This is a nice place to live.. the building is oval and every condo has great views. By the way if you want to buy, sell or lease I will be happy to help you.

Do not recommend, amenities have been closed for over 2 years. There are roaches and mice, they literally have an exterminator come every weak and spray the building apartment by apartment. I made my payment on the 3rd and today I got a letter asking for a late charge when the last day to make a payment is the 5th. When called or email whether is the leasing office or the management office they are never available. They management office takes 2 weeks off of every month to go on Covid leave. Honestly the worst experience I’ve ever had.

This is one of the premier buildings in Edgewater. As one of the best views and he’s one of the best places to live. It’s a full amenity building with pool large deck gym and other amenities. Definitely worth checking out as it’s one of the best buys in the whole area. Now that it’s no longer Airbnb and just a 30 day rental building the building has completely changed to a very nice residential building and great building to live in.

I just moved in a few weeks ago and my experience so far has been wonderful. The office staff made my move easy and were available to answer any questions that I had. The security and other staff that work in the building are very courteous and professional. I love my apartment and the view from the balcony is amazing. The location is such a benefit, having a park right across the street and the ability to walk to stores. The Venetian Islands are right next door so one can can walk and ride bikes with ease. I also like the on site store and restaurant which are great conveniences.Other amazing benefits are that as of this writing water, parking, basic cable and internet are free. The internet is reliable and fast, the parking garage is clean with assigned gated parking, and the basic cable has a lot of good channels.I feel very safe in the building; there is security in all of the entry areas and the residents are very nice.The gym and pool are currently closed but for me that has not detracted from the experience of living here due to the location and the view.

I stayed here for an Airbnb. Honestly I am disappointed with the upkeep of the building. Considering it was built in 2007 I expected it to look newer, but I was mistaken. The building isn’t the cleanest, and parking can get confusing. In my experience with the apartment I stayed in, the only thing the made my trip worth it was the view. It’s hard to beat. I feel like it’s in a good location, your right next to downtown, and not too far from Miami Beach. There’s also a Publix a few blocks away. I just wish it met my expectations.

Came for an Airbnb. Nice place. Amazing views. Customer service from staff is 4 stars. Everything else is good. Seems like good value, nice location and very secure.

Kinda funny that they call themselves a luxury living building when they have no pool. Apparently it has been “under construction” for a year and no work is being done on it. Sounds like terrible management to me. Who wants to pay good money to live in a place with no pool in Miami? Also no one responds to emails or messages to potential residents. This place is falling apart and will go down in no time if they keep up the horrible management. Find a place that actually cares enough about their residents to upkeep their amenities and knows how to communicate!

Moving in/out:Even though you have rent to pay once a month, you have to pay $400 deposit (returnable if no damage to service elevator). AND $100 just to use the service elevator, you dont get that back and its the same price moving out or any time you have an item of furniture delivered. So heads up if youre thinking of buying that nice sofa, add $100 to it, just to get it into your apartment.My welcome:I was handed keys and asked to sign something. That was it, no tour, no explanation of where anything was.First few months:Two active shooters (who I later found out were AirBnB guests), which leads me to my next point. Building lock down and again, no formal explanation of what to do, what appended. Or anything, just a couple of active shooters within a couple of months.AirBnB:I use AirBnB, I love it. However, during peak Covid we had people coming and going all the time, with next to no security and nobody following mask mandates, etc. Up to 8/9 people were staying in one apartment in the Opera Tower sometimes. People from all over were staying at the Opera Tower because they could get in on the garage level, sneaking by security (thanks real estate agents you know who you are). People want to party in Miami, I get it, but during a pandemic is a joke, put all residents at risks, but nobody cares.Security:As I mentioned above you can get into the building, its easy. Security doesnt care if youre drunk and causing a scene, they dont care if homeless people outside are attacking you. Nobody cares.Drugs:You do you, folks. If you like drugs the Opera Tower is the place for you. Everything goes down here. I got so tired of people drunk and high smashing my door and coming and going all hours. Again, the management didnt care. The stench of weed into my apartment was so strong it made me sick. Sadly, Im allergic – I know it sucks for me, but if your neighbor smokes you will inhale everything. I also could NEVER enjoy my balcony because it always stinks.Elevators:Most of the time there is an issue with 1–2 elevators. Which means on a bad day you can wait 20 minutes for an elevator. The worst experience Ive had is only have 2 of them actually working and I couldnt get into my apartment with my groceries. You must take the elevator, this is a super tall building. Just so you know, when the elevators are bad, you might as well stay home that day.Fire alarm:Expect the fire alarm to go off regularly, always a false alarm, but all sorts of times night and day. So enjoy that one, especially if you have a baby! I called the chief fire officer for the area and he had no idea this was going on. When there is a fire alarm, the fire department are supposed to be automatically called. But that connection wasnt there. So if there ever is a fire, nobody would leave thinking its a false alarm.Laundry:If you live in the studio, you dont get a washer, so you have to use the laundry on the 10th floor. Only 5/6 washers, 5/6 dryers available and of course not all of them work. Imagine a building 55 levels with 2 studios per level sharing 5/6 washers? Yup, youve guessed it, nightmare. I can only recommend trying to time it with a sports event, or something like that in order to get your washing done. It took me 3 hours to wash my clothes (for an individual). Oh and you have to buy a laundry card, and sometimes the machine isnt working, so thats great too.P.S. No pool, no gym, no outside space. Enjoy.

I’ve stayed in this building for 13months now. What I love the most is my view, one of my favorite views in all Miami. Which is of full downtown and half water. The building has amazing hot water and very strong water pressure. It’s also amazing location... everything you can desire is a short walk away.The building is extremely dated (which is strange as it was build in 2007) and the maintenance is lacking... and I’m talking about the most basic things, such as elevator buttons... which has been changed with not original buttons, so it looks strange that each button looks different. The hallways carpets are stained... all of them, every inch. The pool has been closed for ages and no sign that it will be opened. I could go on forever... it just seems they built it and no longer care about maintaining it... so you’re really not getting anything in return for the maintenance fee if you own in this building.The most annoying thing is the fire alarm that goes off by error often and as mean as this may sound... it’s so annoying... I would prefer to die a painful death in fire then hear this annoying alarm again.

Stayed here for an AirBnB and woah the views are stunning!! The apartments are very modern in their layout and staff were very friendly and helpful in explaining how things work and where to go and what to do.It’s in a great location very close to South beach and tonnes of restaurants near by.If you’re in the area look into an AirBnB in this building it’s a real treat.

The views alone are worth a visit. The service from the valets to the front desk staff was excellent.

I would not recommend. I recently signed a lease and have already had so much difficulty while moving in. The front desk is not helpful. I am not sure if they are understaffed due to the pandemic but management does not answer the phone, and you can expect a response back via email in about 5-7 days. Location and views are fabulous but it is not worth the stress.

I just find it unbelievable that such a huge building does not let you get your packages /Amazon on Sunday (The mail room is closed). Also, usually Amazon and USPS arrive in the evenings and on Saturday the mail room closes at 5 (or sooner randomly). This means- 2 days of no Amazon or packages and they dont let come up directly to your door. For us- this a big deal. Not to mention that the building has zero amenities right now and it does not seem that it will have any time soon (under renovation until new notice with no time frame).

I’m staying here right now. The view is amazing I’m very high up, I sit outside all day. The condo itself is cute and cared for, clean no roaches. There’s not a full kitchen which is a bummer but it works and is functional. The shower head is extremely outdated and needs to be replaced.My biggest issue with this is the building. I’m in a until right by the elevators and the noise NEVER stops. All day all night it just bangs against the walls and you can hear the cables moving up and down. It is undoubtedly the reason I wake up every single morning and throughout the night. It’s driving me crazy. Even when I sleep with earplugs the sound is Repetitive. Also nightly guests in the hallways can be disrespectful because you know Miami people never know when to stop partying or realize they’re sharing space.The unit I’m in is great but the noise and the building is so disappointing. Also parking is definitely outdated and a pain. Getting to the 9th floor takes much extra time.

Air BnB makes living here feel like living at the cheapest hotel in the area. There is a constant flow of suspicious people that have no respect for residents and do not hesitant to litter. Elevators are consistently crowded with luggage towing visitors from Thursday-Monday. The building is visibly dirty and there is evident damage on many walls and floors. There is also the inherent design flaw of putting the package room next to the dumpsters. There are many buildings in the area that provide a better living experience.

Looks like this place has a lot of short term rental.Check in took a long time because of the security at the lobby and a lot of people checking in at the same time.The view is great on the bay and the other towers, depends on which side you are.Looks like the pool is closed for a long time. The place is dirty.There is a lot of noise, even at night because probably of an issue with one of the elevator banging all day and night when getting up and down.Definitely not a good place to live or stay.

Booked a room on the 22nd floor via Airbnb, and was scammed out of my money and ended up sleeping in my car. Im sure its a nice place, but I question a property that allows fake listings to go unchecked.

I stayed there for few days. The concierge at the building are very friendly. They go above and beyond to help you and provide excellent service.

One of the Best vacation apartment to stay in Miami South beach.

Wonderful building but had a very poor experience with an AirBnB stay hosted by Zen Living Group. Found roaches in multiple areas of the condo we received including behind the refrigerator and in cabinets. TV was outdated and leaning on TV base, TV was connected to outdated DVD player, surge protectors were non-functional and the bed was in very poor condition. Views were beautiful but management company doesnt seem to take care of condo in between resident stays.

Worst experience ever. Staff is so unprofessional here and not friendly at all seems they are here in a bad mood all the time. Hallways here smell so bad and elevators as well. Parking area people drive so reckless. I had a lot of issues through out 16 nights that I stayed here. Wouldn’t recommend this place to anyone.

We rented all year 2017 and with a lot of effort payed every month on time. Never late. Its been more than 4 months since we finish the contract and havent received our deposit back. Is worth to say that they ask a HUGE amount of deposit and our lessee is also the we are always calling sometimes they dont even answer our calls. so be careful with your money

If you’re thinking of living here, run. The pool has been empty for over a year, parking & gym are disgusting and dirty there’s ROACHES running around everywhere and worst of all this place is a zoo your car gets broken into your car parts get stolen LOL do yourself a favor and run

Stayed here for a week with a friend. The balcony views are beautiful and unforgettable. The pool and hot tub were really nice, and was one of the highlights of our visit. I definitely recommend this place if youre looking to get an apartment in Miami.

While i was there my parking slot was constantly filled by the parking attendants who tried to resell the space back to me. the mgmt office refused to return my deposit becuase i was very vocal about the thin walls bad neighbors and poor maintence we moved after 3 yrs i wont even get into the shooting in the building by a organized ID theft gang and i will not say any thing about the lack of wall insulation that allows u hear ur next door neighbor going to the bathroom

Management is so rude in every sense of the word there complete judgmental on your appearance ....they have no type of kindness, exclusively this goes out to the maneger of the building mr. Victor has tendesy to think to him self that his the king of everything.... At the same time by the moment you approach him you can already tell his wife had cheated on him like a million times ....very very poor hospitality

I live at Bay Parc, right next to it. My balcony overlooks the opera tower and its very annoying to hear the fire alarm ring every other day. It must be very hard to be a resident in that tower

The Valet workers are literally mentally disabled. I asked them a question, and they just stared at me until I spoke to them in Spanish and then proceeded to request I park my car into a spot I would never fit into.

The unique view that is unbeatable and unbeatable. Nevertheless, it is disappointing, and that unfortunately tarnishes the whole picture of the apartment.That the landlord did not mention that the pool is closed due to renovations and the usual price is still charged. The shower and the washbasin and the associated amartures are in a neglected condition. Everything is dripping and is completely calcified ... A renovation is urgently due and does not correspond to the beautiful pictures from the offer at that time. The kitchen was fine but everywhere the carpet feels dirty and grubby. The security is top as well as the check in or the garage ... Thats why 3 stars

I had a beautiful penthouse on the 55 floor, the staff is super nice, the view is fantastic, there is a private parking garage with a parking space for every room and there is everything you need around the corner, both for shopping and eating

Great place to stay !!! There is a pool, a spacious parking lot, and several restaurants, and a gym ... there are even a couple of small shops! In the pools the water is normal, there is always a free sunbed.The only negative: sometimes the water in the jacuzzi is dirty, but it depends more on who was in front of you and how dirty it was ...

Great locationWe rented an apartment through Apartments by Picasso Inc. (see review). The location is great, within walking distance to the free overhead railway around downtown. The whole area is in a very good condition, fitness rooms and pool great. Shops and supermarket within walking distance.
