I lived for a year at one of Dales buildings on South Washington. The community was clean, quiet and very eco-conscious; I appreciated that it was easy to compost, recycle materials like plastic bags and clothing and enjoy other green amenities. My building was historic but was very updated with new appliances and fixtures. If youre looking for a quiet and well-managed community, I would recommend it.

We lived in one of Dale’s buildings for two years and recently moved for work reasons. We were sad to go! Our apartment was newly remodeled when we moved in and was much nicer than anything else we saw in the price range. Dale maintained the building and parking lot well, our maintenance requests were always taken care of quickly, and we always felt completely safe in our building. The added touch of free WiFi and laundry was great too! If you move in make sure you get to chat with Dale a little bit, he’s a great guy!

I have lived here in Appleton Villa for almost a year now and have been very pleased this far. I love the amenities: free laundry and detergent, hand soap and cleaning soap, compostable bags, toilet paper, light bulbs, gym and a bike storage! All appliances are new and makes cooking easy and enjoyable. The building gets vacuum-cleaned every week. There was always salt on the the steps in the winter and the sidewalks were cleaned right away. Parking is free on the side of the building and by permit (which is only $30 a year) across the building.Dale, the building owner, is very environment-oriented and I love the ability to recycle multiple things on site. Repairs, if needed, are quickly addressed: you just have to request right away on the online portal. Just one tip, if you want to keep your apartment nice and toasty in the winter, make sure all the windows are tightly latched. If it drops to very negative temperatures, you are provided an infrared heater in addition. But, if you keep the windows shut, you wont need it -- the apartment AC/heater does a great job at keeping it warm and cool in the summer. Just make sure to keep the bathroom and bedroom doors open, so they AC can do its job. The AC is electricity-efficient, keeping your electrical bill nice and low. Do not use a regular heater because your electric bill will be very high. Just use the one that is provided. Cheers!

Recently relocated from Michigan and I don’t think I could have picked a better place to be out on my own for the first time. Freshly renovated unit with brand new appliances, awesome neighbors who have been so friendly and helpful, and the staff has been amazing. Super responsive and quick to respond to any questions or concerns I’ve had. Love that everything is as green and eco friendly as possible. The amenities (free toilet paper, laundry and hand soap) and workout rooms are what really sold me. Hopefully this will be home for quite a while.

Just recently signed to stay here for my second year. This first year was great and I only expect it to be better. The landlord (Dale) is extremely responsive to any issues that arise, of which there are very few. There are so many great programs and incentives here that make it so exciting. Free laundry. Free WiFi. Free dog poop bags. Free lightbulbs. Free gym. Free garden plot. I think though the best part though is how environmentally focused they are. Amazing windows that can be a bit tricky to learn how to close at first, but they really keep everything locked in. Energy saving laundry machines with eco friendly plastic free soap provided. Electric stove. And, if you buy an electric vehicle or a bicycle you get money off your monthly rent; yes, you get money off rent to put towards your car payment of an EV and get to charge it for free! Save the plant with the help of Green Rock. Dale is always looking to improve the buildings and make them as eco friendly as possible, its very encouraging to see. Hopeful for our planet, and happy to help by living here!

My partner and I attempted to apply for an apartment through Green Rock. We expressed excitement when viewing the apartment and applied as soon as we returned to our car. Since my partner and I are college student, we asked when viewing the apartment about references and rental history. Claire said we could use professional and personal references. We had 8 total references on our applications, both professional and personal. We received an email stating that we had been denied due to rental history and insufficient income. My partner the called the company to ask why we had been denied. Claire answered and told us to call the owner, Dale, and ask about our denied application. We then called Dale to ask and he claimed that we had “insufficient references”. My partner and I have been checking in with our references all week and out of our 8 references maybe 3-4 were called. We are very disappointed with Green Rock Apartments.

ABSOLUTELY TERRIBLE OWNER. my partner and I loved the apartment, we looked it over and we ran straight to our car after to pay the 80$ application fees for the two of us on the spot. We had 8 total personal and personal references - student loan incomes that made the income requirements - and the rental history they said would be fine. However, because they refused to answer back the calls that my references made after they missed there calls initially as they were working. They told us we were denied based off of “insufficient references.” This is highly unlikely as the references were willing to talk to them and call them back as we talked to them before hand and while we waited for them to call. We called for updates and Dale told us we were waiting on the references that they had yet to call the day we asked for updates. Which we have proof of. Then only one of us received the email that stated she was denied. Not me only her, how professional right? We called multiple times with no answers and no call backs. We continued to call as this became a bit sketchy. The email with the formal denial was never signed and said we were denied due to lack of rental history and insufficient income. But that’s not what the owner told us. When calling and asking for an explanation he made all sorts of excuses and said he’d get back to us, we told him to forget it because it was a joke and so unprofessional. I will be making sure anyone who looks for apartments in the cities knows about them and I will make sure to post about this experience on a highly monitored platform through the university to warn people of this owner and the way he treats people who apply.I saw in a previous comment that the owner likes to take down poor comments. If this gets taken down it will be posted again. Good day to everyone avoid this place if you can.

I lived at Green Rock Apartments (612 off of E 16th and Portland) for two years. I have to say -on and off as a tenant across the country for work- this is the best rental agency Ive ever had as a tenant. The owner, Dale Howey, his maintenance and landscaping staff, and assistant manager Claire, are fantastic. If there ever was an issue, the maintenance portal through Appfolio lets you immediately request - HOWEVER - there is almost no need to go through that process. Dale or one of his employees will almost instantaneously reach out to you and rectify the issue. The properties are safe, and located conveniently within walking distance (or a short bike ride) of anywhere you need to go - downtown, uptown, midtown, or otherwise. Dale encourages a green, community based environment where tenants are mindful of their interactions with one another, their community, and the environment they live in. There is a community garden adjacent to the property, and Dale has fruit-bearing plants and trees throughout his properties. I always felt my unit was spacious, accommodating, but most of all, secluded and private in an otherwise busy part of metropolitan Minneapolis. My favorite part was the garden and BBQ area outside of my unit. I could step into this fenced in area and see the downtown Minneapolis skyline, but feel in my own little world where I could find some R&R. If I hadnt had to relocate for work, I without a doubt would continue to rent through Green Rock Apartments and with Dale Howey. Hes the most responsive landlord Ive ever had, and genuinely cares about the community he invests so much time in. OH, and you get your own parking spot (WHICH IS impossible to come by without STEEP fees anywhere else in the twin-cities), and utilities AND internet are almost entirely covered by Green Rock Apartments (except for electricity).Take the time to check out Green Rock Apartments and any of Dale Howeys properties - you wont be disappointed.

I lived at the 1501 Portland Ave location for about a year March 2016-February 2017--I ended up having to move out early and break my lease. Dale abided by the terms of my lease and I had to forfeit my deposit which is what I expected to happen. Dale ensured all of my maintenance issues were promptly resolved, that the common areas were clean, and that the sidewalks were clear. This was SUCH AN IMPROVEMENT from where I was previously living. I have lived in a Green Rock apartment since June 2019, and have been very pleased with my experience here. Dale cares deeply about his buildings and tenant satisfaction, which is evident in his commitment to beautiful landscaping, support for eco-friendly living, community garden spaces, and dedication to keeping the units updated and beautiful. Maintenance calls are immediately attended to, and before we moved in, Dale upgraded our oven, fridge, and flooring because we off-handedly mentioned that we didnt prefer carpet. When hes come in to check on maintenance issues, hes offered to upgrade or redo other elements of the apartment that we didnt even notice were imperfect. The units are beautiful, the building is quiet, and the free laundry, toilet paper, soaps, and compost are wonderful amenities. Dale is accessible and easy to talk to. I plan to stay at Green Rock until I purchase a home of my own!Edited to add one (minor) complaint I have: The free US Internet (a lovely amenity!) has not been enough to support most of the building working from home during the pandemic. We had issues frequently enough that we bit the bullet and got our own USI last spring. This isnt Green Rocks fault exactly, as its the most premium plan USI offers, but something to know if you work from home and are considering living here!

Edit: My money has been refunded so I have added stars. Thanks!Lovely apartments but I was not happy with how they handled my application. They charged me twice to apply for two different apartments and never refunded the application fee on an apartment that was already filled before my application was processed. They promised to refund my application fee and I followed up several times and never received a refund for the apartment that was already filled. I understand not getting a refund on the apartment I decided not to take but I should have been refunded for an apartment that was no longer available and to which they promised to refund me.Also, I was excited about these apartments because they advertise free parking for electric cars. My car is a plug in hybrid-I understand not full electric- but I thought it would be discounted at least!

I cant speak highly enough about my experience with Green Rock Apartments. I lived at the 615 E. 16th St. location for two years, and I only moved because I got a job across the country. Living at a Green Rock property was the best living experience Ive had in my adult life.First, the basics. The property that I lived at and the other Green Rock properties Ive been in (I have friends that live at Green Rocks other locations) were super well maintained. My apartment was newly renovated and absolutely adorable. The common areas were always clean, the laundry facility was well-maintained and in working order, building security was always taken seriously, and I never had any problem with pests in my apartment nor in the common areas. I know that the maintenance folks are awesome because theyd be around the property doing renovation projects, but I never actually had to call maintenance because *nothing went wrong.* This was a living experience free from the worries that often come up with renting an apartment in the city.Second, the above-and-beyond. Green Rock is more than a business or a landlord. Rather, Green Rock is a group of people that actually care about the health and well-being of their tenants and the community at large. They want you to not only be comfortable in your apartment, but to live a high-quality, environmentally-conscious life. At my apartment complex, I had: eco-friendly washers and driers, soaps, cleaning products, and other household necessities that are natural and safe for the environment provided, access to a secured bike rack, and energy-efficient heating and cooling system. They also offer garden plots in the summer! Plus, while I was living there the Green Rock folks built a gym in the basement and created more green space around the building. In sum, everyone at Green Rock seems to want their tenants to live quality lives and have quality housing, and they do the extra projects to make that happen.Green Rock Apartments is good people trying to do good work for their community, and it shows. You should live here!

The eco-friendly and conscious mindset is what sold me initially. After having viewed the properties and spent time with the owner and staff, I’d have to say out of my rental experiences this is the best by far. You can expect a response almost immediately from the staff or owner if there are any issues; if they cannot fix something immediately you can be assured they will stay on it until there is some kind of remedy. I have lived at Green Rock Apartments for almost a year and a half now. I have never loved an apartment and its community until I moved in. My apartment is beautiful with balcony views of the downtown area. Also, Dale is an amazing Landlord. I have rented from slumlords (eh hem Como Area & University), so I know what a bad landlord is. I dont know what all of these bad reviews are referring to, to be honest. Dale is the most down-to-earth guy; someone you dont mind stopping for a chat with. He legitimately cares about the earth (composting, free gardens, EV charging stations, solar panels, shower water conservation, bike racks, recycling, etc). The management team super responsive and is always on top of things, getting maintenance requests handled by the next day. Ive lived in many rentals, and I have never felt legitimately cared for by the building staff until now.And in response to an earlier review, YES, there is surveillance. (thank god!) We live downtown. Things happen. Crime isnt huge around here, but I would MUCH rather there be photographic evidence to any crimes committed in the area. I feel much safer with the updated system. Wouldnt you prefer there being a camera pointed at your car in case someone decides to break your window for an Ipod you left out? I sure would.I love this place so much, I frequently recommend this apartment community to my friends. Come and tour, you wont be disappointed! Dale Howey is the worst landlord I have had in my 10 years of renting apartments. He accused my wife and I several times of harming his apartment to avoid his responsibility of maintaining his units. For example, when there was a leak in our dishwasher, some water got on the floor in the kitchen. That water leaked through his very old kitchen floor and created a wet spot on the ceiling below. Somehow he thought this was our fault because water got on his kitchen floor and attempted to make us pay for the damage or kick us out of the property. When the heat wasnt working in our unit last winter, we spent a month waiting for Dale to fix the heater. He said it was our fault for leaving the windows open, which we obviously made sure they were closed because we were freezing. When we moved out a week early, we met with him in person and he didnt charge us for anything off of the security deposit because we spent three days cleaning. When we moved out and asked for the early move-out money that he promised us, he changed his mind and said we actually did break things in the apartment so that he wouldnt have to pay us. Dale is an extremely unethical person. Even though he does green initiatives to make himself look like a responsible owner, he is not.Dale has also DELETED legitimate google reviews about his company by contacting google and calling them false, then he would email us, his tenants, to leave him good reviews.DO NOT rent from this person.Update: in response to the comment from the owner below, I saw peoples posts deleted by the owner in the past. The comments that I read were purely opinions, and yet were still deleted. Continuous unethical conduct by Dale Howey. He is lying in his response comment. We paid him for the water damage based on an agreed upon price, even though it was his fault for having extremely defective flooring. The 90 dollars he is fabricating is actually 132 dollars. We closed the windows, he was unwilling to fix the heating in his building. I was a student trying to graduate while working to pay for my schooling. My wife is an ethnic minority immigrant. This businessman took advantage of us, and we have all of the evidence to support it. You can see in his response below how he reacts to truthful criticism. My wife and I have no reason to fabricate these issues. We are simply trying to stand up for ourselves against a man that has repeatedly abused his power.

Along with the standard benefits youd expect (parking lot, laundry) they also provide:Along with the usual benefits (laundry, etc) he offers:FREE high speed wifimultiple vegetable gardens for use of his tenantsfree and eco conscious laundry and household soapa gym with new equipmentthermal curtains to help reduce the cost of heatnew heaters that are more efficient than the wall heaters and lower the cost of electricity in the winter (my typical bill is less than $50 with the heater always running)Id absolutely recommend renting from this company, you wont find a better management company in Minneapolis.

I lived in the northeast location for 5 years. I was honestly sad to leave and would have stayed for many more if I hadnt found my dream home to buy. I miss the skylights in that apartment, for real. You arent going to find another company like Green Rock. The Amenities and affordability are outstanding. Off street parking and fiber optic internet included? dude. yes.Dale offers eco soap, detergent, toilet paper, odor eliminating charcoal compost containers, eco friendly laundry- the northeast location has individual unit water heaters so having control of that cost was also great. He recently redid the basement, so not sure what will be put back, but he also had a workout area with standard equipment down there for residents to use at their leisure and always ample indoor bike storage for all the residents.Dale works hard to make sure his units are updated and beautiful. He is involved and responsive- its clear he is a self made person who works hard and is passionate about the planet (and social justice and equality).

Ive lived at Green Rock for almost two years, which is the longest Ive lived anywhere in the past 15 years. Its been a great experience - my friends cant believe that I live downtown and have a free garden plot to grow veggies, composting, free wifi (fast enough for HD streaming on my Chromecast!).Dale and his staff are always quick to reply to any issues, and are legitimately interested in making the world a better place (LED bulbs, solar energy, discounts for electric cars). The apartments have great soundproofing and good layouts, and theyre in a super convenient location. Highly recommended!

Greenrock and Dale (and my apartment!) are great. I’ve lived in my place for three years and don’t intend to leave any time soon.Dale is extremely genuine and cares about his tenants’ quality of life and is insanely responsive to maintenance requests. The property is extremely well-maintained and he makes sure your apartment is too. Also, his passion for the environment is unparalleled. Two great examples of responsiveness: last Saturday I told him my fridge wasn’t cooling properly and 25 hours later he was outside my door with a new fridge. A few weeks ago they came in to paint my bathroom and when I came home I had new paint...and new faucet heads for my shower and sink, and all new caulk, some new grout on the floor, cleaned drains, and a cleaned shower fan vent. To be clear: the bathroom was totally fine when I left for work but when I came home it looked amazing. I don’t have too many more examples because I really don’t need to put in many requests.Dale is very passionate about the environment, and also makes it as easy as possible for you to live more eco-friendly too. Our roof is covered in solar panels, we have organic waste recycling and he provides compost pails and food waste bags for our kitchens on request free of charge. There are too many to list here, but they’re on the website.Seriously, I love this place, and Greenrock and Dale are great. He is the real deal and understands that this is your home and your quality of life.

I first began living at the 1501 Portland Ave location in 2012. The apartments are well-maintained and well-managed. I left Minneapolis 2016–2017 for temporary work abroad and moved out. I did not have any issues getting my security deposit back (other reviewers have suggested this was an issue, but it was not an issue in my case). Because of my positive experiences, I enthusiastically sought to move back to this location when I moved back to Minneapolis; I did move back in and have now lived on this property (in a different unit) since summer 2017. Dale Howey (the manager) is often seen on the property—hes very hands-on and is constantly updating and trying to improve the property and the experiences of tenants. Hes always asking how things are and whether there is anything that can be done better. To his credit, the property has improved a lot since 2012 (and it was in good shape when I first moved in). Some things I love about living here: (A) Electricity is the only utility liability, and because heating and hot water are included (and not run on electric), a typical electric bill is only $20–30. (B) Dale has his staff do extensive gardening around the property and now has a communal garden plot in the lot next to the building. Tenants can request space for growing herbs, tomatoes, and veggies at no cost. (C) WiFi is provided, and Green Rock Apts has done a great job of improving the service since 2012. Not having to deal with an ISP is a big pro of living here. (D) Green Rock Apts is very eco-conscious, which aligns with my values. I have made good use of the composting program (which was done on-site before shifting to the municipal program), LED lightbulbs, water-saver showerhead, freecycle area (Ive given and taken), and the free, locally made laundry detergent and generic dish/hand soap. (E) Security is taken seriously. Living in a large metro area, there is theft and burglary. Dale has cut down on vegetation around the entrances, improved lighting, added security cameras, and promptly replaced locks/garage openers after tenants had their keys lost or stolen.
