Relocating having been easy, neither have been apartment hunting. I visited at least a dozen apartment complexes, with no luck of feeling that homely presents. One day I was driving on Babcock and saw compass, by chance I drove in and met Heather! Her presents was so charming, so graceful. Her personality and spirit sold me before I even took a tour. She’s definitely the greatest asset for her company! I needed to be in my apartment before the initial date and she did everything possible to accommodate me. I haven’t met many people like Heather., I just want to commend her on her humanity!Greatness starts within!!!!

Heather is by FAR the best member of management that I have dealt with in my entire life. During COVID, there were so many ups and downs that I faced and not once did she ever make me feel like I needed to just give up and move. She let me know what resources were available to me and even helped navigate me to websites. She is ALWAYS pleasant and helpful. The community is well kept and I absolutely love it here💖 Call Heather today! She is truly amazing! Hopefully I will be here a while!
*Update*Property manager Andy called and was extremely kind and helpful. He immediately sent up 3 air filters for the remainder of my lease. I really appreciated how kind he was on the phone and how fast he sent them up. Overall my stay at compass has been a great one. We have been extremely comfortable and enjoy all the amenities that are offered. The neighborhood is nice and conveniently located right next to the neighborhood Walmart so we can just walk over if we need anything. There’s also a track and dog park right behind the complex. Tons of parking and porch space, a big kitchen sink, gym, oh and the pool is probably my favorite part. After the call from Andy today, I realize how caring he is, I really appreciated how sincere he was and how he was able to resolve the issue. Thanks Andy!When I signed my lease in August I was told we’d be supplied a new air filter once a month. Since August I have gone in every month but have only received 2 from the office. They have different sized air filters but never have the size for my unit. Each time they say they don’t have any but they will be in next week. Fine, I bought one and have been continually doing so since every month I go in they never have them. I wanted to see how long this would last, so this past month of May my brother went in to get the air filter and was again told they don’t have any but will be getting them next week. Next week came, he went in again, and again they told him they didn’t have any and would be getting them in a week on Monday of this week.. so I went in that Monday to see if they had any. When I asked, the lady at the front told me they didn’t have any and would have them next week. So 3 weeks later still nothing. When I told her we’ve been waiting almost a month for the filter and that they never had them she told me “you’re more than welcome to buy one” with the attitude of its not her problem. I just don’t think they’re ordering them, nor do they care about their tenants. I have written an email that has gone unanswered so I decided to write a review. I can keep buying them like I have been doing since my lease began, whatever that’s fine I’m used to it by now. But I find it ridiculous that we were told we’d be supplied with a filter every month but have only been supplied 2 over the term of our lease because every month they never have any.
I’ve lived here for almost two years. I dealt with neighbors harassing me, dinged up doors on my vehicle, a police stand off, almost being assaulted and ridiculous service prices. The latest, they are cramming cable and WiFi down my throat. Charging me for services I didn’t agree to nor want. If I wanted cable, I would have it. But they just said yep, you’re switching and your bill goes up. If I don’t like it, I can pay two months of rent and break my lease. I really hate this place now
Great apartments with friendly staff and maintenance. Nick came in to fix something wrong with my toilet and he was in and out. Great service through Nick and now a functioning toilet!
For the most part, we have enjoyed living at the Compass Apartments. It is a small, quiet community. We moved in early April and I wanted to give enough time before leaving a review. Recently compass has teamed up with Spectrum and made it mandatory that the residents pay for cable and WiFi. It will be added to your utilities which are included when you pay your rent, so there is no getting out of it. This is Extremely disappointing as we do not want cable and currently pay WAY less for WiFi. Even at an introductory rate from Spectrum, we did not get to enjoy the first 12 months before being disrupted with this “new service.” Cable and WiFi are luxury utilities that should absolutely not be mandatory.
Reviewing for maintenance, excellent and fast service from Nick who helped me get my AC working. He had to come twice and showed up super fast after I called. Also he was super nice! Great service :)
I have had a few plumbing issues recently. I have lived here a year. I have to say that the maintenance staff are always here very fast and have fixed any issues. Nick and Mannie are the best. The grounds are always kept nice and its pretty quiet where I am at.
I have lived here for awhile now and I just love it! Its such a peaceful place to live! The staff are so helpful and accommodating especially during these crazy times with the pandemic going on. Heather in the office, is the best, she has been so kind and helpful. Its so nice to feel welcome and valued by staff/management! Thank you for always being there to greet me with a friendly smile when I come into the office and for all your help! I really cant see myself living anywhere else. It really does feel like Im part of a family here!

The service has been phenomenal thus far! The leasing manager Jessica deserves more than 5 stars for the amount of help and patience she had while I was searching for an apartment! She made the process incredibly easy and answered all of my questions in a timely manner. The process took roughly 3 weeks for a showing, signing and getting everything in order prior to getting approved for move-in. The community is well-kept and beautiful on top of the wonderful service. We are very excited to get settled in our new home!
I have been a resident for 22 years and love living here today as much as I did when I first moved in in 1999. The office staff Heather, Jessica and Andy are exceptional and have treated me with respect and courtesy during some difficult times in my life. They care about me as a person which means a lot. The maintenance staff led by Willam have been efficient and courteous no matter what day or time I have needed them. William treats me like a family member and I am especially grateful to him. I plan on staying here as long as I can because this is my home. I think the transition of ownership to Compass has been a good one and I appreciate them. I feel very safe here.
I can’t say enough about this place! From when I was first moving in Jessica in the front office was amazing!! She made the process painless and was extremely informative about everything. Jessica you’re the best!! Every time I have needed anything fixed the Aaron the maintenance guy has been there so fast and gone above and beyond to help. I have never had such great customer service from maintenance . Aaron is super friendly and always greets you with a smile and a wave if you pass him. Aaron thank you so much for everything!! Heather in the office is also wonderful. They honestly make you feel like you are family here. I love this place! Thank all you guys for making my place really feel like a home!!
Though I decided to proceed with a different apartment complex for my first move to FL from NJ, Heather was extremely helpful and professional. I was referred to her from Jessica from the Braxton apartments. Heather was very welcoming and was about to step out on her lunch break the day I came but still went out of her way to assist me in my apartment search. The process to apply was very easy and they seem to always have great promotions. Thank you so much Heather and I hope to rent with you in the near future!
Office is very understanding with every situation, and Im sad to leave. I usually dont write reviews but compass defiantly deserves a good one! I live downstairs, and I believe the buildings used soundproof instillation because I rarely ever hear my neighbors upstairs or next door. The renovations are beautiful, However there was still water damage in the cabinets when we moved in, and maybe were done in a rush? Ive had multiple calls to maintenance and they are always here and fixed what I needed fixed, and he even let me know what to do in the future to prevent it happening again(garbage disposal stopped working due to my own mistake). Its not perfect but Ive lived in many apartments in my life and compass has been the best one by far. I never knew I needed a remote for my lights but man has it been convenient. The pool is good, the gym is nice, the tennis court is nice, and having the park behind us has been a huge plus! Only 4 stars because I wish they would do something about the ant issue in the grass. They bite and it hurts!

I am currently in the process of finding a new apartment and had a virtual tour scheduled with Jessica. She was amazing, not only at giving me all the information I needed to know about the unit I was looking at, but also easing each of my concerns I had about my move. She provided logistics about proceeding with the rental and made sure I knew everything I need to know about the entire complex to make an informed decision and I’m feeling really good about the next step. In short she was beyond helpful, very professional, and super friendly!
I love living here the place is well maintained, I like that they quicky respond to any maintenance repairs . The apatrments are beautiful. I love it that its walking distance to Walmart .I like that the assistant manager Heather has always helped me with professionalism .Heather Jessica and Tracey always treat me well thanks 😊 and merry x mas to all .
Update 8/24/21:After living here for almost a year I am changing my review to what I feel is appropriate for this place. Awful maintenance and assistance from the front desk. My apartments AC has been broken for some time now and they continue to just “fix” the unit and not replace it. I haven’t been able to sleep in my apartment for multiple nights now, because it is over 80°. The front desk provides you with an emergency maintenance number for situations like this. I called the number multiple times, and get nothing. My electric bill is astronomical because of this as well. The apartment complex cannot handle these situations and are not accommodating. Extremely frustrating, I would live elsewhere if I could.

Hi This is my 2nd review my Move in review when I 1st entered the apartment I noticed a couple things I would like to see changed which I think we all do when I arrived I contacted Heather who is the sales manager who treat you like youre part of a family who is super nice to tell her what I had noticed and before I knew it andy was knocking at my door To address the situation Heather then Had will the maintenance supervisor address these issues before I knew it an he had everything complete by the end of the day they also threw in 2 sets of brand new blinds for the inconvenience Will who is also super nice did a great job Where do you get that treatment anymore I Ive lived in many apartments and have never been treated this well Jessica who is the sales Associate even took the time out to explain how to free package delivery service works and help me even to find my mail Box To sum it up if you looking for a great apartment at an affordable price with VIP treatment come visit compass apartments You wont be wasting your valuable time
Heather in the office is amazing and a joy to work with. She handles any problems that you may have in a timely manner. I have lived here for over a year and never had any complaints. Its quite and the new updates to the apartments are a great bonus.
The woman in 611 is rude and is loud throughout the night. Even if you make a noise complaint, she wont stop. While I am moving I strongly recommend that no one select unit 605. You will not get any sleep at night. If you do.
Quiet and friendly staff and neighborhood. Dog park in walking distance. Location is great, close to the beach and many amenities! Hidden Gem!Heather in the office is a very helpful resource to when I was living at Compass. I moved in back on July of 2019 (Saratoga then) and my lease ended on May of 2020 (Compass now). Any issues I had with the transitions that were doing with their renovations, Heather was right there smoothing it out. She is great at listening to the demands of the tenants and making them feel like they matter. If I didn’t move into a house, I would still be a tenant here because of the staff like Heather who make you feel like you’re at home.
The place was a lot better when Saratoga was in charge. Since Compass has taken over, they have started a joke of a remodel process. Contractors came into peoples homes after hours, left a mess behind and did an overall terrible job. When asking the leasing office if the mess the contractors left behind on the stairs is what I should expect to see in my apartment office staff said god I hope not. Office staff does not communicate with contractors at all. The office staff is just absolutely useless and might as well just not be there. Maintenance staff closes out tickets without actually fixing your issues. Valet trash trash cans just fly everywhere and sit on the lawn for days. The list goes on. Do not waste your money, youll be very frustrated.
Ive lived in this apartment complex since 2018 when it was Saratoga. There was much better communication, respect for renters, and hospitality. The staff was kind and caring and made sure the renters were happy. When Compass took over, communication via emails stopped completely, and the messages we did receive were more demanding than friendly. When the construction started, staff told us the contractors would be allowed in our apartments regardless of personal issues or the beginning of a global pandemic. It seems to me that Compass believes by reinventing themselves with shoddy work makes them entitled to increase rental prices and utility prices.The lack of effective communication between renters, Compass staff, and Night Owl contractors has been a nightmare to deal with. The contractors leave messes everywhere they work, including the outside areas. Ive received letters from Valet trash services saying Im not complying with their rules and threatening to fine me due to the construction workers throwing their trash in my Valet can with no bag inside. Overall, I would have loved to stay if the complex was still Saratoga but I will never move into another Compass apartment as long as I live because their priority seems to be the money they receive, not the people who live there.

Have you ever found an apartment on the Internet that you liked and decided to go see it and when you went there you were disappointed in what you have found . Well that has happened to me until one day I was driving past Compass Apartments and they looked really nice so I decided to give them a call I spoke to a gentleman named Andy on my first attempt to reach someone I told him I would like to make an appointment to speak with someone surprisingly he told me if I was in the area I could stop by now which I did when I arrived at Compass apartments it was amazing I met up with andy who is very professional sat me down asked me what I was looking for he found something available that was in my price range Provide me a tour of the model that I was interested in snacks and drinks were provided with a no rush approach when I got back to the office he actually helped me fill out the application can you believe that. Upon completion of the application he introduced me to Heather which I believe is the office manager she was also very professional and pleasant she answered all my questions and listened to all my needs and found me the perfect apartment. I provided the fees necessary for my application review.Heather told me she would call me back that night or the next day to let me know on my Application.on my way out a sales associate name Jessica introduced herself to me who also was very professional and welcomed me. I alsonoticed all the improvements they have been doing there manicured lawn‘s and landscaping made me feel I was at home compared to new apartments that are all concrete and asphalt which matter to me because I have a pet and he likes to go for walks. At 6:19 pm I received a phone call from Heather she wanted to call me on her way out to let me know I was approved and Welcomed me to Compass apartments she said I would be receiving a welcome letter in my email which was provided the next morning with all my information. The point being within about a four hour span I was able to see an apartment Tour of the facility fill out my application online at the office encounter three professional individuals that represent the company well. When I left I was very excited about the community. With Heather calling me after hours to tell me I was Approved made my day. Where do you find That any more So if you’re looking for a great place to live in a home like setting paying a fair price I would suggest to stop or call compass Apartments before you do anything else that’s my opinion, Jesse
So far, so good!Ive been here a little over a week now and so far I have really enjoyed my apartment. I have chosen to live in the 540 sf one bedroom apt on the first floor. The apartment was relatively clean when I moved in. They had done a bug treatment before move in based on the smell that had lingered. Opening the windows and patio door helped the odor dissipate.The units are a bit older so dont expect too many upgrades on the lower cost apartments. The appliances, carpeting and cabinets are older with signs of wear and tear. In my apartment in particular it was apparent that a puppy had gotten to the edges of the cabinets and no repairs have been made before I moved in.The grounds here are lovely. There are several spots to dog walk with access to a park behind the complex. There are designated Pet Walk areas that have poo bags and garbage receptacle for the used bags.The dumpsters are easy to locate and most have at least one recycle bin near by.One of the perks of living here is the opportunity to use the free Parcel Pending service. I feel so much better about placing orders and having larger packages delivered to the Parcel Pending locker rather than to my apartment door.I have not had the opportunity to use the common area, swimming pool or gym.If you are looking for a clean, quiet place to live ask for Traci or Heather and theyll help you out.
Saratoga was better with the maintenance. New compass renovation is literally disturbing everyone, which nobody asked for. Today the contractors were working on a different apartment but apparently my apt doesnt get water from noon until the next day. Worst maintenance ever, dont waste your money in this place.

Prompt management, clean property, quiet, even during summer. Easy to navigate website for work orders. Front office staff is pleasant. No bugs. Thank gawd 8 months and havent seen a bug in my apartment. Not even a spider :)
Im very happy with Saratoga Apartments. The location is ideal, as is the layout.While I live In an older apartment, any maintenance concerns are addressed promptly and without issue. Highly recommended!

Was better when Saratoga owned the place. At least they let you be and didn’t increase monthly fees like trash and water. Rent will be increasing because of a horrible looking remodel. So many corners were cut it’s embarrassing. No communication between staff and contractors, so workers would just show up to your place. Countertop refinishing left residue on everything and was done while pets and people were inside. I had a headache all night and next day from it. Broken cabinets were painted over and paint started peeling off same day. DO NOT WASTE YOUR MONEY. There are other apartments in the area that are brand new for the same price and you don’t have to live in these dumpy apartments that might look good in photos but in reality are horrible.
Some said these apartments were a nice place to stay. Some said the best part was how quickly maintenance work was done and how the maintenance staff( William and his co-worker) are constantly friendly, hard-working, and devoted to doing their jobs very well. Some say they stayed for the hurricane just to be there and Saratoga was one of the few neighborhoods in all of Melbourne to not lose power for more than an hour throughout the entire storm. Some say they respond and complete their jobs within 24 hours almost every time they were called. Some say they should be promoted. Some say the staff at the front center were very kind too. Some say Megan and Christina were especially hard working and sincere people with good hearts. Some say its the one of best of the apartments near FIT. Safe.
Don’t waste your time or money, they place us HORRIBLE. They started this joke of a remodel and it’s funny how bad the apartment looks. Just threw a bad coat of paint on the cabinets that are falling apart, the two different colors of paint on the walls, and not to mention the disgusting patch job on the drywall they did. They hired the worst contractors imaginable, tell lies about how they will only work to a certain time and clean up before they leave. Overpriced and a waste of time!

Incredible. Staff is ALWAYS nice. Maintenance has ALWAYS been less than 18 hours. I cant say enough good things about these apartments. The grounds are kept well, the staff is amazing, and Ive loved staying here.
I love it here so far!!!! The staff is very nice and attentive. If you have a problem they are quick to resolve it as best as they can. My air conditioner broke and they sent someone to fix it within the hour.

I get fast service and the staff here is easy to talk to, since living here I have become the neighborhood watch for my area on my own because these are nice apartments and I love it here, all complains are handled discretely, more people should attend community meetings very informative. They throw out the negative comments. My AC was broken and they did not fix it. It waa 80 to 85 degrees. Kitchen and bathroom cabinets were falling apart. German roaches everywhere. Worst experience.

I was living there from August 2014 to September 2015. I signed a 13-month lease. People who were working at the leasing office said that I cant have shorter lease which I was found it later a big lie!I just had moved to Melbourne and I needed a place to rent immediately. They took advantage of this fact and pretend to be supportive and encouraged me to sign the lease.I was told that water/electricity/internet will be covered. I was given a 13-page lease agreement to sign. I was staying in a hotel and was working in FIT. I took some hours off, heading to the leasing office and told them if the agreement reflects what we agreed on on the phone, I just signed it to get back to work asap. I know it was my mistake that I didnt read the agreement and trusted them. I was tricked and there was no way to prove it. I ended up paying for electricity and Internet then. In general, leasing office people are monsters. Their mission is to rip you off. They are not afraid of lying.Regarding the apartments, mine was really clean. It was next to Andretti park though, noisy as hell! Appliances were old. The buildings are old as well.The community is mainly occupied by college students. Leasing office rents an apartment to one person and they do not care how many people live there. I know from fact that there are so many apartments in Saratoga occupied by 5-10 students. As a result, the community got crowded and water bill went up. When I complained, they said I can go hide somewhere, take picture of an apartment in which too many people live and take it to a court. The leasing office said this to me so serious that I did not first notice they are joking.Thats what you get when making a complaint in Saratoga. They make fun of you. They rent out the common area above the leasing office to companies, organizations, etc. There is always something going on there. Annoying! There are pool tables, TVs, soda, and other stuff for tenants to use. You wont see them once!In spite of these inconvenience, the swimming pool and the tennis courts were great. The community area is clean. The parking lot is covered by a narrow roof and your car wont get sun all day long. It is right next to Walmart neighborhood, a gas station, an Indian restaurant, and a hookah place.In general, Saratoga can be a nice place to live for college students if it was managed by different people. If you are a family and have children, you might consider other places.The problem is that it is very close to FIT campus and there are always students looking for a nearby community like Saratago. When the demand is high, they dont really care how they behave tenants. They do not intend to replace old appliances by new ones because they can always rent out the apartments even if they come with old, malfunctioned appliances and amenities.

I lived at Saratoga for 2 years in a one bedroom apartment with another individual. I can say that without a doubt, the management staff were quite a delight to interact with and always listened to my concerns. I will say that we could have been better tenants, however I personally appreciate the amount of patience and respect the management staff at Saratoga always showed us. I personally would have renewed my lease and upgraded to a larger unit if my job wasnt so far away. A couple of things I would like to mention that I believe warrant a 4/5 stars. The condition is okay and state of the apartments is relatively old. I lived a few meters away from the garabage area and often times peopole would just leave things next to the bins as to putting trash inside. I on multiple occasions had wind blown garbage items appear near my front door. I had very old appliances during my time there and I had a very moody HVAC system that was not very efficient. Granted I could have changed the filter a little more, but the outside fan and unit were not in a good condition. The AC unit outside had tears in the metal wiring and was extremely hot to the touch. My FPL bill was as high as $130 for 1 bedroom apartment. Where I currently live, my current energy bill never exceeds $50. As for the out of date appliances, I had to buy a microwave because there was not one in my unit, the oven was a very old that got extremely hot on the top surface (which concerned me because I had cats who on occasion would walk next to the surface) and my dishwasher would have water back up into alot. We also had to get our garbage disposal replaced because it was broken and leaking. The leaking caused a dip to occur underneath the sink and a bit of corrosion.Now, while it seems like I am criticizing alot, I actually enjoyed my stay here, despite having an older apartment...I acknowledge that as things get older, they require more maintenance and to combat that, I frequently had visits from maintenance and I appreciate the effort and because of that, it is why I will be rating Saratoga 4/5 stars :)
Great rooms and apartments, i love the people here and every thing going so well even the people that work here so awesome and nice, easy to go in and out and nice car parking lot
We are currently living here waiting for our lease to expire to move without paying a penalty or having our credit damaged. In the ten months we have been here we were robbed twice, police reports have been filed, numerous other occasion the police have been called because stranger would park outside our apartment and use/sell drugs. Often we have to walk passed used condom to get to our vehicles. Management takes the its not our problem stance on these issues, there only concern is you pay your rent.
