I have lived here for 2 years now and could not be happier! The community is going through upgrades and has been for a little while but we are now seeing the finished products at the pools and they have been worth the wait! The community has been well maintained and the office team is always very open and helpful! I recently moved to a one bedroom from my two bedroom and cannot believe how much space they have, I will be staying at Baywood for years to come!

Irvine company treats you as their product, not a resident. You pay a premium for the zip code you live in because corona del mar is beautiful. The insides of the apartments are cheap yet they spend tons of time and money on making the outside look pristine.They just dont care about residents, its poorly ran but your stuck with them because this company owns every square inch of orange county.

Towed for second time this week. First tow was at 10:30-10:45, so I figured ok they are pretty strict (I originally thought anyone could park until 10:30, but was towed a few months ago and was then told 10pm.) 3 days later (just now) I caught the guy towing my truck at 9:30. I asked him what time are we allowed to park til and he has no idea. He was even told this is the second time this week this car was being towed, so whoever calls the tow company out has no heart. Where is the sign that tells us what time we can park till? I lived here 2 years and never seen it. Dont you realize theres a pandemic going on and many of us lost our jobs already and you tow me twice in one week??? I couldnt afford the first tow and now what am I to do? Place a sign somewhere that tells us what time you start towing because this is incredibly unfair. You dont even write on the warning ticket what time we need to move our vehicles. Shame on you.

I have lived here for a year now and couldnt be happier! Not only is it such a great location, but the property is excellently maintained and all the staff is so friendly (maintenance with fast service also!) They have updated facilities and the pools are very nice considering how long the community has been here and physical space restrictions, although I would say the space of the actual apartments far makes up for it. This is probably the largest apartment I have lived in in southern california (plus awesome amount of balcony space). It couldnt be more convenient that it is also attached to the shopping center with several shops, Rite Aid, and Gelsons Cafe/Grocery. The residents are very friendly as well. Due to the community and location, I would also say this is the safest I have ever felt in an apartment. A huge plus is also that there is plenty of parking/no walking a long way to your door. I would live here for a long time!

We have lived at various apartment communities over the years and by far, the Irving Company Baywood Team are the best weve experienced. No issue is too much trouble for them to handle, and they always provide prompt and reliable service. They go above and beyond! Prior to moving in, I read some of the other reviews and had some reservations, but after living here and experiencing the service, I would highly recommend Baywood and the whole team. Starting from the initial leasing by Annie (which she made super easy), to the excellent ongoing support from Manon in management services, and excellent maintenance service provided by Antonio and others. Great Job.. and thank you!

Lived here for four years, there were noisy construction year-round. Our plant in the patio garden was killed by one of the workers placing a ladder right on top of it. Manager is always at a meeting or not in the office; they also misplaced my phone number onto another residents profile, and called me many times because the said resident wasnt paying rent on time, despite the fact I have told them repeatedly to remove my number from this random residents profile.

Baywood is a great community for me. The location in unbeatable and the property is extremely well-maintained and managed. Beautiful landscaping, lots of trees and green spaces, responsive maintenance staff. My leasing consultant, Annie, was fantastic! Very happy to be a resident at Baywood.

Ive just begun the process of moving in and i have to say i think i may have a gemActually 2 gems to be honest because i cant think of any other way to describe Annie and the office staff. Especially Annie; so delightfully inviting yet so proficient and professional she almost makes you wish the application process could last just a little longer. If thats even possible. Were it only for she todays experience alone would completely restore my faith in apartment living but theres also the rest of the staff who by all accounts are all just as pleasant and eager to assist. So far very impressed.

1. No adequate parking. Giving out warning citations and towing cars. IMHO this is ridiculous to assign 1 parking spot for 2-3 bedrooms2. Noisy ever partying neighbors. Loud as hell. Multiple complaints were made, yet no results.

I have lived at Baywood Apartment Homes for a few months now, and I was very excited when I first got here. They were wrapping up on the renovation of the hot tub near my apartment, the location is very close to a lot of places I like to visit & walk, and it overall seemed like a great place. However, I have become disillusioned with this place as more time has passed. The service team does not care about any issues that you experience, and nothing is an emergency. It does not matter if your shower is broken, or your sink, or your dishwasher (all of which I have experienced in a very short time living here), they do not consider it an emergency and move at their own pace. The folks at the front rarely answer the phone, and when they do they are not very helpful at resolving issues. Finally, if you enjoy having friends or family over, good luck with parking. They do not allow more than 2 vehicles per apartment, and parking fills up very quickly at night. Whoever designed this complex missed the mark by a mile when it comes to the fact that most adults who live in apartment complexes have their own vehicles, and need to park them where they live. Overall, great location, but everything regarding actually living here is subpar.

I am a homeowner in charge of an HOA nearby and work with the fantastic management team at Baywood whenever any issues arise. Allison, Annie, Brian and Kenley are all consummate professionals and our HOA is so grateful for our great teamwork. Baywood and its residents are lucky to have such a wonderful management team!

Ive been at Baywood over a year now and I couldnt be happier. I havent had any of the problems cited in some of the other reviews. You cant beat the location, the floorplan and fixtures are great and the rent is reasonable. Ive had a few minor maintenance requests and they were all attended to promptly and professionally. My unit was upgraded this summer with new double pane windows and exterior. Sure there was some inconvenience, but no big deal and I really like the improvements. And Ive never had a problem contacting the staff. So if youre looking for a great apartment in a great location: check out Baywood.

If I could give the place 0 stars I would. We lived in the apartment complex for 3 years. During our initial walk around the complex, we were told that the construction would last 3 months, tops. Well.. Construction is still going strong and is slated to continue for the next 2 years at least. Im totally fine living near construction, especially if that construction is making the complex nicer, but the managements blatant lying to your face is what kills me. If you ever have an issue that comes up that will cost them any money, they will blow you off or blame you for what happened. One day last year on a very rainy day, the roof leaked all over our couch for 5+ hours while we were all at work. We let the office know that our couch was stained and that they needed to fix the roof. We were told to go through our renters insurance to fix the couch. Good thing I came to my senses before I filed a claim. I let the office know that I was not going to be using the renters insurance that I pay for to fix something that their old building caused. I was on the phone time and time again trying to talk to a manager, or anyone who would be able to help me. You only ever get to talk to the front desk staff on the phone. The front desk staff are really nice, and I honestly feel terrible that they have to work for their managers. The managers always have these mysterious meetings that they are in. Its honestly kinda funny how often there are meetings. We went to the front office one day to avoid the endless phone calls, and when we were told that the manager was in a meeting, we said that we would wait. We were told that the meeting would go for another 15 minutes, and we said it was fine we will wait. Well the 15 minutes passed, and what do you know, there was an emergency meeting right after the first meeting. Ill give them some benefit of the doubt that something happened, but if you ask me, I was given the manager in a meeting run around so many times that I find it all hard to believe. There are plenty of other stories, but lets be honest you dont want to live here any more. So Ill end with our final bill. Covid happened so we didnt get the in person walk through. I appreciate the precaution, but the virtual walk through was useless. They ended up charging us on top of the normal cleaning fees, to re-glaze both bath tubs. My roommates and I are very clean people and we kept the place is great condition for the THREE YEARS that we lived there. So when I saw the charge, I wanted proof. We received the photos of the conditions that triggered the charges. There was a photo of one of the bathtubs that had a small bit of wear, so that was a little bit understandable (though truthfully nothing more than normal wear and tear..), but there was no photo of the second bathtub at all. Once I pointed their error, it took a handful of phone calls to get them to change the invoice (again because the manager was in meetings). All in all, Im unbelievably disappointed in the management of the Baywoods and of the IC. The location is great but at what cost??

Everything about this place, the price, the location, the people who live here & work here. I shopped over 8 apartments. The ceilings, 2nd floor layouts... are awesome!!! Its a 10/10 for me.

You get what you pay for. We’ve had to put in over 10 maintenance requests since we moved in. Currently there is a leak in the bathroom from the unit above us. All the drywall in the bathroom was removed and they offered no concessions and told us to live with it.Over summer we were given 4 days notice that we have to move out for a week.Good luck trying to park past 7:00pm.The pool, clubhouse, and pool laundry room will be closed until summer 2020.If I had the option to break my lease I would. You couldn’t pay me to live here again.Think twice before deciding to live here.

Living at Baywood has been a wonderful experience. I can walk to everything. Everyone in the office is so friendly and helpful. I moved here after living in a house, and Ive got to say there is something so great about knowing if I have a maintenance issue, all I have to do is call and Pilar, the maintenance manager, assures me my problem will be taken cafe of. Andrew, the resident manager is amazing. Since Ive been here, Ive had some medical issues. Everyone in the office has been so lovely. This truly is home. Im so glad we decided to live in Baywood.

Ive been in sales on wall street for over 20 years and am moving from Venice to the OC. A friend referred me to this Irvine Co property so for background, I am highly nervous. If you check this property out, be SURE to ask for the leasing agents Annie Lin and Jackie Millan.Im not sure if they are technically partners, regardless they work wonderfully as a team. Both were available for questions etc while the other was on a tour with clients or had the day off. Their high level of service was especially impressive because I also work in an highly competitive industry with high levels of both company protocol rules to follow as well as industry regulations. (I am pretty sure their direct boss is a high pressure lawyer and doesnt give them much flexibility and has very high standards) While they couldnt bring ethnic diversity and culture to the OC.... they put up with my poor jokes and eclectic interests.They were great and found me a great place and I am excited to move in!

I want to leave some honest feedback for The Bays management and for future prospective tenants.Upon move in, we found a number of issues with our unit including a shower and bathroom sink that failed to drain properly. We submitted those issues, among others, to management on the 3rd day of move in, according to their guidelines. We were told that due to short maintenance staff that week, they would try to get someone out the following day, but if not, within 3 days of our request.During the next 12 days, we received NO service or communication concerning our request. When we called the leasing office in frustration, our multiple inquiries were met with empty promises to come out that afternoon or the next day! Finally, at 5pm on the 12th day, I called in frustration demanding service and financial compensation for living our first 2 weeks with clogged drains, stuck windows, and broken blinds.Fortunately, they were prompt in sending someone to resolve the issues immediately. After 12 days.However, as I discussed the issue with the manager and asked for compensation for the 2-week long inconvenience, he let me know that that was impossible, but that they would make sure it didnt happen in the future.1) Why werent the windows, blinds, and drains checked before we moved in?2) Why state we aim for 24-28 hours when the reality for NEW TENETS was 288 hours from the time of our request?3) Why claim to do everything in your power to improve the delay but act completely unwilling to pay out financial compensation, hire more workers, or tell residents that service requests may take 1/2 of a month to fulfill?It is overwhelmingly clear the management company is more concerned about revenues than tenants.Maybe Im an optimist, but I expected better.

I had a longer review but the issue has been resolved. We loved the unit when we were looking for a new place to call home but we were not told that IC would be ripping apart the entire property AND that we would be losing several of the amenities that sold us on the property. Our excitement quickly wore off when we realized that we would be living in a construction zone for well over half of our lease term. IC has done nothing to help tenants NOR have they given their management teams the ability to smooth things over with the tenants. We are nothing more than a number in ICs portfoilo and their treatment of us and our neighbors shows exactly how small we are in Irvine Companies world. The reality is, Irvine company has a monopoly on land and real estate so they can get away with treating tenants poorly. If you can avoid them, do!

The further you live from the front office, the less important you are. Two years of having port-a-potty outside and a storage shed and work crews of 30 men meeting at 7 am. “Luxury community.” Oh and they take up almost all open parking spots. Not a luxury community, just a cash cow for Irvine Company.

The first year at the Bays, I didnt really have many issues but I believe that was because I was working an extended amount of time. I know the the gentlemen downstairs to me came home to his whole roof on the floor but my experience had been pleasant. The second year my family and I decided to upgrade and move into The Bays 3 bedroom apartment. One week into moving into the new apartment, the downstairs neighbor was banging on their roof making our windows shake upstairs. They would smoke and have all the smoke come upstairs. one of the men living downstairs came upstairs and told my brother to walk lighter and to stop taking his shower water. Three weeks into living apartment the people downstairs finally snapped and we had a really bad altercation with our downstairs neighbors. I even had to get the police involved to get them off my doorway. The Bays staff was very insensitive about the whole issue. I asked if I could be moved to a new apartment and the staff said no. After altercation the midnight banging on our floor happened again and we requested to be moved again. The Bays said no. I also asked if I could break the lease and move into another Irvine company community. They said no. I broke lease and moved to the Bordeaux. Our down stairs neighbors are still living at The Bays with no consequence.

Im thankful to never have to deal with Irvine company again! I knew from day 1 this apartment was bad. Stay away! After a few months, they finally evicted the screaming neighbor. My complaints about the dog feces were never resolved. The Irvine company made several promises regarding the complex renovation. None of the promises were kept but, they paid for the damages to my property after a dozen emails and phone calls. The construction was constant, but the work completed never really made the community better. Management was always sending notifications of required actions by residents, but never completed the scheduled maintenance. The wiring in the building was so old that high speed internet would not function correctly. The apartments are a very low quality, so you are better off choosing the Park Newport for $100 more! I made it through 8 of the 11 months before moving out. I expressed my complaints several times, but the community manager is never in the office and refused to return my calls.
