I was really excited about the Rasa apartments - great location, amenities, vibe. After seeing quite a few apartments, it felt like a good option for what we were looking for. Our leasing agent was really helpful in answering questions and helped us to match concessions we found in other complexes. We decided to apply and place a hold on the apartment.After we applied, things went south. We got an immediate email from their staff asking for documentation and information that was already provided in the application. We never heard from FPI management that our application was approved or any additional information about the apartment until we requested it. I had to reach out several times to get information corrected in our welcome letter and lease because they did not include the concessions or pricing discussed upfront. I found communication to be sparse and unresponsive when we tried to schedule a walk through of our specific apartment before we signed the lease.As a result of this poor experience, we are not moving forward with leasing at Rasa.

I’ve been living here for 6 months now and I can’t stress how amazing these apartments are! They are new and right in the heart of downtown Oakland. The staff is really amazing and helpful. I had an issue with a misplaced package once and they helped me locate it as it had been delivered to the wrong box. I highly recommend living here!!

I lived at RASA for 1 year and I feel pretty neutral. I ultimately decided not to resign my lease because I definitely believe I can get a better bang for my buck elsewhere in Downtown Oakland.Pros: Luxury, Modern, Rooftop, Gym, Maintenance is great, walkableCons: Extremely loud due to location and non stop construction in the area, large homeless population, leasing staff isn’t the best with communication, lack of security, floorplans are a bit odd, super tiny closets, overpriced.Overall, it just wasn’t for me.Updating my review to 1 star: RASA charged us $300 for a cleaning fee although we cleaned our apartment from top to bottom before move out. I was told to email the pictures we took to Katie, the community director. Its been about a month and Katie has been unresponsive. Always take pictures when you move out or youll get scammed!

Horrible customer service. Managements communication ranges from nonexistent to combative. Bikes and packages have been stolen multiple times from the building and ownership refuses to do anything. If that werent bad enough, we have to pay a $500 deposit plus $75/hour to have more than 2 guests in the common spaces. We would break our lease if it werent so expensive to do so!

Rashaad referred me to Rasa as I inquired about other sister properties and I must say, I fell in love with the place!

Ive been a resident at Rasa for a little over 6 months now and I cant wait for my lease to be over so I can move out ($4000 fee to terminate the lease early!). Some reasons why:- The building is new construction, so looked great at first but on closer inspection it appears they chose the cheapest materials (cabinets, paint, etc.) possible. Great shared amenities, but we learned we have to pay a $500 deposit and $75 per hour with a minimum of 2 hours if we want to have more than a couple of people over. That includes the roof deck!- Security is a joke here. We had multiple packages stolen from the lobby and multiple forced-entry theft happening last year in the garage where at least 8 bikes were stolen. All of that amounting to thousands of dollars in loss.- Management DOES NOT CARE ABOUT THE RESIDENTS. To quote the Community Director (after months of a group of tenants had been trying to have security increased)I also want to make it very clear that the owners do not have to do any of these things. So come March or April and they decide not to move forward with ButterflyMX then you will have to live with the call box that we already have. Same for the bike roomandThis will be my last email about this situation. Any other updates I will send out a community wide email. I will also not be forwarding emails to any new people added to the petition letter after it was sent to me.My experience with her has been by far the worse Ive ever had when dealing with landlords. Had she been on the tenants side and shown sympathy and concern for our security, maybe I would not be posting this review. But the disrespect and negligence towards the tenants has gone too far now.

Ive been living at RASA for the past 3 months and Im very happy there. Its a great community and its perfectly located (close to Bart, bars and restaurants). The building itself is brand new and has fantastic amenities. It is very clean as well. Finally, the management team: Erianna, Asia and Simone are just exceptional: responsive, friendly and very professional.I could only recommend it.

I had to break my lease and waste over $5k almost immediately. Despite living in NY for 5 years, these were the noisiest apartments I’ve ever been to. The studios face a small street where homeless people will scream until 3am every night, which was expected. However, the waste and recycling companies come every Monday, Wednesday, and Friday at 7am. On Mondays 3 different trucks come at 7am, which vibrate the entire building on the studio side. Don’t believe me? Call waste management and ask for their schedule or go schedule to see the apartments at 7am or anytime at late hours in the evening. Please consider The Hive instead, they are so much more quiet and peaceful. I will say that the management staff is wonderful and responsive, every person I worked with was very pleasant, but the studio apartments are unlivable if you want to sleep at night and their inability to mention any of this was shady.
