10/10 do NOT recommend. The apartments themselves are questionable. Building is in serious need of serious updating. There are frequent strange smells. The complex advertises all of these amenities like the pool, fitness center, and business center, but they are only open during office hours when most people are at work so you can’t even utilize them. Then you pay every month for pest control and pest control doesn’t even come by every month. So you pay for services you can’t even use. Staff is NOT always friendly. The whole thing is just a mess. Would not recommend spending your money here. Just go somewhere else

This place deserves NEGATIVE STARS….. can’t get ahold of anyone to fix an emergency maintenance issue… the office purposely ignores your calls. The leasing manager Tamera could care less about you or your family. We’ve never once paid rent late in the 3 years we’ve lived here and yet here we are being ignored when we have a true emergency.. this apartment isn’t livable. Please please please don’t move here, for your safety… find somewhere else.

This place is an absolute joke. If you want black mold, non working air conditioner, rude management, over 100 dollars in added fees, a crime infested neighborhood, you car parts to get cut off in the middle of the night, roaches this is the place for you. The office number doesn’t work so if you have an emergency maintenance issue, you can’t get ahold of anyone at all. There is no place to throw your trash away, all dumpers were taken away, handicapped parking was taken away.. bullet holes in the apartment building… good luck. This is crazy. I’ve never experienced such negligent management in my entire life. They had to delete all of their websites/ Facebook sites due to angry tenants expressing the truth. And now there’s not even a number to reach when you’re experiencing A TRUE EMERGENCY.

I currently live here. Dont move here. Its turned into a s#@t show. No one answers phone calls, bees and wasps are in the foundation, no use of amenities, yet price of rent keeps raising.This is my third, and LAST year living here.

I hate this place i never experienced anything like this maintenance doesnt fix anything calling the office is a waste i been dealing with the issues in my apartment for 4.5 months i continuously put in work orders for nothing this place is horrible and i wouldnt recommend it even for a dog.

Office staff is very rude and unprofessional, they tend to only avoid problems rather than solving them. Have had many issues in the past with complaints and serious problems that should have been taken care of right away rather than having to call multiple times in order to get the situation looked at. 0/5 stars 🤷🏼‍♀️ just don’t bother moving to these apartments

I would never recommend someone to move in here...I have battled with roaches!!!! They tack on fees WITHOUT warning...the staff is rude!!!! They over talk you when you are expressing your concerns with the extra fees!!! They don’t fix anything long term!!! A closet door fell on my toddler!!! And there way of fixing it was to make it to where you can’t close the door!!! My stove still works when it wants to!!! And it took 3 times of our dishwasher leaking to even get it replaced!!! They have 2 entrances but one stays locked...so when there was an accident at the only open entrance we sat in our car for 30 mins just trying to get home!!! This is the worst apartment I have ever rented!!!

Ive been living here for almost 2 years. Theres a lot of great features, like the pools, basketball court, and outdoor playgrounds. More importantly to me, though, is the responsiveness of the maintenance team. Ive only needed to use it a few times, but Ive been so impressed by how quickly theyve resolved the issue every time. Huge improvement from my last complex! Brandon fixed my A/C today and even gave me some tips and insights into the issue. Im really feeling appreciative to have a company thats so nice and helpful.

I currently live at the park at hourstbourne and it is an amazing place to live so peaceful and quite an tons of parking and the newly renovated units aRe beautiful and very spacious!!! And the maintenance goes above and beyond they make sure to get things done. The entire complex and the office just are doing an amazing job at maintaining the entire place and it’s huge not to mention all the amenities there’s litterally everything indoors and outdoors it’s awesome and really pretty too an the Indoor pool Is very deep an Huge with a huge gym an indoor basketball court and sauna it’s very nice an worth every penny!!! Ashley Bowman has been sooo nice and amazing she has been so professional and so nice she definitely deserves a raise she works extra hard to make sure everyone is happy especially me like She has helped me so much since I’ve lived here and has made things so much easier on me she just really cares an makes you feel at home I definitely recommend asking for Ashley bowman and also I totally recommend The Park at Hurstbourne!!!! There litterally amazing. If I could give them 1000 plus stars ⭐️ I would especially Ashley she deserves it!!!

Everyday theyre always making some kind of commotion the landlord is can never sleep around this place everyones always so loud.. my kid wakes up all the time too, This place is a nut house and dangerous. I’m on my third lease at the Park at Hurstbourne and while I have had some issues here and there (nothing out of the ordinary, or unmanageable) but every time something has happened I know it will immediately be resolved. The first day I came to check out the apartments I met Tamara, from day one she has gone out of her way to make me feel at home and ensure all of my concerns are addressed timely and completely. The complex is always clean and they are working on improvements regularly. One of the biggest things I love about this complex is all of the families that live here. In the summer there are always kids outside playing, it really makes this complex feel like a home. I have excellent neighbors that I feel like I can trust and feel safe around.

The staff is great but the neighborhood is something else. At first the complex was good but then people are just being disrespectful they are stealing packages from in front of your door or they will open it and if it is something that they dont like they will put it back in front of your door open. They smoke weed in the stairs hallway and for those who dont smoke you have to live with it. Is frustrating because it is hard for me to breath. I wish people can respect other people stuff. I dont care about races or if they are getto or not but stealing, smoke in the hallways.... really???

What an amazing staff at Park at Hurstbourne! Jessie was fantastic every step of the way, making me feel like I was her only resident despite her constant stream of current and potential residents. She was incredibly informative and so patient with me every step of the way. I changed my mind I dont know how many times about several different things and each time she just rolled with it and made sure I got exactly what I needed. She is amazing! Tamara was also very attentive, welcoming me into her family after I recognized her raw talent. She took time to listen to me and make sure that all my needs were addressed. Amber helped me out with a very stressful issue and stayed on top of it until it was solved, working with maintenance to find the solution. The maintenance team led by Larry is also stellar. Before I moved in, I questioned whether my patio door could be fixed as I thought it was beyond repair but when I moved in, the lock, door and screen all worked as if they were brand new. Larry also delivered the solution to my stressful issue, making him a true hero! I highly recommend P@H and am looking forward to my stay there.

Ive had nothing but a great experience here. Ever since I called the first time Alexandra has been extremely helpful and made my transition to the Park seemless. Because of her I will most likely renew my lease here.

The workers are rude, will not help fix anything. Will talk to you like dirt and treat you like you dont belong. The team needs some SERIOUS customer service training. I should have listened to everyones warnings before moving here. If you want to just waste money on an apartment, fix everything yourself and pay random fees, then go ahead. I will make sure everyone I know l, is aware to stay FAR away from this place.

I just moved in and I love it! Carlos showed me around the grounds and it was awesome how the entire community knew him! Jessie helped me get everything I needed together so fast! Seriously the best! Ask for Jessie to get you into a great place and you can count on Carlos to help you with anything you may need! Feel like these people really care about you here! Thank you!

I have lived here for over a year and I am absolutely thrilled to be a member of this community. I have the most friendly neighbors and everyone Ive met have been wonderful. The staff is amazing and always quick to help in any way. If you have a maintenece issue night or day they are available immediately for repairs. I recommend this complex to anyone with a family or just starting out.

While we chose to go a different avenue, Ashley B. was extremely helpful through the process while we were looking for a home.

Lee was the leasing consultant that helped my daughter and I get into our new home. She was so kind and friendly and made the entire process go as smooth as possible. I had to call and talk to her multiple times regarding details and she was very patient and helpful each and every time. I saw her yesterday and she asked how my daughter was doing by name which was impressive of her to remember a week later with all the people she comes across in that time. We’ve been here a week now and could not be happier. The apartment is perfect and has more room with closets etc than I initially thought. I was able to move a 3 bedroom home into a 2 bedroom apartment with no problem. The complex is beautiful as a whole and everyone that I’ve come across from neighbors to office staff have been exceptional. It definitely has a community feel to it which I love. I have already started recommending the Park at Hurstbourne to friends I know.

If I could give this apartmentcomplex a negative 5 stars, I would. Lies, lies, lies. Indoor pool was operational and open for about 6 months of the 2 years we lived there. Staff is nice to your face, but do not do what was promised. Then they charged s$720 for carpet they were just tearing out after 2 years. AVOID AVOID AVOID

Jessie did a great job setting me up with a great place. She’s nice, friendly, and overall a great person to work with. Anyone considering living here should ask for Jessie to be your leasing specialist!

The park at Hurstbourne was a great experience. I only moved because I am in the process of buying a home. April the Property Manager and Tamera the Asst. Mgr. are FANTASTIC. They really care about the residents and their enjoyment of their living conditions. The office staff (Ashley) is very sweet, polite and helpful. She goes out of her way to ensure you are taken care of. Maintenance (Larry, Kenny, Brandon) are quick and efficient. I love the location which was close to many restaurants, shopping and the downtown area. My townhouse was very spacious, lots of storage, step down living room and a TWO CAR GARAGE. I have NO COMPLIANTS. Even when I moved out, I was given a detailed email of any charges and the amount of refund (yes refund) that I would receive. I was very happy there. Thank you April and Tamera for taking such good care of me. I am sure that this community will only get better and better.Victoria :)

So let me tell you how good JESSIE GIBBS is. I lived here for about a year and omg she has been nothing but nice to me. She is quick and knows how to do her job. Keep up the good works girl.

The staff here are good, every time something needs fixed Maintenance is right on it but im sorry for the money we pay for a 2 bedroom apartment it’s not worth it. Our neighbors that play loud music till about 1am and smoking weed that the smell is in the hallway and you apartment smells because of that are rude. I have written emails to the assistant manager a lot about this and nothing gets done about it. I have kids and a baby and my neighbors know this they don’t care. Some of the people in our building have kids and it seems like our neighbors don’t care. It’s ridiculous

Heres a list of problems with this place:1. Lying staff, the person who moved us in showed us a room that was the exact floor plan of the one we wanted but said the key for our actual room was missing. They sure found it pretty fast when we signed the lease.2. When we moved in the carpet smelled like piss. They never managed to get the smell out and did not offer to replace it.3. The oven did not work, took a week to replace the heating element. No rent deducted.4. Water heater did not work, took a month to replace that. No rent deducted.5. We had black mold growing on our bathroom walls and a mushroom coming up out of the floor outside the tub.6. Did I mention management is worthless? Try calling them on the phone, if you manage to get a hold of one of them and they say something like Ill call you back in a few minutes or Ill look into it you will never get an answer.7. Even if you go up to the office in person with an issue, you better stay until they resolve it or they will not help you. The second you leave that building you cease to exist.8. When it came time to renew our lease we decided to change rooms with the hope that we might have just gotten bad luck. Well surprise surprise, they cant show us the room again, it isnt ready. We were told that they were replacing everything in the room carpet and all, so I decided to go ahead and give this place another year, which leads to point 9.9. As we tried to get information about our move-in date we got a series of no answers from the office, plenty of those Ill call you right back situations. So I go up there in person and tell them I need an answer because our lease ends this week. They said the new room would be ready before Saturday.10. Saturday rolls around, everything is packed, we got a truck ready and 6 of my friends show up to help. I go up to the office to get my key and they tell me that none of our paperwork has been signed off by a manager and the manager will not be here until Tuesday. I ask if we can just move our stuff in anyway because we are all packed up and ready, then they drop the biggest bombshell of all: The apartment wont be ready for another month. I WAS IN THE OFFICE 3 DAYS PRIOR AND THEY COULDNT BE BOTHERED TO MENTION THIS?How this place stays in business with this incompetent management I have no idea. They roll out the red carpet for any new tenants and as soon as they have that signature, youre just an animal to them.Oh did I mention there was a shooting here recently? So on top of all of this garbage, this place is dangerous too. Dont move in here, I dont even know you and you deserve better.

Im new to this complex, but my experience so far has been great. I had some personal issues with my move-in date and had to change it. Jessie was super helpful and made everything go smoothly. The staff has been attentive and answered all my questions, and helped me every step of the way. The buildings are being remodeled and my upgraded apartment is really cute. I love the amenities, especially the indoor swimming pool, and cant wait to participate in the community activities they provide.

I have lived here for almost 2 years and it just keeps getting better. It has always been a nice place to live, but in the past year they have been really trying to clean up and upgrade the apartments. There are updates to the dog park with little dog playground equipment. They have redone the tennis court and it can now be used for multiple sport activities. There are 2 pools, one outdoor and one indoor. The indoor is open year round. The gym is fairly well equipped. The atmosphere in the complex is quiet and quaint. The indoor maintenance is sometimes rocky but getting better and faster than it was when we first arrived. The biggest complaint I have is that there arent many places that will deliver to the apartments.

We moved in at the beginning of March. So far, its been a wonderful experience. Jessie was my leasing consultant and shes been incredibly helpful. Cant wait until we can use the pools!

We have lived here for 2 years and. Never had any issues. Anytime we needed maintenance they came out within 24 hours. The staff at the office is always available to address any questions or concerns we have. They recently added online payments which has been great for us. If you Have a family this is a great place. There is a park on property with access to fern creek park. As well as an indoorPool, gym, sauna, 2 dog parks, and they always have doggy bags available. We plan on living here for a few more years. We have been able to paint and decorate our apartment the way we like as long as we paint it back when we move out. And we will be happy to do so!

Brandon was very good with coming and checking out my maintenance issue. Even gave a courtesy call to me to let me know what was going on while I was at work. Very much appreciated.

I’ve been living here for 3 years and for the most part everything has been fine. There has been changes in management every year I’ve been here so that hasn’t been great necessarily. But I do love that I can pay my rent online and put in maintenance request online. Maintenance is usually pretty quick to respond and handle issues.I don’t appreciate them moving in Halfway House groups into the neighborhood last year. This was apart of the former management who did such acts. This is a family community and they should have considered that.The roaches are always an issue. They need to change the company because OPC doesn’t get it. My home is pretty clean so I shouldn’t have these issues but of course they are in the walls and come from neighbors.Management does well with holding community activities for the residents here, on a daily or monthly basis.Overall, I do like living here and the price for the space and the neighborhood, you can’t beat these days. I think I’m going to do a 4th year and pay for my own pest control.

Please do not make the decision I made to live here. They don’t care about you and your concerns. I still haven’t gotten my issues fixed, and I’ve almost lived here a year. The apartment buildings are old and need remolding as well as the inside of the apartments. The walls are super thin and the door to my apartment is very loud as well as my vents. I have to turn my TV up every time my heat comes on. I’ve complained about it and they tell me that there is nothing they can do. Living here is an inconvenience. I hate it here. My bedroom floor is sinking in as well as my bathroom floor, and the water pressure is low as well. They also need to move the basketball court somewhere else to where it won’t be an inconvenience to the residents. Being that the walls are so thin, I can hear every ball dribble and every voice. The reviews are low for a reason. Please look elsewhere. They don’t strive for excellence like they respond to every bad review, either. :)

Been here a few months now and it’s been great. The office staff is very helpful and nice. I haven’t had any maintenance issues but wanted to give a shout out to the guy who drives around in the golf cart in the rain and snow to keep up with the grounds. Maintaince also makes sure sidewalks are salted when it snows/ice. Great place to live. I would definitely recommend it.

I was hesitant to move in at first because of the reviews, but I am pleasantly surprised with my experience so far. I chose to live here because they accept large dogs. It is a very pet friendly complex and they just put in an amazing dog park! I like how wooded it is. I opted for a renovated apartment and I love it! I read some of the reviews about the apartments being outdated, but mine is very modern. I know there were several options to choose from depending on my budget, but I couldnt be happier with my decision to pay a little more for my renovated apartment. I have met a couple of my neighbors while at the dog park and everyone has been friendly. Ive been here almost 6 months and will be staying another year until I can buy a house.

I would definitely not recommend anyone living here. I have been here for over two years. The office staff seem to try their best but the management is obviously lacking. The website touts “luxury living“ And shows pictures of Beautifully refurbished apartments. Neither my neighbors normal self I’ve ever seen an apartment that looks like that.

Have been here for almost a month and me, my husband and 5 yr. old daughter are super satisfied. Tamera helped us out in a matter of days, stayed at the office after hours on more than one occasion for us. The apartment is older but the neighbors are great and we have no trouble or problems. So happy and safe!

The staff of Carlos, Jessie and others are so nice and I love the events. Also Truck or Treat is fun.

This place doesn’t even deserve a star. Megan is a joke, Tamara and another lady(light skinned women) is are super sweet and they helped me get my apartment, but this place is a JOKE. This has most definitely been the worst experience ever. First I had to wait almost a month for them to repair my bathtub correctly and now I’m sitting here fighting with them to get my air fixed correctly. The maintenance crew has been out to my apartment FIVE TIMES IN A WEEK about my air and they still haven’t fixed it correctly. I called and asked to talk to Megan, but she wasn’t available. I left my number for Megan to call me back and she never called. I called back again and the lady that answered the phone told me that if they won’t get here today they’ll be here tomorrow. EXCUSE ME? I have two kids in this apartment and you won’t me to have them in this hot apartment until tomorrow? No ma’am especially not when they should’ve corrected the problem LAST FRIDAY WHEN I FIRST CALLED ABOUT MY AIR GOING OUT. I can’t wait until my lease is up. I wouldn’t recommend this place to my worst enemy!

This place actually deserves less than zero but in order to share my horrendous experience at this atrocious residence, I had to give it at least one star. When my husband and I searched for a place to live last year, this was our last choice. But after reading some of the feedback, I was hopeful to be in one of the apartments from the few good reviews. My family and I have lived here a year and were moving out on Saturday, which cant come soon enough. Not a single month has gone by that we havent had to call maintenance or the pest control, sometimes both. Emergency maintenance is a joke. Out of the 5 or 6 times that we have called them, they have never come out that day. In fact, one time, they didnt come out for over a week due to them not getting our message from the front office. They did, however, tell us at least 3 of those times to go upstairs ourselves and see what was going on with the people above us. I was hoping that the last time we called was going to be the last time since were moving out. Boy, was I wrong! Not even a week left to go and we had our very own Niagara Falls in one of the bathrooms. We have had roaches for several months now because there are nests inside the walls. Even the pest control guy said its really bad but he cant do anything about it. I bet its because the office wont let him because it will cost too much. I havent personally had problems with any of my neighbors, but it seems as though we are the only ones who take care of their property and actually parent our children. Garbage hasnt been picked up on time at least 4 times since weve been here. Were lucky if we find a parking spot close to our building. And its also luck if someone answers the phone in the office, during office hours. These are just the main complaints. We have been miserable since moving here. The complex is more focused on getting as many people to move in and showing off the varsity club than they are keeping their current tenants happy or the upkeep or usage of the other amenities. My advice: come here only if homelessness is your other choice.

Looks absolutely NOTHING like the photos, the stove, fridge, and countertops were super old and not even the kind shown in the photos. Also, when you walk into the building to go to your door, it smells. The only thing nice was the pool and gym which Ill probably use once or twice unlike where Ill be living.

Low maintenance .I lived in my apartment foryears,the stove has stopped working while I was cooking. Two days later maintenance showes up replace it with another old stove that shock you when you turn it on.The floor has damage.the front office give you the maintenance numbers to call and they dont work on weekends.The kitchen had roaches and room has bed bugs. There is a gang of rehabilitative people that spends the days outside of my apartment from 6am to 4 pm everyday. It is not an ideal place t live

Since the day I moved in the apartment had issues. We had roaches, black water, noisy neighbors, trashy smelly hallways. All the appliances were super outdated. We did have new carpet. But it was very cheap and I don’t believe it was installed properly because it could be lifted up by a baby. We stayed 2 years. Paid nearly $1000 a month for an outdated apartment that was falling apart. We finally moved out. And of course there was normal wear and tear from living there 2 years. And I admit, our dog peed and had pooped on the carpet. And since the carpet was so easy to lift up, she also dug the carpet up and tore up the padding underneath. So they obviously kept our deposit and charged us another unreasonable $1400 to install new, cheap, brown, not properly installed carpet. And then told us our deposit from when we moved in couldn’t be used towards this. Which is a lie. That’s what a deposit is meant for. Damages. We called, left voice mails, emailed. And finally after weeks of waiting they got back to us and said they couldn’t lower it or help us. The only thing they could do was give us a 6 month plan. Which is still over $200 a month. What average person has $200 laying around to pay every month. If they want us to pay the $1400, okay I’ll pay it. But why can’t they be more reasonable. We were great tenants the whole time, never caused any issues, paid rent on time every month. So if we’re not arguing about the price, why not help us out and work with us a little bit so it’s easier for us to pay that unreasonable bill.

Im 21. Ive been living on my own since I was 17. Ive always had my own place. This is actually my 2nd apartment and I gotta say I could not be happier. Im a full time college student and I work full time. I dont really get to spend a whole lot of time home but the time I do spend Is important to me. I was looking for a place I was going to Encourage me to be the person I want to be. The 2 bedroom that Jessie (one of the many fatastic ladies at the main office) helped me pick out is absolutely amazing. The renovated units are simply stunning and I could not be happier. Im very satisfied with how easy the move in was. If you need anything ask for Jessie she is simply wonderful.

We like the amenities, the dog park, pool and gym. The staff is awesome and response to any issues is done in a timely manner. We may never move. Very happy here. Kasey the leasing manager is right on top of things and awesome to work with.

Really like this place! The yard work is ALWAYS kept looking great! Maintenance also comes quickly after you put in a service request, I have had two small issues, both were fixed within an hour. The complex is older but they are doing well at updating it! The leasing staff is awesome, ask for Tamara! Would highly recommend the park at hurstbourne!

This was my first apartment ever . Was super excited with the model, the area and was ready to be here . All to realize I was being placed in older apartment . Still really spacious but not what I was expecting. The price when moving in was super good and in my range so that’s my biggest appreciation with that . My two starts is because of the lack of reply and care through maintenance . I’ve had holes in my living room and bed room window area for MONTHS. I have called countless times . Was told someone would come check out my living room after thanksgiving ........ it’s 2/2/19. Every time I go to the main office I’m told a manager is in a meeting and that they do not have a copy of my key . This concerns me because if everytime I’m here you don’t have a key where is the precious one?? I’ve had someone even say they would replace my lock but nothing has been done. I have just honestly feel like the only time a response is made in a timely manner is if your air or heat is out anything else it’s like I might as well get over it. Even had to beg for mold in my living room where the hole allowed rain to come in and on my wall. It was turning green and brown . I was told this wasn’t mold (explain what else it is) and that they’ll get to it when they can - three months after reporting it. They came 5 days later and left a sticky note saying it was taken care of .... 3 days later with rain I have a fist size hole. So yeah ...... look into reviews prior to . I brushed them off due to excitement .

So many haters. I live here and I have had NO problems. People in office are wonderful polite people. They want you to make your apartment feel as homie as possible. Nothing has happens to my car. Never heard gun shots and drugs will be in your most expensive apartments too. Its peaceful at night time quite never had a problem with noise day or night. Neighbors are nice so far. I would recommend it. I love it.

Ive lived here 2 years and DEEPLY regret renewing. I try to be patient and kind but Ive lost my patience. The built in fees and charges are ridiculous. Dont believe your base rate. The maintenance workers are amazing, but they cant do it all. We went without AC in the dead of summer and no windows units available. Paid out of pocket for a hotel. The breaker died and we had no electricity for days. The amenities we paid $100 for are never available. Ive been locked out of online payments. I was told I could take a personal check to the office instead (hastle). But they couldnt process that either. So in addition to all of the ridiculous fees Im forced to pay $5 a month for a money order. The office says I dont know regarding this issue. Was charged $25 maintenance fee for broken blind replacement. Understandable right? Except they charged the fee and didnt actually replace the blinds lol. My car has been damaged by reckless neighbors. Theres more.. its a mess... JUST DONT!

They painted the counters THE DAY we moved in. As we were moving in they warned us not to use the counters. This being the first apartment I was ever in I was super excited and did not expect perfection. As time went on and they changed management TWICE in the TWO years Ive lived here they have only gotten worse. Management is great as long as you dont talk to them.

If I could give them 1/2 a star I would!!!! The staff here is horrendous! They lie to your face and do not handle things they say they will handle. They also hang up on you if they do not have an answer for you, or they just do not answer the phone at all. If you have to contact the office for any reason, make sure you do it in person and put everything in writing with a managers signature!!!! Otherwise they will not honor it and will use the excuse, Oh she is new and didnt know what to do in that situation. We have been loyal residents for 4 years, we do not cause trouble, and pay our rent on time!!! We will not be signing another lease since this new management took over and they do not bother to train their staff or take care of their loyal residents!!!!

Lee was awesome with helping us apply for our apartment! We have never had an apartment before and she did an amazing job at giving us advice and helping us with the application process.

This is the worst apartment complex I have ever seen in my entire life. Every single person I know that lives here has an issue with this place and their management. DO NOT move here. They will screw you over every chance they get. They don’t ever get anything taken care of unless you call corporate about 80 times. The women in the office are beyond rude so don’t even try to go to them for help with anything. It always looks like trash and cars are constantly being broken into. I can’t wait until my lease is up so I can get far away from this place.

Some of these reviews are a little extreme. Ive never experienced any violence my 6 months of living here. My neighbors are all really friendly. Only thing is people constantly smoke weed and it definitely travels. Parking in my complex sucks. We have one row of parking, on a hill. So even coming in at 10-11pm, theres no parking and we have to park at the building across the street. The hallways are super dirty, theres chunks of stuff all over the walls and doors. I luckily live near the exit so I dont have to walk through too many halls or doors to exit. The appliances are really old. My stove has caught in fire multiple times, which is really scary especially because theres no fire extinguishers inside and the ones in the hallways have been removed. A few hours after moving in there were roaches in the kitchen everywhere and in the bathroom. My heating, air and water always works fine. We put in a work order when we first moved in, multiples times, because black stuff was coming out of our faucet in the bathroom. And nobody ever came to check it out or call us. The locks on the door look very unsafe. When someone walks through the hallway the door shakes because the lock is so loose. They charge you a fee to use the gym and pool even if you dont plan on using them. And I actually moved here because I love to swim and they had an indoor pool. I moved in in February and the pool was opened for a week. It is now September and the indoor pool never opened back up. They waited until mid July to open the outdoor pool and even when they did it was hardly open. You definitely dont get what you pay for here. Tamara is who we worked with when moving in, she was great and helped us. But that isnt enough to keep me in these crappy unsafe apartments. Its a nice size apartment, theres definitely pros and cons to this place, you just have to decide for yourself if the cons are worth taking for the small pros.

Me and my family are sad to be leaving our wonderful home at the Parks at Hurstbourne. Our building was full of great family’s and the kids enjoyed the amazing clubhouse and the indoor and outdoor pool.I can’t even begin to tell you how awesome the staff was. They were always welcoming and willing to help us out with any questions or concerns. Dealing with any maintenance issues was a breezeThey were always on time and efficient. I wanted to personally thank Tamerah and Ashley they did such an awesome job from beginning to end.If any one is looking for not just an apartment but a home look here.

I have lived at the Park at Hurstbourne for 3 years. I couldnt be any happier with where I live. As with any large apartment complex there will always be some kind of issues or updating that could be made but I am satisfied with my home. When I moved in 3 years ago, April and Becky took care of me and made sure that all my requests were taken care of. Now, three years later April is the property manager and she always makes sure to address any issue I bring up. Any time Ive had to contact the office for maintenance to fix something, theyre here within the week. In 2012 when my furnace finally died (over the weekend & after hours of course right before Christmas), they reacted quickly and I had a brand new furnace installed the next business day. The community here is friendly and inviting. I never thought I would have such great neighbors living in an apartment but I was proven wrong. The families in my building get together for cook outs, birthday parties, letting our kids play outside together, visit each other in the hospital, etc. My neighbors are my family and it shows. Even the staff takes time out of their day to say hello if they see me on the grounds. I love the enthusiasm from the office staff in getting more of our residents involved in activities. We now have a kids craft night, adult book club, and I heard we will have cooking classes soon. In all the apartments Ive lived in growing up and as an adult, no one has ever put forth this much effort to provide a friendly and inviting atmosphere. As a mother of a special needs son and one that isnt, it is very comforting and reassuring to have an apartment community and a property manager that truly cares and listens to feedback when it is given. I have always felt welcome to speak my ideas, offer suggestions, and provide critiques that could help our property. The safety of myself and children has never been an issue. I feel safe any time I walk the property at night. The patrols of LMPD is nice to see as well.And for those reviewers and readers who seem to think that every positive review is someone employed by the Park at Hurstbourne, let me assure you that I am NOT an employee. I am just a happy resident who actually takes the time to provide positive feedback. Everyone is always quick to make complaints but dont take the time out of their day to compliment a job well done. Dont get me wrong, there are things I would love to change about my apartment but I understand budgets, priorities, etc. I know when I have a serious problem it will be addressed.

We visited these apartments to see how they were because we are looking to move... The office is nice and the sales people are very nice, but the apartments were not so nice. It smelled like the building was full of smokers and they had desperately tried to cover the smell, which made it worse. It was laid out very strangely as well.

I lived here from Nov 2016 til Oct 2018. It was alright for the 1st half year the next 1.5 were an absolute nightmare. The people above me had 15+ people living up there they would throw and dump things off their balcony which rentered mine useless. Although complaints were put in nothing was ever done about it. There was the constant smell of pot though out the building from other people who moved in and randoms who would come off the street to smoke in the hallways. I complained and nothing was ever done about it other than call the police. They advertise that the have a courtesy patrol thats funny. Never could get a live human to actually report anything. I had your dead carved into my door after confronting some randoms smoking pot and shooting up in the hallway after being sick and tired of nothing ever changing. Then it escalated to a guy being shot to death in the hallway. Their first word after the body was removed? We dont guarantee your safety... then they allowed some half way house kind of operation to rent a place below and those people did drugs in the hallway. I finally had it and after giving chance after chance for things to change it was obvious that they were not and this safe community with their courtesy patrol was smoke and mirrors. I broke my lease to move out due to obviously safety hazards and my right to peace being violated many times over. Currently speaking to an attorney because I refuse to pay for the month of Nov which would have been when my lease would have been up. This place does have potential to be a good place to live but untill something is done to encourage the safety of their tenants it is not recommended for people with families or people who value safety. Oh and I do have pics of the youre dead carved into my door and the bloody aftermath of the murder taken from my door way.

This review is particularly for Brandon, the maintenance guy. He has always been very friendly and helpful. He recently stopped by the apartment to check on our sink (without request) because of an issue our neighbor was having with the pipes being backed up. Thanks Brandon!

Brandon was a extremely friendly guy. He fixed the AC for us very quickly. He kept communication, and kept us informed. He is a great maintenance technician.

The absolute worst place Ive ever lived in my life. The rent is never what you leased for because they add so many fees to your bill every month. If you are one person moving in you will get screwed because the apartment complex is on the rubs system which means in the winter time you will be paying an additional 200 dollars a month for other peoples heat and gas. No one picks up after their dogs, the varsity club and swimming pool areas are never open when I want to go because they close so early. The office staff are cold and heartless. Dont ever be late on your rent either because they will evict you within 15 days. I wish this place could get audited. I cant wait for my lease to be up. DO NOT MOVE HERE.

If I could give them negative stars I would. We have lived here nearly three years now and there are several problems. The biggest one is if you have any sort of maintenance issue. The maintenance never calls back and the office claims to have limited to no contact with them. On december 31. 2020 our master bathroom overflowed and they came into fix it. However, this problem never went away and since then they have poured acid down the drain, five days ago, and it has eaten away at the drain, sink, and pipes underneath the bathroom is unusable and my family of five now has only 1 bathroom available. We have been dealing with this for over a month now, it is Feb 10 2021 and they are dodging our calls and ignoring us 24/7. While we are spending nearly 1100 a month for a 2 bed 1 1/2 bath re-model. Also, they are constantly changing ownership, payment website, maintenance websites, and more. The pools were NEVER open even before COVID always, some excuse, oh today we dont have a lifeguard, we are hiring a new one, only the outdoor pool is open, there is chemical imbalance, we have to fix this or that sorry its CLOSED! When you move in they are sweet and nice but it is all a smoke screen. These apartments are AWFUL do NOT move here!

This apartment complex is horrible. Staff may seem inviting but the environment is a totally different story. Trash cans are always overflowing, on site laundry building is never clean, work orders never seem to make it to the right people, and the pools are always closed. I wouldnt recommend this complex to anyone and I will be seeking a new place to call home once my lease is up. Hope this review helps!

Place is a bad joke. Better then sleeping under a bridge, an thats the best thing I can say about it. An the office seems to always be closed. If you make the mistake of renting here MAKE SURE YOU GET EVERYTHING IN WRITING!! I can not stress that enough! Anything you dont they will find a way to turn it around and charge you for it.

If I could give half a star I would. We had roaches that came over from the neighbors after they moved and when we called and told them about it they would send someone and they would tell us we dont have roaches even though I would wake up for work and go turn the kitchen light on and see them scatter. So wed call again and they gave us the same thing for about 3 weeks and then when we called they simply never sent anyone. I would not recommend anyone to this dumpster fire. Not many places could have had such poor service. You can only get ahold of someone if you want to lease a place. If residents call them you have to leave a message and never get a response. If you do speak with someone they will say well call you back and youll be calling and getting no response 3 days later.

The nastiest place i have ever lived, they lie about sending OPC to my apartment every time I request it and never leave a notice on my door before or after the service. I live, sleep, and eat with roaches. Ill give them 0 🌟 and dont recommend it to anyone .

Lived here for 2 yrs and me and my family can not wait til our lease is up. I would not recommend these apartments to anyone. Maintenance is terrible. We had to get our own refrigerator due to the fact that the one they had kept going out and they wouldnt replace it. Never had the oppurtunity to use our dishwasher. They keep raising the rent and are not fixing the things that really matter. Just the outside stuff (grass, trees, dog park, tennis court but nothing to do with the space that we live in.) You never know what your rent payment is going to be for the month until its the last day. Roads and walkways are terrible in the winter time if it snows. There is no security in this BIG complex. On my way to work one morning there was 4 cars with busted windows and trunks popped and ran through. TRY TO FIND SOMEWHERE ELSE TO LIVE BEFORE YOU SIGN ANYTHING AT THE PARK AT HURSTBOURNE!

I lived here for 3 years and Im not sure how I managed to do that. The only reason I stayed was because they allowed my large breed dog. Took me a little while to find another apartment complex that allowed her and Im very, very thankful I found them!The apartment I was shown in the beginning was very nice! I thought I was going to be getting that specific one but when they gave me my apartment number, I was highly disappointed. Carpets were old and had a smell, they offered to come shampoo them, but they never came. Any time I used the dishwasher, my hallway flooded. They finally came and replaced it after multiple calls. Water heater went out multiple times while i was there. The tile floor in the bathroom was all cracked and broken. A ton of issues with insects and pests. I would go out in the early mornings to let the dog out and would always find people in the dumpster. One weekend the people above me drug overdosed and broke each hallway window out of our building. It took them a week to clean up the glass outside and even longer to replace the window. Moving out was an awful process. Meagan Starnes, the Assistant Property Manager, was no help at all and I made sure to email everything because calling was useless. I still have a string of emails regarding my last months rent because they sent me an invoice for one amount and when I paid that, they charged me a late fee because I didnt pay the correct amount. They messed up on the invoice but still charged me for their error. They denied it was their error and said it was the 3rd party billing companies fault. I can only hope they get new management in and do a lot of cleaning out. They are only worrying about getting paid and do not care about their residents at all. I wouldnt advise anyone to live here. It is not worth the mental and emotional abuse you receive.

Absolutely terrible place to live!!! Its under new management and its even worse than it was before!! You call the office and they never call you back. If you travel. Forget about paying rent online. Because its never working!! Windows and doors are terrible. Walls are paper thin. Bottom line. Worst place I ever lived

My husband, my infant son and I have lived here for 4 months now, and it just keeps getting worse. The first problem that cropped up was our neighbor, the day we moved in...Theyre selling drugs from their apartment, and I can smell marijuana in the hallway every day. Also, there is some sort of domestic violence going on. I can constantly hear yelling and crying, doors slamming, and threats made.The next thing, that is absolutely revolting, is the cockroaches!!! They were here before we moved in. I have never had roaches in my life and I KNOW they didnt come from our stuff. I have tried EVERY method there is to get rid of them, but they keep coming back, which tells me they are in other apartments!.The next thing is the poor insulation, my bedroom is ALWAYS cold, no matter how high the heat is in the apartment.Just recently, my husbands car was towed!!! We are outraged because we were told that he could keep it parked here, even though it doesnt run. Last week we saw a notice on his car saying that it is violating rules (Rules we were NEVER INFORMED OF!!!) because it had a flat tire. We immediately called the office and were told that the notice was just put on the car so we would have to wait for maintenance to get back and they would give us a call back ASAP. Days go by, and the car is no longer there. WE WERE NEVER CALLED BACK!!!! IT NEVER SAID HOW LONG WE HAD TO CORRECT THE ISSUE, OR WHY IT WAS AN ISSUE AT ALL. So we called the office again yesterday and they said we have to wait until Monday to call back. Now we will probably have to pay fees for the extra days of waiting! I am so infuriated and done with this place. I will leave as soon as I am able!!!!!!!!!!!!!!

We decided to go with this apartment because they allow German Shepherd dogs. Everything in the apartment worked ok at first. We did find fleas in our apartment when we moved in. It’s in a good and quiet location. Getting responses from management is slow, but staff are friendly. The management doesn’t give a timely notice. Prices are not bad. Four months before our lease was up, the A/C broke in the apartment. We called multiple times a week and maintenance took days to bring us a window unit. The little unit made the one bed room 5 degrees cooler, the rest of the apartment was hot. We had to call mulitple more times to have them out to look at the A/C. After 3 weeks of no A/C or help from the leasing office, we moved out. We have tried getting a discount or breaking the lease, but the office staff have not been helpful in this area. The A/C is still not fixed. I would not recommend this apartment to anyone.

Worst place to live. Ever. The walls are crumbling, everything has been painted white a hundred times, the carpet is so cheap it’s impossible to keep clean, our mailboxes were down for a month, the trash has been picked up late multiple times, the staff is rude, no one ever answers the phone, they tell you all kinds of lies to get you to move in. Absolutely horrible. I wish we could break our lease, but I’m sure they would make us pay. Our building had 2 major gas leaks and they didn’t even tell us! We had to ask LGE what was going on. Then a person was shot and killed at the very front apartments and they didn’t tell us anything about that. Had to find out from the news and police. Then a lady was found basically dead in her car! Like I said, this place is the worst. Ghetto place being ran by money hungry jerks who could care less about their tenants.

The apartment we were moved into was filthy. Carpets were stained, things were broken, blinds were missing(that we eventually had to pay for), deck was broke for over two months after being told it would be fixed within 2 weeks. Every apartment we looked at looked nothing like the one we are renting. To me, it was unfair and scam like.

The apartments here hasnt been worked on since they were built 50 years ago. My room was the coldest room there. Drafts from outside were coming in thru window. So thx to them, Im now immune to Winter weather

I wish I could rate zero stars. The windows and doors are all garbage. The staff is unhelpful at best. On one occasion my sister called (BEFORE RENT WAS DUE) to pull the check and wed just pay late. The gentleman said no and asked if shed be turning in her keys.Yesterday her car was towed. She called the office and they told her it was unseemly that shed have to contact maintenance for more information. (she did and they never called her back) She went to the office today and they told her it was towed because the tags are expired.They have had multiple fires, patrols on the regular. A woman was mugged in my building; I was walking with my daughter and dog the other day and there was a woman on her knees and 2 police officers with guns drawn.They told us they do background checks and charge a fee, they told us that no one guilty of ANY violent crime is eligible to sign a lease. I honestly believe they are pocketing that. There is such a high crime rate. It doesnt seem possible with all the domestic violence. I dont see how they could ALL be first time offenders. But this last bit is all speculation.If you need a place just to get mail and store your crap; sure take a chance. If you want to actually LIVE somewhere; dont move in here.ANOTHER THING: The rating is weighted. I just saw a response to another review from management (or someone of the sort) replying to a bad review... Of course the reply-review had 5 stars...

Really not recomended this place can be your worst night mare I will never been living there the manager care about how looks outside but not inside she is not friendly at all except for the people who work there they are really profesional this place looks nice out side but you can see bed bugs later they charge if you ask for the treatment but the problem will be there any way also kitchen and bathroom are to old this place is really expencive from the top of the rent you monthly bill will more and more and you can see your furniture out rain or shine if miss one payment if one take the risk is your choice. good look every one

These apartments are trashy and disgusting, my hallway always smells like cat pee and weed. Do not live here unless you have no other choice. There are always a group of teenager hanging out my hallway creating a disturbance and blocking my entrance to my own apartment. I avoid coming home until the curfew for teens is in effect. They are extremely over priced for what they are, I cant wait to move. Go somewhere else if you can. IF I COULD GIVE 0 STARS I WOULD, BUT IT WONT LET YOU POST IT WITH LESS THAN 1. DISGUSTING TO SUM IT UP.

Great apartment for the price. Many will be put off by the fact that they are older and there are so many people living there. Also, the complex has had somewhat of a history of fires. The positives, however, are way more than the negatives. They have a wonderful recreation center, the buildings are solid and you wont hear much noise from neighboring apartments. Their maintenance crew is amazing. I submitted four work orders online, one of which was a broken dishwasher. They finished my work orders and had the dishwasher replaced within 48 hours.

I have been here for 2 months and I like it alot. Plenty of space for my 1.5 year old and my dog to move around. So far so good! I wish they would get the pool open im excited to go swimming. Hopefully soon. Tamara is the best shes great at her job and makes me feel important rather than a bother if I need anything.

The apartments are spacious and ok, very outdated but you can decorate however you want. Insulation is non existent! Not only is it cold but you can hear every step people above, under and next to you take, every single one!! The staff in the office are great, the other tenants are ok, but the workers they have do stuff in and around the apartments are rude, loud, obnoxious and foul mouthed. (Heard one going on about her not being able to get her drugs so wasnt cleaning the hallways that day) They can start banging and being loud as early as 7am and go on till as late as 7pm. If you try and ask even nicely to keep their voices, laughter etc down, they get rude and ignore you, sometimes getting louder on purpose. I live here and am not looking for anywhere else. I do however wish I had done more research and moved somewhere that not so outdated and careless. Neither pools work, and havent since we moved in before summer. There are dog parks but dog poo all over the place outside front of apartments. Please look around before signing anything here.

Since I moved in 7 months ago, every month there is a issue with the rent. They charged me pet fees when I don’t even own a pet. This is the 3rd month it’s already happened. Then when they fix it I’m still being charged a late fee, for rent that was not posted correctly in the first place. They’re online paying system is horrible. Literally every month since I moved in I’m having to go to the office to fix something in my rent that they messed up. And apparently it’s never their fault. And through all of their inconveniences and mishaps I’m still expected to pay rent on the date rent is due. even if it’s not fixed. Waiting for credit the next month to be applied, but still having to walk in and fight for my own money back. But hey, I’m still having to deal with the hassle and the back and forth and obliging by their rules. And what do I get in return? An attitude from the staff. Do yourself a favor and stay away.
