Lived here about a year. We renewed our lease and while we had a busted pipe when we first moved in it was fixed right away. Maintenance is always really responsive and quick and I appreciate that the most. Trash pickup can be a bit spotty but Im not overly concerned about it.

I’d like to start very simply. Don’t choose to rent an apartment here. The management of the property is beyond abysmal, the properties themselves look wretched, and the renting/moving out process is a nightmare. Other places give you more bang for your buck, allow you to negotiate prices, keep the outside property clean, and take care of noise complaints. This place doesn’t.We’ve lived here for four years and the complex itself gets worse by the year. The outside of the different apartments are just sad. The walls look decayed and frail. The trash pickup is a mess with the dumpsters overflowing most weeks. It’s a poor sight to behold.The worst, and I mean worst management of any property I’ve stayed at. Our neighbors play music constantly and it can be heard from the parking lot. We’ve asked multiple times for this to be solved and the management has done absolutely nothing.I honestly hate this place and will never recommend it to anyone. If they’ve treated us this poorly, then I wouldn’t be surprised if they’ve done this to someone else.The noise issue has brought me and those in the same building as me a lot of grief, and the only solution is to move out.Also, you have to actually go into the main office to talk to anyone. The phone will give you a bot, and so will the email. Or they just won’t answer the phone at all!Other places are cheaper, nicer, and definitely won’t cause you this much grief.

Great apartment homes at a great price. The best place I’ve found in this area. Professional, pleasant staff to work with. Maintenance was great! We had a couple of small move in easy fixes and he was there the next day and took care of the problems along with a few he saw and fixed those also! Great place to live. I’m glad I chose these apartments:)

I love Landmark! Office staff have always been friendly and professional as well as the maintenance staff are courteous and timely on work orders. I love the convenience of being so close to Belleve One and Nashville West shopping centers and easy access to the interstate.

When we moved in the house had no been cleaned. We had to vacuum multiple times to get the animal hair and dust up as well as rent a rug doctor. The master bathroom sink leaked and ruined things. The maintenance entered our home without calling or knocking. The housing is not as advertised online, and we are paying way more for a short term lease. We are extremely dissatisfied.

They will rip you off when you move out.Also, not super relevant, but this place is owned by a soulless private equity corporation with $80 billion in assets. Yet, theyll still make you pay for regular property maintenance.

The apartment is excellent there are no bugs it is very nice brand new carpet I asked for a maintenance guy to come up and look at the ice maker because I thought that it was not working and he was up here within 30 minutes now thats how you handle your residents thank you so much to the office staff and especially Marlene for being so kind and understanding would highly highly highly recommend this property to anyone thanks again Lyncrest

We lived at this place for 18 months while deciding whether to purchase a home in Nashville. The move out experience was not pleasant.Long story short: We signed a renewal through April 2021. We started searching the housing market in October 2020. Things moved much faster than expected (as per usual in Nashville real estate!), and we were put in a position where we needed to make a decision on whether or not we would break the lease a few months early or put our house search on hold for a few months. The financial components were obviously one of the biggest factors in our decision. After multiple in-person and telephone discussions with the leasing office about this, we decided to go ahead and sign an intent to move out notice. It was our understanding that we would owe no further rent payments but lose the rights to our security deposit. We asked the gentleman assisting us to confirm this as we were signing intent to move out notice. It was our fault for not getting this in writing from him at that time.I have lived in 5 apartments in the last 6 years. I have NEVER been this swindled by an apartment complex. They disguise an extra month of rent as a reletting fee. To be fair, this was on one of the pages of the lease agreement, but I messed up by entrusting them to transparently advise me through the process. As other reviews here mention, if you have a pet (God forbid you have a goldfish), they will replace your carpet. Then they will charge you $800+ for it. We were specifically told not to worry about having the carpets cleaned; I wonder why? The date on the carpet in the pictures provided to us was immediately prior to our start tenancy. They probably did the same thing to the last person.The apartment complex is apparently owned by a real estate company by the name of The Milestone Group. They literally control over $7 billion in assets, but they want to have every tenant with a pet pay for regular maintenance in buildings that have probably been paid-off for decades. Typical New York billionaires. Please find a local landlord over these hustlers.Seriously, this is the only apartment I have ever rented where I did not receive any portion of my security deposit back. This time, I got hit with a bill for over $1600.Regarding the facilities, as other reviews have mentioned, mold/mildew is an ongoing problem at this apartment complex, and the management company must not have the budget to combat it. This is mostly noticeable on the exterior of the buildings. However, our apartment had a blackish, green spot where the wall and ceiling met in our living room that tripled in size during our occupancy. I cant believe they didnt try to charge me for that.They somehow decided it would be safer to close one of the two pools this summer than to spread the community out between them. The occupancy limit was not enforced whatsoever despite the pandemic. The tennis court is in poor shape, and the lights will burn out with weeks/months in between a replacement being installed. There are multiple broken/missing pieces of equipment in the gym. Basically, each different facility is the absolute bare minimum required to list it on their website as a feature of the community. If you can afford better, please do it. If you can find a reasonable local in the Bellevue area, do it. If not, well, our apartment had four walls and a roof while being 10 miles from downtown.I will shout out the maintenance guys, though. Always cool guys who would try to help out.

Under the newest management company the buildings have become covered with a black or green mildew/mold. The parking lots look like a salvage yard with many vehicles broken down or abandoned. This is at all levels. There is even one that hasn’t moved in over six months right in front of the tennis court. There is only one pool open (? To save money?) and it is closed every other week. The manager only pays lip service in addressing the multitude of problems as she will do as a response to this review. I travel a lot and I am often gone for a week or so and I sometimes dread coming back to this place. After a couple of years it is time to move on. As for maintenance, I have not had any problems inside the apartment

I love the staff here. Whenever we go down to the office, they have always been fully accommodating and friendly. My child always wants to go in and say hi when we walk past the main office.Alas, it has been hard with the pandemic. We have not been able to use the majority of amenities or make our routine visit to the office. However, the staff have been really on point with their response to the pandemic. I am grateful they are taking the health and well-being of their residents and themselves seriously.

We lived here for a year, staff is very friendly, but overall it was not a pleasant experience. Once, when I was out of town on business, I forgot to leave my girlfriend (also on the lease) a key. They would not allow any maintenance man to let her in the place after hours, not even with proof of ID and she had to wait around and sleep in her car for almost a whole day. Not safe at all!We also had some mold spots growing in the living room as well as mold being on vents/windows...we felt constantly congested and stuffy. Even our clothes in the closet got mold on them!Pest control was taken out of our rent monthly but we constantly had to fight off mice and bugs in our kitchen...Appliances worked so so, our ovens temperature sensor wasnt working so almost everything we tried to cook would burn before it could cook, after reporting that we were basically told to deal with it and that they were aware of the issue before we moved in!Upon moving out, they also tried to make us pay an $800 dollar pet seal carpet fee (on top of the pet deposit we didnt get back)... we have the most pleasant golden retriever who is well trained and behaved so they had no reason to charge us extra and keep our deposit. We googled what pet seal is and are still clueless to the term...You make your own decision but I would recommend looking elsewhere!

We are so happy we moved to Landmark! There are so many reasons we ditched our last apartment complex and this place has turned all of those cons to pros! There is always parking and it is well lit at night, maintenance gets things done that day or the next. My favorite thing is communication from management to residents! They call when they are doing work on the surrounding areas of you apartment, this is so great since we have a little one!

I am absolutely thrilled to have found landmark at Lyncrest Reserve. All the employees in the office have been extremely friendly, patient, and informative. My apartment maybe a bit old but I love it. There are lots of windows so I get a lot of natural light, and theres a beautiful cross-breeze when the windows are open. The screened in porch is a lovely place to enjoy my morning coffee and not worry about mosquitoes or other bugs. The floor plan works out great with the two bedrooms being separated kitchen. All of the neighbors that I have met are very friendly and helpful. The pool is lovely and stays open till dusk which I love. The location is great and convenient to the highway, grocery stores, and also a fantastic Elementary School.

People have 2 and 3 dogs and they take them out and do not pick up after them. That adds up. It smells. Lately the trash dumpsters are getting left longer over flowing making it easy for critters to dig in and trash ends up all over the place. Cameras are needed and more dog stands with the bags for the slobs who dont pick up after their dogs.Maintenance is great.

Maintenance staff is amazing!! Office staff is very friendly. The pools are always clean. Garbage pick up is not always the best, wish you could opt out of it and save the $25 per month because I could take my own garbage to the dumpster.

Do not live here if you have pets! They will charge you to replace ALL the carpet because they don’t “patch” Also, huge bug issue that pest control could not fix. Smoking complex as well so if you smoke that’s great for you, if not, enjoy! Also it’s been 3 weeks since I got my move out charges and they sent it to collections when I was told I would have 6 months to pay it in full. Also they may want some HR training on how to not harass your residents!

This place needs some major work all around. The inside of the apartments, the exterior, the landscape, and the amenities. I mean it when I say it needs some TLC every where. Some of the staff are cool, others not so pleasant. If you move in, make sure to schedule pest control, there’s plenty of cracks and crevices for bugs to get in. The electricity bill can get high, windows are drafty and old so there’s air coming in as well. The fire place is nice.

I will start by saying the people that work here are awesome. I would give them 5 stars if I could, and they are the only reason Im not giving this place one star. They were very courteous about helping with questions, and maintenance requests were completed almost immediately.Having said all that, this place needs a massive renovation. Visually there was dirt or mold on the siding of many of the buildings in the complex. The floor plans are very spacious and the square footage is much more than you would get in the area for equal price, however the rooms are of mediocre quality at best. I could feel loose floor boards through out the apartment that almost felt like I was stepping in holes. The wood of the balcony was rotting and was in such bad shape that I hardly ever spent time out there.While there wasnt a visible leak in my apartment, my water bill was regularly $50 a month for a single person, even on months where I was there for less than half of the time. When I called the office, they said there wasnt really anything they could do. Since moving, my water bill has been cut in a half, even with an additional roommate.The worst part is that my entire apartment smelled like smoke. Im not sure if it was coming from the fireplace, or if it was the neighbor below me (who was a smoker), but the smell was strong enough that I was embarrassed to have people come visit me. My clothes would even smell like it when I left, which had me worried that people thought I was a smoker.

SCAM AND RIP OFF!I Lived here for 1 year when I had no option as new to Nashville.THEY WILL RIP YOU OFF: They charged me 300$ month-to-month fee + 50$ increase in old rent, when I had to extend my stay after expiration of my 1 year lease. They were charging 250$ month-to-month fee + rent for another 7 days. They started charging me sewage (45$) even it was not mentioned in my lease by just sending mass email to everyone (they remind you what is written in lease when it comes to their advantage). I would say it SCAM. Even worse, when I missed paying rent on time due to I did not know how much I owe and you should know exact amount to pay through online portal. The online rent portal showed my old rent and they specifically mentioned to come down to office to pay rent. I missed paying bill on that day and they charged me 10% late fee on my rent. Bad part is Linda refuse to waive it only after knowing the fact that I am moving out.They even sent a 289.00$ bill after moving out and reported to collection agency, while they had my contact info. They did not mention for what they had this huge moving out bill.LEASE IS A JOKE: They will charge you 300$ month to month fee if you live even single day after your lease ends. Lease termination: 60 days notice and remaining month’s rent. What!!! These all things were not mentioned in lease and it is all arbitrary. Overall, they do not leave a single opportunity when it comes to money.VERY THIN WALLS: Huge electricity bills and can hear coughing and walking people on top apartment.PEST SERVICE IS JOKE: No pest service even you remind them. LOT of Spiders, Roaches and even you can spot a Rat.ONLY GOOD: Never had Safety issue until I had a snake under my entrance door. Close to 1-40, Maintenance with some exceptions.

Over priced due to the location. The apartments are nothing to brag about. They are older, but very spacious. I was on the third floor and there was a strong slant in the floor through the apartment. The floor was so slanted I had to tape Velcro along the rim of my dresser drawers to keep them shut. There were roaches that were constant, no matter how clean you kept everything. The exterminator came out several times along with our own money being used on insecticides. It was all worthless, the roaches lived on. Thankfully they were the smaller ones, but still everywhere! The pools were nice, the large dog policy great. The dog park was okay, the poop trashcan inside the dog park was rarely changed, so you had to be careful since it was always overflowing. I had my headphones stolen out of my car, but I did leave it unlocked so my car wasnt broken into. I heard several neighbors complain their cars were broken into. Didnt have any maintenance issues. But did have a move out dispute. I hired a maid to clean the apartment, afterwards I inspected it before handing in the keys. A few days later I got a call that the fridge was missing its plastic drawers and that was coming out of my deposit! I knew that was nonsense, and insisted I see for myself. The woman said that wasnt possible but that I would be charged regardless. The amount was $50 I told her my brother in-law is an attorney and Ill have him contact the complex on my behalf. She emailed me that only $30 would be withheld. My brother in law went down there, and my entire deposit was refunded. I never heard another word from them.

We moved into the larger 2 bedroom/2 bathroom, ground floor apartment a year ago in January. Pretty much from day one, we have put in numerous maintenance request due to how poorly built our apartment is. The apartments are good size and seem nice but get prepared to have a $300 electric bill during the winter due to the old drafty windows and doors. Be prepared to hear all the movements of your neighbors walking around due to very old flooring/ceiling. If on the ground floor, your floors will be freezing and will require very warm house-shoes. You will pay for trash pickup but your trash will be routinely skipped. If you complain, it is a waste of time.Would not recommend these apartments to anyone. Trust me they are not worth it.

This is by far the WORST place Ive ever lived. Management does not care about anything except cashing rent checks. Apartments are frequently in need of serious maintenance, but it never gets done. Maintenance guys will let you know how inconvenient it is that they have to come repair things. Tons of loud music late at night ( Im up writing this at almost midnight because if my neighbor), cars booming bass through the parking lot at all hours, and management does absolutely nothing to stop it. The first six months I lived here, I had to find other places to sleep because of all the noise. I was given the same excuse from the office (We dont hear them because its late at night and we arent on site). Ive learned to live with it. Police are here a lot for drugs and theft issues (cars often are broken into).This is the most broke down place Ive ever lived in. Im so grateful my lease is almost up. Ive warned several people to stay away from this hellhole. These apartments are a VERY expensive mistake. Im not sure what my rent goes to, but it sure isnt keeping up the grounds or maintaining the apartment. Everything smells like weed and bugs are everywhere.Also, you are required to pay for valet trash, and pay $30 for a trash can. If the valet trash people feel like hauling away your trash, they will. If not.... Youre still required to pay $25 a month for the privilege of hauling your own trash away when youre tired of seeing it sit by your door. Probably where the bugs come from.... Trash sits outside peoples door all day every day.

I COULD tell you that this place is average at best. I COULD tell you sure, every apartment complex has some sleazy business practices, and this is just usual. However, I will tell you that I lived here for four years. For four years I paid a pet rent on top of my nonrefundable pet fee. For four years I outlasted three management companies, and multiple accounts of contractors entering my apartment without notice. For four years I lived with barely-there insulation and $200+ heating bills for a one bedroom apartment. For four years I lived with mice and COCKROACHES (which management acknowledged, yet still did nothing). For four years I paid my rent on time. But literally the last month I was 2 days late, and not only did they charge me a 10% late fee (you heard me, at $900 rent, thats a $90 late fee), but I could no longer pay my rent by electronic check. So then I had to pay a $27 convenience fee to pay my rent online. Oh yeah. And they wont accept any other method of payment :)

I wish I could give this apartment complex less than 1 star. They have honestly been the absolute rudest and most heartless management staff. I have had to be taken out of my apartment via ambulance for serious medical concerns, and provided them with knowledge and proof that it has become unsafe for me to live alone and they have made it financially impossible for me to leave an unsafe situation. I feel completely trapped!My apartment has flooded multiple times- the result of a fire I was not informed about before I signed the lease- not to mention the faulty fire alarm that goes off periodically when the water hits the sensor outside. (IE: in the snow)I will say that I finally got a much quieter neighbor above me which has helped a bit. In fact, the other residents, are for the most part the only redeeming quality for this place. However, I do see cop cars around here with lights and sirens more often than I am comfortable with.Constant construction, but no noticeable updated to anything.If you want to be treated like a person and not a number or a rent check DO NOT MOVE HERE!!!! Seriously, I am trying to help you out. Try Bellevue West or basically anywhere else. Rest assured, this is not the home you are looking for.

Please save yourself the headache and don’t move here! This company has everything very sneakily setup to profit off renters in any way possible. Do not move here ESPECIALLY if you have pets! You will pay a pet “fee” at move-in that does not cover any move out costs (which are normal and expected). We didn’t get that formally explained to us until we got a bill from them at move out, but it does say this in the lease contract. Nor does the pet rent that you pay each month! And guess what? Their policy is to REPLACE the carpet after you move out because... you had pets! So you get to replace their carpet and pay for any damages out of pocket other than the small deposit you pay to sign your lease (because it’s such a good deal when you move in, right?!) it’s a hugely good deal for Milestone Mansgrment because their renters with pets are basically covering the cost to maintain one of the most expensive commodities in their units (the carpet) and also paying them additional money for “fees” they don’t have to refund! Steer clear and far away!!

Ive lived here for 3 years and we have gone through several management changes. However, the current management team is by far the most incompetent group of leasing professionals Ive ever had the displeasure of meeting. Ive stayed this long simply because the price has always been significantly cheaper than other communities in the same area. With increased competition in the direct area, thats no longer the case. The walls are so paper thin you hear every single step the neighbor above you takes AND you can hear your side neighbors conversations, so dont say anything you dont want them to hear too loud! You will also pay $30 for valet trash, but it only gets picked up about 60% of the time. If you live in a 3 bedroom get ready to pay 60-$65 a MONTH just for water and sewer. They have several water leaks through out the community so water just spews out constantly and since the units arent self metered you get to personally pay for the companies outrageous water bill. This community is unkempt and they do the bare minimum to keep the place looking decent for potential renters. You can put makeup on a pig but at the end of the day its still a pig.I went into the office today knowing I was going to take my increase and stay another year simply because I dont feel like moving knowing we will be moving out next summer to a permanent home. I asked the lady at the front desk for a printed lease so that I could review the terms and conditions before finalizing my decision, which any educated person should do before signing a lesse. She said oh we dont generated leases unless youre going to be signing and I said well, Im not signing anything without reading the terms and conditions before hand. I want to make sure that I agree to all the terms before finalizing my decision to stay another year. She shockingly replied oh well you dont have to stay then, really? Your management team has clearly forgotten who pays whom, my rent pays your salary! Yes, you need me more than I need you. This is hands down the only management team that could turn a 100% renewal into a move out in less than 5 minutes. Your owners should be appalled by your behavior!

I lived at this complex for a little over a year. The office staff was friendly enough and maintenance was always FANTASTIC. I never had an issue until I decided to transfer from the two bedroom apartment I was living in to a one bedroom.I was told a walk through needed to be completed in order to access for damage and I agreed, telling the girl in the office that one of my dogs had damaged some carpet in the hallway. She acted like it was no big deal. I received a voicemail after the walk through was completed (when they actually did this I have no idea, because it was not during the scheduled time) notifying me that I would have to pay $1100 to replace the carpet. Thats not the kind of news you should tell someone via voicemail, as thats a substantial amount of money.I contacted the office and was very disappointed in the attitude of the girl I talked to, she showed no sympathy and did not even want to explain to me where the price tag was coming from. I was so upset that I contacted the district manager via email. Now this is where they lost me as a resident: the district manager IGNORED my email. She sent a general response when she received it, assuring me she would be in touch within 48 hours after she investigated the matter. I gave her three weeks and she never got back to me. I promptly turned in my move out notice.So heres the thing: yes the carpet was damaged and it needed to be replaced. I am a reasonable person and I understand the damage needed to be paid for. However, I paid a $350 pet fee at move in, an additional $325 in pet rent over the course of 13 months, plus a non-refundable $150 deposit. NONE of this went towards the damage. So I basically just threw away $825, because it counted for nothing. I guess thats on me too for not understanding why I paid those fees in the first place. Lesson learned.All of that said. I was extremely disappointed in this complex and the way they handled this situation and even more disappointed in their corporate office.Im sure they will be quick to respond to this review, even though I received no response to the letter I included with my final payment to them (for the damaged carpet, of course).I write this as a caution to people with pets: they do not patch carpet. If even the smallest amount of damage is done, you must pay to replace the carpet for the ENTIRE apartment. So save yourself the headache (and the $1100) and live somewhere where the office and their management company is reasonable.

Office staff have always been friendly, however they dont stay long enough to properly resolve any issues that you may have. Maintenance is horrible. Several maintenance requests have been half done or just patched up in order to say the request was completed. Complaints about noisy neighbors or neighbors performing illegal acts are always responded to by saying well send a letter, but nothing further ever takes place. Its a shame to pay almost $1300/month for an apartment with the expectation that your home will be peaceful and safe for you and your family.

Jessica in the office is nice. The property is pretty. Trash service comes when they please. It took months for the balconies to be redone when we were told it would take 3 weeks. We were outrageously charged upon move out - charged a $350 fee to replace carpet, along with a $180 pet cleaning fee although I cleaned before we moved out. Tried many times to contact corporate regarding the charges and I was ignored.If you have pets - DO NOT MOVE HERE.

Update: 9/16/2020 I have sent another email to management and have yet to receive a response. Hopefully I will hear from them soon!9/10/2021 Never heard from them at all!!!!I moved out last July 2018 at the end of my lease, I completed my walk through and even recorded the entire process. During the walk through, the maintenance man found stains in the carpet that was located directed under the position of my large sectional which he insisted where pet stain despite the location, color and lack of smell. He pulled the (PET - carpet under warranty and Pet Stain Resistant) carpet all the way back and showed me and made several comments about how he doesn’t have a pet and he personally would not want to live in an apartment where a pet was and would want new carpet. Later, I was double billed for fees I already paid for and was sent photos that did not match what was shown and reflected in the video. I thought this would be a cut and dry matter after I made plans to meet with the new leasing manager (Angie), but she was rude and short with me. At one point she admitted that the stains where juice but a stain is a stain and should still be replaced. I do not understand the treatment I’ve received ! I’ve reached out to coorperate but never heard back from them and I have VIDEO of the walk thru that supports my claim!

Worst experience ever. The buildings are super old. We had to evacuate our whole building arlt midnight one night because our hot water heater was smoking. We had to call the fire department and everything. Next our ac unit was so old and rusty it leaked in our hallway to the point there was at LEAST 2 inches of water covering the carpet. They came and fixed the carpet barely. They didnt fix it all the way you can still pull the carpet all the way up in the hallway. They were supposed to come back and fix it and never did. The floor in our bathroom is sinking in to the point that the floor is cracking. Outlets dont work. They cheaply fix things so the same things end up breaking again. Our toilet in the master bath is leaking water from the base. Our apartment is always spotless yet there are always cockroaches weve told management about it at least 3 different times and the Asian lady in the office just laughed and said that we went the only ones complaining, yet still nobody has come yet to spray for anything. They make you feel like youre the burden when something needs fixed. Last winter was so cold because the windows are so outdated that the heater is constantly running, and all they can say is to set your thermostat to like 65 so the heater doesnt run. Do not be fooled. They may be cheaper than a lot of other places in Nashville but you get what you pay for. Worst experience with management ever.

My boyfriend and I recently moved out of Lyncrest, and I have to admit, we are glad to be out of there.Ill start with the good. We had no problems with the management or maintenance. They were extremely helpful in the office, they notified and sent the maintenance man quickly, and saw to it that repairs were made in a timely manner. I often had to stop by the clubhouse to print and scan things, and they were always happy to help me use their scanner. They were good about notifying the complex when repairs were being made outside the complex, or of any inspections, pest control visits, etc. Upon moving out, we had no damage charges or move out fees. CAN YOU BELIEVE IT.Because of this, I feel guilty giving the place only 2 stars, but heres the thing...These apartments are just old. We rented a 2 bedroom that we were unable to see before moving in, but we were shown the model. The model looks great, and we were warned that we did not have updated appliances in our unit yet, but we did not realize how dated they were going to be. I will give our dishwasher some props though, because that thing looked 30 years old but it was mean and our dishes were always spotless. Our fridge started leaking pretty bad within a few months, but they quickly replaced it with a new one. Our bathroom sink broke also, and that was replaced with a new sink within a day or two.Now, Ill talk about the smoke. For one, the guys that lived below us smoked in their apartment. It would rise up into our 2nd level apartment and make it permanently smell like musty cigarettes. Despite my efforts to light candles and spray fresheners, there was not one day I walked into my apartment and it smelled good. It was gross and kind of embarrassing when we had company. By the way, there are no ceiling fans in these apartments which really sucks.Then, there was another kind of smoke we would smell frequently. So, there are wood burning fireplaces in these apartments that people arent supposed to be using, but in the wintertime, I think some people do. My boyfriend and I were awoken by an apartment full of smoke a few nights and it was terrifying. I thought the complex was on fire. You could actually see smoke faintly rising from our fireplace. It smelled like someone was burning junk mail--not even a nice woodsmoke smell. We had to open all the doors and windows at midnight until it aired out. That happened a few times that winter.Next, during the summer we were awoken by a new smoke smell at night that smelled like burning wires. This was even more disturbing and after a few occurrences we figured out that it was our A/C unit. We turned it off and submitted a maintenance request. They said that there was nothing wrong with it. The next day, the burning wire smell filled our apartment that night again, and we discovered the unit was frozen up. We submitted another request. The guy came and defrosted it, and replaced the motor. A few hours later that night, GUESS WHAT it stopped working again, and we had to submit another request. The maintenance guy was knowledgable and knew what he was doing, but after the third day of being there working on our A/C unit he explained to me that the complex has a contract with a supplier that sells refurbished parts. So, basically he was just having to install these possibly defective parts and hope they work. After the third time, we had ice cold A/C.Moving on, one time I was brushing my teeth and heard a rushing water sound above me that was louder than the average toilet flushing. Then, I noticed a bulge in the paint on the wall behind me that got bigger and bigger, then water began leaking from the ceiling and even from the bathroom vent. I grabbed a mixing bowl and some towels and eventually it stopped. I got the maintenance man again and he discovered a seal in our upstairs neighbors toilet had broken. The mixing bowl was almost completely full of yellow water... GROSS. Things are just breaking down in these apartments. I never felt safe or secure the whole year of being here. My advice: keep looking.

My husband and I moved into a 2 bedroom 2 bath apartment in October 2013. At the time, our rent was $844 without water. Not a bad deal when you consider the price of the apartment and the location. However, we just received our renewal offer letter and they are trying to raise us to $1130 a month without water. This is insane! That was for a 12 month lease but get this, they would let us stay on a month to month term for $1114! I thought that was the whole point of signing a lease, was that you got some sort of consideration. The so-called upgrades they have done in the apartments over the last year are a joke. New cabinets really meant painting the existing shells that have been there for years and putting new facings on them. New wood laminate flooring in the kitchen and bathrooms meant laying it down on top of 3-4 layers of old linoleum which is why it is already starting to peel in spots. New counter tops really meant spraying a gritty refinishing product over the top of the existing counter tops which will peel if you actually have to scrub them to get something off. I was willing to over look all of this because it the price was right. But try bringing someone over to the apartment without being embarrassed about the garbage always overflowing from the dumpsters and old couches left out there for days. Or the paint peeling off the wood in the breezeways along with the rusted metal stairs leading up to your apartment. In the spring, there was a span of at least a month or two that the grass wasnt touched and we had grass almost 2 feet tall all over the property. We were told the rent was being raised because the market was improving and they are right, the market is improving. But if you want to charge what The Lexington and Grande View are charging, the property needs to match their quality. We have put in our notice and are going to buy a house. Really surprising, we can get a very nice 3 bedroom house for less in a monthly mortgage than they are trying to charge in rent for a 2 bedroom apartment.

I was robbed by contractors they put in my home. Manager Linda Napier from the office told me it wasnt her job to provide security. My car was totaled by a drunk driver in the parking lot, costing me over 14k. Several cars were broken into and again- they refused to take any liability. Theres mold, cockroaches, rust everywhere. They made the signs look beautiful going in, but the apartments are awful! And the rent is astronomical. Be wary of the lease that states failure of notice to vacate for non payment of rent. This is unlawful, as they are covered under URLTA, which requires a 30 days notice. Im pursuing legal action against them. I was evicted on the 11th day of the month, for late rent-with no written prior notice whatsoever. Please DO NOT rent from these people. Theyre owned by CT Corporation in Knoxville, TN.

The apartment was ok for what I was paying originally. The maintenance staff is great at what they do, and usually available same day for issues that arose. However, my monthly premium went up almost $100 at renewal, and I had to pay double rent at the end of my time due to a small and significant line in the lease that says 60 days moveout notice is required. As far as I can tell, this is not standard, especially since my lease was over at the end of August meaning I had to pay a premium pro-rated price to live in an ok apartment when I already had a house in a different part of town. When I explained the situation, I was told that there was nothing they could do to work with me (which of course, is never actually the case). The whole end-of-lease ordeal and trying to move out and paying double rent because of a non-traditional clause in the lease has made the past year of living at Landmark at Lyncrest Reserve absolutely not worth it.Another thing I will point out is that their office hours are absolutely not conducive to non-traditional work schedules. They also changed the UPS/FEDEX box policy in November of last year to having all deliveries made to the office if the residents were not home. This means that as a nurse who works in a clinical setting with standard 12 hour shifts, I often could not get my packages for days after they had arrived. Even after multiple visits into the office, this issue could not be resolved for me. If I needed something sooner than I could get into the office, I would need to call (during my shift at work) and wait for someone to answer the phone and tell me that I was accepting responsibility for whatever may happen to the item. For the record... nothing ever happened.

So many issues, so little space to elucidate them. As of June 18th they have yet to open either pool. The air conditioning runs 24/7 and barely cools our two bedroom apartment (be prepared to pay $200+ per month for electricity). The new management does not communicate ANYTHING to residents. They shut out water off for about 5 hours last week, and I had to call to find out they were testing fire hydrants (probably prompted by one of their decrepit buildings catching fire a couple months ago). Management refuses to do anything to help residents, period. AVOID THIS PLACE AT ALL COST. All apartments are ratty and very old. We continuously see bugs in our apartment, even though were very clean people and live on the third floor. This place is an absolute joke.

My experience of the first 6 months:Very friendly, very enjoyable atmosphere.However, maintenance of the grounds, news & communication with residents, and overall improvements get a very low score.The apartment sign has been knocked down for a month or more, unfixed... Its actually the perfect first impression if you want a rating on the apartments.The amenities:The first time I went into the workout room neither treadmills worked.There are two pools both scheduled to open memorial day (last Monday, but not for the weekend, which confused us, but whatever). Without communication, they actually decided to open only one pool on Saturday. So, we went to the pool Sunday, and it was FULL of little black bugs, which I spent a good time scooping up with their net, so I wouldnt have to swim in it. No one from the office was there cleaning it, so we had no choice (although the office was open that day).Now, one week later, both pools are closed, after the HEALTH DEPARTMENT shut them down. The office lady, Jessica, nearly had no way of telling me that without looking totally embarrassed. And, it is! They shouldve never opened it unless everything was good to go. And, tell the residents!!! WE ARE THE ONES WHO PAY TO HAVE THESE AMENITIES!!! A little communication would be nice, even if I am pissed its beautiful outside and theyre closed. The poor woman having to tell me this also said they dont know when it will be fixed. Great.Next, the maintenance:I went out of town one weekend and came back to a broken pump on the dishwasher and our kitchen had flooded a little, causing our linollem to come loose. No problem, called the office, to which they said it would get fixed. The maintenance man called us to tell us when and what he had to do, but never mentioned the floor, so he said he would fix that as well (after requesting it be looked at to the lady in the office on the initial call). So he came, replaced the whole dishwasher (instead of just a part) with an ECONOMY dishwasher. M fiance was the only one home for the install, but he had already warned me, it was too small. This would work for a single person, but I now have to handwash most stuff, and run the dishwasher once a day. I called the office the next day and the lady was nice enough to come look at it. She had the same reaction I did, and said she would let them know and would be in touch. I HAVENT HEARD A WORD FROM THEM, AND ITS BEEN A WEEK.So, as I am hoping for a response from the office, I doubt there will be one. My only advice is to be ready for some disappointment of youre going to live here. I will update if there is some improvement.- Disgruntled resident.

I absolutely love living at Landmark at Lyncrest Reserve! My 2 story townhouse is gorgeous with a beautufully updated kithchen and 3 updated bathrooms. The carpet throughout is new, and Ive never heard noise from a neighbor!!!When I occasionally have a maintance request, James knocks it out the same day usually and does an amazing job every time. Chelsea, Amber, and Teresa in the leasing office have made me feel so welcome here and make me laugh everytime I stop in. After my initial meeting with Chelsea in February, I knew this was the place for me and I did not look anywhere elase. Its a great value for the space that I have. I feel safe & secure everyday and look forward to coming home!!! I cant wait until the gorgeous pool opens this weekend :)

Im genuinely not sure why there are so many negative reviews of this complex - its been one of the greatest Ive ever lived in! My roommate and I have lived here for two years and were actually disappointed we have to leave (were moving on to different things). Any time anything has broken, maintenance has come in immediately to either fix the issue or do what was needed until the issue could be totally fixed. Sure, there were noises upstairs, especially when we had neighbors with an unruly kid, but other than that its been great. I see a couple of people have mentioned car theft and drug (lmao what?) issues but (knock on wood) we havent had any concerns in the entire two years. Sad to say goodbye to Lyncrest Reserve!
