I havent lived here too long. Everytime it rains I get pooling water in my basement. Ive put in multiple maint request and although the guys do a good job I dont believe its within their scope. After 4 attempts at fixing it, I go to speak with housing manager. I go into the office and Im told someone would get on it... No response or follow up. I put in another maint request weeks later and it was cancelled by the office with no explanation as to why. I wait a couple weeks then go into office. I speak to a lady named (Angie or Angela) she tells me, The house is about 100 years old, my expectation cannot be that the house would be water tight, and that I signed a lease where they disclosed the flooding (I dont recall signing something like that). I ask her if she had a house would she be okay with it flooding every time it rains and her response was.... I dont even live in a house.. I promptly got up and left. Will not be renewing my lease and would not recommend. Good ole bait and switch at its finest. Like other reviewers have said treat you excellent up to the point of moved in.Unrelated but interesting, the company definitely received 2 PPP loans (both worth over $300,000) although their publicly available investor report from 2021 clearly state they are making plenty of money.I have other issues I could gripe about but tbh I dont know if you will listen.... I didnt lol, damn stainless steel appliances will get ya everytime.
So far they have been awesome they address maintenance issues right away much better management company than o. K. Omaha realty.
These are our apartment complex new property managers and they are great.
4 AM FIRE ALARM.Not a real fire, someone let college kids in and they pulled it.Fire department didnt have the keys to reset it.We had to wait outside with the klaxon blaring all through the night, NOT A SINGLE NUMBER, NOR AFTER HOURS MAINTENANCE, responded to us.Not to mention the million issues with auto pay and fees for their system they wont reimburse anyone for. No amount of calls to accounting (only one accountant for 12 properties??????) solves anything.The parking lot is an absolute mess, DONT PAY FOR IT.

Horrible business/landlord if youre looking for a place to live in the Omaha metro area. They give you 110% attention when theyre trying to get you to sign a lease, but the second youve moved in... Youre dust in the wind to them. No proper maintenance response (once spent a week with no AC in 90 degree weather and a newborn baby, took 5 days to get ahold of someone, had to get a hotel on my own dime), hidden fees like nothing I have ever seen before (get ready for a 15$ water bill to cost 90$+), and they care more about what internet provider you have instead of providing tenants with a safe place to live. (cars get broken into every night, they just dont care, youre gonna pay $1200+ in rent every month just to get robbed by your landlord and the locals). If I could rate this place in the negatives, I would. SHAME that I ever spent my money with them. Main reason I hated living in Omaha was HD. Thanks guys! Hope karma catches up to you.
I had a very unpleasant experience renting with HD Omaha in their townhomes at The Village. For one, their walls are paper thin. Anytime someone so much as coughs or sneezes next door I caught myself almost saying bless you through the walls. You can hear full conversations from anywhere in the unit and its very uncomfortable.A week before we moved out, our building was broken into and one of our neighbors was robbed. The officer who came to notify us about the break in had said the outdoor locks were so cheap they couldve been unlocked with a butter-knife. This isn’t the first time units have been easily broken into during our time at The Village.Finally, the worst interaction I had with HD Omaha happened this winter while I was recovering from major foot surgery that required me to be on crutches for 6 weeks. Before my surgery, I had contacted management about the lack of salt on the sidewalks around our building when I had slipped and fell on the ice trying to get to my car in the morning. The way our layout is set up, every single sidewalk exit out of our courtyard is covered in ice; the sidewalks slope so water pools up down the middle, and the walkway to the parking lot has a drain on the side of a building that receives no sunlight throughout the day so thick ice accumulates and doesn’t thaw for days. My own father, who has a bad back, almost slipped and fell coming to visit me after surgery. I had contacted management several times about the issue, that I needed a safe way to leave my residence so one of my coworkers could pick me up in the morning to take me to work. One day, I finally received a phone call from the “President” of HD Omaha. Someone had delivered my concerns to him and he had assured me that he had already talked to my boyfriend, who I live with, the previous week (which didn’t make sense based on the timeframe of communications but I ran with it) and that when he talked to my bf he said that he was going to make sure that maintenance left a bucket of salt at our basement door just in case they weren’t able to get to the ice in the morning he didn’t want us having to spend our own money on salt. Then he said if the maintenance crew didn’t leave a bucket that he would get on them about it. Me being naïve, I expressed that I was unaware that he contacted my boyfriend and I didn’t want him to chew out a maintenance person if there was already something down there that I was just unaware of. He then asked if there was anything else he could do. I mentioned that some of the properties have a railing around the front steps to their door and that you can tell there used to be a railing system around our unit because there are rust marks in the concrete. He seemed unaware that our unit (actually our whole building) had railings removed and said he would contact Omaha Railing Company to have them installed by the end of the week.When I called my boyfriend to tell him about the conversation I had with the “President” of HD Omaha, he said he had never received a phone call or voicemail from such person. I told him to check downstairs to at least see if there was a bucket of salt at our basement door, of course, there was not. And, you guessed it, we never got a railing installed. Even after this communication I still documented photos of the sidewalks being covered in snow and ice and told management again that I was walking through heaps of snow through the grass in crutches to avoid the hazardous sidewalks. You’d think that a property management company would want to try the bare minimum to not get sued for ADA compliance and gross negligence but they were playing a risky game.The only positive things I can say about my experience was any time we had a maintenance request, is was attended to and fixed in a timely manner.
Renting at the villages and I was new to Nebraska so I did not know what I was getting myself into. The lady who I spoke to in HD assured my husband and I that we are in a very safe neighborhood, well thats not the case. super awesome you would put someones safety at risk to rent a unit you make no money off of and the owner does. after 9 months of living in this townhome we have been very assured how unsafe it is herecars are always broken into and peoples townhomes are attempted to be broken intoalso the walls are PAPER thin, can hear EVERYTHING that goes on with both our neighbors it feels like were showering/sleeping with them. everything is pretty much cheap within the unit as well. we decided to pay the ridiculous lease cancellation fee cause we couldnt take it anymoreoh and no dog owner picks up after their own dogs poop and it is so disgusting and HD does not keep up with the lawn service they charge for.I really do not recommend renting from here

HD omaha was good to me while I was renting: the prices are over priced, this was my first apartment so I didn’t know what I was looking for in an apartment. I lived in the barrington and had a great water leak they never came to fix, my ceiling was yellow. If you run into any issues with COVID they will not help you all they care about is your money. I am 20 years old and this was my first lease I got let go due to COVID and they made my life even harder... don’t rent from here. They need to fire everyone and hire all new employees that actually care about you.
While the maintenance guys are nice, they are extremely under qualified. It took 4 months for our gas leak to get fixed even though we notified management numerous times after MUD had discovered it. When it finally did get fixed, management still found a way to blame us for it taking so long (if they had taken accountability it would have been fine).We paid $35 a month for a cleaning service that runs a vacuum in the hallway and wipes down the washing machine a couple times a month. The only good thing about this company is Colbyn - he was amazing throughout our leasing process, professional, and friendly. I unfortunately cannot say that for the rest of the staff.
We had Lawrence out to do some maintenance for us at a house we are renting and he was fantastic. He was quick in getting here to fix the tub issue and fire alarm. He even went above and beyond and fixed a tub issue we didnt know we had. When he left, I noticed he picked up some of the trash flying around the community and put the dumpster back into place out of the street that I tried to move but it was too heavy for me. We really appreciate the hard work and promptness in assuring we are comfortable here.
I have always had pleasant experiences with HD Omaha! I have rented from them two separate times, each lease at different locations, and each lease for one year. The staff is very knowledgeable and friendly. They have maintenance requests handled promptly and properly. Theyve always done their best to take care of me, and were willing to work with me on a payment plan When at one point, I was struggling financially. I was able to pay it all off in full, over time. They were very understanding and more than reasonable with me and my situation. So long as you abide by the lease terms (that you agreed to by signing), and kindly talk to them with any problems that may arise, you will never have any issues with this wonderful group of people. I highly recommend them!
Weve had an excellent experience with HD Omaha. When we moved back to Omaha, we looked for a clean, classy, safe place to live while saving for a home. We wanted something close to everything happening in Omaha. We especially love being so close to Blackstone District, which quickly became our favorite place in the Omaha area. When we found The Village Townhouses, they were absolutely us. Clean, classy, new everything, great layout. Weve loved our time here and have always felt like weve been a major priority to those weve interacted with from the company. Any concern we have had, has been resolved immediately. The staff is kind and helpful. Our time here has been amazing and we are very happy with our choice.
Jim and his crew work very well with their renters. All you have to do is reach out to them and they will work with you. They are understanding and want to accommodate renters if they can. We lived at two different locations of HD Omaha. The homes are remodeled nicely and are affordable. If we ever had an issue we got a prompt response or fix. The office was even accommodating when we needed to extend our lease for a short time period before we relocated. Would highly recommend to anyone looking in Omaha!

Was interested in a property and would be living with my dog who has been classified by the Nebraska Humane Society as a Boxer mix (up to date on shots, fixed, went to behavior training, etc). However, I was declined because she resembles a “pit bull”? Which is not a specific breed. A little disappointing.
I used to work for this company and the owner Jim is a great guy! The company is fairly new and still has some kinks they need to work out before it can be 100 percent, as with any fairly new company.. but Jim and Bret are working hard together to make that happen. I overall recommend them if you are looking for a nice affordable apartment to rent that is close to mid town crossing and down town areas. Most of their units have natural hard wood floors and brand new appliances! The Village Town Homes were my favorite!
Ive been renting a townhome in The Villages and I have nothing but good things to say! When we were first looking they showed us multiple units and I was able to pick which one I wanted. They have such affordable and well re-done homes. Anytime I have a issue and submit my maintenance request they are either there the day of or the day after. I had a good experience with the owner, Jim who was so nice to respond quickly to all my questions.
They have started to sell off their larger properties and Im wondering if its in anticipation of the landlord registry. Its obvious from the other renters that management is not able to maintain what they have so I guess they have decided to sell - that has to be a win/win for everyone.
The management is always fast to respond to our maintenance issues and complaints and are all very down to earth people. This is such a refreshing change with the last place we lived! Great location options too, were students at Creighton and they had lot of places for us to chose from!
When first being shown an apartment I was showing an apartment on the third floor which I thought was great because I did not want the noise of someone living above me, when it came day to move in they gave me a key went to unlock the apartment and the key did not work. So I returned to their management building and said the key did not work one of their agents (same agent I had spoke to when viewing the apartment) walk to me over to the building and opened an apartment on the second floor. I said this is not the apartment I looked at the agent said well there all the same sizeUpdate: just spoke with the owner of the property and he has agreed to release me from my contract. What I can say is that when I had an issue such as the mice, weather stripping around the front door and a clogged sink they were very quick in responding, on each occasion they responded the same day I called about the issues. The handyman that came and corrected the issues were very polite and cordial.
The Villages townhomes is the only place Ive strongly considered living at for more than a year. I appreciate how they dont micro manage(find a reason to inspect the place frequently which was an issue with my previous apartment) and how festive they are during the holidays.
The website says they’re pet friendly, but they won’t rent to me because I own a pit bull. Love that we’re still encouraging negative stereotypes in 2019! Shame on you, HD Omaha.
HD-Omaha has some of the best customer service I have ever encountered. The owner, Jim, is always available to answer any questions and responds very quickly. The whole team will work with your schedule for showings and do everything they can to fit you in. Not only that but their properties are beautifully renovated! Even though we decided not to move, I would highly recommend HD Omaha to anyone and will for sure consider them if our situation changes in the future.
We have lived at two properties now that have been managed by HD Omaha, and have thoroughly enjoyed both locations! The staff is friendly and willing to go above and beyond for their clients, and we have had nothing but great communication with them and the maintenance team! Moved in this Summer and have had great response rate by the maintenance crew. They sped up finishing the unit we wanted so that we could move in a couple of weeks earlier than they had expected, but overall everything was finished, and they even re-did the concrete steps in front of our house because the original was cracked.The space is nice and the units with basements are a god-send when moving from a house into town-home living. All of the appliances work well including the washer and dryer.
Been living in an HD Omaha property for about 5 months now and it has been a great apartment with a horrible management company. I have never had someone pick up their main line to help with issues in the apartment. Work orders, including a leak we had when we moved in, take weeks to go through. Parking is impossible after 9pm and sometimes have to walk 1-2 blocks in the middle of the night to get into the apartment. Overall cool apartments but management skills are very lacking at HD Omaha.
When I moved to Omaha from Colorado Colbyn helped me find a place that was perfect for me and my dog! He was very nice to work with and made signing my lease/ prepping for my move into this apartment easy! Since then my dog and I have thoroughly enjoyed my apartment and every interaction we have had with the staff at HD Omaha. Would highly recommend using this rental company.
So found this house that me and my husband really liked in South Omaha on F street that’s on Zillow right now for rent, I am a law major so by nature I did some home work on the leasing company before I inquired, A good majority of these reviews I have read have been horrible but True ! They are not fake ! This leasing company is very unprofessional and un-ethical As the leasing agent was assessing me first thing that came up was credit, in my eyes and also from experience in sales credit is definitely not the first thing you ask an individual before they even see what they will be purchasing using credit, But I will let everyone decide for themselves what they think about this conversation.Update ... also can’t share pictures of the conversation now

I have never dealt with a company with worse customer service. They were extremely rude and not accommodating at all. At first they agreed to waive the 5% fee that they try to charge to run a credit card, They ran my card. Apparently 3 days later, they refunded my card and never notified me of that. 2 weeks go by and I get a phone call asking me why I have not paid my bill yet. They were extremely rude and childish over the phone. Very bad business and I will be sure to let everybody know my experience. ProSurface painting and Flooring did an excellent job on my wood floors. But we had to pay this company for the material and they are a joke to work with. I did pay my bill already once but was refunded without knowledge.
When we moved in we were told that we would get 2 spots in the parking lot with 2 parking permits. There are 3 of us so one of us would have to park on the street. Which wasnt a problem. Then they redid the parking lot. They literally just added numbers. So each townhouse gets one spot numbered. There are 3 spaces available. But people want the blank spaces because it is closer to where they live. So they dont use their number spot so I have to park on the street. But so does everyone else. Or they park on the street because it is closer. Meanwhile I have to park all the way to the neighborhood and walk 5 minutes. As a young woman I do not feel comfortable walking alone at night. I went to HD omaha with my concerns and they basically told me too bad, that is how it is. Get used to it. They do not care about my safety and we pay $1500 a month to live here. But no parking?? We were told we would have it and now we dont. Also neighbors are fighting because everyone is trying to get a spot and park really close to each other. This has been so annoying. But the most annoying part is HD Omaha not trying to help me out. I am sure everyone else living in these townhomes feel the same way. Other than that I have had a good experience. It just really sucks about the parking.

My wife and I called to schedule a tour of the townhomes. I mentioned to Colbin that my wifes schedule fluctuates and it might be dicey to schedule a time to tour but he was very friendly and accomodating. We are looking forward to the tour but if the place is as nice as the experience so far, were sure well love it. My wife travels a lot for work so even if thing fall through, I wanted to make sure to leave feedback, as other places have been quite rude.
I seriously hate this place.... where to start. This place is NOT worth the amount we pay for. Everything here basically breaks.When we first moved in, the washer was completely off balance and leaked everywhere. The basement floor is chipping off and rusting and is disgusting to walk on. The upstairs is about 30 degrees hotter than the rest of the place. The ceiling above our shower leaks, the hallway light is broke and submitted about 3 maintenance orders and it still didn’t get fixed. Then our sink handle completely broke off AND leaked underneath. The air vents always never stay on. And the best part is, my car got broken into, as well as 2 other vehicles in the same lot!! Then when i called to tell them, they didn’t even care. All they said was “sorry all we can do is send an email to corporate.” Thank that makes me feel a lot better.. Horrible part of Omaha, horrible place to live and cheaply put together, sketchy people and terrible service. Cannot wait to move somewhere else.UPDATE!! I wish i could give another one star review to keep people away from here. Our lease is now up and we are STILL having issues. We moved out a few weeks before our lease was officially up and turned the OPPD off and they decided to charge us up the ass for it! And they are STILL adding more charges on!! The employees are SO incredibly rude. As we were moving out, i sat a desk on the porch so the Salvation Army could pick it up for donation. HD Omaha decides to call me and said it must be moved or they will have someone move it for us and they had the nerve to say they were going to charge us for them to move it!! Are you kidding me? People move in and out of those places constantly and we were still legally occupying the unit so i saw no problem with it being outside for a few days. My anger for this company is the the worst I’ve ever had. Stay far away

We are currently in the Cottages and are transferring to the Harrisville Townhomes this month. The Cottages are beautiful homes in a great community block of other HD renters. We have had no issues at the Cottages. We love that HD properties are so dog friendly, as well! Colybn has been incredible in helping us transfer to the property in La Vista. He has provided excellent and detailed communication as well as answering quickly to any and all questions we have had. He even showed us the place twice so we could get measurements to make sure our things would fit in the townhome. He is a great asset to your team, and Ive been very happy to work with him.
We lived in the village for about a year. Whenever something broke, maintaince repaired it immediately. The company is very professional and i always felt like they actually care about the people living here. The area is kind of ghetto but that’s not their fault.. the appliances are all pretty new and everything they used for renovations is of good quality like the tile and cabinets etc.Edit: living here in winter is not as much fun.. HD Omaha thinks it’s a great idea to use a four wheeler and a snow blower right outside our door between 1-3 am. With walls that seems to be thinner than the presidents hair it sounds like they are using that thing right in our bedroom. Idk is it that weird that I like to be sleeping at 1:30am? Not to mention all renters got messages about how their car will be towed if we don’t park correctly even though parking lines cant be seen with all the snow. Well maybe if you would remove snow out of the parking lot during the day when everyone is at work we wouldn’t have this issue.
I found out about the Brenton apartments in early September. This being my first apartment on my own. I wasn’t very knowledgeable about everything going in to getting an apartment. Colbyn really helped me out a ton! Answered all of my questions sometimes after hours just to help me! I was approved right away and was able to move in early October. Everything with HD Omaha has been very satisfying and professionally done. I needed some maintenance work done right away and Colbyn helped me get that set up and the maintenance man was here within the hour. Apartments are renovated, so everything in here is brand new. All of my family members who have seen the Brenton apartments are very impressed and wished there was an apartment like this for them back when they moved out. I’m very VERY pleased with my apartment and HD Omaha. I would not want to be with any other place. Here they don’t lie to you, unlike other apartments.
Complete scam artists, dont rent from these developers. They create their own gas and water companies to over bill you. No MUD, this is not a joke this is serious slum lording at a level Omaha has never seen before. I dont even understand how these guys are legal if they are at all. If you have a guest they claim that you have to pay rent for them before quickly sicking their lawyers on you and suing you claiming that you have breached their lease agreements. Then once you move out they charge you to paint (which is a law in NE not our responsibility), make false claims on repairs, charge to change locks, etc., etc. Please someone help bring this company down. Theyre ruining our great community, stand up and dont let this happen to our city. They think theyre untouchable and well all just take it, dont let this happen.
I moved from Florida to Omaha this past July and needed to find a place quickly and I did not have the time to spend looking at places prior to my move. I reached out to HD Omaha and started working with Colbyn. He was very patient with me and was willing to give me the time needed to discuss the various units over the phone (down to the color of the cabinets!). Additionally, he gave a friend a tour of 3 or 4 different properties so I could get a second opinion prior to making a decision.I am happy with the property and place that I chose. I have had a few maintenance issues but they have all been addressed to my satisfaction on the same day!Changing my response from above... 10 months later. Although I still believe everything I said above.. I have had a few issues with the leasing and accounting office returing my calls. When you do get someone on the phone, they rush you and talk down to you as if you are a child and not a customer. They dont actually listen prior to responding. Poor customer service skills!
My experience with Harvest Development (HD) has been fantastic. They have given an over the top experience to me as a renter in the Newport apartments. To begin, they allowed my wife and I to reserve our apartment 5 months in advance as we were finishing up college and the company did some remodeling. I believe the deposit was only one months rent based off of our credit history. HD hosted several social events in which my wife and I were personally invited to because we were new to Omaha. After a few months, my wife and I got a puppy and the application process was quick and easy. What really sold me on the company was when I put a request in to maintenance to remind residents to pick up after their dog waste. The very next day the maintenance crew cleaned up the dog waste, sent out a reminder to residents, and installed a dog waste bin! I could not believe their response time. (After watching people I found out it is usually dog walkers that are the culprit, but now they use the dog waste bin.) I have also had some minor requests put in over my lease term and the problem was fixed in 24 hours or less. The maintenance team also is very quick and efficient with their snow removal and deicing. I could add a few more examples, but these examples should clearly show that the HD team really care about their tenants experience and are striving to provide the best service possible.

Moving to a new city, without a lot of connections can be scary, but Colbyn helped me out and made the process smooth. In addition, he answered my millions of questions in a timely manner. If youre looking at HD Omaha properties, get in contact with Colbyn. You will not be disappointed!
Colbyn, Michelle, and everyone weve encountered on HDs team are the true embodiment of professionalism and service. We have lived at their Village property for two years now and we love everything about it! Communication is never an issue,as maintenance services and HDs management team are easy to contact and they are always quick to take action regarding any concerns. HD Omaha is adept at managing and maintaining properties, but they are also constantly reminding us that they truly do care about their tenants as well. We are grateful to live at the Village, and we are grateful to have HD Omaha here to help us with whatever we may need.
Never rent from HD Omaha. They deleted their Facebook account (Im guessing because of all the bad reviews), but there were tons of bad reviews on there before they did. When we moved in they had a few bad reviews and we asked the leasing agent about it. She said those reviews were from people who lived in their properties before they were renovated. Not true. The complaints just keep rolling in from people living in their renovated properties. Many people have not had working A/C and have had problems with infestations. Maintenance is terrible and entered our place without notice while we were gone. I spoke with one of the top managers and he brushed me off about it and said most of their tenants were okay with them entering without notice. Most people Ive talked with start counting the days they can move out within the first week of living there. The places were all renovated quickly and there were too many defects to document on the check list when we moved in. We keep finding more and more and Im sure it will be a battle when we move out to prove that these defects were caused by their cheap contractors and not us. They also lied and told us the place had been gutted and completely re-done. Its pretty surprising that we keep finding patched holes n the drywall where curtains and pictures previously hung if the place had been gutted. They also dont enforce all the rules of their lease and let ghetto people move in who dont follow rules and cause the entire community to be unpleasant. Stay clear of all HD Omaha properties.

I just moved into a house and so far I am totally satisfied. I moved from out of state and looked at the place via photos. I mean, there are some things that need to be replaced, a window screen is missing, some lightbulbs are out, the washer/dryer isnt here yet but the place is awesome! Ive lived in a lot of cities in a lot of rentals and of course, the price is higher than it would be if I had a mortgage but for being in a safe neighborhood and feeling safe in my home, it is totally worth it. ive been talking mostly with Paul Dyke in the office and hes been totally pleasant. I cant say my experience coincides with others but maybe its related to the neighborhood you rent in.I also dont know how to turn on the fireplace or know if it is functional but honestly thats not a huge deal.
Been tenants at 2 different HD Omaha properties for almost 2 years. Had problems with our unit not being ready at the date of move-in. Ultimately had to move in 1 month later. Several days ago, my furnace stopped working (during a very cold winter - it is currently 17 degrees F outside.), we submitted a maintenance request and were told it was an emergency situation (see text messages) but that a technician would only come during business hours, regardless of whether or not they have our permission and regardless of whether or not myself or my wife is home. (Better hope emergencies occur during HD Omahas business hours, I guess) A maintenance tech called my wife back (interrupting her at work) to say that she needs to be more cooperative and that its HD Omahas obligation to maintain property, not to cater to the tenants who dont want to let technicians in. I then take time from my work day to call when I ask about it, I have Brian (Bret? Brad? HD Omaha Community Manager) tell me that I wasnt on the call between he and my wife and he essentially implies that my wife is lying to me/being dramatic. No apology, not even a greeting from Brian when he took my call. I had to ask his name and title several times, as he was hesitant to give it. He tells me that I can go down to their office to talk to him like a man. Im just blown away at the way this company treats loyal customers. No one has ever complained about us as tenants, we have never been even 1 day late on rent. When I expressed desire to terminate my lease early, HD Omaha seemed more than willing to lose my family as tenants, as they promptly emailed me the form to break my lease. I dont think that any paying tenant, let alone my pregnant wife, should be treated so poorly. Its a shame that we will now likely move due to the fact that my wife was hassled for her preference to be present when strangers are in our home. We are also sick of paying miscellaneous community maintenance fees on each utility bill. Who knows what thats going to, the maintenance crew doing their job, I guess. HD Omahas management team continues to fall short. HD Omaha will ALWAYS do what is easiest and most profitable, without regard to their tenants.*Update*HD Omaha continues to squeeze tenants, monthly common area maintenance fees have increased.

I moved into one of there houses in keystone. First off the day I tired to get my water turned on there was a red tag on my water heater from the year before I moved in and when I asked the guy with mud he told me my house was unlivable because the water heater was in to small of an area and is causing carbon dioxide. Hd came in and cut holes in the door to fix it which it didnt fix anything if it got hot out it made out alarms go off. Then after that we found out the foundation to the house we were renting was really bad every time it rained the basement and the garage flooded to the point they had to replace walls and carpet Not goin to lie I lost a lot of stuff because of this probably close to $6000 worth of stuff and bc it was in our garage we were just out everything. And top it off we Lived in the house maybe a week and found out we moved into a house filled with bed bugs. The best part is their maintenance guy is bed bug certified and when the bug inspector came into the house he straight up called them out for coving it up.
I did not have the option to give zerio stars.I think its quite sad that Harvest Development told my city councilman that I brought roaches and mice to the home that I rented from them - when I have never had rodents or bugs in my entire life. I also find it sad that this occurred after I was told that I was going to be charged an additional $300.00 per month for a home that was less than 1,000 square feet (I was already paying $1,045) for going on a month-to-month lease. Ive spoken with several individuals who have had horrible issues and have yet to meet one person who has rented from them that has had a positive experience. It is my opinion that most of these positive statements are probably fake.And yes, it is a matter of public record that I was evicted AFTER being 3 weeks late on rent AFTER my father died from lung cancer who was taking care of me AFTER i suffered heart and kidney failure 3 months AFTER moving into one of YOUR properties. The people who lived across the street from (homeowners for years) can verify that the home was occupied by (as they put it) crackheads who had the home infested with mice and roaches (which was never mentioned to me AT ALL, but your lovely Nick did make it a point to tell me when got my keys that - in his own words - by the way we dont do roaches. And I could never figure out that day what would make him say something like that. Bottom line is that everything I have laid out is facts. When I was evicted I was less than a month behind on my rent. In my opinion - because if I say fact you guys will probably sue me again - HD is a horrible organization. Ive spoken when numerous renters, and have yet to come across ONE that will disagree with me. Nice handywork with the local non profit though - but Im not as forgetful as them.There is now way you took me seriously after the suffering that I endured from the time I stepped into one of your homes. You also never allowed me to obtain my items. I enjoy driving past the home and seeing your newest renters using my deceased mothers bench she made and other items you kept as well - ladders, etc. You gave me literally one day before you put the signs up. Miss me with the fake we care stuff. Im no ones idiot and you found that out when I called Garry.
We understand the owner works a full time job at Tenaska and has aspergers so hes very manipulative and hires bankrupt people so he can control them. Mr. Rich forces his employees to work late, without extra pay, so he can leave his full time job and have meetings with them at the end of the day. His meetings consist of demeaning and demoralizing, even name calling. He has refused on many occasions to cooperate with city initiatives to highlight Park Avenue, further, he has refused to co-exist reasonably with the people who have lived on Park Avenue for many years. Rich Mr. Rich is a selfish, greedy manboy who was born with a silver spoon in his mouth. There are so many new great buildings going up in vibrant neighborhoods that are managed by native Nebraskans, people who have grown up in Omaha and care about improving the city, not treating employees and tenants poorly with the only focus of lining their already flush pockets. Rent from someone that has invested in Omaha because they care about where they are from.
Expensive rent with poor customer service. The nighbors are noisy and when I talk to the office, they do nothing. I videotaped the noises I hear on a daily basis, and sent them to the office a few times, and nothing happened.Also, Whenver the people living above me literally walk, I feel like an elephant is walking due to poor insulation. Even though the unit is newly updated and thats why it is expensive, I can not really sleep well. When neighbors open their door, I feel like my door is being opened. Very bad insulation.Furthermore, according to my contract, the lease will be automatically renwed if I do not give a notice two months before the current lease ends. Because I had no choice but to stay for another year, I called the office and told them that I will continue for another year, and they said YOU DONT HAVE TO DO ANYTHING, your lease already renwed. Then, a few months later I called to ask why my rent has not reduced based on the contract, it should reduce if I renew the lease, they told me you dont have a new lease. They said, the employee that you talked to did not know the rules, the employee should have told you that you need to sign a new lease and the lease will not automatically renew unless you sign a new one.In addition, one friend who was living at the same building moved a few months ago, before he gave up the keys, he spent days cleaning the apartment and at the end, the office charged him for not cleaning it. When he attempted to appeal, they told him all residents pay this fee because no one cleans very well, if u know what we mean.I do not usaully rate a place, but this one, I had to warn next residents.Its diffenitely my worst experience.
*UPDATE*After initially posting the review below, I was contacted personally by Jim Rich, owner of HD Omaha, who expressed his concern for the situation and promised to investigate.By the end of the next business day, I received a final call from a representative who reiterated how seriously they considered the issues reported below. He stated that they had met as a team, had re-evaluated, and had identified significant cost reductions to our initial charges. He also thanked me for bringing this to light, as it provided valuable training opportunities for the team.In the end, I am very satisfied with the resolution. I am surprised and pleased at the level of service provided to me by the HD Omaha team.This team takes their jobs very seriously, and special recognition is deserved for Mr. Rich for taking such an instrumental role in the success and reputation of his company._______________________________________________________________________*ORIGINAL REVIEW*Im really struggling here. I lived in a unit owned by HD Omaha for almost a year and a half. My leasing agent (Angel) was terrific. The building was nice, had a great location, and was well kept. We never had any trouble with the leasing company, and any maintenance needs were always addressed promptly. They offer a easy-to-use payment portal, so our rent and utilities were always paid in-full and on time.However, moving out has been another story. We received a pre-move inspection by one of the staff from the Collections department at the company. The pre-move inspection was glowing, with her even commenting This is what an apartment should look like.On the final inspection, however, she was singing a different tune. First, she inspected the kitchen. Upon looking in the oven, she stated that we would receive a charge because some of the cleaner I had used wasnt wiped out. After confirming that we had a pet (which was allowed and for which we completed the proper paperwork and paid the appropriate rent), she immediately began complaining that the apartment had a strong pet odor. As she inspected the apartment further, she began opening all the windows in the apartment because the odor just kept getting stronger.Upon entering bedroom 1, she said that the carpet would definitely have to be replaced as the cat had pawed a hole through it. I completely understand that, but it didnt match the pre-move inspection, during which she said it may have to be replaced. On entering bedroom 2, she asked if the carpet had been professionally cleaned, or if I had cleaned it myself. I said that I had cleaned it myself, to which she immediately responded, Ohh yeah, theres definitely a strong pet odor in here. She then proceeded to sniff the carpet until she found a spot that verified her statement. The carpet would unfortunately have to be replaced in that room, too. Replacement for both rooms totaled $725, with an additional $150 to remove the carpet padding - something I assumed was standard protocol when replacing carpet. We were assessed an additional $200 to spread some enzyme - again for the pet odor.Finally, she noticed some spots on the wall where the paint didnt exactly match. When she asked about these spots, I told her they were there when we moved in, and that we figured possibly the previous tenant was responsible. She stated that we didnt mark these paint spots on the move-in sheet and checked her records. She could not locate a move out inspection for the previous tenant - so there was no way to know. Repainting the unit totaled $600 - a fee assessed to us because there was no record for the previous tenant.Overall, Im pretty disappointed. As previously stated, we had a really great experience with HD Omaha, right up until the end. Unfortunately for us, there was no security deposit to fall back on - we qualified for a zero down lease at move-in based on our credit. So, we went from being a model unit during the pre-move out to having to pay $1,725 out of our pockets following our move out.
This place is best if avoided.
These people are theaves! Do not waste your time or money moving to any of their properties. They lie, cheat, & force you out with tricks they slip into your lease. They are a nightmare to deal with. Avoid avoid avoid.
