When we first signed our lease a year ago, the gym was open 24 hours. The hours have been reduced and access restricted to working hours and a limit of two persons, with masks on (which makes sense at this point in time). However, with these restrictions it is extremely hard to reserve a time to work out with in my schedule. In addition to this difficulty, I have asthma and working out with a mask on is a danger to my health.So, I started working out in the garage I am paying ADDITIONAL rent for. The new property manger, without empathy is disallowing this, though, according to her, multiple residents have requested this privilege. I also have seen multiple residents already working out in their rented garages.I signed a waiver with my lease stating that they are not liable for any injury I may incur on the premisses, so I do not understand why, in light of the current global health situation, this company cannot show some empathy and allow their residents some way of maintaining their fitness in a safe environment.This is not to mention that I signed my lease under the assurance the gym was 24 hours. I am willing to pay the higher rent for this amenity, but I cannot use it. Is this breach of contract on their end or false advertising...?I think there needs to be some consideration for the health and happiness of the community over policies made in the pre-COVID era.If you can, I would consider a more community oriented and more empathic company to give your hard earned money to.

Im having issues after moving out, as they are misrepresenting the charges. They also denied me a move-out inspection. Even during the Covid-era, it could have been done if precautions were taken and I offered to not be present to minimize any risk. I tried talking to Matthew and Barbara at the corporate office and they were nice on the phone and seemed to listen to my issue and promised to get back to me but never did. I left messages but no callback. Have some self-respect and keep your word!I will update my review if they ever get back to me to resolve the situation.

I recently had to immediately evacuate from their property at Jasmine at Marietta Crossing in Marietta GA due to a ROACH INFESTATION in the unit I was renting in the 3700 building. Pest control was unable to resolve the infestation that began in the end of September (at that time I reported 2-3 roaches observed) and continued until I evacuated in the beginning of December. At the time of move out I was observing over 15-20 roaches every few hours. Prior to evacuating the property, I requested to be transferred to a new unit due to the infestation and was told that I would have to pay an increased rental rate due to the market rate of the apartments being different from when I signed my lease. This new rate was over a $100 difference from my current rate, for the same floor plan, which I was unable to afford. Risk management refused to make an exception despite the inconvenience of the unit infested with roaches, insisting that the home has to be “deemed inhabitable” for them to allow me to transfer at my current rental rate. Despite providing pictures, videos, and documentation of the infestation from a pest control company I asked to inspect the property independently, Lyon Living refused to make an exception with the transfer and also refused to let me out of my lease without penalty when I refused to stay in the roach infested unit. Unless you have a high tolerance for roaches, I would be careful to sign a contract in which you are bound to possibly stay in a home that poses a health and safety hazard. Unfortunately, Lyon Living does not seem to care about their tenants or the condition of their property after you sign the lease. The corporate office does not answer their phone or return emails, with the exception of the representative from Risk Management, who was not very helpful with the issue. Despite me asking for this complaint to be escalated, I have not heard from anyone else from Lyon Living. Coincidentally enough their culture states “Whether it be a valued resident, employee or partner, people are at the core of our company. We never forget that. Their culture also states that they “Recognize the Value of Quality. Neither of these cultural values were represented in the services that I received. Unfortunately, an unresolved roach infestation in a few units will escalate to roaches in other units, impacting the quality of their property and the health of other tenants. Another family may possibly be moved right into the roach infested unit without the issue being properly resolved and I hope that this review prevents that family from being yours. Please choose your new home wisely.

This company owns properties that deal in bad faith. I feel that a 2 billion dollar company that trys to take advantage of a man that makes 60k a year and me being told that litigation is my only route over a 100 dollar discrepancy is the example of this company’s ethics and it’s gross.

Update 2 years —Still just amazing. Things get resolved almost instantly, feels safe and just great to live here.______________Been living at the Gramercy in Vegas for one and a half years. Absolutely no problems. Any hiccups were solved pretty much instantly by the team. Extremely happy to have found this place, the place is beautiful, the grounds are always clean, maintenance is helpful and quick. Ray & James have built an incredible experience and were not planning on leaving any time soon.

I was attacked on 8/29/20 by a mob, led by my neighbor and her visiting house guests (6-8 people total) in The Parker Residence (formerly Levanto Apartments located at 5295 Kona Springs Ln, San Diego, CA 92120) . The police came out and my neighbor was charged with assault & battery and grand theft. STILL, no one was arrested. After the police left, I called the police again, because these people kept banging on my door and ringing the doorbell screaming obscenities and telling me to come outside so they could further assault me.The next day, on 8/30/20, I had to call the police again because when I went outside to throw out the trash that morning, these people were standing at the bottom of the stairs of my apartment building. To that, I called the police again. SDPD came out and tried to have a mediation between us. The neighbor and her daughter, both a part of the mob that attacked me, spoke with such vitriol and hate and refused to be cordial and suggested that every time they see me in the neighborhood, I’d be attacked.On 8/31/20, the property manager, Heather Huynh called me to gather information. She informed me that she had spoken with the leasing agent who was present the day of my assault and that she’d also be speaking with the woman who attacked me. When I told Heather that I would be contacting the media about my experience if they did not evict my attacker, I was threatened with eviction. You can imagine my disbelief as I pay upwards of $3,700 a month to live in a gated community only to be assaulted by neighbors and then threatened with eviction by the property manager.On 9/1/20, I received a call from Heather. I was told that I was receiving a lease violation despite multiple witnesses AND the leasing agent who both explained that I was the person attacked. Heather failed to ask for supporting documents from the police department nor did she thoroughly investigate the situation before making this decision.I strongly recommend that if you are looking for somewhere to stay that you don’t move here. In the three weeks, the police have been in the neighborhood four times. For the amount of money they are charging for rent, you’d think they’d provide better security and better management.I urge you to continue to search for somewhere to live because The Parker Residence is not safe and management clearly does not care about the tenants.

The news of Ray moving up to manage a new property is good news for him, but he will be missed. Staff has poor management skill & will not go out of their way to help you with anything.They only provide a veneer of luxury, but when you look closely they cut corners of everything from the washing machines to the garage doors.Theyre an absolute trash companyNo worth a dime, not worth your time.

I have been trying to reach Management for almost two weeks now by calling the main number listed. However no one ever answers the phone. And the few times I have gotten someone I was patched through to management but it always goes to voicemail. I am become more and more frustrated with this because it’s a time sensitive issue that needs to be addressed ASAP. I can’t talk to my property manager about it because it is directly involved and is creating a conflict. This is the second Lyon property I’ve lived at and I’m really starting to think I’ll never live at one of their properties again. I do not wish to bash the company but I need answers right away.

I dont understand all the negative reviews! Ive lived at Sedona for 3 years and the maintenance team always fixes ANYTHING within 24 hours and the common areas are spotless. Sounds like all these reviews are from people who cause trouble, dont pay their rent on time, or move out and leave the place a disaster. I actually was interested in applying for a job at Lyon Living and googled the company and Im super surprised at all these comments. They have been nothing but super accommodating and kind to me.

I’m not one to do reviews but wow, what a terrible experience. My pregnant wife and I rented an apartment thought this management company in Sunrise Florida. The name of the actual apartments is Water Terrace. At first we loved the area and it made sense to rent there because it was in our budget. After living there for a couple months, we realized they did not enforce their own rules. Almost ever tenant had at least of dog and some had a couple. Large dogs at that. We are dog owners as well mind you so we have nothing against dogs. The problem was that rarely did anyone pick up after their dogs and we would have to do it ourselves. We had dog waste outside our door on the grass day in and day out. Walking the dog around the complex, you could see it everywhere. Lack of accountability and not a clean apartment complex. They basically allowed people to do whatever they wanted. This was not our main concern. It started when we had a repair that needed attention because the large window had water leaking in and the drywall would be soaked when it rained summoning water onto the carpet as well. We contacted water terrace to come repair the issue. Finally when the guy showed up, he simply painted the water stains and said it was all fixed. Following weeks later, the problem persisted and we had mold growing the the house covering the whole area by the window. It was green and black mold. We reported it and cleaned it up ourselves a bit. A guy came out and tested the wall and said it needs to be ripped out and replaced. They had someone from risk assessment contact us who was very unprofessional and sounded like a robot reading a script. This lady had zero emotion or heart when speaking to us on the phone. We explained our situation and concern for living in a property with mold having an infant and she said it’s not dangerous and normal in Florida. We had tested the air with a kit from Home Depot and it showed traces of mold in the air. Even more on the wall by the window. She totally discredited what we told her and said they would rip out the wall and fix it as soon as they could. Couldn’t give us a time frame. Would not move us to a different unit after we told her the place had a moldy smell and we did not feel well living there. This was after we were living there for more than a year by the way paying rent on time and even early sometimes. It’s not like we were avoiding paying, we were truly concerned. Regardless, no one really cared. They ended up fixing it and a few weeks later the wall started to bubble again. Problem persisted and so we filed another complaint but this time we we’re moving out and had enough. I don’t with that on anyone to deal with a management company that just wants to collect your money and doesn’t give 2 .... about how you’re feeling. Upon receiving the final bill, I was even more surprised but not shocked. They made up some fees for pet urine on carpeting that is totally not true. We never had our dog on the carpet nor did he ever pee in the house. In fact, we had a gate on the stairs so he could never get up them even if he wanted to. They tried getting hundreds of dollars from us for things that simply did not happen. Provided us with terrible customer service and allowed us to live in a home with MOLD!!!! Simply unacceptable.... DONT RENT TO SAVE MONEY, PAY MORE TO A COMPANY THAT WILL VALUE YOUR BUSINESS.

I wish I had an option of negative review. I visited Jasmine at Galleria on 09/14/2017. I was shown an apartment for 973 $ (Upgraded) and was also told that I will get a move-in special of 500 $ off on first months rent. When I came back to my home and started application ( 30mins after I visited the leasing office), I was not able to find the apartment on the application website. When I called next day, the management told that there is no apartment for 973 and also 500 $ offer is also not available. I was told that the person who committed all those things was a trainee and didnt knew things.I would recommend you to not have trainee associate deal with customers. Honoring commitments is the most important attribute of any business. Its one thing to change one point but you guys denied the whole offering.Definitely a very bad exp. No business has ever prospered by deceiving customers.

I moved in last November, signed a years lease at 1599 per month.I regret signing that lease 100%.I have a downstairs neighbor that smokes inside his apartment. I live right above him and all that cigarette smoke and smell ends up in my home.I work hard and long hours and to come home to a place that smells like cigarette its just not right. So wrong in so many levels.Or to wake up in the middle of the night to the horrid smell of choking cigarette smoke, simply not worth the price.I have escalated the situation to the property manager Lyon Community and their last answer to me was that I signed a lease that allows for that.Horrible experience :(I should have read the reviews.I am warning anyone I can at this point. Its not worth the the price or the pain.

These corporation condones racist and white supremacy behavior at their apartment homes in Florida. They are willing participants in what is deemed racial discrimination. Resident relations are the absolutely most disgusting set of people I’ve ever dealt with at a corporate level before. The housing department is currently conducting an investigation into their practices. By far the worst and most racist group of people I’ve encountered in my life. Very disturbing.

Avoid at all costs. Unless you have a good lawyer handy. They are bait and switch artists who show you model homes, agree to a price verbally, push you online to apply...then you move into some dilapidated unit not even close to the model. The model unit? Not even shown online nor is there a contract online to sign for a model unit.Does it get anymore illegal? Im sure CA has an opinion on the matter.Then when you call? Yep, just like someone said below. They dont answer, 99% of the time. The other 1% they patch you to a VM no one returns. Same goes for email.Their properties? Well I only live in one (Las Palmas) but its falling apart at all levels and is also run by people who avoid VM and email.

This is by far the worst management company I have ever had to deal with. I stay at the autumn Chase Apartment homes in Littleton Colorado and they promised me $400 off my rent for a referral fee. When they decided not to give that to me I reached out to corporate to handle the situation spoke with human resources and the lady said she was gonna talk to the apartments and give me a call right back. However I never received a call back I called back time after time again with no response. This management company is highly unprofessional and if you ever come across one of their properties I highly recommend you just turn away. This is not The first problem I’ve had with them I had an emotional support animal they told me that they were pet friendly but dude my dog barking for five minutes each morning when I left they basically gave me the ultimatum to either get rid of my dog Or I was going to be a Evicted. So like I said stay far away from this management company

I would be weary of this company. I live at the water terrace apts in Florida and they have a really racist management team. Jamie Snodgrass in particular. They target minorities as a part of their white wash mentality and try to intimidate residents into paying unnecessary fees. I have security footage of racial bias and discrimination that was caught on camera by this management team which clearly shows them targeting black people. Absolutely hate living here and can’t wait until my lease is up. I have also filed a racial discrimination complaint with the housing department to investigate the manager here and her practices. I’ve been trying to reach someone at the corporate office for a few days now and there are no direct contacts. Management at water terrace has ceased responding to my emails because of backlash. I will not let this rest. Doesn’t matter what it cost me, I will expose the racial discrimination by water terrace community. Lyon living should not be condoning this

This is my review from their Apartment complex in Santa Ana, CA called “Nineteen01”.The apartment complex is nice but the leasing office is terrible. We went in on May 18th to rent an apartment in June 23rd. We were told that a tenant was in it but they put in a notice and if we applied we would get confirmation that they could not renew the notice. We applied for the lease and got approved on May 18th. On May 20th we called the leasing office to confirm that we had the apartment. They guaranteed we had it, so we asked if we should put in our notice and they said yes. We put in a 30 day notice with our current apartment and started making plans for the move. June 14th (9 days)before moving in I reached out to ask general questions and was told we couldnt move in on June 23rd since it was a Sunday. After solving this issue, we get a call 6 days before move in, that we no longer can move into the apartment because the old tenant renewed their lease. They offered us an apartment 100 square feet less for $5 less a month than the original apartment we wanted. We now are scrambling to figure out what to do because we cannot rescind our thirty day notice from our current apartment.The leasing staff is Lydia, Heather and the manager is Vic, and none of them cared nor tried to help on this. They told me that its just a bad situation, when in reality a 30 day notice is a binding contract and they chose to keep the tenant over renting to new tenants.BEWARE WHEN RENTING FROM THIS COMPLEX.This property management group is terrible. I will avoid any properties managed by them in the future.Edit: To response to their “other availabilities” they offered another apartment with 100 square feet less for $5 a month less. Sorry but that is not “other availabilities that is a shake down. Shame on you and your company for this response.

I have left several messages and called multiple times. I moved out in JUNE from Jasmine at the Galleria. I disputed charges and have still yet to receive correspondence from the complex or corporate. They claimed 150 appliance cleaning fees and close to $200 in unpaid water/sewage fees. Find that impossible considering water was turned off almost once a week due to repairs for over 8 hours WITHOUT notice! DO NOT lease with this management company theyll scam you an avoid you when you call them out.

I moved out of one of their units and four months later after a constant run around, lies about the check being “in the mail”, and phone calls not returned I have still not been given my $1500 deposit check. Looking into suing them for small claims. Never dealt with such incompetency.

I have been a resident of The Brooke Apartment Homes (Atlanta,Ga) since the company merged in 2015. It started off as a pleasant experience but currently has turned into a nightmare. I have made several attempts to try to reach a solution by contacting upper management regarding an issue that was error on their end. However, I have been given incorrect phone numbers, lack of respect, and inaccurate charges. I definitely regret renewing my lease for another year. I sincerely wish there was away to speak to someone directly who is competent enough to handle YOUR SYSTEM ERROR that has effected my account. I don’t think I should be held responsible for!!!

I am a current tennant who is waiting for a call back from corporate. Pertaining to an incident in which my apartment was entered unlawfully and its been hours with no call back. I tried calling them back 5 different times to get an email address so I can address this situation because it is of importance to me. And still no contact back as of yet. The Marke has horrible customer service. The leasing office staff is not present and often partying at the rooftop pool. The same for their leadership, never around to resolve problems. I will make sure never to stay at another property managed by Lyon Living in the future. Their lackadaisical absent approach is exacerbated by their stringent policies placed on their tenants. Oh, but every apartment can have music blaring at all hours with the smell of marijuana strong in the air, but if you are one day late on paying your rent they will threaten to evict you.Take my advice based on my experiences and stay away from their overpriced units.

Unbelievable. We live in lyon owned property in escondido. They have just asked one of our neighbors to get rid of their dog, who is an emotional support animal due to a report by somebody that dog attacked him. No evidence. No third party investigation. They are not allowing them to break lease even after they gave a 3 day notice to get rid of the dog. I feel a lawsuit is on its way. :) we are also leaving property for this reason as we dont feel safe anymore.

Most unorganized apartment experience I have ever had! When I applied they quoted me one price and when I went into sign the lease they quoted me $200 more.There was a severe security issue at our complex a few days ago with an armed gunman and the complex did not notify us at all throughout the incident or after. They should have at least notified us to let us know to stay in doors.By far the worst customer service I have ever experienced.

This is the worst management ever, tried to get them to respond to me about the trumped up moving out charges, and cannot get them to answer the phone, answer my emails, or my messages. Have been trying since 2015, and it is 2018 now. I know that this sounds unbelievable, but true. Tried calling again today. Dont ever rent from them, you will regret it if you have a problem. All the other reviews say the same thing.

RENTERS BEWARE. The management of this property is horrible. I lived in the Brentwood Apartments in Campbell, CA. Upon the termination of my lease, I was not able to contact anyone at the property. Both emails and calls were ignored for a couple weeks. I ended up having to drop off my keys and gate clicker to the rent deposit box since no one ever responded. My lease expired on the 6th of the month but my autopay was charged the full month of rent. I ended up sending the corporate office a letter and received one email back from a general manager saying he would look into the matter. Another week passed and I received no response. I found a couple numbers of the executive staff of Lyon Management Group, Inc. through Google and contacted them directly. To give you a timeframe this was about 2 months after I had moved out. The executive staff responded and issued a check. The check I received was not for the full amount I was owed. Per California state law, they have 30 or so days to issue a receipt of your security deposit or the full value should be refunded. So at the end of the day, they still legally owe me money but I don’t want to continue to waste my time with this incompetent management group.

Staying in sedona apts in placentia, ca. have had a horrible 3 month experience so far. they did not do their due diligence before renting us the apartment and we have since become guinea pigs with multiple problems in the unit. we moved in in mid-august, in the middle of the heat wave here in southern california. our a/c was defective and not working right to cool down the apartment. we were basically sweating in our apartment with the a/c on. its taken them 3 months to resolve the issue and now that it is autumn we dont need the a/c anymore. furthermore our august edison electricity bill for the first 3 weeks staying in a 962 sqft apartment was $322.00 and our september months bill was a whopping $504.00. WTF??i requested a mold test to be done on the unit after the a/c work was completed because when the repair man turned on the a/c all kinds of rust, metal debris and who-knows-what-else flew out of the vents and all over our belongings in the apartment. i was asked to show proof of mold. HELLO!! thats why im requesting the test, to figure out if i have mold. they have no interest in you and your familys well being.as you can see by their other reviews they are not worth the agony to deal with. stay away and stay happy.

My wife, my mother-in-law and I have just moved to Alder Park since July 15, 2021, and from July 17 we began to present symptoms of Covid and my mother-in-law was hospitalized, currently we have no symptoms of Covid, the apartment has a clothes washing machine It has never worked since we moved, so we requested a week ago that they repair it and they tell us that they cannot do it because we have Covid and they demand a negative Covid test, but it is the fact that we no longer have symptoms the doctor told us that we no longer contaminate other people and that the tests can be positive for up to 3 months, how can we wait three months to wash our clothes? I proposed to the Leasing office that they could do the service without us in the apartment The attention from the manager has not been very professional
