The management staff is not skilled to handle the volume of maintenance requests they get from residents. It is fairly normal for management to not respond to maintenance requests unless they have been followed up with multiple times.A recent example: It took them over a week, a maintenance request from their app, and 3 phone calls to send someone to take a look at our broken dishwasher, only for them to tell that they cant fix the machine and will need to order replacement parts (mind you, they wouldnt replace the unit, but individual parts which are harder to find). It has been over a month now and we are still waiting for them to replace the parts. Furthermore, they lack the basic decency of following up about the delays.In contrast, I used to previously live in Greendale apartments next door where the same thing happened and they were able to replace the entire dishwasher unit in a day with a spare unit they already had ready in the inventory.

I’ve lived here for a year, it’s great overall. The location simply cannot be beat. The staff is so so nice, yes it takes maintenance requests a while to resolve but it’s because it’s a large complex and there’s just tons of requests, and they resolve them in the order they come in.The inside of the apartment is very nice, but the building is old so the hallway (outside the apartment) is a bit bouncy on the top floor, the sliding glass door frames are no longer flush with the wall, and the carpet is fine but old. I don’t mind, but it makes it difficult to justify the rent. The bathroom fans are ridiculously loud, but I just put a different light in there so I only turn on the fan for showers.This apartment ticked all my boxes: location, in unit laundry, disposal, locked building, parking, flattop electric stove, and large sq footage. I hate how high the rent is, but go any less in this monstrosity of an area and you’ll compromise something. Only thing I’m annoyed about is that there’s no outgoing mail slot, it’s not something I would think about looking for but is suddenly super annoying when you do need to mail a letter.

We were charged of about 2100 dollars for the move out cleaning. The Carpet replacement cost about 1070 and Stove Top cost about 530. And Other cleaning fee cost about 500.There move out inspection standard is too strict. Such thing never happened to me in my previous leasing.And the Service is always terrible. RVs are around the community. Their generator emits huge noise making you unable to sleep.(It took me half a year to learn how to bear it.) And ants invaded our home. Pest control team respond way too slow. We lived with a swarm of ants everywhere in the room for about 2 weeks.

Living here at the Americana apartments very very beautiful quiet easy to the freeway shopping restaurants and more more the weather is beautiful the neighbors are quiet and nice love it when I come home to peace of mind to respect the area and everything its previous year its been a huge blessing

Do not move here!! Regretting ever living here.TL;DR - High crime rate, poor maintenance, apathetic managementCrime: I’ve lived in Mountain View almost my entire life and I’ve never experienced so much crime in my life. In less than 8 months I’ve had a car stolen while parked on site, new car had its catalytic converter stolen while parked in the building garage, and have had an attempted breaking and entering while I was home. Management has yet to do anything to address any of these issues.Maintenance: In those same 8 months, have needed 10+ repairs done on the unit, ranging from dishwasher, washer/dryer, sink, and extensive mold damage. On 3 of these occasions, maintenance had to come back out to the unit because one of their staff incorrectly “fixed” the issue, which resulted in 15+ gallons of water to flood our apartment due to normal use of the “fixed” appliance. (Sink U-Bend fixed with no adhesive, washer water line not linked up to anything).Management & Communication: During the holiday season, due to an uptick in package thefts, management deferred all mail and deliveries to a nearby post office annex, where we would have to pick up mail within a 2 hour window on Wednesdays while they replaced the mail boxes within the buildings. After having to pick up mail like this for 2 months, they told us the new mail boxes had finally arrived and been installed and that we should be receiving a new key for them. No new key ever arrived, the mailboxes don’t appear to have changed, and management claims to have no knowledge of the issue when brought up with them.When issuing a formal complaint, they told us their residential manager would reach out to us, but after 3+ weeks of waiting, still nothing yet.I could go into more, but all in all, if you value your car, possessions, or safety, find a different place to live.

Great neighborhood ! Walkable distance to Safeway and an Indian grocery store. Urgent care right outside. Beautiful grounds, well maintained. Friendly leasing staff and maintenance team. Floors can get squeaky at times. Thanks for a wonderful experience, Americana !

I would not rent here again... ever. I have lived here for 2 years and will be moving out ASAP. Our building is old and the upkeep is nonexistent. Things break down constantly and I am pretty sure there have been more days our elevator has been out of service than in service. The rooms are extremely overpriced for old renovations and in most cases any work requests get largely ignored. I can’t communicate with the office because they hang up or don’t answer to ignore the issue..... We lost all our amenities due to Covid and we were not offered any discounts or reimbursements due to this. Also they dropped their rent prices by almost $1k but are forcing us to keep our current price or move to another unit to take advantage of the lower prices..... what!?! It’s a complex trying to make ends meet and will do anything to keep your money. Oh and did I mention the package theft? They offer no help, it is truly Sad. My recommendation would be to find another apartment in the area!

Community is good, generally can’t complain. Worth getting in if there’s a special, but not for renewals.Management is a little “off” for not honoring tenant loyalty. They’d rather rent for cheaper to a new tenant, and take the risk of keeping an apartment on the open market, than keep an existing tenant at market price. Oh well, their loss. And the idea of having to go through a credit check once again to move within the community is just absurd, despite having living here for many years, and never being late on rent.The buildings do not have insulation at all, so the 1st floors tend to freeze in the winter (especially because of the open garage downstairs). Expect to pay around $400 a month for PGE in the winters.

The management and maintenance staff are very professional and quick to respond to concerns. The grounds are always well maintained - we love walking around the pond. We also enjoy being so close to Stevens Creek trail. Other reviews suggest mail package theft is an issue, but we have not experienced this problem.

Easily the Worst apartment complex Ive lived in. Despite numerous noise complaints, the upstairs neighbor is loud EVERY night and EVERY morning during Quiet Hours. I havent gotten one good night of sleep since they moved in, and its affected my health negatively during Covid. So; I chose to break my lease and move out early, for HEALTH REASONS, and Im getting charged 150% the early termination fee. Real classy Management.Also; if you like having sketchy RVs, Delivery Trucks, stolen packages, and transient people on your street surrounding the property...this is the place for you. Security is an afterthought at the Americana.There was no consideration of tenant reparations of unusable amenities during Covid. I.e. you pay for the privilege of pool, gym, etc which are 99% unusable. The actual gyms (Fitness 19, 24Hr,etc) stopped charging members. However The Americana shows no such consideration.The property is perpetually under construction, literally for 5+ years, so theres always some construction noise, chaos, or maskless contractors.Save your Money, Save Your Health....Live Better Elsewhere.

Originally I was incredibly happy and excited to be living here. It felt safe, secure, and overall a nice and quiet place for my family and I. But today on 12/25 we discovered our car was broken into, security was nowhere to be found, there are no cameras in our garage space, and now my family is feeling anxious and vulnerable and can no longer feel safe leaving our car parked in the garage area. It frustrated me to learn that were not the only apartment complexes that dont have cameras in the garage area (some do but not all??) even though our location is in the outer area of the entire apartment area. I really wanted to love this place but the lack of security really ruined it for me. We already moved from a terrible place and believed this place could be the one for us to call home but Im so heartbroken after this situation. We lost personal belongings and my trust in this area is gone. I still want this to be our home but immediate changes must be made for the safety and sense of security for the residents trusting this apartment with our safety and belongings.Id give it a one star if it wasnt for the wonderful staff that helped us get situated before and during our move.

Amazing location, convenient from a lot of things - highways, grocery, restaurants - you name it!The apartments are all re-modeled - new appliances, air conditioning in every room, new counter tops, new bathroom fixtures.Maintenance is rock solid. Usually maintenance requests get resolved very quickly! Service is amazing and everyone is hardworking.

We moved in this community because of its great location - closer to highways, grocery stores and trails, but moving here was a total disappointment. A couple of things I want to highlight:1) When we moved, ice maker in our fridge was not working. After filing multiple complaints over email and in person office visits, it took the management team four months to fix it. Four months!2) The elevator in our building is broken almost every other week. I have never seen any sign of out of service whenever it is down. A lot of times tenants just wait for it and waste their time realizing it might be broken. Sometimes people get notified over email from office that elevator is down and they are working on fixing it. It takes them more than 2 days every time to fix it. I do not understand why the elevator is broken so often and why the management team do not find a fix which is more permanent. Its really inconvenient for people who cant take the stairs.3) The management team is *extremely rude*. They seem to not listen to any complaint or issue and assure you things will get fixed, only you have to wait for days, weeks or may be months!4) The key they gave me initially did not work. When I filed a complaint about it, the lady in office (I guess her name was Stephanie) said I should use my phone to let myself in the building from main door. If you park your car in garage, you have to come all the way to the front door to let yourself in and she expected me to do that for a year till my lease ends. Again after multiple visits to the office and telling her it does not make sense for me to stand in rain near front door and always have my phone with me, she filed a complaint and gave me another key.5) Once the maintenance team came to apartment to check for fire alarm while we were inside the unit, they did not take their shoes and went all over our carpet with dirty shoes!! We had to request them to please take off their footwear when they enter our apartment. As expected they never listen, every single visit after that they would come barging in with dirty shoes all over our carpet and they never apologies. This is how they operate.6) It took them 2 months to register us in the parcel service systems. Any package we ordered in first two months was either lost or left outside the building.I have a long list of issues that I can mention here. I am really disappointed at the type of service americana team provides. They do not show care or concern for their tenants. The office people are really rude. I hope they can fix this soon!

We have been staying at Americana apartments for almost an year and so far we found the place pretty good and better than other places we have seen in the neighborhood. They have a decent gym with minimal crowd most of the times but the equipment is very basic and dont have any barbells. They also have temperature controlled swimming pool.

He has helped me and my apartment stay functional during these COVID times by:1) Helping identify and troubleshoot issues over the phone,2) Coming over to fix appliance/plumbing problems (with necessary safety precautions) that were outside my limited expertise, and3) Patiently answering all my questions to help me be self-sufficient and minimize dependence and exposure in the case of future easy-fix minor issuesHe has always been available at a moments notice and I am very grateful!(This is my first apartment since grad school housing, and overall Americana is great.)

Pros:Great location. Mostly hassle free stay. Top rated elementary school. Prompt response to service requests (even though response does not always lead to resolution). Generally good maintenance of the overall property.Cons:Noisy, unusable air conditioners. Noisy bathroom exhaust fans. You can hear the loud noise even if any of your neighbors in any direction are using the AC or exhaust fan.Low pressure showers. Unstable water temperature in the shower which can be a major burn-hazard. Service team clueless about how to fix these issues.Wish they moved the gym, games room, etc to an above ground level floor. The underground location does not make it very inviting

After see the property and speaking with the staff it seems like the new company has turned almost everything around I have had prompt service and all of my questions were answered. I even said something about the Google review and the person I spoke to explained about the transition I do hope they get the phone numbers on the Google site and their own site fixed soon.

It was a really bad experience with their management team. We wasted more than one hour there. At first, we liked the floor plan there with good price, then they told us they used a wrong spreadsheet for the price which should go up $200 than what we were told 30 min ago. They also said they can hold the apartment for 2 more weeks with today’s price. When we decide to apply for it, they printed out another spreadsheet and said the price will be $200 more if the lease starts two weeks later! That is the worst experience I’ve ever had with rental property! Don’t trust anything they said. Check their website for price on the exact date you are looking for. I can foresee if we live here, what kind of management service I would have. Fortunately, I didn’t pay my application fee before we knew all of this!

Staffs at the leasing office sat idly on their thrones and denied us the poor beggars a plead for walk in visit on Saturday morning. Apparently the friendly woman answering our call earlier in the morning was from a third party and doesn’t represent the place. Would recommend bringing offerings and sacrifices so that they may treat you with respect next time.

This complex is located in a high-crime area, which they dont tell you when you move in. There are no security cameras, and the patrol they have is a joke whose only function is to kick you out of the gym when it closes.I had a vehicle stolen right out of my parking space, and the office staff was absolutely no help. I went in to tell them and just got a nod and a yeah, that happens.

My wife and I lived here for one and a half year, finally moving out because we needed a place closer to work. I gotta say, I dont know why someone would give a negative review. Both my wife and I loved living there.First of all, I love the location, theres a lucky just crossing the street, very convenient!About noise, you can hear your neighbors, but its tolerable.The gym is kind of old but pretty comprehensive for full body workout; the pool is heated and there is a jacuzzi and a steam bath! There is also a kitchen and grill available for when you want to have a party.About the office staff, all of them were very friendly! I know there are some negative things said on here about them, but we never had a problem with them.We got to say that specially the Assistant Property Manager, Marzieh, is very kind and cooperative.The only complain I have and hence only 4 stars, is that they are remodeling all the units and theres a construction area that is kind of noisy; but is not a big issue unless you live in building five and you work from home.

Apartments rooms are decent but you could better given the price. Amenities are ok, the only thing you will be bothered about are the services. They are especially nice at first, but when some basic problems arise starting from some electric issues in your room to losing your keys, the help provided subsequently is minimal, rude and impolite

We have been staying here few months. We needed a spacious apartment with good amount of sunlight coming in and save money on rent(we paid 2150 on previous apartment). Got a non-renovated apartment here. Pros: Big living room, walk in closet, nice patio, good light, enough storage, cheap(for now atleast), good neighbourhood, gym club. Cons: Small kitchen (not enough storage, we cook a lot), old apartments, bit squeaky. Service requests are taken care of within 1-2 days. There is noise sometimes(maintenance, cleaners, contruction) but again noise doesnt bother us that much. Good if you want to save on rent.

The office staff are friendly and helpful. Maintenance requests are responded to with lightning speed. The grounds are large and beautiful. Its a fantastic place to have a dog (but admittedly not a good place if youre scared of them). The buildings are old but have been recently renovated so they have a somewhat fresher feel to them. And the location is just off the highway. I couldnt be happier with the place!

Moving to Mountain View was a really big step. Not being familiar with the area we decided to see as much communities and apartments as possible. Weve visited like 16+ in 2 days.For this one, we didnt have an appointment, we walked in the lobby and got greeted by Marevel Tepora, she listed to my requirements, why I moved and what I was looking for.Next she showed me some options, talked about the community, type of events and so one. Right after that she took us on a tour, taking her time to show us all the benefits, and explaining how things worked.So far I have to say Im really happy with the service they provided, the time they took to show me around, the friendliness against my little furry friend.I decided to sign the lease, which means updates to follow! Lets see in a couple of months if all the promises come true!

Avoid this place completely! All they are interested is your money and NOT your experience with them. First, they started with providing you an apartment which is not nearly clean and pretty poor paint job. Subsequently, just rip you off at move out to take every penny possible away from your deposit to repaint their aged unit as well as to (possibly again) do a crappy job for the next tenant to move in. If you had no choice, but to rent this place. Please make sure you go through every detail of the apartment, take plenty of picture, send the picture back to your own email as dated record, include every detail in the move in inspection to avoid being ripped off at move out.In addition, please try to be present during the pre-move out inspection. Although, they are going to try their very best to avoid having you there. In my case, the guy was late for an hour and finally show up after making 5 calls to the maintenance crew. When asked about the purpose of pre move out inspection, he told me that the main objective is to work out the estimation on repair and painting cost if necessary. When I asked if he found anything with my apartment, he replied that my apartment was in very good condition and nothing was found during the inspection, but there will be a final inspection, which is conveniently scheduled after keys are returned, obviously without my present. When the move out invoice was received, there is a repainting cost included. Even though I have stayed here for more than a year, I am charged more than 1/3 of the invoice cost, 58.33% to be exact.As for the experience with living at Americana. I have to say the location is ideal. It is close to many and it is very convenient (but there are much better apartment complex close by). Try not to have packages left at your front door, though picking up packages from the leasing could be quite time consuming and may not be favorable experience. I have multiple packages missing while I was there. Although it is claimed to be controlled access, the door at the parking garage was quite often either broken or taped to allow access without keys. It was also often to find stranger standing at the door asking for favor to access without even being able to provide a valid apartment number. Having strangers going through the recycle bin in the parking garage is very normal. I did not have experience having my car being broken in, but I had seen multiple reports on the community forum for Americana.In addition, the hot water was broken so very frequently or the water supply system had required maintenance so very often that water outage was quite normal.During the walk through (before you sign the leasing contract), you will get to see the swimming pool and gym, etc. The pool is constantly contaminated with ducks dropping, which I could never use the pool for hygiene reason. The 3 treadmills in the gym was placed in this small room with poor ventilation, it had always been challenging to really use it due to the poor ventilation.If there is anything requires maintenance in the unit, you could ask and hope for the best. Among all, the air conditioning had been too noisy to use to the point I gave up. The heater could never heat the room when you need it for that one week in California. The shower at the bath tub was constantly leaking. The sliding door at the bedroom was never fixed since the day I moved in.The list could go on.... Good luck if you chose to move in here! Please make sure you have yourself covered by taking lots of picture.

We were looking for units with hardwood floors only. On the phone they said that they have some units with hardwood flooring. However when we visited them (with an appointment) they said that all their units are carpeted (except for the kitchen)!! They just wasted our time!
