She always was quick to respond to our questions and would go out of her way to find a response. This review is long overdue. I planned to write it months ago, but life got in the way.I want to express my appreciation and gratitude to Allison Adams, a Community Rep at Newport Bluffs, for her unwavering support during what was a very stressful transition period for me.I recently transferred to a 1 bdrm from a studio. Between my stressful full-time job, life’s daily stressors and looking online daily for a 1 bdrm to open up, at the specific timeframe I needed it, my stress level was over the top! Allison’s constant positive attitude and caring demeanor always put me at ease, always. I literally called Allison every other day to ask a question, inquire about apartments coming up, asked if I could look at this one and that one and so on. If Allison wasn’t available at that very moment, she made sure to always reply quickly and was eager to assist me.Anyone would have been annoyed with my almost daily inquiries, but Allison, in her sweet nature, insisted I wasn’t a bother and was always eager to assist and with a smile. I always appreciated that about Allison.I finally found a place and like Allison always assured me it would, it did work out. I owe Allison a huge THANK YOU!! I wanted to give a big thank you to Megan Harm in the leasing office. I was exploring my housing options in Newport and Megan was my point person at Newport Bluffs. When I spoke on the phone with her she listened to all of my wants, needs and offered solutions to everything. She also followed up after my on site visit to see what I thought of each unit. I recently leased a townhouse unit in this community. Megan in the leasing office helped us find the right unit. She was very patient and went above and beyond to make the leasing process very smooth and stress-free. Megan and the entire team at Newport Bluffs really understand how to provide excellent customer service. We had searched a lot of different communities in Orange County and the leasing staff at many others do not compare to Megan.
We have been living here for almost a year and its been one of the best communities, especially under the circumstance this past year. The front office and maintenance staff are awesome. I will recommend the location to my friends and family.
Such a great residence and great service we had from the staff, especially Megan. Ask for her because she just made our experience painless and super smooth.
I transferred units. The process was very easy and stress-free. Maverick and Xyrine in Residence services were wonderful and a pleasure to work with. They were very professional and kind. They made sure to answer all questions and explain all options.
Zero Stars if I could - We rented the nicest three bedroom with bluff view available for a year and extremely disappointed. Quality in construction and finishes was a disappointment, floors creeked, plumbing always backed up, broken garage door that they couldnt fix, can hear your neighbors talking through he wall... Value NOT equal to cost of rent. The Irvine company was terrible to do business with and not supportive during Covid. After we moved out the Irvine Company stuck us with a huge bill for the lack of them being able to find a tenant - possibly due to Covid. Please learn from our mistake. Avoid any property owned by The Irvine Company!
Living at Newport Bluffs, I learned that Love Where You Live is more than a marketing slogan... it really is true. I have been living in a Newport Bluffs Townhome for a year and LOVE where I live.Leasing ProcessThe property team is so professional and personable! They go above and beyond every time that I work with them. From questions about payments to helping me find the owner of a lost puppy I found in the community (we found the owners) - the team here is top notch. Although, we do laugh about the community text messages that they send - sometimes there are errors and duplicates! It makes for a good smile with my roommates.MaintenanceAlways prompt, professional and willing to work a problem. I am always been impressed how how the maintenance team responds within 24 hours. We all know that things go wrong, its how its handled that matters. We had a plumbing leak in our kitchen and the team was beyond accommodating, moving us to a fully furnished unit during repairs AND they deep cleaned our home before we moved back in. It was such a smooth process, especially one that had the potential of being super stressful.Community ExperienceAs of now (Spring 2020) they are completely upgrading and remodeling the main amenities. While I miss being able to use them, I know they are going to be better than ever. They are expanding and completely remodeling the gym, resurfacing and getting new furniture for the main pool, etc. I also love living next to the Bonita Creek Canyon, steps from my door I am in the middle of nature and Bonita Sports Park. I can walk all around my community and feel safe and like I am living at some kind of resort.
The maintenance team & office staff (Allison & Maverick) at The Newport Bluffs community are always on top of it. Maintenance is ordered almost immediately upon request and the team arrives promptly, very professional and explains the issue or required repair, which they handle. At times they go above and beyond. For example my hall toliet was experiencing issues therefore they fixed the issue at hand and decided to check the master toliet to be proactive. Thanks guys!

Recently I hade to water leaks in my unit they both were handle very professional I worked with Rania she was the person in charge for this leak from day one she send inspector to check the unit she follows up with me the next day to let me know the report will take couple days but will relocate you to different place she offers me to go to hotel, the whole process took 2 weeks for both times from day one Rania called almost every day to keep me posted I felt she were taking care of my family like her familyShe is very kind and professional she is very detailed person, one of the reason me and my family still here is Rania, we are really thank full to people like Rania, when I come back to my unit the unit looked better than beforeThank you Rania
I have Been living here for almost two year and my experience has been great. The amenities are world class, the grounds are manicured to perfection, but most importantly the staff and maintenance people are wonderful. We have never had a work order that was not taken care of on the same day it was written by me. One night when I made a little kitchen foul up and gave my sink a world class clog( Hint.. Dont put a whole bag for potato peels down the garbage disposal) but they where there within 20 minutes to fix it. I wont do that again.Lets face it no person or organization is perfect all the time, but the staff here sure tries to be. My family and I have been renting in different locations for the past 13 years so we have had a few landlords, but I can honestly say Newport Bluffs has been the best!!!!!
After more than two months and many phone calls still no refund of deposit. The unit was left very clean, there is no reason for delay, but continual excuses check lost, processing time, etc. However, on the plus side, I did find the area is well maintained.
These guys are a joke. They take your money and run. Upon moving in there have been multiple issues with the new apt and no one has resolved them. They were late issuing the keys but sure fast at taking their money. Maverick is a joke. All he cares about is getting his commission. RUN

Sal in maintenance went above and beyond for us and always does, on top of everything< timely, friendly, so considerate always a smile on his face and a very hard worker, loves what he does and loves helping others you can tell that always, i love living here! he makes are life easier:)
Extremely unprofessional staff, mold infested community, rude and abrasive management. This place looks great from the outside, however once you move in you start experiencing all sorts of issues. I have been living here for 5 years and have had several problems with the staff. You have to ask at least 5 times for things to get done, return calls can take up to 72 hrs. Plant trimming once a month, blowing all leaves on your patios using air blowers. Flaky and rude staff, very poor customer service, nobody really cares. One thing is for sure, high rent increases every year!!!
This place made me sick constantly, Also I handed over my keys 3 day early rent paid in full and they are charging me $500 for abandoning the property another $300 in other misc BS fees. They missed the move out inspection. BE VERY CAREFUL. TAKE MOVE IN MOVE OUT PICTURES LIKE I DID. THIS CASE HAS BEEN GIVE TO MY ATTORNEY. THEY ARE BULLIES. Otherwise its pretty. They did nothing to revise the situation. They sent it to collections. They didnt help when I called so her reply is BS. THEY ARE WRONG WRONG WRONG TO DO THIS TO THE TENANTS.
Its a wonderful place to live and fantastic community.
I lived there and loved it. If I ever moved back to Cali, this is where I would be again. Its an amazing place.

Lovely cosy apartments in a gated community. Beautiful landscaping, great swimming pools and minutes from fashion island mall/ south coast plaza. Very close to the beaches.
This place looks nice. However - I have lived here over a year and a half. I was happy until I found out that I have toxic mold spores in my unit and the Irvine company refuses to help me. I have been sick, home to the doctor, and my King Charles Cavalli almost died. Unfortunately I know a lot of other people here that say the same thing. If you want yo pat a lot to get sick - Irs a great choice.if you complain they will test your unit. But they will force you to sign a lockout agreement while they temporarily relocate you and the refuse to tell you what was found. I had a third party come in and confirm that there is mold. Yet and still they still deny it. They deny that there are others too! Look on yelp !!!
Not good, rent here is so expensive in OC for apartments, I know some friends that moved down to San Diego because of the cheaper housing.
I love Newport Bluffs my mom and I have been here for years I have moved to La half the time but when I get home its always so welcoming:) Thanks Newport Bluffs !

II am writing this review after living in Newport Bluffs/Irvine Company for 2 1/2 years and becoming incredibly sick by TOXIC MOLD in our HVAC system. When we moved here, like most everyone who has become a tenant, we were so excited and thrilled that we have found this amazing and beautiful place to live. Centrally located, gated luxury community with resort like amenities, park like setting and lush landscaping. It was expensive, but we were sure this was going to be a great place to live.Little did we know we were moving into a Hell Hole that would eventually suck the life out of us and make us so sick we felt we were dying. This put us on a journey where we would spend every day/week/month trying to solve why we are so sick, meeting with every kind of doctor, running test after test, thinking there was something wrong with us. When we arrived, we were fit, healthy and active, and spent our days swimming, working out, traveling and living a great lifestyle. After a few months we started getting very sick; rashes and hives, abdominal/stomach pains, breathing/chest pains, food allergies, developing migraine headaches, feeling lethargic and dizzy, coughing and sneezing blood, joint pain, just to name a few of our symptoms.The Irvine Company spends millions of dollars in creating a beautiful setting, marketing their brand and touting the Lifestyle, but in reality they are criminally negligent when it comes to the maintenance of their apartments, and has compromised the health of hundreds, if not thousands of people over the years. It appears to be a part of their business model; it certainly keeps the apartments turning where they can increase their rents year over year. We received a notice in January of 2017 from the community stating that there have been some concerns about mold but that these concerns were unfounded, please contact the management office if there are any concerns!!!!! WTH???? OH MY GOD!!! WHAT??If you live at any Irvine Community, get a mold inspection done immediately by a Certified Mold Expert, not one that the property management would recommend. This is critical that you do this; Your life and the life of your loved ones may depend on it. Once we found out we had mold, Thank God we did or we would have died there, we starting noticing the plastic tented balconies, pulled out water heaters, which has become the hallmark of the property remediating mold from apartments on a regular basis.If you are planning to move here, DO NOT be sucked in by the beautiful nature of this community. The staff here turns regularly as do the tenants, so you will not get a real answer to your concerns. Never in a millions years, would we have thought that we were being poisoned by our own home, let alone a home that is very expensive and a community whos brand is Love Where You Live. We had to leave and throw away all of our belongings as we found out ALL of our belongings were covered in mycotoxins and could not be remediated. We are devastated beyond words.Irvine Company, if you read this,,,, We would still be Loving Where We Live, if you werent poisoning us with Toxic Mold due to your willful and unlawful negligence.
This community prides itself on maintenance at an optimal level. Constant upkeep.Planned activities; ie food trucks, pizzas.One morning, handing out bagels, cream cheese, banana, drinks...breakfast as you drove out the gate for work!Sign up for wine tastings. Or pilates classes.Enjoy all the extras. Gym, business center, multiple pools, bbqs for residents. Office always has Starbucks coffee avail.Concerns, pool limits outside guest to pretty much 0-2.NO extra parking! Lucky is you get a parking spot close to your door (if you dont have a garage/extra$$$) you may be in for a hike with your groceries or pc!80-90% of time, very considerate residents.Theres always some...You relax at the big pool like 5 star hotel pool.Byob...incidentally, our next door cabana made sure my husband always had a cold one. Thats neighborly!
