They made my family remove their plants and instead of making my apartment complex good they makig it horrible.
Sorry to say but Im been leaving in one of this properties, very unsafe place to live in a lot theft, homeless I had to installed cameras even like this theft people dont care, couple of them got in to my apartment he took my bike, tent, chairs, another theft broke my gate lock to got in my apartment, plus the person who does the paper work she is very rude, unprofessional, if something needs to be fixed they charge you as well,
A terrible scam of a company. If German Shepards are not allowed in the city do not approve the application and take the fee. If was very clearly stated what breed the dogs are but yet our applications were approved aka means we do not get the application fee back but we were denied because they are not allowed in Riverside. We called to ask then why they do not state what breeds are restricted I was told they do not have to disclose what breeds are, which means they will just scam you out of your money. Terrible company, people save your time, money, and effort of looking for a house to rent because this company is bogus.
They might have good properties and give off the appearance that they are indeed professional. Thats not the case i recommend you look for another place. Ive gotten a lease with them and they made my life a living hell. They even went as far as to impose rules after i had already signed all the paperwork. They kept making excuses to evict me and i didnt even bother i honesty took my money elsewhere. These people have nice attitude only when you sign up they are lying to you about paying a high deposit and only care about money. They dont want to send someone to go fix whatever is wrong with the property. Theyve gone and hung up on me when i ask for credentials to report them. They themselves know that they are a dirty company i honestly rarely make reviews about anything but incan assure you. 5 Stars all around for Don and his team! Anytime I call in for my husband Michael not only does Don see how everything is going he also asks us how everything has been in our day to day lives. When you talk to Don he truly does care about you and listens to what you need and answers any questions you might have. My husband has had his office for over nine years now and we love how Don and his team takes good care of us. I myself work in property management and may I say they truly are a 5 Star property management company. Thank you again Don for being so amazing you truly do go Above and Beyond.
We started at a property that AIM managed and stayed for several years. While we were there they responded very quickly to all maintenance requests. Any issues that we had were dealt with in a timely manner. We were sad to leave when we decided to move on because we needed more room in order to move in my sister and my nephew. So we moved on to a bigger property and therefore away from AIM. The new property turned out to be a complete nightmare. Long story short we only stayed there for two months and called AIM right away to seek out a new place. They found one that fit our needs right away and it couldnt have worked out better. When we moved in to the new place I did notice the water heater was acting a little strange. Within a few days not only did they have someone come check it out but they had a brand new one installed. The maintenance man who came was very friendly and made sure to explain everything to me. It was great to know that we were back with a company that knows what it means to take care of there tenants. :)
Me and my girlfriend recently moved into a property that is managed by AIM. Don, his brother Kurt and their friendly staff have made the whole process easy and pleasant. Theyve been professional, timely and accommodating.Ive had plenty of landlords & property managers in the past and have had my fare share of the good, the bad and the crazy ones. My experience with AIM has been great and I would have no problems recommending them to anyone thats looking for a rental.
I have been renting from AIM Properties going on ten months now an very impressed so far.The unit was in exceptional condition upon moving in - the place looked brand new. The rental application process was quick and easy. Only one minor maintained issue has occurred since moving, but Don sent a repair man so fast it didnt have time to become inconvenient.I am so lucky to have found this place and probably more fortunate that it is managed by AIM.I highly recommend seeing AIM Properties first when looking for a place to live in Old Town Orange.
I dont know if its because there are too many properties under their management or what but so many details fell through the cracks the biggest of which were clerical errors that presented issues at the bank. After only two months in the apartment and an extensive detailed cleaning pre-move out, we were slapped with a cleaning fee of over $300 when the apartment was left cleaner than when we moved in. I would encourage anyone looking at a property managed by them to consider all of their options and think twice about committing to a place run by this company.
We have been renting a house for 3 years now. The landlord uses AIM for property management and we have nothing but great things to say about them. They are honest and patient though every situation we have put in front of them. From late rent, a broken gargage disposal, or a damaged front door, they were an awesome help. Once, Don St. John helped us contact our landlord at 11 pm at night for a water leak behind our washer. I mean, just above and beyond service! We have recommended many family and friends to their service and they have all been just as satisfied. Keep in mind, they have grown a lot in the past couple of years. They own their own properties and manage some for clients. But if you are understanding and proactive in contacting them, then they are awesome! Good luck in the property hunt!
Im dont usually write bad reviews but the impression I got from them will make me do this. When even you talk to them over the phone, they are usually rude. Oh! you can come down to our office in Orange. They need to work their customers service. One more thing, they try to get a lot of people to pay application fee knowing fully well they have someone for the property already.

I pulled my application because I was told AFTER the fact pets were not allowed, so why would I spend $60 and run my credit? I didnt want to write out exactly why I wrote this review, but since it was responded to with inaccurate facts I must.1. Curt said the lockbox was open and it closed at 6pm. I drove 35 minutes to property and lockbox was locked. I called office multiple times, left a message through Zillow, but no one answered my calls at 430 pm, eventhough your office closed at 530 pm. We only got into the property because another prospective tenant man handled the back gate at 6pm.2. Curt stated on the phone that Don would review my report to verify if I could submit it and not pay $60 in application fees. Alicia stated not at all. However, Alicia stated that Curt was nothing but a carrier and someone to open the rentals and that her and Don do the same work so it doesnt matter what Curt says.3.I was the 1st applicant at 830 am to submit app. I informed Alicia that if owner does not accept pets I want to pull my application. Alicia NEVER called me to tell me if owner accepts pets or not. This is a rudimentary question with simple answer. Application states 24-48 hr. response time. I emailed about pet answer, no response, I left voicemail about pet answer, no response. I dropped off app at 830am Monday and had to call beyond the 48 hours at 2pm Thursday of which we were told no pets and they approved another app because they didnt have pets.4. When I went into office to collect my app, credit report, all pertinent info,banking info, etc. plus my $60 Alicia lost my app and couldnt find anything.5. SHOULD AIM PROPERTIES CLEARLY STATED NO PETS ON LISTING I WOULD NEVER HAVE WASTED VIEWING THE PROPERTY, APPLYING TO PROPERTY AND WAITED 3 DAYS FOR A RESPONSE.6. SHOULD AIM PROPERTIES HAD CALLED ME MONDAY AND SAID OWNER DIDNT ACCEPT PETS, none of this would have happened.-It is my belief that they wanted to sit and collect application fees, but thats just me.
I ended up renting with AIM when I moved back to Orange County from Arizona. We were getting down to the wire to find a place to live and despite months of searching, hadnt found anything in our price range that was suitable for our needs. My brother has rented form AIM for a number of years now and I had him ask one day about their openings, they offered us a perfect solution and were so kind about making everything work long distance.Come move-in time everyone we spoke with at the office did absolutely everything in their power to make our move go smoothly and make sure we were able to move in as early as possible so we didnt have to rent our moving truck for an extra day or two. The minor issues we have had have been resolved quickly, and without any hassle.Overall the staff is extremely friendly, always there to go above and beyond to help and answer our questions, plus the apartment is great.
I thought these guys were pretty reasonable people to rent from. 4 years, never was our rent raised, never did i come home to find people in my home replacing a window with no notice. Sterling took over our apartments and boy did i miss AIM properties. Every month they needed to walk through my apartment for numerous reasons. Plus raised our rent. Anyways point is AIMs good people, take the bad comments with a grain of salt.

The customer service is awful here. I spoke with a Alisia and she was extremely rude. People shouldnt be hired for customer service purposes if they do not know how to handle customer service in the proper manner.
One of the worst customer service experiences. Not all of them are bad but one woman who will role her eyes if you ask for a pen, yell at you over the phone, lose agreements and other forms, etc etc
As a home owner I would never leave my building in their hands. As a tenant, you will be so sorry that you didn’t take the time to find a reputable management company to rent from. They are rude, not helpful and if you need something fixed, well let’s just say, if it gets fixed, they do a very poor job and put in the cheapest replacements that can be found. Response time for repairs is anywhere from 48 hours to years. The answer you will get when you call is, “Let me find out and we will call you back”. Most of the time, you won’t get a call back unless it is damaging the property.

Don StJean is a joke. Disorganized, and withheld valuable information from current tenants and potential renters. Puts up a great front, but a shady guy.
