Well the person who came out was very nice but I still cant use my kitchen cabinet. Its not hanging off the wall but Im not supposed to put a lot of weight in it which makes it an ineffective kitchen cabinet.Your employees should all wear masks to protect themselves in others homes (you have no idea what work we do and how exposed you are).

Been there 10 days, one bathroom sink doesnt drain well, the shower doesnt drain well, the other sink doesnt work anymore (it worked when looking at the place). Maybe I got lucky with the last landlord, but he was out the very next day to fix things, I cant even get answers the same day. Also, elevator dont work but as a handy man it looks like it works to me.

My partner and I lived in the 1200 W Franklin building for 3 years. There were some pros, but cons would never want me to rent from them again. Overall the impression was that owners/management wanted to buy up a lot of properties in the area, flip them for cheap, and had no proper plan to maintain all of the buildings they purchased.Pros:- Great central location, walking distance to so many different things- Central AC, washer/dryer and dishwasher were very nice to have- The look of the apartment was nice. We were the second tenants in our unit after the management company renovated it.- Never had issues with neighbors- The manager of our unit was very nice on check out and understood that we would have some scuffs/marks on walls after living there for 3 years and gave us our full deposit back.Cons:- Door buzzer stopped working multiple times, took numerous attempts to get it looked at and fixed properly- Floors warped in front of bathroom door, got progressively worse in the winter- The floors in general were not level after they remodeled the building, you could see the floor slope in every which way- Had to warn guests not to close the sliding bathroom door too hard or it would jump off the track and fall, which is very heavy- Multiple times no one showed up for “routine maintenance” such as cleaning out dryer vents, checking smoke detectors, etc. When called out they would say they were going to reschedule, but if nothing was said no one came in.- Whole building fire alarm went off late at night once, woke up all residents and no apology or explanation was given- Building access doors never would close quite right, people had their bikes stolen from within the building- A service called “Trash Nanny” was added to our lease, mandatory $25 fee on top of the city garbage fee that tenants pay. Ambiguous wording and rules, trash was only picked up from our apartment door during the week, and you would be fined for not putting trash out correctly. Trash Nanny also has the same address as the rental company, so it seems like just a way for them to make a quick buck and make more money when people don’t follow the rules.- Our dumpster and recycling bins were always full because tenants used them. However the building also used them for dumping construction materials which increased our monthly city garbage bill.- Property management bribed tenants with gift cards to write positive reviews online, which means they must have been doing something wrong previously.- An incident happened where a neighbor was followed in by someone and mugged, which management said they would adjust the doors to close more quickly behind them, but it seems like that never happened. When we left doors were still not fully closing when left to close on their own, posing a big safety concern.- The freezer part of our fridge wasn’t freezing properly any more. It took about 4 months of having maintenance coming out and attempting repairs before they finally replaced the whole fridge. However once it was replaced, our old fridge sat in the hallway for months and blocked a route for neighbors to easily get in and out of their apartment, which seems like it could have been a safety hazard.

I had a mostly great experience with 10th Floor. The move-in process was a bit rough, but once I was actually living there the responsiveness from the people I reached out to was much better. The maintenance staff and Kjyersten were really great to work with all the time. In the three years I lived there, every time I had an issue it was addressed quickly. For the most part, the neighbors I encountered during my three years were very respectful and friendly. The cons: The quality of the the finishing/remodeled units isnt THE BEST despite how great it looks in photos (I can only speak for my building); however, I felt like the quality was fair based on the rent I paid. Our storage units were broken into several times while I lived there, so I just stopped storing things - they were free/first come first serve, so I dont think keeping them safe was a big priority. The washers/dryers in the building were terrible and not cheap. Also the Trash Nanny situation is a total scam, and you should be able to opt out if it.Overall, assuming 10th Floor is still more affordable than some of the other more luxury apartments in the area, Id recommend them. Youre going to have to make some exceptions if you want to pay a little less, and I found them to be a good middle-ground: updated with no frills.

Before we start with the bad, I want to take a moment to appreciate the maintenance staff; they were so solid and literally the only redeeming quality of my experience. We rented a unit from them for 2 years, during the first year there was a mouse infestation. I asked them to send an exterminator and they only would send maintenance, it took them 4 months of constant emailing to finally get an exterminator which only took 15 min when he finally was booked. I gave them a check to cash for my rent one month and they waited two weeks to cash it, my balanced ended up not being enough and they charged me 180 dollars for it. If they needed the money that badly why wait 2 weeks to cash the check I gave on time. During the second year, we had 5 different property managers which is ridiculous. The people they hire couldn’t hold their job for than 2 months at a time. Very unresponsive for emails as well, half the time they wouldn’t even respond. 10th floor properties also compensates people for good reviews online, please please do not be fooled with 3.7 rating, this is 100% a 1 star company

BEWARE. Do not rent from any apartment with 10th floor management. I rented from the Good Dwelling building. Marketing is great, apartment is brand new. But management is terrible. Don’t expect to be treated fairly. Your security deposit is a payment, don’t expect to get it back. We were charged $356 for normal wear and tear. Ethan the manager at the good dwelling, will be nice to your face but once you tell him your moving, he will make your life miserable. Save your time and money and go else where.

I had a showing set up with them. I was coming from 4 hours away because I was moving from another city. I told them this. I get a text an hour before my showing asking if I could do later. I had other appointments but gave them a later time I could fit in. Hours go by and they ask if I could go at 8 that evening. At this point Id drove by the property and saw it looked nothing like the photos. Beyond that I wasnt going to go meet some guy later at night by myself AND I still had a 4 hour drive home. My a/c went out a month ago and im still waiting for it be fixed. Ive now had to deal with a portable a/c and my energy bill is overly high. I cant afford it. And the portable a/c blew out a whole wall circuit. And i have a newborn baby and have no way of being able to pay the energy bill. And now the dryers dont even work. I would not recommend this place to anyone ever. They charge way too much and nothing gets fixed in a timely manner. Ever since they changed management its all gone down hill. This company has been great to work with overall. Their units are updated and a great deal for the neighborhoods they are located in. Theyre quick to maintenance requests and are respectful about notifying you when theyre entering the unit. I lived in an apartment managed by 10th Floor for about two years. During that time, the ceiling leaked on numerous occasions, requiring buckets or whatever pots and pans we had handy to catch the drips. At its worst, it was a steady stream. Repeated calls and emails to management resulted in them saying yeah we know but the building ownership will not fix the roof. Please note that this review is not directed at the maintenance team-- everyone who came to the unit to actually perform fixes were great. This is entirely directed at the management and ownership of the company. They are performing the bare minimum of interior renovations to avoid the classification slum lord, but just barely. The exterior of the buildings were absolutely not renovated or fixed up-- the windows were ancient, rattly things that were drafty as hell and in a few cases, had holes in the glass-- requests to fix were ignored. The only saving grace here is that they never did an initial walkthrough with us, and thus didnt try to blame the broken glass on us.Renters beware!

1-10-2019Today my kitchen sink was backed up and needed a plumber. I called Joel and he sent someone over at 1:15pm. The plumber left and I assumed the sink had been fixed so I turned on the water. It flooded the cabinet underneath because The plumbing was taken out and a bucket was left under the sink (not under any specific drain) I thought the plumber was out to grab a part and would be back shortly, he left at about 2pm. I ran some errands and returned to my apartment around 6pm and the sink still wasn’t fixed. No one called me, left a message or note informing me of when the job was to be completed. Is someone coming over to fix my sink tomorrow? If so, what time? It’s inexcusable. How long does it take to leave a message? Poor communication poor management.1-11-2019Joel messaged me last night to apologize about the miscommunication on behalf of the plumber. ( the service people are supposed to leave a note when they leave giving a detailed account of the work whether the job is done or not) He then informed me that our whole building should be on the software property meld and is currently making sure we have this to stay up to date on maintenance process and progress. As a good faith effort he offered a gift card to a restaurant. I appreciate the extra attempt to make up for a confusing and potentially negative experience.

I was stood up on multiple apartment tours before I signed a lease, and moved in to an apartment with a sparking light fixture directly above a stove leaking gas (the stove wasnt installed correctly so I have to assume that the previous tenant lived with a gas leak the entire time). It took multiple attempts to get maintenance to the apartment and had to fight with them to notice and fix the issues they were called in for. We were never informed when the emergency maintenance contact changed, and there was very little, poor communication from Ethan. When I moved in, I was told that the building basement was being turned into bike parking, despite that never happening. The listing for the apartment claims that the space was 750 SF, but was actually 450-500 SF when measured.Do not live here unless you want to live in a newly, poorly renovated, overpriced apartment with absent landlords.

Was told we got the apartment and to come by the next day to their office to sign lease. Showed up and they had a lease set up for a different apartment, with $200 more a month for rent, available two months after the move in date. Said they had already filled the apartment we viewed— after applying right after viewing following instructions, being told we got the apartment, and showing up to the office when it opened. If this is an indication of how their internal communication is, I’d highly recommend steering clear of this company. Will be letting everyone know to avoid.Edit: Upon reading through Yelp and Facebook reviews, this complaint about their management is not unique. My husband and I rented at 2300 Nicollet with Ethan. We had constant water leaks and mold problems during our short stay. Water spurted out of the radiator in the bedroom, water leaked in the ceiling of the bathroom, the wall of our bedroom, the ceiling of our kitchen, the ceiling of the hallway, and the wall of our living room. Every. Room. We had mold grow behind the bathroom mirror multiple times due to lack of proper ventilation and after they cleaned it the first couple times they screwed the mirror cabinet unit onto the wall so that we just couldn’t see the problem anymore, until it started growing through the back of the cabinet. Before we moved in we were told they would be installing a skylight to prevent birds from living in the area outside our window (never happened) and they were loud at all times of the day. Our heating went out for three days when it was -20 degrees out so they gave us tiny electric space heaters that blew our fuses when we turned them on. The company refused to release us from the lease and allow us to move out of this disaster of a unit and forced us to find a subleaser. When really they should have let us move out so they could properly address the water damage. I would never recommend anyone work with this company after our experience. Our neighbors also had horrible experiences, luckily we are able to laugh about it now which is why I felt it was time to leave a review.I have also heard they are compensating people for positive reviews, I don’t doubt it at all.

If you are thinking about renting through 10th floor, I definitely recommend!

I moved to Minneapolis 4.5 yrs ago. And my rental experience in Stevens Square, was nothing short of a disaster. I moved into one of the properties at 10th Floor about 5 days ago now. Joel, and everyone has been accommodating and wonderful. Bryce is absolutely amazing with me. I had no power when I first moved in and I got groceries, but they quickly rotted. (wasnt Bryces Fault). I spoke with Bryce and he was really apologetic and took full responsibility. The following day I receive a visitor and he said Bryce would like you to accept this for the inconvenience it was a gift card to Cub foods. I was in awe of the gesture!! Making a difference isnt something that happens overnight, but it does start with little things. Bryce, in my opinion is a total leader. Thank you Bryce for everything youve done, and the patience youve had with me.Regards,LinusP. S. The groceries to I bought added up only to $35.00. The gift card that Bryce had dilivered to me was exponentially higher. That is a Leader.

I live in a 1 bedroom unit at 2222 Nicollet and my time with 10th Floor Brokers has been great! I have been a tenant going on two years and have had both Ethan and Joel as property managers in that time. They both did a tremendous job responding to emails and questions/concerns that I would bring to their attention. I have had no issues with management in my time with 10th Floor Brokers. Some of the issues that maintenance/management was able to address immediately was filling holes around the radiator pipes (a mouse got in once!...never again after they filled the holes), following up with residents about ensuring they clean up if their dogs pee in the common areas (no further issues after they followed up), resolving issues with the washing machines/dryers, and addressing radiator issues. The units at 2222 Nicollet are super charming! The character in the brownstone building is one of the reasons why I love where I live. The location is also another perk! Right in between downtown/uptown and on eat street. The main reason why I am thinking of moving is to find an apartment that has covered parking and an in unit washer/dryer.

*04/23/2019 Update:*Still have holes/water damage in kitchen and bathroom ceiling. Management has yet to reach out with daily or weekly updates, as promised. We gave our notice to vacate (big surprise).5th time they scheduled a showing of our apartment they finally showed up 40 minutes late. So far, 80% no shows/time wasted. They don’t ask if there is a timeframe that works for you, respond if you say a time doesn’t work well, or let you know that they’re not showing up at all. They treat you like a thing existing for their convenience._____Updating 03/23/2019 for brevity and cohesiveness.I wanted to love this place. I really thought this was going to be my dream apartment. Instead, I am just tired.Ideally, management should be responsive and respectful and you should never need to actually contact them. I wish this was my experience.I’ve also heard from other tenants that the sudden influx of positive reviews is due to management asking for them in exchange for gifts/compensation. There were only a couple of reviews when I originally posted this._____*Fourth issue: Feb 07 - ongoing*Feb 07 there was a sizable leak in our kitchen ceiling. It is March 23, and we still have numerous buckets all around our tiny kitchen with towels on the floor. Having rust-colored water and falling plaster around your stove doesn’t exactly make for a food-friendly environment. The leak also sounds more like a facet is on.Maintenance has been absolutely amazing through this entire process.Management avoids or ignores me.I was told I would receive daily updates as things progressed, but heard nothing until I called them 3 weeks later. I was told I would then receive weekly updates, but it’s already been another 2 weeks without a word. I was told we would be compensated for a month’s rent, but we were still charged and I had to chase them down.I know two other tenants who have dealt with their ceiling opening up due to this, too.I mentioned that legally, even if they are “trying” to fix it, they still are liable to step in and not let this linger. The response was that one of the owners of the building is a lawyer and I wouldn’t stand a chance in housing court._____*Third “issue”: January*I say issue for continuity, but really I lost my mailbox keys (actually, I lost everything in my pockets that day). Management was understanding, which was another positive for me.I’m including this and the radiator experiences, the two positives, as these helped in my patience with my current issue._____*Second issue: Oct*Our radiator was leaking into the unit below. Took a while to fix, but maintenance was great. This was a positive for me._____*First issue: Jun 28 - Aug16*I reached out with a Fair Housing Act compliance notice and was continually dismissed and ignored. I even had a professional reach out on my behalf, and the lack of courtesy and respect they were shown left me feeling embarrassed on their behalf. It took ~50 days for management to actually look at the documents I sent to see I was legally correct and to acknowledge this fact. They only did so because I got fed up and posted this review on social media._____*Move in summary:*We were originally going to sublet from another tenant, but at management’s suggestion, we signed a full lease. We weren’t told this included a rent increase or a new pet policy ($$).Somehow, this new lease didn’t involve the apartment being cleaned or painted. This apartment was not ready to be rented. It took weeks before we cleaned the floor enough times that you could walk barefoot across it without your feet turning black. Other highlights include: hair and shampoo hardened to floor, used toothbrushes, pee splash around the toilets, broken windows and screens, and poorly patched holes.I brought this up recently and was told that’s what I get for choosing to live in an older building. This is not up to housing standards.

I had the worst experience renting from here. I lived at one of the apartments for two years and the management was a nightmare. My first terrible experience was when there was a mixup with our rent being late and we received a pre-eviction notice at our door. We called multiple times for hours with no response so we took a $9 lyft to the office only to find out it took Joel 2 seconds to find our checks in their filing cabinet. He laughed it off and said the accountant was on vacation. Maybe dont send out pre-eviction notices to your tenants at that time? Same instance happened this past Feb when we sent our checks but they were never received. We never got them sent back to us in the mail so I am a little suspicious but at the same time I dont have solid proof that I sent them other than my word so Ill let that one slide.Second issue was when our gas was leaking (was then turned off) and was not fixed for 48 hours. We would not receive update unless asked to which Joel seemed annoyed. Keep in mind, our heat, water, oven/stove are all gas. He explained how these things dont just get fixed overnight, which yes, but keep your tenants updated please!Third was when I asked for them to look at my ceiling since it seemed wet with cracks. No one was sent to check it out and I did not receive any updates. I asked for an update in Dec. and Joel responded with it was taken care of. But nothing was done obviously since it was still there. I said I thought there was a mold issue because of this and he had someone test it and said it was cola which doesnt make sense. But I was over the management so I did not press. I was irritated when I found a previous review that they took the security deposit away from the previous tenants because of a cola stain but didnt seem like they used that money to fix it which is the point of the deposit. Seems grimy to me. If I were living there longer, I would call the city to check it out.Last issue was moving out and I wanted to clarify what was expected and that our last month of rent was paid for when we signed our lease (it was required). Joel replied with a short email basically saying no. I replied with a copy of our lease and the check that was deposited by them from my bank. He was still not interested in helping us out and was not accepting the proof. I got Bryce (the owner) involved and the situation was taken care of immediately. I am a pretty reasonable person so all of this seems wrong. A couple positive things, the place was nice, cost was great, Bryce and the maintenance guy were great, but the management I had was not worth it.

UPDATED REVIEW 1/12/2019: They did replace the washing machines and I received an $150 credit towards rent. Although there are changes being made, I will not be renewing my lease and cannot recommend this apartment based off the communication with management. They really need to remove the point of contact that many other reviewers have mentioned by name. He is not helping your image and is the cause of several bad reviews that are being left. UPDATE #2 12/4/2018: There is now a water shut off notice for our entire building because 10th Floor Properties hasnt paid the water bill.UPDATED REVIEW 12/3/2018: The property manager was condescending and rude when delaying with the issues. Yes, 2 new dryers were put in, which made no difference since the washers never are working. When they painted the walls, they left the common area in disarray for 2 weeks and to paint a small area, it should have taken max, 2 days. they also sent me a bribe to post a positive review and take this review down. They stated that is the only way I will be compensated, so do not be fooled by the good reviews.ORIGINAL REVIEW 12/2/2018 I have lived in one of the 10th Floor managed properties for almost 3 years now and I will not be signing another lease. The property is very poorly managed and the very few amenities that we had when I moved in have been taken away or overlooked since this management company has taken over. The parking lot takes forever to get plowed, if ever, and once the company they hired to plow just gave up and didnt plow the last 2 parking spots. The washer and dryer (2 for the entire building) used to be free when I moved in, and since 10th floor has taken over, they now charge and they are consistently out of order. I would say 1, if not both, are inoperative at least once a month, sometimes for more than a week at a time. Not only do they not work, but when they are supposedly working, they will eat your money and they are not connected to the proper water source. All your clothes will be washed in hot water even when you select the cold option. There are 11 units in my building I believe and it seems they cannot keep many tenants. Almost everyone has moved out since I have been here, some units have had several tenants. I think I need to take the advice of others and leave as soon as my lease is up. DO NOT sign for the apartments managed by this company.

I was scheduled to have a showing with 10th Floor Properties today Friday November 9th at 6 pm. Upon scheduling this appointment with Joel earlier in the week I asked for a phone number to use to be able to confirm the day of the showing.... was never given a phone number. The day of the showing around noon, I emailed Joel asking to confirm confirm the showing... no answer. Then 3 hours before my scheduled showing I receive a call from Vanessa saying they double booked the her in showings asking if I could reschedule for 5:30, my roomate and I did what we could to get our schedules rearranged and left work early to get to the new scheduled time of 5:30 but informed Vanessa that we would possibly be 5 minutes late due to long commute and traffic. Upon getting to the property exactly at 5:35 I rang the bell and called only to be informed Vanessa had already left. She asked if we would like to reschedule, upon asking what our options were she attempted to clarify which place we were interested in and upon correcting her in which place we were actually inquiring about she comes to tell us it had been signed earlier that day. Clearly there is not only terrible communication between the employees of 10th Floor Properties but also terrible communication with their potential customers. Huge waste of my time, will not be renting through them and will not be recommending them.

Lived at the U of M in a building owned by 10th floor. Then moved to uptown to another 10th floor building. I recommended asking if 10th floor owns the building you are looking at before you rent. They are great owners and managers but can be limited in buildings they do not own.

My wife and I lived at 10th Floors 3009 building. It was a fantastic experience, having worked in property management before I understand the ins and outs of the business and know how difficult it can be to keep residents happy, I also have been able to see the negative side of the business that is so prevalent. 10th Floor cannot be further from those companies. Joel was always quick to respond and very easy to work with, the very FEW maintenance issues were quickly resolved and they were easy to work with. Easily one of the most caring landlords I have come across making our experience great. The apartments are beautiful as well and really create a great Uptown living experience. HIGHLY RECOMMEND!

I have been with 10th Flr since October 2014. As a tenant, I have been truly blessed with any impromptu concerns met at a timely manner. Joel Friese has been an expectional landlord and is never too far to reach out a helping hand. Look no further then 10th Flr and be positively surprised by the sincerity and ambiable energy of the staff. In a nutshell, 10th Flr is the perfect choice when deciding where you will create a home and feel at home.
