Recently toured here with Billy who was very helpful. I was very impressed with the amenities, specifically the fitness center and club room. And quality of the apartment was excellent. Eventually I decided on a sister property for the location and more space but this was a very close second. The property manager Brandon was super helpful through the application process.

Wow!! I look at plenty of apartments before my showing hear at HQ. The person who showed me around name was Susan Heimer and she was so amazing and welcoming. I could not have asked for a better experience, she was very through and made it clear that this was the place that I wanted to move into. I highly recommend if you are looking for an apartment anywhere in the twin cities that you stop by HQ and get a showing with Susan, she’s the best.

This review is specifically for Quenton Smith. HQ Apartments is a very nice, albeit expensive, apartment building. I signed up for a tour about two weeks ago, providing my desired layout, square footage, and price range. Quenton was prepared to sell, even if it meant lying about the price Id be paying when I submitted my application. When touring this building, ask for ANYONE but him.After the tour was complete, we went back to his office to review the layouts and my options. He spent a very long time typing away on his computer and eventually told me he could bring unit #913, a 1 BR, 700 square foot apartment, from $1,550 to $1,425. I should have known it was too good to be true. I submitted my application and he told me hed take care of the rest. I checked in multiple times per week, and he would either avoid my calls or tell me hed call me the following day but never would. Quenton left me hanging for two weeks, repeatedly dodging me or claiming he was out of the office. Eventually, I requested to speak to the property manager to get a straight answer.When I ultimately spoke to their property manager, she apologized for the miscommunication and told me they could not rent that apartment for that low of a price.I am back on the hunt for an apartment, thanks to this sleazy, inexperienced and unprofessional individual. Property managers beware - Quenton Smith is a horrible leasing agent who will overpromise and cause unnecessary issues to potential residents. Avoid Quenton Smith at all costs.

The amenities, staff, and location are great. However, for the amount that you pay I would expect the building to be more well-insulated from the apartments around you. I constantly can hear the conversations of my neighbors, and despite having concrete ceilings I am always hearing my upstairs neighbors footsteps and any time they drop an object. Again, the staff and apartments themselves are great, but I would not renew my lease here and instead would find an apartment where it is easier to sleep without the constant noise from my neighbors.

My roommate and I are coming up on a year at HQ. We absolutely loved our time here. The staff truly made it feel like home. The management staff of David and Brooke are quick to respond, and always willing to work with tenants on feedback or concerns. Oscar was our leasing agent and he was very thoughtful and patient with us when showing and selecting a unit. Steven one of the concierges is very hardworking, always positive, and makes it a point to get to know all residents. I could not recommend this apartment enough, definitely worth taking a tour!

This apartment building has been an extremely unpleasant experience for myself as well as my girlfriend and roommate. We have been having major issues with our neighbors regarding noise, smoking weed nearly every day so much that the smell permeates our entire hallway and gets into our apartment, and drunken screaming and banging on doors as well as crazy partying with countless unmasked guests coming down the hallways some nights until nearly 5 am. We have reported and talked to the property manager, concierge desk workers, and had to threaten to call the police nearly every single weekend and random week nights due to the completely non-existent enforcement of lease agreements here. Every single time we report these issues security comes and talks to our neighbors, and it continues as they know they cannot be evicted now due to the covid restrictions, so they do not care just as the property manager seems to not care at all about the enforcement of the lease agreements here or the well-being of any other residents as long as they get their checks each month.It honestly feels like we’re back in college living in the dorms with how much partying and screaming goes on here. Just today my roommates and I asked our repeat offender neighbors to please wear a mask in the hallways, and our most recent lovely response from one of the men was “get cancer.” We highly urge anyone looking to move here to ask themselves if this is what you want to deal with every single week.

I didnt end up leasing from HQ due to a change in circumstances but I had a fantastic experience working with Chelsea. I cant stress enough how wonderful shes been, fielding all my questions and finding pretty much the perfect apartment at my price point and helping me choose the best layout. Beautiful apartment, building, and views. You wont be disappointed and I will be sure to come back if Im in the position to :)

Oscar, our leasing agent was great help with finding the perfect unit. Brooke and David are also quick to respond/help when needed. I have been living at HQ for the past 11 months and couldnt be happier. The overall building and apartments are very well maintained, and the staff is super helpful and responsive. In particular, Oscar is the best. He made my move-in process very comfortable and has been always willing to help since day 1. The building is also very close to all downtown restaurants and offices, including a short-walk to the stone arch bridge. Highly recommend HQ and Oscar!

HQ is a great building. And anything facing downtown has a stunning view. Very cool common spaces, vibrant community and a convenient location. The staff is all really great, but I can’t say enough good things about Oscar. He is an absolute professional in a manner that is quite rare with apartment management staff. If you can, set up your showings with him and you will be treated well!

I just moved to Minneapolis and I am thankful that I found HQ Apartments because the customer service is amazing! Oscar made our decision very easy to choose HQ Apartments and he made us feel very welcomed. The staff is eager to help at all times and answer all of our questions/concerns fast. After reading all of these reviews on google, my wife and I were very hesitant about reaching out to take a tour of this place. We are in the process of moving from NYC because of ja ob transfer and would be new to the area. We happened to be in the area and decided to call them and see if we could take a tour and were glad we did. This place is beautiful and the staff was pleasant and down to earth. We Like to give a HUGE and WARM thank you to Quenton at HQ... this guy is amazing! From the time we walked through the door he was nice, friendly, humble and down to eart. Funny yet professional and it seemed as if he was actually trying to help us find a home oppose to trying to sell us something, we felt as if we knew him our whole life...the experience was authentic and real. We had a blast touring with him because his personality was subtle and genuine. Despite all of the negative reviews, HQ is definitely at the top of our list, solely based on the experience we had with staff! Once again Thank you HQ APARTMENTS!!! :)

This place is like living in a commune, I can hear all of my neighbors conversations I feel like I have no privacy at all. Despite the great staff and location, theres no chance I would ever recommend this to anyone, unless they somehow had no desire to sleep

Staff/management: really amazing staff.They are very helpful. The management changed 2 months ago and both old and new management is perfect. Polite and respond to emails quick. Sometimes they provide residents with quick on-the-go breakfast.Maintenance is quick to help. The building gets cleaned a lot as well, everything from elevators to lobby. You have a resident app thats easy to use and put in maintenance requests.Pets - people are dog friendly for the most part but the building isn’t the most convenient for living with dogs. Theres no greenery to walk them, your looking at endless small sidewalks. HQ provided a tiny little thing of fake grass but none of my dogs will go there. Theres a tiny dog park a 10 minute walk away though, but the sidewalks are filled with salt during the winter (which is horrible for a dogs paws) so we end up driving to the park usually. No dog wash area either.Viewsw - amazing views if you 9th floor or higher.Safety - Pretty dangerous area. Theres a lot of sketchy people all around the building. There have been a couple occasions where crooks sneak into the garage and run around looking for unlocked cars and bikes to steal. There are cameras but that doesn’t do much to help considering the crooks run off. Walking at night isn’t safe at all. Right across the street is some kinda House of Charity and the people around there like to demand money and intimidate people.Noise - very loud no matter what floor your on. Ambulances, cops, helicopters, protestors, cars. everything is sooo loud.

Have been here for almost a year and I love it. David the property manager actually cares about tenants needs and actually tries to work with us. Chelsea was our Leasing agent and she was really helpful when we signed and we haven’t run into any surprises or fees since moving in. definitely take a tour for yourself and see!

HQ is a beautifully, wonderfully designed building with these amazing amenities nestled in everywhere. Still waiting on an application, but Oscar was so amazing with the tour, to the application, I had an IT issue, he reached out to me and got everything resolved as soon as was possible. Great follow up, great tour, outstanding customer service. I have toured many apartments and had alot of great tours, but Oscar really stood out. It felt like more than just a tour, it was showcasing a new wonderful lifestyle and community with everything one could need and more. I would highly recommend both HQ and Oscar as a leasing agent, Saturday Properties is a name I will look for as a management company.

I’ve lived at HQ 18 months, and I can say it’s exceptional in its overall aesthetic and design, its cleanliness, and its programming for residents. Have you ever come home to a cocktail party in an elevator hosted by the building? I have now.A note on the staff, they are responsive and diligent without being overbearing or disingenuous. Stephen, in particular, is a gracious concierge and a good guy. He’s helped me a lot and has excellent recommendations for area nightlife and activities up north.Probably hard to find a better place to live in downtown Minneapolis.

Not a fan of downtown living but the apartment is very nice aesthetically. Staff is great. But location isn’t the best, from the loud sketchy people from House of Charity across the street, to the none stop helicopters and sirens, it’s stressful

Extremely happy with my decision to move here. I was a little nervous to move into a new development as these tend to be filled with awesome marketing gimmicks and horrible costumer service as soon as they get you in. This was certainly not the case with hq. I had a short notice to find a new place in Minnesota and the team at HQ was quick to help me get everything sorted, quickly handling my paperwork and assisting with all aspects of my move. I can also always count on the concierges assistance for pretty much anything that needs to be handled during the day and love them all, feels like family! Super satisfied with the wonderful staff and great service.

I moved to Minneapolis from out-of-state because I was offered a new job. I was on a time-crunch to find a place. I called HQ and Oscar scheduled me for a tour that same day. He showed me a few different apartments, both two-bedroom and one-bedroom. I couldnt decide which one I wanted, and Oscar was never impatient or rude. He showed me each one a few times before I decided. When I finally did choose, he showed me the apartment again to check on a few things I had questions about and to measure some things out. If I had any questions or concerns, Oscar or the concierge responded almost immediately. They were very nice about answering my million questions and keeping me informed every step of the way. Moving in was quick and easy, and I even moved in during the Final Four tournament without issue. I dont hear any noise from my neighbors, and also nothing from above or below me. Once in a while Ill hear an ambulance siren, but the windows mute most of the downtown noise. My cats love the view, and I am within walking distance to work, Nicollet Mall, and all kinds of restaurants. So far, I genuinely love it here and have no complaints.

My wife and I loved our time at HQ Apartments!! The staff were amazing and made you feel like family. They put on many events that allow you to connect with other people living at HQ. We made many good friends from going to these events. If there was ever an issue at the building, management took care of it right away and made sure our needs were met. Customer service was top notch. The location was great! We were just a 5-10 minute walk from grocery stores, bars, restaurants, and we even had Finnegans brewery next door that gave great deals on craft beer.If you work from home, this is the ideal place for you. There is a library that you can work from in the building and multiple social/entertainment areas that have high speed internet for you to use. I also enjoyed their espresso and coffee machine every day prior to starting my work day from home.The fitness center is perfect for getting in early morning or late night workouts. They have free weights, machines, treadmills, bikes, and even an area to do yoga. We were offered monthly classes at the fitness center as well that were free to attend.In the summer there were fun pool parties and the sunrise and sunset is amazing to watch from the pool deck. Year around we took advantage of the gas grills which made it perfect for grilling food.The parking garage works perfect in the winter because it is heated and you can take the elevator from the garage, directly to your floor, which made it convenient for bringing in groceries.We loved the staff, community, amenities, and location of HQ. We highly suggest this apartment community to everyone!

Honestly, the only reason we didn’t apply was because we each wouldn’t have a parking spot since there are three of us, but if there were more available spots we would’ve signed a lease right away!

Building is ok but in a bad location, exposed to sirens from next door hospital at all times. Despite the “promo” on move in, you end up paying as much as other buildings in better locations. Garage is dirty and constantly has cars parked in the wrong spots. Staff is apathetic.No close neighborhood restaurants or attractions which takes away from the allure of living downtown. If you have a dog, extremely minimal spots to take them out. There is a “dog run” here but it is constantly a mess because people don’t pick up after their dogs and it smells so bad that my dog won’t go in it.Definitely find a building in a better location for similar price. Even if you have to pay slightly more, if you can swing it, you’ll be happy you did.

Just another boring building. Nothing special, same basic amenities, same over priced apartments. Neighborhood is not desirable, to close to HCMC and the sirens sounding all the time. If you have 2 cars you are not guaranteed 2 spaces in the heated parking garage. Just not a Wow factor, cookie cutter at best. The concierge was the only redemption, she was amazing and ultra friendly and professional.

Poor location. We dealt with constant construction noise, the area is not very safe (our apartment was on the first floor and was broken into twice and second time they were armed). After the incident, we asked to be moved off the first floor and they tried to charge us a transfer fee. Charged hundreds of dollar to replace carpet for a couple pieces of thread coming out from regular vacuuming & cleaning.

Ive been living here for 8 months and its really good.Overview for those who dont want to read all this: People (neighbors and workers), views and activities are great. Utilities are high but thats probably my fault. Dont break your lease early for any reason (even promotion moving reasons) or you will pay an arm and a leg. Noise is a lot better then you would think for being so close to a hospital.Staff: I just cant stress the staff excellence enough! Maintenance requests get taken care of very quickly. By that I mean that the two requests I had were either solved in 24hours or 48hours. And the concierge (all of them) is very friendly and kind.Price: The rent is a bit out of my comfort zone but in return I have a secure building, underground parking, tons of scheduled events, free breakfast on Wednesdays, super friendly neighbors... the list goes on.Utilities are a bit high, but thats probably on me because its freaking cold outside in the winter and I insist on keeping my place at least 74 F degrees (Im... not smart with utilities).Moving: They have a freight elevator and carts you can borrow and its super easy to move in!Noise: The hospital is nearby so you do here sirens but to be honest theyre a bit of a footnote. This is a city after all and noise is a thing! You get used to them really fast and the building is made of concrete so the sound of them comes through very muffled. And the only time I hear neighbors is if they are very loud in the hallway (happened ONCE so not a big deal) or if they play their music super loud (like, probably vibrating nearby objects loud). Considering Im on floor 10 and right above the lounge thats rather impressive noise blocking!Apartments themselves: I like mine quite a bit and the bathroom is huge. But the best feature? The VIEW. I look out over the city and see the sunrise reflected off the buildings in the morning and the sunset behind them in the evening (well... I did in the summer. Winter has a sunset more to the left so its not as breathtaking as in the summer, but the sunrise off the buildings is better in winter so... fair trade I think)Activities: Not only does maintenance do a ton of activities every month (yoga or other fitness are always on the list as is free breakfast Wednesday), they also listen to feedback and suggestions!Shared spaces: really nice and well cared for.Key fobs: theyre tricky and DO take the concierge up on the offer to be shown how the fobs work (otherwise you will get stuck in the garage...)Breaking a lease: Ah, the downsides! Knew they existed (otherwise this would be a 5 star review). Breaking a lease is easy, just... super painful. Because of a surprise career opportunity Im going to be leaving HQ before my lease is up. This means leaving about 2 1/2 months before my lease ends. The cost to break a lease? 2 months rent and then a little extra and its non-negotiable. :(The other renters: Average age is 20-30. Few people older, few younger but everyone is very polite and friendly. There is a group chat for the building that you will want to get in on if you like socializing (or need to borrow a tool/kitchen thing from time to time)Also, not a lot of kids (Ive seen a total of 3); Not to say this building isnt kid friendly (staff love kids and treat them really well), just that the activities do not entice families with kids to move here.People with pets though? Lot of those! Mostly dogs, but people dont walk cats so maybe thats why there seems to be only dogs here?
