I have rented through three different management companies in the East Bay, and SMC is the best by far. Repairs have happened quickly (same day or next day) and we have not been charged for them, the tenant portal is easy to use, and communication was great when we were applying. It sounds like others have had different experiences, and I will say that our unit was recently renovated when we moved in, which probably makes a big difference, but again, there are much, much worse management companies out there.
My wife rented from smc almost 3 years ago hasnt never had a problem with them fixing anything in a timely manner she is actually moving this week SMC COOL WITH US VAN & BALLY ARE VERY NICE CARING PEOPLE
I am a neighbor to a property managed by SMC East Bay. They ignored months of emails and calls about a tree on their property growing into and destroying parts of my fence on the adjacent property. The most frustrating part is that theyd always say that they were looking into it and then never do anything and suddenly stop responding.If you want a company that isnt responsible to its community and is guaranteed to be irresponsive to you, heres your SMC East Bay is your company of choice. They have never ending phone trees and when you do talk to someone they will fail to email you back or follow up in any way.
We had a rodent problem in our attic and roof and SMC sent 3 different contractors, all but the last provided short term solutions. One of them even cleaned our attic but left the attic door open (in the kitchen) When they left we had to clean up all this rodent feces dust from our kitchen plates.Eventually the last guy knew what he was doing. Saw what the last 2 contractors did and said they didnt do squat about the problem. They contract the lowest quality/cheapest companies.Also, they raised our rent each time we wanted to add someone to a lease (rent went from 3k to 3,850 within 2 years.Also, they are currently hoarding vacant properties until rents increase again. The same properties listed a year ago are still available. Every review talks about how they dont get back to people, which is weird considering how many properties they have vacant. Youd think theyd want to fill those with what they can get. But they can wait til they can charge 5000 for a 3 bdrm again.
I filled out an application for a house and have not heard back from them. After numerous attempts to find out whether I was able to qualify for the place, I got nothing. Definitely my last time dealing with these people.
Horrible business! Do not rent from this place. They don’t even show up for the tours and their properties are over priced for the areas their rentals are available.
This is the worst leasing agency I have ever had the misfortune to rent from. They knowingly rented me a disgusting, rat and rodent infested house in Oakland, CA. They never fixed the problem. My roommates, who I met on Facebook, began breaking the lease by bringing in stray animals. When I reported things, the leasing agency did NOTHING. I was stuck with cats and dogs peeing and pooping all over the house. Eventually I was attacked by some of the roommates. I had one arrested and got a restraining order against another before moving out. SMC never gave me my deposit back which is against California law in the Bay. They actually told me to ASK my abuser for my money back. I left battered, manipulated, broken, and poorer. I hated my time with SMC. They failed to uphold their lease and stole from me. Please avoid them at all cost.
I have called the property manager to resolve a fee issue. He has not even returned my phone call. Very poor customer service. Tenants, dont have a concern and expect it to be resolved. They are very good at taking your money, but do not believe in customer service. What a shame.
Would never choose them again if I had a choice of rental places to live in the bay.Tried to increase our rent mid-contract (illegal).Closed the parking lot area for 2 months for a “shed” that...ended up being a new apartment.Tried to charge a $25 move-out fee that wasn’t in contract.Shoddy workmanship on the renovated apartment i was in. Had a 1/2” gap between windows they had to repair. Vents were banged shut to half the house in the ceiling. Cable was disconnected in the walls so had to get a repairman to make a new connection. Didn’t bother to dust the tops of cabinets after construction, etc.Total lack of detail. New property manager was compassionate though - appreciated her for that. But the company at-large is one I’d rather never have to deal with again.
They will take care of you as long as you do your part and pay the rent on time.
