don’t get fool by the first 2 apartments

I have go say is true, the roaches problem are so true, the staff is friendly and I always call for the pets control but the problem still here, parking is pretty bad too and dark at night. I wouldnt say os the worts place to live but you can do better

I recently moved into a partially renovated unit, and the place is pretty great, and the black appliances are pretty good. I really like the flooring. For the rent we pay, its really fair.Being so close to Walmart neighborhood market, Wawa, and Publix across the street at Baldwin Park is really great.

There’s always a staff member available and willing to help. Sophia & Isaiah are very helpful.they are informative when unexpected things happen. Issues are resolved in a timely manner. Emergency maintenance came right away when needed.

They have somethings that a lot of apartment complexes might not have like a dog park,basketball court,play ground soccer field and 3 pools.

Water is shut off for maintenance constantly with little to no notice, the baggies to pick up pet waste are never refilled, pet waste everywhere, have seen cockroaches on multiple occasions, pot holes do not get filled properly and pop up everywhere.

We love it here! Great apartment and the staff of so friendly.

The school district is perfect for getting successful kids. The roaches will drive you crazy and the old cabinets and painted bathtubs are a nightmare. The new staff is much better at least they will try and fix things. The new rules for the pool sucks but you can still have a nice BBQ.

First off this is one of the worst apartments I have ever lived in. Lets talk about the Dishonest management! I work in the hospitality industry and have been out of work for months. The management told me two weeks ago, not to worry and I could make payments and they would work with me and the wife. So I gave them my last 2k dollars tords what I owe and Two weeks later I get a letter saying pay full amount left or move out! I go back down to the office and they said it comes from corporate offices and nothing they can do! So I say basically you lied to us and are not willing to work with us now? No response just a blank look! On top of all that during this covid I was forced to resign or lease agreement under the understanding that they would work with us and we would be OK? I have all the emails and paperworkiI filled out for payments and now get out! They blow all the grass all over your car and if you are parked to close to the grass they will hit your car with the weed wackers!Basically dont live here! Better off going someplace else! Avenues at Baldwin park is definitely something special. Living here was like nothing I could have ever imagined. One of the perks of living here are the free pets. They don’t ever mention it but most apartments either come with one or two free pets. The most common being cockroaches and if your lucky, like myself, you also get rats! However, if you don’t like the free pets, it does take a month or so for them to respond. When I asked for someone to help me rid of them, we were told it would be taken care of, but nothing happened for some time. Eventually, after some difficult conversations, something was done. It only took a little over a month. Another perk about living here is how they maintain the laundry facility and gym. When doing laundry there are sometimes things such as old fabric softener bottles, or dryer sheets to discard. Luckily for the residents here, the floor is just big garbage can. There is a garbage can in the room, but it’s never changed and overflowing. It seems that the complex has a desire to just make the entire facility a place to leave trash. If you like frustrating and difficult work outs then you’d love the gym. This is because most of the machines don’t work properly or at all. There is also some missing equipment for good measure. With all of the broken equipment, it makes getting injured even more likely! Talk about a tough workout! Finally, my favorite thing about living here, is all the story’s you are told. Depending who you talk to at the office, you will be told different information. This makes it difficult when you need to take care of serious issues, but will keep you busy. My favorite story is when they tell me the maintenance people will come when they never do. Eventually they come, but, a month later when your not home and with no notice. Anyways, the staff is very reasonable and only takes their frustration out on you. After they make mistakes constantly be sure you don’t complain about it because they will only get angry. Remember, they are very busy doing nothing. Also, remember here at avenues, your health and happiness mean absolutely nothing. Do yourself a favor and choose anywhere else.

My boyfriend and I have lived here for the past year. Yes, there has been a couple issues, but with the help of the new property manager Mrs. Gretchen we are happily in the process of deciding to sign a second lease with Avenues of Baldwin Park. They have patiently worked with us for the past 3 months, by physically coming in our apartment and discussing the issues of our home. Maintenance has definitely improved and the staff is always in a great mood. The new management has had an amazing improvement in the complex :)

Nice place good location

I give 3 stars just because my 2b 2b was a great size. But, the apartment constantly had roaches. My neighbor had a rat problem. Parking is TERRIBLE and at night the place is like a ghost town, NO LIGHTS! I rather pay a little more to have better parking and feel secured.

I have only been here for a little over a month, there is good and bad so far. I do love the size and layout of the apartment and the rent is very reasonable. However, moving day was a struggle. The cleaning person was there on my move in day as well as the carpet cleaners. They said we couldnt move in yet as the carpet needed a spot clean and would be wet all day. Well I didnt have a choice, I needed to move in so the leasing office said it would fine to skip the spot clean. Well its obvious the carpet wasnt cleaned at all as my feet were dark gray after walking around bare foot for an hour. There are stains in the kitchen from the paint in the cabinets. There are plumbing issues that Ive been complaining about since day one. And it ALWAYS smells like weed in my building! Its not the worst place you could live but its also not the best. Im still happy I moved in but would be happier if I didnt see roaches in my kitchen.

The quality is really bad. Not a clean place. The lights are on a timer and they do not change with the time change. So, it is very dark at night. Not safe!! The apartment complex is very dirty. The office took 5 months to replace my stove. The name of the apartment complex changed but the experience is the same. Do not recommend this place!

Im give a 3 and Im being very optimistic. My son has been there 2 years. Move in day was awful, apartment wasnt ready after 6mths notice we were moving down and from Missouri. Over the past 2 years when I would need to talk to someone I would have to send him to the office because no one would answer calls or emails. That being said it seems new management answers the phone and returns emails. So Im hopeful it will keep improving. Im giving it another year, my son likes the location and I dont want the hassle of moving. This could be a really nice complex as long as customer service/maintenance improves.And something needs to be done about people letting their dogs poop every where and not cleaning up. I see more of that, then them cleaning up after them. Install cameras, if they are caught kick them out. Its disgusting and there is no reason for it, plenty of bags, trash cans, and dog area is provided .

This place is absolute trash. I don’t even live here, but a couple of my colleagues do. I won’t even mention the roaches, just read the rest of the reviews.The roads are terrible, deep pot holes and uneven. Flooding was a HUGE issue after the Hurricane. No sidewalks. Only one lock on the door, very safe for an apartment complex that has issues with constant robberies and break ins. My friends neighbors moved out after 3 months, some guy held them at gun point right in front of their apartment, robbed them, molested them. They called the office and they did NOTHING. They had to call the regional office, nothing was done. Wouldn’t recommend if you have a family or young kids. Very unsafe.

I moved here out of state in March 2018. The person who has helped was very helpful. Apparently the day I landed the apartment that was assigned to me was not ready. I was concerned because I was with my 4 year old daughter with no where to stay. Gladly the lady who helped me spoke to the, then manager, and offered a bigger square ft. Apt for the same price. Overall my experience has been ok. The amenities are pretty old for the prices they offer. Upon moving in I noted the peeling of the cabinets and the horrible outlets, nothing stays tightly held. Maintenance was an OK experience. My AC was down one time where it was on an off, had a issue with them and the electrical company. And also had a flooding issue that took weeks to repair ruining the carpet by the entrance. New management took over and they are more strict then the previous owners. But no one bothered me I didnt bother anyone. Parking was never an issue. There was always plenty and if we got here late we would park a 2 min walk away, however if you lived in the side streets (not the main road) you might have a park a little further. Issues are, the streets are pretty dark so a bit scary. My big issue for me was the homeless. Open community calls for random people. I would see homeless by pool using the shower head, also I left my car open on accident once and someone rummaged through it, happily just had 3 dollars, literally thats all they took. Having visitors are never an issue, Ive thrown a few get togethers with music and not much of an issue. This is an OK complex..pools were ok, the only pool that was kept clean was by the office the other 2 were never kept clean so everyone would come to the main one by the office. For the price I should have better amenities and each time we had to renew our lease the price would go up almost 100$ with no improvements in the apt. Upon leaving I was charged for carpet cleaning, which I found unfair as I previously requested carpet cleaning and they never came or I was told my apt needs new carpets anyways. Overall, It was a family friendly complex and BROOKSHIRE elementary was amazing. I used KIDS prep daycare that would drop off and pick up from school and it was GREAT. Hope this helps.

Edit: Roaches and passive aggressive charging tactics have me drop my rating from a 5 to a 3. Make sure you remember your initial security deposit amount- so you can bring it up when they find every excuse to charge you move-out fees when you leave.The appliances are old, but the staff are quick to fix them and very accomodating. I checked out some other areas around, and they charge more despite having less than here. Its not the nicest apartment, but its a great deal with a family focused community.

This place is HORRIBLE! Please, live somewhere else. Especially if you have a family with kids. The construction of the place is horrible, from the faulty outlets, that sometimes wont even keep electronics plugged in, to water that gets the heat turned off at random times of the night, to blinds on the sliding glass door, that break off all the time, even the maintenance guys said That is just the way it is. To old appliances, toilets breaking down, the freaking toilet paper holder, from the wall keeps breaking. Plus, potholes, like all the time, very limited parking, and noisy neighbors. Plus rent is crazy high for a horrible living condition. JUST DONT MOVE HERE! Maintenance never fixes the issue, just band-aid solutions all the time, plus everyone is super rude. Except like 1 person at the front desk, but shes never there...

They make it look very nice and comfortable, but in reality its quality isnt very high, and many of our owned stuff have been stolen. Also, dead bodies have been found by the pools, in playgrounds, all around. I highly recommend not living here, and I will be very glad when I move in a few months.

Avenues of Baldwin Park, formerly Auvers Village, is one of the worst places to live that I have experienced. I came here as a full sail student and the amount of mishaps and problems we faced actually interfered with parts of my education. If youre a full sail student, take it from a grad that this place is not worth it for you.The first issue we encountered was before we even received the keys. We were given a Wednesday move in date by a former employee, showed up Wednesday and our apartment was not going to be ready until the following Friday. They screwed up. Got us another apartment and then offered no help with fixing all of the utilities we had already set up for the move in.After finally settling in our new place, we went to do some laundry. The dryer took three cycles to do a load of 1 set of double sheets with nothing else in there. We have had our dryer fixed several times only to still have the same problem 1 year later.After discovering that, we discovered that the light in my closet wasnt grounded and also randomly shorted out. They have fixed this many times too only to have the exact same problem.Then there was the foundation of our apartment. It took them, 9 months and a change of management to get the land under our apartment filled back in after a storm. Every one it rained more would wash away. Eventually a cat moved in underneath. It took video footage of the cat for them to begin the process of fixing it.And just today sewage backed up into our apartment and we had to fight with them to convince them to clean it up. The woman on the phone offered us a pair of gloves as help. Stated that we definitely arent concerned with bacteria since we have dishes in the sink. And proceeded to tell me why they wouldnt clean it up. After much more protest they said they would spray the walls and counters with disinfectant, wipe it and rinse the sewage away from the dishes because they werent allowed to touch our belongings.Some other things to note:1. You usually have to call 3-7 times to get an answer.2. The staff is usually busy with something else and therefore cant help you at the moment if you call. So just go to the office if you need anything done.3. Maintenance usually takes 2 days to get to you.4. The staff is rude and will lie about leaving notices on your door. (We have a nest camera and can see when people come to the door.)5. The AC has been intermittent since the day we moved in and has been had to be recharged almost every month in order to work.6. The kitchen light ballast has gone bad and even if we replace the light bulbs they still claim that it is a bad light bulb.7. The laundry doors just fall off sometimes.

Maintenance only puts temporary solutions in place for most issues. A lot of the wiring in these buildings is against code. Not to mention lights short out fairly often in the ceiling.

This place has gone downhill for the worst. I moved in 4 years ago. Customer service was great seemed like a safe area. Now all you smell is weed all over the place, people yelling profanity, cars speeding around like its a race track. Just this week I seen 3 cars on bricks. Obviously cars have been getting wheels stolen and the office has failed to tell us of whats been going on. I wont recommend this place at all to my worse enemy. I never do reviews, but this place is horrible. Thank god my lease is almost up. Im not even going to mention customer service. you almost hesitate to go to the office and ask questions. You might get your head chewed off.

Im doing this review on my friends behalf. Terrible place to live and horrible customer service. She has opened many maintenance requests to have her AC unit fix but they only do a temporary fixed. The air conditioner stops working every few weeks. It takes hours, if not days to come to a temporary resolution. And then a few weeks later it stop working again. The longest its gone is 6 weeks. They have mentioned to change the filter, that they need to order parts, or its the apartment below us that causing the problem, or that the building ac unit itself needs to be repaired. Also, I cant open my windows because the screens are either broken, or not installed correctly. Her cat would either fall out, or bugs would get in. This is something they also havent fixed. She have asked for a reduction on the rent for my inconveniences, but the office staff said that is something they just cant do. She have requested to speak with the property owners but they have never responded.

Tried to get information on a 1 - bedroom by calling the complex on the phone. 5 times throughout the day, I got the message Try to call back later, meaning either they are not answering their phones or declining my call. Either way, that pretty much shows how responsive they would be if I actually lived here and had a issue or something.

Ive had a couple issues here, but the manager Linda reached out to me and corrected everything. They are trying their best over here!

Nice property

Ive been living here for almost 3 years in those years the rent has raised very much so to the point where we can no longer afford it the people working here are unbelievably friendly when youre signing your lease after that is almost impossible to get them on the phone or even have an emergency maintenance request taken care of it took almost 2 weeks for my AC to be fixed after making multiple requests a buddy of mine has a hole in his wall that the maintenance people created and still refuse to fix he also has water a buddy of mine has a hole in his wall that the maintenance people created and still refuse to fix he also has water pouring in through one of his windows that they refused to even acknowledge despite the photos that he has brought in I recommend anybody stay away from this place yes it looks nice yes the place definitely has big Apartments but the service from the people in the price do not match do not come here please stay away Im sorry about the bad grammar and punctuation but stay away oh and they decide to charge you out the ass when you leave they charge my buddy $1,300 after he moved out

Update: I have now finally moved out of this place and I would suggest to others: STAY AWAY!!!! No matter how good the move in fee is just stay away! New management is disgusting and always late! Theres only one of them that works there that is great but the rest are awful! And they will charge you a arm and a leg to repair carpet that can be easily be cleaned for less if they would just hire a carpet cleaner but claims theres too much damage which is untrue. They also charged me $140 for a ozone machine because i had pet smell (mind you i do not own a pet) and smoke smell, which I also dont smoke -_- I cleaned from top to bottom and did my best on cleaning the carpet. God forbid I left a few spots b/c I had furniture covering it but now since I missed those few spots They charged me $800. NEVER AGAIN!! Anyway they can get money from you they will! Just a warning! Rent at your own risk. If you do move in make sure you dont touch anything in the apartment or even walk on the carpet b/c they will charge you the slightest little spot they can find when you move out!I can not wait to move out of this place!!!!! Everything keeps breaking, the walls are are painted badly, I can hear every single thing my neighbors say b/c the walls are so thin! My apartment almost got broken into and had a lose door where it is noticeable but instead of replacing the door like I thought they would, the maintenance guy just put a weather strip on the day. When we first moved into the complex, the office did not have our keys ready as they said they would and told us to wait a few hours until they were ready, mind you we had all our things in a truck ready to unload and we couldnt unload any of our things until night time. Dish machine does not work properly. Everything in here is just crap! Thank God my lease is almost up!

IF AN APPLIANCE BROKE DOWN YOU WOULD BE LUCKY IF THEY REPLACE FOR YOU WITHIN A MONTHNO LIGHTS OR CEILING FANS INSIDE THE ROOMS.ALL THIS AND MAYBE A LOT MORE MIGHT HAVE BEEN LEFT OFF AND THE MOST IRONIC THING THAT I LIVE IN THENEW UPGRADED UNIT BY THE LAKE PAYING BIG MONEY FOR THE WORST APARTMENT EVERTHEY ANSWER ONE OUT OF TEN PHONE CALLS A DAY AND EVEN IF YOU GO TO THE OFFICE AND COMPLAIN THEY WILL PROMISE YOU TO GET IT FIX BUT THEY WOULD NEVER DO AND ALL THIS IS UNDER THE NEW MANAGEMENT

Its a comfortable apartment complex. The office management had always been happy to help me so far. Maintenance is hit or miss sometimes. The location is very convenient (right next to a gas station, supermarket, pharmacy and 10-15 minutes from downtown Orlando). The environment is nice and friendly, and the complex itself is pretty friendly.My only peeves with this place would be the following two:- Lack of sufficient pet waste receptacles: There are a lot of dog owners in the complex and a lot oud then just tend to let their pets droppings be where they land. I dont blame the owners as much as I blame the placement of pet waste receptacles. There are very few and far between, and those that they have are barely ever changed or taken out and build up a repulsive smell and appearance; so its not much wonder why people dont use them very often. More receptacles and pepper maintenance of them should solve the issue.-Parking: Parking is first come first serve. If your job requires you to work a late shift or your coming back from a long trip or grocery shopping, theres a high chance that all the spaces next to your building or complex are taken and you have to park at av distance that is a lengthy and inconvenient walk. I think this matter could be resolved with strategically assigned parking spaces to each apartment which are at a relatively close distance to the building its assigned to. One space per apartment, along with a guest space for that apartment right along side it would be fair to everyone, I believe.All in all, I do like living here for the time being.

I just moved here back last August, and was disgusted by the apartment. Theres a horrible paint job, bad repairs done to fix the holes put in the walls, and disgustingly stained carpets that were not put down correctly so I always slice my feet open on random staples in the ground. The noise level is awful, I have had to contact management with complaints about people shouting racial and obscene remarks down to me and friends. There are parties loud enough that it makes the walls vibrate and management does nothing about it no matter how many phone calls and emails I send. The laundry mat here is beyond disgraceful. Technically the complex does not own the laundry mat even though it is on their property and many of the washers and dryers are out of service but management does nothing about it, if you want a fix then they offer you to pay an extra forty dollars a month to simply wash your laundry.On the subject of management they are extremely rude for the most part, simply wanting you out of their hair so they can do whatever it is that they do besides their actual job. One woman had the audacity to leave me a voice mail and when I visited the main office to talk about it she looked at me and said, I left you a voice mail so why are you here? if that is not rude then I dont know what is. The managers are conveniently never around to talk. Oh and if your car tags are expired then you need to look out because an independent towing company will come tow your car and the office can do nothing about it unless you want to resign your lease and pay twenty five dollars more a month to have it moved to the boat yard even if you currently are still driving it and needing it for school. And forget about talking to them about it, they will make it impossible for you to get in contact with anyone when you need them. Thank you and I pray that you never end up here.
