If youre looking for quality housing in Norman, look elsewhere friend. So far my biggest mistake in college has been signing a lease at this horrendous excuse of a housing unit. All of the previous comments about fire alarms are correct. They are far too sensitive and are prone to triggering at arbitrary hours. When (if) you take a tour, you will see that cross was constructed using the cheapest materials. The walls dont serve to block sound, as I can hear everything that is going on in the common area when I am in my room with the door closed. The layout of each of the suites is the same style of layout that you would find in a sanatorium. The lack of natural light in the common area makes it feel like a dungeon. Speaking of lighting, the overhead lights are the same type that would be in an office building or classroom, the harsh fluorescent type. If you do end up staying here, I would recommend buying a desktop lamp to light your room as the overhead will give you headaches. Possibly one of the most glaring of problems with cross is the fact that there is no in-unit kitchen or laundry. The lack of a kitchen is probably by design as it was intended to push upperclassmen into overpriced meal plans. But the joke is on cross as now theyre operating at 30% capacity. The lack of in unit laundry makes doing laundry more of a chore than it already is. Now instead of simply doing your laundry, youll get to re-live your days in the freshman dorms where youll worry about it being stolen and having to fight for a dryer. I hope after reading this youll be convinced that living in cross is a mistake. Theres a reason why cross is so desperate to get people into leases. Cross is losing massive amounts of money. Despite all of this though, they still fail to proofread their advertisement fliers(see photo attachments). This is a lot of information, but all of it is true, and its important that people know this before signing. Dont fall into the same trap that I and the other reviewers have fallen into. Steer-clear of this dumpster fire and find yourself a quality housing unit(there are a lot of them out there).

Most miserable place to live in all of Norman is Cross. Be prepared for false fire alarms every other week. Also be prepared to get locked out because their key systems have major issues and do not work like intended. The maintenance staff can go in your room whenever they feel like it without warning. The thing that ticked me off the most was how they promised so many amenities only to arrive and have nothing due to their legal issues.

I never lived here but I was considering it because it says “pet friendly” on their flyer. turns out german shepherds are considered an “aggressive breed” and there’s a 40 pound limit so i wouldn’t be able to bring my dog even though the “leasing agent” has a golden retriever/german shepherd mix and a border collie (posted pics of these dogs on their own instagram and then when i called they said german shepherds aren’t allowed)

I lived here this past year and was so disappointed. Management is unprofessional and rude, the building looks nice but is so cheaply made it falls apart, and most of the amenities we were promised (restaurants, cycle studio, etc) were closed without notice or refund the entire year. Cross also is very expensive, a whopping 700 a month for a small four bedroom place. This is about he same price as Calloway which is both closer to campus, much bigger, and comes with a full kitchen. OU was smart for getting out of this one. Steer clear. If they were smart they would allow freshman to live here because once upper class men get word their occupancy is going to be worse than the 30% it was this year.

Living here for a year has been a terrible experience. The fire alarms go off on false alarms all the time, there are only 3 washers and 3 dryers for a floor of 50+ residents and the dryers don’t work properly, a normal load of laundry can take 2+ hours to dry. The bedrooms are tiny, and the closets aren’t nearly large enough. The kitchenette is okay, but the way it is set up, the refrigerator door opens into a wall, so there is no way to fully open some of the drawers or adjust the racks in the fridge. Cross also closed the restaurants and shops that were listed as amenities at the time of signing. Communication from management is not clear, especially in the way they are handling this abrupt end to the semester. Residents are hearing conflicting stories from Cross and OU Housing and Food. Perhaps most importantly, maintenance will enter without giving 24 hour notice as they are required to by law. They WILL illegally enter your apartment, and when my roommate and I said something, instead of addressing the issue, they just entered illegally again to put a “maintenance in unit” sign on the empty bedroom’s door! (This was not for a requested maintenance.) Do not live here!!!

I just finished touring all four buildings and I was impressed. Joshua, who gave us the tour, was very knowledgeable and helpful. I was surprised by how many great amenities there are for students and faculty/staff to use.

Couldnt be any worse to be honest. Front desk are not helpful and RAs are even less helpful. No dining options even though they were promised from the beginning. Gym equipment doesnt work. The absolute worst place Ive ever had to deal with.

I work with an OU student organization, and we really needed a great space to have our weekly meetings on campus. Cross came through for us, and its been great working with them. Joshua Colbert has been extremely helpful. Weve used their black box theater room, and its been a great experience. Its a really cool space, and the acoustics were perfect for our live band and speaker that we brought in. I recommend their facility for other student groups at OU.

Dont be fooled by the 5-star reviews from people who have toured the pristine display rooms but have never actually lived here. Cross has been an absolute dumpster fire, denying residents signup bonuses they were promised, constantly pushing back dining and amenity opening dates, and being completely opaque during the entire process. Residents are being held hostage by an abusive contract forcing them to pay full price for an unfinished building that is already falling into disrepair due to the shoddy build quality. Weve already seen false fire alarms, water leakage, and an electrical fire. Not only is Cross a scam, it is potentially dangerous to live in.

I used the Rehearsal nook for my club and everyone was super friendly and helpful when scheduling the space. The room was also really great because we were able to practice with the mirrors which helped a lot.

72% of the living space here at Cross OU is empty, just like their promises. In this essay, I will explain why Cross is the worst apartment complex in the state.Coming in at a whopping $700 a month per person for a four bedroom apartment, a $75 fine for stepping on the grass which is not finished yet, a $65 fine every time I forget my key and need the staff to let me in, and other ridiculous prices that I wont even begin to get in to, Cross is simply not what one would call a bang for your buck.Its not just about money, though. Thats not all they want from you. It goes deeper than that. Cross will not stop until they have taken your dignity as well. Ive fallen for so many false promises about the dates that amenities are supposedly going to be ready, only to have those dates pushed back week after week. I had a personal conversation with one of the managers in the leasing department, Caleb, about receiving free points to be used on meals at the restaurants in the building (which are not finished being constructed - one of the many unfinished amenities I just mentioned). He followed up with me two weeks later to let me know that he was still working on getting me the points. All of that only to have him tell me today that I will not be receiving any because I did not sign up in the right time period for the deal - a condition that he was aware of during the weeks of waiting, and a condition that he personally said hed make an exception for.Id go on a much longer, more detailed rant, but it brings me too much emotional pain to relive the traumas that Cross has put me through. Plus, its getting hard to see what Im typing due to the tremendous amount of tears collecting in my eyeballs currently. So Ill leave it with this piece of advice. Do not sign here. Let the 72% of the unoccupied living space remain the cold, dark void that it is to remind the people at the top of the cold, dark void in their hearts.

Overall, I can tell there were students who were very distasteful of the previous management. There was an ordeal where students were promised meal points in a drawing of sorts, and testy college students took it to heart when they didnt receive the prizes they so deeply wanted. Besides that, Cross is beautiful. The rooms are secured with card detector locks in the entrances of the buildings, the elevators, and the individual rooms. The food on the first floor may be somewhat pricey, but is definitely worth every penny. The air conditioning is exceptional, and every room has a large window, which I also enjoy. There is a cooking center open for all residents on every floor, as well as multiple washing and drying machines. There are also study lounges on each floor full of comforting furniture. There are so many positives that heavily outweigh any ratings on here from angry college students.

The communication at Cross has been horrendous. We were promised many amenities that were not ready when we arrived and are still not ready. The worst part is that they have been horrible about communicating to us WHEN these things are planned to be done.We were told the gym was ready to use when we arrived, then I went to look at it and everything was sitting in plastic wrap, covered in cardboard and foam from packing, and not plugged in, manuals still attached. Then I was told the gym would be ready Sept. 1 (I had to find the building manager and speak with him) but it was not ready until almost a week later than that. Then the gym doors wouldnt allow us to enter.Another great thing about cross is that we still do not have grass on most of our lawn. But, I guess that doesnt matter since we will be FINED for walking on the grass that many of us are paying 10k+ per year for. This is absurd. We get a lawn (eventually), but we cant use it.Also, the maker space that they promised is open, but it has none of the equipment that we were told it would have. So, we can do homework there but cant actually make anything.The counter tops are cheap and scratch way too easily, which I assume we will be fined for. The laminate flooring is cheap and the feet of the chairs that we have been provided with scratch them as well, which I assume we will be fined for if we dont repair it ourselves. And the furniture is made with a faux leather that is so thin that it has already cracked in a few places in my apartment, and I have used the thing LITERALLY four or five times while also being careful with it because it feels very cheap.Overall the annoyances at cross far outweigh the benefits of living here. I would rather live two miles from campus and still bike to classes than live here and have to deal with the pains that have been presented to us. These opinions are not just mine, and they are held by many residents. We are very frustrated and no one is serious about working with us. When asked about it we are told we are doing what we can or this is out of our hands and that is unacceptable. No one can tell us who to talk to about these problems because they know that it comes down to being their fault or their bosses fault and they are scared. Well, we are paying way too much to have to deal with this.

It’s becoming more and more apparent even after only a month of living here that this building was either made cheaply on purpose or constructed too hastily, as the brand new “luxury” building seems to fall apart all around its residents - leaking ceilings, outlets sparking fires, horrifying fire alarms responding to anything BUT an actual fire, typically past midnight on a school night - and again, all of this and more has happened in less than a month of living here. At first I was understanding - theres bound to be a few kinks in the system at first, right? However, Im now aware that its much more than a few small kinks. It makes me extremely wary of the quality that the amenities will be when they are actually opened. Are their appliances going to be constantly breaking down, and will they be repaired in a timely manner? Are the employees going to be properly trained/equipped to do their jobs? If a real fire starts in one of the restaurant kitchens, is it even going to trigger the fire alarm? We are not paying these rates for mediocrity, and Cross is barely mediocre at this point. Cross officials dealing with these issues are so overwhelmed by the sheer volume of issues with the building that theyre of little to no help at this point. Some employees even sneer at us for voicing our opinions, seeming to judge us for thinking we deserve to actually have the standard of living that we paid for. These issues are probably largely arising because of the uncoordinated ties between the university and the private company, Balfour Beatty, who are running the place.Also, some smaller concerns that I ignored at first but are piling up: there’s no grass planted in the courtyard, yet there is out front, so they clearly had the opportunity to do so but skimped for some reason and now theres just a massive eyesore mud pit, and were charged $75 if we set foot on it; we’re charged $75 for entering our own rooms weve already spent thousands on if we accidentally lose or forget our ID’s, there is no recycling bin in the recycling rooms, the water pressure in the showers is abysmal; the construction workers leave litter about and loiter in student spaces, the lights are left on in the unoccupied rooms 24/7 even though Cross is hemorrhaging money, and the fire alarms are so jarring and frightening that the Cross residents are literally developing anxiety that they’ll be woken by it in the middle of the night. Even though many of these issues will be likely be resolved given enough time, I think its very indicative of how this place will continue to function in the future. The fact of the matter is, we’re paying for “luxury living,” and this just ain’t it, chief. I will not be returning next year.

As someone who lives here, I can say with full confidence that it is an unfinished, unprofessional mess. For freshman and others considering moving here next year, dont do it. Even if they fix the cosmetic issues, there are still problems internally that are gonna be a lot harder to fix.

Hosted a self-defense class in the BlackBox theatre! Everyone was extremely helpful and nice, the space was clean and spacious, and I will definitely be back!

They have removed our Facebook reviews so they are here now.This building has some serious work to be done on it. Many issues include overly sensitive fire alarms going off at early hours of the morning. None of the promised ameneties are finished and people have no idea when they will be open. We have construction constantly going on and starting as early as 7 am. The roof leaks in one of the buildings. And to top it all off all students currently living here have to pay full price for only a fraction of what we were promised.

Edit: this is my review from the beginning of the year, and it’s one of few written by actual residents. Don’t trust the 3-star rating. The leasing office is giving incentives to students who take tours and give 5 star reviews. Living here is still a mess and not worth the money.Cross is without a doubt the worst student apartment in Norman. We are six weeks into the semester and less than half of our restaurants are open. It took me SIX WEEKS, hours on the phone, an in person meeting and over 10 emails to get my signing incentive. Their social media advertising is misleading at best, which is what caused the dispute about the signing incentive in the first place.Balfour Beatty management is truly awful. They are condescending to students at every opportunity. Instead of dealing with problems that are within their purview, they constantly blame Housing and Food. In reality, very few of the problems are H&Fs fault. Both student CAs and full-time OU employees are doing their best to deal with the subpar situation that Balfour Beatty has created.In summary, OU students: LIVE LITERALLY ANYWHERE ELSE!
