I have lived here for 8 years. The staff are so accommodating and really take care of you. I especially appreciate the maintenance guys; they work hard and are always friendly and professional. Johnny came over at almost midnight to fix my smoke alarm. It was just chirping, so it needed a battery, and was not an emergency. I didnt have a battery and couldnt sleep with it chirping all night in my bedroom, so he came over to help me. Much appreciated!

We looked at every single 2 bedroom 2 bath apartment downtown that had a balcony (a deal breaker for my husband). Friendly helpful staff who remember our names, efficient maintenance crew who respond promptly, supportive resourceful management who work with our senior needs, all at the best location downtown. Huge shuttered windows that fill the apartments with light; modern upscale kitchen with abundant storage, pot-rack, and pantry; large walk-in closets; balcony big enough to actually enjoy -- are daily pleasures. Also nice -- 24 hour gym; hot tub, fire pit and swimming pool; full-size washer and dryer, trash pick-up service, on-site storage units, convenient covered parking. A friendly, quiet place, replete with brunches, happy hours, and even a Thanksgiving dinner, there is always a fresh cup of coffee when you stop by the office. Did I mention storage, storage, storage? Aviare feels like home…

Ive lived here for just over 2 years now. Modern and clean apartments and great amenities including a pool and gym. The staff has been very helpful and are always willing to assist. Maintenance requests always are completed in a timely and efficient manner. The maintenance guys Eric and Mike are always a huge help and call me with updates, which I appreciate. The location is also great and youre within walking distance to amazing restaurants in Midtown and downtown. Highly recommended

I lived at these apartments for 4 years and loved every minute of it. The staff is professional, the maintenance quick and competent and the facility is in very good shape. Best of all it is close to everything. I never thought I would buy a house again but got a deal I couldnt refuse or Id still be there.

This is the only apartment complex I have ever resigned a lease for. The staff and other tenants are all super friendly. The maintenance workers are super nice. Eric came over and fixed my AC the same day I put in a request. He is super personable and friendly!

I have been living in this complex for 2 years and I can not begin to explain how much better this complex is versus other high end properties.The management is very responsive. The management will also show up with a smile and they will help you with anything you can imagine.The area is always clean. The property accommodates dogs very well. With an awesome walking path and dog park.The communities is very quiet and professional. There is not a of partying more so young professional.My experience with this property has been the best yet.

I come in and out of Oklahoma City for work and have been placed in cooperate housing there and it was super fabulous. The manager there is super helpful and goes out of her way to take care of my needs. They have two off duty police officers living there on property, which I seen at all times of the day and night walking the property! This place is safe and quiet at night and always enjoy my stay there! I would recommend this to anyone to live there full time or just stay in a temporary cooperate housing. Thank you Aviare for always making me feel special can’t wait to stay in a few weeks!

The Maintenance Crew is EXCEPTIONAL!! They’ve really gone above and beyond the whole time my roommate and I have lived here. Today when we were moving out, they went out of their way to help disassemble a bed we had no clue what to do with! I’ve heard horror stories of maintenance being a nightmare to deal with, but we’ve never had anything but the best experiences here!!

Kerri took us on a show of the property. Everything was great. The location is close to restaurants and bars downtown and they have Lime Scooters all around the buildings for ridding downtown. We loved the apartments and are looking to move when our current lease expires this fall.

Kerri took me on a tour of the community. She was super nice and knowledgeable about the property! They are remodeling the pool are as well as painting the whole exterior of the property. Great location to Bricktown and Midtown. Lime scooters are available for residents to jump on and ride around downtown. This place is so much fun!!!

I can’t speak highly enough about this property. I’ve seen some of the worst in the metropolitan area- north, south, east and west. I’ve even seen some of the worst in people- in all races, genders, ages and socioeconomic backgrounds.What a relief it is to be in a clean, healthy environment and around good quality, lawful and responsible people.Thank you

My S/O and I have lived here for coming up on 4 years now and theres a reason why we keep renewing. The apartments are beautiful but the staff is even better. From the Director Brittany, to Bre in the front office, to Eric on maintenance- this entire team comes together on a day in and day out basis to make sure the residents of Aviare live in a comfortable and stress free environment. They treat you as a part of their family. Ive lived in a few different complexes in the downtown area, and nothing comes even close to the customer service thats provided here. As long as we live in an apartment, we will 100% be living at Aviare Arts District.

I have been in my new apartment for about 3 weeks and there were a couple of minor issues that required maintenance. The maintenance staff at Aviare is superior. They are very knowledgeable, professional, fast to respond, complete the work correctly the first time, and are very nice and courteous. My short stay has been very pleasant to date.The office staff is also very professional and responsive to my needs.

I have lived here for about a year now underneath the new management and I have no plans on leaving anytime soon! The office staff the entire time has been fantastic they put on so many fun events that actually let you get to meet your neighbors or them. During the pandemic they’ve continued their fun events which include a wine night and a Saturday morning breakfast every month with grab and go style rather than in person for safety.The maintenance staff is equally as awesome there hasn’t been a single request that I have made or even the tiniest thing that they haven’t been able to fix the day of if not at the latest the next day and anytime you see any of them walking around the grounds they make a point to say hello and be friendly and make living downtown feel more like a smaller community inside of our gates.Finally I have to sing Kyle and Nate‘s praises as our on-site security officers there is not been a single time I have ever needed to call about even the tiniest thing that they have not immediately answered and been more than happy and honestly really willing to help write that in there. This has been a drastically different experience living here than any of the other apartments I have lived at through college and now post college. Honestly I didn’t know that this type of complex with this kind of company running it in this kind of staff even existed I am so happy this is where I picked to live. My two pups and I aren’t leaving anytime soon!

I have lived here for less than a year but I absolutely love it! Management and maintenance team are great! The rent is very reasonable for the amenities. The maintenance team responds promptly to requests. The pool is always fun and well maintained. There are fun events that occur on a monthly basis. I really enjoy living here!

This apartment building is wonderful. the gentleman mike helped me with my groceries the other day and noticed my light was out and immediately changed it. he already had a light bulb in his pocket ready to go!

We looked at several different apartments in the downtown area and are so glad we choose Aviare Arts. The bedrooms are large and have lots of storage. The property has a pool, gym, parking garage. The staff is very friendly and professional. Kerri and Brea have been very nice in helping us settle in. If you are thinking about moving downtown come here first and ask for Kerri!!!!

I’ve been living here for about two months now and the experience here is nothing shy of excellent! From the facilities like the gym, resident lounge, and pool to the events hosted by the amazing apartment life team every single month for residents to participate in, it’s such an engaging community. The apartment itself is incredibly spacious and modern, with plenty of natural light (which was a game changer for me!). It was the best decision ever to move here and I highly recommend this community it’s to anyone looking for an apartment to live at.

My husband and our 2 dogs love living at Aviare. The way the management cares about good communication & care for residents is rare. Although Ive lived here just a month, I can already tell this is a very good place to live. I moved to Aviare under a dire situation due to being displaced from an apartment fire at my previous complex. The staff had me in an apartment within the same week I was displaced. The staff are super quick and attentive. Ive had to put in a couple of maintenance requests and all were completed the same day I submitted them. I even received a call from one of the maintenance staff who told me exactly what he was doing and that it would be fixed that day.There was also a mishap with some painting that happened, but it was acknowledged and addressed quickly. Long story short, all of the staff are so friendly and awesome here. I can tell they really do care about their work and the residents here.Apartment wise, the floor plans are very spacious. Many of the units have a storage closet on the balcony, which is a nice feature you wont find in newer complexes around Downtown/Midtown/Bricktown. The accent walls are a nice touch as well.Finally, you cant beat the location. Civic Center, Myriad Gardens, Scissortail Park, Midtown, Bricktown, etc. all within walking distance. Even though I moved from just a block away from my previous complex, it feels quieter despite being in a prime area.

I absolutely love it here at Aviare! The staff is very responsive and informative. The units are nice and the extra activities they provide for the residents are thoughtful. Not only do they cater to your every need as a resident, they also go above and beyond to cater to your interest and needs as a person. Being new to the state and city, one of the first things discussed during my tour here was about my personal interests and how they could help me find those things in the city and the surrounding area. Been here 3 months so far and I fall in love with this place more and more each day. Highly recommend!!!

The staff is incredibly personable and professional. Any Maintainance request we have is responded to and taken care of quickly and effectively. Very pet friendly as well. I love living at Aviare! The staff are truly amazing, very helpful and always accommodating. The downtown location is awesome along with the price point. I love the pool and hot tub amenities, but also truly wish they would bring back the pool cabanas!

I am planning an out of state move, and looked at this apartment conplex. Brittany helped me remotely via a virtual tour of the property. I liked the Monet floorplan the best. Brittany was super helpful, friendly and professional. She helped share experiences and OKC highlights, and great restaurant recommendations since Im coming from a big foodie town. Im still finalizing dates, but this complex is at the top of my list.

Well taken care of by staff and felt very welcomed. They even checked up on me after my one month mark. Very friendly staff and helpful.

Most important thing to mention is that maintenance and management are responsive. Also, the front office is prompt at sending urgent/important information out to residents when needed. Parking is in a covered and gated garage and from what I understand, they try to give you a spot close to your apartment. The common spaces like the pool, gym, lounge, etc. are clean and well-maintained. Only complaint I have would be that the office no longer accepts your packages for you and that packages are left outside your door or even sometimes delivered to the wrong address. Ive lived here for a little more than a year and havent had any major problems. Overall, my husband and I are happy here.

Kerri Roush is nothing short of amazing and it doesnt stop with her; the entire office staff and maintenance staff are exactly the same! We are moving from out of state and Kerri has gone above and beyond to help us pin down the perfect apartment for my boyfriend and I. She has shown us the apartment virtual and kept in contact when something came available, even sending us the location and pictures of the surrounding area. We can’t to move in and enjoy Downtown living.

My husband and I live at Aviare Arts and truly enjoy the events that Apartment Life hosts for the community. They have great ideas and offer events that everyone can participate in and maintain social distancing. We love the office staff, maintenance and Apartment Life!

Not the best... but downtown is an ok location

Due to a last minute change of plans, we ended up switching to a sister property (Indigo apartments) due to availability and timing needs. Amanda was so responsive and gracious both when we were planning to be tenants and when we went through the change in our plans. Based on this experience. I have no doubt that tenants will find excellent care and service at Aviare.

I absolutely have to share my thoughts and experience that I have had so far with Aviare Arts District Apartment Homes. Since the first day they have made my move in the easiest and smoothest process I have ever had. We all know how stressful moving is and absolutely every individual in the apartment office has the best customer service and will literally answer any question you may have. During this Pandemic they are still showing how awesome they are by advertising there great move in specials that I guarantee are the best in the state. The location of the apts are in a perfect area walking distance or a bike ride to anywhere downtown. Other then the location and the clean apartments what really make these apartments thrive are the office staff and management. Absolutely the best apartment complex I have been a resident at.

The billiards and fitness room are nice. The office offer sanitizer and wipe in fitness room on time during Covid-19. The Dog Park Party was very cool, but we also need Cat-socializing!

Ive had the privilege of working with the management here for the past few months. Brittany, the manager, has been at this property for a lot of years and loves her job and the residents and it shows by the way she communicates and serves the folks here. Weve loved being a part of whats happening at Aviare! The location is top notch (downtown) within walking distance of everything, amenities are stellar, and the apartments themselves are beautiful. If youre looking for a home in or near downtown OKC, you cant go wrong here!

Recently moved from california to oklahoma and I couldnt be happier with the hospitality! This has been the best apartment I have lived at, price is good and all the services are great! Love the fact that the whole property is gated! Management is great, they handle all issues very fast and the maintenance crew is great!

Aviare is a terrific place to live! The maintenance and office staff are excellent. The grounds are beautiful. I love coming home to my apartment. I even like teleworking from home!

I transferred from out of state to OKC. Brittany did a great job managing all the details and helping me transition. My experience in the apartment was outstanding and quickly felt more like family. The location is amazing with fantastic amenities.

They are too highly priced just because they’re downtown (they add an extra $100+ in pointless fees). I’ve lived here for 4-5 months & I had a multitude of maintenance issues. I had to get an entire new A/C unit, my hot water heater didn’t work, & i had black mold in my guest bathroom. I feel like they didn’t inspect anything they should’ve before they had me move in. I almost felt like the maintenance men should move into my guest bedroom as much as they were in here... I’m not impressed with the property, I will not be renewing my lease.

Ive lived here for a little over a year and have had nothing less than an amazing experience living here! The staff are all pleasantly responsive and very helpful. The maintenance crew, Kenny and Cody, have made some repairs for me recently and addressed my issues quickly and professionally. These guys are the best!

The maintenance team are always busy keeping the pool and grounds clean. All issues have been fix promptly and expediently. The front office staff are always helpful and nice. The events are always on point. During covid they even supplemented events with bands so residents could have anaminaties

Avana is the best apartment complex in OKC. I cant say enough positive things about it! We originally lived here 2014-2016 and moved out. We missed it so much we came back and didnt even consider looking at other places. Avana is such a community with the residents. If you are a dog lover, this is the place for you! Great pool, gym, and dog park. The location is excellent and walking distance to many things. What really makes this place awesome is the office staff. They are so efficient and quick to make any repairs. They also organize events for the residents. Move here ASAP!!

I have loved living here for the past 9 months and will most likely be re signing due to the convenience factor. However, this apartment complex has a major flaw that has been recently introduced. They have changed shipping policies to where they will not accept packages in the front office anymore and we have to either get them dropped off at our door (can be left there for hours if I’m not home) or have it dropped off at a pick up location. This goes against what our lease stated so it’s frustrating. Today I went to go pick up a package from USPS (a pretty expensive one so I didn’t feel comfortable having it delivered to my door since I’m in school all day) and they told me the package was sent back due to insufficient address. I fear things like this will keep happening or packages will get stolen from outside of people’s doors.Great apartment complex that went through an ownership change and introduced a terrible policy.

We love the location and the security the property offers. It is close to most of the places we like to go Downtown and there are some nice restaurants and cool bars within walking distance.Update: After living here for 2 years my wife and I still love it! We enjoy all of the events the property puts together and the staff goes out of their way to help.The office staff is friendly and the maintenance crew responds immediately. If you call with anything Eric, a staff member, is always Johnny on the spot and can fix anything. Once he changed out the air filters in our ceiling without a ladder. Just jumped and swapped them out before he hit the ground. It. Was. Insane.

This is absolutely the best apartment home living experience Ive ever had. I never thought Id agree to move back into an apartment, but from the first moment we toured the facility we knew this wouldnt be like any other apartment experience. The location is amazing and surprisingly quiet! Even though it is nestled in between several great districts in down/mid-town you feel the ability to relax and be comfortable. I think the key factor in our enjoyment is the staff. They make the location feel like a community and allow you to be as involved as you want to be. They always seem to set the bar even higher. If there is something in need of repair or maintenance we dont hesitate in reaching out and dont worry about the problem being solved immediately. We truly love where we live!

This place is amazing! The location is perfect, its right next to the art museum and civic center, and theyre very pet-friendly. The staff is good-natured, accommodating, and, best of all, competent. The building is beautiful; they keep up with repairs, cleaning, and landscaping. Best of all is the incredible maintenance team. They are always working hard and will respond to a call as soon as possible. Theyre honest, friendly, and will do everything they can to fix your issue.Ive lived a lot of places, but this place takes the cake!

I am so happy I chose these apartments. Megan the assistant manager in the office goes above and beyond to make sure I have everything I need. Anytime I have had a concern she has addressed it right away and resolved it. I could not have picked a better apartment residence!! Everyone is so nice and courteous. Everyone is the office knows my name and the maintenance guys are always on top of it.

Wow oh wow where to even begin! I absolutely love living here! Not only isn’t this place so quiet and homey, but the people who work here are the absolute BEST! Kenny and Cody are the most wonderful maintenance guys, always willing to come to the rescue! All of the girls up front Magen, Jackelyn, and Amanda are so so helpful and always a joy to see!

The apartments are ok but overpriced for nothing. poorly built and the walls/floors are very thin. I can literally hear all my neighbors walking or vacuuming, running the dishwasher etcThey advertise it as being luxury apartment. There is nothing luxury here. It is an ok apartment- very basics and old appliancesbottom line you are just paying for the location. I have seen better around at cheaper price in the downtown area. I will definitely not going to renew my lease.The maintenance service are great! hence 3 stars! The leasing office are ok...Finally i find it very bizarre they dont have any bathrooms in their club room.having lived at so many complexes across the nation they all did.

My boyfriend and I were helped a lot by Jacklyn. She was always available to help answer any questions we had. Amanda was kind enough to give us a tour in the apartments, and it was very informative. Then for the AHI services we had Kimberly help us with a great contract. Overall amazing experience.

First, we were very pleased with the staff at Avana Arts District, especially with Jacqueline, who puts her entire heart into her job.However, we have lived in three states and 10 different apartment complexes in the US, and I must say that for the price you are charged there are a few things that need to be transparent. Avana Arts advertises that it offers luxury apartments. Compared to the few luxury apartment buildings downtown, this is unrealistic. The apartment fixtures and appliances are old and cheap. The flooring is cheap and unfinished (especially where the floor border meets the kitchen cabinets). There is trimming missing in some rooms (it is there only in the guest bathroom), and a maintenance person explained to me that it costs too much to put in trimming everywhere. The place is a gated community, but the side gates rarely closed. I have seen many non-inhabitants being able to open the side gates, and I have come home to find my side gate unlocked. The outside corridors are dirty with dust and dog hair. They are cleaned but rarely and with a leaf blower, so that the outside dust enters your apartment. The noisy neighbors are not really reprimanded . The valet trash removal--a luxury indeed--is done carelessly: If you miss your 3 hour waste removal window (lets say that you work evenings), you are stuck with garbage (you are fined if you leave it outside the door outside of the removal service hours). You can, of course, toss it out yourself, but you will still be charged for the valet service. Sometimes, the valet does not remove all the trash if they assess that the trash was not packaged properly, an assessment that is purely subjective.All of this is fine, as living in common poses challenges. But I have to complain here about something else. We have recently moved out: I am pregnant and ready to deliver in three days. We could not move out earlier without incurring a large cost. We were ready to move out three months ago but we were told we still had to pay for two more months because they do not offer preferential treatment to inhabitants. They explained that if they had allowed us to break the lease earlier because of my pregnancy (we needed to buy a place where we had enough room for a baby), that would qualify as preferential treatment. When I asked to write to the Graystar management, they referred me to their own office manager. When our official lease came to an end, we cleaned the apartment so that it was cleaner than when we received it. We had to hire a carpet cleaner despite the fact that the carpets were in perfect condition (I vacuumed and cleaned the floors daily while we lived there). We fixed all holes in the walls where we hung paintings and painted over. We bleached, we vacuumed, we scrubbed. Did I mention I am 9 months pregnant? We were convinced we would not receive back the deposit, and indeed we were charged in the amount of the deposit. We were charged for installing extra towel racks in the bathrooms, and leaving them there (so thats a cost to me to begin with). We were charged for not cleaning the fridge and the stove, which we did. We were charged for not buying new stove plates although the ones we had when we moved in were not new. The concept of wear and tear does not exists or apply.Another thing: the maintenance guys are fun and nice, but they appear to be so busy that any service will take between 2 weeks and a month to be completed. When we moved in, the microwave was cracked. It took over a month to have it replaced (this was not a custom made brand, but a regular GE microwave range). The fire pit in the courtyards common area was always in construction so that we could not use it at all. The bike storage was a mess.Heres the thing: Our lives are complicated, and we dont need this, especially after paying so much rent. They should have done the move-out inspection with us as I requested, but we finished moving out at 5PM and inspections finish at 4:30PM.

Amanda helped me find exactly what I was looking for...a modern apartment, with lots of space, that has a dog park for my pupper. I cant wait to move downtown and have a parking garage. So perfect!

This group is tough to deal with, and my experience was very frustrating, but if you have an issue be sure to contact the Avana office to work things out. One call to the front office and they worked to make things right.Overall living at avana was good. Prices are pretty high but the location is really good so it makes sense. The office staff was pleasant to deal with and the grounds were kept clean. The apartments are nice but like most complexes if you have a particularly noisy neighbor you will hear them. They make you pay for valet trash pick up whether you want to use that feature or not.

Peaceful living with all the amenities of downtown. Dog friendly. Pool is great and the gym has all the equipment you need. Has a great energy!

Love these apartments! My husband and I moved in around February and have had such a great experience here. Jacklyn is the one who gave us the first tour before we signed our lease and from then on she has been helpful and so friendly every time we see her. All of the staff are so kind and professional. They do fun activities for our apartment community and work hard to keep this a beautiful, well run apartment for all of us to enjoy.But... What prompted me the most to write this review is what happened today. Today my AC went out. Like it was still running and wasting a ton of energy but wasnt cold. It surpassed 80 degrees in my apartment. I debated for a few minutes if I should call in an emergency maintenance request because the last apartments I lived in told me AC was not an emergency as long as we had an overhead ceiling fan... LOLFinally I made the decision to call it in because my doggo especially does not like the heat and it was getting increasing warmer in the apartment (it was over 100 degrees today in OKC).Within 2 minutes, I get a call back from Kenny who assures me I made the right call and that he would be here to fix the my AC in 20 minutes. To much of my surprise, he made it under the quoted 20 minute time and fixed my AC with no trouble! I know I lived in a terrible, cheap apartments before, but this still blew my mind that from the time I called and left a message, to the time Kenny got here, fixed the AC and left, was all within 40 minutes.Thank you so much for being such a wonderful community. And a special thank you to Kenny for fixing my AC so quickly and professionally. You guys are the best!!

LIVE HERE! Avana has been by far my favorite place to live in Oklahoma City. Not only do they have an amazing facility with everything I could ever want or need in an apartment, but their staff goes above and beyond to help me in any way that they can. Also, big shoutout to Magen for always taking care of her residents. I feel like I live at a resort with the customer service and all of the amenities. Well, gotta go jump in the hot tub now. Happy apartment hunting!

These apartments are all about luxury and convenience. And the staff at Avana Arts are seriously top of the line! You wont regret living here!

This is an amazing location. It is within walking distance of midtown and bricktown, and right next to the Oklahoma City Museum of Arts and the Civic Center Music Hall. Free onsite parking, free 24 hour fitness center, huge pool, hot tub, dog park, HUGE bedrooms, enormous walk-in closets, garden style soaking tubs...and the list goes on and on and on.If an incredible customer service experience is what you desire, look no further than Avana Arts!! Constantly doing fun resident activities, meet and greets, happy hours, fun pool stuff, etc.

There are many things I like about Avana. The staff is INCREDIBLE (including maintenance)... Its downtown... Its peaceful...However, there is one major con that has brought it down to 3 stars: I can hear the footsteps of the residents above me (they are pretty loud).I know the office staff would fix it in a second if that was something fixable... But thats not something you can fix without reconstruction.

I moved here a year ago from out of state, not knowing much in OKC Avana arts seem like a great place to live. Here were my issues -1. They towed my car and acussed of being my fault the first day I moved in. (They gave me wrong parking numbers.2. Fees ( every little thing they try to get you for fees.3. My lease was up and to go month to month they wanted to increase my rent by $6004. They stick you with a huge move out fee5. Middle of the winter someone tried to get into our apartment and we wanted locks changed they never said sorry except tried to charge us for it.6. They leave nasty letters with request when they need something from you.Every respond you get from them We are a business, sorry we charge for everything Wish I never lived here. The staff there is incredibly nice and the model is so beautiful it will make you feel at home soon as you walk through the door! If you want to move anywhere this is the place !!!!🌟🌟🌟🌟🌟
