Roam is a great place to live! People here are friendly, especially the staff. It is hard to beat living directly downtown. Prices are reasonable considering the amenities it offers and considering how trash Missoulas housing situation currently is. 10/10 would renew every year.

Have had nothing but great experiences here at ROAM! The staff is so kind and helpful and made my time here more than enjoyable. They organize fun community events that create friendships with your roam peers. Would definitely recommend this place to anyone.

FIRE EXITS LOCKED/BROKEN DOORSA fire escape stairwell has a broken lock and the door is jammed shut (P2 level). I have notified management. 96 hours later it is still broken. This is a safety hazard and probably a building code violation. The building is in disrepair.

I took a tour this weekend and was very impressed! The building is conveniently located and incredibly well maintained. The staff was very helpful, knowledgeable, and extremely friendly. Looking forward to living in such a fun atmosphere!

Don’t live here unless you have no where else to go. Management doesn’t do anything. They only care about new tenants rather than the current. WiFi never works. TVs never work. Security is horrible anyone can walk in the building. If you pay for a parking spot, it is not a 24/7 guarantee you will be able to park there. And if someone does park in your paid for spot you have to pay upstairs or outside. Nothing will be done for you.

Absolutely terrible. Told me that there was a open room I could move into and took it over a week to get me the correct paper work after they sent the wrong one and calling them multiple times. Less than a week before the prospective move in date (after I had signed the lease and they had my personal information and money) they told me the spot had been filled weeks ago and tried to blame it on me. Staff was not helpful and it was a challenge to talk to someone in charge.

This property manager gives out gift cards and prizes for leaving positive reviews. (I have the digital receipts to prove it.)Only reason to live in this building is to party and be near parties. non-stop noise that echos through the whole building 24/7/365 with no consequences for the noise makers or the party holders.Cleaning and Office staff are not trustworthy individuals, extremely two faced activities across the board. (Cleaning staff did not adhere to any covid protocols contributing to people in the building actually having covid and public quarantine orders posted on their doors. They announced with joy about the free stuff they find while cleaning rather than notifying the previous tenet of their missing belongings. Cleaning staff throw bodies [ie labor - the expensive part] at tasks and still dont do a good job around the building or cleaning units for that matter. Reported dog urine and feces stains would just chill in the halls and elevators for a week. Cleaning staff seem dependent on Maintenance picking up the slack, who actually do a whole lot for the building.)The only positive experiences I have with Roam involve employees that have long been gone.(I AND my roommate both chose to not resign leases with you, so I guess thats agreeing to move out, lol. Not to mention you EVICTED the other two roommates for pretty valid reasons, and Im friends with the ones who moved out before them, so good job making things up. One of Bradys friends threw glass at myself and my dog from the balcony that always seems closed for everyone else after 10pm, so I really doubt Ill have positive interactions with them. Not to mention the unleashed or uncontrolled Pitbull attack outside the building whos owner frequented the building, or the random resident that said theyd sick their Doberman on me for being upset about my service dog being attacked by Pitbulls. Or the people using the stairways as a bathroom never being cleaned up without repeated or drastic prompting; the ventilation in those stairways being straight urine is WONDERFUL. The only people that were ever held accountable for noise, were people of color or not friends of the staff; so take that however you will. There is a ton of security theater in a building thats not actually that safe.)Yall already blasted my name all over town like clowns, why would I waste my breath and time on the phone with you now?Review Follow up Edits to reply in ( )

If I could give this place no stars I would. I loved living here because it was convenient when I was in school and it was close to my work place, however the staff was rude and didnt seem like they cared when we complained about something. When I asked questions they would respond in a snarky tone. Very disrespectful. I agree that the parking spot is over priced I have a spot on my lease at my new place and I dont pay extra for it its just included in the rent which should be happening here since its for students who cant afford squat. The alarms went off and no one updated us on what was going on which is not helpful at all. If you are just getting out of the dorms I recommend somewhere else thats cheaper and people actually care about their residents

Great location, really nice staff, good amenities, mostly clean. Often theres dog pee in or around the elevators and dog poop right outside the doors. Wish there was more enforcement of people training their animals better.

Staff are friendly and always helpful. Moved from LV and staff coordinated everything seamlessly. Ebony was patient and answered all questions everytime I called. Rooms are clean and love the amenities. Location is great.

The campus closes for Covid. There is no negotiating an opt out of the Lease.. No buy out no discussions of any kind. So they force me to pay for three months rent while my son is home. They tell me to sub-lease the apartment to someone else.No heart with these people at all.

Problems have arise and seems like the staff doesn’t care. I emailed them multiple times about conflicts and they’ve done nothing. The fire alarm went off last sunday at 11pm, with no update or anything. If this was a drill, I am very unimpressed since some people have early morning shifts. I’ve done multiple noise ordinance complaints, said they would address the situation, obviously didn’t. If you’re looking for a student living apartment, I’d steer clear away from here and go to Sawyer or Lewis and Clark.

The company I work for recently housed a number of guests at ROAM. They took excellent care of our guests, who were all very pleased with the living space and amenities. ROAM staff was friendly and attentive. We had an excellent experience working with the folks at ROAM Student Living.

The Sawyer > Roam. If you’re looking into student living go to The Sawyer! Now Roam has a fake review section under Reviews from the web. Roam is a great idea and has a lot of potential. The building is pieced together and if you look closer there are flaws in everything. There is a lot of room for improvement in the building and staff. Once this place is complete and has experienced staff I hope it becomes what it is being advertised to everyone. I think it deserves a one star because it was a hassle and there seems to be no protocol for certain events or procedures. Most of the 5 star reviews are from staff, which also raises questions. If youre looking into leasing with Roam, I would be very reluctant to go through with it without a full tour and experience. It seems like luxury living but the quality of construction is very poor. I have many stories to back myself up (Ceiling leaking for multiple days, told the wrong move in date, construction noise, extremely loud residents. Much much more) I think there were and are a lot of mislead people and I wish that on no one. Roam has a lot of potential and I would love to see such a great idea become what people expect.

Living at ROAM has been a good experience overall. I like the staff and the amenities. the only thing that I would love to see some improvement is the noise management. When tenants break the agreement and get very loud at nights, the staff team should do something to keep them in check.

ROAM is AWESOME! My son is a student at University of Montana and resides at ROAM. Being a long way from home, Connecticut, we had several concerns about his living accommodations. ROAM is secure, safe, convenient, beautifully maintained, walk-able to everywhere, and the staff is wonderful! They are helpful and available, trust me, I called many times and always spoke with a friendly person on their team! My son walked to the university, the gym and his part time job with ease. The apartments are appointed perfectly for college living, which was a super plus for us not having to buy furniture and a bed! ROAM Student Living is situated right in downtown Missoula with all amenities around you, making it ever so convenient for a student without a vehicle.Thanks ROAM for making my sons experience in Missoula one he will never forget!

“Quiet hours” are non-existent. People in my hall are usually partying/yelling/running up and down the halls until 3 or 4 in the morning. We supposedly have a security guard here on the weekends but I’ve never seen him. We’re also supposed to have a roam employee on every floor to make sure quiet hours are enforced but that’s a joke. You’re super lucky if you go to the cyber lounge and have BOTH paper and ink in the printer but that’s rare. I was honestly so excited to live here but it’s not at all what it was advertised to be. Definitely created a fake name so I don’t get any salt from the employees.

I recently moved in and have been very impressed with all aspects of ROAM. The location is the most ideal in Missoula being downtown and also a 10 minute walk along the river to the university. The common areas inside the units are spacious and the kitchen is intuitively laid out. The rooms provide everything needed including an extra large closet space. It looks like the previous reviews that listed noise as an issue may be outdated, since the construction appears to be finished. There hasnt been a single instance of noise nuisance since Ive moved in. The front desk staff are beyond helpful and as courteous and friendly as you could ask for and have always been clear when answering any questions Ive had. For the price and all the amenities that are provided, ROAM is a steal and I would highly recommend living here!

The leasing managers and agents have been very helpful in the stress of mass move ins. They have been working late to help us residents get into our units and have been very attentive to every need. The apartment homes are absolutely beautiful and you couldnt pick a better location.

Some of the staff are nice but other members are very unhelpful. Their sun deck which is pet friendly is not sanded or anything to reduce the chances of getting splinters from it. And I told the staff about their issue with the floor and they said “There are chairs out there”. It is a dog friendly patio the dogs could get splinters and if people sit on the floor they will get splinters too. There seems to be little communication between staff and management. I had an issue with my lease renewal and rent agreement. You have to watch how much they charge you for your rent. If there is a late rent payment it goes up $5 a day and I believe that with the available parking they could make it and $80- $100 dollar fee for the term of your lease. $80 a month is way to expensive and for people trying to support themselves it is just not realistic. They need to work on their pricing to make it seem more worth it.

The only reason I would actually give this a one star is because the staff are nice, but if it wasn’t for that and I had the option..i’d give it no stars.My biggest complaint is that I genuinely feel like they don’t care about their tenants. My father passed away during my lease and I was told that the only way I could move out to be with my family is to find somebody to take over and EVEN if that happened, i’d have to pay a $350 ‘administration’ fee. I attempted for months to get somebody to take over my lease, with no luck, and they aren’t willing to work out anything with me so i’m stuck paying for something i’m not living in.On top of that, I got absolutely zero sleep due to my upstairs neighbors being extremely loud all night. My roommates and I called countless times to complain with no changes. I spoke to one of the staff in person with no changes. I even bought ear plugs and that would hardly cover the noises some nights. I ended up having to sleep at friends houses.Overall, I would not recommend living at Roam.

I live in a single bedroom apartment in ROAM, I am right next to the elevator so I often can hear the elevator beeping or people coming in and out. As well as loud screaming residents running through the hallways at 1 AM on weekends. besides that, I cant complain!!

This place is ridiculous. Read some other reviews and you’ll see what I’m talking about. It’s worth noting that most of the positive reviews are coming from their employees, and they give out gift cards to residents who give them 5 star reviews. The only thing I have to add is that ROAM must be getting desperate for money now because they’re charging people “convenience fees” just for paying their rent. This is absolutely ridiculous considering that this place is already grossly overpriced and living here is nothing but an inconvenience. Can’t wait to get out of this place.

Every other day the alarm goes off and y’all got this place rigged up with speakers so loud you can hear it all around the neighborhood. Out of all the stuff we have to put up with living here this is one thing that you guys should be able to easily control. And yet...

This place is ridiculous. It’s still massively under construction, leading to incredibly noisy conditions, making student life difficult. Roam attracted its tenants with promises of lots of amenities, so far not a single one is completed. The staff for the most part are incredibly unhelpful, they either have no idea what’s happening or are simply rude. Nonetheless, we are still expected to pay rent in full, despite not receiving any of the perks attracting us to this mess of a building. If you are looking for stress free living, stay away, you won’t find it here.

The location is nice, but that is about the only positive about this place. Management has been less than helpful even hostile when I have come to them. They have attempted to overcharge my account multiple times, have deleted my recurring payment without telling me and than charging me late fees. Construction is still going on with no end in site, things promised have not been delivered, such as parking, trying to find parking options downtown can be a nightmare. Also if you make a service request with they will not come by, me and my roommates have made several to no avail. I would never recommend this for anybody.

This place is advertised as a high-end, amenity filled student living community. That couldnt be further from the truth. At first glance the apartments may appear nice, but look a little closer and you will notice that these were built cheaply and were rushed. My apartment was filthy when I moved in, dust and dirt everywhere, the brand new hardwood floors were scratched and covered with paint marks, paint chips on the walls and counter, etc. Most of the amenities are unfinished and they still expect residents to pay full price. My A/C and heat do not work, there is absolutely nowhere to park because they havent finished building the parking garage, there is constant construction noise starting early in the morning, and the walls are so thin that you can hear your neighbors conversations. Management is friendly enough but unhelpful and very unorganized. My maintenance requests have gone ignored and I get the run around every time I try to get some answers. When maintenance finally did come to service my unit (literally a month after I made the request) they let themselves in while I was gone without any notice in advance. The only upside to living here is the location, but I would not have signed a lease if I knew this is what my experience would be like, and I will not be renewing when it expires. Avoid this place like the plague.

There is essentially no parking. Bedrooms are very small and the walls and floor are paper thin, so you hear everything in the living room or the rooms above you. The people who live above us party at 2AM on weekdays. Locks in bedroom and bathroom don’t work even though maintenance has “fixed” them twice. None of the amenities are finished. I like my roommates and the location downtown but everything else is pretty dysfunctional

If you are leaving the dorms and trying to find a place to live, this place should not even be on your radar. It is ridiculously overpriced and they even raised prices this year. They will do anything to get money out of students. Yes they have parking but parking is an additional $80 a month and street parking is hard to come by. This place was advertised well before it was built but was way to good to be true. My bedroom was significantly smaller than my roommates and we were paying the same price. Although there are lots of amenities, they arent worth the trouble. Go look somewhere else, you will spend way less money living anywhere else in Missoula.

You know what would be really great about this place? If their intercom didn’t ring loudly across all of front street neighborhood at all hours of the night. !!! What a disruptive, obnoxious mess this apartment complex is. Additionally, long term residents of front street now have no street parking. Silence your intercom. We can hear it while inside our home a block away. The entire neighborhood is frustrated.

Overpriced apartments and unprofessional staff. After moving across the country, we didnt get to stay in our apartment until 3 weeks after the lease date started. They moved the move-in date back 3 times, each instance saying we would be able to move in X date. Stayed in a hotel until then.We ended up staying in a temporary unit the entire time because our apartment wasnt ready until NOVEMBER when move-in was supposed to be AUGUST.Our microwave didnt work and neither did the bathroom outlets upon move-in. There was paint on the hardwood, carpet and furniture and was extremely dirty. It took a month to get the microwave fixed after 2 maintenance requests. Our washer leaked water and rotted the drywall. Staff entered the apartment WITHOUT PERMISSION to touch up the drywall and perform maintenance checks. Gave no notice, and often left the lights on.Aside from the buildings strange architecture, the walls are paper thin and many of the tenants love to scream, peer into your window, knock on your door and even try to get in. Happened more than once. The parking garage and gym werent ready for months, and we were told to find parking elsewhere until then.The young managers care about the tenants and are informed. I feel bad because the general employees and maintenance staff are uninformed/unprofessional. One of the front desk staff legitimately didnt know how to read a shipping label and told me for 2 days my package hadnt been delivered. Turns out she was reading the return address, not mine.Here are a couple good things - The amenities are (now) convenient, the parking garage is (now) nice, and the air conditioning works almost too well. The staff give out free food every once in a while, and the building is in a good location. The WiFi is not great, but the Ethernet is amazing.Aside from the laundry list of issues above, ROAMs prices have gone up and we have chosen not to renew our lease.Prospective tenants beware.

My friends have all had unpleasant experiences renting here. The building is heavily under construction, the staff is generally unhelpful, and theres no parking for tenants or visitors. I was thinking about renting here, but after seeing how my friends have to live Ive reconsidered.

If you are looking for housing in Missoula, look elsewhere!! Living in ROAM has been an awful experience. There is very poor communication between staff and tenants and what communication does occur is often inaccurate. ROAM is overpriced and so so dirty. Dog vomit remained in the stairwell for over a week and dog urine is currently in the hallway!

Yikes! Im writing this anonymously because Im still stuck in a lease here for a few months and dont want ROAM to know who I am. If you are thinking about living here, please consider going literally anywhere else. The price is extremely unreasonable, and for them to charge another ridiculous monthly amount each month for parking is completely out of line. The staff is ridiculous, and Ive been told many things that were straight up wrong or inconsistent, and this has even gone to the point of different people attempting to charge me hundreds of dollars worth of difference for the same things, such as rent and move-in fees. These guys will do anything to get as much money out of you as they can. If youre somehow still considering living here after reading these reviews, please talk to literally anyone who lives here and I can guarantee they will advise you against it. Even if money isnt a problem for you, there are so many other places that actually have capable and helpful staff, complete and adequate amenities, consistency, organization, and at least some sort of standard for how residents should be treated. I would not recommend this place to anyone.

Im a member of the staff here at Roam and while the construction is not necessarily ideal, the location of the building is fantastic, its really nice to be able to walk to do errands instead of having to drive. Also while construction is inconvenient I know that once the parking garage and amenity spaces are completed theyll be amazing.

This place is very unsafe. Pleanty of locks don’t work at all, and in fact anyone at all can get into the building (and your personal room) if they wanted. Considering that safety was supposed to be a huge seling point, the are certaintly selling very short.

Every 5 star review is an employee trying to get the google rating back up. I had to create a fake google account that didn’t have my name on it because I don’t want them to charge me or evict me for leaving a negative review. DO NOT RENT HERE. Terrible water pressure and heating, everything is poorly constructed and breaks easily. Our cabnet fell off our wall and nearly crushed my roommate. This is an unsafe place to live. Most enployees are genuanly unhelpful and unkind. The managers are rude. The amanities have not been made availible yet and we’re still being charged full price for our rent. They are extremely shady with their leases and want to take advantage of you. I wish I didn’t live here.
