Don’t waste your time with these people. I would give 0 stars if I could. They never respond to any requests, emails or phone calls. They left our tub running for well over two months and didn’t bother to fix it until our neighbors’ bathroom below us started leaking in the walls. They refused to fix our AC that was leaking and told us to “wait until next summer to see if it still leaks” like it’ll magically fix itself. When we moved out they didn’t bother to tell us what needed to be done until 4 days before move out time when we gave them 30 days notice. They told us there would be no deposit deductions and then didn’t bother to tell us they changed their mind until I went in about it. They said it was from “cat urine” smell in the carpet that they were replacing anyways but we never even had cats in that apartment.

You sell us a home with a big trench running through the middle of the backyard. There are no shade trees. And then you have the audacity to tell us to move our childrens wading pool from the porch where there is the only shade during the daytime when temperatures are reaching near 100° daily? You and the HOA here can go take a flying leap. Our children deserve somewhere shaded to play during the daytime, it is very unprofessional to tell us that our childrens wading pool is trash when we dont have an adequate spot to keep it because you sold us such a poor quality property.

I rented a home through SPM and Chastie W. was my property manager. The entire process was done online or via telephone/email due to covid. I had a lot of questions that were always answered and I never felt lost or abandoned. The home needed a few minor maintenance items when we first moved in and the maintenance company was quick and thorough. Unfortunately, the owner decided to sell their home and we had to move. The move out process was seamless. All the needed forms were available online and Chastie was always a phone call or email message away. The move out checklist was helpful to prepare the home for the post move out inspection. I highly recommend Summit Property Management if you are looking for a property manager.

This company claims to care about its customers but their actions say otherwise. When our apartment was bought out we were told that as we begin to move out our apartments would be renovated. Not the case. I am a 10 year resident who is being forced out of my apartment. They clearly only care about the insides of their own pockets.

Went through a lot of trouble to get documents in quickly for an application, for which I paid $50, and then a pet application, for which I paid $20. I was communicating the entire time with a property manager at summit, but once I paid my $20 pet application fee, for a total of $70, I never got a reply back and soon after noticed that the ads for the apartment I applied to were taken down. I assume it was taken.My family owns rentals. There is no way this property manager didn’t know someone else had applied faster than me and was going to get the apartment - but they had me go ahead and pay each and every fee anyway, and then can’t even bother a reply back. Repugnant.

It should be criminal that Missoula Property Managers and Apartment Companies charge people $50-100 Dollars for a rental application fee. Only to disapprove or deny an applicant Equal Housing over a late fee in the pass. I recently paid Summit Property Management over $70 dollars in Rental Application Fees only to be denied by a representative named Marlee over a Northwestern Energy Bill from Plum Property Management. First, I didnt even know I owed Plum. Its also only a $15.66 cent invoice. But yet, Summit took my $70.00, Opened my personal Background check, My personal information and Social Security History and Denied me Equal Housing just over that fifteen dollars and sixty-six cents.I am a full-time college student thats getting an Associates of Health Science Degree (Thats going to use that degree for a BSN of Nursing Program). I work full-time as a Nurses Assistant and go to school Full-time. I feed myself, I pay my bills (when Im notified I owe them or I know that I have them). I am overall a good applicant that has been supporting himself and working since I was 18 years old.But according to State Law these people/companies are allowed to STEAL, Charge and take peoples hard earned money. And Judge them based on their Housing Standards.Sorry if this post is offensive but I am appalled by what people can do to others, and call it LAW and JusticeSorry again, If my LGBTQ Character or my Blackness (Nativeness) offends you!.

Two years ago I applied for an apartment. The fee was 70 dollars, plus a second fee of 50 dollars for cosigner application, a lot higher than average for Missoula. After paying 120 dollars, I passed the application and background check. They told me I only needed to view the property and it was mine. I took a half day off work (another 50 dollars lost). They called me 5 minutes before the appointment and told me they had leased it to someone else.A few months ago they did this exact same thing to a family I know, with four small children who were desperate to find housing.They have a business scheme of charging outlandish paperwork fees and deliberately filing more applications for a property than they have. I am guessing they can make 500 or more dollars off of paperwork by listing a single unit, which is more than a month of rent.This company is deeply unethical and the painful let-ons and let-downs they profit from is cruel.The proper thing to do would be to remove a listing after a suitable tenant is found. Instead they take as many applications as they can right until the last minute, charging hefty fees.

Quite possibly the worst management company Ive had to deal with. They essentially forced us out of a month-to-month agreement and into a 9 month fixed lease while we were all trying to figure out what to do with the pandemic. And on top of that, we just received a noise complaint that charges us $50/hr for The time, work, and materials related to identifying this lease violation, as well as preparing, sending, and following up on this lease violation. What was this so-called work done?? Sending an email to us?? Do not rent from them. They will find any way they can to rob you blind.

Do not apply unless every adult in your house that’s applying has a credit score of 650 or higher and past due collection balance of under $1000. You will be denied. Even if you get a co-signer with 2 years good rental history good credit score and enough income, you would still need to pay off your past due balance. Also be sure to look at their list of aggressive breeds. Unless you are perfect don’t apply. I paid $150 to find that out!

We let them know we would be moving out on the final day of our lease, May 31, and stated this specific date in multiple emails. We were notified that the walk through went well and that they found our apartment to be exceptionally clean. And yet we did not receive our full security deposit back. They inexplicably charged us for the first day of the following month, June 1. We we reached out they told us no mistake had been made and would not return the full amount.

We were specifically looking to rent from an owner and not property management. Ironically, the owner we rented from stopped managing her own property and switched to Summit after we were in our place for only a few months. My husband and I were planning on buying a house at some point, then took the plunge when this happened.We were actually pleasantly surprised the few months we were managed by Summit. They were responsive with any issues we had. We had a cat approved by the owner for no fees and they didnt try to charge us their pet fees. We did break our lease because we found a house. The lease the owner wrote up had a clause where we had to pay one and a half months rent if we were to break our lease. Summit was honest and told us that the fee wasnt legal (I believe this is what they stated) and didnt take our money. They also gave back our full security deposit and didnt try to blame the wear and tear of the apartment on us. Some landlords and companies will try charge you for preexisting damage. They were forthright and I appreciated it.

Our apartment wasn’t clean when we went to move in (note the hard water or whatever that is peeling off the shower wall...and the walls of the apartment were so covered in grease, dirt, and residue from cigarette smoke that it took multiple buckets of vinegar water and dozens of rags to clean the apartment. We sadly didn’t notice these things until after we signed the lease, after a short inspection of the apartment where you couldn’t see most of these things at first glance).The property management was rarely helpful; if you called and asked a question you’d get one answer from one person and then end up having to call back multiple times, getting multiple different people and answers that were never right. We got charged for a maintenance issue that wasn’t our fault. And every one of our 3 neighbors in the 4-plex smoked weed and cigarettes and owned at LEAST one dog (one neighbor had around 3-4 depending on the week) when no animals were even allowed in the first place. Of all the property managements I’ve rented with, Summit was by far the worst.To sum it up: Awful customer service, overcharging, unhelpful, and inattentive to issues.

Like other reviews say, completely untrustworthy. They are fine for the bare minimum of collecting rent and performing minor maintenance issues, but when you have an actual problem they are rude and difficult to deal with. I had the sewer back up into my apartment. It was totally disgusting. It happened late at at night, and the after hours maintenance guy refused to come, but someone did show up first thing in the morning.I finally got a hold of the property manager later that day to see what the prognosis was. She was rude to me on the phone and demanded that I remove all of my belongings immediately so that they could redo the apartment. I had not received any updates all day and left as quickly as possible that morning because of the smell, and when I left the damage was confined to one room, so I was totally blindsided. I didnt have anywhere to put an apartments worth of furniture with zero notice, and it was like pulling teeth to get them to let me use one of their janky storage units. It took about two weeks to repair and it was very difficult to get updated on the progress of the repairs during that time to learn when I could move back in. I resorted to swinging by the apartment myself a couple times a week.I learned from my neighbor that similar flooding had occurred 15 times in the past 20 years and that my unit had been redone many times as a result. Apparently theyve never fixed the root cause of the problem and have given many different reasons for why it happens. I doubt they fixed it for real it this time. I dont want to give out the address but be wary of any units managed by Summit.They also charged a utility fee for grounds work that was done maybe 5 or 6 times for the entire year that I was there, and they never did the snow removal. I even saw other buildings on the street managed by Summit get landscaping and snow removal work done when ours didnt. I worked from home Monday-Friday most of the year, so Im pretty sure I didnt miss them.If not for the brown tidal wave in my apartment they would have maybe gotten three stars from me, but the property management company is supposed to be there for situations just like that.EDIT: Wow you guys are pathetic, my lease (which I did not renew) ended three months before you left a response. Word of advice, leaving extremely generic responses to criticism makes you look worse than not answering at all.

Applied through summit after waiting several days between most emails for a period of 2-3 weeks we finally were sent an approval letter and lease agreement specific to a property we had picked out we responded immediately that we could pay our deposit and that they had prorated rent in the agreement for days before. We didn’t have keys to look at the place let alone start renting. However once again were not responded to until early the following morning when we got an email from summit telling us the property had been rented out to someone else overnight. This company seems to be extremely shady if not fraudulent. It is almost as if summit is just in this for application fees as the made it a point to brag in a follow up email that they were currently processing 300 applications.Let me tell you I’ve never been through so much struggle to get no where.Now we are at the end of a current lease and may go without a home during Covid-19.

Very disappointed with their lack of professionalism and disorganization. I had called about an apartment for rent and was told it was available so I put my application in and paid the fees that day, only to be told immediately after that it was already rented. I called and requested that my application and fees be applied to a different unit and waited over a week to hear back. I received an email stating that the unit was rented (it was the original unit that I applied for and had already been told it was rented, which prompted me asking them to put my app towards the other property)! When I called and asked about it I received a big list of excuses which boiled down to not sure what happened, there must have been an error or mix up but your application was never attached to the other unit. So I basically wasted 10 days waiting to hear back and also wasted $90 in application fees!! The staff was rude, unprofessional and severely lacking in organization. Unfortunately, it is a tight rental market so you may not have much of a choice when looking for a rental BUT, if you do, AVOID this property management company!!!

Summit is a very lack luster property management group in Missoula. I applied for a rental TWICE with them and they have the audacity to say they have no prior records of my applying. They did a poor job on giving any options for me and my roommates. I STRONGLY encourage all college students here in Missoula to not use this property management as they will just take you’re money and waste your time. Absolutely the worst customer service I have ever experienced at a rental agency. I followed all of the steps outlined to me by their employees, was approved for a property and scheduled my physical visit to see the property, which was required before a deposit would be accepted. I am relocating from out of state and made arrangements for a friend to view the property for me, which was an approved option by the agency. I was told that once the viewing was complete, I would receive an email with instructions to pay my deposit. My friend went to my scheduled viewing time and another 6 people showed up as well. She asked what the next steps were and was told I would receive an email. I called the office 20 minutes after the viewing so that I could follow up promptly. I was told that the property was rented to a lady that gave her deposit at the showing. This option was never given to me and it was rented right out from under me. This was supposed to be MY scheduled showing, nobody ever said it would be run as an open house or that I had an option to pay the deposit immediately. I am absolutely disgusted with the way this was handled and will never attempt to give them my business again. Beware...

Absolutely love renting with Summit! They have been extremely helpful with every process of moving into an apartment and moving out of one. I had a horrible roommate experience with one of their properties and they were amazing at helping me get into another one of their apartments and off of the lease I was one with the roommate. I bother them all the time and they are super nice and very helpful with my issues!! They have always sent a maintenance guy right over to fix my problems right away. I have no problems with them ever and when I do they are very quick to fix the issues. I have absolutely no complaints, the staff is amazing. I HIGHLY recommend this property management!!

Awful took forever with everything super hard to get ahold of finally actually got a place but the waiting is ridiculous and all the extra fees stressful. also place was a wreck when we moved in. On top of it just moved out they blaming us for damages(that they wouldnt come fix). It’s been some time since I left this company but I still feel strongly about what happened to me.I signed a lease with this place before seeing the place cleaned and repaired after the tenant moved. They promised that all repairs and cleaning would be done. When I moved in it was not what I expected or was promised. When I questioned it I was told I signed a lease and took the place as is.When I moved they scheduled people to come in and see my place. There was no respect for my belongings.Please think before you sign.

I knew that we had to file some paperwork with the State for the property and almost as soon as it was mentioned the paperwork was completed and submitted to the State. I took down my original review because the manager was working with us to get our security deposit back and he said my review was slander. Its not slander, its my experience with summit. I havent heard from him in weeks so here is my experience. When we got the space, it was filthy. Leaves and dirt on the floor, screws randomly sticking out of the walls, an ugly mural in the front that was branded by another store. When we left we had painted and textured over the mural, removed all the screws and cleaned very well. My father always told me when we went camping, leave the woods in better condition than you found them so thats what I did here. Much better condition. We still owed summit around $600 so we just had them take it out of our about $1,500 security deposit. We never saw a dime of the rest of that deposit. They charged us for everything they could. The long tube light bulbs in the back room that we never used, broken or missing ceiling tiles, fire detector assembly, freezer frost removal, repair for a fan that had been broken since long before we moved in, and cleaning charges. They literally stole our security deposit and used it to make repairs to the space that it has been in need of for some time. Im apalled that companies in this day and age have the ability to treat consumers like this. What they did with our security deposit should be illegal. I wish the manager, Aaron, and the rest of Summit Property Management the very worst going forward.

Summit Property Management is really great for long-term renters. They have more up-front costs than other management companies, but if youre planning on staying awhile their quality service balances those initial costs. They have always been quick to respond to any of our maintenance requests, and give ample notice (usually more than a week) if they need to inspect or be at the property. They take care of our needs, and treat us with respect. We rented from Professional Property Management and Garden City Property Management previously. Summit is leagues above PPM in customer service and is on par with Garden City. If you are a responsible adult looking for a nice place to rent while you establish yourself in Missoula, Summit will be a good fit for you.

After five years of renting through property managements this has been by far the worst company I have rented through. First they had a showing which more so looked like an open house with 20 plus people and one property manager during the showing. The property manager stood in the kitchen area while strangers walked through the house providing little to no security for our items. Belonging in our house could have easily been stolen through this situation. Secondly, my roommates and I paid our rent on time for 12 months and ended up paying it one day late for our last month, since the 3rd landed on a Sunday. Little to our knowledge or their courtesy of telling us when we paid our rent we accumulated a late fee which then piled up till they decided to tell us a week later. I asked for them to wave the fee, since we have been good tenants with no complaints and no late fees. Through talking with our property manager, this fee could NOT be waved. I found her to be very unhelpful and disrespectful. Through all of this she ended up not waving our late fee, which she easily could have. These are the two reason why I have written this COMPLAINT and hope no one else gives their money to this HORRIBLE property management. In my eyes I believe property management companies should treat good tenants with respect and should make acceptions for situations such as this. If you are still reading DONT rent through them....

Summit took over for another company that was managing the building that I was living in and they made the transition as smooth as possible. They were quick to respond to maintenance requests (I had a leaking sink and was going to be out of town and they took care of it while I was away with no issue) and worked with me to fix some carpet damage that had occurred. Summit did in three weeks what it took the previous managers to spend six months looking at and then saying they couldnt fix so that was a really nice change. Since I didnt work with them from the start of my lease, I cant speak to how they would be for a full tenancy. They were exceptionally thorough during the move-out inspection, but they made notes of what needed to be fixed and gave me 24 hours to fix it rather than just docking my deposit and then I was able to get my full deposit back. Definitely left the lease with a good impression of the company!

Upon moving out they are holding deposit and the place was cleaner than move In! Please please stay away from this company!!! I had a positive experience living with Summit PM until our lease was up. I had been hearing rumors from friends and people in town about Summit being untrustworthy, unprofessional, unresponsive, and not candid with their fees. I didnt have that experience, but Ive come to believe that was because the owners of our house were great and attentive to fixing maintenance issues as they surface.After dealing with the move-out process, my personal opinion of Summit is that if you are an easy tenant, they will be happy with you until the time that money exchange happens between tenant and Summit. For my house, it was then that Summits character surfaced (the character I had been hearing about in rumor).They were so guarded about what needed to be done in the house to get our full security deposit back. They ended up keeping half of it.{{{DETAILS (for those who wish to read): We cleaned the house once (for days), then they came back to inspect and gave us a list of things they still needed done. We did that second round of cleaning and were confident we had done what theyd asked. They ended up then still charging us for 9 hours of cleaning (truly not possible), and other major fees that they had previously (verbally, lesson learned) ensured us would not come up.}}The large charges that they instilled were for incredibly minor tasks, and they were petty in their responses when we challenged them. I do not like leaving negative reviews that might hurt local businesses, but its the only thing I can think to do so that others are warned. It seems that based on reviews, others have had similar experiences. I should also mention that during our tenancy I was always standing up for Summit as a good, responsive company, despite most others feedback as negative when we would share experiences.

Karly at SPM has been a pleasure to work with. When I first applied, I wasnt able to complete the application because of a fraudulent mark on my credit report. Although it was a hassle to deal with, as soon as I did SPM didnt mind and worked with me quickly.They also helped me transfer my application to a different unit when I wasnt satisfied with the first one in originally rented.When my refrigerator went out, their repair company kept me in the loop via text and they worked as quickly as one could expect.They were very reasonable when I talked to them about a short-term pet situation.Ultimately, I feel like they are very fair if you are honest and open with them.

Its unfortunate that I have to put 1 star down, but in a, and Im quoting the owner here, Competitive Market, losing someones application for an entire week is unprofessional. And not only that, but unheard of. Ive done my fair share of working with rental companies and Summit takes the cake on this one. I am so fed up with running around in circles, giving them every ounce of personal info I may have gathered in my entire life. And then for them to lose it. Lose it where? How do you lose someones bank statements, bank numbers? My SSN?? AND you need a credit score of OVER 550 or you need a COSIGNER with 650? Oh yeah, and all of this for 40 dollars. Which is non refundable no matter how awful their service and speed may be. For someone preaching about competitive market to the poor people youve swindled, youre a piece of work.

Summit has been helpful through out my experience as a tenant. They have answered all my questions to the best of their ability, I have had quick maintenance repairs and the land lord has always been a pleasure to talk to. Under our unusual experience of our roommate passing, they were understanding and helped with anything that we needed. They are careful on who they choose to be tenants in their homes and take good care of their properties. I am sad to leave SPM and my wonderful landlord to move to Washington where I am sure I wont get the care that they have given me.

I’ve never been lead in more circles in my life! The two woman in there have made renting from summit the most difficult process of anything Ive ever done and I’ve moved countries with no job lined up before. I get they are cautious but 4 ppl renting with everyone having good rental history, enough income, more than enough money in all of our accounts and a single person doesn’t have credit at all so they want to double our deposit from $1,000 all the way to $2,000. NOT EVEN BAD CREDIT NO CREDIT! They sent me in circles telling me one day I was approved and another day they are sending me emails saying I don’t have my papers turned in. They did the same with the other 3 ppl telling us different things stressing us out and making us run around getting things that they already had. Disappointed this is how they run there business.

I would not recommend this property management company to renters or to home owners. They are lacking in professional communication and are often impossible to get a hold of, yet they are quick to charge fees without any prior warning. For maintenance issues, we have had to call/e-mail multiple times before receiving a response. Their lack of timely communication would make me nervous as a homeowner, and has certainly left me feeling frustrated as a renter.2019 UPDATE: Summit continues to be lacking in clear communication regarding maintenance requests, yet finds ways to hit us with fees. The most recent fee they charged us was to cover the technicians time removing our cleaning box from under the sink. $23 to remove one box. Wow. They also tried telling us that our 10+ year old microwave may have stopped working due to grease accumulation. The company threatened to have us pay for the replacement. The only reason I rent from them is because I love the property and we take good care of it. My only hope is that the property owners know what is going on, especially with regards to the leaky roof we have contacted them about multiple times. I wouldnt be surprised if Summit found a way to blame the tenants for these leaks.*If you are looking to rent in Missoula, avoid working with Summit at all costs. If you are looking for a company to manage your property, be aware. This is not the only bad review they have received.

Ive never had a worse experience as a renter. They wouldnt give us the keys day one, after we drove 800 miles, because they didnt receive our insurance info because THEIR fax machine was broken.The house was a disaster, the siding was falling off, washing machine barely worked, heating was absolutely terrible and outrageously expensive. We literally couldnt lock our front door, I had to install a latch myself after our door blew open in -12 degree weather because the strikeplate was broken.No one in the office was useful, eventually I had to just start calling the repair contractor guys directly because it would take them days in the office to get anything done.There was a pit, filled with water, in the back yard that we told maybe 5 different Summit Property employees about that they never fixed. They came and inspected once every 3 months (way more than any other place Ive ever lived) but never fixed any of the issues we told them about during inspection. The only reason they fixed our door was that my wife emailed the owner of the company directly. Believe the bad reviews.

Having rented from many different management groups in Missoula, I can honestly say that Summit is by far the best. They are fair, accessible and quick to respond. The property managers do a good job watching out for the interests of their tenants, as well as those of the owners. I appreciated their professionalism and enthusiasm in helping me find and secure my rental!

I moved to Missoula to start my own business and Summit took a chance on me with the best office space downtown on Higgins! I signed a year lease, which initially scared me, but the property managers at Summit were always there for me if I had questions. The SPM office staff were wonderful and working so hard every time I stopped by to pay my rent on the first of every month (I should have used their auto-pay, but I was old school and wanted to drop my check-in myself). My personal property manager, Mercedes, was always available by email or phone whenever I needed her. And she is very busy! But she always got back to me within a day or two and you dont see that much anymore. I closed my business recently to go back to college and today picked up my FULL deposit because my lease year ended (and I kept it in great shape). As a renter for years, I almost did backflips because I wasnt sure what would happen, but they were true to their word. Thank you Summit for allowing me to try out my dream in one of your office spaces, but for also for following through with all the terms (and mostly for seeing me and my dream that first day we met). : ) I had a great experience with SPM.

Its ok. I just pay my rent there. I do have 1 thing I dont like. They do come to your place twice a year for an inspection. I have lived in my place for 19 years and they act like Im going to tear it up. I think that if that was going to happen I would have done it years ago.

If I could give them zero stars, I would. STAY AWAY FROM SUMMIT PROPERTY. They steal money from you whenever they can and justify it with ridiculous reasons that they say are legal.I ended my lease a few months early because I had to leave Missoula sooner than I expected, and was communicating with management via email the entire time. I was aware of the fees for canceling my lease etc etc, so I knew they would be using my deposit to cover these fees. I moved away, and they found someone to take my apartment in a matter of weeks. However, I NEVER heard from them again regarding the rest of my deposit so I assumed they had used all of it for their RIDICULOUSLY high fees and that was that, since they never contacted me again.Fast forward two months, and I get an email from my credit report company saying I have TWO collections on my credit and that it has gone down. I looked into it, and apparently Summit Property claims that I owe them money and that I never paid them, so the filed collections on my claim and my credit report dropped 40 points.Of course I was furious because they never attempted to contact me ONE SINGLE TIME. I contacted them right away and the employee I spoke to, Kari, was rude and unhelpful, saying that she wouldnt send me any paperwork etc until Monday ( I had contacted her early Friday), and insisted that she sent me SNAIL MAIL of my bill. I had told her that sending mail to someone who was moving without a known forwarding address was pointless, and that they had my email and phone number on file but never once tried to contact me. She didnt seem to care.STAY AWAY FROM THIS COMPANY. They literally steal money from you whenever they can, and will charge you for every single little thing. This is a horrible, unlawful, unethical company whose only goal is to steal money and not about quality living.

I rented an office for my business for number of years. Several years ago Summit took over management of the property. After they stepped in there was a definite improvement in the maintenance and care of the building. I found it very easy to deal with in terms of any property issues in the referral sponsor to any immediate problems at the building. In the future I would definitely consider renting another office from this company.

We rented an apartment the building sold to someone who then contracted with Summit. We were concerned about it as we have not had great experiences with management companies. The helped out through a major illness were very understanding about any issues we had. They came in and took care of any repairs in a timely manor. When we found out we needed to move asap I called and they explained exactly what needed to be done to get out of our lease it took a bit but we were able to transfer it and with very minimal cost. Even though we have seen some bad things said here they were a great management to work with. Thank you summit for everything you did.

I have had Montana School of Massage (massage clinic and school) for almost 8 of the 15 years it has been in Missoula. In that time I have had 3 commercial lease companies (the 2 prior have had a combined 35 plus years experience between them). Both of the former lease companies were not what a business owner looks for to showcase his/her business. Aaron and the professional staff at Summit Property Management are fair, ethical, and great to work with. I would highly recommend Summit to any commercial business. AVOID AVOID AVOID AVOID this company at all costs. They have a BBB rating of F which is not surprising at all. I have a friend whom came from out of town to view a property. He got email and phone confirmation of the showing but a few hours before it was to take place he was called and told they had no one available to show the property and had not informed the tenants so the showing was canceled. It was then rescheduled for a few days later so he stayed in town, however when he went to the viewing (also confirmed same day via email and phone) he was told the showing had been an hour earlier and the unit already rented. In addition, they will take your application fee, pull the property listing without any reason given and refuse to refund your application fee. TOTAL lack of remorse or apology offered. AVOID!

DO NOT RENT THROUGH SUMMIT PROPERTY MANAGEMENT!!!!And if you do, make sure you are on top of your renters rights. You may want to have a lawyer on retainer, they will try to pull a fast one on you with hidden fees that are illegal to instill. Be especially alert if ROBIN POIRE is your property manager.She will flat out lie to your face telling you one thing, then decide to move forward with whatever option works out best in her own favor. Make sure to get anything she tells you in writing from the beginning!!! We also reported their business to the Better Business Bureau. So please just be aware that you need to be on top of your rights if renting through them. They WILL try to pull a fast one on you. Reported to BBB 9/17/15.

Absolutely abysmal people running an abysmal company. Dont believe me? Check out what theyre doing to the prior residents of the Riverside Apartments after their April acquisition of the complex. Summit is guilty of financial discrimination, creating false cases against renters with intent to evict, avoiding conflict resolution with renters, charging compounding late fees for fees not associated with late rent, manipulating contracts, lying, and having general bad attitudes. Be careful renting from this organization--they have no concept of business ethics and they will throw you and your family out in the time it takes to call the police. I know this because I have witnessed it first hand. Just ask around. Youll see. Theyre bad people.

We had no problems getting into the place or living there, until we moved out. I had emailed our manager, Robin Piore, prior to moving out and worked out if we found a new tenant we wouldnt incur any advertising fees, etc. We found the new tenant and they still charged us $45 a week for putting a generic ad on craigslist for three weeks during the time it took to approve the new tenant. We did all the work in finding a new tenant and they still hosed us. Also, the move out inspection listed items that were completely ridiculous, such as grease between the glass on the oven door, which was there when we moved in. I feel we may have made a mistake telling them we were buying a house because their tone towards us completely changed. If you do rent from them, do not trust them, play it like they are used car sales men trying to screw you out of every penny they can.

Go to Garden City Property or Bitterroot Prty Mgmt - theyll treat you like people, unlike Summit.Summit, for the most part, are fine when youre renting from them. However, when you move out, is where Summit will try to take as much money as possible from your security deposit.For us, Summit Property Management took over $1000 out of our security deposit for damages on our porch. Ill admit that the porch was a mess, and we did our share of damage, but visiting the house six months after moving out, they never did a single repair to the porch.Furthermore, they had the audacity to call us 6 months later and demand that we give them $50 for a pluming issue that was related to us.Avoid these guys at all costs.But the maintenance who worked for them was super nice, so Ill give them one for that guy.

Ugh! Impossible..Lived in a building down town and tried to get internet installed. The tech showed up right on time and just needed access to the locked basement. Called Summit got the run around and was told they could be there Tuesday or Thursday at 1230 to unlock the door.

I would strongly recommend that you NOT rent from Summit Property management. Their application requires you to give them your full checking and savings account numbers. When I called to see why this was needed I was told that it was so they could verify that the account is really yours and that there have been no bad checks written. The lady who processes the application (Danielle) said they verify the bad check part through your credit report. My loan officer at Missoula Federal Credit Union said they can verify that the account is mine and my average balance and my current balance by submitting a Verification of Deposit form (VOD) she also said that many property managers do this already. She said there was no reason that they needed my full account numbers. In this day and age where identity theft is such a problem, you need to know if your write your account number on their application and they take money out of your account without your consent you cannot file a fraud complaint. Because you willingly gave them your account number and all they have to do is say that you gave them permission by signing the lease. I had this happen to me with DISH network and I was the one who lost in the end. Take your business to another company.

Awfully disappointed in this rental company. My wife and I moved into a duplex that was not up to our cleaning standards. We emailed our property manager and nothing was done. Our email went unanswered. We made a phone call and our property manager Robin assured us that the apartment was clean to their standards. Ok... we let it slide. We experienced multiple problems with the rental including a dry rotted wood railing and failing stone stairs. It took Summit months to get this issue fixed. They hired what has to be the most incompetent handy man to build a set of wooden stairs. The project was completed in January. During the next few months we had to issue 4 service calls to have the stairs repair as they were consistently failing due to shady construction practices. After one of the repairs the handy man actually told my neighbor living beneath us that we needed to stop partying and jumping up and down on the stairs, as if that what was causing the stairs to fail. Finally the icing on the cake. Our property manager refused to enter the rental a few days before our move out for the final inspection because we were not home and our female yellow lab was. Suddenly she has a fear of dogs. Especially the one who had greeted so many of the potential property renters and the Summit agent showing the property in the month leading up to our departure. The final inspection was completed once we were long gone traveling cross country to our new home. Our property manager informed us that we would need additional cleaning and would hire a vendor. Weeks later we received a bill from the vendor. We were charged over $300 for 13 hours of cleaning. Our rental was a whopping 950 square feet. Pretty obvious we were taken advantage of. Especially since we ourselves did not move into a spotless rental. I would NOT recommend this rental agency. If you have no other choice take lots of pictures of the rental and never call to speak to your manager. Always email so you have written proof when you catch them being dishonest about a previous conversation.

We moved into a lovely house and then everything started to not work: rooms flooded, fridge and freezer stopped working, washer and dryer didnt work, and one of the ceilings broke through. When trying to tell summit about our problems, they never answered or called us back. When they finally did, they fixed a few of the things but they told is the house is as is for the rest of the things because it would be too expensive to fix it... and we have only been in this house 2 months.

RUN PEOPLE RUN!!!!The worst. We keep an impeccable home but they kept nearly every cent of our deposit saying it was not cleaned to their standard. When we moved in we found drug needles in a bedroom vent that hadnt been cleaned out, wonder if the person before got their deposit back? I also had to scrub floors and the shower since they werent up to my standard when we moved in. Also, after we moved out a hole magically appeared in one of the bedrooms that was not there and of course we picked up that bill too. Absolutely the worst! Spoke with an attorney but they said its just not worth it so these scumbags get away this crap ALL THE TIME.You have to call and call many times to have a repair done. I ended up going through the landlord directly, he was fed up with Summit too!

If it were possible to rate the predators with anything lower than poor-fair I would. By far the worst company I have rented with in Missoula and I have rented with several. They will make getting your deposit back next to impossible. Do your due diligence and do not let them do an initial inspection without you present. Take pictures of every room, wall, cabinet and crevice prior to moving anything into the property as you will need the evidence when they try and take advantage of you. They also require very odd information to disclose on a rental application, and will not give you originals of any form they make you fill out even when you no longer want to rent with them. Do not, do not, rent from these folks if you have any choice.

Rented from them only once when I first moved here. Wish I could give 0 stars. I was renting a studio apartment for $665 a month that was connected to a two bedroom ranch house. The shower had a crack in the floor about a foot long and was never replaced. Their very friendly and helpful handyman was ordered only to repair it by sealing it, which ended up cracking again leaving the water to drain somewhere under the house. I was given an electric radiator that barely heated up the place in the winter. I had to resort to using the oven to warm up the place on and off. That was awful using only the radiator during these Montana winters. The renters next to me and I were issued a warning to mow our own grass when we had the assumption that someone would do it for us. The fine was around $200 if we didnt mow it the very next day. The renters next door got their parents to do so. In the wake of doing this, the one parent used a weed wacker to trim the grass around the house and hit the plastic pvc pipe that was our waterline. It took a good solid 2 hours before we got someone to shut the water off for us (seeing we werent given instructions on how to turn off the water ourselves.) Summit had no sympathy and we were waterless for a solid 24 hours. (Mind you I was broke having to pay that amount a month so I couldnt buy more than a jug of water.) All pets from dogs to FISH, you have to pay $25 extra for every animal you had. Every. Animal. The service there at the office was terrible. The blonde woman was always rude and always made me feel uncomfortable. I had to try to use small talk to make myself feel comfortable going there. The staff always made me feel as if my issues with the house are my fault. There were instances where they warned the renters in the house and I to either do a task or be fined for not doing it the next day. All by email (to which I couldnt afford internet) so there was no way of knowing when the charges would hit. I forgot to mention that half the cabinets were barely connected. The fridge was a mini fridge and freezer which shorted out on me many if times, even after scraping the ice off around the inside thermometer. Many things spoiled many random nights as I was asleep. Waste of money which I barely had thanks to the ridiculous price. Also there was a crack in the huge front window which cold air seeped through during the winter.All in all that studio was terrible and the experience living there made my stress levels high quite often. I wish there was a way to sue them for not giving a proper heating unit, as the electric radiator always shorted and turned off in the middle of my sleep. Also I went home to Pennsylvania for 6 days during Christmas. When I came back after leaving the heater on, which shorted, the pipes froze. I couldnt use the water for a full day until after using the oven to thaw out the place. The toilet was frozen, my cats water dish was frozen (thank god he was kept somewhere else) the shower head feel off because it would constantly slowly drip, so that froze.All in all this property management is very unethical and very unaware of human compassion. No sympathy, no compassion, no remorse, just money hungry angry people who hated all their tenants. Every time I went in there when there was another tenant, I would hear their issues with their place as well. The anger and frustration in the tenants voice was something I could relate to as I too always felt scammed and treated like a dog.Please, dont rent from them. If you do make sure they know if you dont have internet so the can call you about random fines that you have no awareness of. This property management was God awful and didnt care to help other than their very nice and helpful handyman.

Do not move into the Summit Square apartments on 14th! Havent even moved in and already uncovering the lies. First I was told assigned parking, then I was told no assigned parking but parking will be ample, now Im told to try not to park in the lot during business hours and no parking behind the adjacent building until after 8:00 pm and must be moved by 7 am (you will be towed at your expense) and if I need parking I can park across the railroad tracks off street in the residential area. Can you imagine lugging your groceries 2 blocks across railroad tracks to a place you pay for but cant park at? How long till those home owners complain and put a stop to that? I was also told at signing that CentryLink was an option and handed a flier, but what I wasnt told is that its your only option. So now I have to enter into a year contract for Internet and a two year contract with direct tv who by the way will fix your rate for the first year but will not tell you your rate for the second year. Direct tv will also not tell me what their surcharges, fees, and taxes are. I cant wait to see what other problems come up once I actually move in! I would drop them but I now have no time to find a new place. Horrible company! Wish I could give them a zero!

This company seems a little lazy with their rental listings. Multiple times Ive viewed listings on CL that they apparently have been to lazy to view the photos and edit; most of the photos are of structural and damage problems from a former tenant. Im confused. Shouldnt they be fixing these issues before the next tenant moves in? It appears that the new tenant is to inherit the damaged or unkempt property and make things right for them. Todays listing had unfinished dry wall, a dirty bath tub and shower glass, and an un-mowed lawn. It could be a nice house in Lolo, but because of the lack of marketing I would be embarrassed to show any of my clients.I look for executive properties for medical professionals. Im not impressed and will not refer my clients to them for this lack of professionalism.Addendum: SPM, thank you for your response and the retraction. I have brought this to the attention of whomever manages your Craigslist ads, at least the error was corrected, in the past it was not. Ive managed properties in larger cities that Missoula and am aware of attention they require. However, your clients are paying you for a level of expertise under their contract and marketing is a good percentage of that. Missoula is still a reputation builds revenue environment, so its key to stay on your game otherwise there are other properties that can be utilized. Enjoy your day.
