This property is not a good place to live. The property manager needs to be replaced with someone knowledgeable and more professional. The property manager Tiffany Rodriguez doesn’t do the right thing or make the right decisions. The maintenance team managed by Fritz is responsive and Kevin is great he is helpful. I lived here 2 years and Tiffany was the worst manager I seen managing the property... I’m sure she will be replaced soon and things will get better once she’s gone.

I recently moved into the complex and have to say this was one of the best move-in experiences I have ever had!!! Tiffany the leasing manager was very professional and made me feel like I didn’t have to jump through loops just to be apart of the community!! Since I have moved in Tiffany and the staff have really done everything to ensure I am comfortable and the apartment itself is beautiful and has exceeded all of my expectations!! Anytime I have a question or issue I know I can go to any of them and I will be satisfied. Highly recommend this environment for ANYONE!!!

If I could give no stars I would. First of all, the AC doesn’t work and you can smell everything from the apartment next door if you turn on your AC. The manager Tiffany is disrespectful and harassed people, plus the gate is always broke. It’s no security. They charge heavy rent for nothing and the pest control cannot get rid of the roaches. The roaches come right up from the crack of the floor tile. This place is also a ripoff and charges fake fees. Don’t torture yourself by coming here. I wish someone told me that.

This apartment complex is beautiful on the inside but we pay so much rent for certain benefits we do not receive. The apartment complex seems to not care. Elevators have been out for over a month and I’m pregnant walking up heavy stairs. The pool has yet to be finished but the bosses are concerned about the apartments paint job…. No real reassurance/security on the gates so anyone could get in. Rent has increased so I doubt I’ll be here another year after being here already for 2. I’m sick of it

The leasing owner has always made me feel like family. The community looks out for one another and it truly is a positive environment!! Apartments are spacious and up to date. I cannot complain!!

Tiffany the leasing manager goes above and beyond to ensure the community is good and all its tenants! Aliyah is amazing!! Anytime there is an issue it is fixed almost immediately from the gates to cleanliness around the complex LOVE LOVE LOVE it here!!!!!!

This place seems all good when you first move in but then about 2 to 3 months in the problems start. Roach infested no matter how much I clean, car either gets towed or broken into and loud unruly neighbors with bad kids that pop fireworks all times of the night. Cats every where and trash on the premises from the tenants who have moved out and trust me everyone is constantly moving in then moving right out. The gate is always broken at least once a week. Just save yourself the headache and keep your money for somewhere else better. Youve been warned!

Parc Place is a complete monstrosity ! From the management to living conditions of the units!Let me start with the management ... first and foremost they have the most uneducated “acting” property manager by the name of Tiffany Rodriguez. This person is literally incompetent when it comes to dealing with residents and she uses revenge tactics against tenant which are ILLEGAL. Several tenants have confronted this woman and she continues to carry on in a unprofessional manner and doesn’t resolve any issues whatsoever ....she just gets frustrated like a child and tries to evict people during the pandemic when she throws a fit and can’t handle the truth. Not to mention she has “friends” who lived in the community and they were behind $20,000 in back rent so she decided to give them back their deposit so they can move out without eviction but she tries to evict tenants who have been paying rent throughout the pandemic if she doesn’t “like” you. In addition to poor property management this complex is a roach motel. These roaches aren’t regular they are aggressive and multiply by the hundreds! Please do not rent from them go elsewhere trust me. This place is a circus run by clowns don’t join this ratchet hot mess especially if you own high end cars or have nice valuable items you will get robbed and management will turn a blind eye to you and say the cameras don’t work. Thankfully Miami Gardens police recovered my property and I got the police report of who stole my property and it had something to do with a security guard Tiffany was told to fire but she didn’t because they were friends. My lawyer will be contacting Coastline Property Management soon. Also ignore those positive reviews those are Tiffany Rodriguez friends and family one person even has the same last name smh ...a clown in real lol if you guys wanna help me or future tenant hire a property manager who actually graduated elementary school. There is NO WAY Tiffany Rodriguez has a 5 th grade education. Her communication skills are non existent and she chain smokes Newport’s like prison inmate. My apartment is updated, very stylish open modern design. I love it! The workers do a great job keeping the community clean and are helpful when you need them. Easy on the pockets and stylish. All major highways are nearby lots of good places to eat, shop and different things to do. The community is kept clean and the staff handles any issues quickly.

Great area to live in. So much to do and close to every major highway and about 15 minutes away from every major event. I always see the staff working extra hard keeping the property clean. The staff are friendly, attentive and very helpful. If anything happens at my apartment its normally resolved by the end of the day if not before. Apartments are bright and spacious updated everything! I am definitely happy and would refer my apartment to my friends and family.

These people have been working on the gates here for a very long time. Because the other day someone took the wheels off my car all because the gate is left open for anyone to enter and to be honest the service here stinks I would never recommend anyone to come here it doesnt even deserve a star with this outrageous rent for poor service and protection and safety

The leasing office is extremely unresponsive to communications and work orders. I had a terrible experience with the leasing office and they are very unprofessional. My apartment has leaks, broken fixtures, my shower stopped working, the vents are covered with mold on the inside and outside, and they claimed my asthma was not a good enough excuse to come change the air vents.

I have been a resident of Park Plaza for 5 years now. The place used to be a dump but it recently changed ownership and they have invested a lot of time and money into making it a comfortable home and community for its residents. They renovated my unit completely and updated all of the common areas and amenities to look beautiful. I am extremely happy with the changes that have been made and I am confident Park Plaza will continue to provide a comfortable and safe residence for my family. In addition, the apartment is located close to the highway and walking distance to the bus stops. Lots of good shopping plazas and restaurants to chose from.

Great apartment, I live here with my family. There are a lot of things to do close by. Apartment are clean and has lots of space lots of good places to eat around and very close to the Hard Rock Stadium and the Hard Rock.

A completely different property for the past 2 months. Starting with new management, the office staff is very attentive and helpful. There has been a drastic adjustment for the better in the upkeep of the property. Im happy with the changes and look forward to more positive experiences as a resident.

I‘m giving 5 stars for the improvement I’ve noticed at Park Plaza. Since they got Accurate Pest Control the roaches are gone. The guy who does the treatments is very knowledgeable and actually cares. For the first time in 6 months I can say I’m happy to live here. Thanks for getting that one right upper management so please keep up the good work.

Moved in 1st of the year. Its not bad for the location and price. Sure some people hang outside, but they look out for you. Neighbors are friendly, leasing office provides lunch in the summer for the kids, maintenance is on point, just keep constant contact with leasing office and youre good. I wish people that live here would take better care of the surroundings and not treat the place you live in, with trash outside your door, be courteous of others using the laundry and pick up after your dog. Otherwise, its fine. Hopefully a pool or dog park can be put in the works.

Nice Apartments, huge living space, BUT... maintenance sucks, woke up to house flooded after constantly putting in work order for bathroom repair, then AC broke, took 3&1/2 weeks for them to repair after constant calling and showing up to leasing office, roaches everywhere, cats roaming around front door and sitting on top of your car. I would not recommend the area, had a bullet hole come through my window, near death experience, $1000 for a 1 bedroom and apartments directly across the street charges $850 for a 2 bedroom.

The Absolute Worst! Let me start by saying this complex has a big Roach infestation problem. Apon moving in I read reviews pertaining to roach infestation and mentioned it to the staff before signing the lease. I was assured that the unit in which I was moving into was an upgraded unit(it was) so there wouldnt be any roaches. That was a lie!!!! Not only roaches but millipede worms as well. Pest control does come however the problem is so out of control that the whole 30 secs in which pest control is in the unit...he sprays and it does nothing. I honestly believe the roaches are living in the pipes,walls and under the flooring/carpet. I mentioned this to the Pest control guy and he admitted to me that my unit was one of the cleanest units hed been in and that the problems are underlying issues. He also told me how in some units he walks and roaches are falling from the doors. The staff is extremely passive and lax about this issue and all other issues. I would recommend anyone to look elsewhere because you ABSOLUTELY WILL experience this as a problem!

DO NOT RENT HERE. You will regret it just like any other resident. Yes it is infested and yes it is unsafe. They never answer their phone so you always have to go to the office. My big issue is the infestation of pest (mostly roaches). Pest control does come if you request it but that only kills some of them, there will still be roaches no matter how clean you are or how often you spray. My AC was broken for over a month and when they tried to “fix” it while I was out of town, my electricity bill went up 60 dollars and was just blowing hot air for days. I did not receive my mailbox key until after two months of living there. Last but not least, just a couple of days ago, a window in my apartment was broken. I filed a police report and gave all the information to the leasing office but of course, it isn’t fixed yet and they haven’t updated me. No matter the circumstance, whether you are in a rush to get in apartment or looking for somewhere affordable. It is not worth it!

The neighbors are great and the area is quiet and peaceful. My a/c have been broken for 6 months the management team wont reach out unless you go to the office. They will act like they understand what you going through but want get the issue fix. Please dont rent from them unless u dont have any other place to go.

The work orders are completed a month after you placed the work order.I was given an apartment that was supposedly renovated and cleaned and it had roaches everywhere! The staff gave me attitude when I went to complain about my roach infested new apartment. and pretty much told me that I had to live with it since I had already signed my lease. I never saw the apartment before signing the lease, and now I know they do this on purpose so you cant back up was the lease is signed.There is garbage everywhere, there are bags of garbage in the parking lots, grass, everywhere.They claim to have pet amenities, I have never seen them replenish the pet bags therefore there is pet waste everywhere.I have been living there for 6 months and it was the WORST decision I have ever made. If you like cats then you are in luck because there are stray cats everywhere!I have never gave a review before, but my situation is miserable and want to avoid it for everybody else.

I was looking for a nice, clean, modern, 2 bedroom 1 bathroom apartment in the area, and I came across park plaza. I went to the leasing office and was treated with great service and hospitality. Orquidea Ortega, the leasing consultant who helped me find my apartment was wonderful. If you are looking for apartments in the Miami Gardens area, I definitely recommend visiting Park Plaza.

I would not recommend no family member or friends to move into these apartments they are roach infested. They do not fix their appliances. i had mold on my ceiling in my bathroom for 2 months from the tenant on third floor .When maintenance came to fix it the one thing use CLOROX BLEACH to wipe it off and than they painted it over.The mold is coming back.

Clean up real good and they go into your fridge, they eat your seasoning, put yo plate down for .1 sec they on it. And let your neighbor move, it a different level of infestation. The worst apartment complex I have ever encountered. I will never recommend to anyone. Besides the roach infested buildings, they have the poorest staff you can imagine, lazy, rude,inconsiderate, never available & lack knowledge. Even the property manager is never available. They DO NOT care for their tenants, prices definitely are not worth the conditions. I have been trying to contact them for about to weeks about my moving out invoices & have had no success in getting anyone on the line.

My boyfriend lived here and everytime our daughter would visit, she would get sick. He had exposed pipes in one of the bathrooms and was told by both management firms that they couldnt do anything about it. The place smelled old and damp due to that much exposure. He bought so much Damp Rid, he could own the company. Roaches were a serious problem. They literally own the place. When he got the apartment, the appliances were filthy, he even helped the cleaning company and maintenance crew fix the place up. I refuse to state how much he paid for rent because that price should be illegal, especially given the conditions. Thankfully he moved!!!!

I would never recommend anybody to live here period. The apartment is beyond infested with roaches.They don’t like to fix anything and want you to pay for all repairs when you move out. Basic ware and tare in an apartment. You have to pay for them to repaint your apartment for a new tenant to move in. Or get this re paint it yourself. I’ve had 2 refrigerators since I’ve been here a new ac unit. My stove repaired. We’ve went weeks without ac while waiting for a unit. The first week of moving in the ceiling was leaking. A maintenance request must be put in online for every problem. Yet, all they do is cancell them or come a month later. What’s considered an emergency to you will not be one for them. They are more concerned with filling the occupancy in this run down building then actually making sure their tenants are happy. Teenagers smoking weed in the laundry room everyday no one is doing anything about it. I’ve caught them coming out in the wee hours doing god knows what. A tenet runs a whole mechanic shop outside of his apartment while blasting music all day and cars have been broken into/stolen. If I didn’t know any better I’d think I moved into the projects execept the $1200 dollars I pay for a gated community that’s not gated is a constant reminder. Don’t be fooled just as fast as people are moving in they are moving out. Never mind the property manager she’s too busy washing her clothes on the clock to worry about rather the laundry room is being kept up to par or even has a working light.

The WORST! Maintenance hardly ever responds to work orders and when they do they are UNPROFESSIONAL and never clean up yheit mess. People in the office are clueless and disrespectful! The gate is never locked so anyone can enter at anytime. Someone broke into my car and they did nothing! The cameras on the property does not work. The night time security that drives through even told us that the complex is horrible and not safe. There are stray cats everywhere. The grounds are dirty they only wash the steps once in the year. The steps are sticky and smell awful! The laundry room is horrible and neverg locked. The folding tables are broken and the trash is always over flowing with flies. Theyll show you a model apartment but DO NOT believe the hype. Thats why its a called a model they show you what they want you to see. Good riddance to this place! My lease is up soon.

I do not live here but a friend does and I visit all the time. The gate is broken and always open to the public. No security, unit interiors are old and worn down. Appliances from 90s. People hanging out in halls and parking lots, not a good neighborhood. Scary.

Came in to see about a 2br apartment. The young lady named Yadira (hope I spelled it right) was really nice and professional. She showed me the model apartment because they don’t have any 2br available at the moment. I really wish they did bucause Yadira made me fell welcomed. Also the community clean and I really needed a place ASAP lol. But in all I must say that if all of the staff is like Yadira then this must be a great place to live.

This place is not even close to being worth the money. Ive been here almost 2 years and I cant wait for my lease to be over! If youre considering moving here talk to some of the tenants you see in the parking lot first! They go up on the rent and provide nothing extra! When I moved in 2 years ago my rent was $945. Last year we decided to renew due to unforeseen circumstances, the rent was raised to $985. Now theyre saying they want $1019! FOR WHAT?! They have literally done nothing to my unit!!! Theyve actually done LESS since may rent went up in addtion to being forced to get renters insurance. Ever since the management changed, the staff in the leasing office is completely clueless about everything, not to mention theres only 2 maintenance men for like 15 buildings! So whenever you need something fixed they tell you theyre handling emergencies first meanwhile ive literally been putting in multiple service requests since August of last year for them to fix my leaking fridge! They claim this is a gated community but the gate has been broken since 2015. They continue to lie and say theyre going to fix it and it never gets done. The buildings are infested with roaches and/or mice. The grounds are always disgusting, theres always trash and dog feces everywhere. The laundry rooms water leaks down through the stairs. Theres nails all over the parking lot causing several tenants to fall victim to flat tires. Theres no really amenities, LIKE AT ALL. The business center and gym are closed by 6 so if you work you cant use either one. And since theres nothing for kids to do, they run around and throw things at peoples cars and play ding dong ditch. Did I mention the property is infested with cats??? Theres about 20 cats the consistently hang around the complex because people continue to feed them and of course the leasing office says theres nothing they can do about that either. Then they had the audacity to try and raise the rent! DO NOT MOVE HERE!Update: I left my apartment for two hours and came home to a broken window. Of course none of the neighbors saw anything, no one is in the leasing office, and their is no one to contact for maintenance emergencies. Now I have to sleep with a broken window in a shady area. Great.Another update: When I finally was able to speak with someone in the leasing office they initially told me there was nothing they could do because they didnt have the glass to fix my window. I then told them that I was not comfortable leaving my window broken because this not a good area and I was not taking no for an answer. The property manager then said they​ would secure the window once I filed a police report. I filed the report and brought the case number to the leasing office. She then told me someone was on there was to my unit to secure the window. Naturally, I thought my window would be secured with a slab of wood or something of that nature. They secured my window with a science board....... A FREAKING SCIENCE BOARD... And packing tape. The maintenance worker then assured me that the window would be fixed​ by that Friday. Here we are 2 weeks later and theres still a science board on my window. My lease is gonna be up before that window gets fixed and if they think theyre keeping my deposit because of this foolishness, they have another thing coming! This place is such a joke! Do yourself a favor and find somewhere thats worth the money

This place is full of crap I feel as though the place is not worth the renting amount... We are all the way on the third floor and can literally hear everything from the first as if they are in the unit... the walls are thin as hell. We have complained about our windows from the minute we moved in ...its been a year and nothing still havent been fixed.They have a major roach problem Ive witness neighbors sharing roach spray. As soon as night comes its like a roach feast... they send the pest control about every 2 months but that never do any thing at all its nasty...and the roaches is not caused from my house being dirty because the first night we moved in we experienced the roach infestation problem it was ridiculous ... we cant do nun here I was cleaning my house one day and I manage to put the garbage bag by my door until Im donee with my cleaning...10 mins I got a knock on the door. I was threaten by the manager to receive a $25 fee if I didnt move it as soon as possible..the same with the towel I had drying outside we dont have no balconies so the only thing to hang it is the stair bars in front of my door...The lights in my building went out about 3 times and I only been here for a year... one of the times the lights stayed out for 6 hours straight with no earring or nothing ... I dont recommend these apartments to nobody

Maintenance is horrible, they have no respect for residents. Apartment cover with roaches and mice, when you let them know they have the nerves to tell you that roaches are everywhere. Its just horrible, I dont recommend it.

Why does the entry gate not work? Residents were hassled a couple of weeks ago about gate cards and the gate only worked for 1.5 weeks. The dumpster area is always dirty and the elevator in building 6 has not worked for minimum 8 years! There is a roach problem and pest control is not consistent.

Anyone leaving a good review must not live at Parc Place apartments. These people do not answer the phones. There isn’t a voicemail until after hours. One time they changed the website to pay rent and didn’t tell all the residents until days later. The gates are always broken, this is not a gated community. There’s been promises of a pool and a gym for the longest. Cross your fingers. I moved in in April and I haven’t been in there yet. I’ve emailed pictures of broken cabinets in my apartment and never received a response. One day I called for plumbing in the morning and I have to repeatedly call to remind them that I was waiting. They told me someone would be there soon but then they closed for the day and no one got back to me or checked out my apartment. Someone called me after hours and asked me if I tried flushing and plunging. Yes I did. I could go on forever. Choose somewhere else, good luck
