Buyer Beware!! I’ve lived here going on 3 months and I honestly don’t know if I can take anymore. It’s been a nightmare recently due to being the victim of not one but Two car burglaries in the past 13 days. Of course the property is sure to advise me they are not responsible for 3rd party actions, but I believe they are responsible to proactively and reactively tend to public safety matters regarding the community and its residents. It has been 5 days since the most recent robbery and I received a call from the CM a day after the second robbery, essentially reiterating their legal obligations pertaining to the multiple frequent car burglaries....... call your insurance company. I was told after the first robbery that it would be to DIFFICULT to place security cameras throughout the parking garage at this time and that the police are aware of the burglaries but refuse to effectively survey the area. After the second robbery the CM advised me that now, 13 days later, they plan to install cameras and have patrol. At this point I doubt anything she said was the truth. Last night I came home and the gate to the garage was wide open and the dispatch and maintenance worker said that the gate being open is not an “emergency” so they’re not coming out to remedy the situation. This property does not care about the safety of anyone in this building!!!! There’s no cameras in the parking garage, on the exterior of the building, nor in the stairways, Idk how anyone could feel safe and have a piece of mind residing here. Spend a little more money and go live somewhere where you don’t have to worry about continuously being burglarized. MULTIPLE CAR BURGLARIES HERE!!!!
During move-in day when I was brought to my apartment at Modera Skyler Mill Creek we asked the leasing agent about the construction directly in front of our balcony. The property did not inform me about the construction prior to move in or when I was look for apartments. When I picked my apartment I asked the leasing agent multiple questions about the view and he guaranteed it would be where I wanted the apartment. He stated that Modera Skylar was adding a tower and the construction would be the duration of 1 year (my entire lease agreement). I asked the agent how high will the infrastructure be and he replied to the 9th floor. I then turned to him and said we are on the 9th floor and a huge part of why we chose Modera is because of the view from the balcony which would now be taken away. He then stated maybe he was incorrect about how high the building would be and brushed me off and proceed to give me my keys to the apartment. Before leaving, he also stated the the pool would potentially be closed for the next 2 months (August & September) due to the construction. I told him those are the hottest time of the year in Miami. Therefore, between the construction taken place the entire time of my lease, the blocking of my view, and now the pool being closed why am I paying luxury rent pricing? He apologized and left the apartment.We tried to brush this off and upon further inspection of the “newly renovated” apartment we found a lot of issues. First, the door knobs on majority of the closest throughout the entire apartment were loose. The hinges on cabinet door above the fridge are loose as well, where the door will be falling off soon. The LED lights above the kitchen counters do not work. The stove was filthy, including the oven knobs, flatware, and light about the stove. Furthermore, The toilets do not properly flush. The door in the main bathroom does not fully open unless forced open. There is paint chipping in the master bath tub. There is traces of hair on the baseboards as well as in the paint in second bedroom. Some outlets are not flush to the wall. Finally, there is paint on the light switches and splatters of paint on the floor as if the paint job was rushed.So as you can see not the best experience if you have other options please go somewhere else.
I wanted to congratulate the entire Modera Team on the amazing job it has been doing since they started managing the community a few years ago. The turnaround is quite noticeable!They are very attentive and always work hard to address any issues that may arise.Thank you again and keep up the great work!
Do not sign! Ive lived her for 6 months and the elevators are constantly breaking down. They dont have any security on site!! They hired a parking management company to better protect us and all they do is end up just give parking tickets yo our guest and RESIDENTS! They also charge unwarranted fees on their online portal.
I lived a year in this building. The staff is very helpful and great! Maria was always there to answer and solve any issue. The maintenance staff is also excellent. The location is great and it was a great experience.
Amazing and efficient service from the resident portal app to the actual maintenance. Modera Skylar puts tenants first to allow a comfortable living situation.
I have nothing but good things to share about this building, the staff is always very helpful and made our move in as easy as possible. Our apartment is beautiful, it has been recently renovated and we absolutely love the look, the pool and amenities are amazing, even our dog feels at home here with a little dog park she can run around. So far I am so pleased with everything this building has to offer, definitely recommend Modera Skylar!
Just moved in within the month, very nice units and great front staff. Big detractor however is the lack of hand sanitizer dispensers. Its hard to feel safe living in Miami with hundreds of people using the same facilities and buttons and door handles and seemingly little attempt from the company to keep us safe especially with the current COVID pandemic.Edit: They put another hand sanitizer in by the lobby and lovely Maria took the time to address my concern. Very much appreciated --still feel like there should be more of them for 300+ units and who knows how many people but its a start! I understand theyre hard to find but I looked online and hand sanitizer dispensers are not out of stock.
So far so good, just moved in and it has been great! Everyone has been very helpful and kind. I am excited to get to know the community and people here.

Kaitlin, and Maria are amazing! They really understand a communal living environment, and have already turned this place around in a few short months! I’m noticing the partying has stopped, the garbage is not all over the place. I honestly appreciate the new company that took over, and more importantly the two ladies working their butts off everyday to make our lives so relaxed. Thank you ladies!
Very nice complex to live in. I have been here for almost a year. The pool is great and the gym too. Elevators need to be doble Checked, I’m a littler traumatized with them 👌🏽
Im living here, and honestly is too bad place to live, comun areas always dirty, the neighbors are dirty, too many apartments is being rent like Airbnb and the elevator never doesnt work correctly. Maybe the 3 elevators works 1 month at the same time. Next month just 1. The building is making changes but while that changes is coming we have to live around trash and nothing working. But the only thing that works perfectly is they everyday reminding you the pay of rent on time leaving ads in everywhere. Just we are waiting to finish the contract to move from here.
So far everything is perfect for us. Great community, awesome amenities. The apartment is in good condition and if we need something immediately it’s resolved
After the new managers came in a few months ago, they completely turned this place around. They cleaned up the whole place, fixed all the electors, and are just all around excellent to have as managers. They really care, listen and try to accommodate. Example: My water bill was extremely high, they waived it as it might have been a plumbing issue got it fixed the next day!
This is an ideal place to live if one really wants to enjoy everything that Miami has to offer.
Caitlin and Maria have been so helpful! My apartment is in a great location and was very clean when I moved in not to mention how large it is. The additional closet space is greatly appreciated. Security and maintenance staff are always friendly. The move in process couldnt have been easier, thank you for making me feel so welcomed!
If you wanna live in the WORST PLACE and waste your money is ok. Nothing works correctly. Everyday you will receive an email with apologies because the elevators it doesnt work, trash everywhere, marijuana everywhere, and the Worst administration that a building could have. I have proof of everything that I writing here.
I have lived here for 3 years and I would just like to say that the new managers in the leasing office are really amazing. They are so hard working and pleasant women. They are really trying to make changes to better our living environment and what a task they have had. Great job ladies keep up the good work!!
Great place to live, Front desk is always courteous and friendly. Management is always helpful. I love that they have activities for the entire building so that residents can network and socialize.
If I could give zero stars I would, this is by far one of the worst apartments in miami do not ever move here! I warn do not ever move here!!The first day I moved in it was a horror story, the place was infested with bugs everywhere in the kitchen and in the rooms they were small brown fast moving bugs, I complained to the office and they sent someone and they did a poor job at spraying the place and the bugs remained. Nothing was ever solved. The management is the worst they do not care about the residents and all they do is raise rent each month. I was away from my apartment for 3 weeks and came back and sewer and water bill was sky high. I complained to the office that I was not home and all they would say is are you sure there is not a leak, my apartment had absolutely no leaks they are just charging residents high for no reason each month it gets higher and higher! Another thing is that resident portal does not work sometimesTo pay rent and would charge me late fee how inconvenient! I would complain to the manager about their website and all they would say is there’s nothing we can do you have to pay late fee. The new management for the building is absolutely horrible they don’t care about the residents they just want to take your money! The building is run down and the pool area is always dirty! Since living here I have been robbed and the property has security and are no help at all you’re better of helping yourself . Overall I would say this is a disgusting place to live so don’t waste your money or time, my lease is up in July and cannot wait to move out!!!
I had to wait almost 10 min for the elevator in the morning yesterday, only 1 elevator is currently working for the whole building! and its seems to be an ingoing issue
Great building. Amazing value for the square footage. The management is very nice and accommodating. Hansel and Maria have both been exceptional in serving us.
After 5 months I can say that the people at modera are amazing their staff and security is of topnotch level! Maintenance guys work hard to fulfill your needs. Everythings at walkable distance and the train station is nearby as well.Overall its what exactly we were looking for.
I rescind my previous statement. My vehicle was broken in to overnight. Keep in mind, the garage has a gate. The gentlemen downstairs told me well this is miami. Im very disappointed management couldnt help me towards finding a better solution. Regardless, Ill call my insurance company. I would suggest some where that doesnt offer this kind of advice. Cheers.
This place is excellent for rent. there are a lot commons areas like a pool and gym, the people that working here is very friendly. However you have to make better in cleaning the commons areas.
I looked at many apartments before deciding on modera, and I am super happy with my decision. All of the staff is efficient and professional, and the people managing the building do a very good job. There is a nice feeling about the place. Its quiet while close enough to brickell and wynwood. Great value for money.

This property is absolutely disgusting do not let the pictures fool you it looks nothing like that in person. The leasing office staff are very rude, and only want your money. The elevators are always broken and the hallways always smell like marijuana. The building is very outdated and everywhere you go there are bugs. Don’t move here!
Modera Skylar is close to everything Maria on the leasing office helped me through every step of the application process making moving to my new appartment hassle free . I love this place and everyone that works here is super nice
Great location in the Health District of downtown Miami, new management have made some great changes.
The maintenance staff is very efficient and especially Hansel who was excellent in his performance.
Excellent location
